Performed annual maintenance on the outdoor unit. Replaced the 20 × 30 and 14 × 14 air filters. Verified the thermostat was calling for cooling and checked system operation. Completed the following maintenance and inspections: Checked refrigerant levels. Inspected compressor operation. Checked compressor and fan motor amperage. Tested capacitors. Thoroughly washed down the condenser coils. Cleared the condensate drain to ensure proper drainage. Recommendation: Recommend installing a hard-start kit to help reduce compressor startup strain. System Status: System is operating properly at this time and cooling as expected.

I Performed Maintenance on both the Heating Systems. Also replaced a 20x30 16x30 and 14x24 Filters. Both Heating Systems are 2020 Goodman models located in the laundry room attic. I also flushed both the condensate drains. Client advised about the main living room unit stopping cooling. Advised client to keep thermostat at one constant temperature, Verifed proper temperature split of 18 degrees. Also advised about not having water safety switches. Recommended installing water safety switches, and client to advise. At the time of today’s maintenance visit both systems are Heating and cooling properly. Scheduled next maintenance visit online.

Performed annual maintenance on the indoor and outdoor equipment of the 2009 Lennox split system. * Replaced the 20” × 24” and 14x14 air filter. * Inspected the indoor blower motor, checked amperage, capacitor, and wiring. * Inspected the ignition system and verified proper operation. * Cycled the system in cooling mode and checked compressor amperage, outdoor fan motor amperage, capacitor, and wiring for signs of burning or damage. * Rinsed the outdoor condenser coils to remove accumulated dirt and debris. Discussed with the client that Nest thermostats have reportedly been experiencing intermittent issues that may affect communication with the outdoor unit. A recommendation for an Ecobee thermostat will be sent to the client via email for consideration. System is currently operating properly in cooling mode at the time of service.

Performed indoor safety maintenance check on a 2015 Lennox split system. Replaced 16x30 and 14x14 filters. Fau is located in master closet attic. Cleaned out burners furnace. Verified heating sequence of operation is working properly according to manufacturer specifications. Checked and detected zero carbon monoxide. Checked temperature rise. Cleared condensation lines. Air scrubber bulb is still operational. Honeywell thermostat checked out operational. System is working properly in heating at this time of service. Client renewed HFCP paid via CC.

Performed annual maintenance on two 2009 Lennox split systems both indoor and outdoor systems. Replaced air filters: 20×30, 14×14, and 14×24. Checked both systems for proper heating and cooling operation. Completed operational checks on both systems. Both Honeywell 6000 checked in range for cooling and heating. Inspected blower motors and checked blower capacitors for proper operating range. Inspected gas valves and igniters. Checked electrical components in the attic. Inspected and cleared condensate drain lines to ensure proper drainage. System Status: Both systems were operating within the proper operating ranges for heating and cooling at the time of service.

I Performed Maintenance on both the Heating Systems. Also checked client supplied 2) 16x25x4 Filters. Both Heating Systems are 2020 models located in the hallway attic. I found that the ductwork is original and the vapor barrier is falling apart. Advised client about replacing the ductwork throughout the home. Gave client estimate for duct replacement.
