Today’s an annual cooling maintenance consist of one day and night unit. I first begin with replacing the 20 x 25 filter located in a close system of the garage. I then cleared the condensation line to ensure that proper drainage is occurring on the system. The Honeywell thermostat is properly calling for cooling and turning the unit on with no errors. The amps on the system are safely, checking out, ensuring there’s a control voltage being used throughout the system, following with the capacitor safely, checking out and its correct range. The. . Maintenance for cooling on a 2019 Goodman upflow split system. Condensation line cleared filter change. Filter located at furnace. Check system sequence of operation. Google thermostat working properly. Checked compressor amps, checked fan motor amps, checked, capacitor, checked fuses, checked Freon and pressure. Outdoor unit has a hard start kit. Washed outside unit down. System is working for a manufacturer specs. Home is cooling properly.
Maintenance for cooling on a 3 ton American Standard platinum series upflow heat pump. FAU located in the garage. Condensation line cleared filter changed. Checked system sequence of operation. 1050 thermostat working properly. Homeowner wanted to reconnect his American Standard app to the thermostat. Helped homeowner connect Phone to 1050 thermostat. Check the compressor amps, checked fan motor amps, checked fuses, checked Freon and pressure. Washed both outdoor unit and mini split. System is working per manufacture specification. Home is cooling properly.
Upon arrival found system serial number 6535 calling for cool but only indoor unit and compressor operating upon further inspection found condenser fan motor to be bad and causing compressor to overheat, verified 45/7.5 capacitor was within range and found capacitor bad as well used test capacitor to assure that condenser fan motor was bad, Replaced 1/6HP 825RPM 240V with a new 1/6HP 825RPM 240V condenser fan motor, remove the weeping valve, verified fan blade, spinning in appropriate direction and replaced 45/7.5 MFD capacitor, verified refrigerant levels and line temperatures. System is now cooling and operating properly at this time.

Returned to property to add R-22 refrigerant to the system. Verified refrigerant level, measured temperature split, and confirmed system is functioning properly at this time. Informed homeowner that a refrigerant leak may be present and further evaluation is recommended.
Estimate to replace compressor under part warranty. Labor and refrigerant not under warranty. Removed old compressor. Installed new compressor and filter drier. Pressurized to 400. Pull vacuum to 500 microns. Recharged with 13 pounds of r410a. Found system slowly pumping down on low side. Found restriction in txv. Pumped down system and replaced txv. Pressurized to 370 and pulled vacuum to 500. Cycled system twice and tested. System properly running. Sealed old compressor, txv and brought back to shop.
