I Performed Maintenance on the Cooling System. Also replaced a 16x30 and 14x14 Filters/flushed the condensate drain. I found that the dual run capacitor tested very weak and out of manufactures specifications, also found that the start up amperage is rated for 79 and we were getting 90. Refrigerant levels low 1-2 pound and has had history of adding refrigerant. Equipment has leak in refrigerant system and will continue to leak. Existing equipment in very poor condition making loud noise while running. Highly recommend equipment replacement to avoid continuous breakdowns. Collected deposit for new equipment replacement. Attention below attached estimate.

Cooling service and safety check on 5 systems. Replaced filters, washed coils, cleared drain lines. Verified electrical compartments are clean and electrical connections are secure. Checked refrigerant pressures and temp splits are good. Verified sequence of operation is operational. Kitchen and bedroom equipment 2013/2014 models have fan motors that are in very poor condition, rusted and leaking oil, also capacitors in poor condition. Kitchen ac unit making very loud start up noise, Equipment is operational though highly recommend replacing fan motor, capacitor and starting kits to prevent damage to compressor also prevent potential breakdowns. Do to all three similar in age would be very wise to update failing parts on all three unit do to all are past life expectancy. Attached estimate below also emailed for fan motor replacements/ which includes capacitors and compressor saver kits.

Perform Leak Search for Bedroom Unit S#6359. Found condenser coil leaking (see photos). Refrigerant system is leaking and will continue to leak. Oil stains in coils and is un repairable due to internal leak in coil system. Equipment uses 410a refrigerant which is phased out and coils are not manufactured. Recommend replacing equipment. When converted to new 454B refrigerant systems first option is to replace condenser and evaporator coil which includes replacing outdoor unit and evaporator coil in garage. Second option is complete system replacement, attached all options below. Complete system replacement has two options Silver standard efficiency or Gold high efficiency. Advised can refill refrigerant though advise equipment will continue to leak. Recommend complete system replacement due to equipment past life expectancy and has multiple additional potential breakdowns. Emailed and attached all options below.

Sn—P2UF bedroom system has continued to not run, then run when technician arrives. Client noticed outside unit stops but indoor blower motor continues to run. Checked fan motor and found it very hot. Equipment running on arrival though once fan motor over heats it stops operating, then cools down and runs again. Installed new fan motor.

Performed a cooling maintenance on two split system units. Check sequence of operation by checking refrigerant levels and electrical components. Also cleaned out condensation line and changed out filters at this time all is within range and systems are cooling down the house properly at this time Finish maintenance by helping client connect both thermostats to nest app help client understand how thermostat work. Furnace is located in outside closet, filter is 20 x 25 and located within filter rack, changed filter, cleared condensation line, cleared all electrical components of dust and debris, verified proper sequence of operation. Thermostat checked out OK, informed client that system is operating as best as I can to maintain 78° in home, system is past life expectancy, but with manufacturers specifications and cooling and operating at this time of service. Compressor is struggling to condition home do to poor condition well past life expectancy. Recommend replacing equipment to avoid multiple potential breakdowns. Verified filter is clean 5” good for 1 year. Cleared drain line, washed coils. Equipment does not have surge protection which advise is a manufacturer recommendation to prevent damage to electronics. Maintenance on the Cooling System. Also replaced a 2) 16x20 Filters. The system is a 2016 model located in the laundry room closet and outside on the ground. I found that the dual Run capacitor tested weak and out of manufactures specifications. recommend replacing fan motor. Client agreed with the repairs. I installed new fan motor and contactor, then tested the system. The system checked out operational and within manufactures specifications at the time of the service.

Compressor operating though very loud and running at 22 amps. Equipment refrderant ok though advise equipment uses r22 refrigerant which has been phased out and not longer manufactured. Thermostat buttons sticking and difficult to change temperature. Excessive dust on indoor coil and blower compartments from construction. Equipment operating though in very poor condition well past life expectancy. Equipment likely not to make it through summer do to poor condition. Will schedule to install new equipment.

Changed a 14x20 filter located in outdoor casita closet, washable filter in garage FAU and a 16x25 filter located in attic. Cleared condensation lines. Followed sequence of operation, checked capacitors, amperages, voltages and freon levels. Found that 2019 Gold system With weak capacitors also casita compressor over amping due to weak capacitors. Replaced weak parts and tested operation. Equipment is working properly at this time.
