James is the best technician I have ever had. Very knowledgeable and nice.
Upon arrival, client stated that condenser fan blade was hitting something while rotating. With further inspection I discovered fan blade was hitting liquid tight. Taped exposed wires and secured liquid tight to unit. System is now operating properly.
Executed a cooling maintenance on a split system (technician notes). Wash down condenser coil, cleared condensate drain line and replaced filter. Refrigerant circuit diagnostic – good. 25° temperature split. Cleared CDA of alert history. Electrical motors function according to manufacturer specifications. System is cooling the home at the time of maintenance.
We had a brand new Split System Heat Pump installed last year. WE were having our annual maintenance . There was a problem and that meant that heat/air would not work at all. They called American Standard, did diagnostic tests and they determined what part was needed and they came to install. Still having problems and Chris was called out to help and he worked for hours determined to get answers and our system up and running. He found that it was a factory problem when the unit was built and he got another brand new one and installed the same day. He worked diligently till he had it running and said he did not want to leave without it up and running. Thank you Chris for having a not o good situation turn out to be a good one all in the same day.
Upon arrival, client turned system on and unit would short cycle. With further inspection discovered system is extremely low on refrigerant. Due to systems age and use of R22 refrigerant. I am emailing client estimate for replacement. I will also wave trip charge and diagnostic if client goes with system replacement.

We had an issue with our new system that no one has seen happen before. They were suppose to put in a part that was order and that was to clear up the problem. However it did not work and I believe Chris discovered that the system was not put together right from the factory and he got an installed a new AC system for us. Thank you Chris for your diligence to keep working to find the root cause and get it fixed.
Change batteries in two thermostats. Drained and refilled kitchen humidifier. Unit is now operating properly.
Replace condenser under warranty and tested.
System is low on refrigerant, this would be the 2nd time we have to add more than 3lbs to the bedroom system S#75KF. System still under part and labor warranty. Sniffer leak search was inconclusive, Will need to return Monday to pressurize coil and lineset to find leak, if that test is inconclusive will need to perform isolation. Sent client quote for extended labor warranty as deadline is in June. Charged system with refrigerant to provide temporary cooling. Office to call Jaime daughter to schedule.
I Performed Maintenance on both the Cooling Systems. Also replaced a 20x30 18x18 2) 14x14 and 2) 12x12 Filters. Both the Cooling Systems are 2021 and 2017 models located outside on the ground. I found that the Living Room Unit ( 5 Ton AC Pro) dual run capacitor tested weak and outside manufactures specifications. I recommended and installed new dual run capacitor and tested. Client advised that the guest bedroom and office rooms are warm. The sun hits both parts of those rooms. I advised client that in the winter time we could look into duct modification to try improve those two rooms. Both Cooling Systems checked out operational and within manufactures specifications at the time of the service.
Two 2014/ 3 and 4 ton Preformed a semi annual cooling service on two split systems. Cleared condensation lines and replaced 14x25 and 20x25 filters located within the furnace/indoor and outdoor mechanical closet. Cycled equipment followed, cooling sequence of operation checked refrigerant/temperature checked capacitor, fan motor, compressor, amps and voltage. Thermostat checked out OK. Rinsed condenser coils Both systems are cooling at this time While performing maintenance found that condenser fan motor for bedroom unit is pulling high amps and starting to stick, fan motor is working at this time, made client aware of findings.
In garage, there was a GFI that was bad that kept on popping or tripping so we replace the GFI and that GFI was connected to a plug that goes outside to the irrigation located on the side of the house next to the air conditioning that was causing the GFI trip so replace the plug and put new bubble cover on it
Replaced reversing valve, system still nonop, per Greg, will be replacing condenser under warranty.
Performed an inspection on an American standard what system unit. Outdoor indoor unit as well as checked mini split . use checklist on p pocket and check marked all boxes off as I was checking out the unit. Took pictures of all three units as well as got signatures from client. All is in range and specifications.
Upon arrival system was calling for call but only blower motor would operate. With further inspection I discovered system had a seized condenser fan motor and contactor had 24 V but not engaged. Installed new condenser fan motor and rewired low pressure switch to check refrigerant levels. Refrigerant levels are good at this time and unit is now cooling properly.
Replaced Generac contactor starter, removed and reinstalled wiring on generator starter coil and alternator. Secured and repaired wiring at control assembly. Reset error codes exercise schedule to monthly. Replaced smart ac module.
Tested 4-ton 18 SEER Platinum split system installed 3/26/24. Cycled at 100% and waited 10-15 for pressures to stabilize. 22 split, subcool 7.4 . Specs were within design range. Fine tuned the refrigerant charge to 10 subcool . Previous tech increased airflow from comfort to efficiency, increasing the airflow for our climate. With these changes , informed homeowner monitor system this summer. Informed didn’t see anything out of specifications for the equipment, it’s working properly. Previous system was reaching 78 when 1115 outside, now only 80. Informed we install based off the previous layout but due to return location and high static, as a further option we can convert the upflow layout to horizontal in attic and add a plenum to attach ducts to on return side for increased airflow, same price as when it’s originally installed ($2800).
Performed a semi annual cooling service on two American standard platinum series split heat systems cleared condensation lines, and replaced filters located within the air handler/upstairs mechanical area. Cycle equipment follow cooling sequence of operation checked refrigerant/temperature checked amps and voltage. Verified low-voltage and high voltage connections are tight and secured. Rinse condenser coils. Thermostat checked out OK Both systems checked out operational at this visit.
The Mitsubishi outdoor unit has been successfully relocated to the roof, as requested. This process involved the installation of a new refrigeration line running from the indoor unit into the attic, accompanied by waterproof flashing to ensure proper sealing. We could not move the condenser to the roof as there was no access to the roof from the attic, however we did figure out another solution. We ordered the part and it will arrive in 1 week.

I Performed Maintenance on the Cooling System. The system is a 2020 Heat pump model located in the hallway closet and outside on the ground. I also flushed the condensate drain. The system checked out operational at the time of the service.
Perform a cooling maintenance on a Goodman split system unit. Check sequence of operations by checking out all electrical components as well as refrigerant line temp. At this time system is cooling down the house properly the foreign client about the great benefits of a hard start kit will send estimate via email finished maintenance by washing down outdoor unit by cleaning out condensation line from outdoor drain pipe.
