Performed annual heater maintenance on two Amana split systems. Systems are located on the ground and in inside closet. Checked amps, bolts, temperature rise and all safety switches. Check the gas and static pressures. Change two 16 x 25 x 1 filters. Recommend installing water safety switches to prevent any water damage to the system or to the home due to condensation leak. Client will have safety switches installed on summer visit.
I performed a maintenance on (1) heating system and I found that everything checked out ok. Then I changed out (1) filters and flushed out the condensate drain located on the roof
Found guest house hp running continuesly with no indoor fan. Found nest thermostat bad. Gave client est on repairs and repairs with maintenance plan. Client declined and said he will replace nest him self. Made client aware that the nest we install are contractor grade and have 4 more yrs of warranty.

Installed a 3 ton Up Flow Furnace single stage heating with basic thermostat.
