System 1: living: found system with almost no refrigerant. Low pressure 42psi 410a system. System has refrigerant leak. Temperature split of 4Â° System has bad evaporative coil. Also found abundance of water drainage issues. Water in furnace cabinet rusting. under platform and visible organic growth. Repairs would require remediation, evaporative coil replacement, evacuation and vacuum of refrigerant lines, and proper charge replacement. Static pressure high 1â€ and returns using building materials (dead space) for return ductsSystem 2:bedrooms west: found system operational 1992 Freon unit. Also using building material for returns. System temperature difference 18Â° in cooling. Static pressure with no filter .84. System well beyond life expectancy. Freon unit.Both water heaters beyond life expectancy.

Snxxx6695= fault code 3 â€œpressure switch stuck openâ€ Snxxx5673 = working intermittentlyâ€” when system does shut down ( still calling for heat)no fault code displayed Both furnaces have not been installed properly. The primary install concern is that the condensation that is produced during the heating cycling has not been piped appropriately. Other install deficiencies may exist ,further inspection would be required to uncover Proper diagnostic of why systems are not operating properly can not be completed until units are installed correctly. I Performed Maintenance on both the Heating Systems. Also replaced a 20x30 and 20x20 Filters. Both Furnaces are 2002 models located in the attic. I also flushed both the condensate drains. I found that both the Blower Motor Run Capacitors for the Furnaces tested weak and out of manufactures specifications. I recommended replacing the Capacitors. I also recommended installing two water safety switches for both systems to help prevent condensate drain back ups from occurring. I then advise client about having Carbon Monoxide Detectors in the House. Will send client quote on repairs. Everything else checked out operational at the time of service.
