Excellent representative
Upon arrival, client stated condensation line was overflowing causing severe water damage. Spoke with client about when last maintenance was done. Integrity of structure holding upflow furnace is warped and damaged. Notified client about needed repairs and why renewing bi-annual maintenance is important to maintain equipment so that both indoor and outdoor units can work properly to avoid further issues. Client agreed and signed estimate. Made a few adjustment on pvc drain line to clear it out properly and added a water safety switch. Schedule maintenance appointment with client.
Performed annual maintenance on a 2023 American Standard split system and a 2010 Goodman split system. Replaced the 14x25 and 20x25 air filters. Upon arrival, the client stated the home was very hot and not cooling properly. Checked the thermostat, which was calling for cooling. The indoor unit was operating, but the outdoor unit was not running. Inspected the control board and verified 24 volts between common (C) and Y, indicating the unit was receiving a cooling call. Tested the dual run capacitor and found it had failed, reading 0 µF. Replaced the capacitor and cycled the system. The unit started and operated normally after the repair. Verified a supply air temperature of 57°F. Completed the sequence of operations, including checking refrigerant levels, compressor amperage, fan motor amperage, and capacitor readings. The 2023 American Standard system showed no active alerts on the thermostat or control board. Both systems were operating properly. Renewed client for comfort plan.

Upon arrival, both units were not cooling properly. I connected gauges to check the refrigerant levels on each system. The Trane unit R-22 refrigerant was found to be completely out of refrigerant. I advised the homeowner of the system’s poor condition and explained that R-22 refrigerant is very expensive due to its phase-out. The homeowner requested an estimate for replacement of the unit. The Rheem unit (Serial #50335) was also found to be low on refrigerant. I informed the homeowner of the findings and added 3 lbs. of refrigerant. After charging the system, it was operating within manufacturer specifications and producing a 54°F supply air temperature.
Upon arrival, verified the equipment is a 2019 Lennox ML14XC1 system, serial number ending 4260. Found the indoor unit operating; however, the outdoor condensing unit was not running. Performed electrical diagnostics and found no 24V signal at the contactor. Checked continuity through the disconnect fuses and found a failed 50-amp fuse. Replaced the failed fuse and restored power to the outdoor unit. Cycled and tested the equipment, verifying proper compressor and condenser fan motor operation. Tightened and secured all electrical connections and verified there were no loose wires or wire nuts. Confirmed the system is cooling and operating within manufacturer specifications. Indoor temperature decreased from 99°F upon arrival to 97°F upon departure, confirming proper cooling operation. Discussed the benefits of the Annual Comfort Program with the member, who elected to enroll during today’s visit
Upon arrival, both indoor and outdoor unit were operational. Compressor was ready, but blowing out hot air upon checking refrigeration level cell system completely flat again. Did a visual trek on outdoor unit did not find anything open up that coil and immediately saw leak Eva coil. Is 20 years old and as informed by management team cannot repair will need to replace EV coil. Will send it via email to replace Eva coil as well as to refill refrigeration. Showing the pictures clearly see where leak is coming from. Also took measurement of height and width of coil. Coil is upflow and located inside garage. sent estimate via email for a 4 ton Evaporator coil only.
Upon arrival client stated system not cooling and blowing ambient air. Issue has occurred multiple times over the weekend. Previous tech noted condenser fan motor issue but never ordered part due to system working and client trying to afford repair. Found system running. Checked refrigerant levels. Fan motor rated 1.5 and reading 1.1. Compressor rated for 16 and reading 16.6. Advised client compressor could be the issue overheating. Advised when system is cooling it is hard to diagnose the issue. Will get with previous tech on what he found and why he thought it was the fan motor.
Upon arrival, client said she arrived home today and turned thermostat down but system is taking forever to reach temperature. Checked refrigerant levels and refrigerant levels are within manufactured specifications. Also checked temperatures split in system has a 20° delta T. with refrigerant numbers looking good and system having a proper delta T changed thermostat. Client is going to keep an eye on the temperature

Demand call client stated outdoor condensing unit serial number 162321MY3F making loud humming noise. Checked all electrical, check compressor amps, check fan motor amps, check capacitors, checked compressor saver kit, checked Freon and pressure. Spoke with client that noise is coming from compressor notified them system is operating, told client about several issues regarding the compressor about usage, age, efficiency and wear and tear. System is 10 years old and is working at time of demand call. Home is cooling properly.
Arrived at customer’s home to complete a complimentary electrical safety inspection. Upon arrival I found a non UL listed breaker in panel, visible aging of panel, visibly aged smoke detectors, backstabbed outlets, and no surge protection. Informed customer of my findings and he requested a quote for a panel tune up with surge protection. Customer requested that I talk to Barry before sending him estimate for work.

