I Performed Maintenance on the Cooling System. Also replaced a 20x25 and 14x14 Filters. The system is a 2016 model located in the hallway attic and outside on the ground. I flushed the condensate drain from the outside. Verified system amperages are proper, as well as run capacitor. All amperages and components are testing within manufactures specifications. Performed annual maintenance on two 2022 American Standard Platinum Series split systems. The client will replace both customer-supplied air filters prior to the next maintenance visit. Verified operation of both American Standard 1050 thermostats. Cooling setpoints, indoor temperature readings, and system communication were operating properly. Confirmed both systems were free of active equipment alerts. Performed operational checks on both systems, including refrigerant levels, compressor amperage, outdoor fan motor amperage, blower operation, and overall system performance. Outdoor units indicated no active fault codes or alerts at the time of service. The client asked why the indoor blower motor does not display 100% speed during cooling when the compressor reaches 100% capacity, but does display 100% when the thermostat fan mode is set to ON. Flushed the condensate drain from the attic and verified refrigerant levels through temperature split and split is proper. Verified system amperages and all amperages checked out within parameters. System capacitor was just replaced a few days ago. I lastly cleaned condenser coils. The system checked out operational and within manufactures specifications. Upon arrival, turn bedroom unit 0777 onto cool and unit would operate but not cool properly. With further inspection I discovered system is low on refrigerant. Spoke with client. We are gonna hold off on adding refrigerant until we perform pressurized leak check. Office will call and schedule day and time for leak check.

Performed annual preventive maintenance on split system. * Replaced 16x25 air filter located low in the hallway closet. * Inspected and verified Ecobee thermostat operation. * Checked temperature split across the evaporator coil; system is within normal operating range. * Performed full sequence of operation check. * Checked refrigerant levels; operating within normal specifications. * Inspected compressor; amperage is within normal range. * Inspected condenser fan motor; amperage is within normal range. * Tested capacitor; rated at 40 µF, measured 41 µF (within acceptable tolerance). * Cleared condensate drain line to ensure proper drainage. * Washed condenser coil. The system is operating properly at this time. No deficiencies were found during today’s maintenance visit. System is functioning within manufacturer specifications.

Upon arrival found ecobee thermostat calling for cool but unit not responding. With further inspection circuit board had error code E 17 blower motor communication failure. We will need to return with the new variable speed blower motor on Monday.

Upon arrival system was calling for cool but only blower motor operating. For further inspection I discovered system had an overheated compressor and condenser fan motor due to a faulty capacitor reading zero MFD on fan side. Installed new dual run capacitor and cooled off compressor. System is now operating and cooling properly
