I Performed Maintenance on the Cooling System. Also replaced a 20x30 filter. The system is a 2011 model located in the master closet attic and outside on the ground. Primary drain drains into guest bathroom sink. I advised client about contactor being pitted and condenser fan motor at almost maximum amperage as well as having oil residue around motor. Also advised client on prior recommendation of adding a water safety switch and jones valve. Attached 3 estimate options to today’s invoice for client to consider. Also checked ductless mini split for garage and unit is working properly. Scheduled next maintenance visit online for Wednesday November 4th 2026 between 9-11 am.

I installed new Air Scrubber Bulb and Cell, then I installed surge protection at indoor and outdoor units. I lastly installed new dual run capacitor and hard start kit. I then tested the system and verified surge protectors have the green lights on them, as well as Air Scrubber is working properly. System is cooling properly at the time of the service.

I Performed Maintenance on the Cooling System. Also replaced a 16x30 and 14x14 Filters. The system is a 2017 model located in the master closet attic and outside on the ground. Flushed the condensate drain from the attic. I found that the dual run capacitor tested weak and out of manufactures specifications, as well as installing a start kit to reduce to compressor start up amperage upon start up. Client agreed and then I installed new dual run capacitor and installed hard start kit and tested. Original start up amperage was reading 73 and now we’re getting 38.3. I then tested the system. Advised client that the ductwork is intact at this time but builder grade. Advised client on replacing ductwork in the winter time. The system checked out operational at the time of the service. Scheduled next Maintenance visit online for Wednesday November 18th 2026 between 9-11 am.

I also checked mini split for master bedroom and it is working. We just installed new mini split for garage last month and it is working properly. I found that the contactor is pitted, also would recommend install surge protection to protect against damaging power surges to the unit and lastly would recommend installing a UV Light to help keep indoor coils clean and sanitized. Gave client 3 options and client to advise. Client to call and schedule next service when ready. The system checked out operational and within manufactures specifications at the time of the service.

I Performed Maintenance on both Cooling Systems from the outside per notes. Both Cooling Systems are 2016 Lennox 4 ton and 2000 Trane 3 ton Gas Electric Package Units located on the roof. Trane Unit (S#E61H) has a 20x25 filter, checked filter on roof and it is clean. I found that both dual run capacitors tested weak and out of manufactures specifications. Also found that both Evaporator coils could use a cleaning, I then found that the Trane 3 ton unit ( S#E61H) blower motor is leaking oil indicating the seal has broken on it increasing the likely motor could fail at some point. On the 4 ton Lennox Unit (S#3040) I found that the blower motor could use a pull and clean. Would also recommend signing up on our Comfort Club for twice a year maintenance service. Attached client estimate options for client to consider. Client had home warranty do a repair on the Trane 3 ton unit prior to today’s maintenance visit. Tested both units from the roof and both units tested operational at the time

I Performed Maintenance on the Cooling System. Also cleaned a washable filter. The system is a 2007 American Standard 3.5 ton model located in the inside closet and outside on the ground. I also flushed the condensate drain. I found that the blower motor has lost its seal and is leaking oil around motor as well as the Hard Start Kit tested no good. Verified whole house surge protector is working properly. I also checked refrigerant levels and levels are low. System is cooling well for client at this time. Advised client that system has R-22 Refrigerant which is a gas that is no longer manufactured. Advised client with the overall age of the system I would strongly recommend replacing. Client not here in the summer time. At the time of the maintenance visit the system is operational. Scheduled next maintenance visit online for Monday October 19th 2026 between 10-12 pm.

Both Cooling Systems are 2013 models are located on the ground. I advised client about adding water safety switches to both condensation drain lines as well as adding a Jones Valve for the system in the master bedroom closet attic. I Performed Maintenance on both the Cooling Systems. Also replaced 3) 20x20 and 2) 14x14 Filters. Both Cooling Systems and 2016 models located in the powder room and laundry room attic as well as outside on the ground. I also tested condensate pump for living room system and flushed the condensate drain for the bedroom system. I found that the systems don’t have any water safety switches or Jones Valves as well as capacitors that are original, capacitors are tested within manufactures specifications. Due to age, would recommend replacing them. Capacitors are most common AC failure. Also would recommend installing hard start kits to help reduce compressor start up amperage. Gave client 3 options to consider and client. Both Cooling Systems checked out operational at the time of the service. Scheduled next Maintenance Visit Online for Wednesday October 14th 2026 between 2-5 pm.

Also flushed both condensate drains through the Jones Valves. Also found both prior Jones Valves stuck and not able to clear drains properly. Removed prior Jones Valves and installed two new Jones Valves and tested. Both Cooling Systems checked out operational and within manufactures specifications at the time of the service. I found that the seal is broken on the condenser fan motor with oil residue around the motor increasing higher probability of motor failure. Also found contactor pitted which increases the likelihood of failure at some point. I also flushed the condensate drain and poured water down the drain and system drains. I found that the low stage run capacitor tested weak, as well as the start capacitor. I recommended and installed new run low stage run capacitor as well as a new start capacitor and tested the system. The system checked out operational at the time of the service.
