The amps on the system are safe for checking on a range verifying a controlled bolt of used falling with the capacitor also safely testing out in the correct range. Overall this unit is operating to the manufacture specs at this time of today’s annual cooling preventative maintenance.

Perform Leak Search for Bedroom Unit S#6359. Found condenser coil leaking (see photos). Refrigerant system is leaking and will continue to leak. Oil stains in coils and is un repairable due to internal leak in coil system. Equipment uses 410a refrigerant which is phased out and coils are not manufactured. Recommend replacing equipment. When converted to new 454B refrigerant systems first option is to replace condenser and evaporator coil which includes replacing outdoor unit and evaporator coil in garage. Second option is complete system replacement, attached all options below. Complete system replacement has two options Silver standard efficiency or Gold high efficiency. Advised can refill refrigerant though advise equipment will continue to leak. Recommend complete system replacement due to equipment past life expectancy and has multiple additional potential breakdowns. Emailed and attached all options below.

Maintenance for cooling on two American Standard upflow platinum series heat pump. Both FAU is located in garage. Two 16 x 25 filters located at FAU. Condensation line cleared filters changed. Checked the system sequence of operation. Two 1050 thermostat thermostats show no active alerts. Check compressor amps, check fan motor amps, checked fuses, check Freon and pressure. Washed both units down. Both systems are working per manufacture specs. Home is cooling properly.Client renewed bi-annual, wanted an invoice sent to her main home mailing address so she can pay by check.

I Performed Maintenance on the Cooling System. Also replaced a 20x30 filter. The system is a 2016 model located in the master closet attic and outside on the ground. The system checks out operational and within manufactures specifications at the time of the service. Scheduled next Maintenance visit online for Wednesday October 7th 2026 between 2-5 pm.

I Performed Maintenance on the Cooling System. Also client replaced own 20x30 filter. The system is a 2015 model located in the master closet attic. I also flushed the condensate drain from the attic. Upon going into the attic, I smelled gas at the furnace area. Sprayed with soap bubbles and found where the leak is. Attached picture to account. Advised client that we will need to have a service tech come out and resolve issue. Advised client that I turned off the gas at the furnace until we can come back and resolve issue. Also found that at the outdoor unit that the contactor is pitting and then found that the start up amps are rated for 112 and we’re getting 119. Recommended replacing contactor and installing a hard start kit to reduce compressor start up amperage. Client to advise. Office to call and schedule for service tech to come out and check out gas leak. At the time of the service the system checked out operational at the time of the service. Scheduled next maintenance visit
