Member installed nest thermostats, everything was wired correctly, but package units are heat pumps, set thermostat to heat pump and tested equipment. Found one nest thermostat that member purchased to be faulty. Member will purchase new nest thermostat.

Performed annual cooling maintenance on a 2005 Amana 4ton split system. Upflow fau is located in indoor closet. Replaced 16x24 filter located in blower compartment. Cleared condensation lines from fau. Followed sequence of operations and checked voltage, condenser fan motor amps, compressor start/run amps, capacitor, hard start kit, temperature split, Freon levels, and rinsed condenser coils. Secured all electrical connections. Found compressor over amping when running at 20/18RLA. Informed client of findings. System is 21 years old and past average life expectancy. Upon arrival found system serial number 9440 for Casita calling for cool but only for company blower motor operating. Upon further inspection found a contactor not engaging. Verified proper 24V at wire nuts. Bypassed low pressure switch to engage contactor found faulty condenser fan motor. Diagnosis indicates equipment is low on phased out R-22 Freon ( determined from bypass) which is for contact or not engaging also with bad condenser fan motor. System is 23 years old informed home owner of findings and highly recommend replacement will be sending over for ductless unit. Homeowner will need to get HOA approval for install prior to.

Followed sequence of operations and checked voltage, condenser fan motor amps, compressor start/run amps, capacitors, hard start kits, temperature split, Freon levels, and rinsed condenser coils. Secured all electrical connections. Thermostats checked out operational. Both systems are working properly in cooling at this time of service. Client opted for PTU.

Upon arrival found Honeywell T6 thermostat set for 78 and reading 78°. Homeowner stated it ran all night and didn’t do that before with same temps. Checked outdoor unit and at attic with air scrubber. I did find a good amount of air leakage around air scrubber. I tightened up til could not feel any. System is cooling properly.

Today’s annual cooling preventative maintenance consisted of two units located on the side of the home. I first begin with ensuring that bolt filters are able to provide proper airflow at minimal resistance. And both of the thermostats in the home are properly calling for cooling for each system successfully with no errors. All of the cooling sequence of operations are successfully checking out verifying there is a proper 20° split between the liquid lines and the suction lines which ensures that the home is cooling efficiently to the desire temperature. I also cleared both of the condensation lines thoroughly to ensure that proper drainage is occurring for each system individually with no obstructions to the line. And the amperage on each system is tasting out safely in the correct range and ensuring a controlled voltage is being used throughout the blower.
