He activated unwanted and annoying thermostat detail and unable to discontinue it from garage and I did not want him in my home ( virus protection ).
Compressor tripping on thermal overload. Cooled down compressor and Was able to get system operating again. Checked capacitor and found it to Weak and recommend replacing. Installed hard start compressor saver kit to assist compressor in starting up and reduce the chances of thermal overload on compressor. Very poor airflow throughout home. Went inside attic and found ductwork completely falling apart and losing a lot of air into the attic. Unit is working very hard to maintain temperature. Recommend replacing ductwork in attic to greatly improve the efficiency of Equipment.
Measured roof area where outdoor unit will be installed. Existing unit is 39 inches new equipment is 45 inches. New equipment will be slightly visible from across the street. But does not appear to be a major concern. Took pictures to resemble idea of what new equipment will look like. Neighbor does have equipment that is higher than 45â€ and is only visible from across the street as well. Pictures show white box to give idea of what will be able to be seen once equipment is installed.
Preformed a semi annual cooling service on two 2002 split heat. Changed two 14x14. Two 14x24. 24x30 filters throughout the house. Air handlers located in attic/ out door access. 4 and 5 ton condensers located on ground. Cycled system checked capacitor compressor, hard start kit/ fan motor amps and voltage. Secured and cleaned electrical at condenser and fuse box. Cleared condensation drain line from outside. Checked refrigerant sub cool and super heat/ R22. Thermostats checked out ok. Both systems tested low on refrigerant added 3 and 4 pounds of R22. Replaced one 35uF capacitor. Rinsed condenser coils. Equipment is now operating within manufacturers specifications. Spoke with homeowner about system replacement. She wants to get through summer then replace equipment.
Placed a 200 amp meter main panel. Permits included
Upon arrival I found the panel is missing one leg of 120 V. Troubleshoot and found out that the issue is with southern California Edison side. Made a phone call to put in a service work order number with southern California Edison. Client is going to do a panel tuneup.
Sound booster fan locked up. Pounded on device and fan came on. If it happens again we either need to replace the fan or I gave the client the option to call the people who installed it for warranty.
Did maintenance on American standard package units, filters 20 x 36 x 1, 18 x 30 x 1, located inside package unit, flushed condensation line, checked electrical components all within manufacture specifications, checked refrigerant levels levels are within manufacture specifications, clean condensing coilâ€™s. Systems were cooling and operating properly at time of maintenance.

Perform service on one system cleared condensation line and condenser coil equipment is brand new Lenox equipment. 20 x 30 20 x 20 and 3)10x10.
Performed cooling maintenance and safety check on four systems. Washed all filters inside home. Washed outdoor condenser coilâ€™s. Checked refrigerant pressures, capacitors, start amps and run amps. Verified sequence of operation is working properly on each system. Verified all electrical connections are tight and secure. Systems are operational at this time.

Checked refrigerant levels/ temperature split. Secured and cleaned electrical at unit and fuse box. Thermostat checked out ok. Cleared condensation drain line at unit. Roof metal ducts are strapped and sealed to equipment. Rinsed condenser coil. Equipment checked out operational at this visit. Recommended and installed hard start kit to bring starting amps down and maximize compressor life.
Performed ac maintenance on 1999 r22 carrier split system (FAU in garage). Changed 20x25 filter with FAU. Cleared condensate drain. Cleaned condensing coil. System pressures, superheat (piston), and temperature split were to specifications. Compressor run amps were under RLA, fan motor amps were at 1.5 with FLA of 1.4. Start amps were 194 with an LRA rating of 169. Recommended hard start kit to prevent mechanical failure and locking out. Capacitors were within listed microfarad ranges but near the end and recommended replacement.
I performed a maintenance on (2) cooling systems and I found that the living room system evap coil is showing signs of a restriction and I advise client about the system. Then I changed out (2) filters and then I flushed out the condensation drain located on the ground

Found unit low on Freon. Condenser leaking Freon inside coil. Unable to repair leak will have to install a new condenser under warranty. Filled system up with Freon for temporary cooling. Client is elderly and only one system and home will need to return to install condenser under warranty as soon as possible. Office to call and schedule ASAP
Found system almost flat on refrigerant.Added 6 pounds of 410 a refrigerant charge system to proper superheat and sub cool.Performed visual leak inspection could not pinpoint leak. We will be returning to perform leak check with refrigerant sniffer.

I found that the Living Room Dual Run Capacitor tested weak and out of range. I advised homeowner about it. Homeowner is moving at the end of the year and only wanted the one time service. I found that the Compressor and Fan Run Capacitors tested weak and out of range. I recommended and installed new Run Capacitors and tested the system. Everything else checked out operational at the time of service.

I removed the existing (14) zone damper and I installed the new zone damper and tested. I also found that the (10)â€ zone damper going to the mother bedroom is not opening all the way and it need to be replaced
