Today’s annual cooling preventive maintenance consisted of one American standard platinum unit. I first began with replacing the one filter in the home to ensure that proper airflow is able to circulate back to the unit with minimum resistance. I then cleared the alert on the 1050 system reminding them to get their maintenance service done and now the 1050 thermostat is properly calling for cooling with no alerts or messages occurring. The platinum system is safely providing a 20° split, ensuring that the system is being cooled to the desire temperature and the amps on the motor are also safely checking out in the correct range. I then thoroughly clear the condensation line a few times to ensure all of the water is properly draining. I also thoroughly washed the coils down all around the system to ensure that I removed all dirt and debris that may have accumulated around the system. Performed annual AC maintenance on two split systems FAU located inside attic. Filters did not need to be changed at this time. Checked amps, volts, capacitor, and cleaned electrical compartment. Check refrigerator levels, super heat, sub, cool, and temperature split. Cleared line and clean coils. Both systems are operating and cooling properly at customer service.

I first begin with replacing all four filters in the home, including the Casita as well replacing all of these filters ensures that proper airflow is able to circulate back to the unit at minimum resistance, ensuring that there is good airflow. I then made sure that all three of the Honeywell thermostats are properly calling for cooling and turning the units on with no errors. Each of these Yorks are safely providing a proper temperature split to ensure that the home is being cooled efficiently. I then cleared the condensation lines for all three lines ensuring that proper drainage is occurring on the units. Each capacitor for these York systems safely checked out in the correct range and following with the amperage also safely checking out correctly in the right range finding that there’s a controlled voltage being used throughout the unit. Cooling service on 2017 Goodman split system. Furnace is located in attic. Changed it out 20 x 30 filter located in ceiling. Cleared all electrical components of dust and debris, verified proper sequence of operation, found 45/5 MFD capacitor out of range and starting amps 125.5/112 recommended replacing 45/5 capacitor and installing compressor saver kit to prevent any further damage to compressor and internal windings and assist compressor at startup, installed both, verified refrigerant levels and line temperatures and took temperature splits and cycle equipment. Washed condensing coil and cleared condensation line. Thermostat checked ok, with recommended repairs system is now within manufacturers, specifications, and cooling in operating properly at this time of service.

Estimate to add zoning to existing Platinum system. Add 3 zone system with wireless sensors, zone panel and modulating dampers. Modify ducting as necessary.

Performed a cooling maintenance on a goodman , condenser located on left side of home, filter located hallway ceiling, fau located in attic, changed filter, flushed condensation line, on condenser check for amperage and voltage, check for compressor, check for capacitor, check for freon level, everything within range , clear out dust accumulated inside electrical component area and rinsed condenser coil. System is working within specification in cooling at the time of maintenance.

Following with the filters in the mini split of one bedroom I washed the mini split filters thoroughly to ensure that they are cleaned and are able to dry thoroughly out in the sun before I put them back in. All of the platinum systems are operating efficiently with no error, codes or messages occurring on the system. Following with each 1050 thermostat properly calling for cooling and turning the unit on with no error codes or messages as well. Each unit is properly providing a 20° split to ensure that the home is being cooled to the desired temperature efficiently and the amps on each motor are successfully testing out in the correct range verifying a controlled voltage is being used throughout the unit safely. Maintenance for cooling on an American standard upflow 5 ton system. FAU located in garage filter at FAU. Condensation line cleared filter changed. Checked system sequence of operation. Checked compressor amps, checked fan motor amps, checked fuses, checked pressure and Freon. Washed outside unit down. System is working per manufacture specifications home is cooling properly.
