Went over options on calling for Casita . Client is going to talk to home warranty company.
Since there is no way to tell the systems Seer rating but due to systems age and condition I will say system is under 10 Seer.System is a 4 ton unit using R22 refrigerant with an 80,000 BTU furnace. My minimum recommendation would be to change condenser and evaporator coil due to systems age and use of R22 refrigerant .We do not offer a parts /labor breakdown. Parts and labor plus tax is all included in price of estimate.
Upon arrival discovered system had another blown high voltage fuse. This is the third time the system has blown the fuse. System is pulling over max amps. Client is going to get with home warranty company.Condensing unit needs to be replaced.
Upon arrival turn system on the call from thermostat but only blower motor was operational.With further inspection we discovered system had a blown high voltage fuse. Replaced 50 amp fuse and checked amps on compressor. Compressor is pulling over max amps. Installed compressor saver kit and itâ€™s so hard the amps but compressor is still pulling close to max amps. Max amps 19.7 running at 18.2. System is well beyond its life expectancy and it also uses R22 refrigerant.This is the second time client had to replace fuse.
Found that the other unit the condensation drain line was sucking in oxygen through the condensation pump and I cut out the pipe and extend it to the bottom of the condensation pump pan and tested
Performed annual AC maintenance on Goodman rooftop package unit. Customer changed filter. Checked amps, volts, capacitor and all other electrical components within the system. Checked refrigerant levels, superheat, sub cool and temperature split. Washed condensing coil and flushed condensation line. Need to find UV light for client. Found all other electrical components and refrigerant levels to be within manufacture specifications. System is operating and cooling properly at time of service.
Need to return with 25 foot extension ladder
Install two 230 V condensation pumps. Need to return with platform for second condensation pump.
Upon inspection found both units share same condensation drain line installed Jones valve to one condensation line and replaced P-trap. Cleared both condensation lines. Did an additional clean out to the main line going out. Also suggested water safety switches on both units. To keep water from damaging the roof tiles. Office to follow up with bill.
Cooling service equipment checked out operational at this visit replaced 7.5uF cap for condenser fan. Mantenimiento de verano maquina 2007. Cambie filtro 20x30 Termostato funcionable. I found that the system was not running on arrival and I found a short in the wiring and I fixed it. Then I found that the circuit board is malfunctioning and I advise client about replacing the circuit board
Upon arrival client stated system wonâ€™t turn off. Removed thermostat wires and system still running. Thermostat wires are touching somewhere. Used fan wire and cycled system. Cycled system and on the second attempt after working the system stayed on. Used w wire and cycled system two times. System operational at this time. Client interested in replacement. Preformed a semi annual cooling service on 2009 model split system. FAU located in attic. Changed 20x30 filter/ ceiling. 4 ton condenser is located on ground. Cycled system checked capacitor, compressor/ fan motor amps and voltage. Secured and cleaned electrical at condenser and fuse box. Checked refrigerant sub cool and super heat. Cleared condensation drain line from outside. Rinsed condenser coil. Equipment checked out operational at this visit. Signed up on annual membership.

Precision tune up on 2016 model split systems. Changed customer supplied 20x24 filter/ ceiling. Cleared condensation drain line from attic. Condenser is located on ground. Cycled system checked capacitor compressor/fan motor amps and voltage. Checked refrigerant sub cool and super heat/ R407c. Secured and cleaned electrical at condenser and fuse box. Thermostat checked out ok rinsed condenser coil. Equipment checked out operational at this visit.

Upon arrival found system calling for cool but struggling to keep up with the heat load. With further inspection I discovered system was low on refrigerant. Added 2 pounds of 410a refrigerant in charge system to proper superheat and sub cool also washed condensing coil.

Planned parenthood job. Inside office the fau is located inside tbar attic. Found lines clogged and water dripping. Cleared lines. Left message and advised to give the office a call. Advised in issue and charges. Will close out ticket without payment until office gets ahold of authorization. To open ceiling itâ€™s a little hard due to wires blocking.
Found system need outdoor coil cleaned with water and filter needed changing due to low airflow and low temp split. After coil was cleaned with hose and filter changed (homeowner provided). System went from 18-22 temperature split between return grille and supply grilles. System refrigerant levels were good. Evaporator coil was clean and capacitors were at rated microfarads. Advised homeowner to get maintenance routinely done on unit.
Perform service on one system. Cleared condensation line and condenser coil system operational. Recommended starting capacitor. Also recommended replacement. System beyond life expectancy. 10 x 30 filter
