Contacted over phone and advised on options. Do not recommend replacing compressor due to age 20 years and type of refrigerant no longer being manufactured. Existing equipment in poor condition well past life expectancy. Recommend replacement of complete system.

Replaced 2 pole contactor. Cycled system. System is operating properly at this time of service.

Upon arrival client advised of system leaking water. Client had system totally off. I flushed the condensate drain multiple times and system drain cleared. I also advised client about our maintenance program and sent client estimate for Hyde’s Family Comfort Plan. Client declined maintenance plan at this time. I advised client that system is 26 years old and past life expectancy. I performed a one time tune up on the Cooling System. Client replaced own 12x30 filter. Verified refrigerant levels are proper, as well as system amperage and capacitors. I then cleaned the condenser coils. At the time of today’s service the system is cooling.

Arrived at customer’s home to give an estimate on reworking landscape lighting desired by customer. We will be replacing fixtures, swapping fixtures, and moving one fixture over a few feet. Once fixtures are replaced we will determine which fixtures still do not work and perform a diagnostic at an extra charge.

Performed annual preventive maintenance on 2011 Goodman split system and 2019 American standard both 4-ton split systems. Replaced both 20 x 25 air filters, including the filters located in the garage and outdoor closet. Checked operation of both Nest thermostats and verified proper cooling operation at the desired set points. Inspected system operation and checked refrigerant levels, compressor amperage, blower/fan motor amperage, and capacitors. Both capacitors tested within the acceptable operating range. Washed and cleaned both outdoor condenser coils. Cleared and flushed both condensate drain lines to ensure proper drainage and operation. Both systems were operating properly at the time of servicing. Goodman System Recommendation: The original contactor is showing signs of wear. Recommend replacing the contactor as preventative maintenance. An estimate will be sent via email for approval.

Upon arrival, inspected equipment regarding reported abnormal noise during operation. Found wiring near the outdoor fan assembly requiring additional securing. Verified wiring and electrical connections were intact with no visible damage. Wiring was properly secured using zip ties to ensure it remained safely positioned away from the condenser fan blade. Electrical tape was applied over the male and female connections for additional protection and to prevent the wiring from dropping back into the fan guard/blade area. After completing the repair, equipment was operated and monitored for approximately 15 minutes. Verified proper operation with no abnormal noise or additional issues observed at this time. Equipment was cooling and operating properly upon departure. Member was also enrolled in the annual maintenance membership to help maintain equipment performance and allow for routine preventative maintenance moving forward

Performed routine maintenance on both HVAC systems. Both systems were found operational and cooling at the time of service. Both outdoor units are 3-ton R-22 systems (Model AC036X1222A). Due to the age and overall condition of the equipment, both systems are currently operating near their maximum potential while attempting to maintain indoor temperature under the current outdoor heat load. During maintenance, condenser coils were thoroughly washed and cleaned to promote proper heat transfer. Condensate drain lines were cleared and verified. Replaced two 20x20 filters located in the ceiling. Electrical components and system operating amperages were inspected and verified. Refrigerant operation was evaluated on both systems. Systems are currently operating; however, readings and overall system performance indicate the equipment is working heavily to satisfy the current cooling demand. Arrived at customers home customer wanted me to inspect their panel. Let them know it was not as Zinco or if they had aluminum wire second issue. Was they want to put a meter and a new box on the outside and feed the subpanel from it. panel inside the garage is a 1983 General Electric. There is no aluminum wire present other than service wire. Feed to current panel is 1/0 wire customer states II’d will add new service wire and trench. Panel is 2 ft from outer wall where meter and service will go. Booked next ac service and joined Hyde’s plan again

Maintenance for cooling on three American standard platinum series heat pumps two upflows and one horizontal. 5 ton of upflow located in garage 20 x 25 at FAU. 3 ton upflow located in closet by the hallway 16 x 25 at FAU. 2 ton horizontal, located in the back of the house in a crawlspace. 16 x 30 filter located in the back room bathroom. Condensation line is clear filters changed. Three 1050 thermostats show no active alerts. Checked all three system sequence of operation. Checked compressor amps, checked fan motor amps, checked fuses and disconnect box, checked Freon and pressure. All three outdoor units monitors show no active alerts. Washed all three outdoor units down. All systems are working per manufacture spec. Home is cooling properly.
