Completed a cooling maintenance on a split system. Replaced filter and wash down condenser coil. Client stated squeaky noise was coming from furnace in the middle of the night. Examined blower wheel and found tight bearings on blower motor. Client opted to replace blower motor to prevent preemptive failure. Paid via C. C. for repair. Refrigerant circuit diagnostic – good. All capacitors measured within manufacture specifications, as well as running and starting amperage on all motors. System is cooling the home at the time of maintenance.

Performed a final inspection on a 3 ton split system unit. Check both outdoor and indoor unit at this time. System is ready for final inspection breaker and fuses are matching. Had to leave a 8 foot ladder as well as permit packet with client.

Performed a cooling maintenance on a 2013 American standard gold unit. Checked sequence of operations by checking out all electrical and refrigeration level and form client that convince your family motor is starting to go over specification and it’s starting to work really hard condenser fan motor is in danger of going out sooner rather than later, will send a estimate via email with recommend replacing soon. At this time, Sister is pulling down the house properly reaching temperatures of 75° inside house finished maintenance by changing our filter filters washing down condenser unit and cleaning out condensation line from furnace inside garage.
Brayan arrived on time and proceeded to complete his job. Great attitude and showed concern his customer.

Dropped off permit and prepared equipment for inspection. Need to return to replace broken light switch cover in the attic. Returned and replaced cover. System is ready for inspection.

Checked inside attic and once again confirmed that water is not coming from HVAC system. Told client to call a plumber.

R 22 Serial # 3856 very low on refrigerant tenant complaint about bedroom not cooling after further inspection found system very low on refrigerant,,,,,the other system cooling problem at this time strongly recommended replacing unit left massage for H/O

Performed annual AC maintenance on Goodman split system FAU located inside attic. Changed 20 x 30 filter. Checked amps, volts, capacitor and cleaned electrical compartment. Check refrigerant levels, superheat, subcool, and temperature split. System is operating and cooling properly at time of service.

Performed annual AC maintenance on two Lennox split systems FAU located inside attic. Changed 14 x 14, 20 x 20 and 20 x 30 filters. Checked amps, volts, capacitor and start kit also cleaned electrical compartment. Installed new compressor saver/start kit and 45/5 capacitor. Check refrigerant levels, superheat, subcool, and temperature split. Both systems are operating and cooling properly at time of service.

Client smelling burnt smell in living room. Verified living room equipment is ok and nothing burnt on equipment. After further inspection noticed bedroom equipment not running, blower motor and compressor. Verified transformer good, found blower motor burnt and not operational. Also noticed compressor not pumping, checked outdoor unit and compressor was overloaded no continuity between common and start. Advised on repair options and refrigerant phase out. Will schedule to replaced equipment.

In house training

Today’s first annual maintenance consisted of one 2016 TRANE unit located on the roof. I first started with replacing the three filters inside of home (2) 14x24 and a 20x30. I also ensured the 1050 thermostat is properly responsive to the unit. The capacitor for the system checked out in good range. The amp rush is also good. The Frion levels and pressures are good! I also cleared the condensation line and ensured proper drainage occurred. And finally I thoroughly washed the coils down from any dirt and debris. The system is cooling and operating properly at this time of service.

Performed annual maintenance on 2018 3 ton Bosch package unit. Changed out 24x24 filter in package unit. Checked amperage, temperature split, and motors. 19 split differential. Washed down condenser coils and cleared condensation line drain properly. Checked for loose wires or burnt wires. System is properly cooling at this time of service.

System working properly advised is struggling do to humidity and area is poorly insulated. Verified refrigerant pressures are good 23 temp split.
Replaced txv under parts warranty.

Upon arrival, client informed me that she’s been having an asphalt smell come through her house every once in a while Her concern was her duck system might have air leak leaks Property is a manufactured home Informed client, the only duck that we are able to inspect is the return duct Informed client that the doctor is located underneath the trailer so it would have to be in advanced diagnostic not regular diagnostic. Client was OK. Went underneath the trailer and inspected return duct system found some small ribs on vapor barrier but other than that no rips or animal punctures through the duct Informed client of indoor air quality purification products, and spoke to her about the benefits of air purification

Performed 3 ton 2018 package unit York. Replaced washable filter with disposable filter. Verified sequence of operation. Checked amperage, temperature split, and motor performance. Temperature differential measured at 20°F (within manufacturer specifications. Compressor operating within normal amperage range. Capacitor tested out of range (rated 45/5 µF but not reaching specified value on multimeter. Informed client of capacitor issue; client chose to wait on replacement at this time. System is currently cooling properly at the time of service.

