Diagnostic on two systems. Found tripped breaker on down stairs 4 ton unit. Up stairs 3 ton sn 4883 2009 York equipment fan motor runs then stops. Once cools down runs then over heats and stops. Recommend replacing fan motor and starting parts on downstairs equipment. Equipment in very poor condition with multiple additional potential problems due to age and condition well past life expectancy. Advised equipment is very dirty and has not been properly maintained, coils are extremely dirty. Recommend maintenance plan to save on repairs and help equipment efficiency. Installed new 3 ton TXV, pressure test system to ensure no leaks, vacuum system to remove air and moisture from unit and refrigerant charge. System is now. And cooling properly.

Upon arrival, found blower and compressor running condenser fan motor was not, capacitor checked out in range. Fan motor was extremely hot to the touch. Informed recommended and replaced condenser fan motor. Tested and cycled unit. 21° temperature split in home, informed homeowner will take all day and night for temperature inside the home to reach desired setpoint. Client selling home, declined HFCP at this time of service. Courtesy replaced customer supplied filters in home. Card on file got declined, office to call and collect.

Upon arrival unit was on and cooling checked pressures are low seen Freon oil at condenser going to return back tomorrow from 9 to 11 to perform leak check at condenser

Performed annual maintenance on Trane split system. • Replaced (1) 20” x 30” filter and (1) 14” x 24” filter. • Checked refrigerant levels and verified system operating pressures. • Checked compressor amperage and blower motor amperage. • Tested system startup operation and capacitors. Both capacitors tested within the proper range. • Checked compressor and motor operation under load. • Washed and cleaned condenser coil. • Cleared and flushed condensate drain lines to ensure proper drainage. • Answered customer’s questions regarding thermostat operation. • Recommended leaving the thermostat fan setting on AUTO rather than ON for proper operation and efficiency. System is operating properly at this time.

Reattached ductless liner cover. Between lineset cover and backplate applied mastic seal every couple of feet and on end cover and elbow cover to hold and then was able to apply layer of clear silicone which once dry will keep lineset cover in place permanently. Informed homeowner that the lineset cover backplate is mounted to exterior wall with anchors and screws and then the front cover clips on to backplate with its fitted ridges and the way it’s designed it never needs anything more to hold. But may have just had enough wind/gust to detach it. He had tried multiple times and it kept coming off. Lineset cover is now very secure and a housing fall again but to inform us if so.

Replaced faulty blower motor with an original blower motor from Lennox distribution center. & replaced failed capacitor : added hard start kit for the compressor saver. After replacing the blower motor in attic system successfully turned on. I waited 10 minutes to ensure everything is checking out normal. Pressures are good and amps are also testing out normal. Temp support from living room vent is also providing the proper temp supply.

Replace fluorescent light fixture in laundry room with a new customer supplied light fixture. Upon completion of installation, customer stated that light was “very bright”. Informed customer that we can install a dimmer or replace new fixture with a new integrated led tube fixture. Tested fixture and confirmed with customer to complete scope of work for today.
