Today’s annual cooling preventative maintenance consisted of one Goodman unit located in the backyard of the home. I first began with replacing the two filters for the client and these are the 20 x 30 x 3 and a 10 x 10 x 3 filters the small filter is located in the attic at the additional air purifying system. Replacing all of these filters verifies there is proper airflow able to circulate back to the system. I’m minimal resistance. I verified that the Honeywell thermostat is properly calling for cooling. There’s no alerts or messages on the system. All of the cooling sequence of operations are successfully checking out, verifying that the liquid line in the suction line are providing a proper 20° split to cool the home efficiently to the desired temperature. I then thoroughly clearly condensation line at the discharge location, which is on the side of the house verifying that proper drainage is occurring at this time of service with no obstructions to the line. Arrived at customer’s home to diagnose doorbell non op and replace lightbulbs around home. Found that chime and button were bad for doorbell. Replaced chime and button to resolve this issue. Replaced light bulbs throughout h9me as well as per customer’s request.
Arrived to remove hardwired irrigation system and replace blank cover with an outlet and bubble cover. Installed new irrigation system on exterior wall. I informed customer that we don’t connect low voltage irrigation wires and would need to refer to a landscape technician. He said he would do it himself and just need a plug to power device.

Performed annual maintenance on a 2025 American Standard 510 Platinum Series split-system. Replaced air filters 20” x 30” filter and 14” x 14” filter. Inspected and tested the American Standard 360 thermostat. Verified proper operation and temperature range. Confirmed thermostat was calling correctly for heating/cooling. Checked system diagnostics; no active alerts or fault codes were present. Performed operational checks following standard service procedures. Verified refrigerant (Freon) levels were within normal operating range. No signs of refrigerant restrictions or leaks detected. Checked electrical components and measured amperage: Compressor amperage within manufacturer specifications. Condenser fan motor amperage within specifications. Inspected condensate drainage system. Cleared and verified proper flow through the secondary drain line in the attic. Confirmed condensate line is draining properly. Washed and cleaned the outdoor condenser coil/unit. System is operating properly
Arrived to troubleshoot wall sconces outside of garage not turning on and hallway lights not turning on. Customer had her brother in law change the two wall sconces, he turned off power on the main panel and we he went to return power the wall sconces and hallway lights did not come on. I checked their solar panel and found a tripped breaker. After resetting breaker power was restored to wall sconces and hallway lights.
Billed job Upon arrival found system calling for cool, but only outdoor unit copper. Upon further inspectionFound system serial number 0869 furnace with a bad 7.5 MFD cap capacitor for blower. Replaced with new 7.5 MFD, capacitor and cycled equipment. System is now cooling and operating properly.
Upon arrival going both units where not working ac pro was low on Freon added 4 pounds of 410 and where going to schedule leak check unit is still under warranty other unit American standard was short cycling it’s 10 years old furnace is original blower motor was barely running instead of putting more money into the unit. We’re gonna be installing a 2 ton tomorrow from 9 to 11 client is financing.
