Performed a cooling maintenance on two split systems, one silver and one gold. Washed outdoor units, cleared condensate drains and replaced filters. Unit #X75F was low on refrigerant according to temperature and pressure. Charged system with 1 pound of refrigerant. Checked running/starting capacitors and electric motors. Thermostat/disconnect box: good. Advise client to leave upstairs/downstairs units running at 85°. Both systems are cooling the home at the time of maintenance. Charged CC on file.

I Performed Maintenance on the Cooling System. Also replaced a 18x30 filter and flushed the condensate drain from the attic. The system is a 2013 model located in the master closet attic and outside on the ground. I found that the dual run capacitor tested weak and out of manufactures specifications, the compressor start kit tested no good, and the condenser fan motor is pulling maximum amperage. Would recommend installing a new condenser fan motor, run capacitor, and hard start kit. Sent client estimate options for client to consider. Client is gone for the summer. At the time of today’s service the system is operational.

Upon arrival found thermostat calling for cooling but nothing is running. Found error code E201 (indoor blower motor communication failure). Jumped motor and nothing came on, verified and confirmed motor is getting proper voltage. Unit has a failed blower motor. Will call Lennox tomorrow for replacement motor and update client once more information is available. Charged CC on file for trip charge and diagnostic.

Performed a cooling maintenance on a R22 15+ Amana condenser, condenser located in left side of home, filter located in hallway ceiling, fau located in garage, changed 20x20 filter, flushed condensation line, check for thermostat, on condenser check for amperage and voltage, check for compressor was over amping recommend star kit, check for freon level , check for capacitors was out of range and recommend replacement he will wait for repairs on home warranty, check for disconnect box everything within range also clear out dust accumulated inside electrical component area and rinsed condenser coil. Johnathan was very efficient. He made sure everything was working properly and made adjustments. My problem has never been with the employees. I feel if you need repairs, members should not have to pay a trip charge or at least a reduced rate. That said, Johnathan was awesome!
