Today’s annual cooling preventative maintenance consisted of one platinum American standard system. I first began with replacing the 12 x 30 filters located in the hallway next to the upflow closet system, I then cleared the condensation line via Jones valve to ensure that proper drainage is occurring for the system. The 1050 thermostat is properly calling for cooling with no error codes or messages on it. The system is successfully providing a 20° split between the liquid line and the suction line temperatures, ensuring that the home is being cold properly to the desired temperature. And there’s also no error codes or messages on the communication board at the platinum system. The amps on the system are safely, checking out in range verifying that there is a controlled voltage being used throughout the unit. I also thoroughly washed the coils down on the system to remove all dirt and debris that may have accumulated on the coils. Overall, this platinum American standard unit is operat

2014 3-ton Goodman r22 system has all loads operational, indoor blower running, outdoor fan and compressor running. Found system very low on r22, system holds 77oz so about 4.8 lbs. I informed caregiver that system has a refrigerant/freon leak. In order to get cooling right now it would need at least a few pounds of r22, offered the replacement refrigerant we carry (421A). I recommended looking at replacement of the full system using financing. System will eventually leak out the refrigerant again, and every time it’s added, until leaking coil is replaced or repaired. Caregiver informed me they cannot afford the repair or replacement. He will be trying to contact their homeowners insurance. Collected trip charge and diagnostic.

Performed AC cooling maintenance on Goodman and Amana solid systems. FAUs in inside closet and hallway attic. Cleared condensation drains. Cleaned condenser coils and cleaned out electrical compartments. Checked amps, volts, capacitors, refrigerant charges/temp splits. Systems are cooling properly at time of service. Homeowners aware of systems being on the older side and condition. Informed that with replacement if they break in summer , it could be a week or more to get them replaced so just to be aware of the possibility. And if they can replace in winter , it’s much more preferable as there’s usually deals and shorter turnaround for getting them replaced, so minimal time without air. Collected for renewal for Hyde’s comfort club maintenance plan. Left filters with homeowners as they just replaced them.
Jones valve left closed from recent maintenance also noticed water switch not working. Repair water switch and opened jones valve. Cleared drain line.
Upon arrival found that system has a bad compressor and that is why it keeps tripping. Will be having a management team come out later today to help Walk through new system quote.
Arrived at customer’s home to diagnose hvac unit non op. Upon arrival I found that breaker for unit was in the tripped position. Removed fuses from disconnect and reset breaker to test wiring/breaker. Found that breaker stayed reset in this situation and held connection. This tells me that wiring/breaker are good up to the condenser. Also noticed visible charring in disconnect box where fuses were. Recommend replacing disconnect box as it is fpe. This will help us determine if there is a further issue with condenser unit for repair.

Performed a cooling maintenance on a 2024 American Standard Platinum series condenser and a 2019 gold condenser, condenser located on left and right side of home, filter located inside fau, fau located in attic, changed filter, flushed condensation line, on condenser check for amperage and voltage, check for compressor, check for freon level, check if thermostat had no error codes or alerts, everything within range , clear out dust accumulated inside electrical component area and rinsed condenser coil. System is working within specification in cooling at the time of maintenance. .
Installed new gas valve and test system . System is now operating properly.
