Will need to come back and put rubber flex on line set. Lineset at this time is non-accessible. Once we have access, we need to see the condition of line set, and how much we can put on. water damage is coming from line set.
Performed annual cooling maintenance on a 2019 Trane package unit. Replaced heavily restricted 20x30 filter located in unit. Cleared condensation line and removed dust/debris in water safety pan. Followed sequence of operations and checked voltage, amperage, capacitor, temperature split, Freon levels, and rinsed condenser coils. Found refrigerant levels below manufacturer specifications. Informed and recommended to HO added 1-2lbs of Freon for more efficient cooling. HO denied any repairs at this time. No access inside home. System is cooling at this time of service.
Upon arrival, member had just cool down compressor. Compressor has been intermittently overheating. equipment is well past life expectancy, and is in poor condition. Went Over best options and members will be moving forward full system replacement. Also members will be paying remaining balance with check included percent discount. Took thousand dollar deposit. Office held spot for Tuesday for replacement. Reference note.
Upon arrival compressor not turning on. Found Client had put cover over condenser fan motor, causing system to overheat after taking off cover and cooling down. Compressor. System started up and started to cool down the house properly upon checking system found condenser fan motor not spinning properly blade is spinning downward. After reversing blade system is still blowing downward, even after replacing fan motor. Will need to come back with senior technician to help further diagnose problem. System at this time is cooling down the house, but during the hot times of the day system will overheat will get with management team on when we can come back out to further diagnose problem.
After Diagnostic found bad compressor on 5 ton that serves living area we will be installing a platinum on July 21 Tuesday also sent estimate for other system unit is a 2007 American standard did advise we take off 2000 dollars if signed before the 21st
Return to replace contractor. Unit has no data plate. Unit is located on the left side of home. After installing component tested out unit unit at the same is cooling down the house properly
We had a leak that required critical thinking to address. Brandon didn’t quit and resolved our problem.
Upon arrival condensation line severely clogged up and spewing water inside the closet. Needed to make a few adjustments and throughly clear out the line. Also added a water safety switch.
Upon arrival, turn system on pool and unit would operate but not cool properly. With further inspection I discovered system was low on refrigerant. Charge system back to manufactured specifications using 2 pounds of R 22 refrigerant. System is now operating and cooling properly.
Today’s an annual calling preventative maintenance consisted of two American standard units located on opposite ends of the home. I first began with replacing both of the 20 x 25 filters to ensure the proper airflow is able to circulate back to the system at minimal resistance. I then verified the both of the ecobee thermostats are properly calling for cooling and turning each unit on with no errors or alerts occurring. All of the cool sequence of operations are successfully checking out for both of these systems verifying there is a proper 20° split between the liquid lines and the suction lines which ensures that the home is calling efficiently to the desired temperature. I also thoroughly cleared both of the condensation lines at the points with my CO2 tank, ensuring that they are both flushed and properly draining at this time. The system also passed a good amount of water ensuring there’s no obstructions or clogs in the line. And each capacitor is testing out safely in the correct
James solved the problem quickly.
Upon arrival found unit U34F calling for cool but only blower motor operating. With further inspection I discovered system had a swollen capacitor. Installed new dual run capacitor and test system. System serves the right side of the home and is now cooling properly.

We called Hyde's to put in landscape lighting and Fred came out to do the evaluation, and then the actual lighting installation as their pricing and proposal was what we wanted. He and his people were professional to deal with and ever so pleasant. They were efficient, competent and creative.
