Performed two-system heating maintenance and evaluated overall system operation. Replaced 20 x 25 filter located within the furnace cabinet and 20 x 22 filter located within the air handler cabinet. Inspected electrical components, verified operating amperage, checked capacitors, inspected duct connections, cleared condensate lines, and verified thermostat operation. Both systems were also cycled in cooling to verify refrigerant performance by temperature split. Measured cooling temperature splits of approximately 20°F and 21°F, indicating adequate heat transfer and system performance. Refrigerant levels were verified within specifications and both condensing coils were washed. Gas furnace is approximately 20+ years old. Furnace operation was inspected and verified through proper heating sequence, including ignition and established burner flame. Measured approximately 61.2°F return-air temperature and 102.0°F supply-air temperature, resulting in an approximate 40.8°F temperature rise,

Performed annual cooling maintenance on 2) 2025 American Standard Platinum Heat pumps. FAUs are located in guest closet attic access. Cleared condensation lines from faus. Replaced 2) 24x24 filters located in lower wall. Followed sequence of operations and checked voltage, amperage, temperature splits, Freon levels, found no error codes on CDA, and rinsed condenser coils. 1050 thermostats checked out operational. Both systems are working properly in cooling at this time of service.

Order circuit board will be in tomorrow once we receive we will put on schedule to install circuit board

Performed a cooling maintenance on a split platinum and American Standard, 5-ton split system. Diagnosed a defective float safety switch on platinum system. Need to return at a later date to replace under warranty. 5 ton, 2017 system was low on refrigerant according to temperature and pressure readings. Estimate sent to recharge system – may take anywhere from 1 to 3 pounds. Checked electrical motors and running/starting capacitors. Washed outdoor units, replaced filters and cleared condensate. Both systems are currently cooling the home at the time of maintenance.

Service on 2023 Bosch package units. Replaced filter, checked sequence of operation is working properly according to manufacturer specifications. Washed condenser coils, cleared drain lines.

Returned to the property for a demand call regarding condensate leaking from the secondary drain. Upon inspection, found the primary and secondary drain lines had been switched. Cut and reconfigured the condensate piping to restore the primary drain to the proper configuration and termination. Performed a water test through the primary drain to verify proper flow and drainage at the correct termination. Installed a water safety switch at the secondary drain location and abandoned the previous secondary drain line. Allowed the system to operate for approximately 15 minutes to verify proper condensate drainage during operation. Residual water present in the auxiliary safety pan was from testing the condensate lines. No active water leakage into the home or accumulation in the safety pan was present upon arrival. System is currently draining properly with no active leaks observed at completion of service.
