Client would like to renew. Renewal discussion was conducted by phone at this time, as the client’s husband is not feeling well.
Performed a cooling maintenance on a split Lennox. According to refrigerant temperature and pressure, system was slightly low on refrigerant. Charged system with 1 pound, bringing subcool temperature to manufacture specifications. Washed outdoor unit, checked capacitor and took electric motor amp draw. Client paid via C. C. Disconnect box/thermostat: good. System is cooling the home at the time of maintenance.
Installing 3 ton American Standard Silver 14 heat pump with Coleman air handler.
Planned follow up service call. Maurice was on time and completed the work efficiently.
Returned to complete previously recommended condensate drainage repairs. During the previous service visit, the equipment’s condensate drain was found connected into multiple existing rooftop condensate lines. The shared drain configuration was creating improper drainage conditions and allowing condensate to encounter resistance and flow/back up toward the equipment. A temporary repair was performed during the previous visit, and installation of a dedicated condensate drain was recommended. Upon today’s return visit, inspected the existing condensate drain configuration and determined the best available route for a dedicated drain from the equipment to the existing exterior termination. Due to corrosion present at the equipment drain connection, the existing P-trap was left in place to prevent unnecessary disturbance or possible damage to the evaporator drain pan connection. Accessed the evaporator compartment and thoroughly cleared the existing P-trap to verify that it was free of res
Condenser fan motor failed. Replaced fan motor and was able to get equipment working. Existing equipment is 2007 in very poor condition with multiple additional potential problems. Will schedule to install new equipment.
Performed annual preventive maintenance on the 2020 American Standard 4-ton straight-cool system. • Replaced the 20” x 30” air filter. • Checked thermostat operation and verified the cooling range; no low voltage thermostat issues were found. • Inspected system operation and refrigerant levels. • Checked compressor amperage and startup operation. • Inspected condenser fan motor operation and amperage. • Tested the dual-run capacitor and verified the rated range of 45/7.5 µF. • Cleaned and organized electrical wiring and connections. • Thoroughly washed and cleaned the condenser coil. • Cleared the condensate drain to ensure proper drainage. • Performed a complete operational check. System is operating properly at the completion of service.
Inspected mini split Condensation leak. Apon inspection diagnosed that air handler was sloping to the left causing all the water to accumulate on the left side of pan causing it to over flow. Switch drain hose from right side to left side

Very responsive when I called about a condensate line clog. Follow up from the office was good. I did have to call to get the correct follow up work estimate form to sign. Once done we were scheduled promptly.
Thank you for the five-star review and for bringing the estimate form issue to our attention so we could get you scheduled quickly for the follow-up work on your condensate line.
Adjusted landscape lighting estimate.
Upon arrival, inspected Coleman HVAC system, Serial #W1A2515184, for a no-cooling condition. During diagnostics, found the recently replaced 80/7.5 MFD dual run capacitor had failed and was testing outside manufacturer specifications. Capacitor was replaced under the applicable 2-year parts warranty at no charge to the member. After replacing the capacitor, attempted system operation and found the compressor was still having difficulty starting/turning over. Installed a compressor saver/hard-start kit to assist compressor startup. Following installation, cycled and tested equipment and verified compressor and condenser fan motor were starting and operating properly. Verified cooling performance at supply registers with temperatures ranging approximately 61°F–64°F. System was allowed to operate and monitored to confirm proper operation. At completion, equipment was cooling and operating properly. Member was informed that the capacitor replacement was covered under the 2-year warranty an
Removed condenser and dropped off paint color
Spoke with client on the phone informed him that Howard does not have part in stock and that they reached out to American standard for the necessary part needed. Will keep client updated and informed on what’s going on.
Removed faulty compressor and installed new replacement compressor. All refrigerant connections were properly brazed and secured. Following installation, refrigeration circuit was pressurized with nitrogen to approximately 500 PSI to verify system integrity and check for leaks. Pressure test was completed successfully with no leaks detected. Nitrogen was released and system was evacuated to 500 microns to remove moisture and non-condensables from the refrigeration circuit. Once proper vacuum was achieved, system was placed back into operation and refrigerant charge was adjusted and verified according to manufacturer specifications. Manufacturer design calls for approximately 10°F subcooling, and refrigerant operation was verified near design conditions. Verified cooling operation throughout the home. Supply-air temperature was approximately 64–65°F. Indoor temperature was approximately 87°F during initial operation and had decreased to 84°F prior to departure, confirming the system w
This call was a cooling maintenance. Upon arrival, client stated that system was blowing hot air and ambient temperature indoors was 90°. Diagnostics revealed a capacitor that had failed (puffy). Client was not interested in repair and wanted quotes for system replacement. Estimates will be sent today and replacement will require a crane. Current system is 3.5 tons heat pump. Client enrolled in club membership.
Arrived to finish work from previous estimate and help customer with new plug in smart devices.
Called two times no answer. Will try again later.
Spoke with h/o City passed roof unit except breaker and label panel 900.00 to relocation unit to the center.
Upon arrival, inspected equipment and found condensate drainage was not flowing properly. Further inspection found the unit’s condensate drain is tied into multiple other condensate lines on the rooftop. Existing drain configuration does not maintain proper continuous downstream pitch, causing condensate to encounter resistance and flow upstream/back up toward the equipment. Disconnected the affected condensate line in order to properly clear the drainage system. Cleared the condensate line and used a vacuum tool to thoroughly clear and verify the P-trap was free of restrictions. Verified water was able to drain properly following service and reattached the existing condensate piping. Informed members that today’s service should be considered a temporary repair, as the existing shared condensate configuration can allow the drainage issue to reoccur. Recommended installing a dedicated condensate drain line from the equipment to an appropriate termination outlet, maintaining proper conti
After thorough assessment, Brand did determined that my 15 month old new HVAC unit from Hyde’s had a blown compressor. He worked with Barry Hyde to process it under my warranty coverage. Now waiting to get a compressor. In the meantime, Brandon suggested and installed a master power surge protector on my electrical junction box.
Gave customer phone call regarding last visit to send info for insurance claim.
Demand call upon arrival client stated warm air being blown out. Client stated there was a power outage 11 days ago after that FAU was on but outdoor was not. Check system sequence of operation. Checked fuses and disconnect box. Check 24 V on contactor. Checked incoming power to contactor tested zero. Checked panel saw 30 amp breaker was tripped. Took compressor off capacitor and contactor Flipped the breaker back on outdoor fan motor ran. Wired compressor back to contactor and capacitor turn on power breaker tripped again. Compressor grounded, no longer good due to power outage. spoke with client on warranty compressor will need a follow up. Recommended client Eaton breaker style surge protector for home. Client agreed and signed estimate. Installed Eaton surge protector verify green light is on. Will get back with client about compressor.
