Found bedroom unit serial number XXX with a blown fuse replaced fuse and tested â€”-,refrigerant numbers good at 21 air split â€”- running apps within specification â€”- run capacitor within specification check tighten disconnect wiring and replace blown start capacitorâ€”-unit now starting under rated appsâ€”- found electrical short in â€œwhipâ€ that feeds disconnect box â€” turned breaker off â€” will return Monday and repair as requiredâ€”client has paid

Found system low an refrigerant found small leak at the compressor sent estimate to replace
Upon arrival found ac not cooling. Found blower not running. Found common wire on board not connected. Connection common wire and lowered fan speed to 350 per client request due to noise issue.

I found that the filter was plugged at the furnace serving the bedroom and I found that the blower housing was full of water too . I removed the blower housing and dumped out the water and reinstalled the housing. Then I changed out the filter and tested

No water on roof at this time â€”- sn xxx490L condensate drain line just â€œsittingâ€ in evap coil outletâ€”drain outlet has damaged threads ( see photos)â€”- was able to get male PVC fitting into damage threads ( copper male fitting not as forgiving would possibly strip out all remaining threads) will run remaining drain line in copper Client ok work see estimate 09.12-19 Returned to run new condensation line reference serial number 490L talked with Mrs Rosenberg she said to hold off on job until she talked with HOA also noted disconnect box broken at stand reference serial number 508L ( see photo )stuck box back on pipe but it is not secure â€” sent Client photo of disconnect box she will talk with HOA about that as well

Sold American Standard Platinum system with accuclean
I Performed Maintenance on the Cooling System. Client replaced a 20x25 Filter. The system is a 2018 model located on the ground. I also flushed the condensate drain. I found that the Fan Run Capacitor tested out of range. I installed new Run Capacitor under warranty and tested the system. I balanced the Subcool to 13 Degrees and tested the system. Also signed client up on Monthly Maintenance Comfort Plan.
I Performed Maintenance on the Cooling System. Also replaced a 20x30 Filter. The system is a 2011 model located on the ground. I also flushed the condensate drain. I found that the system was a pound low on R-410A Freon. I recharged to a Subcool of 12 Degrees and a Superheat of 15 Degrees and tested the system. I found that the Dual Run Capacitor tested weak and out of range. I recommended and installed new Dual Run Capacitor and tested the system. Homeownerâ€™s daughter approved the repairs. Everything else checked out operational at the time of service.

I found that the gas line has (2) shut off valve and one of the valve was off . I turned the valve on and smelled gas leaking out of one of the pipe fittings and I tightened the fittings and tested. Then I tested the furnace and everything checked out ok. Then I performed a maintenance on (1) cooling systems and I found that everything checked out ok. Then I changed out (1) filters located on the roof. I also advise client that condensation line is slightly running uphill making it difficult to drain
Remove wheel and housing and clean them recommended UV LIGTH to prevent organic growing and wheel housing

Blower motor had dead short cousin the board to burn replace blower motor and control board and tested system working properly
Found living room system had a failed contactor. Replaced tested and performed ac service on all 3 system. Removed guest house from the maintenance contract. Not used.
Upon arrival thermostat was blank checked systems found control board completely burn replace board and the new board burn again , the reason that board keeps burning is because blower motor is grounded
