Performed a cooling maintenance on a package heat pump. Washed outdoor unit and replaced filter (no ladder needed). Check the electric motors, capacitors and refrigerant circuit diagnostics. Disconnect/thermostat: good. Pre-booked heating maintenance. System is cooling the home at the time of maintenance.

Upon arrival, member expressed concern regarding condensation being collected in the evaporator safety pan. Verified the condensation was being properly contained and draining through the designated exterior termination. Educated member on the purpose of the evaporator pan and explained that it is designed to catch condensation and direct the water safely to the exterior of the home. Also informed member that if water were to begin overflowing from the pan or leaking into the home, that would indicate an abnormal condition and would require further evaluation. No abnormal condensation or water intrusion was found at this time.

Estimate to install Fittes flush mount registers and exhaust fan. 24x12 return grille approximately $500 but Fittes and Envisivent don't make that size.

Performed cooling maintenance on a 2021 American Standard Gold system. Air handler is located in the outside closet. Replaced the 20 × 25 filter located in the filter rack and cleared the condensate line through the Jones valve, verifying proper drainage. Verified proper sequence of operation, checked system voltage and amperage, inspected capacitors, and checked the rectifier for second-stage cooling. Verified refrigerant performance and obtained temperature splits. Cycled equipment through operation, washed the condensing coil, and verified thermostat operation. At this time, the system is within manufacturer specifications, cooling, and operating properly. Renewed annual comfort plan with member.

Performed a cooling maintenance on two split TRANE units. Cleared condensate drain, washed outdoor unit and replace filters. Installed two float safety switch – paid via CC. Checked capacitors, electric motors and refrigerant circuit diagnostics. Thermostat/disconnect box: good. Both systems are cooling the home at the time of maintenance.

Arrived at customer’s home to move switch box so installers can pull fau out and re set the unit. Upon arrival installers had already shaved framing down to properly accommodate fau into space. Because of this the switch box did not have to be moved for installers to complete their work. Confirmed with installers that they did not need my help before leaving job site.

Performed annual heating maintenance on a 2004 Ruud furnace. Upflow fau is located in outdoor closet in front court yard. Replaced 20x25 filter located in blower compartment. Found water leaking out of coil onto the floor and indoor the blower compartment. Found condensation line clogged. Cleared condensation line and verified proper drainage. Courtesy vacuumed water out of return floor. Water was no longer leaked from coil onto floor nor into blower compartment. Cleaned out burners furnace. Verified heating sequence of operation is working properly according to manufacturer specifications. Checked and detected zero carbon monoxide. Checked capacitor for blower motor. Checked temperature rise. Everything checked out in range. Nest thermostat checked out operational. Cycled cooling after and verified system switched to cool. Client renewed HFCP paid via CC. Heater is working at this time of service.

Upon arrival, found Wi-Fi thermostat not connecting to Wi-Fi. With further investigation found Gateway was unplugged explaining to Client that this needs to always be plugged for thermostat to work properly after getting Wi-Fi thermostat to work properly check outdoor unit and as shown in pictures, refrigeration levels and compressor amps are well within range getting 57 coming out of supply vents. System at this time is cooling down the house properly informed Client that if system continues not to cool down the house properly. Recommend replacing TXV as our last Technician recommendation. client paid by check

Installing 3 ton American Standard silver 14 package heat pump.

Maintenance for heating on a Bosch 3 ton heat pump package unit. 14 x 30 filter located above stairway. Condensation line cleared filter changed. Ecobee thermostat working properly. Check system sequence of operation. Checked compressor amps, checked fan motor amps, checked all electrical and safety, checked fuses and disconnect box, checked surge protector, checked Freon and temperature split. System is working per manufacture spec. Home is cooling properly.

Performed a cooling maintenance on a 2025 American Standard condenser, condenser located on front side of home, filter located inside fau, fau located in outside closet and in garage, changed 20x25 & 14x24 filter, flushed condensation line, check for thermostat, on condenser check for amperage and voltage, check for compressor, check for freon level, check for capacitors, check for disconnect box everything within range also clear out dust accumulated inside electrical component area and rinsed condenser coil. System is working within specification in cooling at the time of maintenance.

Performed a heating maintenance on 2015 American standard furnace, Filters located inside furnace, fau located in hallway closet up flow, washed filter, flushed condensation line through jones valve, on fau followed sequence of operation, checked for amperage and voltage, checked for blower speed, check for any loose connections, check for temperature rise, everything within range also cleared dust accumulated inside electrical component. System is working within specification in heating at the time of maintenance.

Arrived to troubleshoot gateway for landscape system not connecting to WiFi network. Performed a complete meter reset of gateway and put it in pairing mode. Successfully added the gateway to the landscape app. Tested and reviewed all landscape fixtures to ensure they were communicating with the app. All are communicating and working properly.

Diagnostic on 2015 American standard package unit. Equipment running on arrival not cooling properly. Equipment low on 410A refrigerant which advise 410A refrigerant has been phased out and coils are no longer manufactured. Equipment has leak in coils and will continue to leak refrigerant until coil is repaired or replaced. Equipment will require isolation leak search to determine which of the two coils is leaking then replace coil and refill refrigerant. For temporary cooling added refrigerant client is aware it is temporary solution. Advised on repair and replacement options. Do to equipment age and type of refrigerant no longer manufactured would recommend replacing equipment to convert to new 454B refrigerant for long term solution. Second option is to perform leak search then replace coil that is leaking though advise will require isolation test first to determine coil to replace. Attached repair and two replacement options below also emailed.

Performed a cooling maintenance on two platinum. Condensate drain pump. Replace filters and washed outdoor unit. Checked refrigerant circuit diagnostic and CDA for error codes. All notifications were standard operation procedures. Pre-booked heating maintenance. Both systems are cooling in the home at the time of maintenance.

Customer had WiFi and router upgraded and gateway for landscape lights has fallen offline and cannot be reconnected. Will needs to troubleshoot.

Performed fall heating maintenance on 2019 American Standard split 80% gas furnace located in primary bedroom/bathroom attic access. Replaced 20x30 hallway ceiling filter. Cleared condensation drain from attic jones valve. Blew out all dust from furnace compartments. Blew off dust and debris from platform. 1050 thermostat working properly, no alerts, history all clear. Heating sequence of operations was performed properly. Zero carbon monoxide detected. No gas leaks at furnace piping. Gas pressures to specs. Flame sensor working properly. 45° heat rise. System is heating properly and safely at time of maintenance.
