Your air conditioner should be serviced twice a year in the fall and spring. This is done to verify that it is clean, parts are in good condition and it's running as efficiently as possible.
Check your thermostat settings first for any problems. It’s possible that someone modified the thermostat’s temperature or fan settings. Make sure it is set to “cool” rather than “fan.” If all of your settings appear to be accurate but you’re still having issues, you should move on to checking your air filters.

Clean out any overgrown bushes or rubbish surrounding it.

Amador quickly identified our problem and set out to repair the unit in an efficient and thorough manner. He represents Hydes's very well.
Today’s first time maintenance consisted of one Maytag upflow furnace located in closet. I began with replacing the filter client provided to ensure there’s proper airflow circulating back to the unit at minimal restriction. I then began to clear the condensation line to ensure that there is proper drainage on the unit to the side of the house. I also checked the amp draw for the blower motor and it is incorrect range ensuring there’s a controlled voltage being used though the system.. All of the heating sequence of operations, checked out successfully, verifying that the flame was ignited properly and safe safely and warming the home to the correct temperature. Overall, the Maytag furnace is operating to manufacture satisfaction at this time of service

📝 Service Debrief – Demand Service 🚪 Upon Arrival • Client reported that the indoor temperature was rising. • Verified thermostat settings — set thermostat to Cool, and the blower energized. ❄️ Initial Equipment Check • Observed suction line freezing at the outdoor unit. • Installed gauges and added ≈0.5 lb of R410A temporarily for diagnostic purposes. • Found that the system was pumping itself down, indicating possible restriction. 🛠️ Attic Inspection • Located FAU and found the blower motor not spinning. • Motor would attempt to start, then shut off repeatedly, causing loss of airflow and system freeze-up. 📣 Client Communication • Explained diagnostic findings to client: • Blower motor failing • Resulting airflow loss • System pumping down/freezing 🔧 Repairs Performed • Replaced blower motor under part & labor warranty through client’s continued membership. • Client paid trip charge and diagnostic fee. ✅ Post-Repair Testing • Confirmed blower operation. •
Upon arrival found Living Room American Standard unit not running. Thermostat was set for cooling at 69 and reading 79 degrees. Unit eventually came on, and ran for maybe 30 seconds. Upon further investigation found that the system is iced up at the evaporator coil. Unplugged furnace in garage and advised client to keep unit off until sometime tomorrow. Will return to re evaluate system once it is de iced. 11-13-25 Returned next day and found system operating normally. Replaced 2) 20x25 filters. Found system pressures in normal operation. Thermostat may have gotten set too low causing system to run longer and more than likely cause the system to ice up. System is now cooling properly at the time of the service.
The scope of work included the installation of a 4-ton American Standard Gold 17 horizontal split heat pump system. This involved ensuring that all components were properly configured and aligned for optimal performance. Additional measures were taken to guarantee efficient operation and compliance with industry standards. All work was executed with precision to enhance the system's longevity and reliability, reflecting our commitment to high-quality service and customer satisfaction.

Performed annual heating maintenance on 2) 2025 American Standard Platinum Heat pumps. Replaced 20x30, 14x30, 2) 14x14, and 10x10 filters located throughout the house. Both faus are located in attic/access in guest bathroom ceiling. Dropped off permit and verified equipment is ready for inspection. Followed sequence of operations and checked voltage, amperage, temperature rise, Freon levels, found no error codes on CDA, and cleared condensation lines from jones valves. Both 1050 thermostats checked out okay. Both systems are working properly in heating at this time of service. Did not leave ladder, client will be providing 8ft ladder for inspection.

Both faus are located in attic/access in master closet. Cleaned out burners furnace. Verified heating sequence of operation is working properly according to manufacturer specifications. Checked capacitor for blower motors. Checked and detected zero carbon monoxide. Checked temperature rise. Cleared condensation lines from jones valves. Thermostats checked out operational. Both systems are working properly in heating at this time of service. Casita unit is non op. System has a restriction, due to age and equipment being a fist company air handler, recommended replacing casita unit with a ductless/mini split unit. Client stated they’ll call office when ready to have quotes. Renewed HFCP for only 2 units as client plans to convert casita split systems to a mini split.
Explained the service well and was very personable
Service and safety check on 4 2017 hvac systems. Verified heating sequence of operations is working properly on each system. Verified cooling sequence of operations is working properly at this time. Replaced 4 filters located in 3 separate attics. Attic access found in bathroom on east side of home, master bedroom closet on west side and casita. Cleaned off mechanical platforms, cleared drain lines in attics. Highly recommend installing compressor saver kit to prevent common breakdowns and extend life of equipment. Advised on refrigerant phase out and would recommend installing common parts to fail to prevent major breakdowns. Attention below attached 3 parts options per manufacturer recommendations.

Reset service reminders on thermostats. All 1050 thermostats checked out operational. All systems are properly working in heating at this time of service

Performed annual heating maintenance on a 2024 American Standard Platinum Heat pump. Upflow fau located in garage. Replaced 20x25 filter located filter cabinet. Cleared condensation line from jones valve and tested water safety switch. Followed sequence of operations and checked voltage, amperage, temperature rise, Freon levels, found no error codes on CDA and cycled system in cooling to checked static pressures. 1050 thermostat checked out operational. System is working properly in heating at this time of service.
System has failed txv, causing a major restriction and icing up the coil. I was able to warm up the txv bulb and it opened and refrigerant numbers were to manufacture specifications after. No restriction in coil , did not find any filter drier. Filter driers catch moisture and debris that can cause a txv to fail. Sending quote for txv ( repair to fix system) as well as for txv and filter drier ( recommended to help prevent future txv failure) . Previous visit was informed by tenant that its 100% the blower not running when he turns fsn on, I tested it multiple times and it came on every time. Relay and time delay and transformer all working properly. No circuit board. Most likely coil is getting iced up and shutting off system or overheating motor. Coil was already icing up 20% of surface area from being completely melted , in running it for 15 minutes.
