Performed cooling maintenance on two 2022 American Standard Silver Series condensers. Condensers are located on the right side of the home. Air handler is located in the attic, with filters in the hallway ceiling. Replaced three 20x20 filters. Checked thermostat operation and inspected disconnect box. Flushed the condensate drain line and verified proper drainage. At the condensers, checked amperage and voltage, verified compressor operation, inspected refrigerant levels, and tested capacitors; all readings were within normal range. Cleared dust and debris from electrical components and rinsed condenser coils to improve efficiency. Systems are operating within manufacturer specifications in cooling at the time of service. Pre-booking was declined.
Today’s annual cooling preventative maintenance consisted of one goodman unit located in the backyard of the home. I first began with replacing the 20 x 30 filter to ensure that proper airflow is able to circulate back to the system at minimal resistance. I then verified that the Honeywell thermostat is properly calling for cooling and turning the unit on with no error, codes or messages occurring. I then cleared out the condensation line thoroughly with my CO2 tank at the side of the home to ensure that it is properly draining at this time of service. All of the cooling sequence of operations are successfully checking out verifying there is a proper 20° split between the liquid line and the suction line which verifies that the home is cooling efficiently to the desire temperature. The amps on the blower fan are safely checking out in the correct range verifying a controlled voltage is being used following with the capacitor also testing out safely on the unit. Attic access infront of master bedroom. 20 x 30 filter located in living room 14 x 24 filter located in hallway for bedrooms and one 14 x 24 for master bedroom. Condensation lines cleared filters change. One Honeywell thermostat and one Sensi thermostat working properly. Checked both system sequence of operation. Checked compressor amps, checked fan motor amps, checked capacitors, checked fuses, checked Freon and temperature split. Washed both units down. Lennox 2009 outdoor unit electrical compartment was a mess. Tighten up loose wires and secure capacitor and hard start kit properly. 2020 Lennox system capacitor tested below spec recommend replace dual run capacitor. Client agreed and signed estimate. Replace dual run and test system operation. Both system are working per manufacture specs. Home is cooling properly.

Two 1050 thermostat show no active alerts. Checked both system sequence of operation. Checked compressor amps, checked fan motor amps, checked fuses, checked Freon and pressure. Both outdoor unit monitors barely visible but show no active alerts. Both indoor and outdoor units have surge protector. Washed both outdoor units down. All systems are working per manufacture spec. 2014 Goodman equipment non operational. Home is tenant occupied. Performed diagnostic and found equipment completely iced up see photos. De iced equipment and performed standard leak search and no visible leaks found. Recharged refrigerant system for temporary solution. Contacted home owner and advised on potential leak in refrigerant system. Recommend isolation test leak search to determine where leak in equipment is. Then advise once leak is confirmed will need to replace equipment that is leaking. Refilled refrigerant system for temporary solution. Attached estimate below for leak search.

Arrived at customer’s home to replace outlet in attic that had green grease oozing out of it. Replace outlet as desired and sent customer an invoice with a payment link via their email.

One of my two thermostats was not working on Saturday night when I returned from out of town. It seemed to be locked from a few days earlier and I was worried that the AC itself was not working in that zone. I tried calling Hyde's but got an AI assistant who kept saying I'd get a call during normal working hours which began again on Monday. It was very frustrating and thinking that I had a serious problem considered calling around to get someone else to come out on an emergency basis. After nearly an hour of trying to reset the thermostat I ultimately was able to determine that the unit did seem to be working (I wasn't sure though) even though the thermostat wasn't. Fortunately I had not called someone else.
