Performed a heating maintenance on 2 Lennox series furnaces and a first company in casita. Filters located in throughout house ceiling and one 14x24 located in casita, Lennox units in attic and first company located in casita, attic access on hallway , changed filter, flushed condensation line, on fau followed sequence of operation, checked for amperage and voltage, checked for blower speed, check for any loose connections, check for carbon monoxide, check for temperature rise, check for capacitor which on unit s#5909M15763 capacitor was out of ranged 7.5mfd reading at 4.5 advised HO and gave the ok to replace it , everything within range also cleared dust accumulated inside electrical component. Systems are working within specifications in heating at the time of maintenance. (Ruben assisted with maintenance)

Maintenance for heat on a 2024 American Standard platinum heat pump system attic axis located in the master bedroom at closet 1050 Thermostat is working properly. Condensation line cleared filters changed wash the outside unit checked Freon pressure checked compressor amps system is working per manufacturer specification home is heating properly.

I Performed Maintenance on both the Heating Systems. Also replaced 2) 20x36 20x24 and 2) 20x20 Filters. Both Heating Systems are 2018 models located in the master closet attic. Also cleaned filters for ductless mini split and cycled unit in Heat mode. Both the Heating Systems checked out operational at the time of the service.

Performed annual heating maintenance on a 2025 American Standard Gold heat pump. Replaced 20x30 filter located in hallway ceiling. Fau is located in attic/access in hallway ceiling. Followed sequence of operations and checked voltage, amperage, temperature rise, Freon levels, cleared condensation lines from jones valve, and found no active alerts. Thermostat checked out operational. System is working properly in heating at this time of service. Set thermostat back to OFF. Closed up house and verified all exterior doors were locked and secured.

Upon arrival system was set to off on thermostat But could hear a fan continuously running. With further investigation found system stuck on an open limit switch. After resetting power open limit switch restarted make sure to check all safety switches. All safety switches are working and within range tested system in both heating and cooling and set off on thermostat. System turned off correctly as well as fan. Informed client that the problem continues to happen may need to adjust fan motor speed tabs on heat mode.

Comfort heater service on 2007 York furnace with newer condenser and coil. Fau located inside master closet attic. Replaced filters and flushed lines. Checked all heater and safety components. Cleaned air oasis. Pre booked next visit.

Verified heating sequence of operation is working properly according to manufacturer specifications. Checked and detected zero carbon monoxide. Checked temperature rise. Cleared condensation lines. Nest thermostat checked out operational. System is working properly in heating at this time of service.

Performed annual heater maintenance on American standard platinum split system FAU located in hall closet. Changed 20 x 25 filter located in furnace cabinet. Checked amps, volts and cleaned electrical and burner compartment. Checked gas and static pressures. Also checked all safety switches. Cycled system from American standard 1050 thermostat. Thermostat is operational. Found all electrical and safety components to be within manufactured specifications. System is operating and heating properly at time of service.
