Performed a cooling maintenance on a 2024 American Standard silver series condenser, condenser located on right side of home, filter located inside fau, fau located in garage, changed filter, flushed condensation line, on condenser check for amperage and voltage, check for compressor, check for freon level, check for capacitors, everything within range also clear out dust accumulated inside electrical component area and rinsed condenser coil. System is working within specification in cooling at the time of maintenance.

Precision tuneup on two American standard upload platinum series heat pump. Two 1050 thermostat show no active alerts. Condensation lines cleared filters changed check system sequence of operation. Compressor amps, checked fan motor amps, check Freon and temperature split. Outdoor unit monitors show no active alerts. Washed both units down. Performed a cooling maintenance on three Amana systems. Gas furnaces located in the attic and air handler located in an outdoor closet at Casita. Replaced filters, cleared condensate drain line and washed outdoor units. Unit #1158 dual run capacitor measured outside of manufacturer specifications. Replaced capacitor – paid via CC. Checked all starting capacitors, electrical motors and refrigerant circuit diagnostic. Thermostat – OK. All three systems are cooling the home at the time of maintenance. Pre-booked heating maintenance.

Upon arrival, no errors or alert present. Client received a phone call with technician last night and technician was able to help Client get system up and cooling properly. System at this time is cooling down the house properly see pictures for past history alerts.

Maintenance for cooling on one 2013 American standard 5 ton upflow split system for main home and one American standard 1.5 ton heat pump for Casita. Two Honeywell thermostats working properly. Condensation lines cleared filters changed. Check both system sequence of operation. Check compressor amps, check fan motor amps, check capacitor, check Freon and temperature. Washed both outdoor units down. Indoor unit and outdoor unit for main home has surge protector along with hard start kit. Recommend client add Hardstart kit for Casita outdoor unit, spoke about the benefits of having one. Installed hardtstart kit and test systems operation. Both systems are working per manufacture spec. Performed a cooling maintenance on a 2025 American Standard silver series condenser and a 2019 condenser, condenser located on right side of home, filter located inside filter rack, fau located in garage, changed filter, flushed condensation line, on condenser check for amperage and voltage, check for compressor added start kit on S#17079 , check for freon level, check for capacitors, everything within range also clear out dust accumulated inside electrical component area and rinsed condenser coil. System is working within specification in cooling at the time of maintenance.

Upon arrival, client concern about exposed wires coming from disconnect whips. Upon checking disconnect lifts, found them loose from connection point was able to tighten up disconnect whips and there is no longer exposed wire. Informed client would recommend relocating disconnect as well as putting in new whips. That way connection point no longer fall apart. Will send estimate via email.

Client was able to get thermostat back online by himself

Upon arrival, platinum unit had no errors or alert present on 1050 thermostat. Upon checking in history. I found multiple error code 126. Upon checking outdoor thermostat wire found a loose connection on wire nut connected to outdoor unit. After fixing and restarting system still no error code present was getting 12 DC volts on outdoor thermostat wire connections system at this time is cooling down the house properly.

Adding a Rectorseal RSH-50 to a Bosch all-electric heat pump package unit helps protect sensitive inverter and control board electronics from damaging power surges and voltage spikes. This added protection can reduce costly repairs, prevent nuisance breakdowns, and improve overall system reliability. Surge protection is especially important for modern variable-speed heat pumps because their electronics are more sensitive than traditional HVAC equipment. Installing an SPD also helps protect the customer's investment and supports longer equipment life. Installed surge protector and confirm it is on and working properly.

Performed AC Cooling maintenance on 2019 American Standard Gold split system. Cleaned washable filter with garage upflow furnace. Nest thermostat working properly. Cleaned out electrical compartments and rinsed down the condenser coil. Cleared condensation drain, goes into garage sink next to unit. Old drain line not used, no longer terminates by condenser. Checked amps, volts, start and run capacitors, refrigerant charge/temperature split (23°). System is cooling properly at time of maintenance. Homeowner declined pre-booking fall/ winter heating maintenance .

Upon arrival, thermostat was calling for cool but unit not responding. Reset system at FAU located inside attic unit is now operating and cooling properly.

Performed annual AC maintenance on two 1998 split systems FAU located inside garage. Changed 14 x 25 and 20 x 25 filters located within furnace cabinet. Checked amp, volts, capacitor, and cleaned electrical compartment. Checked refrigerant levels, super heat, subcool, and temperature split. flush condensation line and washed condensing coils. Found all electrical components and refrigerant levels to be within manufactured specifications. Both systems are well beyond life expectancy, but are operating and cooling properly.
