2022/ 4 ton Precision tuneup on carrier split system. Cycled equipment followed, cooling sequence of operation checked refrigerant sub cool, superheat and line temperature. Checked capacitor, fan motor, compressor, amps and voltage. Secured and clean electrical connections at condenser and fuse box. Cleared condensation from outside (Opposite side of the building by garage). Thermostat out. Rinse condenser coil. Cooling equipment checked out operational at this visit. Client will replace her own filters, client not interested in Hyde’s Family Comfort Plan Attached is an estimate for whole house, air quality product.
Bedrooms system not reaching desired temp. Repair electrical circuit to allow 2nd stage to operate. Also washed coils, refrigerant pressures were extremely high once coils were cleaned pressures averaged out. Temp split 18. Equipment does have history of leak though refrigeration pressure tested good at this time.
Performed annual heating maintenance on 2) 2017 American Standard package units. Replaced 2) 24x24 filters. Cycled heating from thermostat. Verified heating sequence of operation is working properly according to manufacturer specifications. Zero carbon monoxide detected. Checked capacitors. Checked temperature rise. Everything checked out in range. Both Honeywell 8000 thermostat checked out operational. Both systems are working properly in heating at this time of service. Client renewed HFCP paid via CC.
Installed new 3 Ton Horizontal evaporator coil in attic including secondary pan.
Performed a heating maintenance on a 2013 and 2014 American Standard gas package units. Replaced standard filters located throughout home. Cycled heating equipment, checked temperature splits and heat rise. Verified voltages and system amps. Found no carbon monoxide detected. Capacitors tested within range. Cleaned up burner components and flushed out condensation lines. Heating systems are operational at this time.
Perform a heating maintenance on one heat pump and a gas furnace unit located inside garage. Check sequence of operation by checking out all electrical and temperature rise. At this time, all is within manufacturer specifications and both systems are heating up the house properly at this time renewed membership for client blew out. W.O.# XN1113446 Upon arrival for system blowing hot air. With further investigation found bad capacitor, hard start and condenser fan motor. Called number provided but got no answer Attached are the estimates for repairs
Performed annual cooling maintenance on a 2016 York 5ton split system. Upflow FAU located in garage. Replaced customer supplied filter at FAU filter cabinet. Followed sequence of operations and checked voltage, amperage, capacitor, hard start kit, temperature split, Freon levels, and rinsed condenser coils. Found compressor over amping when running at 23/21RLA. Found 70uF capacitor reading 0uF, system only running due to it having a start kit. Informed, recommended, and replaced capacitor. Tested and cycled system. Everything checked out in range. Thermostat checked out operational. Client wanted to perform cooling maintenance instead of heater maintenance, informed this is the 2nd visit so if we return for heater maintenance client would have to renew HFCP. System is properly cooling at this time of service.
Bill job replaced thermostat for middle office room. Existing thermostat failed and is no longer operational.
Garage heat pump estimate.
I Performed Maintenance on the Heating System. Also replaced a 20x25 filter. The system is a 2020 Heat Pump Model located in the upstairs hallway closet and up on the roof. I advised client about the dual run capacitor testing slightly out of manufactures specifications. I also advised client about the start up amps on the compressor are rated for 104 and we are getting 127.2. I sent client estimate for both items. The system checked out operational at the time of the service.
Performed a heating maintenance on two York gas furnace unit located inside garage. Check sequence of operation by checking out all electrical and temperature rise. At this time all within manufacturer specifications and both systems are heating up the house properly at this time finish maintenance by changing out filters blowing out condensation lines.
Performed a heating maintenance on (2) 2013 American Standard gas furnaces located in attic and garage. Replaced a 20x25 and a 16x30 filters in ceiling. Cycled heating systems, checked temp split and heat rise. Verified voltages and system amps. Cleared condensation lines. Found zero carbon monoxide detected. Heating systems are operational at this time. Attached estimates for Nest thermostats and customer supplied thermostat installation.
2007 equipment working on arrival. Verified blower motor speeds in attic are correct. Verified compressor amps and fan motor are operational. Verified refrigerant levels are correct 22 temp split. Advised equipment is operational though in poor condition past life expectancy and struggling do to age and condition. Advised equipment uses r22 refrigerant which is no longer manufactured. Recommend replacing equipment before it completely fails to prevent multiple potential problems also to avoid cost increases. Performed a cooling maintenance on an American standard platinum unit. Check sequence of operation by using the CDA on outdoor unit as well as the 1050 thermostat to check for any alerts. At this time all is within manufacture specifications and system is cooling down the house properly also check min split.

I found that the Air Scrubber Bulb and Cell for the Living Room Unit no good. I advised client about it and recommended replacing the bulb and client agreed. I installed new bulb and cell and tested. Both Heating Systems checked out operational and within manufactures specifications at the time of the service.
