Demand call: no cool Upon arrival, air handler was moving air, but outdoor unit was inoperative. Opened electrical cabinet and found that the contractor was not pushed in. There wasn't 24V at contactor. At outdoor unit, checked for 24 V at power R, contactor Y and reversing valve O. All wires had 24 V. Defrost board had a four flash error code. Hard lockout (low pressure cut off) after nine attempts. Standing pressures of refrigerant looked good. Cut power to air handler to erase fault codes. Reinitiated power and outdoor unit started working. Refrigerant temperatures and pressures looked good - fluctuating subcool from 7 to 9°. System is currently cooling the home. Advised client that we would continue to monitor system if this should happen again. Credit card on file is canceled. Client will call office to make payment.

Comfort indoor service on 2001 trane split system. Fau located inside attic, access from roof. Condenser on roof. Replaced filter and flushed lines. Checked all heater and safety components. Found duct work in poor shape, see pictures. System is 25 years old using r22 refrigerant no longer being produced. Highly recommend looking into replacement of system and duct work. Comfort indoor service on 2012 Goodman split system. Fau located inside laundry room attic, condenser on roof. Replaced filter and cycled heater. Checked all heater and safety components. Flushed condensate line. Duct work in good shape. Checked charge and found charge very slightly low. Gave Starbucks card

Performed indoor unit and heating maintenance on American standard pov heat pump , and 2 American standard gas furnace. 2 separate attic accesses. Replaced filters in attic filter racks. Honeywell color thermostats working properly. Adjusted rattling vent in guest room. If it rattles again will need to replace. Guest room was showing offline on homeowner app, thermostat said connected and working system. Rebooted thermostat and app and it connected snd is working. Cleaned off mechanical platform and electric and burner compartments. Checked all heating and electrical components. All 3 systems are heating safely and properly. Gave homeowner Starbucks gift card.

Performed annual heating maintenance on two 2022 American standard platinum split heat pumps, air handler located inside garage. changed two 20 x 25 filters located in filter racks. Checked thermostat for any error or fault codes. Check CDA and condensing unit for systems operation superheat, and sub cool. Checked amps in volts on compressor and condenser fan motor. Found all electrical components and refrigerant levels to be within manufactured specifications. Performed indoor unit and heating maintenance on American Standard upflow 80% gas furnace and Ultra Low NOx furnaces in garage closet. New Ecobee thermostats working properly. Cleared condensation drains, used jones valve for full clearance. Cleaned our burner compartments. Heating sequence of operations was performed properly. Zero carbon monoxide detected. All heating and electrical components are working safely and properly. Took pictures of outdoor unit low voltage wiring per Mike. Have homeowner Starbucks gift card.

Upon arrival newly installed system had a hard lockout. After clearing hard lock. Was able to get out outdoor unit up and running but indoor unit stayed off with further investigation found a water safety switch had triggered. found that both systems use the same primary drain line. Cleared out drain line after doing so system started to drain properly. Cleared out both drain lines inform Client since this has not been a reoccurring issue we will monitor system if . If condensation line continues to be issue we will need to address it by running a new condensation line.

Master bedroom sn 8158–outdoor unit stuck on due to failed capacitors and contactor stuck closed. Replaced contactor and capacitors for fan motor and compressor. Repaired burnt wires. Equipment now operating properly. Sighned up on maintenance plan to save on repairs.

Gave customer an estimate for various electrical projects (see estimates)

Upon arrival unit was flat on Freon performed leak search found leak at compressor could not be welded order. #Warranty compress from Howard should be in Tuesday once received. For office to schedule repairs added 7 pounds of Freon to get the client cooling for now. System is cooling properly at this time.

Discussed estimate that was previously provided to customer.

Inspected ductwork. Verified temperatures split are even throughout ductwork. Opened supply and return air vents verified ductwork is connected properly. Ductwork inner liner in good condition. Ductwork limited access do to flat roof with no Attic access. Recommend accuclean filtration system for indoor air quality.

Performed a heating maintenance on two gas furnaces both located in attic access. Check all electrical and temperature rise. Cleaned out condensation lines changed out filters at this time. Both systems are heating up the house properly. Finish maintenance by making sure both system switched back into properly all is within range at this time.
