Furnaces are located in garage closets, changed out 20 x 25 filters located in furnace cabinets, cleared condensation lines at FAU, cleared all electrical components of dusted debris, verified proper sequence of operation, verified no current/pass error code at CDA or thermostat, washed, condensing coils, systems do not have surge protection, recommended surge protection to protect systems to prevent any damage from unexpected acts of nature that are not covered by HYDES also recommend the water safety switches and Jones valves to thoroughly clear condensation lines and to prevent any water damage to electrical components and to drywall of home due to condensation overflow from congested lines. Will send over estimates. Systems are within manufacturers, specifications, and cooling and operating properly at this time of service.

Heating service on two American standard split POV systems. Air handlers are located in separate outside closet, changed out 20 x 25 filters located within filter rack, verified proper operation for water. Safety switches, condensation lines were cleared at air handlers, recommended Jones valves for Toro condensation flush, and prevent condensation back up from congested line, will send over estimate. Verified proper sequence of operation, checked volts and amps, checked start and run capacitors, checked rectifiers for second stage, cooling, verified refrigerant levels, line temperatures, and took temperature splits and cycled equipment. Washed condensing coils. Thermostats checked out OK, systems are within manufacturers, specifications, and cooling in operating properly at this time of service.

Performed a cooling tune-up on three split heat pump. Refrigerant circuit diagnostic on all systems – good. Checked electrical motors and all capacitors. Replace filter. Front office to collect for tuneup. All systems are functioning according to manufacture specifications.

Cooling service and safety check on 2 systems. Replaced filters, cleaned outdoor coils and electrical compartments. Living room non operational on arrival sn-14035u2j1f. After further diagnostic found fan motor failed and is non operational. Advised on options and decision was made to install new fan motor. Ordered new fan motor from Howard industry. Advised equipment is past life expectancy also made aware on refrigerant phase out. Will schedule to repair living room equipment.

Performed cooling maintenance on (2) 2023 American Standard platinum split heat pumps. Cleared condensation drains from jones valves, and replaced 20x25 filters at each fau filter racks (garage and backyard closet). Checked 1050 thermostats for alerts, history, and reminders. All checked out. Cleaned rooftop condenser coils. Cleaned out drive compartments. Both systems are cooling properly at time of maintenance. Home and Platinum Heat Pumps are protected with whole home surge protection installed. Systems are past the 2-year labor warranty , but still has 10 year part warranty (expires 2/24/2033) and 12-year compressor part warranty.

Furnace is located in attic, chased out filters located in ceiling throughout home, cleared all electrical components of dust and debris, verified prophecy sequence of operation, cleared a condensation line through outside termination next to condensing unit, washed condensing coil. Thermostat checked out OK, washed washable filter for ductless unit. System is within manufacturers specifications at cooling and operating properly at this time of service. Renewed annual comfort plan with a member.

Maintenance for cooling on a 5 ton American standard upflow. Condensation line clear filter washed, nest thermostat working properly. Checked compressor amps, checked fan motor amps, checked capacitor, checked fuses, and checked pressure and Freon. Washed outside unit down. system is working per manufacturer specification home is cooling properly.
