Found living room unit #902F had all loads running but thermostat up to. 86° and set for. 79°. Checked pressures and low side was very high, inspected attic and no leaks at return pulling in attic air. Second stage numbers and first stage minimal difference. Tried to pump down and did not get below about. 60psig until it stopped. Weak compressor, informed homeowner his 10 year warranty has expired, unit is a 2015. I did inform him I’ll see if he has a 12 year compressor warranty from Trane distributor but would need all original invoices. Just so he has the correct repair option. I recommended to replace system instead of putting in thousands into an older system that could develop a leak or blower motor or circuit board and them it becomes a money pit with no warranty. Will call him tomorrow morning and let him know his options compared to full system replacement (my recommendation),

Upon arrival client stated system not cooling well. Found system is almost flat on refrigerant. Client stated he usually has to add 2 pounds a year. Previous tech just out for maintenance added one pound and took picture of gauges. Courtesy opened coil in attic and used leak detector. Found leak in evaporator coil, see videos. Sent over options.

The existing invoice indicates that a 5 Ton American Standard Platinum 18 POV horizontal split heat pump system was installed.

Performed annual cooling maintenance on a 2022 Carrier 4ton heat pump. Fau is located in master closet attic access. Cleared condensation line from fau. Replaced 20x30 and 14x14 filters. Followed sequence of operations and checked voltage, condenser fan motor amps, compressor start/run amps, capacitor, temperature split, Freon levels, and rinsed condenser coils. Secured all electrical connections. Zoning checked out operational. Thermostats checked out okay. Both systems are working properly in cooling at this time of service. Client paid for HFCP via CC.

Upon arrival client stated system not cooling. Found outdoor compressor not running due to failed capacitor. Replaced capacitor and tested. Signed up on yearly agreement.

Performed annual cooling maintenance on a 2016 4ton split system. Replaced 2) 20x25 and 20x20 filters. Cleared condensation line from outside termination by condenser. Fau is located in the attic. Followed sequence of operations and checked voltage, condenser fan motor amps, compressor start/run amps, capacitor, hard start kit, temperature split, Freon levels, and rinsed condenser coils. Secured all electrical connections. Rinsed washable filters for ductless unit. Nest thermostat checked out operational. System is working properly in cooling at this time of service.

Performed annual maintenance on a 2014 Goodman condenser unit. Replaced 20x30 and 14x14 air filters. Condenser unit is located on the left side of the house. Completed a full sequence of operation check. Inspected and tested the compressor, condenser fan motor, blower motor, and capacitors. Tested the run capacitor (rated at 55 µF; measured 53 µF), which is within acceptable operating range. Inspected the disconnect box, electrical connections, contactor, and fuses. All components tested within normal operating range. Cleared and flushed the condensate drain line to ensure proper drainage. System is operating properly at this time. Client plans to renew the maintenance agreement in August when it is due. Schedule a future appointment at that time for renewal.

Upon arrival client stated system running to long. Found system has a restriction in the txv. Advised client on findings. Will be returning tomorrow to install new txv. See pictures
