Performed a heating maintenance on a 2022 American standard platinum unit. Check sequence of operations by checking out all electrical temperature rise. At this time system is heating up the house properly compressor amps fan motor amps and disconnect or all with the range. Make sure to clean out condensation line as well as changed out filter. Finish maintenance by making sure system switch back into cool mode correctly.

Performed maintenance and safety check on Goodman rooftop package unit. Equipment data plate was unable to be read clearly at time of service. Replaced 24 × 24 filter and cleared dust/debris from electrical components. Cycled equipment in heating and verified proper sequence of operation. Monitored burner operation, checked voltage and amperage readings, and tested the 70/5 MFD dual run capacitor, which was within acceptable range. Verified temperature rise and confirmed proper heating performance. Checked for carbon monoxide during operation with 0 PPM detected. Cleared the condensate line and verified thermostat operation. System is currently within manufacturer operating specifications and heating properly at time of service.

Found bad thermostat for office. Replaced and put systems zones back on and tested.

Performed a safety check today on a platinum American standard unit located on the side of the home. I first begin with replacing the 20 x 25 filter in the hallway closet clear the condensation line via Jones valve to ensure proper drainage is occurring. The American standard thermostat is properly calling for cooling with no alerts. Surge protection checked out. On the unit checked out checked pressure no alerts on the mitigation board. Overall system is operating to manufacture specs at this time of today’s safety. Check maintenance.

System is working within specification in heating/cooling at the time of maintenance.

Need to fabricate custom fitting for underground hood.

Spoke with the client while I was on my way to the property. Client stated that the other zoning 824 thermostat is blank and sees no reason for me to come out without having two thermostats available. I informed the client that we would need to inspect the system to determine whether the issue is related to a low -voltage problem. Client requested to wait and reschedule for now.

Thermostat working properly. Check system sequence of operation. Verified all electrical and safety. Checked pressure, switch, checked inducer motor, checked flame sensor and igniter, checked 24 V on gas valve, checked temperature split, checked compressor, amps, checked fan motor amps, checked capacitor, checked disconnect box. Washed outdoor unit down. System is roughly 23 years old containing r22 freon. spoke with client about systems efficiency and condition of equipment. Advise client call office and request an estimate from Barry. System is working at time of maintenance.

At this time system is heating up the house properly also cleaned out condensation line and change that filter cleaned off gas burners. Finish maintenance by making sure system switch back into cool mode properly at this time all is within range.

System is working within specification in heating/cooling at the time of maintenance.

Arrived at customer’s home to install a customer supplied surge protector on main breaker panel, and to cut in an outlet for a water shutoff that customer is going to purchase. Penetrated out of the back of the panel with romex to plug and surge protector location behind panel. Landed all connections and turned breakers on to restore power to circuit and test them. Verified with customer to complete scope of work for today.

Performed a cooling maintenance on a york package unit. Trix sequence of operations by checking out all electrical and refrigeration levels. At this time system is cooling down the house properly. Also, make sure system was heating up the house properly informed Client about the great benefits of Wi-Fi compatible thermostats finish maintenance by making sure system is draining properly and by changing out, customer supplied filter.

Arrived at customer’s home to re run line for landscape lights and run a low voltage jumper between landscape light systems to eliminate one transformer. Upon arrival I found that customer discovered two timer switches that controlled unknown loads. Turned both timer switches on manually and determined that both timer switches controlled each gfci outlet for the landscape lights. Timer switches were out of programming, so I programmed both switches for customer. Also retrofitted two fluorescent strip lights to led using retrofit kits. Confirmed all work with customer to complete scope of work for today.

Client not home. House under construction. Contacted home owner over phone and determined Reme Halo is best application for equipment type of application. Existing equipment and in good condition.

Performed annual heating maintenance on a 2024 Bryant package unit. Replaced 2) 12x20 filters located in upper wall. No ladder needed. Followed sequence of operation and checked inducer fan motor, blower motor amps and voltage, checked resistance across all safety and limit switches. Cleaned out burners furnace. Verified heating sequence of operation is working properly according to manufacturer specifications. Checked and detected zero carbon monoxide. Checked temperature rise. Cycled unit back into cooling and verified proper operation. ACPRO thermostat checked out operational. System is working properly at this time of service. Scheduled cooling maintenance on site with client.

Upflow fau is located in indoor closet, cleared condensation line from clear out valve. Followed sequence of operations and checked voltage, amperage, temperature rise/split, refrigerant levels, found no error codes on CDA, and courtesy rinsed condenser coils. 1050 thermostat checked out operational. System is working properly at this time of service. Client renewed HFCP paid via CC.

Performed indoor safety maintenance check in heating on a 2015 American Standard Split System. FAU located in balcony mechanical closet. Replaced 20x25 filter located in FAU. Followed sequence of operation and checked inducer fan motor, blower motor amps and voltage, checked capacitor for inducer fan motor, checked resistance across all safety and limit switches. Cleaned out burners furnace. Checked temperature rise. Verified microamps for flame sensor. Verified heating sequence of operation is working properly according to manufacturer specifications. Detected zero carbon monoxide. Honeywell 8000 thermostat checked out operational. System is working properly in heating at this time of service.

Upon arrival, fountain bedroom unit 7179 calling for cool and contactor engaged, but unit not responding. With further inspection, I discovered system had an overheated compressor due to a faulty, run capacitor measuring zero MFD for condenser fan motor not allowing fan motor to start. Installed new capacitor and cold off compressor system is now operating and cooling properly.

Performed indoor/outdoor safety maintenance check in cooling for a 2026 American Standard Platinum heat pump. Upflow fau is located in the garage. Cleared condensation line from jones valve and tested water safety switch. Replaced 20x25 filter located in filter rack and rinsed washable filters for garage ductless unit. Checked all systems parameters through American standard technician app. Everything checked out in range. Dropped off permit. Replaced 20amp FAU breaker for a 15amp breaker to match max rated amps on fau name plate. System is ready for inspection. 360 thermostat checked out operational. System is working properly in cooling at this time of service. Scheduled heating service on site with client.

Installed new blower motor and test system.System is now operating and cooling properly.
