Executed a cooling maintenance on a split system (technician notes). Replaced filter, wash down condenser and cleaned circuit cabinet. Confirm settings on installer set up menu. Refrigerant circuit diagnostic – good. Temperature split 21°. No current alerts on CDA. Erased alert history. System is cooling the home at the time of maintenance. Starbucks.

2009/ 4 ton Reformed a semi annual cooling service on American standard split system. Replaced two 16x20 filters located within Coleman furnace/laundry room closet. Cycled equipment followed, cooling sequence of operation checked refrigerant sub cool, superheat and line temperature. Thermostat checked out OK. UV light checked out OK. Secured and clean electrical connections at condenser and fuse box. Checked capacitor, fan motor,, compressor, amps and voltage Rinsed condenser coil. Cooling equipment checked out operational at this visit. Gave client Starbucks gift card for October maintenance

Upon arrival, found system operating, but not keeping up with the heat load. With further inspection, I discovered system is completely iced up. We will be returning Monday to further diagnose issue.

Upon arrival client stated thermostat not working. Found thermostat screen not responding to touch. Rebooted and same issue. Replaced 1050, connected in internet. Connected to clients app and removed old thermostat.

Cooling system is operational at this time.

I Performed Maintenance on the Cooling System. Also cleaned a washable filter. The system is a 2015 model located in the garage and outside on the ground. I also flushed the condensate drain. The system checked out operational at the time of the service.

Heating Repair: I replaced a faulty gas valve to restore proper fuel flow and reliable heating in a furnace.

Air Purification Installation: I installed a whole-house air purification system to enhance indoor air quality.

AC Repair: I improved an AC unit's cooling performance by meticulously cleaning the compressor.

Performed a cooling maintenance on a 2024 Trane 4 ton condenser. Replaced (2)16x20 filters located in outdoor closet furnace. Cycled cooling system, checked refrigerant levels and found them within range. Verified voltages and system amps. Found capacitor still within range. Washed out condenser coil. Cooling system is operational at this time.

Found system with all loads operational and system low on refrigerant. Informed homeowner we’ve had to add refrigerant every year due to a leak. Also informed 2 previous techs located leak/oil residue in evaporator coil and quoted for replacement. Informed this issue will keep occurring until evaporator coil is replaced. Homeowner wanted it charged up. Added 4 lbs of r410a and brought system within manufacture specifications. 20 degree split.

Spoke with client on obtaining condenser cover for the winter.

Followed up

Cooling maintenance on 2012 Goodman system. Cleared drain line, replaced filter, washed coils. Verified refrigerant pressures are good. Checked temperature splits 21 degree. Found unit with high head pressure, once I cleaned coils pressure are good. Equipment is struggling to condition home due to age and decrease in efficiency, advise to not run lower than 76 during heatwave to allow equipment to not run continuously. Fan motor past life expectancy and would recommend replacing due to common part to fail at age of equipment.

Performed systems diagnostics on two ductless split systems. Found kink in drain line on master bedroom repaired drain line and tested by pouring water into drain pan. Now draining properly. Guest bedroom error E1 communication problem. Verified voltage and wired correctly. Outdoor circuit board not communicating and will have to be replaced. Equipment model number and serial number sun rotted and cannot read. Due to age and poor condition of equipment recommend replacing equipment. Attention below attached estimate
