Performed heating maintenance on (2) 2013 3.5 ton American standard 80% upflow furnaces in garage and hallway inside closet. Replaced filters. Cleared condensation drains. Ecobee thermostats working properly . Heating sequence of operations was performed properly. Zero carbon monoxide detected. Gas pressures to specs , flames look good. Blew out all dust from heating compartments. Checked all heating and electrical compartments. Systems are both heating safely and properly at time of service.

Sent quote for our repair option. Per schematics it’s leaking at a port where the factory adds charge when making the unit. Not a pressure switch, no electronics or wiring to port. We will cut copper under brass nuts, crimp and braze shut. Then add back full factory charge of 14 lbs. AC Pro unable to help identify part and warranty for it. No warranty on refrigerant for any manufacturer. Notes. Spoke with Mrs.Goldstein , very nice client , she agreed to our repair option and quote. I informed her im sending the quote to email right now and to sign it and I’m getting with our office CSRs to reach out to schedule repair asap/urgency as it’s their only AC. Notes.

Assisted Danny on ductless blower motor replacement. Repair went well. System is working and cooling properly.

System had all loads operational but 85° in home and set for 80°. System needed a little refrigerant. Balanced charge and system pressures, superheat, subcool (8°) and temperature split (23°) were good and system is cooling properly now. Replaced a couple schrader cores. Checked for oil and then checked condenser all around service valves, and reversing valve side for any leaks. Took videos and photos on file. Notea

Found a 2021 AC Pro side discharge inverter condenser running but almost completely out of refrigerant. Informed homeowner there is a leak. Performed leak search with electronic leak detectors and verified it’s at a transducer style port after accumulator. System holds 13.8 lbs of r410a. Homeowner provided me with her paperwork from purchasing the AC Pro system. Will call AC Pro tomorrow morning and get info on warranty coverage, part availability and then call and update homeowner. I did inform her refrigerant is not a part covered by manufacturers and since it’s not a Hyde’s install there is no labor warranty. Confirmed correct number to call tomorrow after speaking with AC Pro #5892. Notes.

Homeowner noticed ice on his refrigerant lines and turned it off. Upon arrival I turned system back on (2012 Aprilaire/Bedrooms). Filter was clean, system was running fine and refrigerant charge was to specs but was bouncing around. Blower capacitor was in range. Let system run and monitored and eventually blower motor slowed and seized. Discussed repair versus replacement of system. Homeowner went with repair and will look at replacement during winter to see if any promotions happen (he needs to replace water heater). Replaced blower motor and it needed 4-leg mount. New 10uF capacitor. System is cooling properly now. 2-year warranty.

Bedroom unit (2018 AS #432F) has a failed/swollen dual run capacitor. Replaced capacitor under part warranty, labor warranty expired). Found compressor starting amps well above manufacturer specifications. Recommended adding a hard start kit to lower the starting amps, prolonging the life of the compressor motor. Homeowner to advise, quote for hard start kit attached with this invoice). System is up and cooling properly now (22° temperature split).

Spoke with homeowner, got eta for part, can pickup tomorrow morning at US air. Office to reach out to client and schedule repair. 1.5-2 hour job

Tested bedroom and living room systems independently. Tested fan only for both , blower motors sound normal and not causing any loud noise. Tested living room system in cooling. Could hear vibration but only in hallway. Same with bedrooms system; vibration only audible in hallway, went into each room and bathroom and noise of a humming vibration , more on the humming side not an issue , can only hear it in hallways for both. Part of noise exacerbated was can light in hallway when living room unit in cooling , adjusted and no longer making vibrating metal noise (videos of before and after correction). On roof both units sound completely normal and would not consider either causing a vibrating issue on roof. As far asbestos can tell it’s just the compressors making a hum on housing frame and only in hallway but not noisy in any room. If homeowners want it quieter in hallway then going with craning and adding sound reducing springs is the option, doing just iso pads may or may not reduce

Condenser outdoor unit was very loud and checked all vital readings. Refrigerant is to unit specifications. Motor amps and voltages fine. Found American Standard nameplate was vibrating so loud it sounded like an old compressor. Moved to opposite side and verified all screws are tight and condenser top with condenser fan motor were aligned and no more noise issue. They could hear it loudly in their main bedroom. Went with tenant to room while system running and she said it sounds normal now. No issue with system cooling.

Homeowner had concern about amount of water/condensate puddling up at garage ductless drain termination by condenser. No water stains or water damage at indoor unit wall. Courtesy cleared drain, informed homeowner however that clearing garage ductless drains that go straight out garage wall and do not need extensions or pumps drain with gravity and so don’t need clearing of drains like a standard main home split system. Did not see any issue with drainage or amount of water. Did customer education on operation and how it’s drainage works.

System having same issue when tech was out 3/25/26 where no alerts in history or current alerts. Reversing valve working, LSOV test, not sticking. I asked homeowner if it was ambient indoor air blowing out or hot air and she shared it felt like furnace heat when 1050 thermostat was stating in cooling model. Cannot verify version on CDA, will need to replace CDA s Ira needed for most system diagnostics and system info. Will find update chip and then will have to reprogram. System has part warranty but labor warranty expired. Once part is located and CDA is available will update homeowner and quote for labor on installing CDA/reprogramming system. Called Howard distribution and they are working on locating CDA then will call homeowner once I know about the update chip and CDA so both can be done same day . System is cooling properly currently and last time it ran her when in cool mode was march.

Replaced bad attic blower motor. System refrigerant charge is still good. 20° split. 2- year warranty. Notes.

