Upon arrival, turn bedroom unit 0777 onto cool and unit would operate but not cool properly. With further inspection I discovered system is low on refrigerant. Spoke with client. We are gonna hold off on adding refrigerant until we perform pressurized leak check. Office will call and schedule day and time for leak check.

Performed annual preventive maintenance on split system. * Replaced 16x25 air filter located low in the hallway closet. * Inspected and verified Ecobee thermostat operation. * Checked temperature split across the evaporator coil; system is within normal operating range. * Performed full sequence of operation check. * Checked refrigerant levels; operating within normal specifications. * Inspected compressor; amperage is within normal range. * Inspected condenser fan motor; amperage is within normal range. * Tested capacitor; rated at 40 µF, measured 41 µF (within acceptable tolerance). * Cleared condensate drain line to ensure proper drainage. * Washed condenser coil. The system is operating properly at this time. No deficiencies were found during today’s maintenance visit. System is functioning within manufacturer specifications.

Upon arrival found ecobee thermostat calling for cool but unit not responding. With further inspection circuit board had error code E 17 blower motor communication failure. We will need to return with the new variable speed blower motor on Monday.

Upon arrival system was calling for cool but only blower motor operating. For further inspection I discovered system had an overheated compressor and condenser fan motor due to a faulty capacitor reading zero MFD on fan side. Installed new dual run capacitor and cooled off compressor. System is now operating and cooling properly

Performed annual maintenance on a **2012 Lennox split system**\. - Replaced the **20x30 air filter** located in the hallway\. - Flushed the condensate drain line to ensure proper drainage and cleaned the bathroom sink drain connection to verify the condensate drain was clear\. - Outdoor condenser is located on the **right side of the house*. - Verified the thermostat was operating properly, calling for cooling and reaching the desired set point\. - Performed a complete sequence of operation check. - Checked refrigerant levels, compressor amperage, fan motor amperage, and capacitor. - Tested the capacitor, rated at **80 µF**, and measured **81 µF**, which is within the manufacturer’s acceptable range\. - Washed and cleaned the outdoor condenser coil to remove dirt and debris. The system is operating properly at this time and is cooling as designed. No issues were found during today’s maintenance.

Found backed up drain for garage upflow fau. Found drain line termination point on side of home where garage door to backyard is. Direct line out from where inside drain is. Drain wasn’t dripping but full. After clearing drain with a bit more force, got the blockage. Sending quote for maintenance plan and now noted to make sure it’s draining at termination point

Performed annual cooling maintenance on a 2006 York 3ton unit. Fau is located in the attic. Replaced 2) 14x25 and 12x12 filters. Followed sequence of operations and checked voltage, condenser fan motor amps, compressor start/run amps, capacitor, hard start kit, temperature split, Freon levels, and rinsed condenser coils. Secured all electrical connections. Cleared condensation line from outdoor termination by condenser. Compressor is running near max amps, client aware of age and condition of equipment. Nest thermostat checked out okay. System is working in cooling at this time of service. Client opted to wait to schedule heating service.

The installation involved the replacement of a 3.5-5 ton evaporator coil situated in the attic. The zoning system was disabled to ensure proper operation, and a new supply and return plenum was installed to enhance airflow efficiency.

Upon arrival turned system on condenser fan motor started checked capacitor in range installed disconnect compressor turned on compressor is having a hard time starting up installed new capacitor and compressor saver unit is up and cooling

Found 2025 American Standard unit with hard lockout and before that was MOC fault (H1). Restarted unit and tested in cooling and everything is working properly and cooling properly. Checked system amps, volts, and checked all wiring. Did find one molex plug for AOC/MOC wasn’t fully plugged in. Made sure all are plugged in secure.
