System #11479 for living area is working properly, outdoor unit disconnect plug wasn’t flush. Made sure it’s in secure and power passes properly and condenser came on. System is cooling properly. Homeowner has been gone a month and WiFi out so couldn’t check on phone may have been off a little.

After Diagnostic found clogged condensation line installed jones valve and cleared condensation line unit is draining properly at this time

Opened Lennox 4 ton evaporator coil and use refrigerant. Sniffer to check for leak. Sniffer went off three times at evaporator coil. Emailed estimate for coil replacement.

Installed 3 Ton Silver 14 Heat Pump Package Unit,

Indoor unit safety inspection and maintenance. Removed loose insulation, cleared condensate drain and replaced filter. Checked static pressures, refrigerant circuit diagnostics and electric blower motor amp draw. Thermostat: OK. System is now functioning according to manufacture specifications.

Performed annual maintenance on 2005 Lennox split system FAU located inside attic. Changed 10 x 10, 14 x 14 and 20 x 30 filters. Checked amps, volts, capacitor and cleaned electric electrical compartment. Check refrigerant levels, super heat, subcool, and temperature split. Cleared line from outside termination and washed condenser coil. Cycle system from Honeywell thermostat located on wall near master bedroom. Thermostat is operational. Found all electrical components and refrigerant levels to be within manufactured specifications. System is operating and cooling properly at time of service.

Performed a cooling maintenance on an American standard condenser and a R22 Package unit., condenser located on rooftop of home, filter located inside fau and im casita ceiling, fau located in hallway closet , changed filter, flushed condensation line, on condenser check for amperage and voltage, check for compressor, check for freon level, check for capacitors, everything within range also clear out dust accumulated inside electrical component area and rinsed condenser coil. System is working within specification in cooling at the time of maintenance.

Indoor unit safety inspection and maintenance. Checked refrigerant circuit diagnostics, blower motor amp draw and static pressure measurements. Cleared condensate, cleaned mechanical platform, and replace filters. Courtesy maintenance on garage/casita mini splits. System is functioning according to manufacture specifications.

Performed indoor/outdoor safety maintenance check on 2) heat pumps and a gas furnace. 2) FAUs are located in master closet attic access and casita fau is located in outdoor closet. Replaced 14x14, 16x20, 16x16 and 14x30 filters. Bedroom unit was replaced by another company. 2026 Innovair inverter heat pump. For heat pumps, checked all electrical components, temperature rise, refrigerant levels, cleared condensation lines and secured all electrical connections. For gas furnace, cleaned out burners furnace. Verified heating sequence of operation is working properly according to manufacturer specifications. Checked and detected zero carbon monoxide. Checked temperature rise. Thermostats all checked out operational. Systems are working properly in heating at this time of service.

Performed a cooling maintenance on a 2018 American Standard Platinum series condenser, condenser located on backside of home, filter located hallway ceiling, fau located in attic, changed filter, flushed condensation line, on condenser check for amperage and voltage, check for compressor, check for freon level, check if thermostat had no error codes or alerts, everything within range , clear out dust accumulated inside electrical component area and rinsed condenser coil. System is working within specification in cooling at the time of maintenance. See notes

Performed annual maintenance on two 2019 American standard split systems FAU located in laundry room attic. Changed 20 x 30 and three 14 x 20 filters. Checked amps, volts and cleaned burner compartment. Checked gas and static pressure is also checked temperature rise and all safety switches. Cycled system in heat from ecobee thermostat. Thermostats are operational. Found all electrical and safety components to be within manufactured specification. Both systems are operating and heating properly at time of service.

After Diagnostic found system very low on Freon performed sniff check found leak in coil systems a four-years -old going to find out if Lennox is going to warranty coil Monday morning system is up and cooling properly at this time

Arrived to troubleshoot non operational exterior and garage outlets. Tested outlets and confirmed non were outputting voltage. Tested all breakers in panel and all were outputting proper voltage. Tested the GFI in the garage and GFI would not reset. Pulled GFI out of wall and tested voltage on terminal screws and was getting 120 volts from line voltage. I recommended replacing the garage GFI as the it was malfunctioning and not resetting. Afterwards replacing GFI power was restored to all outlets.
