Client approved After the repairs were made verified blower motor operation Check refrigerator pressures Checked capacitor, fan motor, and compressor Thermostat checked out OK Replaced filters throughout the house Cleared condensation from outside Rinsed condenser coil ✅ Cool equipment is now operating properly and within limits

Replace defective thermostat under warranty and will return the defective thermostat back to Howard’s

I Performed Maintenance on the Indoor Unit Equipment. Also replaced a 20x30 and 14x24 Filters located on the lower wall. The system is a 2017 model located in the master closet attic. Flushed the condensate drain as well cleaned furnace compartment. I found that the blower motor is over amping, and is leaking oil around motor. Would recommend preventative replacement of blower motor to prevent future failure. I would then recommend installing two Jones clean out Valves at the condensate drain lines for stronger drain flushing on future maintenance service. Sent client estimate for recommendations. I then cycled the Heat and verified Heating System is working properly as well as cycled the cooling system and verified cooling system is working properly. At the time of today’s maintenance visit the system is working properly. Scheduled next maintenance visit online.

Home inspector during escrow stated that the condensation line had backed up and the pan needed to be vacuumed/replaced. Cleared condensation line. Verified and assured proper drainage. Vacuumed water out of pan. Added riser to primary line to be above water safety switch to allow proper drainage. Client signed estimate for new water safety pan. Will order and notify office to schedule once part is in hand.

Maintenance for cooling on two Goodman horizontal split systems. Client is not home, but stated filters have already been changed. Called client on the phone to turn both systems on by lowering temperature. Checked both system sequence of operation. Checked compressor amps, checked fan motor amps, check capacitors, checked fuses and disconnect box, checked Freon and pressure. Washed both outdoor units down. Upon maintenance, both outdoor units to dual run capacitors tested weak and below range called and notified client recommend replace both proactively to avoid failure in the future. Client agreed and signed estimate. Installed two new dual run capacitors and tested both systems operation. Both systems are working per manufacture spec. Home is cooling properly.

Performed a heating maintenance on an 80% efficiency gas furnace, located in the attic. Cleared condensate with CO2 tank and condensate brush. Replaced filter. Equipment executed the sequence of operation in heating. Check capacitor, blower motor amp draw and static pressure measurements. No carbon monoxide was detected in the home. System is functioning according to manufacturer specifications. Pre-booked cooling maintenance.

Homeowner stated with new system from Hyde’s (only one system for home) was loud and blowing very hard in living room and master bedroom & bathroom but guest room and office were very weak and not keeping up with temp as other rooms and they purchased new system to prevent breakdown and hoping new blower motor and unit would be able to keep warm rooms from being warmer than rest of home. Could audibly hear the static pressure at hallway attic air handler. Found manual dampers for guest room and office basically closed all the way . Opened them and now sounds normal at air handler, office and guest rooms have good airflow now, homeowner confirmed it feels much better now and not as loud in living room or master bedroom but now normal sounding and airflow is now being balanced and not causing high static issues.

Performed annual cooling maintenance on a 2021 American Standard Gold 4ton heat pump. Upflow FAU located in garage. Replaced 20x25 filter located in filter rack. Cleared condensation line from jones valve and checked water safety switch for proper operation. Followed sequence of operations and checked voltage, amperage, capacitor, temperature split, Freon levels, and rinsed condenser coils. Ecobee thermostat checked out okay. Locked house up and set thermostat back to original setting. System is working properly in cooling at this time of service.
