Thor, son-in-law of Barry Hyde, is one of our installers and has worked for Hydes for four years. His favorite part of the job is that it’s hands-on and he gets to meet new people on a daily basis. When Thor is not installing new AC systems, he enjoys skateboarding and listening to music. Made corrections to those provided by inspector for install. Sealed hole in platform for East air handler, sealed with foam and coated with water-sealant glenkote. Re-sealed plenum for east air handler. Checked accessibility for filters for ducted mini splits. Bathroom attic unit with filter rack at back end is only due to equipment design and home design for access to supply and return ducting. Cannot flip air handler around due to space and established supply and return ducts for customer home. Inspector may have seen some registers as supply when they are custom registers for returns with filters behind and access from occupied rooms with step stool.
Upon arrival homeowner stated 1050 thermostat for master bedroom was changing temp to 78 specifically in cooling without her touching thermostat. Went through all functions and touch calibration and thermostat is working properly. She stated this is he only 1050 thermostat out of 3 that is doing this temperature change. Found this is the only thermostat that has scheduling enabled and when I checked schedule it had multiple times it would change cooling setpoint to 78. Turned off scheduling as homeowner prefers changing temperatures manually. She also noticed it wasn’t connecting to internet (deerfield2) . Rebooted thermostat and turned network services on. Thermostat is now connected to internet and phone app again. Homeowner needs maintenance done before 30th with high priority as she’s leaving the country for months and will have a 100 year old relative and parents who don’t speak the best English and so doesn’t want systems to have any problem so they can have peace of mind. Upon arrival found all loads operational. Thermostat set for cool, indoor 84, setpoint 70. Found suction line with frost. Found 5” media filter completely restricted with drywall debris. Removed and replaced with new filter. Disconnected power to condenser until all frost and ice was melted. Inspected coil and it was completely thawed out. Powered condenser back on. Balanced charge about less than a pound of r410a. Vsat around 46 and line temps around 63, as long as filters are replaced regularly issue should not return. Performed cooling maintenance on 2016 Lennox split heat pump, condenser on roof, extension ladder on second story apartment. Changed 20x24 filter with inside air handler filter rack. Tested condensation pump, working properly and wired for overflow shut off. Informed homeowner that condensation pumps have a life expectancy of about 10 years, could not determine age but in rough condition. Nest thermostat working properly. New AC System Installation: Installed a high-efficiency air conditioner tailored to the home’s layout. The modern system improved airflow, cooling performance, and energy savings.
Inspected ductwork for Hyde’s to provide replacement estimate. 2 attic accesses. Upflow furnace in garage by garage door. 4 year old condenser & coil. Large access in garage with access to 20 feet of supply and return, going into firewall. Second access in son’s room closet, tight/small access. Rest of ductwork accessible though closet access, pictures on file, lots of duct runs under roof slope. 12 drops/supply registers. Return right outside son’s room upper wall corner, (2) 16x20. Will go over duct system and send over estimate.
Performed one-time tune-up on (2) 2006 Amana/Goodman r22 split systems (3.5 & 4 ton). Cleared condensation drains from attic (laundry room access). Changed (4) customer supplied filters (sizes noted). Cleaned out electrical compartments. Cleaned condenser coils. Honeywell Smart Color thermostats (9000) working properly. Checked amps, volts, start and run capacitors, refrigerant charges, and temperature splits . Systems are cooling properly at time of service. Homeowner noticed a few registers not putting out air, informed he has damper plates at some registers blocking airflow, recommended having Hyde’s remove registers and remove dampers then reinstall. Due to age of system and the, using r22 Freon, I recommended replacement of full systems before breakdown. Discussed heat pumps, refrigerant changes, etc. went over maintenance plan and benefits vs tuneup.

Honeywell 8000 thermostat working properly. Cleaned out condenser electrical compartment. Rinsed down condenser coil. Checked amps, volts, start/run capacitors, refrigerant charges and temperature/temp split (20). System is cooling properly at time of maintenance.
