Performed annual maintenance on a 1998 gas furnace. Replaced 14×24 air filter in FAU. Verified proper sequence of operation and inspected all safety switches, blower motor speeds, and gas valve. Checked run capacitor (rated 10 µF), measured 9.8 µF—within acceptable range. Measured temperature rise at 45°F, within manufacturer specifications. System operating properly at time of service.

Performed annual maintenance on two 2003 King gas furnaces. Replaced filters: two 14x30, one 20x24, and one 14x14. Verified sequence of operations including gas valve operation, flame ignition, and blower motor function. Found a capacitor testing at 3.9 µF, rated for 10 µF; advised client that the capacitor should be replaced. Cleared both condensate drain lines. At the client’s request, checked airflow/splits in each room. System is operating properly at the time of service.

Heating service on two 2025 American Standard split POV systems. Air handlers are located in attic/access grand bedroom closet and garage. Changed out filters located throughout home and ceiling. Cleared all electrical components of dust and debris, verified proper sequence of operation, cleared condensation lines throughout side, termination, and washed condensing coils. Thermostats checked out OK, system are within manufacturers, specifications, and heating and operating properly at this time of service.

Performed annual heating maintenance on a 2022 American Standard Platinum Heat pump. Replaced 20x30 and 14x14 filters. Fau attic access is located in master closet. Followed sequence of operations and checked voltage, amperage, temperature rise, Freon levels, cleared condensation line from Jones valve, tested blower motor to 100% to check static pressures, and found no error codes on CDA. 1050 thermostat check that operational. System is working properly and heating at this time of service. Scheduled cooling maintenance with client on site.

I made 10 hardwire whips.

Inducer motor on 2004 90% York furnace grinding on start up and is non operational. Will have to replace inducer motor to have heat operate. Home does have new ac equipment condenser and evaporator coil. Advised best option would be to replace furnace to avoid additional potential breakdowns. Second option is to replace inducer motor. Attached two options below also emailed
