Maintenance for cooling on an American Standard platinum series upflow heat pump. FAU in garage 20/25 at FAU. Condensation line cleared filter changed. 1050 thermostat shows no active alerts. Checked system sequence of operation. Checked compressor amps, checked fan motor amps, check fuses and disconnect box, checked Freon and pressure. Washed outdoor unit down. FAU has Reme halo air purifier. System is working per manufactured specs. Home is cooling properly.

Arrived at customer’s home to diagnose appliances consistently burning out. Found that when I tested voltages at the main breaker panel, I got fluctuating high voltages on half of the breakers in the panel. When I tested the two legs of the utility feed coming into the panel, I also got too high of a voltage on each leg. Informed customer of this issue and recommended that they contact their utility company and inform them of the issues they’ve been having. Also recommended to customer that a whole home surge protector could help protect equipment from any spikes in voltage in the future. Sent customer an estimate for an ultra surge protector via email.

Maintenance for cooling on one Goodman 3.5 ton 2013 horizontal split system and one American standard gold series 5 ton horizontal heat pump. 20 x 30 filter located in hallway and three 20 x 20 filter filters one in master bedroom, one in guest room and the other in front of master bedroom hallway. Condensation line is cleared filters changed. Two ecobee thermostats working properly. Checked both system sequence of operation. Checked compressor amps, checked fan motor amps, checked capacitors, checked compressor saver kit, checked fuses and disconnect box, checked Freon and temperature split. Washed both outdoor units down. Upon maintenance Goodman outdoor unit capacitor tested bad compressor came on due to compressor saver kit. Notified client and recommend replaced dual run capacitor. Upon arrival client stated they got back into town and the garage mini split not cooling. Found no power to indoor head. Found tripped breaker and blown fuse. Replaced fuse and re established power to system. Cycled system and checked temperature split. Found multiple tripped breakers.

Performed annual cooling maintenance on a 2023 Lennox 5 ton split system. Fau attic access is located in master closet. Replaced 2) 20x30 and 14x24 filter located in lower wall. Cleared condensation line from fau. Followed sequence of operations and checked voltage, condenser fan motor amps, compressor start/run amps, capacitor, hard start kit, temperature split, Freon levels, and rinsed condenser coils. Secured all electrical connections. Honeywell thermostat checked out operational. System is cooling properly at this time of service.

Performed a cooling maintenance on a 3 ton byrant and a 3.5 Rheem system. condenser, condenser located on right side of home, filter through house, fau located in attic, changed 2 20x30 filter , flushed condensation line, checked for thermostat on condenser check for amperage and voltage, check for compressor, check for freon level, check for capacitors and recommend replacing both capacitors due to out of ranged gave me okay to replace, check for disconnect box everything within range also clear out dust accumulated inside electrical component area and rinsed condenser coil. System is working within specification in cooling at the time of maintenance.

Performed a cooling maintenance on a package heat pump, installed on the roof. Washed outdoor coils and replace filters. Installed equipment surge protector – paid via C. C. Tested run capacitor, electric motors and refrigerant circuit diagnostic. Refrigerant leak search revealed a leak at U bend of the evap coil (see pictures). System is currently cooling the home at the time of maintenance.

Followed sequence of operations and checked voltage, condenser fan motor amps, compressor start/run amps, capacitor, temperature split, Freon levels, and rinsed condenser coils. Secured all electrical connections. Cleared condensation line from outside termination. Found compressor over amping at start up measuring at 145/127LRA. Informed and recommended adding hard start kit to help lower starting amps and prevent any damage to compressor. Sent estimate via email. Honeywell thermostat checked out operational. System is working properly in cooling at this time of service. Client renewed HFCP paid via CC.
