I Performed Maintenance on the Heating System. Also filter is a 20x30 and was already replaced. The system is a 2018 model located in the outside closet and outside on the ground. I found that the blower motor run capacitor is rated for 10 Microfareds and we are getting 9.6 Microfareds. Advised client that capacitor is on the low end of good. The system checked out operational at the time of the service.

I Performed Maintenance on the Heating System. Also replaced a 16x25 filter. The system is a 1991 model located in the garage. I also flushed the condensate drain. I advised client of the age of the system and recommended replacing. Advised client on one of the managers and recommended having one of them come out and go over replacement options. Client to advise. The system is operating at the time of the service.

Executed a heating maintenance on a split system. Replaced filter. Blower motor amp draw measured and documented at 100% demand. Refrigerant circuit diagnostic – good. Temperature rise 25°. ECM blower motor. System is heating the home at the time of maintenance.

Performed annual heating maintenance on a 2020 American Standard Silver heat pump. FAU located on roof. Replaced 14x24 filter located in kitchen ceiling. Followed sequence of operations and checked voltage, amperage, capacitor, temperature rise, Freon levels, and cleared condensation line. Honeywell 8000 thermostat checked out operational. Everything checked out in range. System is working properly in heating at this time of service.

Systems gas valve does not stay lit. Ordered gas valve from US air valve will be in Monday or Friday.

Upon arrival client stated previous tech just out and heater not working. Found power switch was off on air handler. Turned on and cycled system.
