Performed a cooling maintenance on two gold split systems with courtesy garage mini split service. Washed outdoor units, cleared condensate drain line and replaced filters. Documented refrigerant temperature and pressure, checked electrical motors and capacitors. Client renewed club membership. Both systems are cooling the home at the time of maintenance.

2020 American Standard Platinum split system (only one) with zoning had alert for SOP/TSO.004 low battery for indoor sensor. Replaced (2) AAA customer supplied batteries and alert went away. Tested system in cooling. System is turning on and cooling properly. 23° split, no other alerts present, history looked good as well. Left my Hyde’s business card if she ever has questions about her Platinum system.

Performed annual cooling maintenance on a 2015 York 5ton package unit. Replaced 20x30 filter located in hallway ceiling. Followed sequence of operations and checked voltage, amperage, capacitors, hard start kits, temperature splits, Freon levels, cleared condensation line, and rinsed condenser coils. Everything checked out in range. Thermostat checked out operational. System is working properly in cooling at this time of service.

Performed a cooling maintenance on two R-22 condensers. Washed outdoor units. Client replaced filters. System delta T was in proper range. Found one condenser fan capacitor measuring outside of manufacturer specifications. Replaced capacitor and installed compressor saver kit. Client enrolled in silver club membership - paid Via C. C. Both systems are cooling the home at the time of maintenance.

Performed annual cooling maintenance on a 2018 American Standard Silver 5 ton unit. Upflow fau is located in garage. Replaced 16x25 filter located within blower compartment. Checked Freon levels and found pressures stabilized. Checked compressor amps and found compressor non operational. Compressor was over heated. Cooled down compressor. Tested and cycled equipment. Found 7.5 capacitor reading below manufacturer specifications and compressor over amping at start up. Informed and recommended to client replacing capacitor and adding hard start kit. Client authorized recommended repairs verbally. (Check notes) Followed sequence of operations and checked voltage, amperage, capacitors, hard start kit, temperature split, Freon levels, cleared condensation lines and rinsed condenser coils. Everything checked out in range. Thermostat checked out okay. System is working properly in cooling at this time of service. Client renewed HFCP, paid via check

Maintenance for cooling on an American standard silver series split system. Condensation line cleared filter changed. Ecobee thermostat working properly. Check system sequence of operation. Checked compressor amps, checked fan motor amps, checked capacitor, checked Freon and pressure. Recommended customer Hard start kit advise them of the benefits such as prolonging the life of the compressor and to reduce amperage start up as the system ages. Customer agreed and signed estimate. Installed hard start kit. Checked in rush amps, showed customer the results. System is working per manufacture specs. Home is cooling properly.

I removed old AccuClean Head for the Bedroom System, and installed new head and everything is operational. I then installed two new dual run capacitors and contactors and tested the systems. Both Systems are operational at the time of the service.

Arrived at customer’s home to diagnose gfci with orange light in kitchen. Upon arrival I found that gfci was tripped. Reset gfci to restore power and resolve issue. Verified with customer to complete scope of work.

Comfort ac service on 2009 split systems. Fau located inside closet. Replaced filter, flushed condensate lines and washed coils. Checked all ac components and refrigerant levels. Advised on age and life expectancy of system. Gave ball park quote.

Rinsed washable filter located in blower compartment and cleared condensation line. Followed sequence of operations and checked voltage, amperage, capacitor, hard start kit, temperature split, Freon levels, and rinsed condenser coils. Surge protectors are still operational. Honeywell 8000 thermostat checked out okay. System is working properly in cooling at this time of service.

Maintenance for cooling on a Rheem 2005 R 22 split system. Ecobee thermostat working properly. Condensation line cleared filter changed. Check system sequence of operation. Checked compressor amps, checked fan motor amps, capacitor fairly new installed in 2022, checked Freon and pressure. Notified customers system is roughly 21 years old containing old Freon. Recommended customers hard start kit to prolong the life of the compressor to better benefit the system. Customers agreed and signed estimate. Installed Hardstart kit, checked in rush amps. System is working per manufacture specs. Home is cooling at time of maintenance.

Arrived to install a new dedicated 20-amp, 240-volt circuit for a ductless system. Ran the conduit from the main panel using 1/2-inch EMT conduit to the disconnect location. Installed a 20/40 quad breaker to power the system.

The work involved the installation of a 2-ton 18 SEER Mitsubishi ductless system specifically for the garage. This included running 230-volt electrical wiring from the main panel to ensure proper connectivity and functionality.

Performed annual maintenance on a 2014 American Standard 5-ton condenser unit. Replaced air filters (20x30 and 10x10) Verified sequence of operations—system functioning correct. Checked refrigerant levels—within normal operating range. Inspected blower and condenser motors—operating properly. No signs of airflow restrictions at time of service. Verified second-stage cooling—24V signal present and functioning properly. Honeywell 8000 checked operational calling for cooling. Cleared condensate drain line to ensure proper drainage. Cleaned condenser coils thoroughly. System is operating properly at time of service. Customer stated they will contact the office to renew their maintenance/comfort plan.

Maintenance for cooling on a 4 ton 2014 Goodman split system. Thermostat working properly. 20 x 30 filter located above the TV. Condensation line cleared filter changed. Check system sequence of operation. Checked compressor amps, checked fan motor amps, capacitor fairly new, checked fuses, checked Freon and pressure. Notice outdoor unit has hard start kit. Checked in rush amp, notice amps were far above manufacture specs, hard start kit was no good. Showed and recommended customer a new hard start kit to benefit and prolong the compressor of the system. Customer agreed and signed estimate. Installed new hard start kit and checked in rush amps. Showed customer results. Washed outdoor unit down. System is working per manufactured specs. Home is cooling properly.

I Performed Maintenance on both the Cooling Systems. Also replaced 2) 20x25 filters and flushed both the condensate drains. Both Cooling Systems are 2014 4 and 3 ton models located in the garage and outside on the ground. I also advised client that 4 ton unit (S#R482F) which services the Living Room Area is testing within specifications at the time of the service. But due to age of capacitor, would strongly recommend replacing capacitor to prevent future failure. Also advised client on past recommendations of installing two drain switches and lastly adding two jones valves for stronger condensation drain clearing. Gave client 3 options for client to consider. At the time of today’s maintenance visit both systems are cooling properly. Scheduled next maintenance visit online for Tuesday October 20th 2026 between 10-12 pm.

Inspected Honeywell 6000 thermostat and confirmed proper operation and call for cooling. System is operating properly at time of service and cooling as expected.

Maintenance for cooling on two American Standard platinum series heat pump. Two 1050 thermostats show no active alerts. Condensation line cleared filters changed. Checked both system sequence of operation. One outside unit is on the left side of the home. The other outside unit is on the right side of the home. Check compressor amps, checked fan motor amps, monitor for the right outside unit works, but in poor condition but I was still able to check Freon and pressure. Washed both outdoor units down. Both systems are working per manufacturemspecifications. Home is cooling properly.

Performed maintenance on a 2023 American Standard 410A condenser unit. Replaced filters with 16x20 size and inspected downflow FAU. Completed full sequence of operations check, including refrigerant levels, amperage, and motor performance. Compressor is operating within normal range and not over-amping. System is equipped with a hard start kit, which is helping reduce startup torque and overall amperage draw. Cleared condensate line to ensure proper drainage. Client already washed down condenser coils. Also recommended installation of a surge protector; client is not interested at this time. System is currently operating properly and cooling effectively at the time of service.
