Maintenance for cooling on three York split systems for main home and two 2011 R22 downflow split systems one for each farm home. One furnace located in attic on second floor attic axis located in hallway. Two furnaces located below house access in a crawlspace inside the garage. Two 20 x 20 filters one located on second floor the other located in crawlspace below the house at the furnace and one 20 x 24 filter located underneath house at furnace. One washable filter for first farm home and 20x30 filter for second farm home. Condensation lines cleared filters changed. Check all 5 systems sequence of operation. Check compressor amps, checked fan motor amps, checked capacitors, checked fuses and disconnect box, checked Freon and pressure. Washed all five outdoor units down. York systems for main home needed Freon, mini split for garage needed maintenance and Freon. Installed compressor savor kit for outdoor unit farmhouse #2. Prior to maintenance member stated that equipment was not cooling properly. Thermostat was set for 76 and showing 86 in the Home. Upon further inspection found Four supply Plenum detached. No screws were added to properly secure cap. Properly secured and screwed down and properly sealed cap for Plenum. Performed cooling service on 2019 Lennox split system area furnace located in attic. Filter is media filter supplied by member and did not need to be changed at this time. Cleared all electrical components or dust and debris, verifying proper sequence of operation. Verified Volts and amps, checked refrigerant levels and line temperatures and cycled equipment. Subcool and super heat off due to heat inside Home pressures checked out OK and numbers starting to stabilize with heat dropping in home. Washed condensing coil and cleared condensation. Thermostat reading 80 at time of completion. System is within manufacturers specifications, and cooling and operating properly at this time of serv
I was call for a ac not working upon arrival mini split for garage not working advice we don’t work an mini split the we didn’t install,,,,I be returning Tuesday to perform a 5 system service
Arrived to diagnose landscape lights not working properly. We found the transformer and adjusted the plug in timer. Replaced multiple customer supplied landscape bulbs and wall scones bulbs. Installed a cover to an exterior light. Replace a customer supplied led trim light.
Today’s annual cooling preventative maintenance consisted of one American standard package unit located on the roof. I first begin with replacing the 20 x 30 filter in the hallway to ensure that proper airflow is able to circulate back to the system and minimal resistance. I then replace the batteries inside of the thermostat for the clients. Clients provided the batteries for the thermostat and the thermostat is also properly calling for cooling and turning the unit on with no error codes or messages occurring. All of the cooling sequence of operations are successfully checking out verifying there’s a proper 20° split between the liquid line and the suction line which verifies that the home is cooling efficiently to the desired temperature. After checking both capacitors for the blower and the fan, they are both slightly testing out of range. I went ahead and informed the client that they are testing low than the rated amount. Client said OK to go ahead and replace both capacitors for
Upon arrival on cool, but only blower motor and condenser fan would operate. With further inspection I discovered system had a faulty Dual run capacitor. Installed new capacitor and cycle system. System is now operating properly.

Performed a cooling maintenance on a 2013 American Standard silver series condenser, condenser located on right side of home, filter located inside filter rack, fau located in closet , changed 16x25x4 filter, flushed condensation line, on condenser check for amperage and voltage, check for compressor, check for freon level, check for capacitors, everything within range also clear out dust accumulated inside electrical component area and rinsed condenser coil. System is working within specification in cooling at the time of maintenance.

Homeowner stated he noticed around yesterday that system just wasn’t cooling as it should. He stated it’s had issues here and there since they got it. Unit is a 5-ton 2020 ICP/Day & Night split system. Vivint thermostat is set for 77° and reading 80°. All loads were operational, blower, compressor, and outdoor fan running. Checked refrigerant charge and temperature split (23°). Checked amps and temperatures, no motors were over amping or overheating. Checked attic furnace/coil (master closet) no backed up water at float switch (intermittent issue). I did find dirty/restrictive 20x30 pleated filter in hallway ceiling grille. Replaced and could feel velocity difference at supply register I checked supply temperature at. Informed homeowner of findings and the filter when restrictive can cause cooling issues like longer run times, up to a frozen coil and system short cycling. Recommended and signed up on Hyde’s Family Comfort Club Silver annual maintenance plan.

PTU on 20+ condensing unit. Changed out 20 x 30 and 12 x 24 filter located in ceiling. Cleared all electrical components of dust and debris, verified proper sequence of operation. Checked bolts and amps, checked capacitors. Starting camps exceeding specifications. Recommend at very least compressor saver kit to assist compressor at startup. Verified refrigerant levels and line temperatures and cycled equipment. Washed condensing coils and condensation line was cleared through outside termination located next sliding glass door. Equipment is running at max specifications. Highly recommend a replacement to prevent any future breakdown due to poor equipment. System was cooling and operating at this time of service.

Quote to install a 1 ton 18 sear Mitsubishi Douglas for the garage install indoor unit on the wall and run refrigeration lines in the garage with a cover next to the window. Set outdoor unit on a pad near the front of the garage. 230 V pre-wired in garage knockout onto opposite side of the wall and use as power supply currently is 20 amp.

🛠️ Demand Service – System Operational Issue Upon arrival, client informed me that once the thermostat reached the desired temperature, the blower motor would continue running continuously until the thermostat was switched to the OFF position. Once switched off, the blower motor would shut down properly. Performed diagnostic testing by bypassing the thermostat and verifying system operation. Tested control board functionality and confirmed the circuit board was properly receiving and delivering 24 volts. Inspected thermostat wiring to ensure there were no shorts, crossed wires, or wiring making contact where it should not. After completing all testing procedures, it was determined that the thermostat was defective. Installed new thermostat and tested full system operation. System is now cycling on and off properly and operating within normal parameters. ✅ 📱 Unable to pair thermostat to client’s mobile device at this time due to client being unable to download the Resideo app.

Upon arrival client stated system not cooling as well. Found system iced up to the compressor. Advised client we have to turn the system off till 6 tonight (7 hour defrost). Found really dirty filters. Advised client issue could just be the filter. After we turned the system off I found the condenser still running. Found contractor stuck closed due to dust. System is very dusty. Blew out dust from contactor and tested contactor multiple times. Advised client issue was most likely due to dirty filters and unit not turning off. Advised I will call at 6 to see if I will need to return. Advised on contactor replacement as well.
