I Performed Maintenance on both the Cooling Systems. Also replaced standard lakes filters. Both Cooling Systems are 2013 American Standard Package Units located on the roof. Would recommend installing Ultra Violet lights to prevent future organic growth from returning. Sent client estimate to install UV lights and client to advise. Both Cooling Systems checked out operational and within manufactures specifications at the time of the service. I also flushed the condensation drain from the attic. I advised client of crack in secondary drain pan. Recommended replacing condensation drain pan, installing new safety switch and Jones Valve. I Performed Maintenance on both the Cooling Systems. Also replaced 2) 20x30 filters and flushed both the condensate drains. Both Cooling Systems are 2020 and 2021 models located in the laundry room attic and outside on the ground. I advised client about prior recommendations of replacing both furnace blower run capacitors and outdoor run capacitor for the Lennox 3 ton unit (S#38587) and client agreed to repairs as well as the renewal of the Hyde’s Family Comfort Club. I installed two new furnace blower run capacitors for both furnaces. I then installed new dual run capacitor for Lennox 3 ton unit (S#38587) as well as a customer supplied booster kit as a courtesy. Original start up amperage was rated for 81 and with booster kit are start up amperage is at 40.5. Advised client that there is no warranty for the booster kit since it didn’t come from us. Both Cooling Systems checked out operational and within manufactures specifications at the time of the service. Scheduled next maintenance

Both Cooling Systems are 2022 and 2018 models located on the ground. I cleaned condenser coils thoroughly and checked electrical components. Found that the 3 ton unit ( 2018 model (S#LR43F) Dual Run capacitor tested weak and out of manufactures specifications. I advised client about replacing capacitor to prevent future failure and client agreed. I installed new dual run capacitor and tested the system. At the time of today’s service, both Cooling systems checked out operational. Scheduled next Maintenance visit online for Thursday November 5th 2026 between 9-11 am.

I also flushed the condensate drain through the Jones Valve. Verified refrigeration levels are within manufactures specifications as well as electrical components. Advised client about the extended labor warranty options. Current labor warranty expires on Monday May 11th. Client to advise. Advised client on membership and she chose to do a 1 time service. Client has second system for the Casita and advised client about adding that system to the plan when it’s time to renew for 2 unit at $269.00 come the fall. Advised client that the system is past life expectancy and prior tech noted about contactor potentially failing. I also found blower motor compartment dirty. Advised client on doing a blower cleaning and replacing the contactor. Client to advise. The system checked out operational at the time of the service. I Performed Maintenance on the Cooling System. Also client replaced own 20x30 filter. The system is a 2015 model located in the master closet attic. I also flushed the condensate drain from the attic. Upon going into the attic, I smelled gas at the furnace area. Sprayed with soap bubbles and found where the leak is. Attached picture to account. Advised client that we will need to have a service tech come out and resolve issue. Advised client that I turned off the gas at the furnace until we can come back and resolve issue. Also found that at the outdoor unit that the contactor is pitting and then found that the start up amps are rated for 112 and we’re getting 119. Recommended replacing contactor and installing a hard start kit to reduce compressor start up amperage. Client to advise. Office to call and schedule for service tech to come out and check out gas leak. At the time of the service the system checked out operational at the time of the service. Upon arrival found 3 yellow alert error code messages from the master bedroom thermostat. Determined issue to be with Z Wave Temperature sensor in guest bedroom. Replaced temperature sensor under warranty and re enable zoning. System is working properly. Advised client about surge protection and client to advise. Both Cooling Systems checked out operational at the time of the service. Scheduled next maintenance visit online for Tuesday November 17th 2026 between 12:30-3 pm.
