Formed heating maintenance on two American standard platinum units located in the closet inside the foyer area outside before front door. Need extra hoses for front water source, or ladder to get to patio area behind condensers.Thermostat is located inside to the right near the hallway to the guest bedroom second sensor located in master bedroom.filters are located in the closet under the air handler. Filters are not washable. They are 23 x 20 by ones two of them. Drain clean out comes out the right side into flower bed. Cleared drain, checked electrical connections, looked for fault history. Cleaned electrical compartments. Attempted to change to heat to hot. Steam pumps are green and in the ready. All functional when left. Tentatively have scheduled the next appointment for six months away.

We Performed Maintenance on both the Heating Systems. Client replaced his own filters. Both Heating Systems are 2021 Rheem Gas Ultra Low NOX furnaces located in separate outside closets. We flushed both the condensation drains and cleaned both mechanical platforms. We then cleaned both furnace and blower motor compartments. We Verifed proper sequence of operation in heating mode and both systems are Heating properly. Scheduled next maintenance visit online and gave client Starbucks Card. At the time of today’s maintenance visit both Heating Systems checked out operational.

Heating service and safety check 2022 American Standard Equipment. Verified sequence of operation is working properly according to manufacture specifications. Verified blower motors are working properly. Verified blower motor amps are within manufacture specs. Clear drain lines install two new filter filters 20 x 25 located in outdoor closets.

Service and safety check on 2018 American standard equipment. Bedroom equipment sn-921G furnace loss off power non operational on arrival. High voltage transformer failed also failed capacitors. Replaced parts and tested heating and cooling operation. Equipment is working properly at this time. Also replaced capacitors on living room equipment to prevent common breakdowns. Replaced filters, cleared drain lines. Do to damaged electronics highly recommend surge protection on equipment to prevent damage to equipment. Also recommend compressor saver kits on equipment to prevent premature compressor failure and prevent damage to compressors. Attached recommendations below.

Performed annual heating maintenance and indoor safety inspections on two American Standard Platinum heat pump systems located in separate attics and one split gas furnace upflow system located in an exterior closet. Followed the manufacturer’s sequence of operation for all three systems. Replaced air filters on all applicable units, checked compressor and condenser fan motor amperage, and verified heating temperature splits were within the expected operating range on both heat pumps. On the gas furnace, checked blower motor amperage, inspected limit switches and safety controls, verified operation within the expected range, cycled the burners, and cleared burner assemblies as needed. Cleared condensate drain lines on all applicable systems using the Jones valve. Additional Finding and Corrective Action: The living area unit had a backed-up condensate drain, causing water to discharge from the secondary drain.
