Upon arrival client stated water stain on ceiling. Checked attic and found no issues with condensate lines and system doesn’t go anywhere near stain on ceiling.
System low on refrigerant. Checked coils in attic and outdoor. No detected leak at this time. Recharged refrigerant system advised if continued to leak will need isolation test.
Replaced fan motor and tested
Performed annual cooling maintenance on a 2020 American Standard Gold unit. Fau is located in the attic. Replaced 20x30 and 12x12 filters. Followed sequence of operations and checked voltage, condenser fan motor amps, compressor start/run amps, capacitor, hard start kit, temperature split, Freon levels, and rinsed condenser coils. Secured all electrical connections. Cleared condensation line from outside termination. Found swollen capacitor reading 0uF. Informed, recommended, and replaced capacitor. Nest thermostat checked out operational. System is cooling properly at this time of service.
Customer must clean and clear the work area must be professionally cleaned prior to arrival from any rodent-related contamination. Performed a cooling tune-up on a CARRIER heat pump. Replace filters and washed outdoor unit. Thermostat/disconnect box: good. Running and starting amperage measured within manufacture specifications on all motors. Checked refrigerant circuit diagnostic (documented) and dual run capacitor. System is cooling the home at the time of maintenance. Front office took care of payment.

Upon arrival, Goodman unit with model number S8X140601AF was non-operational. Only condenser fan motor was operating not compressor. Found Burt wires from compressor harness going to contactor completely burnt up. After fixing birds of flyers system started up and started to cool down the house upon checking compressor amps with system running for two minutes. Compressor amps were going over max manufacture specifications Max compressor after rated 26 was getting 30 informed Client, that system is past life, expectancy and compressor is starting to fail. Would highly recommend replacing Client will be looking to get a new system with us inform Client that we will credit today’s visit if they do get a system with Hyde.
Performed precision tune up on American standard package unit on roof. Replaced homeowner ceiling filter. Honeywell. 6000 thermostat working properly. Cleaned out condenser electrical compartment. Rinsed down the condenser coil. Inspected evaporator coil and blower wheel and housing for cleanliness, checked out. 45/7.5uF dual run capacitor within range. Checked condenser fan motor and compressor motor amps. Checked refrigerant charge/temperature split. System is cooling properly at time of maintenance. Tried to call and reach out to Mr.Flores (homeowner) to go over maintenance report, recommend maintenance plan etc. charged CC on file.
Performed AC Cooling maintenance on 2022 Rheem split system. Replaced 14x24 filter hallway lower wall. White rodgers thermostat working properly, correct temps. Cleared condensation drain from garage upflow furnace. Cleaned out condenser electrical compartment. Rinsed condenser coil. Checked compressor motor and condenser fan motor amps. Checked capacitor for compressor. Checked refrigerant charge/temp split.
