Main house condensers on east side of home. Casita on west side of home. Fau located outside closet for casita, garage and attic. Flushed condensation line and washed condenser coils. Checked all ac components and refrigerant levels. Recommended hard start kits for main house systems. Advised on age and life expectancy of casita system. Casita is 18 years old with life expectancy of 10-15 years. Recommend replacement estimate.

Found no error codes for Platinum in CDA. 1050 and Honeywell T10 thermostats checked out operational. Client aware of Lennox age and how it’s past life expectancy. Discussed cost of adding ductless mini split to front guest bedroom. Gave ballpark estimate of $4500 including running electrical conduit over roof. Advised the need for HOA approval and I could could do a free on-site estimate.

Performed annual heater maintenance on five 2016 carrier split system FAU located in two separate attics and garage. Changed to 20 x 30 by one six, 16 x 30 by one and one 14 x 14 by one filter, I will need to return to change four more 14 x 14. Checked amps, volts, and cleaned burner compartment. Checked gas and static pressures. Also check temperature rise and all safety switches. Cycled system from Honeywell thermostat. Thermostats are operational. Found all electrical and safety components to be within manufactured specifications. All systems are operating and heating properly at customer service.
