Upon arrival found that the casita was turned off, I turned system on and outdoor fan stopped, compressor still running. Compressor overheated due to outdoor fan stopping. Upon arrival, found that only the blower and condenser fan motor were operating, while the compressor was overheated. After cooling down the compressor, the system turned on, and it was confirmed that the system is low on refrigerant. A previous technician had already identified both a refrigerant leak and a restriction in the coil. Informed the client that the system uses R-22 refrigerant, which has been phased out and is now difficult and costly to obtain. Advised that adding refrigerant is not recommended due to the existing leak, as the refrigerant will escape and there is no warranty on the recharge. Strongly recommend full system replacement. Client advised they will contact their home warranty provider regarding potential repair or replacement. Client also requested that previous estimates be resent via email.

Performed annual maintenance on a 5 ton 2014 Goodman unit. Performed a complete system check. Verified proper sequence of operation and inspected system components. Checked amperage draw on all motors, confirmed proper refrigerant (Freon) levels, and inspected capacitor. Replaced 2) 20x30 filters located side by side in the hallway. Performed annual cooling maintenance on a 2021 American Standard Silver 1.5 ton split system and 2) 2009 Lennox 2.5 ton and 4 ton split systems. Faus located in attic. Replaced 3) 14x24 and a 20x30 filters throughout the house. Followed sequence of operations and checked voltage, amperage, capacitor, temperature split, and Freon levels. The system is a 2006 2 Ton Goodman model located in the inside closet and outside on the ground. Upon arrival, found error code on thermostat, indicating that sensors for zones are not online. After changing zone batteries, all started to pull down the house properly and error code went away.
