Performed annual maintenance on a 2018 5-ton American Standard split system. Replaced the 20x25 air filter located in the upflow unit in the garage. Cleared the condensate drain line to ensure proper drainage. Completed the system sequence of operation by checking refrigerant levels, compressor amperage, condenser fan motor amperage, and capacitor. All readings were within normal operating specifications. At the client’s request, installed a hard start kit during today’s visit. Verified proper startup after installation, with compressor startup amperage below manufacturer specifications. The compressor started smoothly with no signs of over-amping or hard starting. Washed and cleaned the condenser coils to improve airflow and system efficiency. The system is operating properly at this time of service.
Upon arrival, member stated the system was unable to maintain the thermostat setpoint during periods of extreme outdoor temperatures and questioned whether the issue could be related to refrigerant. Performed a complete system evaluation and verified the blower motor installed on the previous visit is operating properly. Verified system performance remains within manufacturer specifications, including a 20.8°F temperature split, with electrical and operating readings consistent with the previous visit. Reinspected ductwork and confirmed the previously identified collapsed supply duct remains restricted, limiting airflow to the conditioned space. Explained to the member that while the equipment is producing proper cooling, the airflow restriction can reduce the system’s ability to offset the increased heat load during extreme outdoor temperatures. Loss of power to outdoor unit. Re established power to equipment. Breaker panel in poor condition breakers are running hot causing fuse to pop. Recommend electrical panel tune up with surge protection to prevent damage to electronics in home. Attached estimate below for panel tune up.

Diagnostic on 2021 Lennox sn 5809-compressor struggling to start do to failed capacitor for compressor and fan motor. Installed compressor saver start kit with new capacitors. Unit now operating properly. Sighned up on maintenance plan to save on repairs
I Performed Maintenance on the Cooling System. Also replaced a 20x30 and 14x14 Filters. The system is a 2017 model located in the master closet attic and outside on the ground. Flushed the condensate drain from the attic, verified sequence of operation, checked refrigeration levels, voltages, amperages and cleaned condenser coils. System is performing properly at the time of the today’s service. Client advised about fire damage near unit, found no damage at outdoor condenser. Scheduled next maintenance visit online.

Condenser unit located on the Right side of residence * Replaced existing air filter with new 20” × 30” filter. * Inspected overall system operation. * Checked refrigerant (Freon) levels – within normal operating range. * Measured compressor amperage – found to be within manufacturer specifications. * Tested dual run capacitor – rated at 45/5 µF; measured 45/5 µF and operating properly. * Washed and cleaned outdoor condenser coil. * Cleared condensate drain line from the exterior cleanout. * Measured supply/return air temperature differential at approximately 16°F, which is within the expected operating range. 🛠️🛠️ Demand Service – No Cool Upon arrival, the client directed me to the thermostat, which was set to 78°F but reading 84°F indoors. The indoor blower was operating; however, airflow felt very humid. I proceeded to the outdoor condenser for further diagnostics. Found elevated evaporator temperature and high system pressures. Rinsed the condenser coil to reduce heat load and eliminate any airflow restrictions. Temperature split was only 10°F, indicating poor cooling performance and weak airflow. Inspected the attic and verified all manual dampers were fully open. Further investigation revealed a separation between the supply plenum and the evaporator coil, allowing conditioned air to escape into the attic. 🗣️ Client Communication Explained the findings to the client, who approved the necessary repairs. Installed and secured a custom sheet metal patch, then sealed the plenum connection along with additional air leaks to restore proper airflow and system efficiency. ✅ Results R
🛠️🛠️ Demand service No cool On arrival spoke over the phone with husband, husband only approved to add 1 pound of refrigerant on equipment Tech informed client system needs to be diagnosed in order to see if 1 pound of refrigerant would even benefit the system Arrived to the property thermostat on cool and set to 70° Indoor temperature 84° Went to outdoor equipment, micro channel condenser Added 1 pound and a half of R22 Also noticed condenser coil was dirty Performed semi annual cooling service Removed condenser top, rinse condenser from inside out Checked capacitor, fan motor, compressor, amps and voltage. Thermostat checked out OK, cleared condensation line from outside Replaced 20 x 30 filter and 14 x 14 filter ✅ System is cooling the best it can at this time 117° outdoor temperature, informed client it might take till after the sun goes down for system to catch up
Upon arrival, client stated that system would not reach desired temperature. Cleaned condenser coil and checked refrigerant levels. Refrigerant levels indicate a slight restriction in the system. Spoke with client about TXV and filter drier replacement. Emailed estimate Thermostat is set at 80° and reading 80°.

Check the unit that Jonathan replaced for us this morning so Depart was OK and he noticed we need a little bit of Freon which Jonathan forgot to check so anyway the unit is running and blowing cool air for us and we do appreciate Daniel.
