Performed annual heating maintenance on 1 2004 carrier furnace. Changed filters, cleared condensation lines. Cycled system into heating, verified sequence of operation, check temperature rise, verified furnace safety’s operational, cycled system in cooling, check static pressure, check temperature splits. Equipment is heating properly at this time.

Upon arrival, found that system was low on refrigerant open the evaporator coil and found visible oil marks all over the lines Condenser was replaced last year by Kavanaugh , evaporator, and furnace are original to home Send estimate and will follow up with client after speaking with management
Ductwork Resealing: The client was experiencing inconsistent heat throughout the home. I found several loose duct connections, leading to energy waste. Re-sealed all duct joints, providing consistent airflow and more effective heating.
Heating System Leak Detection and Repair: Responded to a service call regarding water leakage around the client’s heating system. Identified a crack in the drain pan as the cause, leading to water accumulation. Replaced the pan and adjusted the drainage setup to prevent future issues, ensuring system efficiency and minimizing the risk of water damage.
Three systems Preformed maintenance on three heat pumps, cleared condensation lines and tested water pumps. Cycled equipment followed system operations checked refrigerant/temperature split check capacitor, order, compressor, amps and voltage. Thermostats checked out OK. Replaced sixteen 20 x 20 Filters throughout the Building. All three systems tracked out operational at this visit
Our clients bathroom outlets were not working. I discovered a tripped GFCI in the downstairs bathroom. It got reset and power was restored. I gave out two separate estimates for a EVC and dedicated circuit. I had customer sign up for our two system silver annual membership.
Performed a heating tune up on (2)2021 Lennox furnaces located in attic. Access is through main closet. Replaced (2)20x30s and a 20x20 filter located in upstairs ceiling. Cycled heating systems, checked temperature splits and heat rise. Verified voltages and system amperages. Found zero carbon monoxide detected. Cleared condensation lines and cleaned burner compartments. Also washed outdoor condenser coils. Heating systems are operational at this time. Locked home before leaving. Called client but no answer. Highly recommend maintenance plan as we come out twice a year plus benefits, more info is attached to email.
Replace blower motor after doing so system turned on and started to cool down house properly all under warranty.
Upon arrival thermostat was calling for cooling, and only outdoor unit was running upon further diagnostics found that newly installed blower moto was not running. Checked all electrical components all electrical components are within range. Redid wiring, and blower motor was still not turning on very very hot. Determined it was a bad blower motor will need to come back and install new one completely under warranty.

Performed a maintenance on a 2001 York package unit. Replaced a 14x30 filter in ceiling. Checked thermostat and found it reading the proper temperature. Advised client living room/kitchen area may be warmer because thermostat is in the hallway. Checked both heating and cooling modes. Found temperature splits and heat rise within range. Verified volts and amps. Cleared condensation line. Checked capacitors still found fan motor cap at 6.7/7.5uf which is out of range. Did recommend replacing as it can go out any moment. Estimate is attached, can be done at any time. System is operational at this time.

Checked sequence of operations by checking all electrical components and sequences of operation in both heating and cooling. Verify temperatures by performing split temps. Was getting a 20° split in cooling mode and temperature is reaching 115 and heating mode. System has newer, run, capacitor, and newer fan motor capacitor at this time system is cooling and heating a process properly. Inform and recommended cleaning and pulling blower wheels to help with air quality indoors. Finish maintenance by washing down outdoor unit.
System preference test
Upon arrival I found that the Living Room System Furnace S#33548 Blower Motor was no running. I found that the blower motor was seized up. I removed existing blower motor and installed new 3/4 HP motor and tested the system. System now working properly at the time of the service.
Found that system was low on r 22. Refrigerant. advised client of findings. Client needed immediate cooling, so recommended charging system with replacement r421a temporarily in order to achieve cooling. Still recommend at the minimum partial system replacement due to the age and condition of the system and evidence of a leak. Sending estimates via email
