System is working within specification in cooling at the time of maintenance.

Performed a cooling maintenance on two split systems. Documented refrigerant circuit diagnostics on both systems. Checked running and starting amperage on all motors. Wash down outdoor units, cleared condensate drain line and replaced filters upstairs. Unit #0064 has a running capacitor measuring 4/5uf. Manufacturers recommend seeing a minimum of 10% of its original value (4.5uf). Capacitors lose strength due to excessive heat overtime. Run capacitors are necessary for system operation. Estimate sent via email. Both systems are cooling the home at the time of maintenance.

Upon arrival client stated mini split was not working pointed remote to mini split head turned system on system started cooling cycled three times on and off system was cooling advised client point thermostat to head of mini split

Completed a cooling maintenance on three AC units. Two units cool the main home and one unit cools the casita. Replaced filters, washed outdoor units and cleared condensate drain line from outdoor terminations. Dual run capacitor – good. Documented refrigerants temperature and pressure. Condenser that cools the upstairs has low pressure, which can be caused by many factors: too many closed registers, restricted ductwork, collapsed in insulation blocking squirrel cage, clogged evaporative coil. Recommend investigating upstairs air handler for airflow restrictions at a later time.
