Job Locations and Reviews
Performed a cooling maintenance on two Goodman/Amana gas package. Capacitors: good. Checked refrigerant circuit diagnostic and electric motor amp draw. Replaced filters. Thermostat/disconnect box: good. One equipment surge protector was active and the other surge protector was wire nuted/disconnected. Both systems are cooling the home at the time of maintenance.
Performed annual maintenance on 4-ton 2016 Trane split system. Replaced (1) 20” × 30” filter and (2) 14 × 24” filters. Followed standard operating procedures and completed system inspection. Checked refrigerant level, compressor operation, average running amperage, condenser fan motor, and capacitor. Performed startup amperage test; compressor startup amperage is approaching the upper operating range. Recommend installing a hard-start kit to assist compressor startup and reduce starting load. Checked compressor/condenser capacitor; capacitor tested at 45/7.5 µF. No signs of refrigerant restrictions or leaks observed. Cleaned/cleared the condenser and surrounding area and cleaned up work area upon completion. System is operating properly at this time and cooling as expected. Client signed up for a Comfort Plan.
Upon arrival, checked out unit for living room. Run capacitor was in good shape. Outdoor unit turned on and started to run properly. After running for five minutes notice system started to ice up shut down unit and checked indoor unit located in attic and found blower motor not running informed client this has nothing to do with last visit and upon checking blower motor. Notify client that blower motor is bad and we will need to replace already ordering part from Goodman . We’ll notify client. When part is ready to come back and install. Also will need to address cracked drain pan.

Upon arrival, member stated ductless system located in garage was not cooling properly. Began diagnostic by operating equipment in cooling mode and evaluating conditions throughout the garage. Ductless remote display was found faint due to weak batteries. Replaced batteries and verified proper remote operation. Lowered cooling setpoint to 72°F during testing to place system under demand and verify cooling performance. Checked indoor head unit and verified filters were clean. Initial ambient temperatures measured approximately 84–85°F in farther sections of the garage. Entering air temperature at the indoor head was approximately 82.8°F, with discharge air ultimately reaching approximately 61°F, producing approximately a 21.8°F temperature differential and confirming proper cooling performance. Replaced two 20 × 30 filters and two 14 × 24 filters. * Checked the 1050 thermostat and verified the display and active-alert indications. * Tested the zoning thermostat range and verified cooling calls and proper voltage to the zoning system. * Checked system operation, including refrigerant levels/pressure, electrical amperage, and active alerts. * Performed maintenance on the split system, including filter and coil cleaning. * Cleared the condensate drain line and verified proper drainage. * Washed and cleaned the coils. * Completed a full operational check. Performed a cooling maintenance on a R22 condenser, condenser located on left of home, filter located in hallway ceiling, fau located in attic, changed 20x30 filter, flushed condensation line, check for thermostat, on condenser check for amperage and voltage, check for compressor, check for freon level, check for capacitors, check for disconnect box everything within range also clear out dust accumulated inside electrical component area and rinsed condenser coil. System is working within specification in cooling at the time of maintenance.
Upon arrival, member expressed concern regarding insufficient airflow/cooling in the bedroom and bathroom and referenced repairs performed during the previous maintenance visit. Performed system evaluation to verify current cooling operation and determine whether today’s concern was related to the previously completed repairs. System was placed into cooling operation and temperature readings were taken throughout the home, including the areas specifically identified by the member. Verified conditioned supply air approximately 64.3°F–64.7°F at the registers serving the affected area, confirming that cold conditioned air is being delivered through the duct system and into the rooms. Inspected the layout of the affected bedroom and bathroom and observed that both areas can be isolated by closing their respective doors. The central return-air grille is located outside these rooms in the adjacent hallway. Member advised that the bedroom/bathroom doors are routinely kept closed. Explained th
Found 2004 York 90% furnace inducer motor has completely broken fan wheel. Pressure switches working, tested continuity open and closed. Circuit board was displaying 3 red flashes for pressure switch stuck open, inducer motor was running but didn’t feel any suction from inducer housing tube rust connects to pressure switch. Opened up inducer housing and found fan blade wheel completely damaged with about 90% of wheel broken and gone, must be blown into pvc flue pipe. In order to fix furnace need to order the inducer housing motor. Per York manufacture , replacement wheel is part of the entire housing with motor (sold as the entire black section with motor, housing, and wheel that connects to 9% furnace pvc flue pipe. Contacted local York Distributor for coat and availability. Attached is quote for repair. Once signed office will each out to schedule repair (1 hour job-office notes )BILL JOB
Performed annual maintenance on 2022 Goodman split-system HVAC equipment, model GSX16S481FG. Upon arrival, thermostat was set to cooling and system was actively operating. Completed full operational and electrical inspection of indoor and outdoor equipment. Electrical components and connections were inspected and verified secure. Compressor operating amperage measured approximately 13.68 amps compared with a 21.4 RLA nameplate rating. Condenser fan motor measured approximately 2.15 amps compared with a 2.8 FLA nameplate rating, with both components operating within manufacturer specifications at time of service. Verified cooling performance by taking temperature readings throughout the home. Return-air temperature measured approximately 79.3°F, with supply-air temperatures measuring approximately 58.8–59.7°F, producing an approximate 19.6–20.5°F temperature split. Performed annual preventative maintenance and operational inspection on 2022 Bosch packaged rooftop unit * Replaced the 18” × 20” rooftop package unit filter. * Checked supply-air temperature; measured approximately 59°F. * Inspected compressor and compressor wiring. * Checked motor amperage. * Inspected electrical components and connections. * Washed and cleaned the condenser coil. * Cleared the condensate drain line and verified proper drainage. * Checked the Ecobee thermostat and verified the cooling setpoint operation. * Confirmed there are no active system alerts. The system is operating properly and cycling as designed. Cooling operation was verified, with the unit successfully bringing the space down to the desired temperature.

We purchased a new air conditioner earlier this year. We have had to have you come out twice this summer because it will not cool down to 85 degrees. It climbs to as high as 91 when set at 85. After the first time out it maintained 85 for a few days then started climbing again. We are seasonal in the desert and are able to monitor the temperature through our thermostat app. The first time we had you come out this summer, we had to have our neighbor across the street spend a lot of time at our house while Thor was checking out the system. The second time we called to have someone come out we did not have any neighbors available to be there so Thor had to just check the unit itself. Since he has been out the temperature has pretty much maintained the 85 degrees. Our concern is with the unit itself. We have spent a LOT of money on this unit and are wondering if it is a good unit or not. The other unit we have for the other part of the house has maintained 85 degrees all summer.
