Today’s annual cooling preventative maintenance consisted of one Lennox unit at first began with replacing the 20 x 30 and 14 x 14 filter in the home to ensure that proper airflow is able to circulate back to the system of minimal resistance. I then ensure that the ecobee thermostat is properly calling for cooling and turning the unit on with no errors occurring all of the calling sequence of operations are successfully checking out verifying that there is a proper 20° split between the liquid line and the suction line verifying that the home is being called efficiently to the proper temperature. The amps and the capacitor are safely testing on a range verifying a controlled voltage is being used throughout the unit. I then thoroughly washed the coils down on the unit to remove all dirt and debris that may have accumulated on the system. Overall, this Lennox unit is operating to the manufacture specs at this time of today’s preventative cooling maintenance.

Today’s annual cooling preventative maintenance consist of one American standard platinum unit at first began with replacing both of the filters in the home to ensure that proper airflow is able to circulate back to the system at minimal resistance. I then ensure that the 1050 thermostat is properly calling for cooling with no error, codes or messages on the system. I also cleared the condensation line thoroughly to ensure that it is able to properly drain at this time, all of the cooling sequence of operations are successfully checking out providing the proper 20° split to ensure that the home is being cooled efficiently to the proper temperature. The amps on the system are safely checking out in the correct range verifying that there is a controlled voltage being used throughout the system and then thoroughly washed the coils down on the unit to remove all dirt that may have accumulated on the system. Arrived at customer’s home to diagnose undercabinet/above cabinet lights flickering. Upon arrival and inspection I was unable to replicate flickering in lights. Reset all smart switches for lights and informed customer that if problem persists, then we will need to replace transformer/switches to remedy flickering.

I Performed Maintenance on the Cooling System. Also replaced a 20x25 filter and flushed the condensate drain from the attic. The system is a 2016 model located in the hallway attic and outside on the ground. The system checked out operational and within manufactures specifications at the time of the service.

Performed annual cooling maintenance on 2) 2010 Rheem 3 ton split systems. FAUs are located in master bedroom attic access and upflow in garage. Replaced 2) 20x20 and 14x14 filters. Followed sequence of operations and checked voltage, amperage, capacitors, temperature splits, checked Freon levels through non-invasive methods, and rinsed condenser coils. Found weak 45uF capacitor for S#4705. Informed, recommended, and replaced capacitor. Tested and cycled equipment. Everything checked out in range. Honeywell 6000 thermostats checked out okay. Both systems are working in cooling at this time of service.

Calling maintenance on two airflow split systems. Furnaces are located in attic/access hallway. Change out filters located throughout home in ceiling. Prior to maintenance member had issues with one side of Home being colder than the other side thermostat that’s located in hallway is zoned with master bedroom, master bedroom has owned thermostats and hallway thermostat controls all bedrooms, three bedrooms on east side of home and one bedroom on west side of home (please see notes) verified to each damper operating accordingly verified proper sequence of operation for equipment, verified refrigerant levels and line temperatures and temperature splits and cycle equipment. Wash condensing coils and cleared condensation lines. Educated member on operating thermostats systems are within manufacturers specifications and cooling and operating properly at this time of service.

After Diagnostic found breaker tripped reset breaker on American standard unit tested capacitor amps working at range unit is up and cooling

Performed a cooling maintenance on a 2024 American Standard Platinum series condenser, condenser located on left side of home, filter located hallway ceiling, fau located in attic, changed filter, flushed condensation line, on condenser check for amperage and voltage, check for compressor, check for freon level, check if thermostat had no error codes or alerts, everything within range , clear out dust accumulated inside electrical component area and rinsed condenser coil. System is working within specification in cooling at the time of maintenance. .

Calling maintenance on R-22 condensing unit, furnace is newer York 90% gas located in closet. Changed out 20 x 25 filter. Cleared all electrical components of dust and debris, verified proper sequence of operation, found contactor with excessive chatter, indicating potential failure, checked ohms and voltage across contactor. Verified refrigerant levels and line temperatures and took temperature splits and cycle equipment. System is operating best as it can members will monitor equipment. Will send over estimate for replacement of contactor. System was cooling property properly at this time.
