Performed annual cooling maintenance on a 2012 Lennox 4ton split system. Client replaced 20x30 and 20x20 filter prior to arrival, left behind filters. FAU is located in master closet attic access. Cleared condensation line from fau. Tested water safety switch. Followed sequence of operations and checked voltage, condenser fan motor amps, compressor start/run amps, capacitor, hard start kit, temperature split, Freon levels, and rinsed condenser coils. Secured all electrical connections. Found subcooling levels below manufacturer specifications. Informed, recommended, and added 2lbs of refrigerant to bring subcooling to manufacture specifications. Thermostat checked out operational. System is working properly in cooling at this time of service. Client signed up for HFCP and paid for repairs via check.

Today’s cooling maintenance consist of one unit located on the side of the home. I first began with replacing the 20 x 30 filter. The nest thermostat is properly calling for cooling turning the system on with no alerts. All of the cool sequence of operations are successfully checking out, ensuring that the pressures are in the correct range. I thoroughly vacuumed out the condensation line at the Egson point to ensure that it is properly draining at this time of service. The capacitor tested out in the correct range as well ensuring there’s a control voltage being used. And overall the system is operating to the manufacture specs at this time of today’s cooling maintenance

Upon arrival FAU for Casita was getting no power found breaker breaker box tripped after restarting power system came on and started to cool down the house. Outdoor unit is a R 22 system. Client is well aware of the age and condition of unit found of debris inside unit. Cleaned out condenser coil very good Professor amps are a little over max specifications. System at this time is cooling. Client would like a estimate to be sent for replacing.

As of Aug/2026, it will have been 7 years since we replaced our A/C units. Overall, I am still very pleased with Hyde’s. They hire some very good techs. Brandon was my tech this time and his expertise and attention to detail is very good. He was smart, friendly and very fast and on time. He was here for about an hour, replaced the parts, explained what he did and now my house is back to its normal temperature. Awesome job Brandon, thank you very much!

He reinsulated my suction line, washed my condenser, checked all the splits at the house and installed a soft start kit for the compressor that was on Overload. AC died in mid summer heat wave (of course...) and Hydes was able to provide a bid same day, a temp fix the following day and a complete new heat pump unit installation shortly after that. From bid to completion, these folks were top notch in every way. Michael, Fernanda, Jesus, Izzy, Barry, Eli and the office staff as well, were awesome to work with!
