Upon arrival, when system runs lower motor, making a very loud noise sounds. check motor motor is good. Found blower motor wheel very loose. Took blower motor apart and tighten the wheel up. Lowered down the blower motor speed and system still making a very loud noise. Will need to order a new blower motor wheel already did so new blower motor wheel will be coming from Ferguson sent to our warehouse. Was informed should be coming in by Friday. One part is in stock. Will need to come back out and replace blower motor wheel. we just replaced blower motor no charge for replacing blower motor wheel.

Called client and advised motors are in. Office will call and schedule

Replaced oem ECM condenser Fan motor for York unit #89590. Replaced both motor and module, rewired to manufacture specs. Tested after and fan turned on, compressor running. Refrigerant charge is good. 20° split.

Upon arrival found bedroom unit last 4 2518 blower was running not condenser after Diagnostic found water in safety pan safety switch was triggered vacuum water out cleared condensation line and install new water safety switch was not working anymore. Unit is up and cooling. Client declined maintenance for office to reschedule.

Per pound price Returned April 22 to charge system according to manufacture specifications. Charged system with 1 pound of R-410a. Client paid via C. C. System is currently cooling the home at the time of maintenance.

System is working within specification in cooling at the time of maintenance.

Performed annual maintenance on two 3-ton American Standard split systems (2016). Replaced filters with twelve 12x12 filters and one 24x24 filter. Verified both ecobee thermostats are operational, properly calling for cooling, and reaching desired setpoints. Inspected systems following standard sequence of operation. Checked refrigerant levels, amperage draw, and motor performance—no signs of restrictions or refrigerant leaks detected. Cleared condensate drain lines to ensure proper drainage and prevent water accumulation in the drain pans. Cleaned condenser coils thoroughly. Also performed full maintenance on mini split systems, including cleaning filters and coils. At the time of service, all systems are operating properly and cooling as expected.

Checked both outdoor and indoor units. Indoor and outdoor units are all original to home which is 26 years old. All systems have original parts. The 2 units at this time are cooling down the house properly. Run capacitor, refrigerant are all within range at this time. Both units are way past life expectancy. Systems can easily go out within one or two years of running during the summertime. The typical lifespan of units out here in the desert is 10 to 12 years. At this time, they both are working. Cooling service on two 2022 American standards split systems and 20+1st company New York split a heat pump system for Casita. Verified proper sequence of operation, found starting amps for Casita unit system serial number 9216 with starting amps out of specifications, member is aware of age of system and it’s fine with current condition of unit. Verified refrigerant levels and line temperatures and cycled equipment. Thermostats checked out ok, washed condensing coils and cleared condensation lines. All systems were cooling and operating at this time of service.

I removed existing 18x30 filter and left filter for client as a spare filter. I then installed a 20x25x4 Honeywell filter and tested the system.

Arrived at customer’s home to install a new dedicated 15 amp 240v circuit for minisplit that was installed today. Changed disconnect box for existing hvac unit on roof to a 70 amp sub panel. From there we piped in emt on the exterior of the home down to minisplit location. Ran wire through conduit and landed all connections. Restored power to sub panel and turned breakers on to test unit and verify proper operation.

Maintenance for cooling on an American standard gold series split system. Honeywell 8000 thermostat working properly. Condensation line cleared filter changed. Checked system sequence of operation. Outdoor unit has surge protector. Check compressor amps, check fan motor amps, checked capacitor and fuses, checked Freon and pressure. Outdoor unit also has a hard start kit. Washed out outdoor unit down. System is working per manufacture specs. Home is cooling properly. Client recently had a mini split installed. Went through with client on how to operate the mini split.

Performed a cooling maintenance on two straight cool condensers. Washed outdoor units and replaced filters inside of furnaces. Located low-voltage short at condenser #MM3F. Made repair and tightened any loose connections. According to refrigerant temperature/pressure, unit #MM3F is low on refrigerant. We'll make a return to charge system according to manufacturer specifications. Checked electrical motors and capacitors. Both systems are cooling the home at the time of maintenance.

Cooling service on 2012 New York split system. Changed out 20 x 30 filter located in ceiling, cleared all electrical components of dust and debris, verified proper sequence of operation, checked volts, and amps, checked start and run capacitors, due to capacitor being original to equipment recommended/installed/tested new 70/5 MFD capacitor, verified refrigerant levels, line temperatures and temperature splits in cycled equipment. Thermostat checked out okay. Also educated member on thermostat usage (see notes) washed condensing coil and cleared condensation line throughout outside termination. System as well past life expectancy, but within manufacturers specifications and cooling and operating properly at this time of service.

Performed ac cooling maintenance on. (2) 2017 American Standard Gold split systems . Cleaned washable filters with garage upflow furnaces, used vacuum, compressed air and brush. Cleared condensation drains. Cleaned our condenser electrical compartment. Checked capacitors, amps, volts, refrigerant/temp splits. Informed homeowner I could not rinse down condenser coils as main home water was as shut off, landscaper was present making repairs at main water line, he said water would be off all day, homeowner was already aware and ok with situation, coils were ok to not have rinsed , no major dirty, debris, or leaves/ foliage covering coils. Honeywell (1st gen) thermostats working properly. Pre-booked upcoming fall/heating maintenance with homeowner for Thursday, October 1st 10AM - 12PM.

I Performed Maintenance on the Cooling System. Also replaced a 16x25 filter. The system is a 2023 Goodman 3 ton model located in the garage and outside on the ground. I also flushed the condensate drain. I found that the condenser coil has a big oil stain around the coils indicating of a refrigerant leak. I then found that the system is low on refrigerant. Advised client that we could add refrigerant to the system. But couldn’t guarantee that if we added it that it would hold. Advised client of all signs pointing to the condenser coil as the source of the leak. Client enquired about installing supply grilles. Client has a total of 10 openings. Attached pictures on file. Client then asked about installing a programmable thermostat. I lastly advised client that I would have one of the managers follow up with them to go over options on rectifying the situation.
