Performed annual cooling maintenance on a 2010 American Standard 3-ton system and a 2016 American Standard Silver 4-ton system. Both upflow furnace/air handler units are located in the garage and outdoor closet. Service included rinsing washable filters located in the blower compartments, clearing condensation lines, and rinsing condenser coils. Completed full system evaluation by following the sequence of operations and verifying voltage, amperage, capacitors, hard start kits, temperature splits, and refrigerant levels. Client noted a concern from a home inspection regarding the back bedroom temperature split being below the recommended cooling efficiency range stated inspector documented a 15°–17° split. Upon testing, the temperature split in the back bedroom measured 21°, which is within acceptable performance standards. Airflow from the supply vent is also within normal range. Ordered personality module (PM) from Howard Industries (Jeff). Part is ordered , no eta yet but as soon as an eta is determined they will call me and I will follow up with office to schedule repair. Called homeowner (Robert) and informed him the part is ordered, no eta yet but once I get one I will get with the office CSR’s to schedule repair. Clients have been on maintenance plan since 2017 install, so parts and labor are covered. I did inform there may be a trip charge but I will confirm once I have an ETA for part arriving at Hyde’s Warehouse.

Performed annual cooling maintenance on 3) 2021 American Standard Platinum Heat pump units. 2) upflow FAUs are located in garage closet and one upflow fau is located in outdoor closet. Replaced 2) 20x25 and 16x25 filters located at filter racks. Cleared condensation lines from jones valves. Followed sequence of operations and checked voltage, amperage, temperature splits, Freon levels, found no error codes on CDA, and rinsed condenser coils. Serviced and rinsed washable filters for garage ductless unit. All 1050 thermostats are working properly. Systems are working properly in cooling at this time of service. Client renewed HFCP paid via CC.

Arrived found newer lights and conduit installed and receptacle fed from the switch and lights. Found switch box on wall for fountain that was originally a receptacle. Owner would like to make fountain run full time eliminate the switch install receptacle box extender steel flex across the wall closer to the water shut off.

Cleared condensation line and replaced 16x25 filter located in filter rack. Followed sequence of operations and checked voltage, amperage, capacitor, temperature split, Freon levels, and rinsed condenser coils. Everything checked out operational. Honeywell thermostat checked out okay. System is working properly in cooling at this time of service.

Performed AC Cooling maintenance on (2) 2017 American Standard Platinum split systems. Replaced (2) 5” media filters, customer supplied, in attic filter racks. Cleared condensation drains from jones valves. Cleaned out drive compartments. Cleaned condenser coils. Living room 1050 thermostat checked out properly, reset reminders, no alerts, zones working. Bedroom 1050 had alerts for wireless temperature sensors, made sure batteries were good, those cleared out now. Main alert was corrupt Personality Module. System will work normally and exactly the same per American Standard except for the alert message will keep popping up. Will call Howard Distribution tomorrow and order new PM. Parts warranty still good. FAU Unit #AXUX Outdoor unit #2F1F.
