Performed annual cooling maintenance on a 2015 American Standard Gold 5 ton split system. Fau is located in master closet attic access. Replaced 20x30 and 10x10 filters. Upon arrival client stated AC has not been cooling for a couple of days, found blower and condenser fan motor running but compressor was non op. Found 70uF capacitor reading 9uF. Informed, recommended and installed new capacitor and hard start kit. Checked voltage, amperage, temperature split, Freon levels, cleared condensation lines and rinsed condenser coils. Temperature split was on the low end measuring at a 12° difference. While in the attic cleaning condensation line found 20” return duct disconnected from TY. Need another tech to assist. Client signed duct repair estimate. Will return tomorrow to repair duct.

Informed and recommended adding a water safety switch and a jones clear out valve to properly clear condensation line and to protect equipment/garage from water overflow if condensation line is clogged. Performed annual cooling maintenance on a 2018 ACPRO 5 ton split system. Fau is located in the master closet attic access. Replaced 20x30 and 10x10 filters. Followed sequence of operations and checked voltage, amperage, capacitor, temperature split, Freon levels, cleared condensation line, and rinsed condenser coils. Found compressor over amping at start up reading 146/134LRA. Informed and recommended adding a hard start kit to help lower compressor amps and prevent any potential issues with the compressor. Capacitor in range, fan side is reading 9.7/10uF which is still within manufacture specifications but nearing the lower end of the acceptable range. Will continue to check capacitor in future visits. Client authorized to install hard start kit. Compressor LRA is now at 97/134LRA. Thermostat checked out operational. System is working properly in cooling at this time of service. Client paid for HFCP via CC.

Followed sequence of operations and checked voltage, amperage, temperature split, Freon levels, cleared condensation line from jones valve, found no error codes on CDA, and rinsed condenser coils. Client stated thermostat displayed error code 185 days before visit, client stated it’s been a reoccurring issue. No error codes are actively present during service. Checked alert history and found multiple alerts for 185.03. Tested blower motor and assured it ramps up to 100% 1250cfm. Checked fan speeds for heating and cooling. CPC was set to 420cfm but CPH was set for 300cfm. Changed CPH to 420cfm. Tested and cycled equipment. Everything checked out operational. Notified client we will continue to monitor equipment. Thermostat checked out operational. System is working properly in cooling at this time of service.

Client stated back bedrooms are a hot spot, informed and recommended to client of potentially adding a temperature sensor + new ecobee thermostat in back bedroom to help cool the area better. Client stated they’ll use their 2nd maintenance service during the middle of summer to get more accurate readings in bedrooms and possibly move forward with temperature sensor. Current outdoor ambient temp is 71°.

Found primary condensate line filled with water after p trap and clear before it. Cleared condensation line and assured proper drainage. Added riser/breather port to primary line after p trap. Found no signs of water in safety pan, no signs of water leaking at primary and secondary drain line connections at coil, nor coming out of the coil. Assured pvc couplings are all sealed and glued. Will notify office to reschedule permit, client to keep an eye on condensate line and will notify if issue persists. System is draining and working properly at this time of service.
