Performed a cooling maintenance on a 2024 American Standard silver series condenser, condenser located on left side of home, filter located in filter rack, fau located in hallway closet, changed filter, flushed condensation line, on condenser check for amperage and voltage, check for compressor, check for freon level, check for capacitors, everything within range also clear out dust accumulated inside electrical component area and rinsed condenser coil. System is working within specification in cooling at the time of maintenance.

Office sn-TO3F compressor failed and equalized pressure. Outdoor ac unit for office will need to replaced. Equipment is 2010 American standard. Do to Major repair recommend replacing condenser and evaporator coil to prevent multiple additional repairs. Second option is to replace condenser only which is outdoor unit. Third option is to rebuild equipment and replace compressor, though do not recommend do to for not much more can install new equipment. Will follow up with office manager tomorrow to advise on options. Attached 3 options below also will email.

Client changes on filter, 14 x 20 filter, cleared all electrical components of dust and debris, verified proper sequence of operation, check volts, and amps, checked, capacitor, verified refrigerant levels, and took temperature split and cycle equipment. Cleared condensation line and washed condensing coil. System is within manufacturers specifications and cooling and operating properly at this time of service. Signed client up for annual comfort plan.

2015 model check cooling and electrical components everything is working properly at time of service

Today’s annual maintenance on a 3 ton 2017 American standard unit : replaced the filter in hallway cabinet. 18x20 Cleared the condensation line from the same location. Thermostat is operating correctly at this time. Capacitor on the unit is good. Amp rush is also checking out good. The Freon levels and pressures are good on unit. Serviced ductless unit. Throughly washed the coils down on the unit. The system is cooling and operating correctly at this time.

System is working within specification in cooling at the time of maintenance.

Installed new relay and tested generator, transfer switch is working the correct way

Performed annual cooling maintenance on a 2017 Rheem 5 ton split system. Upflow fau located in garage. Replaced 20x30 filter in hallway ceiling. Followed sequence of operations and checked voltage, amperage, capacitor, temperature split, Freon levels, cleared condensation line from fau, and rinsed condenser coils. Found weak 70uF capacitor reading 34/70uF. Recommend replacing capacitor to prevent any breakdowns. Compressor running slightly high on amps but reason for that is due to the weak capacitor. Sent estimate via email. Nest thermostat checked out operational. System is working in cooling at this time of service.
