Performed annual cooling maintenance on 2 split systems. Changed filters, cleared condensation lines. Cycled systems in cooling, check capacitors, LRA, rla and Fla. checked refrigerant pressures, washed condenser coils. Client also requested safety switches installed from prior recommendations. Installed safety switches. Both systems are cooling properly at this time.

Came to property for breaker tripping for microwave. Replaced breaker to see if it was faulty from factory.

Came to property to look at possible recall. Determined that it wasn’t a recall. Customer will pick up two new exterior sconces before next visit.

Summertime Air Conditioning System Maintenance: Performed a full seasonal tune-up including condenser cleaning, capacitor inspection, and thermostat calibration to prepare the system for summer.

Outdoor Lighting Installation: Installed stylish and energy-efficient exterior lighting for a homeowner’s landscape. Enhanced nighttime visibility, safety, and curb appeal.

Found system was completely out of refrigerant. Advised client of findings. Recommend full isolation test in order to 100 percent confirm where leak location is. Client agreed, contacted office to schedule for next week.

System is working within specification in cooling at the time of maintenance.

Performed a cooling maintenance on a 2024 American Standard Platinum series condenser, condenser located on right side of home, filter located in filter rack, fau located in hallway closet, changed filter, flushed condensation line, on condenser check for amperage and voltage, check for compressor, check for freon level, check if thermostat had no error codes or alerts, everything within range , clear out dust accumulated inside electrical component area and rinsed condenser coil. System is working within specification in cooling at the time of maintenance. Also help HO connect American standard app to thermostat.

Performed cooling maintenance on (2) American standard platinum split systems. Changed filters in ceiling. Reset reminders on 1050 thermostats. Checked alerts and history. Cleared condensation drains . Cleaned out drive compartments. Cleaned condenser coils. Checked CDA, used digital probes and manifold to check charge each way. Checked, amps, volts, comm volts.

Executed a cooling maintenance on a Lennox split system. Replaced filter and wash down condenser coil. Tested capacitor and electrical motors. Refrigerant circuit diagnostic – good. Thermostat – OK. System is cooling the home at the time of maintenance.

Executed a cooling maintenance on two split systems (technician notes). Cleared condensate drain lines, wash down condenser coils and washed air filters. Contactor on TRANE condenser has excessive pitting and resistance readings when tested. This will lead to either contactor stuck open, stuck shut or contactor failure. Recommend replacing contactor to prevent untimely failure of unit. Photo and estimate sent via email. Measured electrical components and amperage on motors. Refrigerant circuit diagnostic – good. Both systems are cooling the home at the time of maintenance.

Performed a cooling maintenance on a 2008 split system unit. Cleaned out condensation line, and checked all electrical and refrigeration levels was getting a 25° split at this time. All electrical components are well within range at this time. System is cooling down the house properly to the best of its abilities. Client is more than aware of age and condition of unit washed out washable filter and wash down condenser unit finish maintenance by explaining the great benefits of our new system we offer.

Found system with a failed 80uf compressor capacitor (0.038uf). Replaced and tested system, system has pressure. All loads operational. 22 degree split (supply 62.4db, return 84.6db) . 2-year warranty.

I pulled and disassembled Evaporator coil and cleaned evaporator coil in place. Took temperature split and confirmed system is a getting 79 degrees on the return side and 59 degrees on the supply side equating to a 20 degree split. System is cooling properly at the time of the service.

Cooling service on 2013 Goodman condenser. Replaced filter, washed coils, cleared drain line on side of home. Checked capacitors found compressor capacitor weak reading 51 mfd rated for 55 mfd. suggest replacing part to prevent breakdown. Verified sequence of operation is working at this time.

1990( 5 ton Performed a semi annual cooling service on split system. Cycled equipment followed, cooling sequence of operation, checked refrigerant, Sub cool, and superheat. Cleared condensation line with high-pressure CO2 also tested water safety switch and replaced 20 x 25 filter located within the furnace/garage up. Checked capacitor, fan motor, compressor, and voltage. Thermostat checked out OK. Rinsed condenser coil. While performing maintenance found that contactor was buzzing really loud check processes between both sides and it tested weak. Spoke with client on findings client approved to replace contact System is past life expectancy, but still working at this time

Two 2020 Precision tuneup on two split system. Client replaced her own filters. Also lower temperature Followed, cooling sequence of operation, checked refrigerant, sub, cool, superheat, and line temperature. Cleared condensation line from outside. Secured and clean electrical connections at condenser and fuse box. Checked capacitor, fan motor, compressor, amps and voltage. Rinsed condenser coils. SN****** 50644 While performing maintenance found capacitor out of range Spoke with client informed her of findings also suggested adding hard start kit to both units Client approved to only replace capacitor Unit SN ****** 17594 Made a client aware that condenser fan motor has oil stain Motor is still not locking up or operating at high amps However, did let client know those are signs of wear.

System is working within specification in cooling at the time of maintenance.

Upon arrival, property manager stated that system was short cycling on and off in heating mode. System is a heat pump, informed client that system is not going to operate in Heating at these temperature and if he cycled system in cooling, system operating properly in cooling. Turned on AC to verify and property manager stated that there is no power to the house.

Installed new capacitors for fan motors and compressors. Installed compressor saver started still kits on each unit.

I Performed Maintenance on both the Cooling Systems. Also replaced a 20x30 20x25 filters. Both Cooling Systems are 2018 and 2021 models located on the ground. Both Cooling Systems checked out operational and within manufactures specifications at the time of the service.
