Performed a cooling maintenance on a 2023 American standard silver series condenser, condenser located on right side of home, filter, located inside filter rack, FAU located in garage, change filter, flush condensation line from Jones valve, condenser check for amperage and voltage, check for capacitor, check for compressor, check for Freon level everything within range also cleared out dust accumulated inside electrical area and condenser coil. System working with specification in cooling at the time of maintenance.

Performed a cooling maintenance on a 2024 American standard platinum series 4ton condenser, condenser located on right side of home, filters located inside home, FAU located in garage, change filter by HO due to dogs, flush condensation line, on condenser checked for amperage and voltage, checked if data plate had no error codes or alerts, check for freon level, cleared out dust from electrical component area everything within range. System working within specification and cooling at the time of maintenance.

Performed cooling maintenance on (2) 2008 American Standard package units on roof. Changed 20x30 and 24x24 filters. Honeywell 6000 thermostats working properly. Cleared condensation drains. Cleaned condenser coils. Inspected evaporator coils and blower wheels for cleanliness. Checked amps, volts, capacitors, refrigerant charges/temperature splits. Found bedroom unit #309H with weak dual run capacitor. Recommend and replaced dual run capacitor to prevent breakdown. 2 year warranty. Homeowner renewed annual maintenance plan . Homeowner aware of age and condition of systems as well as average life expectancy of 10-15 years.

I Performed Maintenance on both the Cooling Systems. Also cleaned washable filters and flushed the condensate drains. Both Cooling Systems are 2011 and 2013 models located in the outside closet and outside on the ground. I found that the Air Scrubber Bulbs and cells are no good. Recommended and installed two new Air Scrubber bulbs and cells and tested. Both Cooling Systems checked out operational and within manufactures specifications at the time of the service.

Found that solar pool heater is leaking on roof, this is unrelated to the hvac system we installed. See pictures, will email pictures to client.

Upon arrival client stated system that serves living area not cooling. Cycled system and found outdoor units compressor not running. Found capacitor within range. Installed hard start kit and compressor kicked on. Found system very low on refrigerant. Systems condenser is 1988 with a 2016 furnace. Fau located upflow in the garage. Went over repairs replace. Advised repair would not last at all. Recommend condenser and evaporator coil replacement. Went over estimate. Client leaving tomorrow and wants to pause this issue. Sent over estimates as well as comfort club. Client to call when he returns.

Bedroom system 2005 equipment very low on refrigerant. Found leak in outdoor coils. Equipment is un repairable do to r22 refrigerant no longer manufactured. Advised on options and will schedule for equipment replacement this Friday.
