Upon arrival system was calling for call but only blowing motor would operate. But further inspection I discovered system had a faulty door run capacitor measuring zero MFD. Installed new dual run capacitor and cycle system. System is now operating properly.

Upon arrival system was calling for cool but only blower motor and condenser fan were operating. With further inspection, I discovered system had us swollen capacitor reading zero MFD on Herm side. Installed new capacitor and test system. System is now operating properly.

Verified airflow is good to each room. Checked refrigerant pressures are good. Master bedroom hot spot do to sun facing in after noon.

Upon arrival client stated casita not cooling. Cycled system and found outdoor unit not running due to low pressure switch cut out. Found system completely flat on refrigerant. Called client to go over options. Need to send over options

Upon arrival client advised that water was coming out of one of the secondary drains. I flushed both the condensate drains through separate Jones Valves. We installed two new systems for the main house in March 2026 I then poured water down each of the primary drains to confirm system is draining. Client stood outside and said he saw both systems pouring out water from the respective primary drains. I then replaced dirty 20x30 and 2) 14x24 filters in the main house and installed new filters. I lastly gave client education on thermostats and his app for them. We’re scheduled for next maintenance at the end of September. At the time of today’s service call the systems are working properly.

Performed a cooling maintenance on a split Lennox. Client is well aware that her HVAC unit is undersized for the square footage of her home. During refrigerant circuit diagnostics, I found a faulty metering device. Consequently, due to those two factors, system runs constantly and inefficiently. Client understands that best solution would be to replace system. Washed outdoor unit, cleared condensate and replaced filter. Checked starting capacitor, electric motors and dual run capacitor. Thermostat/disconnect box: good. System is cooling the home at the time of maintenance.

Performed annual cooling maintenance on a 2023 Lennox 4ton package unit. Replaced 14x30 filter located in hallway ceiling, no ladder needed. Followed sequence of operations and checked voltage, condenser fan motor amps, compressor start/run amps, capacitor, temperature split at 20°, Freon levels, and rinsed condenser coils. Secured all electrical connections. Nest thermostat checked out operational. System is working properly in cooling at this time of service.

Homeowner said after repair it was working great and dropped temp from 97° to 85° and he left home for awhile, when he returned it was still 850 after running for hours and had concern. Upon arrival I found Ecobee thermostat still reading 85°. I put up temperature probes on supply and return. Verified all loads were running. Checked charge and temperature split. System is properly charged and has enough refrigerant/freon. Temperature split indicating it’s cooling the air inside properly at 20.7°. I informed homeowner that since home was in the high 90°s after repair, and all the furniture and walls etc were hot since it had been off while. It wasn’t just the inside air that was warm, and outdoor temperature reaching its high today of 111° that the system was cooling properly but still battling the indoor heat load and outdoor heat load so just maintaining indoor temp of 85° which matched my psychrometer probe. Informed homeowner to just let it run at a setpoint without changing it and
