Upon arrival, living room and bedroom zone had satisfied desired temperature office zone was still running while checking Delta T office zone satisfied temperature and closed properly. Clients mentioned last night master bedroom went up to 80° went set at a lower temperature and they could barely fill any airflow coming out of supply registers. We have already changed out all dampers and zone panel I will check all warranty for campers

Performed annual preventive maintenance on a 2021 American Standard rooftop packaged unit. * Replaced existing 20” × 24” air filter. * Verified operation of the Honeywell VisionPRO 8000 thermostat. * Checked refrigerant pressures and system operation. * Measured supply/return air temperature split at 18°F, which is within the expected operating range. * Compressor amperage checked and found to be within normal operating specifications. * Inspected electrical components, contactors, wiring, and connections. * Verified proper blower motor operation. * Confirmed condensate drain is clear. * Performed overall operational check. The unit is operating properly at this time. Renewed client comfort plan.

Removed weak and existing dual run capacitor. I then installed new dual run capacitor and tested the system.

Today’s annual cooling preventative maintenance consisted of two package units on the roof. I first ensure that all five filters in the home have been replaced. Both thermostats properly calling for cooling with no alerts. All of the cooling sequence of operations are successfully checking out for both of these package units providing a proper temperature split between the supply and return. Blower motors for each system are checking OK Each capacitor is also testing out in the correct range. Both systems are draining properly off the roof. Overall, both of these systems are operating to the manufacturer specs at this time of today’s annual cooling preventative maintenance.

Upon arrival, turn system on, but only blower motor in compressor would operate condenser fan motor would not run. With further inspection I discovered system had a faulty run capacitor rating 0 MFD. Installed new five MFD capacitor and test system. System is now operating and cooling properly.

Homeowner heard whistling noise on low speed at garage air handler. I cycled system from idle to cool stage 1 to cool stage 2 at full airflow and back down to idle. Heard slight whistle at filter door and maybe around pvc drain outlets. Might have been louder for her and intermittent but got filter door tightly closed and sealed off any spots where air can escape as that would be source of noise. System is ramping all the way up and all the way down with no whistling noise issue. Homeowner almost didn’t call but was getting frequent and had concern. No issues with system and just airflow making slight whistle.

And each condensation line is draining properly off the roof. I thoroughly washed the coils down to remove all during debris for both of the systems. Performed a complete diagnostic and found the return air filters heavily restricted with dirt and debris. Visual inspection of the outdoor condenser coil also found significant dirt accumulation restricting airflow through the coil. Replaced the return air filters and thoroughly cleaned the condenser coil before continuing with system performance testing. After allowing the condenser coil to dry and the system to stabilize, verified refrigerant charge and found the system was low on R-410A. Added 2 lbs of R-410A to restore the system to manufacturer operating specifications. Rechecked operating pressures, superheat, and subcooling after charging and verified the equipment was cooling properly. While testing, also found compressor inrush current elevated. Installed a hard start kit to assist compressor starting characteristics and reduce inrush current, helping decrease startup stress on the compressor. Installed new compressor for unit W9KF serves bedrooms, pressure test system for 15 minutes to ensure no leaks, vacuum system to remove contaminants and moisture from system and charge unit back to manufacture specifications using 14 pounds of refrigerant. Also checked refrigerant levels for living room system.

Called ACPRO for status on evaporator coil, representative said they’ll call tech back with update. Will call client once eta and more information is available. ACPRO provided update that the evaporator coil will be in tomorrow morning (7/30). Provided update to client and notified office to call and schedule installation.

Today’s cooling preventative maintenance consisted of one system on the side of the home. Both Honeywell thermostats are checking out good with no alerts. All of the cooling sequence of operations are successfully checking out, ensuring that the home is cooling properly and pressures are testing normal. The capacitor is testing out for its rated amount. I cleared the condensation line and proper drainage is occurring. I replaced both 20x30 filters upstairs in the hallway. Blower motor is testing good. I thoroughly washed the coils down on the system to remove all during debris. Overall, this 2014 unit is operating to the manufacturer specs at this time of today’s annual cooling preventative maintenance.

Maintenance for cooling on an American standard platinum series 5 ton heat pump. Attic axis to FAU located on the outside. Two 14 x 24, both located in the hallway by master bedroom. Condensation line cleared filter changed. 1050 thermostat shows no active alerts. Check system sequence of operation. Checked compressor amps, checked fan motor amps, checked in rush, checked fuses and disconnect box, checked Freon and pressure. Outdoor unit monitor shows no active alerts. Washed outdoor unit down. System is working per manufacture spec. Home is cooling properly. Need to clear out condensate from the outside access to FAU is very difficult to get too.

Assisted tech with compressor removal/placment

Diagnostic on 2024 off brand ac equipment. Advised equipment installed is micro channel coils and uses 410A refrigerant which is being phased out. Existing equipment is not designed to handle extreme heat and in know to over heat and struggle to condition home. Advised on equipment options and will schedule to install new equipment.

Maintenance for cooling on an American Standard 2 ton outer condensing unit with a Payne 2 ton of flow split system. Furnace located in the closet by the hallway 14 x 25 filter located at furnace. Condensation line cleared filter changed. Changed batteries and thermostat, thermostat checks out ok. Check system sequence of operation. Checked compressor amps, checked, fan motor amps, checked capacitor, checked fuses, and disconnect box, check Freon and temperature split. Washed outdoor unit down. Checked in rush above manufacture spec spoke with client and recommend compressor savor kit talked about the benefits of having one for outdoor unit. Client agreed and sign estimate. Installed compressor saver kit checked in rush showed client the results. System is working per manufacture spec. Home is cooling properly. Client renewed biannual maintenance via CC.

Performed a cooling maintenance on a 2 18x18 Bosch package unit, changed 2 18x18 filter, filter located in ceiling, flushed condensation line, upon arrival HO stated that bedroom unit was not cooling check and verified and everything was working properly proceeded on maintenance and check for thermostat, on unit check for amperage and voltage, check for compressor, check for freon level, check for temperature split, checked for disconnect box, everything within range also clear out dust accumulated inside electrical component area and rinsed unit coil. System is working within specification in cooling at the time of maintenance.

Sighned up on maintenance plan. Found drain line in attic very difficult to access. Installed condensation clean out valve and cleared pee trap in attic. Recommend routine maintenance.

Compressor overheated will come back tomorrow to allow compressor to cool down and perform diagnostic.
