Performed a cooling maintenance on a 2025 American Standard gold series condenser, condenser located on left side of home, filter located inside filter rack, fau located in garage, changed filter, flushed condensation line, on condenser check for amperage and voltage, check for compressor, check for freon level, check for capacitors, everything within range also clear out dust accumulated inside electrical component area and rinsed condenser coil. System is working within specification in cooling at the time of maintenance.

Maintenance for cooling on a 2010 4 ton Lennox split system. Attic access located in master bedroom closet. Honeywell thermostat working properly 20 x 30 filter located in hallway 14 x 14 in master bedroom. Condensation line cleared filters changed. Check system sequence of operation. Check compressor amps, check fan motor amp, check capacitor, check Freon and pressure. Outdoor unit has hard start kit. Washed outdoor unit down. Upon maintenance contacter shows visible burns along with burnt dirty wires, buzzing noise can be heard on 24volt terminals. Notified client and highly recommend replace contactor and cleanup wiring. Client agreed and signed estimate. Installed two pole contactor cleaned wiring and test operation. System is working per manufacture spec. Home is cooling properly.

System is working within specification in cooling at the time of maintenance.

Maintenance for cooling on two 2000 r22 splits systems one for bedroom and one for living room. Two nest thermostat working properly. Condensation line cleared filters changed. Check both system sequence of operation. Check compressor, checked fan motor amps, check capacitor, check Freon and temperature split. Both outdoor units have hard start kits. Washed both units down. Outdoor unit serial w0B6896049 contactor was visibly burnt. Notified client of findings recommend replace contractor. Client agreed and signed estimate. Replace 30amp contactor and test systems operation. Both systems are working at time of maintenance. Home is cooling properly. Client signed up for bi-annual maintenance via CC

Replaced sub panel in garage with a new square d 125 amp sub panel. Removed existing sub panel with burnt bussing/breakers, and installed new panel in its place. Re landed all branch circuits in sub panel and turned circuits on to verify proper operation of breakers/panel.

Maintenance for cooling on an American Standard 5 ton split system. Attic access located in hallway. 20 x 25 filter in hallway 14 x 14 in a master bedroom. Condensation line cleared filter changed. Check system sequence of operation. Check compressor amps, check motor amps, checked capacitor and fuses, check Freon and pressure. System was slightly undercharged. Only put a little bit of Freon. Recommend client add freon. Client stated that we should’ve known that the system is low since last maintenance visit. Spoke with client stating we have not maintenance the system. Client said we came to wash the filters on the mini split and that the system was also maintenance. Ask client prior before us who maintenance the equipment for the home client said Esser. System is working at a time of maintenance. Home is cooling. Client signed up for bi-annual maintenance via CC.
