Homeowner heard noisy squeaking type sound like something spinning and squeaking. She had it recorded, audio on file. She had thought it was bathroom fan as that’s where they hear it, by bathroom and hallway attic access. Had handyman over and he replaced fan motor and let her know it failed on its own and wasn’t running. I tested the new one and it’s quiet. She also had ducts cleaned in November, Tested on and going off. Cycled 2025 American Standard air handler to max airflow (1200 cfm) to minimum airflow (840 cfm). Videos on file. Did not see any other components in attic that could possible cause that noise. No rotating rooftop vents. I informed homeowner of findings and how that’s an unusual sound I haven’t heard from our equipment let alone new equipment with variable speed fan motors. Paid by check.

Repair/replacement options.

Upon arrival, the client stated that both systems were not cooling properly. I proceeded to check the thermostats and found that the living room thermostat was set to heating, while the bedroom thermostat was set to cooling. Both thermostats were adjusted accordingly. I then on outdoor units checked the capacitors and refrigerant levels on both systems, and all readings were within normal range. After adjustments and system checks, both systems are now operating in cooling mode and running properly with no issues at this time.

After Diagnostic found up stairs unit had a faulty, capacitor, replaced capacitor unit is up and cooling

Performed a cooling tuneup on a straight cool, micro channel condenser. Cleared condensate drain line, washed outdoor unit and replaced two filters 1212/2030. Running and starting capacitors were in good condition 46/50. Checked amperage of compressor motor and condenser fan motor. Looked at refrigerant temperature/pressure as well as Delta T measurement. Check thermostat and disconnect box. Client paid for tuneup and filters via credit card. System is currently cooling the home at the time of maintenance.

Maintenance for cooling on a Trane 2012 5 ton split system. 20 x 30 filter located in front of master bedroom. Attic access in master bedroom closet. Condensation line cleared to filter changed. Thermostat checks out OK. Check system sequence of operation. Upon maintenance notice compressor was not on, butoutdoor fan motor was. Tested capacitor within range notice system had compressor savor kit shut system off and turned it back on compressor came on and checked in rush. In rush amps far above manufacture spec. Notified client of findings and recommend replace hard start kit. Client agreed and signed estimate. Replace Hardstart kit and test system operation. Checked compressor amps, checked fan motor amps, checked capacitor, checked fuses, and disconnect box, checked Freon and temperature split. Washed outdoor unit down. System is working per manufacture spec. Home is cooling properly.

No call for Casita unit. Upon arrival turned Casita thermostat to cool and unit would operate but condenser fan motor would make a loud screeching sound. While attempting to remove fan blade from condenser fan motor realized systems fan blade is broke at the shaft and fan blade and motor will both need to be replaced. Parts have been ordered from heating and cooling using PO 281661998–101 and should arrive Tuesday or Wednesday.

Installed a 4 Ton 14 SEER Silver 14 Ultra Low Nox Upflow Split System along with the integration of a Honeywell S200 thermostat. Celebration of Giving

While performing maintenance found largely in condensing unit. Will put job on board members are going to apply for financing for condenser replacement once they receive information will send estimate and get them scheduled for condenser replacement and renew membership. Members were approved for 5300 financing through Wells Fargo office will be calling to schedule appointment for Install. Also collected for renewal of membership.

Noise issue that members were hearing was due to members changing out filter a few weeks back and filter is now congested (reference video and photo filter) Merv rating for filter was seven. informed members that service was pest 90 days and that issue does not pertain to spring service we will need to collect for trip charge. Also informed member that based off of how quickly filter accumulated dust debris, would recommend Merv3 filter to avoid unpleasant sound due to thickness of filter and accumulated buildup on filter.
