Upon arrival, outdoor unit was not turning on all the indoor unit was operational. With further investigation found water pan full of water and water safety switch engaged. After cleaning out water and cleaning our condensation line verify that system is draining properly did arrive to house before 7 o’clock charge Client a regular trip charge diagnostic fee. We’ll get with management team to see if there is any repairs needed on newly installed evaporator coil C notes.

Upon arrival, found ductless unit serving the garage operating. Member stated garage thermometer would not read below 90°F. Upon inspection, found ductless remote set to 83°F. Verified actual garage temperature using a pocket thermometer and psychrometer. Supply air temperature from the ductless head unit was approximately 54°F. Pocket thermometer and ambient temperature readings throughout the garage averaged approximately 80–83°F, which was consistent with the 83°F temperature setting on the remote. Educated member on proper operation of the ductless remote and system controls, including proper temperature settings. Based on temperature readings and system operation at time of service, ductless unit is cooling and operating properly.

I made 10 hardwire whips

Changed 14 x 14 and 16 x 30 filters. Opened evaporator coil located inside attic checked for residue or standing water. Evaporator coil is clean and system is draining properly could not smell any odd odor at this time. Also checked refrigerant levels and washed condenser coil.

Client has been contacted by Izzy-client was notified residue may be from condenser. Client was offered a visit for clean up and client declined at this time and will contact us when they return if they decide they need the service.

Furnace is located in an outdoor equipment closet. Prior to performing heating maintenance, member stated they had previously noticed a light clicking noise occurring near the end of the cooling cycle while the indoor blower was completing its post-run/off-delay. A technician had previously addressed a similar noise concern by tightening screws around the blower wheel and blower housing. During today’s visit, cycled equipment and monitored blower operation. No abnormal clicking or unusual noise was present at this time. Inspected and tightened blower housing and accessible mounting screws as a precaution. Performed heating maintenance on Nordyne gas furnace, model KG7SA 090C-24B1. Replaced 20 x 25 filter. Inspected inducer/draft motor operation and verified proper sequence of operation up to the ignition stage. Inducer energized, pressure switch proved, and hot-surface igniter energized properly. Performed annual maintenance on the 3.5 2017 Trane split-system. Replaced the 20 x 30, 14 x 24, and 8 x 8 air filters. * Checked the T6 thermostat and verified the operating range and ability to reach the set point. * Performed a full sequence-of-operations check. * Inspected system levels and checked the compressor and electrical components. * Checked capacitors and verified the dual capacitor rated 45/7.5 µF was within the appropriate operating range. * Checked the start kit and verified its operating range. * Cycled the system through startup and operation. No abnormal noise or issues were observed during startup. * Client reported previously hearing a humming sound from the system without the compressor starting. * Washed down the condenser coil and verified the compressor was not overheating. System is operating properly at this time of service

Spoke with client on the phone today to help with her concerns about mini split timer issues, referred client to the booklet she showed me when I was there as I just followed the directions as such to successfully get the unit operational to their satisfactions. Client is satisfied with phone call and also scheduled her winter maintenance in November already.

Estimate to replace 2022 equipment do to major leak on existing equipment. Will schedule to install new equipment

Performed scheduled heating maintenance on 2020 Goodman gas furnace located in attic. Inspected overall condition of equipment and verified ductwork was properly secured, attached to equipment, and in good condition. Inspected and verified proper operation of the inducer/draft motor. Cleared condensate drain line and inspected heating components. Checked electrical operation and amperage readings. Verified proper system static pressure and gas pressure. Cycled equipment through heating operation and confirmed proper sequence of operation. Measured heating temperature rise and verified it was within the manufacturer-rated 30–60°F range. Also cycled equipment in cooling and recorded temperature split to verify proper cooling operation. Thermostat was tested and operating correctly. Performed carbon monoxide testing during furnace operation with 0 PPM carbon monoxide detected. System was cycled through operation upon completion and is operating properly at this time.
