Performed AC cooling maintenance on (2) 2025 Carrier r454b refrigerant. Replaced Homeowner supplied ceiling filters (2-20x30, 20x20, 14x24). Cleared condensation drains. Furnace for main home on left side home outside closet. Calista is ceiling first company fau. Honeywell T6 thermostats working properly. Cleaned our condenser electrical compartments. Rinsed down the condenser coils. All wiring tight and secure. Checked compressor amps and condenser fan motor amps, voltages, capacitors, refrigerant charges, and temperature splits. Both systems are cooling properly and within manufacture specifications. Collected for Gold maintenance plan (details/FAQs attached with report). Homeowner declined pre booking next winter/heating maintenance, will wait til fall. Recommended having Hyde’s install surge protection for both condensers and closet furnace, or whole home surge protection. Attached are estimates for both.
Could not reuse nest thermostat due to low voltage wire being bad, had to install 8000 with module and transformer for 24 V for outdoor unit, unit is working at this time

Upon arrival unit with model number BRB-36HWD1N1-M18 was getting ATL ambient temperature sensor error code. Upon further diagnostics, found that on this thermostat heat pump wire was set to energize on O not B. After switching it on thermostat started up and started to pull down the house properly. Before leaving was getting temperatures of 63° coming out of supplies vents.

I first begin with replacing the 20 x 25 filter in the closet access by the front door. Replacing the filter ensures proper airflow is able to circulate back to the system, I’m minimal resistance. I then cleared the condensation line to ensure that it is able to properly drain at this time of service. Following with the thermostat properly calling for cooling and turning the unit on with no errors occurring. All of the cooling sequence of operations are successfully checking out verifying there is a proper 20° split between the liquid line and the suction line which verifies that the home is calling efficiently to the desired temperature. And the amps are safely tested out in the correct range following with the capacitor also testing out safely. Performed a cooling maintenance on two split Goodman. Cleared condensate drain, washed outdoor unit and replace filter. Electric motors: good. Checked running/starting capacitors and refrigerant circuit diagnostic. Thermostat/disconnect box: good. Both systems are cooling the home according to manufactured specifications.
The technician performed the installation of a 4 Ton American Standard Gold 17 upflow split heat pump system, accompanied by a Honeywell S200 Wi-Fi thermostat. I Performed Maintenance on the Cooling System. Also replaced a 16x25 filter. The condenser is a 2024 Lennox model located on the ground. I also cleaned condenser coils and advised client about drier vent next to unit and advised client about having that re located away from the unit. Maintenance for heat on an American standard silver series heat pump filter 20 x 23 put sideways underneath FAU FAU located in a closet outside in front of the condensing unit. Check systems of operation checked all electrical safety cleared condensation line checked outside unit check compressor ramps, checked fan motor, check capacitor, check Freon and pressure system is working per manufacture specifications. Upon arrival I located the 20 225 building and I walked down the pathway to locate the building D and I was unable to find the building after five minutes of searching for the complex 20225 DI then called the client and left a message to let him know if you could come out to direct me to the correct building. I walked around and I found letter building ABC & ENF I was not able to find the letter D. My dispatch Supervisor also called / left voice mail & texted the client I was on standby for 30 minutes and I searched the complex once more to find the 20225 D home but was unsuccessful Per supervisor to close out so client can re schedule The complex Office advisor said the front door access is through the private pool And client would manually have to open the door to pool to gain access to house
