I Performed Maintenance on the Cooling System. Also replaced a 24x24 Filter. The System is a 2003 Package Unit located on the roof. I advised client about R-22 Freon being no longer available come next year. Everything else checked out operational at the time of service.
I performed a maintenance on (3) cooling systems and I found that the living room system was (2) pounds low on R-410a Freon and I recharge the system and tested. Then I changed out (4) filters located on the ground
I Performed Maintenance on both of the Cooling Systems. Also cleaned washable filters. Both Cooling Systems are 2001 models located on the ground. I also flushed both the condensate drains. I advised on replacing both systems due to age and R-22 Freon being no longer available starting next year. Systems are operational but well past their life expectancy.
Found blown fuse. Possible surge from Edison program. Recommend replacement. Client to call in oct for heat load and est.
Upon arrival found unit blowing warm air. Found condenser compressor and fan motor not running. Found bad capacitor on fan side. Replaced capacitor and fan turned on but compressor did not. Found both fan and compressor over heated. Cooled down compressor and tested. Compressor did not start. Added hard start kit and continued to cool the compressor down. Tested and cycled unit. Went over nest thermostat and where the filter is. Signed up on monthly agreement. Advised what happens on each maintance visit. Office to call to schedule maintance and send copy of Bill. Did not charge to cool down compressor and fan motor.
Upon arrival found both units working properly. Checked temperature split. Advised client she needed to get maintenance done to make sure systems are working at 100 percent. Signed up on monthly agreement.
Ecobee four that can connect to Alexa devices and phone app. Also has build in Alexa sensor so you can talk straight to the thermostat. Ran new thermostat wires.
I found that the condenser coil on the package unit was dirty and high side pressure was hitting over (600) . I performed a one time maintenance on both systems and cleaned out the coils. Then I tested the systems and everything checked out ok at this time . Need to return and changed out the filters

I found that the living room system filter was plugged and the evap coil was iced up. I cleaned out both the filters and tested both systems.
