Estimate to pump down refrigerant into condenser unit, disassemble furnace and evaporator and remove so water damage in closet can be repaired by others. Return on another day and reinstall.
Performed cooling maintenance on 2018 American Standard split system and 20+ R-22 first company split heat pump system for Casita. Changed out filters throughout home located in ceiling. Cleared all electrical components of dust and debris, verified proper sequence of operation, found Casita unit cooling but operating at max capacity members will monitor unit, other unit is within manufacturer specifications, and cooling operating properly at this time of service. Washed condensing coils, Also went over options with members for smart thermostats. Will send over estimates.
Performed annual maintenance on York R-22 system. Replaced 16x30 and 14x14 air filters. Verified proper sequence of operations and checked temperature split (15°F), amperage, and motor performance. Cleared condensate drain line to ensure proper drainage. Informed client of system age and that R-22 refrigerant is being phased out. At time of service, supply air temperature was 67°F and indoor temperature was decreasing. Advised client accordingly. System is operating properly at this time.

Performed a cooling maintenance on a 2 2018 American Standard Platinum series condenser, condenser located on left side of home, filter located hallway ceiling, fau located in attic, changed filter, flushed condensation line, on condenser check for amperage and voltage, check for compressor, check for freon level, check if thermostat had no error codes or alerts, everything within range , clear out dust accumulated inside electrical component area and rinsed condenser coil. System is working within specification in cooling at the time of maintenance. .
Maintenance for cooling on a Lennox split system. Condensation lines cleared filters changed. Honeywell thermostat working properly. Check system sequence of operation. Check compressor amps, checked fan motor amps, checked capacitor, checked fuses, checked Freon and pressure. Checked all electrical and safety Outdoor unit has surge protector. System is working per manufacture. Specification home is cooling properly.
Performed annual maintenance on a 2020 4-ton Trane split system. Replaced 20x25 air filter. Verified proper sequence of operations. Checked refrigerant levels (Freon), motors, and electrical components — all within normal range. Cleared condensate drain line to ensure proper drainage. Inspected Honeywell T6 Thermostat — no alerts present; system reaching desired setpoint as expected. Suggested installation of a hard start kit to assist compressor startup and help reduce amperage draw Estimate for recommended upgrade has been sent via email. System is operating properly at the time of service.

Diagnostic found thermostat failed and is non repairable. Installed new smart WiFi Honeywell thermostat and tested operation. Equipment is working properly at this time.
Performed annual maintenance on r22 York system. Changed out 20x30 filters. Followed sequence of operation checked Freon levels, amperage, and motors. Cleared out condensation line. System is operating properly at this time of service.
Cooling service and safety check on two systems. Bedroom equipment non operational on arrival, also ductless mini split not working properly on arrival. Performed diagnostic on equipment and found bedroom equipment has major restriction in refrigerant system causing unit to short cycle, run then turn off. Thermal expansion valve in attic stuck and causing restriction which will damage compressor. Recommend replacing thermal expansion valve on bedroom equipment. Ductless system in garage is low on refrigerant. Added 1 pound to allow to properly diagnose and unit started up, recommend adding one more pound of refrigerant for garage unit to prevent unit running continuously. Also recommend replacing capacitors on bedroom equipment do to past life expectancy. Attached recommended repairs below also emailed.
