Today’s an annual cooling preventative maintenance consisted of one American standard unit. I first began with replacing the 20 x 25 filter in the closet access to ensure that proper airflow is able to circulate back to the system at minimal resistance. I then cleared the condensation line, ensuring that it is able to properly drain at this time of service. All of the cooling sequence of operations have successfully checked out verifying that there is a proper 20° split between the liquid line and the suction line which verifies that the home is being called efficiently to the desire temperature. The amps on the system are safely checking out in the correct range ensuring a controlled voltage is being used safely and I thoroughly washed the coils down of the system removed or debris that may have accumulated on the coils overall this American standard unit is operating to the manufacture specs at this time of today’s annual calling pre-preventative maintenance.
Had the service call for second opinion on work. Found that I did not need the work done that was supposed to be done. Felt so much more comfortable with Alex and his company. Highly recommend
Arrived at customer’s home to diagnose fountains with tripping gfci outlet and to extend switch in garage and make it a three way. Replaced both pumps in fountains with customer supplied pumps. Filled fountains with water and let them run while we worked on other task to verify proper operation. Piped from existing switch in garage to new switch location by golf cart port. Pulled required wires through conduit to make switches three way and tested switches to verify proper operation. Pumps remained on until we left, so if gfci keeps tripping we will have to further diagnose issue and take circuit apart to find issue.

Performed a cooling maintenance on two platinum. Replaced filters located in the attic, cleaned platform of sand and dust, cleared condensate drain line via Jones valve and washed outdoor units. Checked CDA for error codes/notifications. System has the perfect amount of refrigerant according to temperature and pressure. Cleaned circuit board with CO2. Both systems are functioning according to manufacture specifications. Pre-booked heating maintenance.
After Diagnostic found condenser and coil are 2022 client does not need evaporator coil cleaning or treatment for condensation line advised client we can put a water safety switch on secondary pan and a Jones valve to put pressure down the line. Client said stated we will put it on the Heating maintenance. System has good are flow and signed up client on comfort plan
Homeowner noticed her electrical bill recently was way higher than it’s ever been, and her Honeywell T6 thermostat was stuck at 81° inside despite a setpoint of 78° and running non stop. I found all loads operational and so checked refrigerant charge and condenser/compressor amps (highest utility cost) I found amps were normal but system was very low on refrigerant. Homeowner said it was cooling great last year and so this means system has a refrigerant leak. Based off manufacturer specifications and systems actual refrigerant numbers, and that it holds 8lbs 0oz, it could range from 6 pounds to 3 pounds and cannot give exact amount until charging. Recommended and scheduled with office and homeowner for me to return tomorrow (5/27)
Maintenance for cooling on a 2004 r22 3 ton trane split system. 20 x 25 filter located above thermostat. Attic access located in master bedroom closet. Condensation line cleared filter changed. Condensation line was very clogged up. Client wanted me to go up in the attic to check iflow condensation cleaner. Thermostat working properly. Check system sequence of operation. Check compressor amps, check fan motor amps, checked capacitor and fuses, check Freon and temperature split. Capacitor for compressor showed visible bulge and tested weak. Outdoor unit has hard start kit. Spoke with client and recommend replace dual run capacitor informed client if they sign up for bi-annual maintenance a discount is added for being a member. Client agreed signed estimate and signed up for bi-annual maintenance via CC. Installed new dual run capacitor and test system operation. Wash outdoor unit down. Client acknowledges system is 22 years old containing old Freon. System is working pat time of mainten
Upon arrival, turn thermostat to fan only but fan still would not operate. With further inspection while checking circuit board and blower motor discovered circuit board is giving false error codes. I will need to call Goodman and check availability on circuit board.
Upon arrival, found a thermostat that supplies bedroom not responding to demands. Removed the thermostat in bypass to verify regular operation of equipment. Findings indicate that thermostat is faulty called property manager as well as homeowner to inform of my findings. Left a voicemail for homeowner and waited. 15 minutes for call back. Will need to replace thermostat under warranty but will have trip charge and diagnostic fee equipment was put in on January 2024. Also will need to find if same thermostat is available or will replace with one similar to it.

Upon arrival, member stated that system that controls bedroom is not cooling properly. Members have two units, verified equipment having issues was system serial number 9704 found a system to have a bad 45/5 MFD capacitor as well as compressor over amping at startup. Replaced faulty capacitor and added compressor, savory kit to prevent any further damage to compressor and assist compressor at startup and tested equipment. Verified volts in apps members set thermostats to 84° allowed equipment to reach desire temperature 84°. System is now cooling and operating properly.
