Service Report Summary: • Permit & Inspection: Dropped off the permit and prepared the system for city inspection. • Electrical Work: Replaced the breaker to match the system’s fuse requirements. • Additional Inspection (Client Approved): While inspecting the system for the city, noticed the air conditioner unit next to the one I was inspecting was humming abnormally. Informed the client of a possible issue, and received approval to inspect further. • **A/C Unit – Living Room (SN: ***6H72F): • Opened the panel and tested the capacitor. • Further diagnostics revealed a seized condenser fan motor. • Client approved replacement. • Replaced the fan motor and verified system amperage—operating within proper limits. • Gave the condenser coil a quick rinse to help reduce heat load. • Next Steps: Routine maintenance is scheduled for next week. • System Status: System is cooling properly at this time.

Performed a semi annual cooling service on two Bosch rooftop package unit replaced filters throughout the house. Cycled equipment followed, cooling sequence of operation checked refrigerant/temperature checked amps and voltage. Cleared condensation line. Honeywell 8000 thermostats checked out OK. Rinse both condensers. Both units checked out operational and within limits. Attached is a extended labor warranty for both systems

Compressor came in for office to schedule
Upon arrival, thermostat set for 80° and reading 80° inside. Tenant states they never set it below 80°. Checked on condenser on cooling. Mini split condenser running as well. Checked amps and voltages for both, 19.3 amps for main home condenser, and 3.75 amps for mini split. Checked panel and found wiring for main condenser was very hot. Went though high voltage connections starting at condenser and tightened all connections to prevent overheating. Tightened all other no issue but when I tightened bottom terminal for 70 amp breaker it tripped . With power off I tightened it and set breaker back to on. Informed homeowner. Homeowner had me talk to her electrician on 3-way call. I informed I don’t know why the wire is getting hot, I work on air conditioners and found system with proper amp draw. I cannot tell if issue is wiring or breaker and recommended having electrician it. She gave me 2 different electricians numbers to call and go over my diagnosis.

Client is going to go with Bosch package unit

Upon arrival, thermostat was calling for cool but unit not operating. With further inspection I discovered system was extremely low on refrigerant and found leak in evaporator coil. Spoke with client over the phone with options of repair versus replacement . Client is going to go with system replacement emailed estimate.

Found system in hard lockout due to error code 80.01 and 180.02. Cycled power to system and cleared fault codes, verified refrigerant levels, verified volts in amps, check for proper low voltage at wire nuts, no kinks or shorts, client is having remodeling and painting done, a lot of power tools are being used, which caused possible flicker, line voltage is within appropriate range, coil is clean and filter is not dirty, system is cooling and operating properly.

Checked all four thermostats. Had to reboot living room/kitchen area thermostat and master bedroom thermostat. All 1050 thermostats are now operating and displaying set temperatures.

Two 2016 3 and 4 ton Preform a semi annual cooling service on two split systems. American Standard and Lennox. Cleared condensation lines, cleaned out furnace and mechanical platform. Replaced both filters located within the furnace outdoor mechanical closet. Cycled equipment followed, cooling sequence of operation checked refrigerant, sub cooling, superheat, line temp and temperature split checked capacitor, fan motor, compressor, amps and voltage. Both nest thermostat checked out. Rinsed condenser coils. Both units are cooling at this time. Unit SN *****C52054. Lennox While performing maintenance found system slightly low on refrigerant only allowing me to get a 10° temperature split checked refrigerant levels with gauges and found that system is slightly low on refrigerant. Also found capacitor out of range. Recommend replacing it before it goes out. Attached is an estimate for recommended repairs
Homeowner showed me water puddle under furnace/tankless water heater platform in garage. They had a plumber out as they thought tankless water heater was leaking. Found no leaks at air conditioning equipment. Plumber was digging around home trying to find termination point but could not locate it. Checked behind water damage area and found bathroom, checked under sink and found where drain line ties in to sewer drain. Opened up and cleared drain, felt some clearance and started pouring. Some had backed up. Can’t say if it was source. They said it was leaking from connection under water heater. With drain backed up it probably started leaking from water heater connection. Recommended and installed jones valve for better clearance of drains on maintenance visits. Monitored and didn’t see any dripping from any accessible or visual locations of hvac drain line.

Cooling maintenance on York split heat pump system. Air handler is located in inside closet, filter is 14 x 20 located within filter, rack, changed filter, condensation line was cleared at air handler. Cleared all electrical components of dust and debris, verified proper sequence of operation, checked volts and amps, checked capacitors, verified refrigerant levels, and line temperatures and took temperature split and cycled equipment. Washed condensing coil, set thermostat back to what member had it at and text. Customer that I was complete with service and he can lock up property. System is within manufacturers, specifications, and cooling and operating properly at this time of service.
Remove rectangle return from ceiling and remove 18" collapsed duct and install new 18 " flex and feed thru ceiling. Reinstall return plenum and replace two other ducts damaged by rodents. 1/2-3/4 day

The work performed involved the installation of a five-ton American Standard Platinum 18 POV Upflow Split Heat Pump System, along with a four-ton Gold 17 Horizontal Split Heat Pump System. The four-ton unit is designated for use with a zoning system, specifically catering to the casita and bedroom area. In addition, a three-ton unit has been installed for the master bedroom. To enhance user experience, the installation includes WiFi smart thermostats, allowing for convenient temperature control throughout the respective living spaces. We installed a 5ton platinum, 3ton platinum and a 4ton gold with Zoning. Job complete.
They stated the bedroom system stays warmer than thermostat (Ecobee) which is located just outside bedroom door. It reads temperature in living room and so bedroom will be warmer than setpoint. They figured out by having both ecobee sensors in bedroom by far side table near window that system will run enough to have bedroom at setpoint. I informed them that the options are either have thermostat read from room sensors or run new thermostat wire and move thermostat into bedroom. Due to attic configuration and slope , they want it to be by where sensors are currently, but I informed them the attic slope won’t allow that and they aren’t interested in running new wire in attic for $1,548 as home is being sold. Informed them those are the only options for proper room temperature readings. I informed them the previous repair is still good, capacitor is good and system is turning and and cooling properly. Set for 74° and reading 74°. Informed moving thermostat won’t make significant changes
Replaced compressor for unit #S11F that serves right side of home. Pressure tested after brazing with nitrogen float. Pulled deep vacuum and did standing vacuum decay test , passed. Added back factory charge of 9lbs. System is cooling properly now. Checked amps and volts. Reconnected wireless sensor for other system (bedrooms).

Ordered compressor from Goodman going to take 2 to 3 weeks to come in when received for office to schedule to install

After Diagnostic last 4 6810 condenser found error code 04 locked rotor we will be replacing compressor under warranty need to order from Goodman

Performed a cooling maintenance on a 2022 American Standard Platinum series condenser, condenser located on left side of home, filter located Inside filter rack, fau located inside garage, changed filter, flushed condensation line, on condenser check for amperage and voltage, check for compressor, check for freon level, check if thermostat had no error codes or alerts, everything within range, maintenance only American standard requested by HO, clear out dust accumulated inside electrical component area and rinsed condenser coil. System is working within specification in cooling at the time of maintenance.
