Client still having issue when thermostat is set for 74° in the night it will reach 74° after adjusting the indoor offset to -1° but the thermostat doesn’t satisfy and unit runs continuously. Informed client can return to adjust offset to -2° and if issues persist can quote for a new Honeywell Home Smart Color thermostat. Will return between 1-3pm to adjust thermostat. Returned and adjusted indoor temperature offset to -2°. Fan is set for automatic. Informed client new thermostat would be the next step if issue persists. Client prefers having the same model. Will call supply houses and see who carries tstat and will quote when client is ready to move forward with thermostat. NC return, continuation of maintenance visit.

Performed annual maintenance on two 2023 American Standard systems. Replaced two 16x30 filters and one 14x14 filter. Completed full sequence of operation checks. Checked refrigerant levels, amperage, and motors. Cleaned all electrical components. Verified both Emerson and Honeywell T6 thermostats are operating properly in cooling mode and confirmed temperature set points. Found no signs of airflow restrictions or refrigerant leaks. Thoroughly washed both condenser units. Cleared and flushed all condensate drain lines. Both systems are operating properly and were functioning normally at the time service was completed.

Performed a cooling maintenance on a 2024 American Standard Platinum series condenser, condenser located on left side of home, filter located hallway ceiling, fau located in attic, changed filter, flushed condensation line, on condenser check for amperage and voltage, check for compressor, check for freon level, check if thermostat had no error codes or alerts, everything within range , clear out dust accumulated inside electrical component area and rinsed condenser coil. System is working within specification in cooling at the time of maintenance.

Cooling service on 2022 Lennox split system. Furnace is located in attic. Changed out customer supplied filters located throughout home and lower walls. Cleared all electrical components of dust and debris, verified proper sequence of operation, found a 70 MFD capacitor as well as starting amps out of range. Informed member via telephone call for members approval installed/tested new 70 MFD capacitor and compressor saver kit to assist compressor at startup and prolong life of compressor. Verified refrigerant levels and line temperatures and cycled equipment. Cleared condensation line throughout outside termination and washed condensing coil. With recommended repair repairs system is now within manufacturers specifications and cooling and operating properly at this time of service.

Client has one system —— indoor unit is located in the attic —-previous tec found Unit leaking gas ( see photo) check / tighten and inspect gas fittings—- Reinspect fittings after check & tighten sequence —- no gas leak

System is working within specification in cooling at the time of maintenance.

Returned and replaced condenser fan motor for package unit after doing so, system started up and started to cool down the house properly. Refrigeration levels are OK. Compressor amps are higher than manufacturer specifications indicating that system compressor is starting to go work harder then it should based on the age of condition of unit would highly recommend replacement before breakdown again. System at this time is cooling down the house.

Performed annual maintenance on a 2009 Lennox split system. The following tasks were completed: Replaced air filters: (1) 16×30 and (1) 14×14. Verified system operation, including overall performance checks. Inspected refrigerant levels and confirmed system is within acceptable operating range. Checked amperage draw and motor operation; all readings normal. Cleared and inspected condensate drain to ensure proper drainage. Cleaned evaporator coil thoroughly. Recommended installation of a hard start kit to assist compressor starting and reduce strain on electrical components. Customer advised of current refrigerant phase-out. System is operating properly at time of service and is cooling as expected.
