Gave customer a phone call regarding a maintenance plan for landscape lighting. Customer denied service and stated that they would rather change/fix fixtures as they need themselves.

Performed a cooling maintenance on a heat pump. Replace filters, cleared condensate drain and washed outdoor unit. Checked electric motors, capacitors, and refrigerant circuit diagnostic. Thermostat/disconnect box: good. System is cool the home at the time of maintenance.

Performed a cooling maintenance on a Rheem 3-ton condenser. Thermostat – good. Disconnect box – tight. Replaced filter and washed outdoor unit. Checked electrical motors, capacitor and refrigerant circuit diagnostic. System is cooling the home at the time of maintenance.

Performed a cooling maintenance on a Rheem condenser. Tenant recently replaced filter. Washed outdoor unit. Dual run capacitor – good. Checked refrigerant circuit diagnostic and electrical motors. Thermostat/disconnect box – good. Install new connectors on wires that were burnt and damaged, preventing interruption of service. All wires are tight and secured, capacitor is properly installed for safety. System is currently cooling the home at the time of maintenance.

Informed Client the way we perform our leak searches and the process of what it takes

Performed annual preventive maintenance on the 2008 American Standard split-system. Removed and washed the air filter. Inspected the air handler located in the outdoor closet. Checked system operation and overall performance. Verified refrigerant (Freon) levels; readings were within the normal operating range. Measured compressor amperage; readings were within manufacturer specifications. Checked condenser fan motor and indoor blower motor operation; both motors are operating normally. Inspected and cleaned the disconnect box; verified electrical connections and components were in good condition. No signs of airflow restrictions or refrigerant-related issues were observed. Cleared and inspected the condensate drain line to ensure proper drainage. Cleaned the condenser coil and surrounding area. Inspected the condenser unit located on the left side of the house. Tested the Honeywell 6000 thermostat; thermostat is functioning properly and reaching set cooling temperatures. System is cool

Upon arrival, House was reaching temperatures of 70°. Check all electrical and refrigeration levels upon checking refrigeration levels system low on refrigerant call the homeowner and let homeowner know system again is low on refrigerant. Give Client options on doing a leak search or adding 2 pounds. Client went with option of just adding refrigeration today. Will send estimate via email to do a leak search. All electrical components are within range before leaving system was reaching temperature of 69 inside House while outdoor temperature was reaching 108 finish maintenance by washing down outdoor unit, cleaning out condensation line and changing out filter.

Today’s annual cooling preventative maintenance consisted of one Lennox UA located on the side of the home. I first began with ensuring that the 2025 filter has been replaced and there is proper airflow able to circulate back to the system. Venus thermostat is efficiently calling for cooling and turning the unit on with no errors occurring. I then cleared the condensation line via Jones valve to ensure that it is able to drain and there’s no obstructions to the line aside from that the homeowner did cut the PVC piping before the Jones valve and add an extension on the system to drain the water into a bucket on the side of the unit Kleinfeldt as though it wasn’t draining properly and they will go ahead and leave it draining into the bucket for now. The amps on the blower fan are safely checking out in the correct range verifying a control voltage is being used and the capacitor is also safely testing out in the correct range.
