Homeowner has ductless drain line go into a bucket outside and it was bone dry but indoor unit running with a 20° split. Uses shop vac on drain to make sure nothing blocked, did not see any water stains inside anywhere, and nothing came out. Opened up indoor panel and inspected condensation drain pan. It was dry, no debris or blockages , no condensate. I poured water into drain pan and homeowner watched as it came draining out. Tested that a couple times and all came outside properly, nothing dripping inside. Remote set for AUTO for mode. Explained how most likely, since ductless units indoor fans run almost continuously, system set for auto, and our temperatures have been fluctuating, and being in the garage, the system would sometimes require condenser to run and sometimes not and inbetween cycles with fan running any condensation building up is being reevaporated into supply air. Found no issues with drain line, drain pan, or cooling issues. Collected trip charge+diagnostic as there

Cooling maintenance on three American Standard platinum system. Upon arrival, member stated system that services. The living area is not cooling. System serial number GC1F, upon further inspection found system to be 2 pounds low on R410A recharge the system, and back up to specifications, and will monitor. Verified proper sequence of operation for all systems, verified refrigerant levels and checked all electrical components and cycle equipment. Verified proper operation for water. Safety switches, air handlers are located in garage and attic/access grand bedroom closet. Changed out the filter located within filter, racks and cleared condensation lines. Washed condensing coils. Systems are within manufacturers, specifications, and cooling and operating properly at this time of observance C notes.

I Performed Maintenance on the Cooling System. Also replaced a 20x30 and 14x14 Filters. The system is a 2015 4 ton Lennox model located in the laundry room attic and outside on the ground. Gave client education on thermostat, set a schedule for her, as well as adjusted registers in office and guest bedroom as well as verified air flow from both registers. The system checked out operational and within manufactures specifications at the time of the service.

Upon arrival client stated main living area system not working. Found Fau unplugged. Reapplied power and cycled system. Found blower motor not running. Verified proper high and low voltage to motor from circuit board. Found failed blower motor. Called client to go over repair. Monday morning need to order blower motor and send quote for repair vs replacement. Replacement would be for three systems for the main house. Courtesy cycled other two systems and checked temperature split. Both systems cooling.

Disconnect wasn’t making proper connection. Reinstalled disconnect Unit is up and cooling.

Performed annual maintenance on a 2014 Lennox split system. Replaced air filters (20x20 and 20x30). Verified thermostat operation; Honeywell 6000 set and checked for proper cooling mode. Inspected system operation, including refrigerant levels, compressor, and fan motors. No signs of airflow restrictions or refrigerant leaks were found. Cleared and checked condensate drain line to ensure proper drainage. Cleaned condenser coils thoroughly. System was tested after service and is operating properly, with good cooling performance at this time.

Performed a cooling maintenance on a 20+ condenser , condenser located on right side of home, filter located inside fau , fau located in garage, changed filter, flushed condensation line, on condenser check for amperage and voltage, check for compressor, check for capacitor, check for freon level, everything within range , clear out dust accumulated inside electrical component area and rinsed condenser coil. System is working within specification in cooling at the time of maintenance.

Upon arrival, client was not happy about the attic access in the master bedroom closet. Client informed me that she believes the previous tech put the attic axis on wrong. Client also was concerned on why the attic axis was so dirty and that she’s never seen it like that before. I tried to clean the attic access as much as possible. Apologized and informed the client the attic access is put on properly. Honeywell thermostat checks out OK. Check system sequence of operation. Check compressor amps, check Fan motor amps, check capacitors, checked Freon and pressure. Washed outdoor unit down. System is working per manufacture specs. Home is cooling properly.

Arrived to remove 13 switches and install dimmers throughout the house.

Today’s annual cooling preventative maintenance consisted of one American standard union. I first began with replacing the 20 x 25 filter in the upflow system to ensure that proper airflow is able to circulate back to the unit at minimal resistance. I then cleared the condensation line thoroughly to ensure that it is properly draining at this time of service following with the Honeywell thermostat efficiently, calling for cooling and turning the unit on with no errors occurring. I then ensure that the system is providing a controlled voltage on the unit to ensure. The system is testing in the correct amps following with the capacitor also safely testing out in the correct range. The system is also providing the proper 20° split which ensures that the home is being cooled efficiently to the desired temperature. Overall, this American standard unit is operating to the manufacturer specs at this time of today’s preventative cooling maintenance.

Performed a cooling maintenance on a 2024 Bosch package unit. Check sequence of operations by checking out all electrical and refrigeration levels by performing a split temp. At this time system is cooling down the house properly no errors or alerts present. Make sure to wash off package unit coils and finish maintenance by setting thermostat back originally the way Client had it and by changing out filter.

Completed a maintenance on two Bosch package units. Washed outdoor unit and replaced filters. Completed Bosch package unit checkpoint form. Both systems are cooling the home at the time of maintenance.

Performed annual AC maintenance on three split systems. Changed 12 x 20, 14 x 20 and two 20 x 25 filters. Checked amps, volts, capacitor, and start kit also cleaned electrical compartment. Checked refrigerator levels, super heat, subcool, and temperature split. Cleared lines and washed condensing coils. Found all electrical components and refrigerator levels to be within manufactured specifications. Systems are past life expectancy, but are operating and cooling properly at this time.

Installed new 55/5 uf capacitor for S#4912. Tested and cycled equipment. System is working properly at this time of service.

I Performed Maintenance on the Cooling System. Also replaced a 20x30 and 14x14 Filters. The system is a 4 ton 2007 York model located in the master closet attic and outside on the ground. I found that the condenser fan motor is leaking oil, the disconnect box is falling apart, and the contactor is pitting. Gave client estimate for repairs. With age of the system, and the fact that R-22 is no longer manufactured, would strongly suggest client consider replacement. At the time of today’s visit the system is operational. Scheduled next maintenance visit online for Thursday November 19th 2026 between 12:30- 3 pm.

Maintenance service on 2003 Amana model equipment. Replaced filters, washed coils, cleared drain lines. Verified sequence of operation, checked electrical connections are secure. Living room equipment compressor is failing and making loud unusual sounds while running. Equipment is struggling to condition home and has multiple potential problems. Electrical in poor condition control wires sun rotted. Equipment is operational at this time though advise is in very poor condition well past life expectancy. Existing equipment uses r22 refrigerant which has been phased out and is no longer manufactured. Do to condition of existing equipment highly recommend equipment replacement to avoid not having air conditioning during summer heatwaves. Advised on replacement options 0% financing available. Cooling service on two 2020 American Standard platinum split POV systems changed out 20 x 30 filters located in ceiling. Cleared all electrical components of dust and debris, verified proper sequence of operation, no current/past error codes at thermostat or CDA. Washed condensing coils and cleared condensation lines. Systems are within manufacturers specifications and cooling in operating properly at this time of service. Also educated member on 1050 thermostats. Member was having issues with scheduling coming on, showed member how to set permanent hold on one thermostat at to make sure preset was off on other thermostat.

The installation of a 4 Ton Gold 17 Ultra Low NOx Upflow Split System with a Wi-Fi thermostat has been completed. The work performed encompasses the equipment setup and ensures the system is functioning as intended.

Followed sequence of operations and checked voltage, amperage, capacitor, hard start kit, temperature split, Freon levels, and rinsed condenser coils. Everything checked out in range. Honeywell 6000 thermostat checked out okay. System is working properly in cooling at this time of service. Client renewed HFCP, paid via CC.
