Upon arrival, client stated that living room unit not cooling down the house properly. Unit in question is a Goodman split system unit upon tracking refrigeration levels found system low added about 2 pounds of refrigerant and found sub cool extremely low even after adding refrigerant. Check to see if possible restriction check TXV. In attic and found no icing. Check filter dryer located inside outdoor unit was able to get both my meter clamps on both sides of filter dryer and while system was running properly. was getting over a 10° difference from either side. Called up homeowner and inform homeowner. There is a restriction in system and will need to replace filter dryer. Also give client a heads up on also replacing TXV. To eliminate any possible restriction in system will send estimate via email.

Significant rodent activity and rodent-damaged HVAC cabinet/duct sealing were identified and documented. No confirmed physical blockage of the primary condensate line was established. Compromised equipment sealing was found to be affecting the pressure conditions necessary for normal condensate movement and was determined to be a contributing factor to condensate accumulation and water leakage. HVAC equipment was resealed during today’s visit. Management/supervision reviewed the findings. Member will proceed with pest-control remediation followed by necessary drywall/non-HVAC repairs, and an HVAC follow-up will be scheduled afterward to verify proper drainage and confirm no further leakage has occurred.

Front office not cooling. Found two register to one 12” damper stuck closed. Manually opened damper.

Return call to clients home for the same issue that had occurred earlier in the day. Upon arrival, client stated she did not feel cold air in the kitchen. I did a temperature supply check and shirt system was running properly and cooling. I change thermostat to temperature 70 and system was cranking down. Client’s concern was that the system was not cooling fast enough to her desired timeframe. Due to humidity and location of the thermostat I informed client that I might take a little bit longer than usual everything else on the thermostat zoning are operating properly. I renamed all the zones so she know specifically which system is being adjusted from her main 1050 thermostat. I provided photos to ensure that my thermometer was also reading the same temperature for the client.

New landscape lighting system for front yard

Called client at 12:30 and client turned thermostat from 82° to 76°called client back at 3:30 and client stated thermostat dropped to 78° in that timeframe. we will go back out and inspect evaporator coil. Dispatch will call client with timeframe.

Performed annual maintenance on the 2021 Lennox 5-ton split system. Replaced two 20” × 30” air filters and one 20” × 20” air filter. Checked the T6 thermostat and verified proper operation. Tested system operation and confirmed the system is reaching the thermostat set point. Checked refrigerant levels, compressor amperage, and compressor startup/inrush amperage. Tested the 70 µF capacitor; measured approximately 67.7 µF. Compressor startup/inrush amperage was above the manufacturer’s recommended specifications. Based on the nameplate specifications, recommend installing a compressor hard-start kit to help reduce startup amperage, prevent electrical circuit overloading, and reduce startup strain on the compressor. Washed and cleaned the condenser coil and verified proper condensate drainage. Confirmed the drain line is flowing properly. System is currently operating properly and is in serviceable condition.

Today’s cooling preventative maintenance consisted of one Goodwin unit on the side of the home. I first began with ensuring the filters have been replaced. Thermostat is properly for cooling with no alerts. All of the cooling sequence of operations are successfully checking out. Pressures are in the correct range. Clear the condensation line on the side of the home. Capacitor is testing out of range. I informed the client and he will go ahead and just leave the capacitor without replacing it. Amps on the fan are checking out normal. And I thoroughly washed the coils down on system. Overall system is operating and cooling at this time of service.

Everything was Fine explained what the maintenance consists of and clarified everything.

Performed a cooling maintenance on a 2010 American Standard condenser and a York R22 condenser, condenser located on right of home, filter located in ceiling, fau located in attic, changed 20x30 14x14 14x24 filter, flushed condensation line, check for thermostat, on condenser check for amperage and voltage, check for compressor, check for freon level, check for capacitors, check for disconnect box everything within range also clear out dust accumulated inside electrical component area and rinsed condenser coil. System is working within specification in cooling at the time of maintenance.
