Clean out any overgrown bushes or rubbish surrounding it.

Living room York furnace coil sn-6649 failed blower motor. Client has home warranty and will have them repair motor. Emailed estimate for blower motor replacement
Continuous drain issue. Verified primary and secondary drain lines are piped in properly to correct drains. Still continuing to drain into secondary drainage and has stained pavers. Platform equipment sits on not level. Installed iso pads to pitch towards primary, verified difficult to access though was able to shift equipment to drain properly. Problem solved. Client would request we send someone to clean calcium of pavers.
Found the problem with the system, and fixed quickly. Knew how to diagnose and go straight to the trouble spot.
Repaired electric short in attic. Found burnt wire 12- v circuit for living room. Equipment now working properly. Will schedule to install surge protection and compressor saver kits.
Upon arrival, clients living room unit or 22 system. Data plate is completely faded out. Outdoor R 22 system compressor was not running on arrival found a dead run capacitor. After replacing run, capacitor system started up, but could hear a grinding noise coming from compressor. After system was running like that for 10 minutes compressor shut off due to high compressor amps. Inform Client that compressor is no longer working properly and will need to be replaced due to the age and condition of unit recommended a whole new system Client agreed Client will be calling office on Monday morning to see when manager can come out and walk-through estimate for Client .changed out filters for Client as they have not been changed out in five years.
Performed ac maintenance on 2011 Carrier split heat pump. Replaced 20x25 filter with entry inside closet fau filter rack. ,add sure little drain to condensation pump in return is working and drain is clear to it. Thermostat working properly. Cleaned out electrical compartment for condenser. Start and run capacitors within range. Start and run amps to specs. Checked high and low voltages, within range. Checked charge /temperature split (21°/22°). Thoroughly rinsed down condenser coil. Wiring tight and secure. System is cooling properly. Confirmed what previous tech (Taylor Hyde) recommended with the evaporator coil and blower wheel cleaning and uv light. Pretty dirty and can lead to icing of coils or low airflow and longer run times. BILL JOB.
Performed ac maintenance on Trane split system with gas furnace in laundry room attic. Replaced 24x24 hallway ceiling filter. Honeywell 6000 thermostat working properly. Cleared condensation drains from attic. Checked amps, volts, start and run capacitors, refrigerant and temperature split. Rinsed condenser coil on garage roof. Cleaned out electrical compartment. System is cooling properly and within manufacture specifications, however I informed her that due to the age (2004) and life expectancy of 10-15 years in our area, that system can still fail on a very hot day even with everything checking out, as age is a major variable. Recommended adding whole home surge protection as there is room on main service panel in laundry room.

Performed annual maintenance on a 2021 American Standard Silver Series 3.5-ton condenser system. Replaced 20x30 and 14x14 air filter. Checked Honeywell 6000 thermostat operation and verified proper cooling temperature range. Followed manufacturer service stickers and operational checklist. Checked refrigerant (Freon) levels. Verified amperage readings and inspected blower/condenser motors. Confirmed no airflow restrictions; filters and coils are clean with proper airflow throughout the system. Flushed and cleared condensate drain line to ensure proper drainage. Washed down condenser coil and cleaned outdoor unit. Inspected overall system performance and operation. System is operating properly at the time of service.

Installed new 40/5 capacitor for living room unit RY2F also installed new condenser fan motor and start capacitor for bedroom unit 2K2F. Cycle system from Honeywell thermostat. Thermostats are operational. Checked refrigerant levels, super heat, sub, cool and temperature split. Cleared line and cleaned condenser coils. All three systems are now operating and cooling properly .

Cleared and flushed the condensate drain lines to ensure proper drainage. Cleaned the condenser coils thoroughly.
