Today’s annual cooling preventative maintenance consisted of one American standard platinum unit. I first began with ensuring that the filter is replaced and able to provide proper airflow circulation through the system at minimal resistance. I then cleared the condensation line via Jones valve to ensure that it is properly draining at this time of service. Arrived for a complimentary home safety inspection. The circuit breakers in the panel were UL-listed; however, they did not include arc fault or GFCI breakers. I was unable to confirm whether the gas line is properly bonded. It is recommended to bond your gas line to safeguard against electrical hazards such as lightning strikes, electrical faults, and static electricity, as these can damage the piping and lead to gas leaks. Very friendly, professional and timely service
Today’s annual cooling preventative maintenance consisted of one package unit located on the roof. I first began with replacing the 20 x 20 filter in the home to ensure that proper airflow is able to circulate back to the system and minimal resistance. I then verified that the thermostat is properly calling for cooling to the unit and turning the system on with no errors. The condensation line connected to the package unit is successfully draining off the roof to the designated area with no obstructions. The amps on the system are safely checking out in the correct range verifying that there is a control voltage being used following with the capacitor also safely testing out in the correct range. I then checked the temperature split and it is verifying at a 20° split ensuring that the home is being cooled efficiently to be desired temperature. I then thoroughly washed the coils down of the system to remove alter into Bri that may have accumulated on the unit. Overall, this package unit

I first began with a clearing the condensation line to ensure that it is properly draining at this time of service and then ensure that the Honeywell thermostat is properly calling for cooling and turning the system on with no errors occurring. The system is safely testing out in the correct range verifying that there is a controlled voltage being used throughout the unit. The system is officially providing the proper 20° split to ensure that the home is being called efficiently to the desired temperature. And as I also change the filters out, I was able to document the correct filter sizes and verify that there is in fact to return grills that will need a filter. Client had informed me that the upflow system was too large to add a filter there in the upflow area so he wasn’t too sure if they had one or two return grills. As I replaced these filters, I also realize there was not a proper grill
Cooling service on 2012 American Standard rooftop package unit changed out 14 x 36 filter located in ceiling (need drill) cleared all electrical components of dust and debris, verified proper sequence of operation, found 70 MFD capacitor and 7.5 MFD capacitor for outdoor fan out of range as well as starting amps exceeding specifications. Recommended install installed new 70 MFD and 7.5 MFD capacitor and hard start kit to assist compressor at startup, prolonged life of compressor. Verified refrigerant levels and took temperature splits and cycle equipment. Washed condensing coil and cleared condensation drain. Thermostat checked ok Recommended repair repairs system is now within manufacturers, specifications, and cooling and operating properly at this time of service.
