Installed new capacitors and compressor saver kit. Verified sequence of operation is working properly according to manufacturer specifications

Upon arrival, turn guest bedroom unit 0158 onto cool but only blower motor would operate. With further inspection I discovered system had a faulty run and start capacitor. Installed new test 45/5 MFD run capacitor and 3 ton start capacitor. System is now operating and cooling properly. technician called left a message and also text client for approval to fix unit. No reply or answer. I will leave new run and start capacitor in unit and wait for client to either give approval or decline. Closing job for now.

Performed annual AC maintenance on 2010 American standard split system FAU located in laundry room closet condensing unit located on outside patio adjacent to garage. Washed washable filter. Checked run and start amps on compressor and condenser fan motor. Also checked run and start capacitors and cleaned disconnect box and electrical compartment and insured. All wires were tight and secure making proper contact. Checked refrigerator levels, superheat, subcool, and temperature split checked condensation pump for proper operation and washed condenser coil. Cycled system from Honeywell thermostat located on hallway wall. found our electrical components and refrigerator levels to be within manufactured specifications. System is operating and cooling properly at customer service.

Performed annual AC maintenance on two 2015 American standard rooftop package unit. Changed 20 x 30 and 24 x 24 filters located in lower wall in hallway and ceiling. Cycled both system from Honeywell 8000 thermostat located on Hall wall. Thermostats are operational and reading proper temperatures. Checked amps on compressor and condenser fan motor. Also test both run and start capacitors cleaned electrical compartment and insured. All wires were tight and secure making proper contact at disconnect box and contactor. Checked refrigerator levels, super heat, subcool, and temperature split. Replaced leaking Schrader core on bedroom unit 728L and charge system with 2 pounds of refrigerant. Cleared condensation line and washed both condenser coils. Systems are operating and cooling properly at time of service.

Performed annual cooling maintenance on two 2025 American Standard split system. Replaced both return air filters with 24” x 24” filters no ladder required). Verified operation of both N100 thermostats: One thermostat located in the living room. One thermostat located in the master bedroom. Checked cooling operation and confirmed thermostats are responding and controlling temperature properly. Followed sequence of operation for both systems. Checked refrigerant (Freon) levels; readings were within manufacturer specifications. Inspected refrigerant lines; no signs of restrictions or issues observed. Checked compressor amperage; readings were within normal operating range. Checked condenser fan motor amperage; readings were within normal operating range. Inspected blower and condenser fan motors; operating properly. Verified temperature split across evaporator coils to ensure proper cooling performance. Inspected electrical disconnects and secured all connections. No burnt wires, damage

Performed annual maintenance on two 2022 Bosch packaged rooftop units. Replaced one 20” x 30” air filter and one Honeywell 8024 filter located in the upper hallway wall return. Accessed rooftop units via entrance ladder location. Inspected both Honeywell 8000 thermostats: Verified cooling setpoint ranges. Checked for active alerts and system notifications. Followed sequence of operation for both units. Verified Supply air temperature. Compressor amperage. Fan motor operation and amperage. Condenser fan motor operation. Cleaned and washed condenser coils. Cleared condensate drain lines to ensure proper drainage. Verified proper operation of both systems after maintenance. Both rooftop units were operating appropriately and performing within normal parameters at the time of service.

Performed annual AC maintenance on two 2017/18 American standard platinum split systems FAU located inside garage closet condenser located in front yard by golf cart garage. Wash washable filters. checked American Standard 1050 thermostats located on living room wall and master bedroom wall for any past or present alerts. Also checked CDA at condensing unit for systems operation and fault codes. Checked amps on compressor and condenser fan motor. Flush condensation line at FAU and washed condensing coils. Installed Jones clean out valves and water. Safety switches on both systems. Both systems are operating and cooling properly at customer service.

Performed annual preventive maintenance on the 2021 Trane XD split system. Replaced the 20” x 25” air filter located in the hallway indoor closet. Cleared and inspected the condensate drain line to ensure proper drainage. Tested the thermostat and verified proper operation. The system responded correctly to cooling calls and reached the desired setpoint. Checked sequence of operation and verified proper system performance. Inspected refrigerant levels, compressor amperage, condenser fan motor amperage, and blower motor operation. Verified all electrical components are operating within manufacturer specifications and confirmed proper voltage, including 24V second-stage operation. Washed and cleaned the outdoor condenser coil. Recommend installing a hard-start kit to assist compressor startup, reduce startup strain, and help extend compressor life. System is operating properly at this time and cooling effectively. Attempted to contact the client for a service debrief; no answer received.
