Maintenance for cooling on an American standard 5 ton platinum series heat pump. Attic access is located in master bedroom closet. 20 x 30 filter located in hallway 14 x 14 filter located in master bedroom. 850 thermostat shows no active alerts. Condensation line cleared filters changed. Check system sequence of operation. Check compressor amps, check fan motor amps, checked fuses, check Freon and temperature split. Outdoor unit has surge protector. Washed outdoor unit down. System is working per manufacture spec. Home is cooling properly. Booked next maintenance with client.

Performed annual maintenance on a 2010 Lennox split system. Customer had already replaced the 16” x 30” and 14” x 14” air filters and left additional replacement filters on site. Completed a full system operation check, including inspection of refrigerant levels, amperage readings, and all indoor and outdoor motors. Found the refrigerant charge approximately 1 pound low. Recommended adding 1 pound of refrigerant to restore proper system performance. Customer approved the recommendation, and 1 pound of refrigerant was added. Verified all motors are operating within manufacturer specifications. Cleaned the outdoor condenser coil and cleared the condensate drain line to ensure proper drainage. System is operating properly at this time of service. Unit is clean and functioning as designed. Customer enrolled in the Comfort Maintenance Plan.

Performed a cooling maintenance on a 410a condenser , condenser located on backside of home, filter located hallway ceiling, fau located in attic, changed filter, flushed condensation line, on condenser check for amperage and voltage, check for compressor, check for capacitor, check for freon level, everything within range , clear out dust accumulated inside electrical component area and rinsed condenser coil. System is working within specification in cooling at the time of maintenance. Signed up on HFCP

Today’s annual cooling pre-preventative maintenance consistent of 2R 22 units. I first began with replacing all three filters in the home to ensure that proper is able to circulate back to the system and minimal resistance. I then clear the condensation line thoroughly to ensure that it is properly draining at this time of service. Each thermostat is properly calling for cooling and turning the unit on with no errors occurring. I informed client that one of the thermostats had a low battery and he provided the batteries to replace inside of the thermostat. All of the cooling sequence of operations are successfully checking out for both of these are 22 units verifying that there is a proper 20° split between the liquid line and the section line which verifies at the home is cooling efficiently to the desire temperature. Verified that system is operating properly verified volts amps and inrush, system was cooling in operating accordingly. Did find that low voltage wires are exposed and deteriorating due to sun exposure informed member member is OK with current state. Informed members that if there comes an issue with wiring will need to replace and will have a trip charge and diagnostic fee. Educated members on usage of thermostat as well.
