Your technician Casey was very knowledgeable and also informative as to what my issues were with AC units, he took the time to explain what the problem was that we could understand. I would certainly ask for Casey for any future issues with my AC.

Upon arrival client stated ac not working. Client stated he talked with tech last night and tech advised him on Edison box. Advised if Edison box at the condenser has a sold green light that means Edison has turned the system off. Tech advised Edison should only have the box off between 5-9pm. Upon arrival found Edison box still calling for the unit to be turned off. Removed Edison box from low voltage and cycled system. Found systems compressor not turning on. Checked capacitor and capacitor still within range. Checked add on item call the hard start kit which helps start up the compressor and found that to be bad. The compressor shouldn’t need a hard start kit to run. Removed old start kit and installed new hard start. Cycled system and compressor turned on. System is 1996. System is well past life expectancy. Tenant payed for repairs today and tech will call homeowner and advise on issues.
Upon arrival client stated bedroom system not working. Found dual run capacitor rated for 30/7.5 completely dead. Replaced capacitor and cycled unit. Client has already sold the house. Capacitor under parts but not labor warranty.
Found breaker tripped again. Made Client aware that he needs to do the panel tuneup also possibly split up air conditioners on separate circuits. There was a time delay for second stage in the bigger unit I swapped it to delay the first stage call for when the unit comes on so they both don’t come on at the same time. Courtesy for cust.
Preformed a semi annual cooling service on two 2015 American Standard split systems. Cleared condensation drain line and changed 20x25. 16x25 filters at furnace/ garage. 3 and 4 ton condensers are located on ground. Cycled system checked capacitor, compressor/ fan motor amps and voltage. Secured and cleaned electrical at condenser. Checked refrigerant sub cool, super heat and line temp. Very little attic space. Homeowner will schedule in December for estimate.

Performed annual AC maintenance. Changed two 20 x 30 x 1 and three 14 x 14 x 1 filters. Checked amps, volts, capacitors and all other electrical problems within a system. Checked refrigerant levels, superheat, sub cooling temperature split and refrigerant level to be with the manufacture specifications. Both systems are operating and cooling properly at time of service.
Found system operational upon arrival. After evaluation I found it lacked maintenance and was 3 pounds low on our 410 a. I replaced a 20 x 25 filter cleaned condenser coil. See picture of gauges. High superheat indicates possible issue with metering device. We decided to see how it will do. If problems persist replace 5 ton 410 A expansion valve. See est.
MIke left message for customer. Left cell number for him to c/b.
