For temporary fix since txv was sticking closed, I left the sensing bulb off the suction line so it wouldn’t close fully and ice up. But it stayed more open and didn’t allow a degree of subcool for txv, the txv needs a solid column of liquid refrigerant coming in to work properly, adjusted open and close multiple times to hopefully unstick it enough to make it to repair. Once refrigerant numbers were stabilized with bulb strapped back on suction line I now have subcool and liquid refrigerant feeding into txv. Numbers are staying stable enough. This is only temporary and txvs are specific components that are hard to replicate their function when they are sticking. The TXV’s role is too precise to tolerate inconsistent operation, and replacement of txv is the only dependable way to restore full, reliable performance.

Upon arrival system had all loads operational, indoor temp 85 and set for 79. Guaged up and found very obvious restriction that wasn’t apparent previous trips.!at a certain level of refrigerant loss and a certain amount of restriction the symptoms appear identical. This time it was more drastic and easy to diagnose, subcool was to design at 10 but evaporator coil pressure was very low at 68. Opened up coil and it was partially frozen starting at metering device . Let system melt , only took a couple minutes, and warmed sending bulb in warm water and refrigerant numbers adjusted greatly. It’s a Temporery fix as it will most likely get stuck again but I ordered the txv from Howard and will get with homeowner and office when it comes in so we can schedule repair. 1.5 hour repair , no charge per management.

Performed annual cooling maintenance on 1 2017 American standard platinum split system. Changed filter, cleared condensation lines. Cycled system into cooling, verified proper operating parameters via cda on condenser. Washed condenser coils.

Equipment working properly on arrival. Tested capacitors and they tested weak but operating. Noise heard from compressor starting. Installed compressor start kit to reduce stress on equipment and reduce start amps. Equipment is working properly according to manufacturer specifications

Performed cooling maintenance on (2) split systems. 2014 trane micro channel, and 2009 Payne. Changed filter and cleaned washable filter. Cleaned out electrical compartments. Cleaned condenser coils. Emerson and adt thermostats working properly. Checks amps, volts, refrigerant charges and temperature splits. Found 2009 Payne had weak compressor capacitor and needed some refrigerant. Replaced capacitor and added 1 lb of r410a. Systems pulling over max rated start amps (LRA), recommended hard start kits to assist compressors on startup, prolonging their life. Systems are cooling properly at time of service.

Comfort ac service on 2011 American standard split system. Fau located inside garage, condenser on east side of home. Left filter for client, flushed condensate line and washed coils. Checked all ac components and temperature split. Advised on age and life expectancy. Recommend water safety switch to prevent water damage.
Found same issue as previous tech. Called client to go over system. Client stated Tuesday night we didn’t go out due to authorization so the property manager sent her guy out. He cleaned filter, added one pound and stated electrical issue. Wednesday Hyde’s tech came out and found low charge and system off on hard lock out. Returned Thursday for free and found same issue. Called client and went over refrigerant levels and well as possible reasons for hard lock out. Advised possible fan motor failing or low voltage wire issue. Advised issue not presenting itself after we reset the system. Will be preforming maintenance tomorrow. Client will have other company charge system after maintenance. Advised to have other company take pictures of refrigerant scale so we know how much they added as well as picture of gauges so we know where the levels are at.

Upon arrival condenser was not running after diagnostic found condenser had a hard lockout reset system. Unit is up and cooling. Tried to call property manager no answer. Unit is little low on Freon. Recommend adding Freon

Found iso test results are leak at outdoor unit, advised client of findings, recommended replacement. Client agreed, sold 3 ton heat pump condenser only 410a. Will get with office to schedule.

Upon arrival Goodman condenser was not running, after diagnostic found a bad capacitor replaced capacitor checked pressures pressures were low added 4 pounds of r 22 replacement system is cooling now did advise client we don’t carry replacement anymore system is cooling now will send estimates for replacement

Upon arrival both bedroom systems had a trip breaker last 4 5251 has a bad blower motor due to age of units and units had no filters client signed estimate for replacement. He’s going to get a hold of his finance company to make the payments did advise a Wells Fargo. Client stated no he will contact office when he’s ready
