I Performed Maintenance on the Cooling System. Also replaced a 20x25 and 14x14 filters. The system is a 2015 model located on the ground. I found that the compressor start up amps are rated for 109 and I am getting 119. I also found that the dual Run capacitor tested weak and out of manufactures specifications. Would strongly recommend replacing dual Run capacitor and installing Hard Start Kit to reduce compressor start up amperage. Sent client estimate for recommendations and client to advise. The system checked out operational at the time of the service.

System is heating correctly and cooling correctly. Performed a cooling maintenance on a 2010 Rheem 5 ton condenser. Replaced a 20x30 and a 14x24 filter located in ceiling. Cycled cooling equipment, checked refrigerant and found it within range. Verified voltages and amperages on all electrical components. Tested capacitor and hard start kit, both are good reading 70/70uf and 103/108uf. Cleaned dust off of electrical compartment, cleared condensate line and washed condenser coil. Cooling system is operational at this time.

Found split system with microchannel 410a condenser (2016) York and r22 evap coil with piston metering device and liquid line reduced sizing 6 inches up to coil. Thermostat was set for 72 reading 84. Spoke with assistant and got confirmation to do de-icing of coil and diagnosis after , confirmed card on file to use and quoted before. After coil had no more ice I checked system in cooling. Found system coil pressure low (29) and suction line temp 34 and superheat of 1.2. Subcool moved around but close to 5. System showing airflow issue. 20x25 filter at furnace was ok but found 2 separate return grilles (stamp) with very restricted filters in them upstairs and downstairs. No filters should be in these as all return air passes the filter at the garage furnace. After removing both filters vsat rose to 40 sand suction line temp rose to 42. Inspected coil and it’s clean. Recommending replacing evaporator coil with matching r410a coil to match outdoor unit pressure. Microchannel coils cannot

Cooling system is operational at this time.

Found attic water pan full and water float switch for pan disconnected. Water stain in living room near where pan sits. Drain lines were dry and found rust at primary drain line connection at coil. Dried and sealed and vacuumed water pan out. Tested water switch and it has failed. Recommended Hyde’s annual maintenance plan. Signed up and performed first cooling maintenance. Changed 20x30 and 14x14 filters . Cleared condensation drains. Made sure sloped and capped properly. Cleaned outdoor condensing coil. Honeywell 6000 WiFi thermostat as blank after recycling power. After replacing and putting back on faceplate it came on and was connected to WiFi. Refrigerant charge, motor amps, voltage and capacitors were good . Cleaned out electrical compartment. Recommended adding a water safety switch to prevent water damage from overflow if leak spot doesn’t hold . Will come back next week with pan float switch as didn’t have one on truck only had in line float switch and pan had no drain port.
