Heating maintenance was completed October 8 Demand call: no cool Client stated system was not achieving temperature goal. Checked vapor line and found it to be warm. Checked compressor amperage to see if it was running. Temperature and pressure measurements reveal system is excessively low on refrigerant. According to ownership, refrigerant was added by home warranty last year. Clients opt for home warranty options. Sending estimates for leak searches. Left system in the fan "on"mode just for air circulation. System is not cooling the home.

Performed annual preventative maintenance on 2019 American standard platinum split system. Washed the filter rack and washable air filter. Checked the thermostat, set to 1050 (as recorded), and verified the operating range for cooling and heating. Confirmed there were no active system alerts. Maintenance and Operational Checks * Inspected the gas valve, burner assembly, and safety switches. * Checked the capacitor and verified heating operation. * Checked system operating ranges and cycling. * Tested cooling operation and checked compressor performance. * Inspected and washed the applicable outdoor components. * Verified proper system response and confirmed no active alerts. * Cleared the service-related alerts and verified the system responded appropriately. Recommendations Recommend adding a condensate drain safety switch as an optional safety upgrade. This device helps protect against potential water overflow caused by a clogged condensate drain line, helping prevent water damage.

Ecm blower motor installed by general air recently diagnosed doing same thing. Blower motor starts then slows down then runs properly. Equipment is receiving proper voltage. Recommend replacing motor. Equipment new and client and is under warranty though advised we do not warranty Daiken. Client wants to wait until motor stops then will replace motor. Advise we can replace motor at full price then homeowner can wait for reimbursement from manufacturer. Do to motor working at this time decision is to wait.

I Performed Maintenance on both the Heating Systems. Also cleaned washable filters and flushed both the condensate drains. Both Heating Systems are 2004 models located in the garage and inside closet. Both Heating Systems checked out operational at the time of the service. Scheduled next Maintenance visit online with Tenant.

Performed an indoor safety maintenance on a American Standard furnace and a Payne furnace, Filters located inside filter rack and inside fau , fau located in separate outdoor closet upflow, changed 20x25 and washed filter, flushed condensation line, on fau followed sequence of operation, checked for amperage and voltage, checked for blower speed, check for any loose connections, check for carbon monoxide, check for temperature rise, check for capacitor, everything within range also cleared dust accumulated inside electrical component. Systems are working within specifications in heating at the time of maintenance. Gave Starbucks gift card.

Today’s safety maintenance consisted of one American standard unit located in the closet access I first began with replacing the 20 x 25 filter. The 1050 thermostat is properly calling for heating and turning the unit on with no alerts. I thoroughly cleared the condensation line via Jones valve. Amps on the blower checked out in the correct range system temperature split is in the correct range heating the home properly. System amps also checked out. Overall, system is heating and cooling properly to the manufacture specs at this time of today’s service.

Maintenance on two Daikin horizontal heat pumps one 3 ton and one 2.5 ton and one Lennox 2 ton horizontal heat pump. 12x30 filter located in master bedroom and two 20 x 20 filters one by dining room the other by guest room. Condensation lines cleared filters changed. Attic access located in laundry room for both Daikin FAU. Lennox FAU located in master bedroom attic. All three Sensi thermostats working properly. Verified all electrical and safety. Check both system sequences of operation. Checked FAU, Checked compressor amps, checked fan motor amps, checked capacitor, checked disconnect box in fuses, checked Freon and temperature split. Upon maintenance outdoor unit serial number 210083172 capacitor tested bad along with outer unit serial number 1918J50685 also tested bad. Notified client and recommend replace both dual run capacitors. Client agreed and signed estimate. Replaced two dual run capacitors and test system operation. All three systems are working per manufacture spec. Sched
