Upon arrival unit was cooling client stated there no air flow to back restroom checked there was little air flow going to get with management about this call system is zoning and want to run a duct run off of plenum talked to management going to need to put a bigger TY for flex run clients not interested Client assumed it was under warranty.

Estimate for new evaporator coil

System is hissing out bottom of 2015 5-ton Trane condenser, oil around bottom side ( behind panel left side of electrical panel) and hissing , tenant showed me video. He said hissing stopped today, checked charge and was flat. Checked where his was coming from and confirmed large/loud hiss and leak where aluminum meets copper and fins cover line. I cannot repair this, as well as advised homeowner even if I could it’s not worth it and would cost major portion of system replacement. R410a was stopped being produced as well as coils and condensers for r410a in 2025 so what’s left is getting more snd more expensive and parts harder to get, and once they’re sold they won’t be available. Based on all this I recommended system replacement and will have Barry Hyde or Michael Hyde reach out tomorrow as it’s urgent, wife of tenant just got out of a 30-day hospital stay. I’ll be at shop early tomorrow and get with them and our install office coordinator so we can get this dealt with asap. Notes

After Diagnostic found seized condenser fan motor replaced condenser fan motor unit is up and cooling

After Diagnostic found water coming out p trap replaced p trap installed Jones valve and cleared condensation line unit is draining properly now

This system serves living area recheck Freon levels temperature split system is working properly. At this time give it tell tonight may have a bad thermostat and where the thermostat is located

Rechecked systems refrigerant levels, and temperature split also inspected evaporator coil. We will email client estimate for 3 ton horizontal evaporator coil and discount for TXV. I will call and check to see if evaporator coil still has a parts warranty.

Cleared condensation line was back up checked coil is leveled unit is draining properly at this time

Performed a cooling maintenance on a Thermal zone condenser, condenser located on right side of home, filter located hallway ceiling, fau located in attic, changed filter, flushed condensation line, on condenser check for amperage and voltage, check for compressor, check for capacitor, check for freon level, everything within range, clear out dust accumulated inside electrical component area and rinsed condenser coil. System is working within specification in cooling at the time of maintenance.
