Spoke with homeowner and she informed me system seems to be cooling properly now. She’s not sure if it was confusion over the thermostat or the thermostat itself but it’s working now and she’ll let us know if anything changes.

Today’s annual maintenance one 2017 American standard unit. I replaced the 20x30 filter in hallway. I also ensured the thermostat is responding properly to the unit. The amp rush and capacitor is checked out good on the system. The Frion levels and pressures are in a good range. I cleared the condensation line and ensured there is proper drainage occurring as well, a lot of water flushed/drained. I thoroughly washed the coils on unit. System is cooling and operating properly at this time of service.

Switched 7 gfi’s, 3 dimmers, 1 switch and 3 outlets from white to black in kitchen.

Performance a cooling maintenance on a platinum unit 2014. Check sequence of operations by checking out all electrical and refrigeration levels at this time. There is no error or alert system at this time is cooling down the house properly and is working within manufacturer specifications. Finish maintenance by washing down condenser unit, changing out filter and cleaned out condensation.

Upon arrival client stated loud buzzing noise coming from FAU. Cycled system at 100% and buzzing noise was present when running at high speeds and goes away at lower speeds. Noise coming from where transformer and relay are. Replaced transformer since part was in hand but noise is still present, confirmed noise is coming from relay next to transformer. (See video) Will need to get relay and return when part is in hand.

Summary: Performed annual cooling maintenance on a 2017 American Standard 3 ton package unit. Replaced 2) 16x20 customer supplied filters in upper hallway wall. Followed sequence of operations and checked voltage, amperage, capacitor, temperature split, Freon levels, cleared and checked for proper drainage at condensation line, and rinsed condenser coils. Inspected blower wheel and evaporator coil for cleanliness. Everything checked out in range. Ecobee thermostat checked out operational. System is working properly in cooling at this time of service.

Came to investigate possible no power to mini split unit. After testing voltage on breaker I noticed the breaker was not receiving the full 240 volts need to run the ac. I tested the main feed cables the send power to the indoor sub panel and also noticed that only one cable was providing power to the sub panel. I investigated the exterior main panel and noticed one of the wires from the solar panel was burnt and damaged. I recommended calling the solar company to investigate.

Performed a cooling maintenance on a 2019 Amanda condenser, condenser located on front of home, filter located hallway ceiling, fau located in hallway closet, changed filter, flushed condensation line, on condenser check for amperage and voltage, check for compressor, check for capacitor, check for freon level, everything within range , clear out dust accumulated inside electrical component area and rinsed condenser coil. System is working within specification in cooling at the time of maintenance.

Upon arrival client informed me that system started making a banging noise when she set the thermostat lower than 75° I set thermostat to 70° went to roof checked refrigerant checked anything loose within the blower compartment A little bit of separation happening between Plenum and system Resealed Plenum, mechanically system is operating properly and within normal parameters Thermostat was reading. 74° when I left the property No noise was present or anything out of the normal when I was on property.

I Performed Maintenance on both the Heating Systems. Also replaced a 14x25 filter and cleaned washable filter. Both Heating Systems are 2015 and 2017 models located in the garage. Also flushed the condensate drain. I found that the Heil Furnace that serves the Living Room Area Blower Run Capacitor is rated for 10 Microfareds and we were getting 7.1 Microfareds which is testing below manufactures specifications. (S#20179) I recommended and installed new blower motor run capacitor and tested. Both Heating Systems checked out operational and within manufactures specifications at the time of the service.
