Preform a semi annual heating service on two American standard split heat/POV. Replaced two 24 x 24 filters/lower wall. Checked condensers, compressor and fan motor amp and voltage. Perform a heating maintenance on a newly installed Bosch package unit located on rooftop. Check sequence of operations by checking out all electrical and temperature rise. At this time all is within manufacturer specifications and system is heating up the house properly. Client has two units for a house for clients that the way the membership is it only covers new unit and formed client about adding other unit to maintenance plan.

Provided thermostat education to client went over rattling noise at register was not able to re-create noise. Tighten register at this time. Systems are heating properly at this time.

Homeowner stated they tried to run heating and furnace would get all the way up to when the air starts blowing but no airflow. Checked motor and blades for damage or seizing. Motor cool to touch. Checked 0uf capacitor and found it at 0.04uF. Informed about capacitors and wear and tear on motors. Replaced capacitor and tested fan , fan is running properly , amps ok (4.5), no odor, no excess heat. Tested heating. System is heating properly. Homeowners replaced condenser in 2023. Informed about furnace components and potential breakdowns from age.

Performed annual heater maintenance on 2013 American standard split system FAU located in inside closet. Changed customer supplied filter. Checked amps, volts and cleaned burner compartment. Checked gas and static pressures. Also checked temperature rise and all safety switches. Cycled system from ecobee thermostat. Thermostat is operational. Tripping on high limit switch for the furnace. cycle system and heating adjusted gas pressure to as low as it will go. System is still tripping on high limit found return static is at .4 during Cooling. This is indicating not enough intake. advise. Client of findings recommended system replacement due to intake, sizing, and also the capabilities of the Bosch variable, speed, blower motor and getting rid of gas furnace this furnace will always overheat in heat mode due to the small return. Advise client we adjusted gas pressure as much as we could but the system is still going to overheat although we may get longer runtime and reach temperature easier now with the lower gas pressure. Client is not interested in replacing system at this time advised client that it would be their best option to alleviate stress on their equipment and have something that isn’t shutting off on them .

Performed heating maintenance on American standard platinum split system. Changed out 20 x 25 filter located within furnace cabinet, furnace is located in laundry room closet. Cleared all electrical components and burners of dust and debris, verify proper sequence of heating operation, verified proper operation for Condensate pump, System is zoned, thermostats, checked out OK. Also washed filters for ductless unit and verified system operating in heating mode and washed condensing coil. System is with manufacturer specifications and Heating and operating properly at this time of service.
