Performed annual cooling maintenance on a 2006 American Standard 5ton split system. Fau is located in the hallway attic access. Cleared condensation lines from faus. Replaced 20x30 and 12x12 filters. Followed sequence of operations and checked voltage, condenser fan motor amps, compressor start/run amps, capacitor, hard start kit, temperature split, Freon levels, and rinsed condenser coils. Secured all electrical connections. Found 80uF capacitor reading below tolerance, recommend replacement to prevent any potential breakdowns. Sent estimate via email. Thermostat checked out operational. System is past average life expectancy but is still working in cooling at this time of service.

Performed a cooling maintenance on a 2021 American Standard gold series condenser, condenser located on left side of home, filter located in hallway ceiling and master bedroom, fau located in master bedroom closet attic, changed 20x30 14x14 filter, flushed condensation line, check for thermostat, on condenser check for amperage and voltage, check for compressor, check for freon level, check for capacitors, check for disconnect box everything within range also clear out dust accumulated inside electrical component area and rinsed condenser coil. System is working within specification in cooling at the time of maintenance.

Performed annual cooling maintenance on a 2015 Trane 5ton condenser with a carrier FAU in attic. Attic access is located in master closet ceiling. Cleared condensation lines from faus. Replaced 24x24 and 14x24 filters. Followed sequence of operations and checked voltage, condenser fan motor amps, compressor start/run amps, capacitor, temperature split, Freon levels, and rinsed condenser coils. Secured all electrical connections. Recommended adding water safety switch and jones valve to condensations lines to further protect home from clogging and prevent water overflowing onto ceiling. Sent estimate via email. Thermostat checked out operational. System is working properly in cooling at this time of service. Client opted to wait to schedule heating maintenance at this time.

Cleared condensation line from jones valve. Secured all electrical connections. Nest thermostat checked out operational. System is working properly in cooling at this time of service.

Comfort ac service on American standard and Lennox split systems. Fau located inside master closet attic, condenser on north side of home. Replaced filters throughout the house and casita. Flushed condensation line on north side of home. Washed condenser coils. Checked all ac components and refrigerant levels. Removed schedule from thermostat and put on hold.

Upon client stated downstairs system S-5983 blowing ambient air. Found outdoor fan running and compressor trying to turn on. Found failed capacitor. Installed new duel run capacitor and tested. Systems are 20 years old. Bill job
