Performed a cooling maintenance on a split system unit. Check sequence of operations by checking out all electrical and refrigeration levels at this time. System is cooling down the house properly and is working within manufacturer specifications, clean out condensation line and change out filter finish maintenance by washing down condenser unit, as well as by explaining, the great benefits of a hard start kit.

Air Conditioning System Filter Replacement and Coil Cleaning: Fixed strange AC noises by cleaning dirty coils and replacing the clogged filter, restoring quiet and effective cooling.

Performed annual cooling maintenance on a 2010 Payne 4ton package unit. Replaced 20x30 filter in hallway ceiling. Followed sequence of operations and checked voltage, amperage, capacitor, temperature split, Freon levels, cleared condensation lines, and rinsed condenser coils. Thermostat checked out operational. Client had thermostat set to the off position causing indoor temp to reach 87°. Client not aware. 20° split, temperature had dropped to 84 before leaving. System is cooling properly at this time of service. Client stated she’ll renew HFCC in November before it expires.

Performed cooling maintenance on 2012 Trane 3.5 ton straight cool package unit on roof. Changed 20x30 hallway ceiling filters. Nest 4th fence thermostat working properly. Cleared condenser drain on roof, pvc drain, should be copper for longevity since pvc can warp and crack. Cleaned condenser coil. Cleaned out electrical compartment. Checked amps, volts, capacitors, refrigerant charge/temperature split. Inspected blower wheel and coil for cleanliness. System is cooling properly. Recommended surge protection to prevent damage to circuit board/compressor/motors . Blower motor capacitor has oil leaking , still in range but potential issue. Renewed maintenance plan.

Performed annual cooling maintenance on a 2022 American Standard Silver 3.5ton unit. FAU located in attic. Client had replaced 20x30 filter prior to arrival. Left behind filter. Followed sequence of operations and checked voltage, amperage, capacitor, temperature split, Freon levels, and rinsed condenser coils. Thermostat checked out operational. System is working properly in cooling at this time of service.

Followed sequence of operations and checked voltage, amperage, capacitor, temperature split, Freon levels, and rinsed condenser coils. Everything checked out in range. Thermostat checked out operational. System is working properly in cooling at this time of service

After Diagnostic found unit was very low on Freon only added 4 pounds to clients request numbers where showing slight restriction did advise client unit is up and cooling as of now recommended replacement unit has a leak

AC Repair: Replaced a blocked air filter, improving system airflow and enhancing indoor air quality.

Followed sequence of operations and checked voltage, amperage, 60/10 uF capacitors, temperature split, Freon levels, cleared condensation line, and rinsed condenser coils. Everything checked out in range. Thermostat checked out operational. Informed client of age and how it’s past life expectancy. System is working in cooling at this time of service.

Preformed a semi annual heating service on 90% furnace. Cleared condensation line and replaced 20 x 25 filter located within the furnace/garage upflow. Cycled equipment followed heating sequence of operation check into order, blower motor, heating safety sensors, amps and voltage. Nest thermostat checked out OK. Cleaned out burners, furnace and mechanical platform. Heating equipment checked out operational at this visit While performing maintenance found blower motor is pulling 11 A while running system has high static pressure. Informed client, system is up flow Client will call office to renew comfort plan

2021/ 3 ton Semi annual heating service due to ambient temperature checked system in cooling mode Performed a semi annual cooling service on American standard split heat/POV. Cycled equipment followed, cooling sequences of operation checked refrigerant/temperature split checked capacitor, found motor, compressor, amps and voltage. Thermostat checked out OK. Cleared condensation line. Replaced 16 x 25 filter located within the air handler/hallway, mechanical closet. Rinsed condenser coil. System checked out operational at this visit

HVAC Repairs: A homeowner’s furnace was shutting off unexpectedly. I cleared a clogged condensate drain, preventing water buildup and system shutdowns.
