Maintenance for cooling on an American Standard 5 ton split system. Attic access located in hallway. 20 x 25 filter in hallway 14 x 14 in a master bedroom. Condensation line cleared filter changed. Check system sequence of operation. Check compressor amps, check motor amps, checked capacitor and fuses, check Freon and pressure. System was slightly undercharged. Only put a little bit of Freon. Recommend client add freon. Client stated that we should’ve known that the system is low since last maintenance visit. Spoke with client stating we have not maintenance the system. Client said we came to wash the filters on the mini split and that the system was also maintenance. Ask client prior before us who maintenance the equipment for the home client said Esser. System is working at a time of maintenance. Home is cooling. Client signed up for bi-annual maintenance via CC.

Performed a cooling maintenance on a 2018 American Standard silver series condenser, condenser located on left side of home, filter located in hallway ceiling and on bottom wall, fau located in attic, changed filter, flushed condensation line, on condenser check for amperage and voltage, check for compressor, check for freon level, check for capacitors, everything within range also clear out dust accumulated inside electrical component area and rinsed condenser coil. System is working within specification in cooling at the time of maintenance.

Performed annual cooling maintenance on a 2023 American Standard 4ton package unit located on the ground. Replaced 14x30 filter located in lower wall. Followed sequence of operations and checked voltage, FLA, RLA, LRA, capacitor, temperature split, Freon levels, and rinsed condenser coils. Secured all electrical connections. Thermostat checked out operational. System is working properly in cooling at this time of service. Client renewed HFCP paid via CC.

Helped with thermostat. Call was to verify equipment is working correctly. Set mode to cool and all is working.

Upon arrival, Client’s concern was that systems fan Was continuously running even when system was shut off. Client has a multi zone system with three thermostats upon checking found one thermostat on fan on not auto after turning fan to auto mode. Fan turned off made sure all thermostats were set to fan on auto check in attic and make sure zones were properly working. All is within range at this time. System is cooling down the house properly.

Maintenance for cooling on an American standard 4 ton platinum series heat pump. Attic access is in master bedroom closet. 1050. Thermostat shows no active alerts. Condensation line cleared filters changed. Check system sequence of operation. Outdoor unit monitor shows no active alerts.Check compressor amps, check fan motor amps, checked fuses, check Freon and pressure. Washed outdoor unit down. Both outdoor indoor unit have search protector. Outdoor unit has a new thermostat wire. System is working per manufacture spec. Home is cooling properly. Client renewed bi-annual via CC.

Upon arrival, found water coming out of original condensation line. When we installed new system, we did not close off existing condensation line and as shown in picture new primary condensation line tied into old ones that was slowly leaking out water after cutting off old condensation line system is now draining properly all is within range.

Equipment 2006 outdoor unit burnt electrical circuit. Repaired electrical circuit, and tested operation. Equipment operational though advise equipment is in very poor condition well past life expectancy. Also found very dirty filter. Replaced filter. Highly recommended maintenance on equipment. Coils very dirty causing unit to work harder.
