Arrived for a no-cooling demand service at a tenant-occupied property. Upon inspection, the return air filter was found heavily congested, restricting airflow through the system. The filter was removed during troubleshooting. Outdoor equipment was inspected and the compressor was found overheated and not operating. The existing 60/5 µF dual run capacitor was tested and found out of manufacturer tolerance. Removed and replaced the 60/5 µF capacitor and installed a hard-start kit to assist compressor startup. The condenser coil was also found heavily congested with debris, contributing to elevated operating temperatures and poor heat rejection. Thoroughly washed and cleaned the condenser coil and allowed the compressor adequate time to cool and reset from thermal overload. After repairs and cleaning were completed, restored operation and verified compressor startup and inrush current were within specifications. Equipment is now operating and cooling properly. Called and spoke with client . Nest thermostat, and HVAC system are operating and cooling properly at this time. Office will call and schedule a precision tuneup.

Arrived to find system calling for cooling; however, only the indoor blower motor was operating and the condensing unit was not running. Reviewed the service history and verified that a technician had previously been out in July and cleared the condensate drain line during maintenance. Verified proper voltage at the thermostat and confirmed the thermostat was calling for cooling. Further inspection of the blower compartment found the system was being interrupted by the condensate water safety switch. Cleared the condensate drain line again and removed residual water from the secondary/overflow pan. Exterior condensate termination could not be located at the time of service. Per the member, the condensate drain is connected to the sewer system. After clearing the drain line, water was observed flowing freely through the system. Reset and tested the equipment. Performed a cooling maintenance on two platinum units. Checked refrigerant temperature and pressure. Installers replaced filters. Washed outdoor units. Added 5 pounds of refrigerant to unit #RJ1F. Findings have been documented. Both systems are cooling the home at the time of maintenance. Front office to bill client.

Compressor confirmed grounded again. Ordered new one, they are locating one as none at riverside location but wouldn’t be before or during weekend either way. Informed homeowner I’ll get him eta as soon as I get one and we’ll return to replace. Technical notes.

Installed a condenser installed 2 thermostats changed filters

Upon arrival, primary condensate was completely clogged. Cleared condensate with condensate brush and installed a Jones valve. removed sludge from primary and flushed with water three times. Flowed CO2 and completely flushed line clean. Insured proper function of float safety switch. Provided client a quote for garage mini split. Client paid via C. C.

Upon arrival found Honeywell 9000 thermostat with a blank screen and no power between 24 V wires. Check for power at disconnect box located on roof and power was present while checking wires discovered burnt high voltage wire and lug on disconnect. Install new disconnect box and test system. System is now operating and cooling properly.

Replaced mitigation harness and tested system from thermostat in cooling and then off mode and had homeowner do it from app and tested both ways and now when system is not cooling mode, or setpoint reached fan turns off. See notes.

Found compressor grounded due to power surge. 8/20 replaced compressor and filter drier , pressure tested. Pulled vacuum and decay test. Added back refrigerant charge. System cooling properly now.

Estimate to install a 1.5 ton AS Mitsubishi ductless heat pump for garage. Mount indoor unit on garage house side wall and run lineset horizontally to outside wall and down to outdoor unit with cover. Mount outdoor unit on ground by trash cans. Run conduit in garage from sub panel along garage ceiling.

Arrived to install a new smart Amp IQ transformer and 9 landscape fixtures. Installed an exterior two gang box with gfi and outlet with bubble cover on the exterior wall for transformer power. Ran new landscape wires for the 9 fixtures and installed accordingly as previously agreed upon with customer approval. Connected all fixtures and gateway on app and transferred ownership to customer. Will need to come by for a night visit for minor adjustments if needed.

Upon arrival, client stated they wanted Merv 13 air filters in their home, due to respiratory issues and allergies. I recommend installing REME LED air purification on all three systems, for better indoor air quality. Also advised clients to purchase filters at FILTERBUY.COM. Will return to install upon estimate approval.

Performed a cooling maintenance on a package Bosch. Checked refrigerant circuit diagnostic, thermostat, disconnect box and electrical motors. Found condensate/sweating on vapor line, exterior supply door and refrigerant receiver. Found excessive condensate dripping from base of unit as well as coming from condensate drain. Clients have approved repair from previous technician. System is currently cooling the home at the time of maintenance.

After Diagnostic found water safety switch was triggered cleared condensation line unit is up and cooling also signed up client back on comfort plan

Replaced all of blower assembly and tested system operation. System is running and cooling home properly. No more noise coming from master bedroom. Client also wanted new thermostat put on and connected to WiFi app. Installed s200 WiFi thermostat and assisted client with app.

Installed (2) 4 Ton American Standard Gold 17 upflow Split Heat Pump System.

Performed annual maintenance on the American Standard 5 ton 2018 package unit. Replaced the 24” × 24” air filter; no ladder was required. Checked the Honeywell thermostat and verified that the system is calling for cooling properly and reaching the customer’s set point. Performed operational checks, including: Supply-air temperature: 59°F * Compressor amperage: checked and found within normal operating range * Compressor startup amperage: checked * Capacitor: rated 40/7.5 µF and measured approximately 40 µF * Condensate drain: draining properly * System operation: checked and operating properly The system is currently operating normally and cooling down as expected.

Upon arrival, member reported water leaking from the indoor air handler located inside the closet. Member had previously been instructed to shut the system off to help prevent additional water damage. Inspected the condensate drainage system and found a significant accumulation of dirt, dust, sludge, organic buildup, and debris restricting the primary condensate drain. The HVAC condensate line ties into the bathroom sink drain, where additional heavy debris accumulation was found that was contributing to restricted drainage. Utilized the existing Jones valve to thoroughly clear the primary condensate line. The bathroom sink drain and condensate termination connection were also cleared, with a substantial amount of accumulated debris removed and documented during service. Installed a new condensate water safety switch with the appropriate riser. The safety switch was added to provide additional protection by interrupting HVAC operation in the event the condensate line becomes restricted

Performed a cooling maintenance on an A2L Bosch package. Replaced filter and checked thermostat operation. Documented temperature delta T. Cleaned motherboard with CO2 tank and checked voltage, refrigerant circuit diagnostics and amperage at motherboard. System is cooling the home at the time of maintenance. Neighbor locked and secured the home.
