Performed cooling maintenance and safety check on 2006 and 2012 equipment. Replaced filter, washed outdoor coils, cleared drain lines. Cleaned out electrical compartments and verified connections are secure. Existing equipment was very dirty and is in very poor condition. Advised equipment uses r22 refrigerant which is no longer manufactured and will have to be replaced once compressor or coils fail. Verified sequence of operation is operational at this time. Blower motor in garage wobbling, fan motors rusted out and in poor condition. Capacitors tested fair though are in poor condition recommend replacing do to common parts to fail. Do to age, condition, and type of refrigerant r22 do not advise to put to much into existing equipment do to well past life expectancy. Advised on different equipment replacement options and rebates available currently. Highly recommend replacing equipment to avoid multiple potential problems and cost increases. 9:02 called and no answer. Will keep following up. If he asks there is no way to clean the blower wheel or indoor unit in place or able to remove blower wheel. Only way is to remove indoor unit completely and clean then reinstall , Barry Hyde made some quotes. Other option is full system replacement and maybe change clearances etc with warranties to add. This is the wrong homeowner, I replaced a condensate pump for this client, the ductless cleaning issue is for Randy Herbig. I apologized to homeowner for miscommunication.

Upon arrival found system 5H1F calling for cool and operating properly. System was set at 77° and at desired temperature. Looked through history and found system had error code 91.03 no system clock. Verified proper 12 VDC at circuit board with communicating wires removed, verified all wire, nuts and connections were tightened and secured. Water safety switch is broken at common verified no water in condensation line, cleared condensation line just to be sure. System is cooling and operating properly at this time of service.

Installed a 3 ton American Standard gold 17 upflow heat pump system that services the master bedroom.

Upon arrival, found system and not operating upon further inspection found blower panel off and not pushing in door switch. Client checked filter yesterday and did not properly put on panel changed out. Customer supplied filter and verified proper operation. Also informed member of benefits for comfort plan client declined at this time. Sent over estimate

Upon arrival client stated bedroom system error code 126. S-J7JF bad low voltage wires, tried multiple wires. Ran temporary low voltage wire. Electrician to follow up with running permanent wire.

Today’s annual maintenance consisted of two Gold American standard units both are 2018. I replaced both filters located in the home 14x24 (2). I ensured both nest thermostats are operational and responding correctly to the units. Each of the units checked out good for the amp rush and the capacitors are both also in good range. Frion levels and pressures are checked out good. I also thoroughly washed down the coils for each unit. Both systems are cooling and operating properly at this Time of service.

small leak in Casita unit not worth doing a leak search on a 8 year old unit

Upon arrival property manager informed me the casita system had fan running but only warm air coming out. No fault codes while running but was informed it had previously showed E4. At outdoor unit both compressor and fan motor were running but had frost on refrigerant line. Checked refrigerant charge and found system was low. Tried to reach homeowner to see about leak search before adding refrigerant in case it’s a big /obvious leak. No visible oil stains. Courtesy checked at flare connections as most common , none detected. Recommend to try to do a pressurized leak search. Added 1 pound of r 410a refrigerant. System pressures are good now. 24° split.
