I Performed Maintenance on the Heating System. Also replaced a 20x30 filter. The system is a 2004 Carrier model located in the hallway attic. I also flushed the condensate drain. The Heating System checked out operational at the time of the service. Scheduled next Maintenance visit online for Friday June 19th 2026 between 2-5 pm.
I Performed Maintenance on both the Heating Systems. Also client replaced own 20x30 filters. Both Heating Systems are 2023 and 2002 Heat pump models located in the garage and outside on the ground. I also flushed both the condensate drains via Jones Valve. I advised client about 3.5 Ton York Heat pump unit. The system is past life expectancy and has R-22 Refrigerant. I advised client of weak blower motor run capacitor as well original outdoor unit capacitor. Advised client about replacing both capacitors. Client to advise. Client is aware of the age of the 3.5 ton unit. Both units are operational at the time of the service. Scheduled next Maintenance visit online for Wednesday July 1st 2026 between 12:30- 3 pm.
Upon arrival, turn system on from thermostat, but only compressor and blower motor would operate. With further inspection I discovered system had a faulty condenser fan motor.Installed new condenser fan motor and test system systems operation. System is now operating and cooling properly. Also signed client on comfort club.
🔥🔥 Performed a semi annual heating service on Goodman rooftop package unit Replaced 24 x 24 filter/ceiling mounted Cycle equipment, Paul sequence of operation checked refrigerant/temperature split, check condenser motor, blower motor, compressor, capacitor, amps, and a voltage. Cleared condensation line Thermostat checked out OK ✅ Heating equipment checked out operational at this visit ⚠️⚠️ Courtesy While performing maintenance found that liner was restricting 75% of evaporator coil Re-glued insulation on service panel Also added metal pants to keep insulation from falling off again See pictures

For today’s cooling maintenance consisted of two units, one York and one day & nite system I insured that the filters are washed and completely dried. Both of the Honeywell thermostats are properly calling for cooling and turning the units on all of the amperage is checked out correctly on the units and the capacitors are also testing out in the correct range verifying a control voltage is being used on the units. I then cleared the condensation lines to ensure proper drainage is occurring on each system, and they are both properly passing the water through in each line. The temperature supply is in the correct range verifying that the home is being cooled to the correct temperature. Both of the systems Freon levels are checking out in the correct range verifying that the system is cooling to the desire temperature. Overall, both of the York and Danny unit are operating to the manufacturer specs at this time of preventative maintenance.
Today’s annual maintenance consisted of two upflow train furnaces located in a closet axis. Both of them are located in two separate areas. I first begin with washing both of the filters on each unit to ensure that they are able to properly dry throughout the rest of my maintenance. I then cleared the condensation line on each system to ensure that they are properly draining efficiently. I then made sure that both of the Honeywell thermostats are properly calling for heat and turning the units on successfully warming the home to the desire temperature. The amps on each system are checking out. Incorrect range verifying a controlled voltage is being used throughout the units. All of the manufacture specs are checking out correctly, ensuring that the home is being warmed properly at this time of preventative maintenance.
Today’s cool maintenance consisted of one 4ton Lennox unit. I first began with making sure that the filter is clean and replaced to ensure proper airflow circulating back to the unit. The thermostat is properly calling for cooling and turning the system on the temperature supply check is also in the correct range verifying that the system is operating to the manufacturer standards at this time of cooling preventative maintenance. I also cleared the condensation line to ensure that it is properly draining at this time of service. The amps on the system are checking out in the correct range and the capacitor is also testing out great ensuring that there is a controlled voltage being used throughout the unit. Overall, this Lennox unit is operating to the manufacturer specs at this time of preventative maintenance.

I then make sure that the Honeywell thermostat is calling for heat and turning the unit on. I then cleared the condensation line to ensure that it is properly draining at this time of service. All of the heating sequence of operations have successfully checked out, verifying that the home is being warm to the desired temperature. The amps on the blower are checking out safely ensuring that there’s a control voltage being used. The capacitor on the system is also safely checking out incorrect range, ensuring that there’s a controlled voltage being used on the unit overall, this York furnace is operating to the manufacturer standards at this time of the heating p
