Upon arrival, found equipment calling for cooling; however, the outdoor equipment contactor was not engaging. Verified proper incoming voltage and manually engaged the contactor, allowing the equipment to operate. During further troubleshooting, found the contactor repeatedly engaging and disengaging. Verified a steady 24VAC across the contactor coil and measured 16 ohms of resistance. Determined the contactor was faulty and required replacement. During removal, observed discoloration and signs of heat at a contactor terminal connection. Replaced the faulty contactor and restored power to the equipment. Cycled the system in cooling and monitored operation for approximately 10 minutes. Verified the new contactor remained engaged without chattering or interruptions. Equipment is now cooling and operating properly upon completion of service.

Maintenance on an American Standard gold series 4 ton heat pump package unit. 14 x 30 filter located in hallway. Ecobee thermostat working properly. Condensation line cleared filter changed. Check system sequence of operation. Check compressor amps, check fan motor amps, checked fees, and disconnect box, checked capacitor, checked Freon and temperature split. Verified all electrical and safety. System is working per manufacture spec.

Upon arrival, member expressed concerns regarding the operation of a recently installed garage ductless system. Member stated that the indoor equipment was operating in the morning while the outdoor equipment was not running. Member also reported that the outdoor equipment began operating later in the day but was not running at the same capacity as on previous days. Inspected and cycled equipment. Verified that the system was operating and cooling properly. While the garage door and side door were open, observed the outdoor equipment increase its operating capacity in response to the increased heat load. Educated member on the operation of the inverter-driven ductless system, explaining that the outdoor equipment modulates its capacity based on cooling demand, indoor temperature, and thermostat setpoint. Sent quote for our repair option. Per schematics it’s leaking at a port where the factory adds charge when making the unit. Not a pressure switch, no electronics or wiring to port. We will cut copper under brass nuts, crimp and braze shut. Then add back full factory charge of 14 lbs. AC Pro unable to help identify part and warranty for it. No warranty on refrigerant for any manufacturer. Notes. Spoke with Mrs.Goldstein , very nice client , she agreed to our repair option and quote. I informed her im sending the quote to email right now and to sign it and I’m getting with our office CSRs to reach out to schedule repair asap/urgency as it’s their only AC. Notes.

Mini split estimate

Upon arrival client that advised that Honeywell Thermostat was saying no power to the Heating and AC System. I found that the water safety switch had water in the secondary drain switch causing the system to have no 24 volts. I flushed the condensate drain through the Jones Valve and system cleared. After flushing the condensate drain the system is now cooling. I advised client about the comfort plan and the age of the system. Client declined comfort plan. Took temperature split and I am getting 20 degrees split. System is now cooling properly.

Performed annual maintenance on the outdoor unit. Replaced the 20 × 30 and 14 × 14 air filters. Verified the thermostat was calling for cooling and checked system operation. Completed the following maintenance and inspections: Checked refrigerant levels. Inspected compressor operation. Checked compressor and fan motor amperage. Tested capacitors. Thoroughly washed down the condenser coils. Cleared the condensate drain to ensure proper drainage. Recommendation: Recommend installing a hard-start kit to help reduce compressor startup strain. System Status: System is operating properly at this time and cooling as expected.

I Performed Maintenance on both the Heating Systems. Also replaced a 20x30 16x30 and 14x24 Filters. Both Heating Systems are 2020 Goodman models located in the laundry room attic. I also flushed both the condensate drains. Client advised about the main living room unit stopping cooling. Advised client to keep thermostat at one constant temperature, Verifed proper temperature split of 18 degrees. Also advised about not having water safety switches. Recommended installing water safety switches, and client to advise. At the time of today’s maintenance visit both systems are Heating and cooling properly. Scheduled next maintenance visit online.
