Performed annual maintenance on the 2021 Lennox 5-ton split system. Replaced two 20” × 30” air filters and one 20” × 20” air filter. Checked the T6 thermostat and verified proper operation. Tested system operation and confirmed the system is reaching the thermostat set point. Checked refrigerant levels, compressor amperage, and compressor startup/inrush amperage. Tested the 70 µF capacitor; measured approximately 67.7 µF. Compressor startup/inrush amperage was above the manufacturer’s recommended specifications. Based on the nameplate specifications, recommend installing a compressor hard-start kit to help reduce startup amperage, prevent electrical circuit overloading, and reduce startup strain on the compressor. Washed and cleaned the condenser coil and verified proper condensate drainage. Confirmed the drain line is flowing properly. System is currently operating properly and is in serviceable condition.
Today’s cooling preventative maintenance consisted of one Goodwin unit on the side of the home. I first began with ensuring the filters have been replaced. Thermostat is properly for cooling with no alerts. All of the cooling sequence of operations are successfully checking out. Pressures are in the correct range. Clear the condensation line on the side of the home. Capacitor is testing out of range. I informed the client and he will go ahead and just leave the capacitor without replacing it. Amps on the fan are checking out normal. And I thoroughly washed the coils down on system. Overall system is operating and cooling at this time of service.

Performed a cooling maintenance on a 2010 American Standard condenser and a York R22 condenser, condenser located on right of home, filter located in ceiling, fau located in attic, changed 20x30 14x14 14x24 filter, flushed condensation line, check for thermostat, on condenser check for amperage and voltage, check for compressor, check for freon level, check for capacitors, check for disconnect box everything within range also clear out dust accumulated inside electrical component area and rinsed condenser coil. System is working within specification in cooling at the time of maintenance.
Upon arrival, client stated that when his wife cooks at night that zone does not reach set temperature. Turned all zones on and off and then on again and all zones are cooling properly. May have an intermittent damper issue not opening at times. All zones and dampers are operating properly at this time. Client will call if they continue to have issue with kitchen zone.

Return and replaced blower motor. After doing solar system started up and blower motor started to work properly. Well system was set to cool mode. Check outdoor unit check compressor and fan motor amps. All is within range and system is now cooling down the house properly at this time. See notes.

Installing 2 ton 18 SEER ductless for HOA office.
Performed a cooling maintenance on a 2014 American Standard Platinum series condenser, condenser located on right side of home, filter located throughout house ceiling, fau located in attic, changed filter, flushed condensation line, on condenser check for amperage and voltage, check for compressor, check for freon level, check if thermostat had no error codes or alerts, everything within range , zoning is working with no issues clear out dust accumulated inside electrical component area and rinsed condenser coil. System is working within specification in cooling at the time of maintenance.
Upon arrival client stated system not cooling. Found outdoor unit not running. Found outdoor unit not being told to turn on. Found nest thermostat has an intermittent issue were thermostat says cooling but doesn’t send a y signal to outdoor unit to cool. Turned thermostat off and on and system kicked on. This nest thermostat has this intermittent issue all the time. Called client to go over issue. Client stated he will install nest thermostat when he comes back. Went over maintenance program. Client is currently under another company but will try to cancel and switch to Hydes. Locked front door and put key away.
Demand call upon arrival client stated outdoor condensing unit shut off at 9 PM last night home temperature is 86°. Open up outdoor condensing unit tested incoming power 240, tested 24 V, contactor closed but not supplying 240 to unit. Checked capacitor and compressor savor kit both tested bad and weak. Spoke with client and recommend replace contactor, capacitor, and compressor saver kit. Client agreed and signed estimate. Installed new contactor, capacitor, and compressor saver kit and tested system operation. Checked compressor amps, checked fan motor amps, checked in rush, checked Freon and pressure. System is operational but not working properly or efficiently. Spoke with client about several issues in the future recommend call office and request an estimate. System is working at time of demand call. Home is cooling.

We purchased a new air conditioner earlier this year. We have had to have you come out twice this summer because it will not cool down to 85 degrees. It climbs to as high as 91 when set at 85. After the first time out it maintained 85 for a few days then started climbing again. We are seasonal in the desert and are able to monitor the temperature through our thermostat app. The first time we had you come out this summer, we had to have our neighbor across the street spend a lot of time at our house while Thor was checking out the system. The second time we called to have someone come out we did not have any neighbors available to be there so Thor had to just check the unit itself. Since he has been out the temperature has pretty much maintained the 85 degrees. Our concern is with the unit itself. We have spent a LOT of money on this unit and are wondering if it is a good unit or not. The other unit we have for the other part of the house has maintained 85 degrees all summer.
