I Performed Maintenance on both the Cooling Systems. Also replaced a 20x30 14x14 and 14x24 Filters. Both Cooling Systems are 2007 models located in the master closet attic, casita ceiling, and outside on the ground. Both Cooling Systems checked out operational and within manufactures specifications at the time of the service. Scheduled next Maintenance visit online for Wednesday November 11th 2026 between 3-6 pm.

Check system sequence of operation. Check compressor amps, check fan motor amps, checked capacitor and fuses, check Freon and pressure. Washed outdoor unit down. Recommended client hard start kit notify them the benefits of having one for the outdoor unit. Client agreed and signed estimate. Installed hard start kit and checked in rush. Showed client the results. System is working per manufacture specs. Home is cooling properly.

Performed AC Cooling maintenance on (5) split systems. Homeowner supplied 5” media filters were replaced 4 months ago and still in good condition (6 months - year). Cleared condensation drains from outside closet furnaces. Cleaned out electrical compartments. Checked start amps, volts, capacitors. Security spoke with homeowners to get access. I wasn’t getting an answer at the door so started maintenance from the outside. Eventually tried again and no answer. Called homeowner phone numbers and no answer, phone number for Mack would just ring twice then call would end so could not leave voicemail. I have everything cleaned and checked besides the refrigerant charge and thermostats. Will have to get with homeowners and office to schedule to return and check refrigerant charges. Systems range in age from 2006 to 2020. Found some systems have start capacitors and some don’t, the ones that do have the simple booster style that have no relay and are weak, so all 5 compressors are pulling over

Today’s annual cooling pre-preventative maintenance consisted of two systems. I first began with replacing all of the filters in the home to ensure that proper airflow is able to circulate back to the system and minimal resistance. I then ensure that both of the trane and Honeywell thermostat are properly calling for cooling and turning the units on with no errors occurring. All of the cool sequence of operation successfully checked out for both of these units ensuring that they are both providing the proper 20° split to cool the home efficiently to the desired temperature. I then ensure that the condensation line is thoroughly cleared and properly draining at this time of service. Each system is safely checking out with the correct amps verifying a controlled voltage is being used following with the capacitors, both testing out safely in the correct range. Overall, each of these units are operating to the manufacture specs at this time of today’s annual calling preventative maintenanc

Upon arrival, turned system on and unit would operate but not cool properly. With further inspection I discovered system had a clogged filter and was low on refrigerant. Charged system back to manufactured specifications using 2 pounds of refrigerant. System is now operating and cooling properly.

I Performed Maintenance on the Cooling System. Also found system has a 20x25x4 Honeywell Filter with enhanced air cleaner. Will need to return at a later date to get 20x25x4 Filter. The System is a 2022 model located in the master closet attic and outside on the ground. I also flushed the condensate drain through the Jones Valve. Client advised about system having issues in the summer time when it’s been real hot. System at the time of the service is checking out operational at the time of the service. Performed a cooling maintenance on a 2018 American Standard Platinum series condenser, condenser located on side of home, filter located hallway ceiling, fau located in attic, changed filter, flushed condensation line, on condenser check for amperage and voltage, check for compressor, check for freon level, check if thermostat had no error codes or alerts, everything within range , clear out dust accumulated inside electrical component area and rinsed condenser coil. System is working within specification in cooling at the time of maintenance. .

FAU is located in the closet by the master bedroom. Ecobee thermostat working properly Check system sequence of operation. Check compressor amps, check fan motor amps, check, capacitor and fuses, check Freon and temperature split. Washed outdoor unit down. System is working per manufacture specs. Home is cooling properly. Recommended hard start kit and spoke with client about the benefits of having one for the outdoor unit. Client wanted to renew. Bi-annual maintenance via cc. Set up a maintenance appointment with client on November 2.

Make sure to clean out condensation line and wash down coils on outdoor unit finish maintenance by changing out filters one located in the hallway, the other is located inside FAU.

Upon arrival, found a Honeywell 8000 thermostat calling for cool but unit not responding. Bypass thermostat and unit would operate properly. Install installed new Honeywell 8000 thermostat and program and calibrated system. Unit is now operating and cooling properly.

The other is a Lennox unit check sequence of operations by checking out all electrical and refrigeration levels at this time. Both systems are cooling down the house properly reaching low temperatures inside house finish maintenance by washing down both condenser unit, cleaning out condensation lines and changing out filters.

I also thoroughly cleared the condensation line to ensure that it is properly draining at this time of service with no obstructions. The amps for all three units are safely checking out in the correct range verifying there’s a controlled voltage being used safely throughout the systems following with each capacitor also testing out safely. I then thoroughly washed the coils down of all three units to removed in debris that may have accumulated. O
