Upon arrival was informed system is cooling properly so no repair or troubleshooting needed, just needed top of condenser with fan blade and motor removed until pest control comes then can return and put back together. Cleaned off all the rat blood and guts from unit, blades, and wall. Removed as much leaves and debris from bottom of condenser per homeowner. Informed them to give us a call after pest control is finished so we can return and put back together. Before and after Pictures attached. . Left condenser top and motor/fan blades on canvas to prevent scratches etc. Can collect after returning and reassembling condenser top and motor.

Upon arrival client stated thermostat blank. Found tripped Fau breaker. Re established power and cycled system. Removed breaker panel and checked connection. Advised client on how to reset breaker. Advised on electrical issue. Recommend electrician out to check circuit.

Performed a cooling maintenance on a Lennox condenser & 2014 Trane XR condenser, condenser located on right side of home, filter located in hallway ceiling, fau located in attic, changed filter, flushed condensation line, on condenser check for amperage and voltage, check for compressor, check for freon level, check for capacitors, everything within range also clear out dust accumulated inside electrical component area and rinsed condenser coil. System is working within specification in cooling at the time of maintenance.

Performed annual cooling maintenance on a 2018 Trane XR 5ton split system. Fau located in attic. Replaced 2) 20x30 and 14x24 filters located in lower walls. Cleared condensation line from outdoor termination. Followed sequence of operations and checked voltage, FLA, RLA, LRA, capacitor, hard start kit, temperature split, Freon levels, and rinsed condenser coils. Secured all electrical connections. Thermostat checked out operational. System is working properly in cooling at this time of service. Client renewed HFCP paid via CC. Scheduled heating service with client on site.

Client stated add on bedroom and office warmer than rest of home. Checked attic duct work to see options. Showed client video of coil plenum with ducts coming off. Showed client there is only so much room on plenum due to 2x4s and ducting. Advised will get with management on options. Client did state we followed their builders plans. Advised on possible dampers on each take off to push more air into add on rooms.

Secured all electrical connections. Thermostat checked out operational. System is cooling properly at this time of service. Client renewed HFCP paid via CC. Maintenance for cooling on two American standards platinum series heat pumps. Two 1050 thermostats show no active alerts. Four 20 x 30 filters located throughout the house. Condensation line cleared filters changed. Checked both system sequence of operation. Both outdoor unit monitor show no active alerts. Check compressor amps, check fan motor amps, checked fuses, check Freon and pressure. Washed both units down. Both systems are working per manufacture spec. Home is cooling properly.

Installed a 3-ton American Standard Gold 17 upflow split heat pump system for the bedroom system, including the Wi‑Fi S200 control. Configured in upflow orientation as specified. Job complete.
