Job Locations and Reviews
Upon arrival, both outdoor unit and indoor unit were both operational and system was coming out with cold air. As shown pictures checked out electrical and refrigeration levels and both are within range upon checking condensation line found water underneath the indoor unit. Found a heavily restricted condensation line had to cut condensation line and blowout line. Lots of gunk was inside line caddying drain pan to overflow. after cleaning out condensation line and testing drain line system is now draining properly and system is cooling down the house at this time.
Maintenance for cooling on two American standard allegiance 2008 split systems both 3 ton. Customer supplied filters two 14 x 30 located at each end of the hallway. Condensation lines cleared filters changed. Two nest thermostat working properly. Checked both system sequence of operation. Checked compressor amps, checked fan motor amps, checked capacitors, and compressor saver kit, checked fuses and disconnect box, checked Freon and temperature split. Washed both outdoor units down. Upon maintenance serial number 81922H51F capacitor rated 40 tested 0.00 notified client compressor only came on due to compressor saver kit. Recommend replace capacitor and spoke with client. Client did not want to replace run cap and wants to wait. Sent estimate. Both systems are working at time of maintenance. Home is cooling properly. Client acknowledges both units are roughly 18 years old past life expectancy.
Upon arrival system was set to 78 and inside house reaching temperatures of 78. Tenant stated that system struggles to keep below 80° while temperatures rise. Checked out all electrical components which are well within range found system low on refrigerant called a homeowner and recommended to homeowner. We add 3 pounds of refrigerant to help bring system closer to manufacturer specifications. Client agreed I showed him pictures system at this time is now pulling down the house within manufacturing specifications, all is within range. Did see lots of oil from liquid line shearer valve. Make sure to use bubbles to make sure both sheader valves are not leaking
Maintenance for cooling on a upflow carrier 4 ton split system. Furnace located in the closet by the hallway. 20 x 24 filter located in the ceiling by the hallway. Condensation line cleared filter changed. Honeywell thermostat working properly. Check system sequence of operation. Check compressor amps, checked fan motor amps, checked capacitor, checked fuses and disconnect box, checked Freon and temperature split. Washed our unit down. Checked in rush above manufacture spec. Notified client and recommend compressor saver kit talked about the benefits of having one. Client agreed and signed estimate. Installedmcompressor saver kit checked inrush showed client the results. System is working per manufacture spec. Home is cooling properly. Client renewed bi-annual maintenance via CC.
Maintenance for cooling on an American standard gold series 4 ton heat pump. Attic axis is in laundry room. 24 x 24 filter located above thermostat. Upon arrival system was off home temperature was 95°. Condensation line cleared filter changed. Lower temperature on thermostat Honeywell thermostat checks out OK. Check system sequence of operation. Check compressor amps, checked fan motor amps, check, fuses and disconnect box, check Freon and pressure, outdoor unit has surge protector. One up in the attic and checked temperature split. System is working per manufacture spec. Home is cooling properly. Called client and let them know. System is working properly. Recommend client leave system on at a certain temperature to allow air circulation and home to cool when they are gone.
Maintenance for cooling on a upflow Bryant 4 ton split system. Furnace is located in garage 20 x 25 filter located at furnace. Filter was very dirty.Condensation line cleared filter changed. White Roger thermostat checks out OK. Check the system sequence of operation. Checked compressor amps, checked fan motor amps, checked capacitor, check fuses and disconnect box, check Freon and temperature split. Outdoor unit was very dirty. Washed outdoor unit down. Called client and recommend compressor saver kit, notified him in rush was above manufacture spec. Talked about the benefits of having one for the outdoor unit. Client agreed. Install compressor saver kit and check-in rush. System is working at time of maintenance. Home is cooling properly. Client wanted an extra filter.
Upon arrival client stated master bedroom system S-2976 not cooling. Found system off on high pressure switch. Bypassed switch and cycled system. Found systems compressor amps rated for 22 and reading 24. Found systems pressure to high. Found system overheated. Cooled down compressor and washed condenser coils. Cycled system and found high side pressure was to high with 30 sub cooling. Checked filter drier, no issue. Balanced out refrigerant to proper manufacture specifications. System has had a lot of issues since the install. Sent over condenser and coil replacement.
Billed job Upon arrival found system calling for cool, but only indoor unit operating. Upon further inspection found compressor overheated due to extremely congested condenser coil (see photos/videos) removed condenser cover in thoroughly clean condensing coil and cool down compressor and tested equipment. System is now cooling and operating properly.
Estimate to install condensate pump and run into washer drain. Installed and tested. Vacuumed out water in return.

Set CPC back to 290
Cooling service on two American standard platinum split POV systems and York first company heat pump system for Casita. Changed out filters 20 x 25 two 16 x 16 and washed washable filter. Cleared all electrical components of dust and debris, verified proper sequence of operation. Checked volts and amps, checked capacitors for Casita unit. Verified refrigerant levels and line temperatures and took temperature splits and cycle equipment. No current/pass error code at thermostats for CDA, thermostats checked out operational. Washed condensing coils and cleared condensation lines through outside terminations. Set thermostat back to 85 and 86 for Casita. Systems are within manufacturers specifications and cooling and operating properly at this time of service.
