Performed ac maintenance on (2) York split systems. Replaced filters. Cleared drains. Cleaned condenser coils. Cleaned out electrical compartments. Ecobee thermostats working properly. Checked capacitors, amps, volts, refrigerant and temperature splits. Found left side home unit/west side #89590 had failed ECM York variable speed condenser fan motor with the second part of motor separate from rotor and blade area, can’t properly use after market. Showed homeowner as we walked up to unit that fan wasn’t moving but compressor was. Home is sold. Found motor from US AIR, spoke with homeowner and he approved repair. I informed him to sign the estimate attached with this report. He will once he’s not driving. Part is on home at distributor.
The existing invoice indicates that the installation of a 1-ton 25 SEER 230-volt Mitsubishi ductless system was performed for the garage.
Upon arrival, client stated that same unit was not cooling as last visit. Client stated that outdoor unit was not running. upon arrival put system into a cool mode. Outdoor unit started to run check electrical and refrigeration levels and both are within range system system was reaching temperatures of 72° inside area went into attic and check for any collapse ductwork found none. Was getting a 20° split at this time. Also check blower motor and tested system at this time is cooling down the house properly.

I Performed Maintenance on the Cooling System. Also replaced a 20x30 filter. The system is a 2022 Heat Pump model located in the master closet attic and outside on the ground. The primary drain drains into master bathroom sink. Upon clearing the drain line from the master bath sink found the drain line clogged at the port where the primary drain connects. Flushed condensate drain and took sink drain apart to clean. Made sure there were no leaks after clearing the drain line and no leaks at all. The system checked out operational and within manufactures specifications at the time of the service. Advised client about installing surge protection at either the equipment, or adding a whole house surge protection. Client to advise. Also advised client about adding the casita unit to comfort plan when the current agreement expires. Scheduled next maintenance visit online for Tuesday October 27th 2026 between 9-11 am.

Reviewed system history and verified both circuit boards are communicating and operating properly. Cleared and inspected both condensate drain lines to ensure proper drainage. Thoroughly cleaned condenser coils on both units. Tested both Ecobee thermostats; confirmed proper operation and that cooling is calling and engaging as expected (approximately 5°F differential). No active alerts or faults were found in either system. Client interest in renewing service agreement would rather have an invoice be sent. Installed hard start kit, wire up properly and tested after. Compressor amps now below its max rated starting amps (LRA).
