Performed annual cooling maintenance on a 2025 American Standard Silver 3ton heat pump. Fau is located in hallway attic access. Cleared condensation line from jones valve. Left 2) 20x30 filters behind for client, stated they’ll change filters. Followed sequence of operations and checked voltage, condenser fan motor amps, compressor start/run amps, capacitor, temperature split, Freon levels, and rinsed condenser coils. Secured all electrical connections. Thermostat checked out operational. System is working properly in cooling at this time of service.
Performed AC Cooling maintenance on 2018 American Standard split system. American Standard 824 thermostat working properly. Cleared condensation drain. Replaced 20x30 and 14x14 ceiling filters. Cleaned out condenser electrical compartment. Rinsed down the condenser coil. Checked all wiring connections are tight and secure. Checked 35/7.5 dual run capacitor within range. Checked compressor and condenser fan motor amps , both within proper range. Checked refrigerant/temperature split (19.9°). System is cooling properly at time of maintenance.
I Performed Maintenance on the Cooling System. Also replaced a 20x30 and 4) 14x14 Filters. The system is a 2026 American Standard Heat Pump 5 ton model located in the master closet attic and outside on the ground. Verified proper refrigerant levels through CDA Display board, verified system amperages, and cleaned condenser coils. Thermostat set at 95 degrees. Client gone for the summer. The system checked out operant within manufactures specifications. Scheduled next maintenance visit online.
Performed annual preventative maintenance on two 2023 American Standard 3-ton heat pump split systems. * Replaced both 16x30 and 14x24 filters. * Verified operation of both Emerson thermostats. Confirmed proper cooling operation and that both systems reached their set temperatures. * Performed a complete operational inspection, including: * Refrigerant pressures * Compressor amperage (running and startup/inrush) * Capacitor testing * Both systems are equipped with 45/5 µF capacitors, and all capacitor readings tested within manufacturer specifications. * Cleaned mini-split filters and indoor coils. * Cleared and flushed the condensate drain lines at both the indoor attic unit and the outdoor termination to verify the primary drain is flowing properly. * Took photos and videos documenting system condition and condensate drainage. * Washed and cleaned both outdoor condenser coils to improve airflow and efficiency. * Confirmed both systems are operating normally at this time.
Performed a cooling maintenance on a 2014 Lennox condenser, condenser located on left of home, filter located in hallway ceiling, fau located in attic, changed 20x30 & 14x14 filter, flushed condensation line, check for thermostat, on condenser check for amperage and voltage, check for compressor, check for freon level, check for capacitors, recommend replacing contractor it was flickering advised HO gave me the okay to replace, check for disconnect box everything within range also clear out dust accumulated inside electrical component area and rinsed condenser coil. System is working within specification in cooling at the time of maintenance.

Followed sequence of operations and checked voltage, amperage, capacitor, hard start kit, temperature split, Freon levels, cleared condensation line, and rinsed condenser coils. Everything checked out in range. Thermostat checked out operational. System is working at manufacture specifications in cooling at this time of service

Found York Condenser Dual Run Capacitor very low, rated for 70uF Compressor side only reading 10uF. Replaced and tested system. Compressor and condenser fan motor came on and checked temperature split and getting great split over 20°. System is cooling properly now. Ecobee thermostat. 2-systems (Main home and casita). Recommended and signed up for Hyde’s Family Comfort Club Maintenance Plan. Paid by check.
Arrived to diagnose EVC breaker tripping and not charging. I investigated connections on EVC outlet and inside panel. Replaced quad breaker and reconnected wires. Additionally I advised homeowner to check before plugging in home charger that the amperage limit is set to 30 amps max in his Tesla before connecting his charger.
