Upon arrival, thermostat was set to 77 and reading 77 raised temperature to 78 and unit would shut off put thermostat back to 77 and unit turns on. Unit is operating properly. Spoke with client about thermostat replacement options.
Upon arrival outdoor unit not turning on with further investigation found a tripped water safety switch. Client also had a very restricted filter. After cleaning out condensation line multiple times and changing out customer supply filter was able to get system up and running in cool mode. System is now working with specifications inform client that due to a lack of maintenance multiple problems had occurred. Client will also like receipt sent via mail
Upon arrival, client stated unit began to operate and cool again. Checked all electrical components and found system to have a weak capacitor, causing condenser fan motor to overheat and shut off. Installed new capacitor and also check refrigerator levels. System is operating and cooling properly at this time. Also signed client on an annual comfort club.
Arrived at customer’s home to retrofit 5 can lights to new 6” led trims to give customer more light in kitchen. Removed all existing can trims and replaced with new led can trims and confirmed with customer that they approve of how much light they output. Left old can trims with customer so he can give them away.
Performed annual AC maintenance on American Standard split heat pump condenser located on roof and air handler located in attic roof access. Changed 20 x 25 filter low ceiling need Philip screwdriver. Checked amps, volts, capacitor, and cleaned electrical compartment. Checked refrigerant levels, super heat, sub cool, and temperature split. Checked condensation pump for proper operation and cycled system from American Standard 824 thermostat. Recommend installing compressor saver kit. Client declined. System is operating and cooling properly at this time.
Upon arrival, client had system issues that she wanted addressed. Perform these steps to accomplish a resolution: -tested condensate drain pump: operational -added drain line riser -tucked supply voltage/low voltage wiring to prevent rat damage -replaced defective float safety switch -insured 1050 connection to Wi-Fi -insured cell phone connection and control to 1050 Performed heating maintenance on split heat pump unit. Refrigerant circuit diagnostic – good. Executed static pressure/blower motor amp draw testing. Replaced filter. Whole house surge protector: active. System is functioning according to manufactured specifications.
Performed annual heating maintenance on a 2023 American Standard 3.5ton heat pump package unit. Replaced 24x24 filter in hallway ceiling. Followed sequence of operations and checked voltage, amperage, capacitor, temperature rise, Freon levels, cleared condensation lines, and secured electrical connections. Honeywell 5000 thermostat checked out operational. System is working properly in heating at this time of service.
Arrived at customer’s home to replace existing thermostat wire that was going bad. Piped up exterior wall to roof and piped across roof and penetrated down to indoor unit. Sealed all penetrations in roof and ran new thermostat wire through conduit between units and converted to seal tight flex at outdoor unit. Made all connections and turned units on to test operation of units to complete scope of work.
Today’s annual heating maintenance consisted of two upflow American standard systems located in the garage. I first began with replacing both of the 20 x 25 filters located in the home to ensure that proper airflow is able to circulate back to the unit at minimum resistance I then ensure that both of the 1050 thermostats are properly calling for heat and turning the units on with no error codes or messages occurring on the 1050s. The amps on each system are checking out in the correct range verifying that there’s a controlled voltage being used throughout the systems. I then cleared the condensation line for each unit via Jones valve, ensuring that the condensation line is properly draining. Overall both of these systems are operating properly to the manufacturer specs at this time of today’s heating preventative maintenance. I went ahead and also replaced the humidifier water tank as it has been over a year and was definitely needed to be replaced, I included photos of the before & a
Performed a cooling maintenance on a 2022 American Standard Platinum series condenser, condenser located on front side of home, filter located inside filter rack, fau located in garage up flow, changed filter, flushed condensation line, on condenser check for amperage and voltage, check for compressor, check for freon level, check if thermostat had no error codes or alerts, everything within range , clear out dust accumulated inside electrical component area and rinsed condenser coil. Recommend surge protection for furnace and condenser sent estimate via email. System is working within specification in cooling at the time of maintenance.
