Performed annual maintenance on a 2020 American Standard Platinum Series system. Replaced air filters: 16 x 30 filter and 16x 25 filter. Checked the 1050 thermostat:No active alerts present. Thermostat was operating normally and calling for cooling Verified system operation and checked refrigerant levels. Measured compressor amperage and motor operation; readings were within normal operating range. Inspected outdoor condenser unit located on the right side of the house Checked disconnect box for loose connections, damaged wiring, or burnt wires; none were found. Inspected refrigerant circuit and found no signs of restrictions. Confirmed no active fault codes or alerts on the equipment Cleaned condenser coil to improve airflow and efficiency. Verified condensate drain line was draining properly Cleared and tested primary condensate drain line to ensure proper drainage. At the time of service, the system was operating properly.

Upon arrival unit installed less than a year ago was not reaching temperatures below 85. Upon checking outdoor unit unit was running, but refrigeration levels were very low system was flat on refrigerant. Found lots of oil buildup on outer unit line set charge system back up to 8° sub cool. Use bubbles as well as a leak detector to find leak was not able to find leak. Also check attic to to find leak no oil buildup in attic line set. Did find water slowly, dripping to drain pan. Condensation line was cleared most likely due to the position of the Eva coil. Will have been installing come back out to find and repair leak as well as two make sure system is draining properly at this time. The system is cooling down master bedroom, reaching 80° as of right now. Informed Client, we will give him a call Monday or Tuesday when we will be available to come back out.

Performed annual maintenance on a 2022 4-ton American Standard split system. Replaced 20” x 20” filter at the downflow air handler located in the laundry room entry area. Checked Honeywell 6000 thermostat operation and verified proper cooling operation. Verified proper sequence of operation. Checked refrigerant levels and system performance. Measured compressor and fan motor amperage; readings were within normal operating range. Cleared and tested condensate drain; drain is flowing properly. Inspected disconnect and electrical connections; all wiring is secure and in good condition. Tightened and inspected electrical components as needed. Recommend installing a hard start kit to assist compressor startup, reduce startup torque, and help extend compressor life. System is operating properly at this time and is cooling as designed.

Maintenance for cooling on an American standard platinum series 4 ton heat pump and a mini split for the Casita. 20 x 30 filter located in Highway 14 x 14 filter located in master bedroom. Attic access is in master bedroom closet. Condensation line cleared filters changed mini split filters washed. Check system sequence of operation. Check compressor amps, checked fan motor amps, checked fuses, outdoor monitor shows no active alerts, checked Freon and pressure. Washed outdoor unit down. Upon maintenance 1050 thermostat showed error code Err 67.04 meaning Dome T sense for outdoor unit. Open outdoor unit checked wiring made sure all connections and electrical are secured. Error code went away Spoke with client that if error code comes back to call the office and they will send out a senior tech. System is working per manufacture spec. Home is cooling properly.