Called and no answer, left voicemail that I’m working on locating motor , distributor will inform me when they can locate one if available. 9/15 spoke with homeowner and informed oem motor is ordered, per distributor no eta at the moment but will update homeowner once I have an eta. Quoted member price and emailed estimate.

Replaced broken blower fan wheel. Tested system after and motor and fan wheel are working properly, all tight and secure no wobbling or shaking. 1-year warranty.

Homeowner heard loud squeaking sound from garage units. Main culprit was furnace on the right, one of left had rattling main panel cover. Tightened left unit panel and noise from right unit was ECM motor housing vibrating between furnace mount slits. Tightened what I could. Nothing wrong with motor, blower wheel, motor mount or housing, just solace made over time of vibrating. Much quieter cannot hear inside home or at garage anymore unless you put your ear next to it. Sounds better to homeowner. Also informed her nothing was broken or in danger but I can see the coat of new housing and if can tighten where it slides into furnace. Informed it may not do anything significant and would be very expensive.

Homeowner stated with new system from Hyde’s (only one system for home) was loud and blowing very hard in living room and master bedroom & bathroom but guest room and office were very weak and not keeping up with temp as other rooms and they purchased new system to prevent breakdown and hoping new blower motor and unit would be able to keep warm rooms from being warmer than rest of home. Could audibly hear the static pressure at hallway attic air handler. Found manual dampers for guest room and office basically closed all the way . Opened them and now sounds normal at air handler, office and guest rooms have good airflow now, homeowner confirmed it feels much better now and not as loud in living room or master bedroom but now normal sounding and airflow is now being balanced and not causing high static issues.

Replaced txv for 5-ton Lennox. Pumped down system. After replacing txv I pressure tested, passed, no leaks. Pulled deep vacuum under 150 microns. Vacuum decay test passed. Reopened service valves and let system run for 10-15 and refrigerant pressures and numbers are to manufacture nameplate specs. 21° split. 2-year war warranty as Hyde’s Family Comfort Club members.

Found condensation drains backed up, termination elbows submerged in condensate, cleared that area out. Shop vacuumed all vents where water was at top. Then used pressurized air to clear them out fully, also shop vacuumed out water in water floats switches, after clearing removed water at termination points again. Informed homeowner if this happens again we should replace/redo the condensation drains, main one the traps combine into is lines with funk all the way and who knows how restrictive it is underground. Systems are at 73° and set for 73°.

Bedroom unit (2010 RUUD) had blown high voltage fuses. Replaced and outdoor condenser came on, compressor and condenser fan motor. Checked amps, refrigerant charge and temperature split (21°). System is cooling properly now. Informed homeowners of age of system and average life expectancy in the desert of 10-15 years and so that’s when systems start to have frequent breakdowns/repairs. Homeowners fot their 15% discount and 2-year warranty as Hyde’s family comfort club maintenance plan members.

Condensate drain backed up but vent on drain line was dry. Lightly blew pressurized air to coil to clear any blockages before jones valve, after that it all came pouring out in large amount. Blockage was at evaporator coil ports for condensation drains so jones valve clearing would clear rest of drain but not blockage before that, may want to lightly blow very light air pressure to coil direction on maintenance to make sure it’s clear before and after jones valve. Dried up all accessible wet spots either clean rags and shop vac. Observed condensation draining out towards termination now.

Fau installed July 2026 had water dripping from between fau and coil. Jones valve properly open. Vent for condensation drain full to top, water all around floor returns. Dried up as much as I could and left a few rags to absorb any left. Cleared condensation drain from jones valve. From vent, and from termination spot behind fau wall. Also lifted condensation drain that runs at bottom above drain for tankless water heater as it sank lower. Now it’s sloping properly and water poured in is pouring out termination point properly.

Homeowner spoke with Honeywell and they had him check sub panel and he found 15 amp fau breaker tripped, after he reset it and put thermostat back on it worked. System is cooling properly, 23° split. Total amps 8 for fau. Float switch not engaged and jones valve properly open. Ch3cjed all high voltage wiring and found la Quinta code electrical power box with switch had bare copper from wire stripper. And burn marks on metal panel box. I do not carry this gauge wire or any electrical components for outlet. I covered all bare sections with electrical tape and made all wire nuts verified tight and secure. I will get with Shelli (electrical department) Monday morning (9/14) about resolving. Panel had 4 fau breakers, one labeled for casita. Top fau breaker goes for den area thermostat, one under for Hyde’s fau. Not sure how outlets daisy chain or are setup but it looks like they all have their own breaker and none are sharing, new fau electrical box wire goes into next fau outlet box then o

Homeowners just got home, moved in and that’s when they noticed it wasn’t cooling properly. New Nest thermostat set for 76° and reading 84°. Checked and all loads were operational, all motors running. Checked refry charge and found numbers very off with high superheat and normal/high subcool indicating a restriction. No temp issue across filter drier. Tested txv at garage evaporator coil and was able to temporarily open txv valve and refrigerant numbers were to specs now. Also had noisy ceiling return with very dirty filter, garage Lennox furnace has a filter rack. Informed them they only need one filter and to use the garage filter rack. Unit is 2015. Removed dirty ceiling filter, low airflow was also causing moisture in plenum. Signed up on Hyde’s maintenance plan for savings on today’s call, txv repair. And 2x maintenance visits and many other benefits on brochure I left with them. Will get part Monday and get with office to schedule repair 1.5 hour job. Getting 20° split now.