Performed cooling maintenance on (3) 2019 and (1) 10+ American Standard split systems. Changes (6) ceiling filters. Honeywell 8000 and 6000 thermostats working properly. Cleared condensation drains from rooftop attic furnaces. Cleaned out electrical compartments. Cleaned condenser coils. Checked amps, volts, capacitors, refrigerant charges and temperature splits. Found bedroom unit #672F needed some refrigerant to be at manufacture specs, added 1 lb of r410a. Found living room and master bedroom (#702F and unit next to it) run capacitors were weak and starting amps were above their design. Replaced capacitors under parts and labor (consecutive maintenance extended labor) and installed (2) hard start kits. Systems are all cooling properly now. Renewed maintenance plan.
Left voicemail explaining aspen coil warranty, isolation leak search procedure, and possible system replacement as far as recommended investment and new 10 year warranty. Will call again to try to speak with Mr. Lo doll.
Informed Lennox cannot locate compressor , he’s going to reach out to his home warranty. Advised against replacing compressor and r22 charge unless it’s free from home warranty. Otherwise recommended replacement of full system. Will follow up later today.
Upon arrival homeowner stated living room system not cooling and had 3 nest thermostats not connecting, 6 thermostats, living room is 2 zones, then master is one, and 3 guest rooms on 3rd. Bad relay panel bypassed for guest rooms and running off 3 relays. Rewired so now all 3 thermostats for guest zone now have 24v with common wire, informed homeowner the rest is through app and phone , confirmed before i Rewired they had 0v from r to c. Systems are past average life expectancy and in rough condition and zone panels outdated, recommend full system replacement over repair option. Living room unit had failed condenser fan motor and capacitors for compressor. Went with repair today, Zone panel wired up and working for living room. System now cooling, 20 degree split. Recommended Hyde’s maintenance plan for savings on today’s call and to double warranty as well as many other benefits. Homeowner selling home, if not will call Hyde’s sign up. 2023 Amana inverter split system , attic furnace. Homeowners stated previous company stated they had holes everywhere in ductwork, I inspected both duct systems and did not find that issue. They were concerned it was short cycling, I explained short cycling and they stated it may have not been that but they’ll have system off then at 84 inside turn on cool to 80 and concerned it takes 4 hours to reach temp. I recommended to leave system on at 80 or up to 82 so it’s not working so hard to bring inside temperature down from being off, systems are more efficient and cool better with longer run times. Refrigerant charge and motor amps are good. Thermostat is Honeywell t6 and no scheduling, all manual, and it’s calibrated and working properly. Adjusted close damper for kitchen as they have airflow issues for kitchen. Recommended replacement of 3 stamp registers 12x6”. Quote attached. Recommended Hyde’s maintenance plan comfort club. 2018 Goodman unit with only condenser fan running. Found failed capacitor 45/5. Replaced and tested and getting low temp split and warm suction line. Gauged up and found system low on r410a. Informed about system and may have leak. Added 3 lbs of refrigerant and signed up on Hyde’s comfort club silver maintenance plan so we can monitor system. 16x25 filter at garage fau filter rack. Indoor temp now dropping, 23 split.
Performed cooling maintenance on (2) 2005 American standard split systems. Changed 20x30 upstairs ceiling filter, cleaned garage washable furnace filter. Cleared condensation drains. Cleaned condenser coils. (2) Honeywell first gen thermostats working properly. Found downstairs unit #FS2F not running with contactor engaged. Fuses good, informed will need to perform diagnostic and possible repair to finish maintenance. Compressor out on thermal, found condenser fan not running with condenser fan motor not running due to faulty 5uf capacitor. Replaced and finished maintenance. Checked other capacitors, all good. Checked amps, volts, refrigerant charge and temperature split. Informed downstairs unit may have excess charge even though we never overcharged system. Amps at or u see max, informed up to them but did not want to recover any r22 refrigerant as it is very expensive and hard to find and system is cooling well.

Thermostat set for cool, blower running, outdoor unit off. Found bad 50 amp fuses. Replaced and condenser turned on, system uses r22. 90 degrees in home, informed it will take awhile to get back to 78.
