I Performed Maintenance on the Cooling System. Also cleaned a washable filter. I also tested the condensate Pump. The system is a 2010 American Standard model located on the ground. I found that the Condenser Fan Motor Run Capacitor tested weak and out of range. I then found that the Blower Motor Run Capacitor also tested weak and out of range. Homeowner Gave authorization over the phone for repairs. I installed two new Run Capacitors and tested the system. Everything else checked out operational at the time of service.
I performed a maintenance on (2) cooling systems and I found that everything checked out ok. Then I cleaned out (2) filters located on the ground
Found suction sensor and dome temp harness was eaten by rodent. Was able to get into limp along. Will order on monday

Performed comfort cooling services checked electrical wires and connections replaced filters clean drains checked Freon levels amps and motors. Found benchmark coil in golf cart garage leaking. See pictures. Recommend replacing coil.
Performed annual AC maintenance on one Amana split system and one rim split system. Changed to 16 x 25 x 1 filters. Checked amps, volts, capacitors and all other electrical components. Checked refrigerant levels, superheat, and sub cooling and temperature split. Flushed condensation lines and washed condenser coilâ€˜s. Found all electrical components and refrigerant levels to be within manufacture specifications. Both systems are operating and cooling properly at time of service.

Installed new Honeywell 8000 and wireless module
Condenser was not running.Checked for voltage at disconnect box and system started working .Tightened all wires and pushed disconnect back in .System is now working.
Upon arrival found living room system cooling for cool but only the blower motor was operational.With further inspection I discovered system had a capacitor out of manufacture specifications .Installed new cap but only the compressor would run System also had a faulty condenser fan motor.Installed new 1/4 HP 825 RPM fan motor and test system.System is operating and cooling properly.

I Performed Maintenance on both of the Cooling Systems. Also replaced a 18x30 2)14x14 and 20x20 Filters. Both Cooling Systems are 2017 and 2015 models located on the ground. Everything else checked out operational at the time of service.
I Performed Maintenance on all 5 Cooling Systems. Also replaced 5)14x14 and 3)20x30 Filters. All 5 Cooling System are 2005 models located on the ground. I also cleaned filters for Ductless Unit. I then advised client of the age of the systems and R-22 being phased out next year. Client is interested in having an estimate to replace all 5 systems. I advised client that one of the managers could come out and give her options and I also recommended measuring the house.

I found that the system was 1 pound low on R-22 Freon. I recharged to a Subcool of 12 Degrees and tested. I advised client that R-22 will no longer be available next year. I also advised client that Condenser Fan Motor Capacitor is still in range, but is on the border of being out of range. I advised client that Capacitor will need to be changed at some point. Everything else checked out operational at the time of service.
