Performed a cooling tuneup on a Lennox XC – 25, inverter condenser unit. Client previously replaced filters and washed outdoor unit. No error codes or notifications on motherboard. Documented refrigerant temperature and pressure. 11° sub cooling. Clean motherboard with CO2 tank and cleared condensation drain line. Client paid via C. C. System is cooling the home at the time of maintenance.

Performed annual preventive maintenance on Ruud 2016 Condenser Unit and 2023 American Standard Heat Pump System. The equipment is located on the right side of the house. Replaced the following air filters: * 20 × 20 × 2 * 20 × 30 × 1 * 14 × 14 × 1 Verified thermostat operation and confirmed the system called for cooling at the set point. Performed a complete sequence of operation check. Checked refrigerant levels. Measured compressor amperage and fan motor amperage; all readings were within normal operating range. Tested both capacitors; both tested within manufacturer specifications. Inspected both electrical disconnect boxes; cleaned dust and debris, verified all wiring was secure, and confirmed fuses were in good condition. Cleaned both condenser coils. Verified condensate drains were clear and draining properly. Confirmed all electrical connections were secure. Both systems are operating properly at this time.

Upon arrival, Client wasn’t sure which unit was causing water damage. when going into the attic could see water damage drain pan completely dry. Could also see both systems use the same primary drain. Both systems have water. Safety switches was able to determine that water was coming from an opening from condensation line. As showed in pictures. System needed to have a riser added added riser and cleaned out condensation line multiple times system is now draining properly. Had both systems running for the last 15 minutes and saw no water coming out systems are draining properly.

Replace disconnect box with 45 amps fuses.

Maintenance for cooling on two BRYANT split systems 4 ton for main home and 2 ton for Casita. One 20 x 30 filter located in hallway behind that 10 x 10 and one 14 x 14 for master bedroom. One 20 x 20 filter located at furnace in Casita. Condensation line is cleared filters changed. Both thermostats check out OK. Checked both system sequence of operation. Checked compressor amps, checked fan motor ramps, checked capacitors, checked fuses and disconnect box, checked Freon and temperature split. Washed both outdoor units down. Perform maintenance on mini split. Spoke with client and recommend compressor saver kit for main home. Outdoor unit talked about the benefit benefits of having one. Client agreed and signed estimate. Install installed compressor saver kit checked in rush showed client the results. Both systems are working per manufacture spec. Home is cooling properly. Client also renewed bi-annual maintenance via CC.

Performed a cooling maintenance on an American Standard platinum, silver and Goodman split system. On all systems, checked refrigerant circuit diagnostic, electric motors and capacitors. No error code your notifications. Disconnect box/thermostats: good. Client enrolled in a three system maintenance plan. Replaced filters throughout the house. System is calling the home at the time of maintenance.

I Performed Maintenance on the Cooling System. Also replaced a 20x30 filter and flushed the condensate drain from the attic. The system is a 2016 model located in the kids bathroom attic and outside on the ground. I verified refrigerant levels are proper through temperature split. I then checked run capacitor, and system amperages all checking out within proper parameters. I lastly cleaned the condenser coils and scheduled next maintenance visit online.

Replaced all air filters (customer-supplied). * Performed a complete operational inspection. * Checked supply and return air temperatures. * Verified compressor operation. * Checked amperage readings. * Verified fan motor operation. * Inspected electrical components and confirmed all units are functioning properly. Both package units are operating properly and were cleaned as part of today’s maintenance service. The thermostat is calling for cooling; however, it is not reading the room temperature accurately. Recommend replacing the faulty thermostat. An estimate for thermostat replacement will be provided to the customer.

Performed a cooling maintenance on a 016 day and night 3 ton heat pump, condenser located on rooftop, filter located inside fau, fau located in hallway closet, changed 16x20 filter, flushed condensation line, check for thermostat, on condenser check for amperage and voltage, check for compressor, check for freon level, check for capacitors, check for disconnect box everything within range also clear out dust accumulated inside electrical component area and rinsed condenser coil. System is working within specification in cooling at the time of maintenance.

Maintenance for cooling on 4 American standard upflow split systems two allegiance, one platinum and one gold series. Platinum Furnace for Casita located in garage. One allegiance and one gold series located in the closet by the garage. One allegiance located on the opposite end of the home in the closet. Three washable filter and one 14 x 25 all located at each furnace. Condensation lines cleared filters changed. All four Honeywell thermostats working properly. Checked all system sequence of operation. Check compressor amps, checked fan motor ramps, checked, capacitors, checked fuses and disconnect box, checked Freon and temperature split. Washed all outdoor units down. Both allegiance and platinum unit have compressor saver kits. Upon maintenance two capacitor on serial number 101126BG1F capacitors tested weak. Capacitor for serial number 92321L31F also test tested week. Notified client and recommend replace both capacitors. Client agreed and signed estimate. Replace both capacitors

Performed a cooling maintenance on a 2021 American Standard condenser, condenser located on backside of home, filter located on bottom wall, fau located in hallway closet, changed 14x30 filter, flushed condensation line, check for thermostat, on condenser check for amperage and voltage, check for compressor, check for freon level, check for capacitors, check for disconnect box everything within range also clear out dust accumulated inside electrical component area and rinsed condenser coil. System is working within specification in cooling at the time of maintenance.

Upon arrival client stated living area system condenser fan motor making a noise during the start up. Cycled system and found fan motor spins backwards three spins then spins slowly forward making noise. Then ramps up and sounds normal. Cycled other system and found normal start up. Advised we will replace the condenser fan motor. Office will call and schedule once motor is in.

Master bedroom return is 20x20 with a 10” duct. Living area is 20x30 with a 18” duct. Guest bedroom 14x14 with 9” duct. See videos of attic room.

Arrived to install an electric vehicle charger in garage. Added a dedicated outlet in garage. Fixed the circuit for the mini split on the exterior.

Performed annual preventive maintenance on the 2022 American Standard Platinum Series heat pump system, including the casita system. Completed the following maintenance tasks: * Replaced the 20x30 and 14x24 air filters. * Verified proper sequence of operation. * Checked refrigerant (Freon) levels; found them to be within manufacturer specifications. * Measured compressor and condenser fan motor amperage; readings were within normal operating range. * Checked the system for fault codes and alerts; none were present. * Verified the 1050 thermostat was operating correctly, calling for cooling and achieving the desired temperature setpoints. * Washed and cleaned the outdoor condenser coils. * Cleared and verified proper drainage of the condensate lines. The system is operating properly at this time. All inspected components are functioning within normal operating parameters.
