Upon arrival found outdoor unit operating only and found error code E17 indicating blower motor has lost communication Verified proper high/low voltage. at circuit board and Molex, connectors and spade fittings, hooked up a blower motor to direct a 24V and no response from blower motor, findings indicate faulty, blower motor, replaced new blower motor under warranty and tested system. System is now cooling and operating properly at this time.

Upon arrival system was not draining properly. System drains from my water pump. Water pump is working and within range had to clear out condensation line after doing so tested out system by pouring water through condensation line system at this time is draining properly.

Removed and replaced three landscape lights in driveway.

Performed a cooling maintenance on a goodman , condenser located on right side of home, filter located hallway ceiling and bottom wall, fau located in garage, changed filter, flushed condensation line, on condenser check for amperage and voltage, check for compressor, check for capacitor, check for freon level, everything within range , clear out dust accumulated inside electrical component area and rinsed condenser coil. System is working within specification in cooling at the time of maintenance. Sent an estimate for whip that conduit is falling.

Upon arrival found systems blower motor operating, and thermostat set to off and fan set to auto. Remove thermostat from wall and blower motor continue cycling remove the all wire connections from low-voltage and reattach a separately to verify short within low-voltage wiring further inspections found that wires running to outdoor unit or in extremely bad condition with several points of wire are exposed and deteriorated from sun, causing system to energize blower motor (white wire) consulted with management on resolutions, management to send estimates to email on file for replacement of low-voltage wire and new Arma flex and UV wrap to prevent any future issues from deteriorating low-voltage wire.

Performed a cooling maintenance on two split systems with courtesy garage mini split service. Replaced filters, cleared condensate drain line and washed down condenser coil. Dual run capacitor – good. Tested running and starting amperage on all motors. Refrigerant circuit diagnostic – good. Both systems are cooling the home at the time of maintenance.

Replaced blower motor and blower wheel and tested operation. Equipment is operational at this time. Outdoor equipment in poor condition and may have potential problems though is operational at this time. Advised on equipment phase out and regulations changing which will cause major cost increases. Recommend equipment replacement to avoid multiple potential problems and cost increases. Advised can credit back full refund of todays repair towards new equipment if done within short time frame. Attached two options below also emailed.

Executed a cooling maintenance on a heat pump split system (technician notes). Wash down condenser coil and replaced filter. Refrigerant circuit diagnostic – good. 20° delta T. Dual run capacitor – good. At the end of maintenance, client stated that blower fan would not shut off. Pulled thermostat from the wall – 0 V from common to G. Checked low-voltage wiring inside of air handler – 0 V from common to G. With thermostat off the wall, cycled power. Blower motor turned on immediately. System needs a deeper dive diagnostic to resolve issue. Recommend client call service technician.

Upon arrival homeowner thought perhaps drain line backed up again from humidity. No water backed up at switch. Draining fine. Error 126, outdoor unit offline. Went though all combinations of spare wires til got continuity for data and common. 12.5vdc at condenser. Fault codes cleared. System is cooling properly now. 20° split. Informed homeowner it was unrelated to previous demand call.

Calling maintenance on American Standard platinum split POV system air handler located in attic, changed out filter filters and ceiling 20 x 20, cleared all electrical components of dust in debris verified proper sequence of operation washed condensing coil and cleared condensation line. System is within manufacturer, specifications and cooling and operating properly at this time of service.
