Demand call upon arrival client stated cold air coming from underneath mobile home. System is an upflow. Crawled underneath mobile and verify return ducting. Ducting and system cooling, return ducting properly sealed. Panel from right side of the home fell off and client was concerned it was cause by the ducting underneath the home leaking. Spoke with client about why panel fell off. Properly secured panel.

Maintenance for cooling on a AIRTEMP micro channel 3 ton downflow split system. Furnace located in a closet in the hallway. 20 x 30 filter located in furnace. Condensation line cleared filter changed. Thermostat checks out OK. Check system sequence of operation. Checked compressor amps, checked fan motor amps, checked capacitor, checked breaker box, checked Freon and temperature split. Washed our unit down. Inrush above manufacture spec. Spoke with client and recommend compressor saver kit. Sent estimate. System is working at time of maintenance. Home is cooling properly.

Upon arrival, Client stated she has had trouble multiple times with thermostat and does not know how to work it. Client had thermostat on a set schedule. She did not set set thermostat to permanent hold all this within range. No diagnostic needed. Client renewed membership. Client paid by check.

Upon arrival, client stated that system is cooling good, but system sounds loud on startup. Upon checking package unit located on rooftop found compressor ramps over max specifications upon checking run capacitor found run, capacitor, swollen. System was running because of a hard star kit that was attached to system informed Client about repairs. Client went with replacing run capacitor after replacing compressor amps are now within range system startup sound level is normal at this time, system is cooling properly with compressor amps and fan motor amps within range. Also, Client, the condition of rooftop drain line does not extend off the roof and water is sitting on a rooftop. I showed the pictures.

Homeowner stated system blowing warm indoor air but outdoor condenser/unit not running. Found no power, fuses good, fan and compressor capacitors within range. Found 50 amp breaker off but not tripped. Newer breaker, inspected breaker and wiring no damage. Condenser wiring all tight and no damage or burn areas. Reset power and tested system. Compressor amps were fine, fan motor amps ok a little over . Checked temperatures and compressor and fan motor not overheating, motored and nothing shut off in thermal. Refrigerant numbers/pressures were ok, temp split was ok about 17, wet bulb high as they had swamp cooler running as well. 20+ year old Amana r22. Discharge temp was above 225°. Main things were age, compressor is starting to show signs of age and thermal sensitive. Made sure condenser coil was clean, was pretty dirty inbetween fins. Based on findings and age/condition of system and uses r22 which is no longer made and difficult to get and very expensive with price going up and ava

Upon arrival, indoor unit was operational. Only found outdoor unit non-operational. Client stated that he had a dead run capacitor and replaced himself with a run capacitor that he bought on eBay when checking wiring on run capacitor found run capacitor wired wrong after wiring capacitor backup correctly quickly check to make sure customer have the right size verified run capacitor needed for system As 50 /5 . Client had the right one. Turn power back on system started up check compressor amps and motor amps. Found compressor amps over max specifications system calling for 13 was getting 16 at this time inform Client that system is cooling at this time, but it is greatly struggling as compressor is running past the limit.

Today’s first cooling maintenance consisted of one American standard system on the side of home I first replaced all three filters in the home. Honeywell thermostat is properly calling for cooling with no alerts. Condensation line is drained and properly draining. All of the cooling sequence of operations are successfully checking out. Pressures are checking out in the correct range. Blower is checking out. And capacitor is also testing for its rated amount. I thoroughly washed the coils down to remove all debris. Overall system is operating to manufacture specs at this time of service.

I Performed Maintenance on the Cooling System. Also replaced a 23x20 filter. The system is a 2024 American Standard 3.5 ton Heat Pump system located in the hallway and outside on the ground. Verified proper system amperages, as well refrigeration levels. I then verified that run capacitor is testing within proper parameters. I lastly cleaned condenser coils. Client’s current two year labor warranty is set to expire 11-14-26. Sent client two options on extending that labor warranty to align with 10 year part warranty. Extended labor warranty options are attached to today’s receipt for client to consider. At the time of today’s visit the system is performing properly.

Today’s calling maintenance consisted of one system in the backyard. I first began with replacing filters for the home. Thermostat is properly calling for cooling. Systems pressures are checking out good. Capacitor is also testing out good. Condensation line is draining properly. And the blower motor is checking out in the correct range. I also ensure that the delta T is also providing the correct temperature. All of the cooling sequence of operations are successfully checking out, ensuring that the home is calling efficiently to the desire temperature. thoroughly washed coils down of system to remove during debris. Overall system is operating to manufacture specs at this time, of today’s cooling preventative maintenance. Booked client for Jan 6th
