Homeowner could hear fan noise in bathroom constantly and had never heard it before, didn’t know if it was issue with thermostat causing system to run without calling for cooling. Found FAN setting for on, set back to AUTO. Also in bathroom where he showed me noise, I could hear it as well, was the exhaust fan for bathroom. Turned off exhaust and homeowner heard noise stop as well. Went though system to make sure it’s all running and cooling. No issue with thermostat causing system to run when they don’t want it to. Informed about new Honeywell thermostat with bigger brighter display , simple operation, and better button responsiveness.

Executed a cooling maintenance on two split systems. Unit #9338 sub cooling temperature was 9° and documented in photos. Capacitor and electrical components measured according to manufacture specifications. Unit #4866 was found flat on refrigerant (documented temperature and pressure in photos). System has a history of refrigerant loss. Client opted to replace condenser and coil. Front office to call for parts availability and installation appointment. Financing approved. Client also wants monthly payments for HFCC.

Completed maintenance on casita heat pump and installed 15 amp fuse disconnect. Refrigerant circuit diagnostic – good. Tested capacitor and running and starting amperage on all motors. Client paid via C. C. Both systems are cooling the home at the time of maintenance and repair.

Advised customer to call utility company to look for loose neutrals on utility equipment. Also sent customer estimates for main panel upgrade and new power runs to mini splits that were ran incorrectly.

After maintenance, Klein informed me that screensaver would stay glowing on 1050. Thermostat assisted client over the phone but issue was not resolved. Courtesy came by to see what was going on. Thermostat was not compliant. Rebooted thermostat and thermostat went back to normal operations Screensaver now blacks out out

Performed a semi cooling service on Lennox split system. Replaced 14 x 14 and 20 x 30 filters/Ceiling. Cycled equipment followed, cooling sequence of operation checked refrigerant/temperature checked capacitor, fan motor, compressor, amps and voltage. Cleared condensation line from outside. Performed maintenance for Casita cassette unit rinse washable filter and condenser. Performed maintenance for garage, ductless unit, rinsed, washable filter filters and condenser. Paired handheld remote to ductless for garage All systems checked out operational at this visit.

Preformed maintenance on 2021 American standard condenser/coil with 2005 York condensing furnace. Checked all components and charge. Flushed condensation line and washed coils. Sent over repair but need to check on replacement availability for this type of equipment

Removed pvc piping and opened board door, very hard. Checked using camera and found nothing in wheel. Cycled system and found issue is due to off balanced wheel and motor. Advised client on findings. Advised on repair vs replacement. Need to send estimates

Install a whole home surge protector we will be installing it at the main panel and also installed three smoke detectors and one combo detector the combo detector is located in the hallway. The smoke detectors are located in each bedroom and one in the living room.

While performing maintenance found that capacitor is leaking oil also starting amps are above max starting amps Compressor is currently pulling 15 amps while running, max running amps at 19 Equipment is R22 Highly recommend considering updating equipment Recommend replacing capacitor and adding hard start kit if replacing equipment is not an option System is working at this time

Performed a cooling maintenance on a 2022 silver series condenser, condenser located on right side of home, filter located inside fau, fau located in closet, change filter, flush condensation line, and condenser check for amperage and voltage, check for capacitor, check for Freon level, Check for compressor, clear out from electrical compound area, rinsed condenser coil. System working with specification in cooling at the time of maintenance. (HO states that she’s having a water leak in the furnace sending senior tech out to check out.)

I Performed Maintenance on the Cooling System. Also replaced a 20x30 filter. The system is a 2015 Goodman model located on the ground. I found that the Hard Start Kit is rated for 189-227 MFD and we are reading 122 which is below specifications. Advised client that the system is still starting within specifications, but the start capacitor is weak. Advised client on replacing the start kit, and client elected to leave at this time. The system checked out operational at the time of the service.
