Performed a cooling maintenance on a split Goodman. Washed outdoor unit and replaced filter. Dual run/starting capacitors: good. Documented refrigerant temperature pressure readings and electric motors are running and starting according to manufacturer specifications. Thermostat/disconnect box: good. Upon arrival, member stated that the system had been maintaining indoor temperature properly; however, water leakage had been occurring from the indoor equipment area. Inspected the indoor equipment and condensate drainage system. Found the washable air filter heavily congested, creating an airflow restriction through the indoor system. Also found the condensate drain line clogged/restricted, preventing proper condensate drainage. The washable filter was cleaned to restore proper airflow. Installed a Jones/condensate cleanout valve at the indoor equipment to provide proper service access and allow the drain line to be isolated during clearing. Using the newly installed Jones valve, the condensate drain line was isolated and thoroughly cleared downstream from the valve through the exterior termination, successfully removing the restriction and restoring proper drainage. A condensate safety switch was installed and tested to provide equipment shutdown protection in the event of a future

Upon arrival, Client stated that the thermostat rises up in temperature by itself. Upon arrival system was set to 80 and it was reading 80. Checked all electrical and refrigeration and found both well. Within range informed Client that Nest thermostat is going into Eco mode. After taking off Eco mode from thermostat system will now hold designated temperature they set it to. At this time all is within range. Will send estimate via email for a hard start kit as starting amps are way past manufacturer

Found 2019 Rheem split system with failed 45uF compressor capacitor. Replaced and tested system. Compressor and variable condenser fan amps are good. Refrigerant charge good getting a 21° split and line temps are good. 2-year warranty for capacitor through Hyde’s as a Hyde’s family comfort club member.
Arrived on location address was incorrect. The real address is. 29680 and everything else was fine. Customer has Cutler hammer panel inside laundry room area does have an available 240 V circuit. after looking in the attic, it appears that we could run a 50 amp circuit down into the panel and out the garage.

Compressor over heated on arrival. Checked wireing and swapped l1 l3 and compressor now operating. Verified amps are good 14 Rla 21. Verified refrigerant pressures are good. Equipment is working properly at this time.

Comfort Air came to my property to look at the HVAC system due to poor cooling. Their estimate was $10,000 to $12,000 to fix the problem. I had another company provide a service review and they determined the problem was low coolant and the coils were freezing over as a result. They fixed the issue for $500. The quote from this company is suspicious and I would not recommend and coolant level should be the first thing you check.
Had an air conditioner emergency at night after hours during this brutal heat wave. I was already placing my tenants in a hotel. I called “hoping” we could do the next day at best.
