Living room unit #831F was on hard lockout 4 flashes, this is preceded by 4 low pressure cut offs. Reset power to defrost board to clear lockout. System came on and checked refrigerant charge and system was charged properly. Tenants dropped thermostat down to 65° when they didn’t feel that it was cooling to try to get it to run but not to actually cool to that. Did not see any issue with defrost board or wiring. With cooler temps outside and indoor set to close to 70° it may have set off low pressure alert if running long enough. Recommended to tenants to tey to keep it in 70°s and if comfortable preferably 75° or above. System is cooling properly now.

Performed an indoor safety maintenance on an American Standard furnaces. Filters located inside filter rack, fau located in garage, changed 20x25 filter, flushed condensation line, on fau followed sequence of operation, checked for amperage and voltage, checked for blower speed, check for any loose connections, check for temperature rise, everything within range also cleared dust accumulated inside electrical component. Performed Maintenance on both the Heating Systems. Also cleaned washable filters and flushed both the condensate drains. Both Heating Systems are 2016 models located in the laundry room closet. Both Heating Systems checked out operational and within manufactures specifications at the time of the service. Main electrical panel in very poor condition. Breakers are worn also maxed out amperage. Will schedule electrical panel tune up to replace breakers also install whole home surge protection to prevent electrical power surges from damaging equipment.

Replaced customer supplied 20x25 and 16x25 filters located in blower compartments. Cleared condensation lines from faus. Cleaned out burners furnace. Verified heating sequence of operation is working properly according to manufacturer specifications. Checked and detected zero carbon monoxide. Checked temperature rise. 1050 thermostats checked out operational. Both systems are working properly in heating at this time of service.

Arrived at customer’s home to replace three switches with new astronomical timer switches and to move switch in closet. Removed all existing switches from wall and replaced them with new astronomical timer switches and programmed them to customer’s specifications. Confirmed proper settings for timers with customer and moved switch in closet to outside closet wall to complete scope of work for today.

Followed sequence of operations and checked voltage, amperage, temperature rise, refrigerant levels, and found no error codes on CDAs. 1050 thermostats checked out operational. Demand call upon arrival. Client stated they had repairs done on both package units Plenum’s. Stated that several days ago it was raining hard causing water leaks in master bedroom bathroom. Climbed onto roof to check both package units return plenums and supply. Verified plenums are securely sealed. Client stated this is an ongoing issue before we started servicing the equipment. Could not determine where water is leaking. Properly secured and sealed both Plenum’s again. Recommended client call a roofer.
