Today’s annual cooling preventative maintenance consisted of one American standard platinum unit. I first began with replacing the 20 x 20 filter to ensure that proper airflow is able to circulate back to the system at minimal resistance. I then ensure that the 1050 thermostat is properly calling for cooling turning the unit on with no error, codes or messages occurring on the system. All of the cooling sequence of operations are successfully checking out verifying there is a proper 20° split between the liquid line and the section line to ensure that the home is cooling efficiently to the desired temperature. The system is safely testing out in the correct range verifying a controlled voltage is being used, and there are no messages on the mitigation board either. I then cleared the condensation line thoroughly to ensure that the system is able to drain properly. Upon arrival, Client stated that he installed a new transformer for furnace himself and after he started up the system, the out door unit was not working. When checking low-voltage found outdoor thermostat wire not wired correctly after fixing and wiring low voltage correctly for outdoor unit thermostat wire system started up starting to pull down the house. Highly recommend doing a maintenance to check to see to make sure system continues to run properly. Client decline.

Cooling service on 2017 American Standard condensing unit. Coleman downflow furnace is located in laundry room. Changed out filters located within furnace grill. Cleared all electrical components of dust and debris, verified proper sequence of operation, checked volts and amps, checked start and run, capacitors, verified refrigerant levels and line temperatures cycled equipment. Washed condensing coil, thermostat checked ok. System is within manufacturers specifications and cooling and operating properly at this time of service.

Client mentioned that the filters had not been changed in over a year and there was a good amount of animal hair and debris on those filters now with the new filters it will ensure that there is good airflow able to circulate throughout the unit at minimal resistance. I then ensure that the Honeywell thermostat is properly calling for cooling with no errors. All of the cooling sequence of operations are successfully checking out, verifying that there is a proper 20° split between the liquid line and the section line which ensures that the home is being called efficiently to the desire temperature. Performed a cooling maintenance on a 2024 Trane 4 ton condenser. Replaced (2)16x20 filters located in outdoor closet furnace. Cycled cooling system, checked refrigerant levels and found them within range. Verified voltages and system amps. Found capacitor weak out of range. Installed new capacitors for fan motor and compressor, Washed out condenser coil. Cooling system is operational at this time

Home unoccupied. Neighbor provided access. Cooling maintenance on 2010 American standard condensing unit. Furnace is located in laundry room, Coleman downflow. Changed out two 16 x 20 filters located within filter grill, cleared all electrical components of dust and debris, verified proper sequence of operation, washed condensing coil, thermostat checked out OK. System is at life expectancy but within a manufacturers specifications and cooling and operational. Recommend replacement of fan motor and capacitors due to poor condition to prevent common breakdowns and prevent major damage to compressor. Attached work order below also emailed.

I then cleared the condensation line to ensure that it is properly draining at this time following with the thermostat properly calling for cooling and turning the unit on with no errors. I then ensure that the amperage is testing out in the correct range which verifies that the system is providing a controlled voltage following with the capacitor testing all safely as well as the hard start kit still working well.
