Service on 2022 Goodman equipment. Replaced filters in home. Washed outdoor coils, cleaned out electrical compartment and verified connections are secure. Verified sequence of operation is working properly according to manufacturer specifications. Advised on ductless mini split system for garage.

Installed compressor unit is up and cooling

Arrived to install a new 30-amp circuit for the new HVAC unit. Accessed the garage attic, ran the circuit through the main attic space, and routed it outside the house in conduit on the opposite side. Additionally, installed two new thermostat wires within the conduit into the attic area.

I Performed Maintenance on the Cooling System. Also replaced a 16x30 and 14x14 Filters. The Condenser is a 2021 American Standard model located on the ground. Tested dual run capacitor as well as start kit and found readings within manufactures specifications. Dual run capacitor is almost 5 years old which is the common life expectancy of capacitors. Advised client about replacing capacitor preventively due to that being one of the most common AC Failures even though readings are in tolerance. Also advised client about surge protection and advised on equipment surge protection or whole house surge protection, and client to advise on recommendations. Scheduled next maintenance visit online for Friday November 13th 2026 between 12:30- 3 pm.

Deliver warranty book in master closet and inspected system. Client lowered to 73 degrees and both cooling well. Old system is living area was 75 and already at 73 and cycled off. New bedroom unit running in second stage on thermostat and had dropped from 78 to 75 in 15 minutes of run time. Airflow excellent in both guest bedrooms as well as primary bedroom.

Performed annual cooling maintenance on a 2022 American Standard Platinum 3ton heat pump. Fau located in hallway attic access. Replaced 16x30 and 14x14 filters. Followed sequence of operations and checked voltage, amperage, temperature split, Freon levels, cleared condensation lines and found no error codes on CDA. Reconnected thermostat to WiFi. 1050 thermostat checked out operational. Serviced ductless unit in garage. System is working properly in cooling at this time of service. Per clients request, set ceiling fans to spin in the proper direction for the summer.

Today’s annual calling maintenance consisted of two gold American standard systems. I first began with replacing both of the filters in the home to ensure that proper airflow is able to circulate back to the system with minimal resistance. I then cleared the condensation lines to ensure drainage is able to properly occur for the units, avoiding any backups or a water accumulation throughout the line. Both of the Honeywell thermostats are properly calling for cooling turn each unit on with no error errors. The amps on each motor are safely checking out in the correct range verifying a controlled voltage is being used following with the capacitors testing out safely in their correct range as well. Both of the systems are safely providing a 20° split, ensuring that the liquid line in the suction line are providing the correct pressures for the house to be cooled to the desired temperature. Completed a cooling maintenance on a split Lennox system. Client replaced filters, washed outdoor unit and cleared condensate drain line. Confirmed airflow and checked for restrictions. Documented refrigerant circuit diagnostic. Checked capacitor. Checked running and starting amperage on all motors. Installed compressor saver kit – paid via C C. Client renewed club membership. System is cooling the home at the time of maintenance.

Upon arrival home owner stated unit wasn’t working g property,,,,,,after further inspection found blower working condenser wasn’t after further inspection found breaker for ac on the off position reset breaker check unit everything is cooli g and working properly,,,,,,,,home owner is in the process of moving out home is for sale advice client about other breaker are in the off position as well

I first began with replacing the filter in the home to ensure that proper airflow is able to circulate back to the system At minimum resistance. The Honeywell thermostat is properly calling for cooling and turning the unit on with no errors. And the capacitor safely checking out in the correct range ensuring that there’s a control voltage being used through the system as well as the amperage on the motor is checking out in the correct range. The coils on the unit are also still clean with no debris or resistance built up on them. The condensation line on the roof is safely dripping off to its designated area and I thoroughly washed the coils down all around the system to remove all dirt and debris that may have accumulated on the coils. Overall, this carrier package unit is operating properly to the manufacture specs at this time of today’s preventative maintenance.
