Condensation line cleared filter changed. Verified all electrical and safety. Check system sequence of operation. Checked inducer motor amps, checked pressure switch, check flame sensor and igniter, verify 24 V on gas valve, checked blower motor, cleaned all electrical and wiring, checked, compressor, amps, checked fan motor amps, checked, capacitor, checked, compressor kit, checked fuses and disconnect box, checked temperature split. System is working at time of maintenance. Client renewed bi-annual maintenance.

Arrived at customer’s home to put labels on main breaker panel after panel change. Placed new labels on main breaker panel based on original labeling on panel. Noticed breaker for laundry was in the off position. Left breaker off just in case customer turned breaker off for a reason. Placed permit back in panel cover and took pictures of panel to complete scope of work for today.

Performed annual heating maintenance on a 2024 American Standard Gold heat pump. Fau is located in hallway attic access. Cleared condensation line from jones valve. Replaced 14x24 and 18x18 filters. Followed sequence of operations and checked voltage, condenser fan motor amps, compressor start/run amps, capacitor, hard start kit, temperature rise, refrigerant levels, secured all electrical connections. Cycled unit in cooling. Honeywell 8000 thermostat checked out operational. System is working properly in heating at this time of service. Gave client starbucks gift card. Client opted to wait to schedule cooling maintenance.

System is working per manufacture spec. Home is heating properly.

Check system sequence of operation. Checked compressor amps, checked fan motor amps, checked, capacitor, checked compressor, saver kit, checked breaker, checked Freon and pressure. Washed outdoor unit down. Upon maintenance notice outdoor unit has compressor kit. Checked inrush above manufacture spec. Notify client recommend replace compressor kit. Client agreed and signed estimate. Installed compressor kit and showed client the results. System is working at time of maintenance. Home is cooling properly.

Measure house and load calculating with conduit tech

Upon arrival client stated leaking from new mini split. Flushed out condensate line and got a lot of water coming out. See picture and video of mini split head. I believe condensate issue was a flowing issue with line possibly going up hill.

Contacted client and will schedule to install

Spoke with Mike. Honeywell thermostat provided during install was supposed to be put in. Instead client gave me customer supplied thermostat. Customer supplied thermostat is $164.90 but waived fee and put in new thermostat free of charge during maintenance. Synced everything up through WiFi and app. Put thermostat on correct mode of cooling and heating. Advised client if thermostat is not working properly they would have to go with a Honeywell thermostat, did not mention it would be free of charge. Client would need to be billed for part and labor since they do not have the thermostat. Client did not provide thermostat that was given during install only provided me a thermostat they've already had which is the same model nest they already have. Equipment was installed two years ago on May 08 2024.

Demand call upon arrival found low voltage from condenser to FAU bad along with a burnt 5 amp fuse. Put in 10 feet of new thermostat wire and replace 5 amp fuse. Verified safety and electrical. System is now operating and cooling home properly.

Maintenance on an American Standard 2 ton silver series heat pump package unit. Upon arrival client stated thermostat was not working properly. Client wanted me to install thermostat that was left behind during install. installed new thermostat and connected client’s phone to app. Verified all electrical and safety. Checked system sequence of operation. Verified both heating and cooling through app and thermostat. Condensation lines cleared filter changed. Checked compressor amps, checked the fan motor amps, checked capacitor, checked fuses and disconnect box, checked Freon and temperature split. System is working per manufacture spec.

Emailed quote for platinum system and ductless.

Heating maintenance: incomplete Disconnect box has been frozen shut by roofers (see photos). Maintenance cannot be complete until disconnect box has been replaced.

Upon arrival client stated system not cooling. Found blown low voltage fuse. Found direct short in low voltage wire common to outdoor unit. Used extra wire and replaced fuse. System is properly running. Replaced filter as well. Advised if happens again will need to run new wire.

Indoor unit safety inspection and maintenance. System was drawing high static pressure and high blower amp draw when system is at 100%, due to restrictive air filters. Advise client to use fiberglass air filters and adjust return registers, to allow better airflow and decrease power usage. No notifications or error codes were registered on thermostat. Washed outdoor unit. Condensate pump. Starbucks. Refrigerant circuit diagnostic was good. System is functioning according to manufacture specifications at the time of service.

Heating maintenance on a natural gas package. Equipment executed the sequence of operation with no carbon monoxide detected. Dual run capacitor: good. Checked temperature heat rise. Replaced starting capacitor – paid via C. C. System is functioning according to manufacture specifications. No Starbucks.

Today’s safety maintenance consisted of one furnace, located in the upflow closet and one unit located in the front of the home I first began with replacing the filter in the hallway closet, which ensures that proper airflow is able to circulate through the unit. I then cleared the condensation line thoroughly to confirm. It is properly draining at this time. The thermostat is properly calling for cooling and heating at this time the amps on the blower fan, checked out following with the amps on the heater as well. The heater system successfully rectified the flame and warmed the home. Overall, the system is operating to the manufacture specs at this time of service Client received their Starbucks gift card for the month of October

Today’s safety maintenance consisted of one American standard unit located in the garage. I first begin with replacing the 16 x 25 filter to ensure proper airflow can circulate. I clear the condensation line via Jones valve. Thermostat is properly calling for cooling and heating with no alerts. I checked the amps on the unit and I checked the temp supply in the closet of the upflow unit. Overall system is operating to the manufacturer specs. Client also received her October gift card

Performed annual maintenance on a 2014 Trane split system. Replaced the 20x25 filter located in the garage and cleared the condensate drain line to ensure proper drainage. Tested the system operation through the Ecobee thermostat. Upon calling for heating, the system did not respond. Jumped R-W at the furnace, and the heater operated. Called for heating through the Ecobee, and the heating system operated intermittently. Will monitor the thermostat if has intermittent issue. During maintenance, checked the gas valve, safety switches, blower motor amperage, and flame sensor. Verified furnace operation and checked the heat exchanger. Inspected the outdoor unit capacitor and found the capacitor out of range, with the HERM side reading near zero microfarads. Informed the client of the failed capacitor, and the client authorized replacement. Replaced the outdoor unit capacitor. Verified compressor amperage and system operation after replacement.
