Upon arrival master bedroom unit blower motor was running and condenser after Diagnostic found system flat on Freon oil is coming from condenser coil advised client about repairs due to age of system sent estimate for replacement
Performed annual cooling maintenance on a Carrier 4-ton split system. The equipment data plate is faded and not legible. Filter was recently replaced. Cleared the condensate drain line from the FAU and followed the system sequence of operations. Checked system voltage, condenser fan motor amperage, compressor start/run amperage, capacitors, temperature split, and refrigerant levels. Rinsed the condenser coils and secured all electrical connections. Upon arrival, client stated the system had previously started blowing warm air and the condenser fan motor stopped operating, but the system began cooling again later in the day. Tested the condenser fan motor capacitor and found it below manufacturer specifications. Capacitor is rated at 7.5 µF and tested at 3.8 µF. Informed client of the failed/weak capacitor condition and recommended replacement to help prevent potential system breakdown or intermittent cooling issues. Upon arrival, the outdoor unit was not operating. Error code E335 was displayed, indicating a possible open or shorted temperature sensor circuit. Checked all wiring and verified incoming voltage and power supply. Reset/restarted the system, and the unit is currently operating normally. A senior technician will be dispatched for further diagnosis and repair.

Performed annual cooling maintenance on a 2022 American Standard Silver 3.5 ton split system. FAU located in garage. Replaced 16x25 filter located in FAU. Followed sequence of operations and checked voltage, amperage, capacitor, temperature split, freon levels, and rinsed condenser coils. Everything checked out in range. Thermostat checked out operational. System is cooling properly at this time of service. Client renewed HFCP via CC.
Excellent service
Maintenance for cooling on a upflow 3 ton 2009 R 22 split system. Furnace located in garage 20 x 25 filter at furnace. Condensation line cleared filter change. Nest thermostat working properly. Check system sequence of operation. Checked compressor amps, checked fan motor amps, checked capacitor, checked fuses, and disconnect box, checked Freon and temperature split. Washed outdoor unit down. Upon maintenance capacitor tested bad system came on due to compressor saver kit. Notified client and recommend replace dual run capacitor. Client agreed and signed estimate. Replace dual run capacitor and test system operation. System is working at time of maintenance. Home is cooling properly. Client acknowledges age of equipment and that it contains old Freon. Client renewed biannual maintenance via cc.

Today’s cooling maintenance consisted of two units located on the side of the Casita and on the side of the house. I first begin with, ensuring that the filters had been replaced and are clean. Both of the thermostats are properly calling for cooling with no alerts, both of the condensation lines are cleared and properly draining at this time. All of the cooling sequence of operations are successfully checking out for both of these systems verifying that the pressures are in the correct range. And the blower fans are also testing out good following with each capacitor testing out safely. I then thoroughly washed down each unit to remove water during debris from the coils. Overall, both of these systems are operating to the manufacturer specs at this time of today’s service.
Performed PTU on a 2016 American Standard Gold unit. Upflow fau is located in garage. Client stated they’ll replace filter. Cleared condensation line from fau. Followed sequence of operations and checked voltage, condenser fan motor amps, compressor start/run amps, capacitor, hard start kit, temperature split, Freon levels, and rinsed condenser coils. Secured all electrical connections. Thermostat checked out operational. System is working properly in cooling at this time of service.

Demand call client stated back guest room is warmer than all the other rooms. Verify temperature split and airflow. Climb in attic and checked ducting. Bedroom system has dampers. Spoke with client about serval issues and reason why guest room would be the warmest. Recommended a few options. Advise client sign up for biannual maintenance for two systems
Cooling service on Bosh rooftop package heat pump and American standard rooftop package unit. Verified proper cooling sequence of operation on both systems. Inspected electrical components and connections and cleared electrical compartments of accumulated dust and debris. Condensing coils were thoroughly washed, and condensate drain lines were cleared to ensure proper drainage. Verified cooling performance through supply and return temperature readings. Both systems produced approximately 19–20°F temperature splits, indicating proper cooling performance at the time of service. Systems were found operating within manufacturer specifications. Member had already replaced the HVAC filters prior to arrival. Replacement filters were therefore left with the member for future use: * (2) 14 × 25 * (1) 14 × 30 * (1) 14 × 20 Verified operation of the two ADT thermostats and associated zoning. Check amps, volts, capacitor, and start kit. Cleaned electrical compartment and disconnect box and insured. All wires were tightened secure. Check refrigerator levels, super heat, sub, cool, and temperature split. Cleared condensation line at FAU and washed condenser coils. Found all electrical components and refrigerant levels to be within manufactured specification. Both systems are operating and cooling properly at service.
Performed annual cooling maintenance on 2) American Standard package units. Replaced 24x36 and 4) 12x18 filters. Followed sequence of operations and checked voltage, condenser fan motor amps, compressor start/run amps, capacitors, temperature split, Freon levels, and rinsed condenser coils. Secured all electrical connections. Client stated bedroom unit S# 905L not cooling upon arrival, found system low on refrigerant, informed and recommended adding refrigerant to system. Client stated to only add a max of 2lbs. Added 2lbs, temperature split at 18°. Will monitor refrigerant levels. Thermostats checked out operational. Systems are cooling at this time of service. Client paid for HFCP and repairs via CC.
