Performed a heating maintenance on a split system unit. System is a heat pump check sequence of operations by checking out all electrical temperature rise. At this time system is heating up the house properly. Make sure to clean out condensation line and change that filter. Also washed down outdoor unit. Made sure system switch back into correctly before leaving home.

Performed a heating maintenances on 2 split systems one gas one heat pump. Check sequence of operations for both units by checking out all electrical and temperature rise. At this time, both systems are cooling down the house properly. Also change out batteries for a low temperature sensor on platinum unit. After cleaning out, condensation lines and changing out filters. At this time, both systems are heating up the house properly and finish maintenance by making sure both system switched back into cool mode properly.

I Performed Maintenance on the Heating System. Also replaced a 20x25 filter and flushed the condensate drain. The system is a 2022 Heat Pump model located in the inside closet and outside on the ground. The system checked out operational and within manufactures specifications at the time of the service. Upon arrival, client stated blower motor would not operate upon turning system on ECM blower motor would come on ramp up and wrap down to a lower speed stop and then come back on. Blower motor and system are working properly at this time. Signed client on annual comfort club and scheduled winter maintenance.

Performed annual maintenance on the indoor and outdoor equipment, including the 20 × 25 filter and furnace located in the closet. Maintenance Performed Checked system operations and inspected the furnace components. Inspected the gas valve, flame igniter, and associated electrical components. Cycled the system through heating and cooling modes. Checked the compressor, capacitor, and motor amperage. Inspected the contactor and checked overall system performance. Recommendations The contactor is producing a loud buzzing noise. Recommend replacing the contactor to eliminate the noise. Recommend installing a hard-start kit to assist the compressor during startup and reduce startup strain. System Status The system was operating properly in both heating and cooling modes at the time of service. Tried contacting H/O no awnser for membership renewal sent estimate for membership and recommended repairs.

I Performed Maintenance on all 3 Heating Systems located in the laundry room attic and master closet attic. All 3 Heating Systems are 2000 models. 2 of the systems are York Gas Furnaces and The Master Bedroom unit is a Heat Pump. I flushed all condensation drains. Prior technicians have noted of no water safety switches. Attic access for the Heat pump system in the master bedroom closet attic is very difficult to get to. Systems are past life expectancies and client has had a home warranty. At the time of today’s maintenance visit all 3 Heating systems are operational. Scheduled next maintenance visit online.

Cleaned indoor blower compartment and furnace compartment. Cycled Heating system and heating system is operational. Inspected ductwork in the attic and ductwork is original to,the home. Found that ductwork is deteriorating. Advised client about replacing duct work. Also advised about removing the old insulation, re sealing the attic and installing new blown in insulation. Client to advise. I then cycled the Cooling System, and verified proper operation through system temperature split equaling 20 degrees. Job Summary — Install Two Surface-Mounted Ceiling Fans Install electrical wiring and surface-mounted Wiremold 500 Series raceway for two new ceiling fans where concealed wiring cannot be installed. Scope of Work Install approximately two new 120V ceiling fan circuits using #12 copper conductors. Provide and install approximately 80 linear feet of Wiremold 500 Series metal surface raceway to allow for field-measurement adjustments and jobsite waste. Install raceway from the existing electrical source to each new ceiling fan location. Fan #1: Approximately 10-foot raceway run with a surface-mounted fan-rated electrical box and required 90-degree transition around the beam. Fan #2: Approximately 30-foot raceway run from the existing wall receptacle, vertically up the wall and transitioning onto the cathedral ceiling.
