Furnace office 24 volts to gas valve propane will not open furnace is very dirty. Access kitchen back room serves office/reception found bad igniter . Replaced and tested. Kitchen unit fault code 23 checked pressure switches bad board need to order. Dinning Room repaired wiring heating now found inducer limit passed.
Follow up call â€”-after speaking with client received OK to use fan wire from thermostat to power up heat client is aware he will have no control over the fan And he is OK with this
Comfort heater service on amana 10+ upflow r22 split systems. Fau located inside laundry room attic. Replaced filters throughout the home. Checked all heater components, static pressure, volts, amps and capacitors. Found heater compartment completely rusted out due to a water leak in the past. Cleared condensation line. Washed ductless filters. Water heater is 1995. Advised on age and type of Freon. Mike to give estimate on Monday. Forgot to collect for agreement but Mike will advise on Monday.

I Performed Maintenance on the Heating System. Also cleaned a washable filter. The system is a 2017 model located in the garage. I also flushed the condensate drain. Everything else checked out operational at the time of service.
Comfort heater service on bedroom new American standard split system and living area Lennox 2007 r22 split. Fau located inside garage and outside closet. Replaced and washed filters. Checked all heater components. Lower fan speed to 3 ton system due to return noise. Washed ductless filters. Casita is Lennox r22 heat pump. Found blower capacitor outside itâ€™s range. Rated 10uf reading 8.5. Found system did not have a filter or spot to put filter. Hydeâ€™s removed and reinstalled system. Showed client fau area and advised there would be an 1-2 inch gap if we removed and didnâ€™t put back a return grill. Recommended filter return grill (16x16). Signed up on monthly agreement. Client asked about how to remove heat from attic. Advised attic fans. Would check with office if we could do that or who we would recommend.

Performed annual heater maintenance on three Lennox split systems. Two systems located inside garage one system located inside master bedroom closet attic. Changed 14 x 25 x 1, 14 x 30 x 1 and 20 x 25 x 1 filters. Checked amps, volts ,temperature rise and all safety switches. Checked gas and static pressures. Also flushed condensation lines. Found all electrical and safety components to be within manufacture specifications. All three systems are operating and heating properly at time of service.
Found system fan running due to a lack of airflow, system tripping high temperature safety limit. Dirty filter causeing lack of airflow. Replaced filter and performed heater service. 16x25 filter.
Upon arrival I found the Skylark dimmer that controls the kitchen area lighting to be bad. Replaced with a new dimmer. Highly recommending to replace the lamp throughout the property due to the consumption of energy that they use. Each lamp uses 75 to 90 wants When doing the lighting Upgrade each fixture will use 9watts per fixture. Please see attached estimate

I Performed Maintenance on all 3 Heating Systems. Also replaced a 20x20 16x25 and 14x25 Filters. All 3 Heating Systems are 2015 2017 and 2018 models located in the garage and outside on the ground. I also flushed the condensate drain. I found that the Blower Motor Run Capacitor tested very weak and out of range. I installed new Run Capacitor for 2015 Trane Unit and tested under warranty. Everything else checked out operational at the time of service.

Re-wired nest thermostat for conventional heating and cycled system in heat and cool mode. System is now operating properly.
Nest thermostat was not recognizing the W wire for heat. Cleaned up all thermostat wires behind nest plate and installed new nest thermostat. New nest thermostat needs to charge before I can program thermostat.We will need to return tomorrow to program Nest thermostat.Returned 12/5/2019 installed nest and program thermostat.
Performed furnace maintenance on 2003 Lennox found all heating components to manufacturerâ€™s specifications. Motor amps were good but the capacitor was out of rating. Recommended replacement and homeowner paid with check. Cleared condensate and changed 20x30,20x20,14x14, and 10x10 filters. Performed maintenance on Lennox split heat pump in casita. Took pressures and checked capacitor and all were to manufacturerâ€™s specifications.
Performed furnace maintenance on two older Lennox models. Main house unit had blower motor running at max amps and a capacitor on the way out. Cleared condensate line and recommended adding safety switch. Monitored all heating components and all checked out to manufacturerâ€™s specifications. Changed 20x30, 14x14, 10x10, and 20x20(for casita) filters. Casita unit was older Lennox heat pump with ceiling coil. Compressor is really loud, run cap over rated but in range. Customer wants estimate on installing nest thermostat as well.
