Upon arrival client stated system stopped working today and now is cooling. Found very dirty filter, cleaned filter and left out for the night. Cycled system and checked all ac components. Found burnt compressor wire, repaired wire. Found fan motor rusted and very hot however running under max amps. System is 15 years old. Signed up on yearly agreement. Sent over estimate on fan motor. Client would like motor replaced tomorrow and I advised I can do the maintenance as well. Advised fan motor due to rust won’t show specifications and will have to call manufacturer tomorrow when they open.

I Performed Maintenance on the Cooling System. Also replaced a 16x30 and 14x14 Filters. The system is a 2022 model located in the hallway attic and outside on the ground. I also flushed the condensate drain. I verified proper refrigeration levels and temperature splits. I verified that dual run capacitor tested within manufactures specifications. Advised client about adding a compressor start kit to the system to lower compressor start up amperage. Sent client estimate for it. I took system amperages and system running amperage is within proper specifications. I lastly cleaned condenser coils. Scheduled next maintenance visit online.

Upon arrival, found office thermostat blank due to blown low-voltage fuse. Installed new fuse and checked all low-voltage wires also installed new capacitor due to capacitor being shorted and blowing the fuse.

Invoice Summary Upon arrival, client stated the ductless system was not cooling properly. Found the remote control set to 67°F while the unit was initially delivering approximately ambient-temperature air. Cycled the system on and off to verify proper communication between the remote and indoor unit. Adjusted the remote set point to 74°F and confirmed the system responded correctly. Modulated the indoor fan through multiple speed settings and verified the blower motor properly ramps up and down. Measured supply-air temperature at approximately 51°F. Refrigerant operating conditions were checked and found to be within the expected range at the time of service. Inspection also found noticeable dust accumulation on the indoor blower wheel. Due to the blower operating frequently and the nature of ductless systems, dust and debris can accumulate on the blower wheel over time, particularly on systems that are several years old. Johnathan was very efficient. He made sure everything was working properly and made adjustments. My problem has never been with the employees. I feel if you need repairs, members should not have to pay a trip charge or at least a reduced rate. That said, Johnathan was awesome!
