Performed annual AC maintenance on American standard split heat pump and train split system. Changed two 20 x 20, 20 x 25 and 16 x 25 filters. Checked amps, volts, capacitor and cleaned electrical compartment. Checked refrigerant levels, super heat, subcool, and temperature split installed new American standard 1050 thermostat for bedroom system. Cycled system from thermostat thermostats are operational. Flush condensation lines and wash condenser coils. Recommend electrical rejuvenation for t split system. Change capacitor start kit and contactor due to contactor being pitted. Found all other electrical components and refrigerator levels to be within manufactured specifications. Systems are operating and cooling properly at time of service.

Maintenance for cooling on two American standard platinum upflow heat pumps, one located in the closet in the hallway, other located in garage. 20 x 25 filter located at FAU. Two 1050 thermostat working properly noticed bedroom had a sensor not functioning. Replaced batteries on the sensor. Sensor is working properly. Checked both systems for sequence of operation. Checked compressor amps, checked fan motor, checked Freon and pressure. Both systems are working per a manufacturer specification home is cooling properly.

Arrived to troubleshoot a non-operational landscape fixture and a closet fixture hanging from the wires. Replaced the bulb in the landscape fixture, secured the closet fixture, and replaced its bulbs.

Perform annual AC maintenance on four Carrier split systems. Checked all 4 inch filters. filters do need to be replaced. Checked amps, volts, capacitor, and cleaned electrical compartment. Checked refrigerant levels, super heat, sub, cool, and temperature split. Cleared condensation lines and washed condensing coils. Recommend replacing all week capacitors and pitted contractors also recommend installing compressor saver kit to assist the compressor during startup. Also recommend installing Jones valves to allow proper flushing of condensation lines. Installed risers on all drain lines emailed estimate for all recommendations. Also installed variable speed blower motor for master bedroom unit unit.

I Performed Maintenance on all 3 Cooling Systems. Also replaced 3) 20x30x3 and 12x24x3 filters. All 3 Cooling Systems are 2022 models located outside on the ground. I also inspected condensation drain lines from prior condensation leak on last maintenance visit. Client had someone else redo condensation drain lines. Took pictures of drain lines and higher risers and caps were added to the drain lines. I also found that the casita dual run capacitor is on the weak side of tolerance, as well as the starting amps are over manufactured ratings. Advised client about replacing the capacitor and adding a start kit for the casita unit (S#77458). Gave client 3 options and attached to invoice for client to consider. Client also enquired about extending pvc drain lines for ductless mini split for garage. Will enquire with management about that.