Equipment running at 31.5 amps which is extremely high and overheating compressor see photos. . Performed diagnostic and found weak component capacitors. Replaced part and amps dropped to 24 which will hopefully allow unit to run without overheating. Existing equipment in very poor condition well past life expectancy and is still over amping. Advised compressor is failing and will eventually be unrepairable. Do to age recommend replacing equipment to avoid multiple potential problems. Will schedule to install new equipment this Friday. Service Type: Warranty Work – No Cooling / Water Leak Complaint: No cooling, possible water leak Service Summary: Upon arrival, technician found that the evaporator coil required leveling. The coil was adjusted to ensure proper drainage through the primary discharge port. Condensation drain lines were re-located. A new Goliath safety water pan was installed for added protection. All system connections were resealed. After repairs, the system was run through a full cooling sequence. The system is now draining and cooling properly. Status: ✅ System is operating within normal parameters ✅ No further issues observed at this time
I Performed Maintenance on both the Cooling Systems. Also replaced 2) 20x20 filters. Both Cooling Systems are 2017 and 2018 models located on the ground. I also flushed the condensate drains from the outside. I also advised client about replacing the dual run capacitor for the Living Room 2.5 Ton side discharge unit (S#93HUKCF) due to age ( 8 years old.) Advised client that at the time of the service, the capacitor tests within manufactures specifications. Also advised client about adding compressor hard start kits to reduce compressor start up amperages. Client to advise. Also cleaned ductless mini split filters for garage and outdoor coils. Unit is cooling properly at the time of the service. Both main house units checked out operational at the time of the service.

Performed a cooling maintenance on two split systems. Wash down condenser coils and replaced filters. Duel run capacitors – good. Checked running and starting amperage on all motors. Refrigerant circuit diagnostic – good. Both systems are cooling the home at the time of maintenance.

Service Type: Demand Service Issue Reported: No Cooling Summary of Work: Upon arrival, the client directed me to the living room thermostat, which was blank. The client mentioned she had already replaced the batteries. The thermostat powered on briefly, then shut off again. I inspected the thermostat and observed the same behavior—unit would power on momentarily and then shut down. Attempted to reseat the batteries and troubleshoot, but the thermostat would not remain powered on. To continue diagnostics, I bypassed the thermostat and allowed the HVAC equipment to operate. The system ran without issue when bypassed. Discussed thermostat replacement options with the client. The client approved replacement of both thermostats with Ecobee smart thermostats. Actions Taken: • Installed two Ecobee thermostats. • Tested both HVAC systems for proper operation. • Paired both thermostats to the client’s mobile device. • Walked the client through thermostat settings and basic operation.

I also made sure the nest thermostat was responding properly to unit. The amp rush and capacitor checked out good for the system. Frion levels and pressures are also in good range. I thoroughly washed the coils down for the unit. System is cooling and operating properly at this time of service.

Today’s annual maintenance on one good American standard unit I replaced both filters in home. 14x14 and 20x20. I ensured the thermostat is responding and operating properly. I cleared the condensation lines via garage access. And ensured properly draining was occurring. I then checked the capacitor and amp rush and they both checked out good. Frion levels and pressures are checked out good as well. I thoroughly washed the coils down on the system. Unit is cooling and operating properly at this time of service.

2024/ 4 ton Preformed a semi annual cooling service on Lennox split heat Client replaced her own filters/ special filters 3” Cycled equipment follow cooling sequence of operation checked refrigerant sub cool, superheat and line temperature. Honeywell thermostat checked out OK. Cleared condensation line from outside discharge point. Checked capacitor, fan motor, compressor, amps and voltage. Secured and clean electrical connections at condenser and fuse box. Rinsed condenser coil. Cooling equipment, tractor operational, and within manufacture specifications. While on property spoke with client on whole house air purification Attached is a quote for Halo LED, YouTube has a video on how this air purifier works and all the different technologies behind it Gave client Starbucks gift cards

Upon arrival, turn system on from thermostat, but unit would not respond. While checking for power at FAU I discovered system had a blown fuse. Changed low-voltage fuse, but unit would still not operate due to circuit board being shorted. Picked up new circuit board from Goodman. After returning installed circuit board and cycled system from FAU and thermostat. System now operating properly.
Found condensate hose outside was going up. Re routed condensate with PVC and tested.

We found out what the issue was that the damper for the master bedroom was completely shut because it was loose. We opened it up and tightened it so it will not close again. we also removed the back plates of the thermostats.

I work nights. I went to bed Friday morning and woke up after about two hours in a pool of sweat. The batteries in the thermostat had died and the air conditioning wouldn’t turn on. I called in tears and Hyde’s sent the son-in-law within a few hours. He changed the batteries in the thermostat and turned my AC back on. Thor is my hero! I admit that I am an idiot who does not know how to change the batteries in her thermostat. I knew that Hyde’s would have my back.
