I Performed Maintenance on the Heating System. Also cleaned a washable filter. The system is a 2008 model located in the outside closet. I also flushed the condensate drain. Scheduled next Maintenance visit online for Tuesday June 9th 2026 between 2-5 pm. The system checked out operational at the time of the service.

Performed annual heater maintenance on 2014 American standard split system FAU located in hall closet. Changed 20 x 25 filter located in furnace cabinet. Checked ants, volts, capacitor for inducer draft motor and all safety switches. Checked gas and static pressures also checked temperature rise and cycled system from Honeywell 8000 thermostat. Thermostat is operational. Found all electrical and safety components to be within manufactured specifications. System is operating and heating properly at time of service.

Today’s annual maintenance consisted of one American standard up flow system located in the garage. I first began with replacing the filter on the unit to ensure that there is proper airflow, circulating back to the system. Having a clean filter prevents any restrictions occurring through the unit I then made sure that the Honeywell thermostat is properly calling for heat and turning the unit on the heating sequence of operation successfully checked out, providing the proper temperature supply and safely warming the home. The halo LED light filter is still green and in good standing following with the pump being in good standing for the condensation line to properly drain. I also washed out the mini split filters to ensure proper airflow is occurring for the mini split as well. Overall, this American standard unit is operating to the manufacture standards at this time of preventative maintenance.

Followed sequence of operation checked capacitor, inducer fan motor, blower motor, safety and limit switches amps and voltage. Cleared condensation lines. Cleaned out burners furnace. Verified heating sequence of operation is working properly according to manufacturer specifications. Checked flue pipes were secure. Everything checked out in range. Thermostat checked out operational. System is working at manufacture specifications in heating at this time of service

Heating service on 2019 American Standard platinum split system. Furnace is located in mechanical closet next to front entrance washed washable filter, cleared all electrical components and burners of dust and debris, verified proper sequence of operation, verified search protection it’s still good system does not have water safety switch, Informed/recommended water safety switch to prevent any water damage to platform or electrical compartment of equipment due to water overflow from congested line, will send over estimate, zero carbon monoxide detected. System is within manufacturer specifications, and heating and operating properly at this time of service. Also bookednext maintenance appointment on site with member for May 26th between the hours of 9 AM – 11 AM.

Completed annual maintenance on two upflow gas furnaces. Heil upflows gas furnace located in the hallway closet. Rheem upflow gas furnace located in the garage. Replaced air filters: 14x30 and 14x24. Upon arrival, customer reported the thermostat was locked. Unlocked Honeywell thermostat using code 1234. Restored system operation and initiated a call for heat. Verified proper sequence of operation. Confirmed gas valve operation. Observed normal flame ignition. Checked safety switches. Inspected capacitors, and Verified blower motor speeds. Both thermostats reached their desired set temperatures. Both systems are operating within normal range. At the time of service, both heating systems were found to be operating properly with no issues observed. Booked client for May 4th.

Checked both systems in cool mode and both units operate as designed. Also checked system in charge mode and both systems are ramping up to higher speeds. Systems are operating properly.
