Performed annual cooling maintenance on a 2021 American Standard 4ton Platinum Heat pump. Upflow fau is located in upstairs closet. Replaced 24x24 filter located in filter rack. Cleared condensation line from fau. Followed sequence of operations and checked voltage, amperage, temperature split, Freon levels, found no error codes on CDA, and rinsed condenser coils. 1050 thermostat checked out operational. Hvac mechanical inspection on 2016 Goodman 14 seer outdoor ac condenser and evaporator coil with 1980 furnace. Furnace in very poor condition well past life expectancy with multiple safety concerns. Furnace style has been recalled due to fire and safety concerns. Equipment iced up with low refrigerant-indicating leak in refrigerant system. Added refrigerant to stop iceing on coils. Equipment uses 410A refrigerant which has been phased out and is no longer manufactured. California is phasing out furnaces and converting to heat pump which is not compatible with existing equipment. Equipment operational in very poor condition well past life expectancy. Due to equipment using phased out refrigerant ac condenser mix matched with 1980 furnace, recommend equipment replacement to prevent multiple potential breakdowns. Recommend converting to new refrigerant with heat pump to meet new code and safety regulations. Attached options below for replacement also emailed.
