Today’s annual maintenance consisted of one American standard furnace located in the attic access. They first begin with replacing the filter on the home to ensure proper airflow is circulating back to the system at minimum resistance and then make sure that the Honeywell thermostat is properly calling for heat and turning the unit on properly all of the heating sequence of operation successfully checked out, ensuring that the home is being warmed to the desired temperature the amps on the system are checking out in the correct range verifying a controlled voltage is being used throughout the unit. I also cleared the condensation line to ensure that it is properly draining at this time of service. All of the heating sequence of operations have successfully checked out, warming the home to the desired temperature safely, and efficiently. Overall, this American standard furnace is operating to the manufacture specs at this time of prevent preventative maintenance.

Enter the system on all of the heating sequence of operations have successfully checked out, verifying that the home is being warm to the desired temperature and the amps are testing out in the correct range ensuring there’s a controlled voltage being used throughout the system safely and the temperature supply check is also in range. Performed a heating maintenance on a Goodman, gas furnace located in hallway closet. Check sequence of operations by checking out all electrical temperature. At this time system is heating up the house properly finish maintenance by explaining the great benefits of a hard start kit sent estimate via email.

Alert 6 flashes pressure switch aka burner pressure switch open. Equipment runs for min then kicks off. Adjusted gas pressure to 3.5 and same issue. Once flame starts very odd combustion sound in burner compartment. Checked burner compartment for air gap. Verified air intake is clear. Bypassed pressure switch and unit runs though very loud combustion inside burner box. Contacted Jim at us air. Will follow up Tuesday once we have information from tech support.

Hung three exterior sconces as per customer, but as I was finishing up he stated the he lost power to half his house. Once sconces were completed, I proceeded to perform a diagnostic on non op outlets/lights. Found that gfci on back porch was protecting the circuit and was not resetting. Put load wires on line side of gfci and replaced gfci to restore power and resolve issue. Customer stated that we can send him quote for landscape lighting at our convenience.

Installing 4 Ton York ton 13.4 SEER Gas Package unit and 37 Gallon lowboy hot water heater including outdoor electrical box.

Performed annual heating maintenance on a 2025 American Standard heat pump package unit. Replaced 20x25 filter located in hallway ceiling. No ladder is needed. Followed sequence of operations and checked voltage, amperage, capacitor, temperature rise, Freon levels, and secured all electrical connections. Client stated unit made a loud vibrating sound at start up but hasn’t done so recently, cycled equipment and noise was to normal operating standards. Informed client of iso pads and possible seismic springs if noise persists. Nest thermostat checked out okay. System is working properly in heating at this time of service. Scheduled cooling maintenance with client on site.

Performed annual heating maintenance on a 2017 Goodman package unit. Replaced 14x24 filter located in hallway ceiling. Drill needed. Cleaned out burners furnace. Verified heating sequence of operation is working properly according to manufacturer specifications. Checked and detected zero carbon monoxide. Checked temperature rise. Checked capacitor and hard start kit. Thermostat checked out operational. System is working properly in heating at this time of service.

Dropped off permit and verified equipment is ready for inspection.

Inspected guest room for mini split installation. Documented everything with photos. Home has 2 split systems, micro channel condensers in front yard, upflow furnaces in garage closet. Spoke with daughter Susan. Informed her systems are older, have refrigerant issues, and will have one of the owners/Hydes brothers to reach out. Email and phone call. She stated she’s in Portland and sometimes not available so email and phone call will be good to go over options. Parents and caregiver are at residence so in person estimate won’t work and to go with email and phone call. Per my findings, systems should be replaced, and mini split looks feasible to install for guest room.

Dropped off permit for inspection. Replaced 50amp breaker and fuses down to a 40amp to match max rated amps on data plate. System is up to code and ready for inspection.

Arrived at customer’s home to label panel to get ready for final inspection. Went through all circuits in home and labeled them accordingly based on what they control.

Maintenance for heat on an American standard silver series up low-key pump filter 20 x 23 put sideways underneath FAU FAU located in a closet outside in front of the condensing unit. Check systems of operation checked all electrical safety cleared condensation line checked outside unit check compressor ramps, checked fan motor, check capacitor, check Freon and pressure system is working per manufacture specifications. Office is heating properly.

service cooling upon arrival client stated unit not keeping up with temperature after further inspection found evap coil need to be replace do to coil is leaking refrigerant,,,,,coil is cover,,,,labor is not advice client I order coil it will take 5 to 10 day

Arrived at customer’s home to diagnose landscape lights non op and entry gate coach lights non op. Found that both problems were not related to work previously done. Found that the line between two landscape lights was bad and bleeding voltage. Informed customer and gave her a price for running a new line between the fixtures to eliminate issue and restore function to fixtures. Upon further inspection of coach lights, I found that the lights did turn on when time clock was turned on. Informed customer that both feeds to those lights were improperly done (romex ran underground in pvc) and will fail in the future. Customer will keep an eye on fixtures operation and run new line when they fail again.

Performed application with homeowner customers approved

Arrived to replace the existing panel with a new, solar-ready panel. Adjusted the conduit for the solar connection to accommodate the increased height of the new panel. Reconnected all wiring identical to the previous setup and tested voltage on the new panel. All systems are functioning properly. A follow-up visit will be scheduled to label the panel accordingly.

Cooling maintenance on American standard split POV system. Air handler is located in. Hallway closet and filter is 20 x 25 located in filter rack. Changed out filter, condensation line was cleared at Jones valve, added riser to allow safety switch to operate properly, verified proper operation for safety switch, verified proper sequence of operation, washed condensing coil. Thermostat checked out OK. System is within Manufacturers specifications, and heating and operating properly at this time of service.

Office notes. Installed and setup Ecobee sensors , one for family room and one in guest bedroom. Both reading on phone app and thermostats.

After Diagnostic found unit going off on high limit performed temperature rise in range at 45 ordered from Howard under warranty sent estimate for repairs
