Maintenance for cooling on a 2024 4 ton Lennox split system. Honeywell pro thermostat working properly. Three returns located at the bottom. Two 20 x 30 for living room and one 14 x 24 for master bedroom. Condensation line is cleared filter changed. Checked system sequence of operation. Check compressor amps, check fan motor amps, check capacitor, check Freon and pressure. Recommended hard start kit spoke with client about the benefits of having one for the system. Client agreed and signed estimate. Installed Hardstart kit and checked in rush amps. Showed client the results. Washed outdoor unit down. System is working per manufacture specs. Home is cooling properly. Client signed up bi-an annual maintenance via CC. Scheduled next appointment for client on October 13th.

Today is Daniel cooling prevent preventative maintenance. Consist of one American standardb my platinum unit. I first began with ensuring that the 1050 thermostat and all the zones are properly calling for cooling and turning the unit on with no error codes or messages occurring. Following with the filter replacement in the attic I went ahead and replaced the large filter for the client to ensure that proper airflow is able to circulate back to the system of minimal resistance. I then cleared the condensation line thoroughly to ensure that it is properly draining at this time. All of the cooling sequence of operations have successfully checked out, verifying that there is a proper 20° split so that the home can efficiently cool to the desired temperature. I then thoroughly washed the coils down of the system to remove all dirt debris that may have accumulated. Performed a cooling maintenance on a 2 2022 American Standard Platinum series condenser, condenser located on right side of home, filter located hallway ceiling, fau located in attic, changed filter, flushed condensation line, on condenser check for amperage and voltage, check for compressor, check for freon level, check if thermostat had no error codes or alerts, everything within range , clear out dust accumulated inside electrical component area and rinsed condenser coil. System is working within specification in cooling at the time of maintenance
I Performed Maintenance on both the Cooling Systems. Also replaced a 20x30 and 2) 14x24 Filters. Both Cooling Systems are 2025 Heat Pump models located in the master closet attic and outside on the ground. I also flushed both the condensate drains through the Jones Valve. Upon arrival found 3 yellow alert error code messages from the master bedroom thermostat. Determined issue to be with Z Wave Temperature sensor in guest bedroom. Replaced temperature sensor under warranty and re enable zoning. System is working properly. Advised client about surge protection and client to advise. Both Cooling Systems checked out operational at the time of the service. Scheduled next maintenance visit online for Tuesday November 17th 2026 between 12:30-3 pm.
Today’s annual cooling preventative maintenance consist of 2TRANE systems. I first begin with retrieving both of the Accu clean filters in the attic axis. I thoroughly washed them down outside to ensure all dirt and debris are removed, and that they are able to thoroughly dry as I continue the rest of my maintenance. Both thermostats are properly calling for cooling and turning the units on with no errors. I then thoroughly cleared the condensation line via Jones valve to ensure that the systems are properly draining at this time of service. All of the cooling sequence of operations have successfully checked out for both of these TRANE systems. The amps on each system are safely testing out in the correct range to ensure that a controlled voltage is being used thoroughly throughout the system. Each capacitor is also safely testing out in the correct range. I then thoroughly washed the coils down of both system to remove all during debris that may have accumulated following with also cl
Performed HEATING maintenance/safety check on 2002 Carrier split system. Attic has a 2002 Carrier 80% gas furnace. Attic fan (tested and not working). Found outlet, furnace high voltage plug, and wire nuts all with battery terminal/cable corrosion. I informed homeowner I will have electrical department reach out to quote to replace outlet and plug and wire nuts, and if he wants to remove or replace attic fan. Heating sequence of operations performed properly. Did not detect any gas leak. Zero carbon monoxide detected. Cleaned out dust from heating and electrical compartment. Found 7.5uF blower motor capacitor was weak and out of design range. Cleared condensation drains, no float switch or overflow protection on drains or water pan. Replaced 24x24 and 14 x24 filters. I went over everything I found with homeowner and discussed the recommended repairs/add-ons. Due to age of system and average life expectancy of 10-15 years I recommended replacing the entire system to avoid major breakdow

System is cooling down the house properly no errors or alerts present.
