Upon arrival, found Casita outdoor unit non-operational. Checked electrical and found run capacitor within range upon pushing power back into system. System turned on compressor amps and fan motor amps are within range. Upon checking refrigeration levels. as shown in pictures system is low on refrigerant system is a R 22 system system could use at least 2 pounds of refrigerant to help bring system closer to manufacturer specifications inform homeowner will have to send estimate via email on adding 2 pounds of refrigerant. Also inform Client that based on the age and condition of unit system will continue to struggle tremendously with high temperature days. Due to the age and condition of unit. Would recommend replacement rather than repairs as system will continue to need repairs. Due to the age of the unit.

Installing 4 & 5 ton Horizontal American Standard Platinum 18 split gas systems.

Re run electrical for minisplit from main breaker panel to minisplit location via conduit across rooftop. Will need 100+ ft of emt as it is a long run. May need to upsize wire to #8 to accommodate for voltage drop.

Performed a maintenance on a split system unit for 410A system, Trix sequence of operation by checking out all electrical and refrigeration levels. Upon tracking electrical found run capacitor rated for 70 was getting 59. And for Client highly recommend replacing Client agreed. after replacing run capacitor system at this time is cooling down the house within manufacturers specifications. System was reaching temperatures of 72° inside home. Finished maintenance by cleaning out conversation line changing out filter and washing down outdoor unit also sign client up on Hyde’s family plan

Estimate to install 5 ton Gold 17 American Standard horizontal heat pump.

Performed a cooling maintenance on 2R 54B split system units. Both systems are a year old check sequence of operations by checking out all electrical and refrigeration levels at this time both systems are cooling down the house properly with compressor amps and fan motor amps and refrigeration levels within manufacturer specifications. All systems are cooling down to designated temperature on thermostat. Made sure to get both systems are good wash down on outdoor units, Client had already changed out filters upon arrival cleaned out both condensation lines from attic access cannot find outdoor termination points for condensation lines.

Upon arrival, found the primary condensate drain line clogged. Proceeded to clear the condensate line and verified proper drainage by pouring water through the drain. Confirmed that the condensate was draining properly after clearing the line. Unit was operating properly at the time of repair. Also signed up on the HFCP

Called tenant Allyssa cell three times and went straight to voicemail but wouldn’t let you leave voicemail. Spoke with client about compressor installed on Thursday.

Will schedule to install new equipment

Performed annual preventative maintenance on the 2022 American Standard Platinum Series system. * Replaced the 20” x 25” air filter located in the indoor closet. * Checked the 1050 thermostat and verified proper operation and temperature range. * Checked the system for active alerts; none were present. * Performed a complete sequence-of-operations check. * Inspected the blower/fan operation, compressor, and motor amperage. * Completed a drive test and checked system alerts. * Inspected the outdoor unit and verified proper operation with no airflow restrictions. * Cleaned/washed the outdoor coil. * Verified system operation and cooling performance. System is operating properly at the completion of service.

Calling maintenance on two split systems. It changed our filters located throughout Home and lower law. Cleared all electrical components of dust and debris, verified proper sequence of operation. Checked volts and amps and capacitors. Verified refrigerant levels and took temperature splits and cycle equipment. Cleared compensation line through outside termination and washed. Thermostat checked out operational. systems are with manufacturers specifications and cooling and operating properly at this time.
