Replacement options for living room system.

I Performed Maintenance on the Cooling System. Also replaced a 20x30 and 14x24 Filters. The system is a 2009 5 ton Goodman model located in the master closet attic and outside on the ground. I also flushed the condensate drain from the attic as well as took temperature split and our split is within proper parameters. Also cleaned inside electrical compartment. Client had demand service a couple of months ago and Demand tech verified that the refrigerant levels and run capacitors all checked out within manufactures specifications as well as cleaned condenser coils. Prior tech noted that system is past life expectancy. At the time of today’s service the system checked out operational. Scheduled next maintenance visit online.

Performed annual maintenance on a 2024 Goodman split system. Replaced the 20” × 30” air filter. * Checked the Honeywell T6 thermostat for proper cooling operation and verified the system is reaching the desired set point. * Inspected overall system operation, including refrigerant levels, compressor, condenser fan motor, and capacitors. * Capacitor is rated at 45/5 µF and tested at 43 µF, which is within an acceptable operating range. * Verified the compressor is operating normally with no signs of overloading or overheating. * Cleared the condensate drain line to ensure proper drainage. * Washed the outdoor condenser coil. * System is operating properly and is in good overall condition at this time

Upon arrival, found a restriction while checking pressures. Checked attic and found a frozen TXV. Informed Client about part that needs to be repaired. client agreed to get job done today after replacing component and pumping system back up as shown pictures refrigeration levels are now within manufacture specifications and at this time getting a 24° split system at this time is cooling down the house properly.

I Performed Maintenance on both the Cooling Systems. Also replaced a 20x30 and 2) 20x20 filters. Both Cooling Systems are 3 and 4 ton 2006 models located in the master closet attic and outside on the ground. I also flushed the condensate drains. I found that the 4 ton system (S#07034) contactor is pitting, and the dual run capacitor for the 3 ton system (S#26298) tested weak and out of manufactures specifications. System is also past life expectancy and uses a refrigerant that is no longer manufactured. Advised client of the age of the systems and client elected to do recommended repairs at this time. I installed new Contactor for 4 ton unit (S#07034) and new dual run capacitor for 3 ton unit (S#26298). I then tested both systems and both cooling units are operational. Scheduled next Maintenance visit online.

Install new warranty, blower motor and test systems operation. System is now operating and cooling properly.

💧💧🛠️🛠️ On arrival time for me that condensation was leaking out the back part of the system, and not through the condensation line Went up on the roof to further diagnose situation It was in discovered that condensation pan was backed up Cleared and flushed condensation They sound like material came out Used a P-trap cleaning brush to clean the P-trap, ran more water and flushed line again ✅ System is now draining properly

Performed preventive maintenance on a 2019 American Standard Gold single-system air conditioning unit. System Location: * Air handler located in the attic. * Outdoor condenser located on the right-hand side of the home. * Air filters located in the hallway and master bedroom. Maintenance Performed: * Inspected overall system operation and checked electrical components. * Tested the 45/5 dual run capacitor and the 189–227 MFD compressor start capacitor; both tested within manufacturer specifications. * Checked compressor inrush amps and running amps; readings were within normal operating range. * Verified temperature split (Delta T); readings were within acceptable range, indicating proper cooling performance. * Checked system operation and confirmed unit is operating properly at this time. Performed a cooling maintenance on a split system. Washed outdoor unit, replaced filters and cleared condensate. Running/starting capacitor: good. Checked electrical motors and refrigerant circuit diagnostic. Disconnect box is a little tight. Thermostat – OK. Client called the front office to renew club membership. System is cooling the home at the time of maintenance.
