Heating service on Maytag natural gas furnace located in garage. Changed it out 20 x 25 filter located within filter rack, condensation line was cleared at FAU, cleared all electrical components and burners of dust and debris, verified proper sequence of operation, zero carbon monoxide detected, Thermostat checked out OK. System is within manufacturers specifications, and heating and operating properly at this time of service. Gave Starbucks gift card and free electrical inspection coupon.

Performed annual heating maintenance on a 2025 American Standard Platinum Heat pump. Upflow fau located in garage. Replaced 24x24 filter located at fau and cleared condensation line from jones valve. Cycled system in heating and verified LSOV switches to heat then cycled system in cooling. Followed sequence of operations and checked voltage, amperage, temperature split, Freon levels, and found no error codes on CDA. 1050 thermostat checked out operational. System is working properly at this time of service. Gave client Starbucks gift card.

Upon arrival found blower running non stop with thermostat set to off. Turned power off and Removed thermostat wires from board. Cycled system again and blower kicks on with no call nor thermostat connected, bad board. System is from 1996, called Lennox and board is in stock, due to age of equipment and cost of repair, replacement is recommended, client interested in quotes, Mike to come out tomorrow to provide quotes and more information. Left power to unit off so blower isn’t constantly running per clients request.

I Performed Maintenance on the Heating System. Also replaced a 14x30 filter. The system is over 13 years old with a 3.5 ton package unit. House is 2 bed 2 bath 1139 sq ft. I advised client that current unit is a bit oversized for the sq ft of the home. Also inspected attic and found ductwork original and falling apart. Advised client on replacement of equipment or just replacing ductwork. Attached estimates for client to consider. I also cleaned flame sensor. Gave Client Starbucks Card. The Heating System checked out operational at the time of the service.

Upon arrival left behind Starbucks gift card on kitchen counter. Performed annual heating maintenance on 2) 2015 American Standard Split System. Rinsed washable filter and blew out Honeycomb Accuclean filters. Cleared condensation lines from jones valves. Cleaned out burners furnace. Verified heating sequence of operation is working properly according to manufacturer specifications. Checked temperature rise. Both Air scrubber bulbs are still operational. Set both thermostats back to how they were in “home schedule” Both system are working properly in heating at this time of service. Closed garage.

Tried to find a way to run the new 20 amp circuit through the attic but we were blocked off about halfway to our pop out location. After further investigation we discovered a conduit that runs into the garage that has existing wire in it. We used one of the wires to pull our new circuit and were able to get it into the garage. We popped out the back of the garage and ran the mini split circuit in emt to the designated location.

Performed annual maintenance on Airhandler American standard located in master bedroom closet. Changed out 2)14x14 & 20x30 filters. Nest thermostat checked operations calling for heat. Checked temperatures rise 45 degrees. Checked electrical components, blower motor speeds, and cleared condensation line to drain properly. System is heating & coooling properly. I Performed Maintenance on the Heating System. Also replaced a 18x30 filter. The system is a 2023 Heat Pump model located in the hallway attic and outside on the ground. I also flushed the condensate drain from the attic Via Jones Valve. I also advised client about adding a compressor hard start kit to reduce compressor amperage upon start up. Compressor start up amperage is rated for 104 and we’re getting 126. Gave Client Starbucks Card. Sent client estimate and client to advise.

Diagnostic on living room and bedrooms equipment. Tstat ran until home was 60 degrees. Verified no electrical shorts, cycled operation on each system and verified equipment turning off when above set point. Suggest replacing thermostat. Bedroom equipment in very poor condition and is well past life expectancy. Bedroom equipment uses r22 refrigerant which is no longer manufactured. Bedroom equipment rumbling extremely loud on roof and advise is struggling to condition bedrooms. Living room ac unit replaced last year. Recommend replacing bedroom ac unit on roof with matching evaporator coil in attic to avoid continuous problems. Also recommend replacing thermostats . Attached estimate below

Performed annual maintenance on two American standard gas financed located in attic one in Landry one another in small closet next to office. Changed out filters 20x36. Checked zoning 1050 checked operational in all zones heating properly. Checked 1050 no active alerts found. Checked sequence of operations flame ignition pop on motors checked, and safety switches. Cleared both condensation line through jones valve. Washed down mini split filters and cleaned off condenser fan coils. Systems checked operations cooling & heating properly.

Executed a heating maintenance on a split heat pump. Replaced filter and cleared condensate drain line. Performed refrigerant circuit diagnostic and static pressure testing. Tested blower motor amp draw under 100% demand. Diagnosed loose insulation inside of blower compartment. Removed insulation to free blower motor from impedance. American Standard Gas Furnace (Upflow, 2022 model) Verified sequence of operations — system called for heat; induced draft motor, blower motor, and all safety switches tested and confirmed operational. Cleared condensation drain line to ensure proper drainage. Inspected and washed condenser coils to maintain efficient heat exchange. Checked amperage draw on motors and components; all readings within manufacturer specifications. System operating efficiently within normal parameters at time of service. System is in good working condition. No issues found.

Upon arrival could hear the sound of system operating while on a little loud in guest bed room which is right underneath Unit. checked out all electrical components as well as did a temp split. Both are within range and system is cooling down. The house properly found noise level increase is coming from compressor, which is working above specifications. This is due to the age and condition of unit system is a R 22, which is past life expectancy. Best option would be to replace unit. hard start kit does not make noise level go away nor did it help system operations tried to call homeowner to inform about finding no answer. Will have management teams send estimate for a new system. See videos and pictures.
