Upon arrival system was on and cooling after Diagnostic found system lil low on Freon added 1 pound of Freon balanced sub cooling and installed honey well thermostat n 100 unit is cooling properly at this time

🛠️🛠️ Demand Service – No Cool Upon arrival, client stated the system was cooling normally until around 3–4 PM when the office became warm. Client attempted to reset the breaker and inspect the system but was unable to restore operation. Set thermostat to cooling. Outdoor unit was running, but no airflow was coming from the vents. Inspected the attic and tested the control board and blower motor. Diagnosed a failed blower motor. 🗣️ Client Communication Explained the diagnosis and advised the client that Goodman warranty parts can take up to two weeks to arrive, also do to their complicated policies we don’t do Goodman warranty. Offered an in-stock replacement blower motor with a 2-year parts and labor warranty. Client approved the repair. ✅ Repair Completed Installed and programmed the new blower motor, verified proper operation, and confirmed temperature split. System is now cooling properly and operating within manufacturer specifications.

Performed a cooling maintenance on two platinum. Washed outdoor units, replaced filters and cleared condensate from the attic. Checked refrigerant circuit diagnostic and CDA for error codes/notifications. Both systems are cooling the home at the time of maintenance. Client renew club membership – paid via C. C.

Diagnostic on 2004 sn-J33f. Outdoor unit non operational on arrival. Diagnostic found failed fan motor. Equipment in very poor condition well past life expectancy and has multiple additional potential problems due to age. Replaced fan motor and capacitors on outdoor unit and tested operation. Equipment now operating though advise compressor in very poor condition and will eventually fail due to age and condition. Advised equipment uses r22 refrigerant which is no longer manufactured and once compressor fails equipment equipment will require replacement. Highly recommend equipment replacement to avoid continuous breakdowns. Sighned up on maintenance plan to save on today’s repairs. Advised repair credit from today’s repair is available towards new equipment replacement if replaced within short time frame of repair. Attached replacement options below also emailed.

Today’s annual cooling preventative maintenance consisted of four units and one mini split. I first began with replacing the filter in the building to ensure the proper air flow is able to circulate throughout the system with no restrictions. I then verified that the condensation lines are draining properly with no obstructions to the line. All of the thermostats are properly calling for cooling and turning the units on with no errors occurring. All four systems are located on the side of the building two tranes and two American standard units. All of the systems are properly providing a 20° split to ensure that the home is cooling efficiently to the desired temperature. And the amperage is safely tested down in the correct range following with each capacitor on these systems providing the proper amperage, ensuring a controlled voltage is being used throughout the systems. Maintenance for cooling on a 5 ton 2011 horizontal split system. One 20 x 30 filter located in hallway and one 14 x 24 located in front of office. Condensation line cleared filters changed. Dual zone two thermostats both Honeywell working properly. Check system sequence of operation. Checked compressor amps, checked fan motor amps, checked capacitor, checked disconnect box, checked Freon and temperature split. Washed outdoorunit down. Upon maintenance ultra unit has compressor saver kit checked in rush, above manufacture spec notice visible damage on compressor savor kit. Two pull contactor was making a loud buzzing noise show signs of visible burns on the inside. Notified client and recommend replace compressor saver kit and contactor. Client agreed and signed estimate. Replace compressor saver kit and installed new two pole contactor tested system operation and check-in rush showed client the results. System is working per manufacture spec. Home is cooling properly.

Arrived to walk property and make counts on all landscape lights and post lights. Will provide estimate for scope of work.

Found part at Johnstone supply , it’s on hold. Homeowner to sign estimate and can get office to Schedule out next week for repair.
