Upon arrival client stated blower won’t stop running. Found issue was mitigation board turning blower on. Showed error code sensor not communicating. Opened coil and put sensor in exact spot it should be. Error code went away. Cycled system in heating and cooling.

Today’s annual maintenance consisted of two furnaces located in the attic axis. I first began with replacing the filters in the home which ensures there is proper airflow, circulating back to the units at minimum restrictions. I then make sure both Honeywell thermostats are properly calling for heat and turning the units on the amps for both systems successfully checked out in good range, providing a controlled voltage. I cleared both condensation lines and they are both properly draining. All of the heating sequence of operations checked out for each system safely igniting the flame and ensuring that the home is being warmed to the correct temperature. Overall, the furnaces are operating to manufacturer standards at this time of service.

Connected ecobee thermostat to app. Installed two sensors and connected to app. Showed client how to use app and thermostats. Went over sensors and showed client that they average the temperature. Put sensors on walls were the old ones were and tested.

Filters changed, condensation line cleared, one furnace, main home cycled and came on in sequence, Home is heating properly, one heat pump for Casita checked compressor amps and Freon and pressure levels. Heat pump is working per specification casita is heating properly.

Performed annual maintenance on two 2019 American standard split systems . Changed out customer supplied filters in FAUs. Followed sequence of operation; checked safety switches, blower motor speeds, and motors. Both American Standard 1050 thermostats were checked and found to be in range with no active alerts on the system. Cleared both condensate lines; during cleaning, found the PVC pipe heavily clogged at the P-trap and successfully unclogged it. Recommended installing Jones valves for proper drainage and prevention of future clogs. Installed two Jones valves. System was checked in both cooling and heating modes and found to be operating efficiently at the time of service
