...after 18 years with Hydes, & several thousands of dollars invested in a wonderfully new & innovative HVAC system, along with the utmost satisfaction with their awesome service for those 18 years, this incident provided a sense of disappointment. The system works beautifully....but it was the water heater that provided this concern.....it was offered "free" for purchasing their system, most appreciated, but when that water heater, after only 3 months in use, encountered a concerning problem in functioning well, the owner obviously made the decision to not repair it, and from a business point of view because it was a different brand & out of their professional "plumbing" expertise & perhaps, expensive to fix, they left it up to me. I felt a little deserted, after my 18 years of appreciating their excellent service...and I will continue with their normal service routine, as they are outstanding in that regard....Thor Jonasson & Greg Defontes, my Techs for those 18 years, were simply the best at their jobs. Perhaps, I am just too sensitive. Life goes forward..but, again, I am a little disappointed. I am OVER it. BTW they did NOT charge for their visit to check out my problem; promised referrals, never materialized. They are quite busy, & historically, most concerned with their clients.

Went to perform 4 system maintenance (guest/den zoned, living room, master bedroom, and attached casita). Had to perform diagnostics on zoned system not working, found grounded compressor , contactor, and capacitor all failed unit#0386, 3rd condenser labeled. Then found master bedroom unit had failed capacitor and shorted compressor unit #9830, condenser labeled, first one). Cleared condensation drains. Older Honeywell 6000 thermostats working. Over 100 foot hose. Found casita unit and living room units working, capacitors good, all loads operational and charge and temperature splits good. Barry Hyde to come out for in person consultation for both guest/ den zoned system and master bedroom system. All systems are the same age and use r22. First time maintenance so waived diagnostic and setup 2-system maintenance as those are the only working systems. .

Homeowner Mrs.Bath had questions about leaks, refrigerant lineset quote, cost of r410a refrigerant, life expectancy of systems and about her current 2015/2016 Lennox XC21 systems. I did inform they are out of warranty and close to the end of the life expectancy in our area. And if looking for replacement with the new systems using the new current r454b refrigerant we do financing and have great warranties and financing options.

Performed heating maintenance on 2010 and 2011 Rheem 80% gas furnaces in bathroom closet attic. Honeywell 3000 thermostats working properly. Replaced (3) ceiling filters. Cleaned out burner compartments and attic platform. Checked all heating, electrical , and safety components and all are working and heating safely and properly. Cleared condensation drains. Recommended and installed water safety switches , one for each system to prevent major water damage to ceiling/ home if original drain lines become restrictive and backup. 2- year warranty. Extended pvc vent to allow proper operation. Homeowner to reach out to schedule summer maintenance as she doesn’t know her schedule for summer yet.

Installed (3) Honeywell S200 WiFi thermostats (informed we don’t carry the T-10 model nor do local parts houses, but these S200 models are the newest WiFi models from Honeywell and much better than the older T-10 thermostats , configured and tested. Set to settings per homeowner. Originally quoted for 2 thermostats and. 2 system maintenance plan, found casita so we added another thermostat and system to plan. She would also like quotes for system replacement for all 3 systems, pictures attached. 2- year warranty on thermostats. Left maintenance brochure. Attached maintenance info and the Hyde’s Difference info attached in pdf. All 3 split systems are Bryant, single stage cooling, and 80% gas furnace heating. FAUs in garage closet, outside casita closet, and master bedroom closet attic. All legacy wiring. Went through simple operation of thermostats.

Unit #6435 which is a 2015 Lennox xc21 that serves downstairs. Found no power at disconnect. 30 amp breaker was tripped. Reset breaker and checked start and run amps for compressor and fan motor. Checked charge and it was pumping properly and charge was to specs. 4-ton on spec sheet. All connections for high voltage are tight. Either issue with breaker or intermittent issue with motor or maybe metering device. Informed homeowner to monitor system. Homeowner stated this may have happened a couple years ago.

Homeowner has 1994 r22 split system, labels all deteriorated and ineligible to read model and serial #. System serves only master bedroom and master bathroom. Checked charge, all loads operational, but system has very low cha4e and a restriction. Based off both issues and age , condition, and type of refrigerant (r22) I highly advised to go system replacement route versus repair , due to costs of r22, availability of it, and availability of any components and coils. Any repair could be nullified if compressor fails. He mentioned if a ductless is worth putting in for master bedroom. He doesn’t want it blowing on them, I informed that possible but with ducting and a master bathroom with supply’s it may be better for full system. Barry Hyde will call and go over his best options. Homeowner has new 2025 Rheem r454b side discharge units and was setting up nest 4th generation thermostats and had issue with setup configuration. I changed the reversing valve settings to B as they were Rheem heat pumps that use B instead of O for reversing valve for heat mode. Tested both units after in heat mode and temperatures coming in hot and suction lines very hot. Recommended Hyde’s maintenance plan, homeowner declined at time of service.

