Executed a cooling maintenance on a split system and mini split (technician notes). Wash down condenser coils and replaced filters. Refrigerant circuit diagnostic on main system and mini split – good. Replaced dual run capacitor 60/8uf - client paid via C. C. Running and starting amperage measured according to manufacture specifications. System is cooling the home at the time of maintenance.

Panel update (3) light trims GFI in garage and Ultra Surge protection

Upon arrival found that the time clock that controls, the landscape watering did not have power it plugs into a receptacle next to the electrical panel outside of the house opened up GFI there was correct power there. It was a GFI that went bad. install new GFI.

Replaced OEM condenser fan motor under warranty and completed maintenance. Verified refrigerant levels and checked bolts and amps System is within manufacturers, specifications, and cooling and operating properly.

I Performed Maintenance on the Cooling System. Also replaced a 25x25 Filter. The system is a 4 Ton Goodman 14 SEER 2022 Gas Electric Package unit located on the roof. The system checked out operational and within manufactures specifications at the time of the service.

Performed cooling maintenance on 2015 American Standard platinum split system. Left 16 x 30 and two 14 x 14 filters with Client. Cleared all electrical components of dust and debris, verified proper sequence of operation, checked volts and amps, checked refrigerant levels and line temperatures and took temperature splits and cycled equipment. Client also stated one room was hotter than the rest of home took temperature split at supply and return registered inside room in 19.5°, which indicates adequate airflow, also informed client that room takes on sun through majority of the day, cleared condensation line and washed condensing coil. Thermostat checked out OK. System is within manufacturers, specifications and cooling and operating properly at this time of service.

Performed cooling maintenance on 2019 Lennox split system. Furnace is located in attic. Changed out filter filters located in selling throughout home, cleared all electrical components of dust and debris, verified proper sequence of operation, found starting amps, exceeding specifications, recommended, installed and tested compressor saver kit to prevent any further damage to compressor, assist compressor at startup and prolong life of compressor. Thermostat checked out OK, wash condensing coil and cleared condensation line. With recommended repairs system is now within manufacturer, specifications, and cooling and operating properly at this time of service.

Upon arrival client stated bedroom unit not cooling and just got into town. Found no power to condenser. Found tripped breaker. Reset breaker and main breaker tripped. Reset main breaker. Removed compressor from circuit and cycled system. Found grounded compressor. System is 4 ton 2005 model. Called client to go over options for next day install. Advised on needing permit for crane. Need to send over more replacement options and equipment availability. Need to speak with management on options. Will send estimate as soon as I can.

Cooling maintenance two 2017 American Standard split systems. Furnaces are located in garage closet. Filters are washable and located within furnace cabinets. Upon arrival, member stated that he was having cooling issues with the living room unit serial number U22F further inspection found that system has faulty, condenser fan motor, inform client of my findings and will be installing new OEM condenser fan motor under warranty Thursday between 11-3, had Client sign online estimate for labor charge. Performed the maintenance on other unit OF2F found that everything checks out OK, verified proper operation for water safety switch, system is within specifications and cooling and operating properly at this time of service.

Cleared electrical components of dust and debris, verified proper sequence of operation, changed out 20 x 25 filter. Thermostat checked out. OK, cleared condensation drain and wash condensing coil. System is within manufacturers specifications, including operating properly.

Followed sequence of operations and checked voltage, amperage, capacitor, Freon levels, temperature split, cleared condensation line and rinsed condenser coils. Everything checked out in range.
