System had a burnt contactor and faulty capacitor tripped breaker and blown high voltage fuse. Installed new 60 amp fuse, contactor, and capacitor. Also, reset breaker system is now operating. System is well beyond life expectancy. cycled both systems from Honeywell thermostat.

🔧 Service Summary – Ductless System Evaluation 🏡 Arrival & Concern Upon arrival, the client reported that the ductless unit was not operating properly. 🔍 System Inspection Cycled the system and proceeded to the outdoor condenser. Checked refrigerant levels, compressor amperage, and fan motor operation. • Refrigerant levels: within manufacturer specifications • Electrical components: operating within range 🌡️ Performance Check Measured temperature split and obtained a 23°F differential. 🧼 Findings & Recommendations Noted minor debris buildup on the evaporator coil. Advised client on the benefits of evaporator coil cleaning to improve efficiency and performance. ✅ Conclusion At this time, the system is operating properly and within normal range.

I Performed Maintenance on the Cooling System. Also replaced a 24x24 filter. The system is a 2012 4 ton American Standard Package unit located on the roof. The system checked out operational and within manufactures specifications at the time of the service. Scheduled next maintenance visit online for Tuesday November 10th 2026 between 9-11 am.

Performed annual cooling maintenance on 2) 2025 American Standard Platinum Heat pumps. Upflow FAUs are located in garage. Filters did not need to be replaced but left behind 16x25 and 20x25 filters for client. Serviced ductless unit and rinsed washable filters. Connected to condensers via Tech App and verified systems are running to manufacture specifications. Found no error codes at thermostats. Cleared condensation lines from jones valves. Systems are working properly in cooling at this time of service.

Performed annual maintenance on a 2022 Rheem split system. Replaced the 16x25 upflow FAU filter rack. Verified system operation by checking refrigerant levels, amperage, and motor performance—all within normal ranges. Cleared the condensate drain line to ensure proper drainage. Cleaned condenser coils thoroughly. Inspected system for leaks—none found. Checked Ecobee thermostat operation; confirmed system is calling for cooling correctly and reaching the desired set point. System is operating properly at this time.

Performed a cooling maintenance on a 4 ton condenser, condenser located on right side of home, filter located in hallway ceiling, fau located in attic, changed filter, flushed condensation line, on condenser check for amperage and voltage, check for compressor, check for freon level, check for capacitor was out of range advised HO gave me the okay to replace it, everything within range also clear out dust accumulated inside electrical component area and rinsed condenser coil. System is working within specification in cooling at the time of maintenance.

Arrived to install four exterior outlets in weather-resistant boxes with protective covers. Removed and replaced four interior outlets. Converted two exterior lights to outdoor ceiling fans.

Performed annual maintenance on two 3-ton Bosch package units (2022 models). Replaced all air filters. Verified proper sequence of operations, checked refrigerant levels (within acceptable range), and inspected motors.bThoroughly cleaned condenser coils and cleared both condensate drain lines. Verified both Ecobee thermostats are functioning correctly, calling for cooling and reaching setpoints. At the time of service, both systems are operating properly and cooling as expected. Client plans to renew the comfort plan through the office.

Upon arrival client informed me thermostats weren’t following commands Rebooted both thermostats and educated client on rebooting thermostats Both units are cooling properly

I advised client about pulling and cleaning the blower motor and cleaning the evaporator coil, as well as installing a UV light and client agreed and chose option 2. Measured supply air temperature at approximately 50°F. Checked amperage readings and confirmed all motors are operating within normal range. Cleared both condensate drain lines to ensure proper drainage. Thoroughly cleaned both condenser coils. Inspected and tested both Honeywell thermostats. Verified they are operating correctly, calling for cooling, and reaching desired set points. Both systems are operating properly at the time of service and are cooling as expected.

Changed out 20 x 24 filter located in upper wall, cleared all electrical components of dust and debris, verified prophecy influence of operation, cleared a condensation line and washed condensing coil. Thermostat checked out OK. System is within manufacturers, specifications and cooling and operating properly at this time of service.

Performed a cooling maintenance on 2 Silver straight-cool condensers. Cleared condensate drain line, replaced filter and washed outdoor unit. Documented refrigerant temperature and pressure, checked dual run capacitors and electric motors. Both systems are cooling the home at the time of maintenance. Family relative locked and secured home.

Moved circuit for family room/wifi from utility fed sub panel to battery backup panel. Ran a piece of running thread between panels and ran 12-2 romex between panels and made connections to restore power to circuit and accomplish what customer desires. Also ran 20 amp 240v circuit for mini split install for today via mc cable through garage to mini split location. Turned unit on and tested to verify with customer that unit operates correctly.