Performed AC tune up on (2) 2018 Allied split systems, FAUs in garage closet, condensers on roof. Also a 15+ year old York package unit on roof. Replaced filters at units and garage furnace filter racks. Cleared condensation drains. Cleaned condenser coils. Checked start and run amps, volts, capacitors, refrigerators charges and temperature splits. All systems are cooling to manufacture specs. Capacitors were in range. Found starting amps above max rates starting amps (LRA), pictures attached. Recommended having Hyde’s install hard start kits to reduce starting amps which helps lower the strain it takes on the compressors to start, prolonging their lives. Also Hyde’s comfort club maintenance plan for 15% off repairs and recommendations as well as lots of great member benefits. Homeowner declined at time of service.

Performed leak search using ultrasonic and heated diode, checked evaporator coil , accessible lineset, and what was reachable under furnace in return platform . Checked condenser and compressor area. No visible oil stains anywhere , nothing detected at condenser. No solid detection at evaporator coil. Pumped down system and pressure tested lineset. Monitored and after about 20 minutes, lost 4.6psig. Will get with service w managers about findings and I’ll reach back out with solutions. Lennox touch thermostat had alert and no access to touch thermostat for smart hub. Rebooted power to furnace and then thermostat connected again.

Replaced compressor and factory refrigerant charge for living room unit #BGHF. Removed charge, sweated lines and didn’t have to cut refrigerant lines. Brazed while floating nitrogen. Pressure tested, pic attached, pulled deep vacuum under 500 microns , did decay test after, it held properly. Added back full charge back and tested system in heating and cooling. System is working properly now.

Amana condenser had seized condenser fan motor. Capacitor was in range, failed fan motor. Spoke with Mr.Newman about repair option, age and life expectancy of system , and replacement. Replaced 1/4hp condenser fan motor and 5 uF capacitor. Tested system after, all loads operational, 20° split. System is cooling properly now. Inside temp already dropped from 83°. Will get with office to reschedule to perform maintenance as time doesn’t allow today. 2-year warranty

Homeowner showed me his documentation of system temps at different times he noticed it sometimes blowing cold and seemed to not follow his schedule. I tested system from Honeywell 8000 and system turned off when setpoint was reached, system was going into second stage and back to first properly. Checked outdoor ambient sensor and found 16-pin molex plug damaged. This matches up with symptoms homeowner has noticed. Ordered from Howard, part will be sent out tomorrow. Informed homeowner as soon as part is in we will reach out to schedule repair.

Was guiding homeowner over phone to connect his Honeywell 8000 thermostat to WiFi. His menu doesn’t have the WiFi setup, so it’s a non WiFi model that uses Gateway with red link. I asked if he can find the little black box by unit or modem to connect and he stated they threw it away when getting new WiFi modem as they thought it was a WiFi extender or part of the old WiFi modem. I informed him that’s the red link component needed to connect his Honeywell 8000 to WiFi. Will send over quote for Gateway replacement, this will include us installing and setting it up.

Upon arrival the thermostat was calling for cooling, setpoint below indoor temp and fan running. Checked condenser and it had 0 volts. Fuseless disconnect. Checked service panel in laundry room ( where furnace closet is located too) and found 40 amp breaker tripped. Breaker instantly trips when resetting it. Condenser fan motor not seized. Checked compressor windings and found compressor windings are grounded, this means the compressor has failed and no repair option. Barry Hyde will reach out for replacement estimate. 25+ year old carrier unit, r22 refrigerant, 3.5ton. Fau in upstairs laundry closet. Condenser around behind building.

Performed cooling maintenance on 2007 American Standard 18 seer 3-ton split system (r22). Cleaned washable filter and cleared condensation drain from garage fau. Honeywell 8000 thermostat working properly. Cleaned our electrical compartment. Cleaned condenser coil. Checked amps, volts, start and run capacitors, temp split, and refrigerant charge. Found start capacitor and run capacitor has failed out of specs. Due to age of system and average life expectancy of 10-15 years , that system is on borrowed time and recommend replacement before failure as best option. To keep system running , recommended and replaced both start and run capacitors. System is cooling to specs and all loads operational at time of maintenance.

Cleared condensation drains and made sure collector boxes were primed before testing heat. Heating sequence of operations was performed properly. Homeowner heard loud banging noise but wasn’t able to go to garage to confirm where source of noise was. She turned off furnace and called Hyde’s to be safe. Upon arrival I checked inducer motor and blower motor are moving freely, not seized or damaged. Cycled in heating multiple times from furnace in garage. From start to finish of sequence did not hear anything out of ordinary. When blower motor kicks in it’s noisier than when it’s running but this is normal sound of a psc motor ramping up from still. Don’t hear anything out of ordinary, all readings were to specs. I recommended trying to record it if she hears it again or note if she hears it and furnace isn’t running or off, or if she can get to garage and see if maybe it’s the water heater located right next to furnace.

Found. Honeywell 6000 thermostat in living room on compressor 5 minute delay and when it ended thermostat display went blank then restarted the delay. This means high current draw on low voltage wire. Could smell electrical burn smell at contactor for unit #EN3F. Labeled at breaker as AC #2. Checked resistance and found it very low, failed contactor. Replaced and tested. All loads operational. 24° temperature split. System is now cooling properly. Recommended and signed up for Hyde’s comfort club maintenance plan for 2 units. Homeowner to reach out and schedule first maintenance.
