Job Locations and Reviews
I informed Mr.Nassar about his current error codes. He says he’s not using that part of home right now so isn’t too concerned. I informed him he can try the power cycle routine that is first used to see if it was a blip and can get all components talking and communicating together properly again. Attached is photo of steps to take. If this doesn’t resolve, he can call us back and have us out, or if not priority can come out on maintenance March 10
Upon arrival, client turned the living room system on to cool but only blower motor would operate. With further inspection I discovered system had a faulty. Dual run capacitor. Installed the new 45/5 MFD, capacitor and cycled system. System now operating properly. serial number Y14F.
Upon arrival, found bedroom unit with calling for call but unit not responding. Check thermostat for 24 V and 24 V was present. Well inspecting unit inside attic discovered blower panel was loose and not engaging door switch. Secured panel and test system. System is now operating and cooling properly.
Upon arrival, client stated that three of her four units were not operating. Master bedroom, living room and kitchen unit. Master bedroom unit serial number L72F had low voltage short due to damage wires at condensing unit. Repaired wires and test system. Master bedroom is now operating and cooling properly. Turned both kitchen and living room system on and unit would not respond. Jumped system directly at circuit board and system still would not respond. Also bypassed thermostat. Neither system would respond. I will need to return to further diagnose living room and kitchen unit dispatch has been notified.
Homeowner stated he set system to cool and when he felt it wasn’t cooling as usual he was outside and noticed the condenser fan motor wasn’t spinning but could hear compressor. System is a 2011 American Standard 15 Seer Gold split system. Condenser fan motor is an ECM fan motor me OEM to American standard. I checked on fan side of molex plug and was properly getting 24v for control voltage at blue and yellow wires, and 240v nwyewn black and brown wires on fan side of molex plug, for power and neutral. Fan motor is getting proper voltage to start but not spinning. Not seized, failure inside motor module. Due to age of system and average life expectancy of 10-15 years, I recommended the options of full or partial system replacement with all new parts and labor warranties or the repair option with a. 2-year warranty. Homeowner going with the repair option of replacing the OEM ECM condenser fan motor. I ordered from Howard. Will follow up with homeowner Monday 3/2/26 about the eta for rep
Upon arrival, client stated she wasn’t receiving any air in guest bedroom. After speaking with client, I realize she was using the wrong thermostat. Inform client on which thermostat operates the bedroom and test system. I will be returning to install new Honeywell 8000 thermostat
Upon arrival, client stated living room system number YR5F was not cooling. With further inspection I discovered system had a faulty dual run capacitor, and start kit. Installed new dual run capacitor and start kit and checked systems amps. System is now operating and cooling properly.

Maintenance for cooling on a 2025 American Standard gold series heat pump horizontal FAU located in hallway attic by laundry room. Condensation lines cleared filters changed ,checked FAU for correct mode of cooling. Check for system sequencing. Ecobee thermostat working .check outside unit compressor amps fan motor amps Freon and pressure system is working per manufacturer specification home is heating properly.
Upon arrival while checking refrigerant levels on condensing unit discovered system was completely flat on refrigerant and condenser coil has signs of oil residue and leak. Spoke with client and emailed estimate for condenser coil replacement and refrigerant.