Upon arrival, indoor unit operational not outdoor unit. Again was getting error code H4. Restart system and check refrigeration levels shown in pictures Refrigeration levels are well within range. System started cooling down the house after restarting system check compressor harness plug saw-no signs of any repairs that are needed on compressor harness spoke to supervisor relayed the message supervisor will get with tech support. At this time, system is cooling.
Arrived at customer’s home to diagnose outlet non op by pool equipment. Found that outlet was powered by the time clock above it. Turned time clock on and tested outlet to verify. Informed customer of this and verified with them to complete scope of work for today.
Maintenance for cooling on a RUUD upflow 5 ton split system. Furnace located in the closet inside the garage. Washable filter located at furnace. Condensation line cleared filter washed. Honeywell thermostat working properly. Upon maintenance noticed furnace is on an out outdoor unit fan motor was on compressor was not. Checked capacitor rated 70 tested at 0.00 capacitor bad notified client recommend replace capacitor. Client agreed and signed estimate. Installed new capacitor and test system operation. Checked compressor amps, checked fan motor amps, checked fuses and disconnect box, checked Freon and pressure, check temperature coming out of supply vent. Notice disconnect box was not properly screwed on, spoke with client about properly securing it. Washed outdoor unit down. System is working per manufacture spec. Home is now cooling properly. Client signed up for bi annual maintenance via CC. Client would also like a follow up on adding a new return and possibly running new line se

Upon arrival, turn system on at thermostat but only blower motor would operate. With further inspection I discovered system had a faulty dual run capacitor measuring zero MFD. I installed the new capacitor and cycled system. System is now operating and cooling properly. unit number 1XAF.
Performed a cooling maintenance on a 2022 American Standard silver series condenser, condenser located on roof, filter located in hallway ceiling, fau located in attic, changed 20x30 filter, flushed condensation line, neck for thermostat, on condenser check for amperage and voltage, check for compressor, check for freon level, check for capacitors, check for disconnect box, everything within range also clear out dust accumulated inside electrical component area and rinsed condenser coil. System is working within specification in cooling at the time of maintenance.
Arrived at customer’s home to finish reworking switches, and perform a diagnostic on no op landscape lights, and non op back porch wall sconce. Reworked switches and moved boxes per customer request and completed diagnostic on landscape lighting and sconce. Found that connection for sconce in separate box was loose. Fixed connection to resolve issue. Found that in ground landscape transformer was hooked up incorrectly and sent 120v through a 12v fixture and blew it out. Ordered a replacement fixture and will return free of charge to change fixture out for a working one.

Found in repaired leak inside condensing unit, pressure test system to ensure leak was fixed vacuum system to remove air moisture from unit and charge system with 8 pounds of R 22. Refrigerant. Included Hyde’s family comfort club. Two maintenance visits per year.
Maintenance for cooling on an American Standard silver series 4 ton 2015 upflow split system. Furnace is located in the closet by the front door. 20 x 25 filter located at furnace. Condensation line cleared filter changed. American Standard thermostat working properly. Check system sequence of operation. Checked compressor amps, checked fan motor amps, checked, capacitors, checked fuses and disconnect box, checked Freon and pressure. Washed outdoor unit down. Upon maintenance notice capacitor rated 45/7.5 tested 41.5/7.3 capacitor tested, weak gradually declining. Recommend replace during capacitor under warranty and add compressor shaver kit talked about the benefit benefits of having one for the outdoor unit. Sent estimate. System is working at time of maintenance. Home is cooling properly.
Performed a cooling maintenance on two gas package. Checked running/starting capacitors, electrical motors and refrigerant circuit diagnostic. Thermostat/disconnect box: good. Replaced filters. Client stated that system had shut off during excessive heat periods. I suggested that compressor motor shut off on thermaloverheat, and that system would restore to cooling after cool down. Both systems are cooling the home at the time of maintenance.

Arrived for a complimentary electrical home safety inspection. During inspection of the breakers I noticed that they were properly UL listed for that brand of panel but look like they need to updated and replaced. During inspection of exterior outlets I recommended homeowner install bubble covers to his outlets. Bubble covers—also known as in-use or weatherproof covers—are required on exterior outlets to prevent water damage, stop electrical shocks, and avoid electrical fires while a cord is actively plugged in. Unlike flat covers that only protect an empty socket, bubble covers seal around active cords and meet official safety building codes. After inspection of smoke detectors I recommended replacing the Master Bedroom smoke detectors as it was discolored and showed signs of aging. During inspection of interior outlets I discovered that they were not up to code and backstabbed.
