Performed an indoor safety maintenance on an American Standard split system. Filters located in hallway and in master bedroom, fau located in attic, attic access located in master bedroom closet, changed 20x30 & 14x14 filter, flushed condensation line, on fau followed sequence of operation, checked for amperage and voltage, checked for blower speed, check for any loose connections, check for temperature rise, everything within range also cleared dust accumulated inside electrical component. Systems are working within specifications in heating at the time of maintenance.

Indoor Equipment We performed heating maintenance and a safety check on the Guardian natural gas indoor equipment located in the attic, with access through the Grande bedroom closet. Model RGF1L100CP20MP11A, serial W1F7818570. The system uses a 20 × 30 filter located in the ceiling. We checked the 15 µF blower motor capacitor and verified that the ductwork was securely attached and in good condition. We cleared the condensate line at the indoor equipment and observed visible water staining on the attic platform near the drain piping. We recommended installing a water safety switch to help prevent overflow damage and a Jones cleanout valve for easier drain maintenance. The Ecobee thermostat checked out operational. We measured 128.8°F supply air and 90.7°F return air, for a heating temperature rise of 38.1°F, within the manufacturer’s rated range of 25–55°F. Indoor Equipment We performed heating maintenance on the 2020 American Standard heat pump system. The indoor equipment is located in the attic, with access through the Grande bedroom closet. Model P0V0C000M50SAAA, serial 20113LTUJG. We cleared the condensate line at the Jones valve. The system uses a 20 × 30 filter and a 14 × 14 filter. The Honeywell Home thermostat checked out operational in heating mode and displayed 79°F indoors with an 83°F setpoint during testing. We measured 127.9°F supply air and 90.0°F return air at the equipment, for a heating temperature rise of 37.9°F. Infrared readings at two ceiling supply registers were 113.0°F and 115.5°F. Outdoor Equipment The outdoor equipment is a 2020 American Standard Gold heat pump, model 4A6H7048A1000DA, serial 20255S3K2F. During heating operation, the compressor drew 12.61 amps and the outdoor fan motor drew 0.92 amps. Both readings were below their respective nameplate ratings. Leak with electronic leak detector. No leaks were present at condenser or evaporator coil Condenser coil is clean ✅ System is cooling properly at this time

Completed a heating maintenance on one gas furnace split system located in the attic. Inspected the furnace and checked the sequence of operations to ensure the system is operating properly in heating mode. Checked thermostat controls, inspected the blower motor, and tested all electrical components to verify proper operation and that readings are within manufacturer specifications. Checked temperature rise to ensure the furnace is heating properly. Inspected the heating components, cleaned out the condensation drain line, and replaced the air filter. After completing maintenance, tested system operation and confirmed the furnace is heating the home properly. Also verified that the system switches back into cooling mode correctly. At this time, the system is operating properly. No further recommendations at this time.

We cleared the condensate line, noted the existing water safety switch, and recommended installing a Jones valve for easier drain maintenance. The Honeywell ProSeries thermostat checked out operational. We measured 143.3°F supply air and 89.2°F return air, for a heating temperature rise of 54.1°F, within the manufacturer’s rated range of 30–60°F.
