Performed a cooling maintenance on a split system. Cleared condensate drain line from the Jones valve in the attic, replace filters and washed outdoor unit. Checked running capacitor, electrical motors and refrigerant circuit diagnostic. Thermostat – OK. System is cooling the home at the time of maintenance. Informed client about pre-booking in October.

Installed a 5-ton American Standard Silver 14 horizontal split heat pump was installed. Additionally, a compressor saver was attached to the newly installed unit, and a Honeywell S200 Wi-Fi thermostat was installed as well.

I worked on one unit cooling condenser is located in the backyard. Furnace was located in the attic attic access guest bedroom closet. Performed annual maintenance on a 2019 Airflow split-system HVAC unit. Replaced one 20” x 20” air filter and one 20” x 30” air filter. Verified sequence of operation. Performed AC Cooling maintenance on (2) 2011 Thermal Zone/United Refrigeration split systems. Replaced (2) 20x25 filters inside mechanical room furnaces. White Rodgers thermostats working properly. Systems are on a timer/setup. Confirmed 24v from thermostat to circuit boards when call for cool but condensers took 10 minutes for 24v to read at contactors. Tested multiple times and they turn on just delayed. Thought there was going to need a diagnosis but systems are turning on from thermostat and getting proper voltage from circuit boards to outdoor condensers. Disconnect boxes are large pull lever style. Cleared condensation drains. Cleaned our condenser electrical compartments. Rinsed down condenser coils. Checked condenser fan motor amps, compressor start and run amps, 10uF capacitors, refrigerant charge/temperature splits (20°). Systems are well past life expectancy but both systems are turning on and cooling. Indoor temperature for large main room dropped 3° during maintenance.

No issues noted during today’s maintenance visit.
