Performed heating maintenance on 2003 Carrier 80% upflow gas furnace in upstairs closet. Carrier thermostat working properly. Inspected current filter and determined it was ready to replace, used customer supplied 16x25x4” media filter, dated filter and arrows up. Cleared condensation drain. Highly recommended having Hyde’s install a water overflow safety switch at indoor unit. This will prevent water damage to home, systems can easily deain a few gallons a day even with our dry climate. Cleaned out burner compartment and furnace area. 7.5uF blower motor capacitor was within range. Heating sequence of operations was performed properly. Zero carbon monoxide detected. Checked amps, volts, flame sensor, gas pressure, safeties, and limits. Furnace is heating safely and properly at time of maintenance. Water overflow estimate attached with this report. Booked upcoming summer maintenance for Friday, June 5th, 11AM - 1PM.

Performed heating maintenance on (4) 2021 Amana split heat pumps. Need 12 foot ladder for living room filters and back patio attic access. Use 8 foot ladder for all other filters. Performed heating maintenance on 15+ year old York Diamond 80 gas furnace in hallway attic. Replaced 16x30 and 14x14 ceiling filters. Honeywell 8000 (first gen) thermostat working properly. Went over HOLD function, issue they were having was temperature setpoint kept changing. That’s due to schedule function, HOLD overrides this schedule. Informed them that I checked manual and this thermostat does not have ability to do auto mode with a heat and cool setpoint at same time. Informed that the new model of this same thermostat does if they wanted to have that ability. Cleared condensation drains. Cleaned off attic platform. Cleaned out burner compartment. 7.5uF blower motor capacitor within range (7.48uF). Heating sequence of operations was performed properly. Zero carbon monoxide detected. All heating, electrical, and safety components are working to manufacture specifications.

Upon arrival homeowner informed me the same situation happened again. Master bedroom Braeburn thermostat set for heat setpoint of 72° and on heat mode, he felt cold at night and checked and it was. 68° or 69° and nothing running. Then later in the day the heat came on. I first confirmed all thermostat settings were correct, on hold, correct mode and setpoint. Before checking furnace/circuit board I checked the IFC fault recall. Most recent fault (doesn’t indicate time of or since fault) was 7 flashes for primary or secondary limit open or watchgaurd mode (Lennox version of hard lockout). I checked and no limits were open. Fault before was 5 flashes and 3 flashes (full fault list in attached photos). Tested in heat from thermostat, was 75° inside, I raised to 80° and heat was displayed on thermostat. Full sequence of operation was performed first try with no issue. Tested multiple times from thermostat and from circuit board independently as symptoms seem to lean towards bad circuit boa

Homeowner has (2) gas furnaces , one in kitchen attic access, the other in garage access, garage unit for guest rooms side of home, kitchen area furnace for living room partially and master bedroom side of home. Guest rooms and dining room with garage furnace were too hot to them. Was getting. 130°+ with high velocity. Adjusted gas pressures lower end of manifold pressure and found speed two in medium hi, per specs I switched to low. Getting 40° heat rise, no limits going off. For master bedroom issue, they were getting cold at night with furnace running. I confirmed it is running in heat, and not in cool. Only one supply but they said no issue cooling in summer. Supply temp was about. 107° and speed tap on low. I switched speed tap to medium hi and got much better heating, now they could feel it near their bed. Homeowner stated it felt better as well. Adjusted a little to keep it all within manufacture specs. Both systems are now heating properly and within manufacture specs/design b

Informed homeowner will get it set so we can have replacement filters replaced every 12 months with the cooling maintenance. Attached is quote for replacement filters. All loads operational and working to manufacture specifications. Homeowner said fau on the left had slight vibration noise he could hear inside. I made sure all panels screws were tight and secure. Cycled systems with homeowner in garage and he couldn’t hear same sound. When blowers ramped up to 1400 cfm you can hear the blower more but informed homeowner this is normal, sound for motors ramping up and at higher cfm’s.
