Dropped off warranty book and collected iid signatures. Went over warranty book.

Performed annual maintenance on two 2006 one 3.5 and one 4 ton condenser units. Replaced air filters with two 14” x 24” filters and one 20” x 30” filter. Verified both thermostats are operating properly and calling for cooling. Checked overall system operation, including refrigerant pressures, compressor amperage, operating amperage, and electrical components. Cleaned and dusted electrical components as needed. Checked refrigerant levels: Living room unit: Refrigerant charge is within the normal operating range. Bedroom unit: Refrigerant (R-22) charge is running very low. Advised the client that the unit is significantly low on R-22 refrigerant and discussed considering replacement of the aging system rather than investing in additional repairs, due to the unit’s age and use of R-22 refrigerant. Washed and cleaned both condenser coils. Confirmed both condensers are draining properly. Tested system operation after maintenance. Both units are operating at this time of service and are coo

Arrived to retrofit two 4 foot light fixtures with the retrofit fit kit.

Maintenance for cooling on an American standard platinum series 5 ton heat pump. One 18 x 30 filter located in master bedroom and one 20 x 20 located by hallway. Condensation lines cleared filters changed. Zoning thermostat communicating properly. 1050 thermostat shows no active alerts. Checked system sequence of operation. Checked compressor amps, checked fan motor amps, checked fuses and disconnect box, checked Freon and pressure. Outdoor unit monitor shows no active alerts. Both indoor and outdoor unit have surge protector. Washed outdoor unit down. System is working per manufacture spec. Home is cooling properly.

Upon arrival client stated master bedroom system was calling for cooling and he heard the system ramp up very loud however no air was coming into the master. Stated after system kicked off when it turned on again the system worked properly. Per Barry we changed zone panel from thermostat to percentage. Advised client I believe master bedroom damper is sticking. Advised if happens again to verify no air in master and then we will change out the damper. Master bedroom damper 12”

Today’s annual cooling preventative maintenance consisted of a R 22 system located in the backyard of the home. I first began with ensuring that the filter has been replaced by the client. I also ensure that the thermostat is properly calling for cooling and turning the unit on with no errors occurring. All of the cooling sequence of operations are successfully checking out safely ensuring there’s a proper 20° split between a liquid line and the suction line which ensures that the home is cooling efficiently to the desired temperature. And the capacitor is also testing all safely for its rated range. I also clear the condensation line thoroughly, and a good amount of water was able to pass, ensuring that the line is not obstructed and the system can properly drain. Installed new TXV, pressure test system for 15 minutes to ensure no leaks vacuum system to remove moisture and any contaminants from line set and adjust refrigerant charge. System now has proper pressures and cooling properly.

Upon arrival client stated outdoor unit caught on fire. Found all electrical wires burnt up. Advised will need to try and order parts. Advised on replacement of condenser/coil so he can have the new refrigerant. Advised his system we cannot get due to they don’t make anymore. Brought portable.

Performed annual preventive maintenance on a 2021 4-ton Goodman split system. Replaced the 20” × 30” air filter. Inspected and tested the Honeywell T6 thermostat. Thermostat is operating properly and responding correctly through all functions. Completed a full sequence of operation check. Verified refrigerant levels; system is within normal operating range. Checked compressor amperage; readings are within manufacturer specifications. Checked condenser fan motor amperage; readings are within manufacturer specifications. Tested the dual-run capacitor. Capacitor is rated at 45 µF and tested at 45 µF, indicating it is in good condition. Inspected the refrigerant lines; no signs of restrictions or leaks were observed. Cleared the condensate drain line to ensure proper drainage. Thoroughly cleaned the condenser coil. The system is operating properly at this time. All inspected components are functioning within normal operating parameters, and no repairs are recommended at this time.
