I Performed Maintenance on both the Heating Systems. Also replaced a 20x24 2) 14x30 and 14x14 Filters. Both Heating Systems are 2014 and 2003 3 ton models located in the hallway attic. Both Systems have secondary drain pans, but no water safety switches. Advised client of both systems having weak blower motor run capacitors. I then advised client of deteriorating duct work and advised on future replacement of ductwork. Recommended replacement of the original 2003 model unit due to age. Client to advise. Both Heating Systems checked out operational at the time of the service. Scheduled next maintenance visit online.

The system is a 2023 American Standard Platiunum Heat Pump model located in the master closet attic and outside on the ground. I also flushed the condensate drain. I advised client about installing an Air Scrubber or a Reme Halo LED, client to decided to install an Air Scrubber. Client signed estimate. Verifed surge protectors are working properly. Scheduled next maintenance visit online.

Performed a heating maintenance on a gas furnace located in garage. Check sequence of operations by checking out all electrical and temperature rise. Upon checking out electrical found blower motor run capacitor rated for 7.5 was getting six at this time. Informed client would recommend replacing to prevent breakdown. Client will hold off on this time. Will send estimate via email at this time. System is heating up the house properly finish maintenance by changing out filter and cleaning out condensation line.

Estimate to install a 3 ton American Standard Silver 14 split heat pump for downstairs system. Run computerized heat load calculation to confirm sizing. Paying check must sign today 9/22/2026! System had multiple issues , including a refrigerant leak. System used R-22 refrigerant which was phased out in 2020 by epa. System was past life expectancy and needed replacement. Flushed refrigerant lines with rx11 flush. Pressure tested with nitrogen and checked all brazed connections. Pulled deep vacuum (195 microns). System cooling properly now with 20° split. Homeowner preferred to use the Ecobee thermostat. I reconfigured thermostat for heat pump. Tested in cooling and heating modes. Reconnected to homeowner phone app. Paid by check.

Upon arrival, client stated that bedroom system a couple days ago was making a very loud noise. Since then, it has not a loud noise. Check bedroom unit and check all electrical components such as compressor amps and fan motor amps. Also turn system off cycled system checked all connection points. System was operating properly the whole time. No loud noise was occurring at the time. Informed client that at this time system is working within specifications.

Upon arrival client advised that the Master Bedroom Unit (S#5340) was blowing warm air. Upon further inspection, I found that the dual run capacitor was no good. I recommended and installed new dual run capacitor. Also checked the capacitors for the other two systems and found that the Living Room Area (#5342) tested weak and out of manufacture specifications. I recommended replacing weak dual run capacitor and client agreed. Installed new dual run capacitor and tested the system. All systems are operational at the time of today’s service.

Arrived at customer’s home to diagnose chirping smoke alarm. Upon arrival I informed customer that the only solution besides replacing batteries (which was already done) would be to replace the entire unit. Replaced smoke detector with a new wired smoke detector with a 10 year sealed battery.
