Performed annual maintenance on 4 ton 2022 American standard package unit. Changed out 14x30 filter in hallway. Follow see was of operation check temperature split 18 differential, amperage , and motors. Ecobee checked in range reaching the desire temperature. Cleared out conversation line to drain properly. Washed down condenser coils thoroughly. System is operating properly is cooling down at this time of service.

Upon arrival client stated system only went down one degree after a few hours during the day. Cycled system and found system slightly low on r410a. Added refrigerant and system is properly running. Advised we will monitor refrigerant.

Performed annual maintenance on two 2021 3-ton American Standard split system units. Replaced two air filters (20x20 and 14x14). Both Honeywell 6000 thermostats were checked and confirmed to be operating properly, reaching desired setpoints. Verified proper sequence of operations and inspected refrigerant levels, amperage draw, motors, and electrical components. Cleared condensation drain lines to ensure proper drainage. Recommended installation of surge protectors to help prevent damage from electrical spikes or power outages and to enhance overall system safety. At the time of service, both systems are operating properly and within normal parameters.

Client noticed equipment starting and stopping. Verified refrigerant pressures are good, verified drain line is clear not tripping water switch. Verified electrical connections are secure. Installed compressor saver kit to prevent damage to equipment also prevent overheating compressor.

We’ll have to order non-return filter grill 14 x 26, once received grill will set up time to come and replace. Member already prepaid during maintenance visit.

Didn’t perform maintenance just changed filters we will be installing a 17 seer Wednesday April 1 we will role over this maintenance client will be paying with a different credit card

Cooling maintenance on 2008 American Standard split system. Furnace is located in hallway closet, change out 14 to by 25 filter located within furnace cabinet. Verify proper operation for water safety switch, condensation line was cleared at Jones valve, cleared all electrical, components of dust and debris, verified proper sequence of operation, found 45/5 MFD capacitor out of range, recommended and replaced 45/5 MFD, capacitor and tested system, verified refrigerant levels and line temperatures and temperature split 20° in cycle equipment. Lost convincing coil, system is past life expectancy, but with recommended repairs, now within manufacturers specifications, and cooling and operating properly at this time of service. Also will be changing out return register, member is going to be pre-paying at this maintenance visit.

Arrived on-site to troubleshoot non-operational bathroom outlets and a microwave that repeatedly trips the breaker. Upon inspection, the bathroom outlets were functioning correctly, and I confirmed that both outlets in the master bathroom are connected to the GFCI in the guest bathroom. I reset the microwave breaker and tested the voltage; it was providing the correct voltage output. I then plugged in an outlet tester to the microwave outlet and operated the microwave at its highest setting. The microwave functioned properly during testing. The tenants reported that the microwave works intermittently and that the breaker trips after some period of operation. I recommend that if the breaker continues to trip, we consider replacing the breaker. Should the issue persist after replacing the breaker, I suggest evaluating the replacement of the microwave unit itself.

Discussed surge protection options with the homeowner and provided recommendations for installation. System is operating properly at the time of service.
