Upon arrival, cell system calling for cool, but only link blower motor operating. Upon further inspection found system to have a bad capacitor and blown compressor saver kit. Replaced compressor saver kit and install new 35/5 MFD, capacitor and tested equipment. Checked all electrical components and verified refrigerator. Temperature split 19° in cycled. The equipment is well past life expectancy but cooling in operation now at this time. Informed member of findings and signed up for HFCC will be running credit card given that’s on file

Performed a cooling maintenance on two 2022 American standard platinum units. Check sequence of operations by checking out all electrical and refrigeration levels at this time. Maintenance for cooling on a Rheem 5 ton 2017 split system. 20 x 30 filter located in hallway attic axis located in hallway as well. Condensation line cleared filter changed. Nest thermostat working properly. Checked system sequence of operation. Checked compressor amps, checked fan motor amps, check disconnect box, check Freon and temperature split. Disconnect box was slightly hanging off the wall had to adjust wall mount. Washed outdoor unit down. System is working per manufacture spec. Home is cooling properly.

Upon arrival water safety switch was engaged. primary was completely backed up. After cleaning out condensation line relocated water safety switch to secondary had to make corrections to primary after doing so as shown in pictures. System is now draining properly. System is up and cooling down. The house was 93° inside House upon arrival before leaving went all the way down to 86.

Found high running amps for compressor motor 19/18A. Informed client that high running amps on a compressor is a sign of impending failure. Informed client that he can be proactive or reactive. Running amps on fan motor were good. Client enrolled in club membership. Pre-booked heating maintenance. System is cooling the home at the time of maintenance.

Today’s annual cooling preventative maintenance consisted of one carrier unit at first begin with replacing the 20 x 30 and 14 x 14 filter to ensure that proper airflow is able to circulate back to the system of minimal resistance.
