Today’s annual cooling preventative maintenance consisted of two systems one American standard and one BRYANT I first begin with replacing all the filters in the home to ensure that proper airflow is able to circulate back to the system at minimal resistance. I then ensured that both of the Honeywell thermostats are properly cooling and turning the units on with no errors. All of the cooling sequence of operations have successfully checked out for each of these units verifying that there is a proper 20° split being provided from each system which verifies at the home is being called efficiently to the desired temperature, I then cleared the condensation lines thoroughly to ensure that they are properly draining at this time of service. The amps on each system are safely checking out in range verifying a controlled voltage is being used overall, both of these units are operating to each of their own manufacture. Client acknowledges that system has a leak notified client of Freon and pressure. Recommended client add 2 pounds of Freon. Client agreed and signed estimate. Client acknowledges no warranty on Freon. Charge system with 2 pounds. Checked Freon, pressure and temperature split. System is cooling home properly. Client wanted to know how much a system would cost. Advise client to call the office request an estimate from Barry.

Living room unit #482F had swollen/failed 45/7.5uF dual run capacitor. Homeowner state indoor temp got to. 87° yesterday but was at setpoint of 81° upon arrival. I informed her the hard start kit she got installed was keeping system turning on. But without a run capacitor the compressor would overheat and shutoff, then indoor temp rises until compressor cools down. After replacing capacitor the compressor motor amps are to specs. 21° split. 2-year warranty.

Found installers didn’t leave manual for error codes. Rebooted system from attic and condenser. Cycled system and checked charge. Called client to advise specialty type of system. Recommend calling a company that has installed these systems in the past. Recommend General AC. Advised to call and ask if they have techs that can work on this type of system. Very had to access attic unit.
