Performed a cooling maintenance on a split system. Washdown condenser coil. Client replaced his own filters. Measured running and starting amperage on all motors. Dual run capacitor - good. Refrigerant circuit diagnostic – good. Client renew club membership – paid via C. C. System is cooling the home at the time of maintenance.

Performed annual cooling maintenance on a 2021 American Standard 5ton package unit. Replaced 20x30 filter located in hallway upper wall. Followed sequence of operations and checked voltage, amperage, capacitors, temperature split, Freon levels, cleared and assured proper drainage at condensation line and rinsed condenser coils. Honeywell thermostat checked out operational. System is working properly in cooling at this time of service.

Made corrections to those provided by inspector for install. Sealed hole in platform for East air handler, sealed with foam and coated with water-sealant glenkote. Re-sealed plenum for east air handler. Checked accessibility for filters for ducted mini splits. Bathroom attic unit with filter rack at back end is only due to equipment design and home design for access to supply and return ducting. Cannot flip air handler around due to space and established supply and return ducts for customer home. Inspector may have seen some registers as supply when they are custom registers for returns with filters behind and access from occupied rooms with step stool.

Upon arrival homeowner stated 1050 thermostat for master bedroom was changing temp to 78 specifically in cooling without her touching thermostat. Went through all functions and touch calibration and thermostat is working properly. She stated this is he only 1050 thermostat out of 3 that is doing this temperature change. Found this is the only thermostat that has scheduling enabled and when I checked schedule it had multiple times it would change cooling setpoint to 78. Turned off scheduling as homeowner prefers changing temperatures manually. She also noticed it wasn’t connecting to internet (deerfield2) . Rebooted thermostat and turned network services on. Thermostat is now connected to internet and phone app again. Homeowner needs maintenance done before 30th with high priority as she’s leaving the country for months and will have a 100 year old relative and parents who don’t speak the best English and so doesn’t want systems to have any problem so they can have peace of mind. Followed sequence of operations and checked voltage, amperage, temperature split, Freon levels, found no error codes on CDA, and rinsed condenser coils. 1050 thermostat checked out operational. System is working properly in cooling at this time of service.

Performed annual cooling maintenance on a 2023 American Standard Silver 2.5ton heat pump. Upflow FAU located in closet. Replaced 16x20 filter located in lower wall. Followed sequence of operations and checked voltage, amperage, capacitor, temperature split, Freon levels, cleared condensation line from jones valve, per clients request, courtesy, vacuumed leaves and debris sitting at the bottom in the condenser, and cleaned condenser coils. Set thermostat back to 85°. Thermostat checked out operational. System is working properly in cooling at this time of service.

Performed annual cooling maintenance on 2) 2022 American Standard Gold 4ton heat pumps. FAUs located in garage and pantry attic access. Replaced 2)20x25 and 20x20 filters located throughout the house and garage FAU. Cleared condensation line from jones valves. Followed sequence of operations and checked voltage, amperage, capacitors, temperature split, Freon levels, and rinsed condenser coils. Nest thermostats checked out operational. Removed auto schedule and eco mode on both thermostats per clients request. Both systems are working properly in cooling at this time of service.

Caregiver stated it cools for a couple hours then turns off, blowing hot air. Cycled system into cooling, check refrigerant pressures, temperature splits, verified drain line is clear and dry. Monitored operation for 20 mins. System is cooling properly at this time. Advised caregiver that we can’t see what’s going on or we would be able to repair it. Called Greg (caregiving company boss) and left message on voicemail about findings. Advised client if this happens again to give us a call immediately to make sure we can see what exactly is happening.

Performed annual cooling maintenance on a 2011 Lennox 3.5ton split system and a 2022 American Standard Silver 3.5 ton split system. Both FAUs located in master closet attic. Replaced 2) 20x25 filters. Followed sequence of operations and checked voltage, amperage, capacitor, start kit, temperature split, cleared condensation lines from FAU, and rinsed condenser coils. Both thermostats checked out operational. Both systems are working properly in cooling at this time of service.

Came to property for loss of power to exterior outlets. Verified that all branch circuit breakers were putting out proper voltage. Inspected outlets that had no power and determined that there was a faulty GFCI affecting the circuit. Replaced with new weather rated GFCI and tested for proper function. Will provide customer with email estimate for panel rejuvenation and installation of whole home search protection.

Electrical Panel Upgrade: A homeowner experienced repeated breaker trips. Replaced the outdated electrical panel with a high-capacity model, resolving overloads and enhancing power distribution.

Upon arrival found no power to fau. Went to breaker panel and found breaker tripped. Reset breaker and system began cooling. Monitored operation for 20 mins. System is cooling properly at this time.

Upon arrival client stated same water issue as last year in the same spot kitchen area,,,,,,found evap coil wasn’t stray no charge

Home has 3 systems,,two of them are 25 years old,,,,,system serial # 3882 blower working condenser wasn’t after further inspection found blow capacitor replaced capacitor also unit low on refrigerant talk about preforming a leak check to ping point what part of the system is leaking not interested in doing that,,,talk about replacing both units client will let us know next week,,,,,,client just signed up for one system because they might get two new system with Hyde’s

Upon arrival bedroom system 1050 thermostat was calling for cooling but nothing was on check thermostat for proper voltage getting the proper voltage reset thermostat system cooling properly,,,,client has two systems buy just sign up for one system just the unit we install

Client stated they felt as if system wasn’t blowing as cold. Check temperature splits and refrigerant pressures, found system has a 28 degree split and refrigerant pressures are within normal ranges. Advised client of findings and let them know system is operating properly at this time. Temp splits shown in photos.

Cooling maintenance on 2010 Ruud split system. Furnace is located in hallway, closet, filter is media filter and did not need to be changed at this time, changed the filter last service. Condensation line was cleared at FAU, verified proper sequence of operation, washed condensing coil, thermostat, checked out OK. System is within manufacturers, specifications, and cooling and operating properly at this time of service.

Upon arrival homeowner stated living room system not cooling and had 3 nest thermostats not connecting, 6 thermostats, living room is 2 zones, then master is one, and 3 guest rooms on 3rd. Bad relay panel bypassed for guest rooms and running off 3 relays. Rewired so now all 3 thermostats for guest zone now have 24v with common wire, informed homeowner the rest is through app and phone , confirmed before i Rewired they had 0v from r to c. Systems are past average life expectancy and in rough condition and zone panels outdated, recommend full system replacement over repair option. Living room unit had failed condenser fan motor and capacitors for compressor. Went with repair today, Zone panel wired up and working for living room. System now cooling, 20 degree split.
