Performed annual cooling maintenance on a 2018 American Standard Gold 4 ton unit. Rheem Fau is located in hallway attic access. Replaced 20x25 filter located in blower compartment. Cleared condensation line from fau. Condenser located on the left side of home. Followed sequence of operations and checked voltage, condenser fan motor amps, compressor start/run amps, capacitor, hard start kit, temperature split, Freon levels good, subcooling at 10°, and rinsed condenser coils. Secured all electrical connections. Honeywell 6000 thermostat located in hallway checked out operational. System is working properly in cooling at this time of service. Prebooked heating service on site with client.

Replaced 6x20, 10x20, 12x12, 16x16, 20x25, and 24x24 filters located through out the house ceilings. Followed sequence of operations and checked voltage, condenser fan motor amps, compressor start/run amps, capacitors, temperature splits for all 3 units are 20°, Freon levels, and rinsed condenser coils. Secured all electrical connections. Honeywell 8000 and 2) Honeywell 6000 thermostats located in office, hallway, and master bedroom checked out operational. Per clients request removed schedule for Honeywell 8000 thermostat. System are working properly in cooling at this time of service.

Upflow fau is located in mechanical area by laundry room. Replaced 20x25, 14x24, and 14x25 filters located in lower wall, floor, and filter rack. Cleared condensation line from jones valve. Followed sequence of operations and checked voltage, condenser fan motor amps, compressor start/run amps, capacitor, hard start kit, temperature split, Freon levels, and rinsed condenser coils. Secured all electrical connections. Found fan capacitor for S#1D4F reading below tolerance. Informed, recommended, and replaced capacitor. Found subcooling levels low at 0°, informed and recommended to client adding Freon to bring Freon to to manufacture specifications of 10°. Client declined adding Freon at this time. Sent quote via email. Thermostats checked out operational. Systems are cooling at this time of service.

Need 5/16 drill bit to remove screws to access filter. Followed sequence of operations and checked voltage, condenser fan motor amps, compressor start/run amps, capacitor, temperature split at 19°, Freon levels, and rinsed condenser coils. Secured all electrical connections. Inspected evaporator coils and blower wheel for cleanliness. Highly recommend to pull and clean blower wheel and housing and also clean Evaporator coil due to excessive buildup and avoid heating/cooling issues in the future. Previous technician noted same issue. Sent estimate via email. Nest thermostat checked out operational. System is working in cooling at this time of service
