I Performed Maintenance on the Cooling System. Also replaced a 20x25 and 14x14 Filters. The system is a 2015 Rheem model located in the hallway attic and outside on the ground. I also flushed the condensate drain. Client has the house on the market currently and elected to do the one time service. Sent client estimate for Hyde’s Family Comfort Plan for client to consider. The system checked out operational and within manufactures specifications at the time of the service.

Performed annual maintenance on a 2019 Carrier split system. Replaced air filters with two 20x30 filters and one 20x20 filter. Followed full sequence of operations. Checked refrigerant levels, amperage draw, and motor operation. Cleaned condenser coil thoroughly. Cleared condensate drain line to ensure proper drainage. Tested Honeywell T6 thermostat for proper operation and verified call for cooling. Checked all zones and confirmed proper cooling response. System is operating correctly at this time and cooling as expected.

Cooling service on 2018 Lennox condensing unit and 2005 R22 condensing unit change it out four 2530 filters located in ceiling and lower wall. Cleared all electrical components of dust and debris, verified proper sequence of operation, found starting camps for both systems out of range. Recommended/install/tested compressors for kits to prevent any further damage to compressor and assist compressor at startup. Verified refrigerant levels and line temperature cycled equipment. Washed condensing oils and cleared condensation drain. Thermostat checked out OK, with recommended repairs systems are now within manufacturers specifications and cooling and operating properly at this time of surface.

Performed a cooling maintenance on a 2 2015 Lennox condenser, condenser located on right side of home, filter located in hallway ceiling, fau located in attic, changed filter, flushed condensation line, on condenser check for amperage and voltage, check for compressor, check for freon level, check for capacitors, everything within range also clear out dust accumulated inside electrical component area and rinsed condenser coil. System is working within specification in cooling at the time of maintenance.

I Performed Maintenance on both the Cooling Systems. Also replaced two 20x30 filters. Both Cooling Systems are 2013 models located on the ground. I advised client about replacing the condenser fan motor for the bedroom 2 ton unit (S#65118) and installing a hard start kit for the 3.5 ton unit (S#3087). Gave client two options and client to advise. Both Cooling Systems checked out operational at the time of the service. Scheduled next Maintenance visit online with client’s husband for Wednesday November 25th 2026 between 12:30- 3 pm. Will be time to renew on fall service.
