Found transformer not working at the furnace replace transformer popped fuses replace fuse, found short on red or common wire cannot determine do not have access to left message with homeowner need to return to continue investigation on low-voltage wire to find short and start system up and check refrigerant levels

Performed annual cooling maintenance on 2) 2023 Goodman 4 ton split systems. Both upflow FAUs are located in garage. Replaced 16x25 and 14x25 filters located at fau. Cleared condensation lines. Followed sequence of operations and checked voltage, amperage, capacitor, temperature split, Freon levels, and rinsed condenser coils. Everything checked out in range. Honeywell 5000 thermostats checked out okay. Both systems are working properly in cooling at this time of service. Client renewed HFCP via CC. Prebooked heating maintenance on site with client.

Arrived for a complimentary electrical safety inspection. During inspection of the panel I noticed overheating and discoloration damage on busing of panel. Overheating and discoloration on the bussing (the metal busbar that distributes electricity to breakers inside an electrical panel) is dangerous because it signals high electrical resistance that can lead to an electrical fire. During inspection of exterior outlets I noticed none had bubble covers. Bubble covers (also called "in-use" covers) protect exterior outlets by creating a deep, weatherproof dome that keeps rain, snow, and debris out of the receptacle even when an electrical cord is actively plugged in. During the inspection of the interior of the home I noticed that the 3 bedrooms did not have smoke detectors installed. After inspection of interior outlets I discovered that they were not up to code and backstabbed. Tamper-resistant receptacles feature internal spring-loaded shutters that block foreign objects from being ins

20 degrees temperature split. Equipment is working properly according to manufacturer specifications. Filter extremely plugged. Replaced filter also cleaned excessive debris of return air grill.

Maintenance for cooling on an American Standard 5 ton horizontal heat pump. Attic access in master bedroom closet. 20 x 30 filter in hallway 10 x 10 in Man cave and 14 x 14 in master bedroom. Condensation lines cleared filters changed. 1050 thermostat working properly Zoning for guestroom and Man cave. Check system sequence of operation. Checked compressor amps, checked fan motor amps, check fuses and disconnect box, check Freon and pressure. Washed outdoor unit down. Outdoor Monitor shows no active alerts. System is working for a manufacture spec. Home is cooling properly. Client informed me they had a power outage last night. Spoke with client about surge protectors. Recommended square D breaker style surge protector. Client agreed and signed estimate will need to return with part to install.

Secured all electrical connections. Sensi thermostats checked out okay. Systems are working properly in cooling at this time of service. Client renewed HFCP paid via CC. Client stated garage ductless unit started to drip condensation into garage interior wall. Removed casing and found interior condensation point filled with debris at water pan, cleaned interior termination point and verified proper drainage. Tested and cycled equipment. Rinsed filters and condenser coils. Ductless unit is draining and cooling properly at this time of service.

Performed a cooling maintenance on a platinum. Washed outdoor unit, cleared condensate and replaced filter. CDA notifications were S.O.P. Thermostat/disconnect box: good. Checked refrigerant circuit diagnostics. Client renewed club membership and pre-booked heating maintenance. System is cooling the home at the time of maintenance.

Bedroom system 2024 sn wsjg pov American standard air handler installed by Hyde’s blower motor failed due to power surge. Replaced motor and tested operation. Highly recommend whole home surge protection. Also recommend maintenance plan on equipment to keep everything working efficiently. Attached estimate for recommended services below.

Demand call upon arrival. Client stated bedroom unit was not cooling properly. Thermostat said 83° was set to 78. Outdoor unit serial number 161215842F was not on but furnace was running. Upon further diagnostics. Found bad dual run capacitor notified client and recommend replace. Spoke with client about adding compressor saver kit to both outdoor units. Talked about the benefits of having one for the outdoor units. Client agreed and signed estimate. Installed new dual run capacitor and two compressor saver kits. Tested system operation and check in rush showed client the results. Bedroom system is operating and cooling home properly.

Performed annual preventative maintenance on two 2015 American Standard Platinum Series HVAC systems. Replaced two 20x20 air filters. Verified operation of both Honeywell 8000 thermostats and confirmed each system was properly calling for cooling. Checked and verified the sequence of operations, refrigerant levels, compressor amperage, condenser fan motor amperage, and capacitor condition. Cleaned and maintained the filters and evaporator/condenser coils. Thoroughly washed both condenser coils and cleared the condensate drain lines. Both systems were tested after maintenance and are operating properly at the time of service. Renwed comfort plan.

