I Performed Maintenance on the Cooling System. Also replaced a 20x30 filter. The system is a 2020 model located on the ground. I also flushed the condensate drain from the outside. The system checked out operational and within manufactures specifications at the time of the service.

Executed a cooling maintenance on a split system. Refrigerant circuit diagnostic – good. Replaced filter, wash down condenser coil and cleared condensate drain line. Running and starting amperage measured within manufacture specifications on all motors. Will return end of day to replace 10 x 10 bar supply grill. System is cooling the home at the time of maintenance.

Comfort ac service on 2019 Goodman split system. Replaced filter, flushed line and washed coils. Checked refrigerant levels and all components.

AC System Tune-Up: Performed a detailed AC system tune-up, including lubrication and electrical inspections, to maintain system performance.

System for living room shut off again from float switch engaged. Furnace is furthest back in attic. Checked slope and under insulation about 10 feet from p-trap it sloped over framing. Used risers to get drain lines to slope to code about 1/4” every. 4 feet. Observed water in drain draining towards termination point. Cleared drains inside and outside again for good measure. Don’t see any debris coming out when clearing. Drains don’t look dirty. Will follow up phone call tomorrow morning and make sure it’s still draining properly and will get with service manager and go over drain line setup to make sure issue doesn’t happen again.

Upon arrival the client advised that system did not seem to be cooling properly. Upon further inspection found system to have a temperature split of 8 degrees. Checked refrigerant levels and system appears to be low on refrigerant, as system was running it started to ice up. Advised client that we need to have the system off for the night and have a service tech co,e out tomorrow to do a more thorough diagnosis to see what’s going on with the system.

I also found that the dual run capacitor tested weak and out of manufactures specifications. I then advised client on adding a hard start kit. Client decided to have both repairs done. I then installed new dual run capacitor and hard start kit and tested the system. Also thoroughly cleaned outdoor AC condenser coils due to dirt build up. The system checked out operational and within manufactures specifications at the time of the service.

Performed a cooling maintenance on American Standard package unit, unit located on right side of home on the ground, changed filter, filter located on bottom wall, flushed condensation line, on unit check for amperage and voltage, check for compressor, check for freon level, check for temperature split, everything within range also clear out dust accumulated inside electrical component area and rinsed unit coil. System is working within specification in cooling at the time of maintenance.

Blower motor in attic capacitor failed and was non operational. Also outside ac unit compressor and fan motor capacitors very weak. Replaced all capacitors on each motor. Replaced filter complimentary. Equipment now operating properly according to manufacturer specifications. Sighned up on maintenance plan to save on repairs. Equipment very dirty and advised should be serviced twice a year. Maintenance for home paid for 1 year. Advise to call and schedule maintenance paid for in advance

Calling maintenance on two American Standard split systems. Furnaces are located in attic, changed out. Two 20 x 20 filters located in ceiling. Cleared all electrical components of dust and debris, verified proper sequence of operation, I found system serial number GD4F with starting amp, exceeding specifications, recommended installed and tested compressor saver kit to prevent any further damage to compressor, assist compressor at start up and prolong life of compressor, verified refrigerant levels, lying temperatures, and cycled equipment. Wash condensing coils and cleared condensation lines through outside termination. Thermostats checked out OK. With recommended repairs systems are now within manufacturers, specifications, and cooling and operating properly at this time of service.

1996 equipment in very poor condition. Compressor overloaded and struggling to condition home. Equipment well past life expectancy with multiple potential problems. Highly recommend replacing equipment to avoid continuous problems. Will schedule to replace equipment.

Upon arrival # 4307 blower working compressor wasn’t after further inspection found blow capacitor replaced capacitor added compressor saver tested then I checked refrigerant system is restricted,,,also talk about replacing both units sent estimate

Upon arrival I spoke with homeowner to see which of the 3 split systems was iced up. Homeowner didn’t know but was informed by gardener who saw ice on outdoor unit. Currently only upstairs master bedroom system was running. The other 2 had satisfied the thermostat setpoint and on eco mode for nest thermostats. Cycled all 3 in cooling and checked charges. Downstairs may need refrigerant to be charged properly to design. Den area is charged properly and not the issue system. Master bedroom/upstairs unit was very low on r22 Freon and had. 2 very dirty pleated 16x30 filters dated for 11/30/2022. Most likely upstairs unit was at a low enough refrigerant charge and low airflow that it iced up but has lost enough Freon that it can no longer ice up, not enough refrigerant to cause humidity to ice up on coil. Performed an AC maintenance on two 2015 American Standard platinum split systems FAU located inside attic. Left two 20 x 20 filters. Checked CDA for any error or fault codes also for systems operation. Flush condensation line from outside termination and washed condensing coil. Both systems are operating and cooling properly at time of service.

Found water float switch in attic tripped and condenser off with call for cooling. Cleared condensation drain from attic jones valve and from termination point on side of home. Performed multiple clearances until drains were cleared out and draining on its own. Checked pressures and temperature split (21). System is cooling properly at time of maintenance. Notes.

Upon arrival tested battery got 13.05 battery is good. There is another issue, causing the generator not to start. Advise client to hire a company to come and look at the generator. Also generator hasn’t exercised for the past three months.

Performed a cooling maintenance on a package unit located on the side of the house on ground. Check sequence of operations by checking out all electrical and refrigeration levels at this time. System is going down the house properly. All electrical components and refrigeration levels are within range was getting a 25° split at this time. Finish maintenance by changing out filter as well as washing down condenser unit and by making sure system is draining properly.
