Sn-3373 living room compressor failed. Advised on refrigerant phase out on 410a refrigerant. Advised on repair and replacement options. Existing equipment in non operational at this time. Recommend complete system replacement to avoid multiple additional potential problems. Client to take some time to make decision. Attached estimate options below also emailed.
On arrival, Client was getting a yellow error code indicating that sensors are missing. Replace batteries for sensor and error code went away. System was cooling down the house properly upon arrival and system is still cooling down the house after leaving. no error code or alerts or present at this.
Homeowner had scheduling normal , checked comfort settings and found sleep mode setpoint for cooling at 82°. Found HOLD setting for “Hold until next activity scheduled” I changed to “Hold until I change it”(indefinite). Went through and setup their home and away temps too for quick change and showed how to get there quickly from the top right 3 bar menu. Ecobee thermostat is now scheduled/hold/ comfort settings are to homeowner preference.
Upon arrival they found system calling for cool but only indoor equipment operating area upon further inspection found system to have faulty 45/5MMD capacitor replace capacitor tested equipment verified volts and amps and operating properly. Also informed client of comfort plan she will consult with family about it. Sending over an estimate.
Performed annual cooling maintenance on a 2026 American Standard Gold heat pump. Upflow FAU is located in hallway closet. Replaced 20x25 filter located in filter rack. Tested condensate pump for proper operation. Followed sequence of operations and checked voltage, amperage, temperature split, Freon levels, and rinsed condenser coils. Assured system is running in 2nd stage. Honeywell thermostat checked out operational. System is working properly in cooling at this time of service. Dropped off permit and verified equipment is ready for inspection. Tenant in casita not available during maintenance. Knocked on door, called and left a message. No answer. Did not service ductless unit in casita.
Maintenance for cooling on an American standard platinum series 5 ton heat pump. 20 x 30 filter located in hallway. 20 x 20 filter located in master bedroom. Condensation line cleared filters changed. 1050. Thermostat shows no active alerts. Check system sequence of operation. Checked compressor amps, checked fan motor ramps, checked fuses, checked Freon and pressure. Outdoor unit monitor shows no active alerts. Washed outdoor unit down. System is working per manufacture spec. Home is cooling properly. Client renewed bi-annual maintenance with CC.
Maintenance for cooling on an American standard 4 ton silver series heat pump. Attic access is in hallway. 20 x 25 filter located in hallway 16 x 25 located in front of the master bedroom. Condensation line cleared filters changed. Honeywell thermostat working properly. Check system sequence of operation. Checked compressor amps, checked fan motor amps, checked capacitor, checked fuses, check Freon and temperature split. Washed outdoor unit down. Spoke with client and recommend compressor saver kit talked about the benefits for having one. Client agreed and signed estimate. Installed hard start kit and check inrush. Showed client the results. System is working per manufacture spec. Home is cooling properly.
Today’s annual cooling preventive maintenance consist of one Goodman unit located on the side of the home. I first began with replacing the 20 x 30 filter to ensure that proper airflow is able to circulate back to the system at minimal resistance. I then verified that the Honeywell thermostat is efficiently calling for cooling and turning the unit on with no error, codes or messages occurring. I then clear the condensation line thoroughly to ensure that it is properly draining at this time of service. The amps on the system or safely checking out for the fan, ensuring that it is a controlled voltage being used. I then verify that there is a proper 20° split between the liquid line in the suction line which verifies that the home is cooling officially to the desired temperature. The coils on the unit are checking out good. Overall, this Goodman unit is operating to the manufacturer specs at this time of today’s annual cooling preventative maintenance.
