Performed a cooling maintenance on a 2022 American Standard silver series condenser, condenser located on right side of home, filter located in hallway ceiling, fau located in attic, changed filter, flushed condensation line, on condenser check for amperage and voltage, check for compressor, check for freon level, check for capacitors, everything within range also clear out dust accumulated inside electrical component area and rinsed condenser coil. System is working within specification in cooling at the time of maintenance.

Cooling service on 2021 American standard split POV system. Air handler is located in garage, changed out 20 x 25 filter located within filter rack, verified proper operation for water safety switch, condensation line was cleared at Jones valve, cleared all electrical components of dust and debris, verified proper sequence of operation, found starting amps 134.5/104, recommend compressor saver kit to prevent any further damage to compressor, assist compressor at startup and prolong life of compressor, will send estimate. Verified refrigerant levels, line temperatures, and temperature splits and cycle equipment. Equipment also does not have surge protection will send estimates for whole home surge protection to protect equipment and other electronics in home from power surges that can damage equipment. Performed a cooling maintenance on a split system. Washed down outdoor unit. Client replaced filters. Found dual run capacitor measuring outside of manufacturer specifications. Also measured excessively high starting amperage for compressor motor. Installed new dual run capacitor and compressor saver kit. Refrigerant circuit diagnostic revealed system low on refrigerant. Charged system with 1 1/2 lbs. of R410a. Client signed for silver club membership. System is now functioning according to manufacture specifications.

Arrived to perform a main panel upgrade. Removed a 100-amp Challenger panel exhibiting signs of heat damage and discoloration. Disconnected all circuits from the existing panel. Installed a new 200-amp Square D panel. Reconnected all circuits into the new panel, properly connecting ground and neutral wires. Ran a ground wire from the Ufer into the panel. Installed new circuit breakers and connected wires accordingly. Installed an ultra surge protector. Bonded the gas, cold water, and hot water lines at the water heater. Currently awaiting stucco repairs and the final inspection.

Today’s annual cooling maintenance consisted of one Lennox unit. I first began with replacing both filters in the home to ensure proper air flow returning back to the system has minimal resistance. The ecobee thermostat is properly calling for cooling and turning the unit on. I cleared the condensation line and ensured proper draining is occurring. The suction line and the liquid line are testing out in the good range ensuring that the home is being pulled to the proper temperature. The amps on the motor are safely checking out in the correct range as I was testing the capacitor it was testing low when it’s rated at 70 with 10 micro Ference and it was testing at 10 with micro ference. Not only was the testing low parts of the capacitor was melted and distorted. I informed the client and showed him photos of the low testing capacitor and he gave me the OK to go ahead and replace the capacitor to ensure that the system is able to operate safely.
