Performed annual cooling maintenance on a 2015 American Standard Platinum 4ton heat pump. FAU located in slopped roof attic access. Replaced 20x22 filter located in FAU. Condenser located on separate roof access. Followed sequence of operations and checked voltage, amperage, capacitors, hard start kit, temperature split, Freon levels, cleared condensation line, and rinsed condenser coils. Everything checked out in range. Honeywell 8000 thermostat checked out operational. System is working properly in cooling at this time of service.

Found some debris coming from guess bedroom supply register home has no access to attic,,,,ducting runs on the roof advice client we will have to remove metal ducting to resolve issue

Performed annual maintenance on four American Standard 2025 heat pump split systems. Replaced air filters with the following sizes: 2 20x30, 2 16x30, 14x14, 20x25 and 14x25. Serviced two air handlers located in the garage and two air handlers located in the attic. Checked all 360 thermostats and verified proper operation. No active system alerts were present. Inspected overall system operation, including: Refrigerant (Freon) levels, Amp draws, Electrical components and alerts Washed condenser coils thoroughly and cleared all condensate drain lines to ensure proper drainage. Also performed maintenance on the mini-split system in the casita, including cleaning filters and coils. At the time of service, all four systems were operating properly and cooling as designed

Performed annual maintenance service on 2016 American Standard split system. Replaced one 24x24 filter and three 12x12 filters. Checked 8000 thermostat operation; thermostat was within normal range, calling for cooling properly, and all zones were meeting setpoint. Verified proper sequence of operation on cooling cycle. Checked refrigerant levels, amperage draw, and blower/condenser motor operation — all within manufacturer specifications. No signs of airflow restrictions or refrigerant leaks detected. Confirmed condensate drains are flowing and draining properly. Washed and cleaned condenser coil. System is operating properly at time of service and cooling as designed.

Performed annual maintenance on a 2017 5-ton Trane unit. Replaced 24x24 air filter. Checked Nest thermostat operation and verified proper cooling range. Inspected overall system operation. Checked refrigerant (Freon) levels — readings were within normal operating range. Inspected motors and electrical components. Washed and cleaned condenser coil thoroughly. Verified condensate pump is operating properly. Checked supply air temperature — measured 59°F at supply vent. System is operating properly at this time. Service completed successfully.

Was not able to complete service at this time-client to have service completed following day.

Today’s annual cooling pre-preventative maintenance consisted of one Bosch package unit at first began with replacing the 24 x 24 filter in the hallway to ensure the proper airflow is able to circulate back to the system I’m resistance and then ensure that the thermostat is properly for cooling the unit with no errors occurring I then ensure that the condensation line is draining off the roof efficiently to the desired location with no obstruction. All of the calling sequence of operations are successfully checking out, verifying that the system is safely providing the proper 20° split to cool the home efficiently to the temperature and the amps are safely checking out in the correct range verifying control voltage is being used following with the blower capacitor, testing all safely in the correct range as well. Overall, this wash packaging unit is operating to the manufacturer spec at this time of today’s annual cooling free maintenance.

Client had had some questions

Upon arrival package unit on rooftop only blower motor was running. Was getting proper voltage going into system, but still contactor not engaging. With further investigation found system flat on refrigerant zero pressures on both sides upon doing a visible search found leak coming from EV coil. System is a 2019 we will be replacing Eva coil under warranty. Client already signed off on estimate to get dropped done plus refrigerant will order part on Monday and give Client a call on Monday to let them know when we can come and do repairs two Man job as package unit is on roof rooftop. See pictures for area where leak is at.

Return back and was able to cut bathroom, thermostat wires and splice together new thermostat wire. after doing so error code went away and system started to cool down the area properly after your system was running for about five minutes. Got a yellow error code 188 stating a lose of power. Error code went away in two minutes and system restarted and started to cool down the house properly again. Informed Client that they could have a electrical problem and would recommend having our electrical team come out to diagnose system and attic.

Upon arrival, Client stated that water safety switch is tripped again. Client has had this problem multiple times.Cleaned out condensation line and system is now draining properly. Informed clients that best solution will be to completely redo condensation line. system at this time is cooling down the house properly.
