Performed annual AC maintenance on three Day and night split systems.FAU located inside attic. Changed 14 x 25 x 1 and two 20 x 25 x 1 filters.Checked amps, volts, capacitors and all other electrical components within the system. Checked refrigerant levels, supreme, sub cool and temperature split. Flash condensation lines and washed condensing coil. Also cycled system in heat. Found all electrical components and refrigerant levels to be within manufacture specifications. All three systems are operating and cooling properly at time of service

Estimate to replace entire condensing unit. This will match up with the new evaporator coil we just installed. Unit comes with a 10 year parts and 2 year labor warranty. Service call and diagnostic fee waived with new unit.
I found that the clasp on the return filter grill in the living room was loose and I tightened it and tested
I found that the louvre on the living room register was rattling and I adjusted the louvre and it went away. I advise client if it continues we need to replace the register . (1)18x8 supply register
Upon arrival bedroom system was working but condenser fan motor was spinning to slow after further inspection found fan motor overheated replace condenser fan motor and tested working properly Per customer check 2 more system the casita the York system Strongly recommend comfort plan home has 4 system
Upon arrival discovered system had tripped the new breaker.At this time compressor and condenser fan motor are not pulling high amps recommend installing a compressor saver kit to assist the compressor during start up and pull less amps using less electricity during run time.System is beyond its life expectancy Client might want to consider
Upon arrival found system calling for cool but struggling to keep up with the heat load. With further inspection I discovered system was extremely low on R22 refrigerant. Added 7 pounds of refrigerant and charge system to proper superheat and sub cool. System is now cooling properly. System is well beyond its life expectancy and should be replaced.
Bedroom unit is operating how it should. System has a 25Â° temperature split between return and supply air at unit.System is only picking up a max of 3Â° at the furthest run in master bedroom. Removed supply registers to allow more airflow also washed condensing coil. Recommend client installs black out blinds for guest bedroom. Also install bar type supply registers in both rooms.Also recommend adding a thermostat that is equipped with sensors to be placed in both rooms to average out supply temperature since bedroom thermostat is not in the ideal place.

Found system not operational. Most wires on compressor disconnected. Iâ€™ll tracers on wires not visible. Client let me know that other technicians were out and condemned compressor. Without tracers on wires no way I can rewire and test. Going to have to take the word of the previous technicians. System as well be on life expectancy and uses Freon anyways so recommendation would be to replace.
Upon arrival checked all GFIâ€˜s in property also checked exterior GFIâ€˜s and garage ,found one GFI that was bad and replaced with new GFI New GFI was installed in back yard by pool pump.
I Performed Maintenance on both Heating Systems. Also replaced a 20x30 20x20 and 14x14 Filters. Both Systems are 2013 and 2017 models located in the attic. I also flushed both the condensate drains. I found that both return ducts at the furnace are deteriorating and falling apart. Recommended replacing the two return ducts for both systems. Client agreed and wants to get it done. Duct size is a 16 inch for 2013 System which serves the bedrooms and casita and the 18 inch is for the Living Room System. Installers will be there between 1-3 pm. Everything else checked out operational at the time of service.

Electrical bonding for the pool equipment. Bond pool equipment panel. Provide a weatherproof bubble cover on pool equipment panel. We will put plastic bushings in the knockouts with no connectors. This is located within the main electrical service. Please see attached pictures We will spray out the interior of the meter main panel with high-pressure CO2. We will replace the GFI located on exterior barbecue island entertainment center located in the backyard. Install a weatherproof two gang bubble cover. We will replace two par 20 lamps Located in backyard barbecue Island entertainment area. Install a junction box where the wires are exposed in the attic. This is next to the recessed light. Found system operating upon arrival. Very dirty filter and slightly low refrigerant. Adjusted refrigerant levels and replaced 20/30 filter. Recommend signing up for Hydeâ€™s comfort maintenance plan to maintain equipment and prevent potential breakdowns.
Motor & Module, removed blower housing replace failed part with new motor and module
Performed tune up on HVAC cooling system. Washed filter and outdoor condenser coil. Verified sequence of operation is working properly. installed nest thermostat and set up WiFi connection.
Replaced the only (2) nests thermostats with Honeywell 8000+thermostats and tested units.
