Arrived at the home and found the unit low on refrigerant. Advised the homeowner of the issue and recommended further evaluation and repair; however, she declined service at this time. Homeowner requested an estimate for new equipment. Collected trip charge and diagnostic fee.

Upon arrival Breakers for AC unit and furnace were off after putting both breakers back on system started up. Compressor is running as well as blower motor with further investigation. Found system low on refrigerant again. I think they’re Client that there is a leak and adding refrigerant today. Will just come back out at another time. Client does understand and at least wanted to add 1 pound of refrigerant system still needs about 4 pounds of refrigerant to keep House within specifications and also inform clients system is way past life expectancy getting closer to 20 years of age. Highly recommended at least doing a partial repair system is R 22 refrigerant added a pound of refrigerant and system at this time is cooling as best it can with out proper refrigeration charged .as temperatures outside continue to rise. System will continue to struggle to cool down house.

Performed annual maintenance on two 2014 Lennox and Goodman HVAC systems. Replaced air filters (20×24, 20×30, and 14×14). Completed full sequence of operations check, including refrigerant levels, amperage readings, and motor performance. Cleared both condensate drain lines to ensure proper drainage. Inspected thermostats—both are operating properly at this time. No signs of airflow restrictions or refrigerant leaks were found. Washed and cleaned both condenser units. Also performed courtesy maintenance on mini-split system, including cleaning filters and coils. Client was enrolled in a Comfort Plan for both systems. At the time of service, both systems are operating properly and cooling as expected.

Diagnostic on 2013 quiet side ductless split system. Verified proper voltage 239 v from breaker to disconnect box. Verified electrical connection are secure, equipment is receiving correct voltage. Equipment circuit boards not communicating. Equipment in very poor condition well past life expectancy, Not able to get parts for equipment do to no longer manufactured. Recommend replacing equipment. Will schedule to install new equipment. Client card declined, she will contact bank and call office for payment.

Heating service on 90% gas furnace, located in attic. Performed cooling maintenance prior to this heating service, filters are annual did not need to be changed at this time, verified proper sequence of operation, verified water safety switch was present and safety pan is clear of any arresting or condensation, abducting was secured and attached to the system, and in good condition, cleared condensation line, zero carbon monoxide detected. Thermostat checked ok Is within manufacturers specifications, and Heating and operating properly at this time of service..

Performed annual maintenance on a Lennox 3-ton R-22 system (2013). Client had already replaced air filters prior to service. Followed sequence of operations and verified proper system function. Checked refrigerant (R-22) levels – within acceptable range at time of service. Inspected amperage and motors – operating within normal limits. Cleared condensate drain line to ensure proper drainage. Replaced thermostat batteries; thermostat is equipped with a common wire, but client prefers battery backup. Discussed system condition and recommendations with client. Advised that the system uses R-22 refrigerant, which is phased out. Noted system is nearing the end of its typical service life due to age (2013) and refrigerant type. Reviewed benefits of enrolling in a maintenance/comfort plan. Operating properly at time of service.

Cooling service on 2023 Lennox split system. Furnace is located in attic/access grand bedroom, closet, filters are annual, and did not need to be changed at this time, will leave 1 inch filter filters with member. Cleared all electrical components of dust and debris, verified proper sequence of operation, checked volts and amps, checked start and run capacitors. Verified refrigerant levels andFound system to be low on refrigerant, added 2 pounds of. R410A refrigerant. Washed condensing coils and cleared condensation line. Thermostat checked ok. System is within manufacturers, specifications, and cooling and operating properly at this time of service.
