According to the superheat charging chart, it is recommended that refrigerant NOT be added, despite evaporative coil being below 32°. Due to age of system, a number of factors can cause a freezing coil, dirty evaporation coil, noncondensables, etc. Age is also a restriction of some parts being replaced: coil, compressor, etc. Checked capacitors and electrical motors. Cooling maintenance: incomplete. Upon arrival, documented refrigerant temperature and pressure and also noticed vapor line freezing up. (very low subcooling and very low superheat) Metering device is a TXV. Put bulb in ice water and found that the numbers did not change. Will set appointment with front office to replace TXV as soon as possible. Bulb is for a 4-ton condenser. Evaporator coil was replaced last year.
