Maintenance for cooling on an American Standard platinum series 5 ton upflow split system. FAU located in garage 20 x 25 filter located at FAU. Condensation pump cleared filter changed. 1050 thermostat shows no active alerts. Checked system sequence of operation. Checked compressor amps, checked fan motor amps, checked fuses and disconnect box, checked Freon and pressure. Outdoor unit monitor shows no active alerts. Washed outdoor unit down. System is working per manufacture spec. Home is cooling properly.

Cooling maintenance on 2011 American standard equipment. Cleared drain line, cleaned coils and electrical compartments. Left new filter. Verified refrigerant pressures are good. Equipment uses 410A refrigerant which advise has been phased out. Verified sequence of operation is operational. Fan motor in very poor condition and struggling to operate makeing louder than normal noise which advise can fail at anytime. Equipment is well past life expectancy and has multiple potential breakdowns due to age. Recommend equipment replacement to prevent loss of air conditioning and convert to new 454b refrigerant. Second option is to repair equipment by replacing fan motor and capacitors. Do to age and condition replacement is best option for long term solution. Job Summary — Install Two Surface-Mounted Ceiling Fans Install electrical wiring and surface-mounted Wiremold 500 Series raceway for two new ceiling fans where concealed wiring cannot be installed. Scope of Work Install approximately two new 120V ceiling fan circuits using #12 copper conductors. Provide and install approximately 80 linear feet of Wiremold 500 Series metal surface raceway to allow for field-measurement adjustments and jobsite waste. Install raceway from the existing electrical source to each new ceiling fan location. Fan #1: Approximately 10-foot raceway run with a surface-mounted fan-rated electrical box and required 90-degree transition around the beam. Fan #2: Approximately 30-foot raceway run from the existing wall receptacle, vertically up the wall and transitioning onto the cathedral ceiling. I Performed Maintenance on the Cooling System. Also replaced a 20x25 filter and flushed the condensate drain. The system is a 4 ton American Standard 2003 R-22 Split system located in the inside closet and outside on the ground. Client is well aware of the age. I advised client about replacing the condenser fan motor and contactor due to those parts being original. At the time of today’s Service the system is cooling properly and within manufactures specifications. Scheduled next maintenance visit online.

Arrived to troubleshoot non operational oven circuit and inspect BBQ island circuits to ensure they are safe after fire accident. Tested oven breaker and confirmed that the switch on the breaker was broken and not properly setting. Inspected BBQ island and confirmed that there was a wire that had burnt during the fire. Additionally we found a gfi that provides power to the BBQ outlets was arching and was not functioning properly. I recommended to customer that we need to replace the 40 amp breaker for the oven and we had to replace the gfi for the BBQ island. I asked customers if they were planning on rebuilding the BBQ area and they confirmed they were. I recommended that when they to the repairs to the BBQ island we could return and replace the burnt wire for them.

Maintenance for cooling on two American Standard platinum series 3 ton upflow heat pumps. Both FAU are located in garage. Two 20 x 25 one by master bedroom and one in hallway. Condensation line cleared filters have already been changed. Perform maintenance on mini split, filters were very dirty. Two 1050 thermostats show no active alerts. FAU serial number 22215RADJG has April air 800 series steam humidifier. FAU serial number 22215RANJG has Reme Halo air purifier. Outdoor panel has Eaton breaker style surge protector verified green light. Check both system sequence of operation. Checked compressor amps, checked fan motor amps, checked fuses and disconnect box, checked Freon and pressure, both outdoor monitors shows no active alerts. Washed both outdoor units down. Both systems are working per manufactured spec. Home is cooling properly.

Arrived at customer’s home to give an estimate for upgrading main breaker panel to 400 amps, running a feed for a sub panel to garage, installing customer supplied sub panel, and running spare conduit across garage for future plans

Alert 158, tam 9. Found plugged drain line and excessive water cleared drain line, checked filter. Also verified refrigerant pressures are good.

Today’s cooling maintenance consisted of one American standard platinum unit located on the side of the home. I first begin with washing out the filter located in the garage upflow area. I cleared out the condensation line thoroughly via Jones valve to ensure that the unit is able to properly drain. During my maintenance I came across an accumulation of water from the system. I did inform the client that we will work on a quote for the type of repair that needs to be performed on this platinum unit. The thermostat is properly calling for cooling with no alerts. All of the cooling sequence of operations are successfully checking out amps checked out fan checked out washed down. The coils system is operating to manufacture, specs and cooling the home at this time of maintenance.

Maintenance for cooling on two American standard silver series upflow one 3 ton heat pump and one 4 ton split system. Two 16 x 25 located at each FAU. Fort to FAU in garage and 3 ton FAU on the left side of the home in the closet on the outside. Condensation line is cleared filters changed. Both systems have UV Honeywell purifiers. Two nests thermostat working properly. Checked both system sequence of operation. Checked compressor ramps, checked fan motor ramps, checked, capacitors, checked compressor saver kit, checked fuses and disconnect box, check free and temperature split. Upon maintenance 4 ton outdoor unit capacitor tested weak and compressor saver kit. Notified client and recommend replace both. Client agreed and signed estimate. Installed new dual run capacitor and compressor saver kit. Tested system operation. Both systems are working per manufacture spec. Home is cooling properly.
