Air handlers are located in garage closet, filters are washable filters, cleared all electrical components of dust and debris, verified prophecy points of operation, checked volts and amps. Found both systems with starting amps out of range and system serial number D84F with Weak capacitor recommended installed and tested compressor saver kits and new 70 MFD capacitor for system D84F. Verified refrigerant levels and line temperatures and temperature splits and cycled equipment. Condensation lines were cleared at air handlers, washed condensing coils. With recommended repairs system are now within manufactures specifications and cooling and operating properly at this time of service. Signed Client up for annual membership.

Cooling service on two 2019ducan convincing units furnaces are located in outside closet and garage closet. Changed out 16 x 25 filters located within filter racks. Cleared on electrical components dust and debris, verified proper sequence of operation, checked all and amps, checked start and run capacitors. Found start capacitor bad for system serial number. 3569 replaced and tested new hard start. Verified refrigerant levels and took temperature splits 21° and 22° and cycled equipment. Cleared condensation lines and washed condensing coils. Thermostats checked out ok. System systems are within manufacturers, specifications, and cooling and operating properly at this time of service. Also scheduled next maintenance appointment for October 14 between the hours of 9 AM – 11 AM.

Cooling service on 2024 American Standard split POV system. Air handler is located in garage, filters are 20 x 30 and 20 x 20 located in ceiling. Changed out filters, cleared all electrical, components of dust and debris, verified proper sequence of operation, verified proper operation for water safety switch, verified refrigerant levels 22° in cycled equipment, condensation line was cleared at air handler, washed condensing coil. Thermostat checked out ok. System is within manufacturers specifications and cooling and operating properly at this time of service.

Cooling service on two 2021 American Standard platinum split POV systems and 2019 condensing unit for Casita. Changed out filter filters located throughout home in lower wall and in ceiling. Cleared all electrical components of dust and debris, verified proper sequence of operation, checked volts, and amps, found starting amps, as well as 40/5MFD capacitor for Casita serial number 7169 close to max specifications and cap out of range. Recommended installed and tested compressor saver kit and new 40/5 MFD capacitor. Verified refrigerant levels and took temperature splits and cycled equipment. Cleared condensation lines and washed condensing coils. Member also had questions regarding condensation line on West end of home draining through secondary. Insured that primary in secondary drain connected correctly, verified equipment was level and that primary drain was flowing downward. Everything checks out fine. Installed capacitor contactor and compressor saver

Performed annual cooling maintenance on 4) 2022 American Standard Platinum units, a 2017 Trane XR unit in garage, and a 2005 Bryant casita unit. Replaced 20x30, 2) 16x30, 3) 20x20, and 3) 14x14 filters located throughout the house and casita. Aprilaire media filter for garage unit did not need to be replaced at this time. 4) Faus are located in master closet attic access, garage upflow and outdoor casita closet upflow. Need 8ft ladder to open hatch and a extension ladder to get in and out attic safely. Cleared condensation lines from jones valves. Followed sequence of operations and checked voltage, amperages, capacitors, hard start kits, temperature splits, Freon levels, found no error codes on CDA, and rinsed condenser coils. All thermostats checked out okay. All systems are working properly in cooling at this time of service. Set all thermostats back to their original temperatures at arrival. Called property manager to lock house up.

Cooling service on two 2012 American Standard split systems. Furnaces are located in outside closet located next to front entrance. Washed washable filters located with the furnace cabinets. Conversation lines were cleared at FAU. Systems did not have water safety switches, recommended Jones valve and safety switched to properly clear lines and to prevent any water damage to equipment, electrical components and to home due to condensation overflow. Will send over estimate. Verified proper sequence of operation, checked volts and amps, checked start and run capacitors, verified refrigerant levels and took capture splits and cycle equipment. Thermostats checked out OK, washed condensing coils. System systems are within manufacturers, specifications, and cooling and operating properly at this time of service.

Performed ac cooling maintenance on 2023 Innovair/Trane split system. Replaced 20x25 at inside closet fau filter rack, homeowner noticed when replacing filters it would get caught and rip filter and hadn’t done that before. I found filter rack was slightly bowed on left side. Adjusted filter rack and now filter goes in and out without ripping. Cleared condensation drain. Nest thermostat working properly. Float switch working. Surge protection light on. Cleaned out condenser electrical compartment. Checked amps, volts, refrigerant charge and temperature split (20°). Cleaned condenser coil. Booked fall maintenance for October 27th 12:30-3:00pm
