Completed a cooling maintenance on a package Bosch. System passed 23 point refrigeration and electrical inspection. Replaced filters and cleaned motherboard with CO2 tank. Thermostat/disconnect box: good. Clients renew club membership. System is cooling the home at the time of maintenance.

Performed a cooling maintenance on an R-22 Goodman unit #0511. System cools the bedrooms. Checked capacitors and electric motors. Refrigerant circuit diagnostics revealed system was excessively low on refrigerant. Coils were also excessively dirty. Washed unit and replaced filters. Unit that cools the kitchen was found inoperative and needs to be serviced at a later date.

Performed a cooling maintenance on two split systems. Diagnosed malfunctioning blower motor on living room unit. Blower motor was operating at a slow speed. Motor was receiving 117V from the circuit board. Tested safeties and cycled system and heating. Blower motor was operating at a slow speed in heating and shut off on thermal overload. Blower motor was hot to the touch and drawing 4A in cooling. Estimate sent to replace blower motor. (1/2hp 1075). Checked refrigerant circuit diagnostics, capacitors and electric motors on outdoor units. Replaced filters in the home. Will return to replace motor upon client estimate approval. Only bedroom system is cooling the home at the time of maintenance. Unplugged living room unit for safety reasons.

Demand service: malfunctioning mini split after maintenance During cooling maintenance, circuit breaker popped as I was washing down casita outdoor unit and mini split. Upon arrival for demand service, mini split was not cooling on a call for cooling. System was operational on a call for fan. Utilized owners manual and Internet to locate error code "U4". U4: malfunction of transmission between indoor and outdoor unit Measured 120V at L1, L2 and L3. Printed circuit board was difficult to access due to vertical installation, but I am of the thought that circuit board was shorted due to water on outdoor thermistor. Mike to advise and follow up with client.

Performed a cooling maintenance on a split Lennox, with upflow gas furnace and 16 x 25 filter rack – no Jones valve. According to refrigerant temperature and pressure, system was low on refrigerant. Charged system with 3 pounds of R410 A – paid via CC. Electric motors and capacitors were tested. Cleared condensate drain line, replaced filters and washed condenser coil from the inside out. Disconnect/thermostat: good. System is currently cooling the home at the time of maintenance.

Performed a cooling maintenance on a split casita heat pump, a platinum unit with courtesy garage mini split service. Checked refrigerant circuit diagnostics, capacitors and electric motors. As I was washing garage mini split and casita outdoor unit, a short circuit caused circuit breaker to pop for casita outdoor unit. Would suspect there to be some form of short circuit or exposed wire on outdoor unit circuitry and would recommend an electrical safety inspection. Clients advised to call HYDES electric department. Thermostat: good. Cleaned air filter with CO2 tank and replaced filter at casita. Casita air handler is located in the attic with a condensate pump installed. Both systems are cooling the home at the time of maintenance.

Cooling maintenanceon one RHEEM and one GOODMAN condenser. Upon arrival, south gas furnace was back flooding condensate beneath the platform, with water all over the floor. Client opted to install two Jones valves and two float safety switches on his systems. Wired float safeties to common on transformer. Advise client to locate primary condensate termination. Suspect termination is buried beneath dirt and rock. Installed a compressor saver kit on Goodman condenser. Client paid for repairs via C. C. Washed outdoor units, replaced filter and cleared condensate. Checked capacitors, electric motors and refrigerant circuit diagnostics. Recommend replacing thermostat with more reliable Wi-Fi thermostats. Client opted to self install. Both systems are cooling the home at the time of maintenance.

Performed a cooling maintenance on two split systems, one silver and one gold. Washed outdoor units, cleared condensate drains and replaced filters. Unit #X75F was low on refrigerant according to temperature and pressure. Charged system with 1 pound of refrigerant. Checked running/starting capacitors and electric motors. Demand call no cool: Client was pondering whether to repair or replace casita system. Refrigerant circuit diagnostic revealed a metering device that is overfeeding (stuck open), in addition to being low on refrigerant. Informed client that R-22 TXVs are no longer manufactured and R-22 is very expensive per pound. Also informed client that her system was well over 20 years old. Repairing equipment for sufficient cooling would be near impossible and a waste of money. Client opted to speak with Mike to replace all three systems. Charged trip and diagnostic fee.

Demand call: condensate issue Client stated secondary line was draining water above their window. Primary terminated under the sink of master bathroom. Disconnected tube from T, installed two Jones valves and cleared P-trap with specialty PVC pipe brush. Used CO2 to clear primary line all the way to termination under the sink. Client paid via C. C.

Performed a cooling maintenance on one heat pump and one straight cool condenser for the main house. Due to time constraints, client is requesting technician returns tomorrow to complete casita maintenance. Added 6 pounds of refrigerant to DAIKIN heat pump. Documented refrigerant temperature and pressure. LENNOX condenser is low on refrigerant according to refrigerant temperature and pressure diagnostics. Replaced LENNOX dual run capacitor. DAIKIN capacitor was good. Tested electric motors, washed outdoor units and replaced filters. Client enrolled in a three system silver club membership. Repairs and membership was paid via CC.
