Performed annual cooling maintenance on a 2018 American Standard Gold 3ton split system. Upflow fau is located in indoor closet. Rinsed washable filter located in blower compartment. Tested condensate pump for proper operation. Followed sequence of operations and checked voltage, FLA, RLA, LRA, capacitor, hard start kit, temperature split, Freon levels, and rinsed condenser coils. Secured all electrical connections. Honeywell 8000 thermostat checked out operational. System is working properly in cooling at this time of service.
Performed annual cooling maintenance on a 2024 American Standard Platinum 3ton heat pump. Upflow fau is located in hallway closet. Replaced 16x25 filter located in filter rack. Cleared line and tested condensate pump for proper operation. Client stated filters for “makeup air opening” in fau closet fell, requested filters to be secured. Re-secured and taped filters to ceiling. Followed sequence of operations and checked voltage, amperage, Freon levels, found no error codes on CDA, and rinsed condenser coils. 1050 thermostat checked out operational. System is working properly in cooling at this time of service.

Rinsed down the condenser coil. Checked 1050 thermostat for alerts, history, reminders, and operation. Cycled system at 100%. Checked amps, volts, refrigerant charge and temperature split (22). Homeowner has kitchen area and guest bedroom in other side of home from furnace and condenser that doesn’t cool as well as other half of home. Homeowner interested in adding a ductless/mini-split in this area, was mainly considering in the kitchen area as service panel is outside kitchen and small area for condenser. Found outdoor unit on hard lockout, indoor fan running. Reset power cycle and tested system. All loads operational. Found system had error code for pressure alert, found system low on refrigerant charge after startup. Added r454b to get to manufacture specifications. System pressures are to system specs. System is now cooling properly. Found suction schrader valve leaking. Replaced and checked other valve and braze sections from install , no other leaks detected. Will get with the office tomorrow morning to make sure they have the summer maintenance scheduled and can verify system charge is good and all set for summer.
Outstanding service
Perform a cooling maintenance on a new 2025 American standard split system unit. Performed a first time cooling maintenance on newly install system. Check all electrical and refrigeration levels at this time. System is cooling down the house properly no error code or alerts present. Finish maintenance while cleaning out condensation line changing out filter and washing down outdoor unit.
Today I returned back to this call to replace the 30/7.5 mfd capacitor under the warranty. when I came on the annual visit I did not have the correct capacitor available for this American standard unit and clients were OK with just having another return later in the week and now the American standard unit is operating efficiently with everything testing in the correct range and the capacitor safely providing a controlled voltage.
Today’s annual cooling preventative maintenance consist of two units. I first began with replacing both filters in the home to ensure that proper airflow is able to circulate back to the system. One was located in the hallway closet, and one was located by the baseboards in the other hallway. And then ensure that both of the thermostats are properly calling for cooling and turning the system on with no errors occurring. All of the cooling sequence of operations have successfully checked out for each of these units verifying that they are both providing a proper 20° split between the liquid line and the suction lines which ensures that the home is being called efficiently to the desire temperature. Each of these units are safely testing out with the correct amperage ensuring a controlled voltage is being used safely following with clearing the condensation lines thoroughly to ensure that it is properly draining at this time of service. We called Hyde's to put in landscape lighting and Fred came out to do the evaluation, and then the actual lighting installation as their pricing and proposal was what we wanted. My 25 year old AC needed a new motor and replace the cracked fan blades, James came out and explain the old unit should be replaced, that would entail a new AC and replace house furnace system because it isn’t compatible with the new Freon but he didn’t try to upsell. He explained we can replace the motor and fan blades so this unit be up and running. I chose to roll the dice and just replace the motor and fan blades now the unit is working just fine.