Performed a cooling maintenance on two split units. Cleared condensate drain, replaced filters and washed outdoor units. Installed two compressor saver kits – paid via C. C. Checked running starting amperage, capacitors and refrigerant circuit diagnostics. Disconnect box/thermostats: good. Both systems are cooling the home at the time of maintenance.

Upon arrival, client stated that last night they had a power outage, and that the equipment didn’t come back on right away and that he went to reset system and after resetting system everything came back on. I then found that there was water in the secondary drain indicating that the condensate drain was backed up. I flushed condensation drain multiple times through the Jones Valve and system is draining. Client also advised that thermostat was only responding on the app and not the physical thermostat. I pulled thermostat off the wall and re installed thermostat and thermostat is now working properly. If thermostat becomes an issue again, then the thermostat will need to be replaced. At the time of today’s service the system is cooling properly. Scheduled next maintenance visit online.

Maintenance for cooling on two Allied split systems. Attic access located in laundry room. Condensation line is cleared filters changed. Two April air thermostats working properly. Checked both system sequence of operation. Checked compressor amps, checked fan motor amps, checked capacitors, checked fuses and disconnect box, checked Freon and temperature split. Wash both outdoor units down. Outdoor unit for living room capacitor weak. Notified client and recommend replaced dual run capacitor also spoke with client on adding compressor saver kit talked about the benefits of having one for the outdoor unit sent estimate. Both systems are working at time of maintenance. Home is cooling properly.

Arrived to provide an estimate to install a surge protector to home. Discussed with customer the difference between the ultra and whole home surge protectors and how they work to keep the home safe. She agreed to install the ultra surge protector and work was completed at the same time.

Arrived to evaluate condensate draining from the secondary termination. Inspected the attic condensate piping and found the primary drain line was not maintaining proper downward pitch, allowing water to back up and discharge through the secondary drain path. Reconfigured the existing condensate piping at the Jones valve and adjusted the primary drain line to restore proper slope. Secured/elevated the affected section using a 2x4 support to help maintain continuous downward pitch away from the air handler. Cleared the condensate line and allowed the equipment to operate while monitoring drainage. Water was evacuated from the secondary drain pan, and proper downward slope was verified throughout the accessible portion of the primary drain line. Condensate was observed draining properly during final operation. The primary exterior termination could not be located during today’s service. Based on the direction of the existing drain run, the termination may be located on the opposite side

Upon arrival I adjusted thermostat system was calling for cooling, but unit was not turned on. I opened the panel capacitor checked out normal check 24 V and one of the fuses was out on the disconnect box. Clients already had his own fuses as the last visit. The other fuse went out as well. Client marked the new fuses with sharpie on the end to identify which one got swapped out last time and in this visit, the opposite fuse went out this time. After swapping out the fuse that the client provided the system was on and running pressure checked out amps on the fan checked out, and the system was cooling properly and dropping temperature normally overall system is now cooling and operating to the manufacture specs at this time of service.

Upon arrival found primary condensate line filled to the tee on American standard unit. Cleared condensation line from jones valve, both primary lines from both units tie into each other, no outdoor termination as it drains into the house drainage. Flushed lines and poured a gallon of water to assure proper drainage and line did not back up. Nc return. Sent estimate for water safety switch. Notified office to have angelo contact client for dry wall repair per clients request.

Found 2021 American Standard platinum side discharge split system on hard lockout proceeded by 177.04 and 177.03 per diagnostic notes this model it’s for high load conditions in cooling. So system is working at its max and set off current protections. Recycled power and checked system. System condenser fan motor and compressor amps, volts, subcool, superheat, line temps and temperature split were all indicating proper cooling. Removed leaves building up on side of condenser and rinsed coil, blew dust off drive and sensors /board. System may just be working at its max and does have sheet metal redirecting air so not to recirculate. System is cooling properly now

Found 2021 American Standard Package unit with all loads operational but supply temp same as return, 0° temperature split. Checked pressures and line temperatures. Pressures indicate system has enough charge but it’s not getting passed txv. Tried to open weld-in txv by heating up sensing bulb and no change, bulb may have lost charge or solid restriction. Only repair option is removing refrigerant and replacing txv then adding back refrigerant. 10 year parts warranty but 2-year labor warranty expired. Spoke with homeowner and he is out of country but approved repair. Got with office and part ordered as well. 12-3 repair time for Friday 8/28. Attached is repair estimate for homeowner to sign.
