Assist Moe with condensation drain line

Returned to the property for a demand call regarding condensate leaking from the secondary drain. Upon inspection, found the primary and secondary drain lines had been switched. Cut and reconfigured the condensate piping to restore the primary drain to the proper configuration and termination. Performed a water test through the primary drain to verify proper flow and drainage at the correct termination. Installed a water safety switch at the secondary drain location and abandoned the previous secondary drain line. Allowed the system to operate for approximately 15 minutes to verify proper condensate drainage during operation. Residual water present in the auxiliary safety pan was from testing the condensate lines. No active water leakage into the home or accumulation in the safety pan was present upon arrival. System is currently draining properly with no active leaks observed at completion of service.

Upon arrival, the painter advised that on 9/7/26, he observed water coming from the ceiling. I accessed the attic and inspected the PVC 45° fitting and coupling to check for any leaks. I also checked that the fittings had glue and found that they were properly secured. As a precaution, I applied additional glue over the fittings. I also inspected the coil and applied additional tape around the coil to help prevent water from leaking. I checked the insulation and found it to be slightly wet. After completing the inspection, I confirmed that the unit was no longer leaking.

Routine maintenance performed on 2015 Lennox HVAC equipment. Furnace is located in the attic. Replaced the 20 x 25 filter located in the furnace cabinet. Cleared dust and debris from accessible electrical components, verified system operation and refrigerant performance through temperature split, cycled the equipment and confirmed proper thermostat operation. Washed the outdoor condensing coil and cleared the condensate drain line. System was operating properly at the time of service.

Arrived at customer’s home to replace two 120v landscape lights that had a blown transformer. Removed transformer from lighting circuit, removed existing low voltage lighting, and replaced with new 120 volt landscape lights. Informed customer to inspect light at nighttime and f it is too bright, we can return at an extra charge to replace switch with a dimmer switch. Customer also asked me to replace a vanity light in master bathroom that they bought a new fixture for. Added task to invoice and confirmed proper operation of all lighting with customer before collecting payment.

Homeowner states bedroom unit breaker was tripping and thermostat blank. Unit with issue is located on right side of home. Outdoor closet for furnace and condenser next to it. Found transformer primary wire terminal disconnected. Reconnected and power came back to board, 120v and 24v detected. Blower motor fan started right away and could hear it was broken, disconnected power. I inspected blower motor and wheel and found fan blade section broken off from center mount plate where motor rotor connects. No temporary fix. Informed homeowner I cannot get part or quote on coat until Goodman distributor is open Tuesday 9/8. I informed homeowner I will call him first thing Tuesday morning about coat and availability and see what homeowner would like to do. System is 2004 (life expectancy in the desert is 10-15 years) and uses r22 refrigerant, which is no longer manufactured and very difficult to get and expensive so depending on availability and cost , system replacement may be the best optio

Forgot to onsite arrived at 10 am. Found unit running in heat, o terminal not energizing do to Tstat not set up. Removed old Tstat and installed new s200 Honeywell. Set up configuration and all is now working properly

Performed annual AC maintenance on two 2014 Lennox split system FAU located in two separate closets. We will pick up two 20 x 25 x 5 healthy climate filters for client. Checked ants, volts, and claimed electrical compartment. Check, refrigerant levels, super heat, sub, cool, and temperature split. Client washed condensing unit. Found all electric electrical components and refrigerant levels to be within manufacture specifications. Both systems are operating and cooling properly at time of service.
