Brandon showed up on time and was extremely professional and detailed in his inspection my HVAC!
Maintenance for cooling on two American Standard gold series upflow 3 ton split systems. One furnace is located on the left side of the home in the closet. The other furnace is located in the garage. Two 14 x 24 filters one located in hallway, the other located by kitchen and living room. Condensation line is cleared filters changed. Two Nest thermostat is working properly. Check both system sequence of operation. Check compressor amps, checked fan motor amps, check 24 V for two stage, checked capacitors, checked disconnect box in fuses, checked, compressor, saver kit, check Freon and temperature split. Had to make adjustments for both outdoor units, comp compressor, saver kit, and properly secure them. On maintenance noticed outer unit serial number 18261PAD2F capacitor tested below specs. Spoke with client and recommend replaced run capacitor under warranty. Client agreed and signed estimate. Replaced run capacitor and test system operation. Washed both outdoor units down. Both syst
Excellent service!
Arrived to troubleshoot exterior gfi that wasn’t working properly. Additionally troubleshoot a led light in porch that doesn’t turn on and inspect a half hot outlet that was replaced by customer. Confirmed that exterior gfi was malfunctioning and not resetting correctly. I also confirmed that the led light in the porch needed to be replaced. Inspected the half hot outlet was wired correctly and working properly. Replaced exterior gfi and replaced led light. Additionally I completed a complimentary electrical safety inspection. During inspection of the panel I noticed that there was no surge protection for the home. Surge protectors provided protection to your home during an electrical surge.
Arrived at customer’s home to diagnose gfci still tripping that we replaced. Found that gfci outlets were good, but customer stated that the other outlet on circuit was probably bad. Inspected outlet and replaced it for good measure. Informed customer that if problem persists we would have to do a deeper diagnostic on landscape lighting to determine cause of tripping.
Quick and easy
Upon arrival system operating properly. Could see system was leaking from condensation line after cleaning and flushing condensation line could see water now dripping constantly from outdoor drain pipe. Also verified condensation line is draining properly by pouring half a gallon of water all the water that I poured into line came out from termination point. System is now draining properly.
Performed a cooling maintenance on a 2020 Silver 5 ton condenser. Cleaned AccuClean filters and cleared condensation line at the FAU in outdoor closet. Found humidifier leaking from the bottom, informed client and he does not want it replaced. Then followed sequence of operation, checked freon levels, capacitor, voltage, compressor and fan motor amperages. Found everything working within range. Then rinsed condenser coil. Condenser is operating at manufacture’s specifications in cooling at this time of service.
Installed new thermostat and tested operation.
Great service and very professional
Today’s an annual cooling preventative maintenance consisted of two American standard gold units. I first began with replacing both of the 20 x 25 filters to ensure the proper airflow is able to circulate back to the system at minimal resistance. I then verify that both of the nest thermostats are properly calling for cooling and turning the unit on with no errors occurring. Then ensure that the condensation lines are cleared and properly draining at this time of service. All of the cooling sequence of operations are successfully checking out verifying there’s a proper 20° split between the liquid lines and the suction lines which verifies that the home is cooling efficiently to the desired temperature. The amps on each system are safely, checking out for the correct rate amount ensuring there’s a controlled voltage being used safely throughout the unit. Both of the coils are free from any obstructions or debris which ensures that proper airflow can circulate around each compressor. Ov

Upon arrival both upflow FAU thermostat had no power. Both FAU water safety switches engaged caused by severe overflow in both units condensation lines. Made a few adjustment added two new water safety switches two jones valves and thoroughly cleared out each line. Both systems are operational and cooling home. Spoke with client about the issues.
Upon arrival, I found that the package unit was not cooling. I proceeded with diagnostics and found that the low-voltage The reversing valve wire was heavily corroded and was making contact with the unit’s metal cabinet causing the issue.I performed a temporary repair to restore cooling operation. I advised the client that this is only a temporary fix and that thermostat wire needs to be reinstalled in order to have both heating & cooling. I also informed the client that, due to the temporary repair, the unit will not have heating capability until the proper repair is complete. System is running in cooling at the time of repair.
Upon arrival could hear the noise Client is concerned about. Noise is coming from the conduit run that holds the master bedroom outdoor unit power. Conduit run all the way across on rooftop to main breaker. When outdoor unit turns on can hear a very short and fast buzzing noise after unit is working and cooling down the area proper. Compressor amps are very well within range. System is getting 240 properly. Informed client would recommend the electrical team out to help further diagnose system as AC unit is working properly at this time.
