Equipment iced up on arrival, evaporator coils iced up. Performed diagnostic on equipment and found equipment very low on r22 refrigerant. Equipment in very poor condition well past life expectancy. Not able to read data plat on outside equipment possibly 2004 model equipment. Advised equipment has leak in refrigeration system. R22 refrigerant no longer manufactured, and refrigeration coils are no longer available. Highly recommend replacing equipment and update equipment to 2025 refrigerant for long term solution. Option 1 is to replace partial system-condenser and evaporator coils. Option 2 replace complete system. Attention below attached 2 options below.

2021/ 4 ton Preformed a semi annual cooling service on Lennox split system. Replaced two 20x30 and 20x20 filters/ceiling. Service Call – No Cooling / Water Leak Client Complaint: Upon arrival, the client directed me to the return area and closet, where he pointed out visible water damage on the ceiling and closet door frame. Water had been running for some time, as evidenced by the bubbling and staining of the paint. The client also reported that the closet door does not close properly and that the bottom hinge had come loose. Diagnosis & Findings: • Inspected the attic and found water present in the secondary drain pan, though it was not completely full. • Checked the water safety switch, which was wired to shut off the thermostat. However, since the thermostat is battery-operated, the switch was ineffective in shutting the system down. • Noted that the original installer (Hydes) did not wire the safety switch inside the FAU (furnace air unit) but instead tapped into exterior wiring. Performed manual maintenance on 5 ton 2022 American standard . Changed filter right next to entrance 20x30 filter clean off vent. Performed sequence of operation check, including amperage readings, refrigerant levels, and motor performance. Client reported the space not cooling as expected. Refrigerant levels were within manufacturer specifications. Verified temperature split — measured at 20°F. No signs of refrigerant leaks or restrictions found. Changed out 10 x 30 filter located in lower wall, cleared all electrical components of dust and debris, verified proper sequence of operation, checked volts and amps, checked start and run capacitors, verified refrigerant levels and line temperatures and took temperature split and cycle equipment. Washed coil and cleared condensation line. Thermostat checked out OK. System is both manufacturer specifications and operating properly at this time.
