Calling maintenance on 2019 in 2013 American Standard rooftop package unit. Changed out standard lake filters and 20 x 20 filter located in ceiling and upper wall. Cleared all electrical components of dust and debris, verified proper sequence of operation. Checked volts and amps, checked start and run capacitors. Refrigerant levels and line temperatures and cycled equipment. Verified service protections are still good as well as UV lights. Ecobee thermostats checked out operational. Cleared notifications at thermostats. Washed condensing coils and cleared condensation drains. Systems are within manufacturers specifications and cooling and operating properly at this time of surface.

Performed annual AC maintenance on 2020 American standard platinum heat pump. Air handler located in outside closet. Changed 20 x 25 filter located in filter rack. Check thermostat for any past our present alerts. Checked CDA at condensing unitfor systems operations, refrigerant levels, amps and volts also error codes. Comfort ac service on 2025 American standard split system. Fau located inside attic. Client had replaced filter. Checked ac components and blew out electrical compartment. Flushed condensate line by condenser and washed coils. Recommend add on item hard start kit.

Performed annual cooling maintenance on 3) Rheem 5ton package units and 2) ductless units. Ductless units are located in garage and downstairs bedroom. Replaced 24x30, custom cut 9x50, 14x30, 20x20, 14x24, and 3) 14x14 filters located throughout the house. Serviced and rinsed washable filters for ductless units. Followed sequence of operations and checked voltage, FLA, RLA, LRA, capacitors, hard start kits, temperature split, Freon levels, and rinsed condenser coils. Secured all electrical connections. Found master bedroom unit S#0876 capacitors reading below manufacturer specifications. Installed new 70uF and 7.5 uF capacitors. Thermostats checked out operational. Zoning checked out operational. All systems are working properly in cooling at this time of service.

FoundSystem serial number 744L with starting amps 91.93/75 and the system serial number 151L with starting amps 89.91/75. Recommend compressor saver kits to prevent any further damage to compressor, assist compressor at startup and prolonged life of compressors. Will send over estimates. Cleared condensation lines and washed condensing coils. Set the thermostat back to 78° and 80° in grand bedroom, informed guards that maintenance will take approximately 45 minutes and can lock up Home after service is done. Systems were cooling and operating at this time of service.

Performed annual maintenance on two 2025 American Standard Gold Series heat pump systems. Checked and confirmed filters merv 11 were clean; left extra filters on site. Cleared condensate drain lines and verified proper drainage. Inspected overall system operation, refrigerant levels, amperage readings, and electrical components. Removed debris from system components and thoroughly washed condenser coils to improve efficiency. Verified both S200 thermostats were operating properly and reaching cooling set points. Today’s an annual cooling preventative maintenance consist of one American standard system. I first begin with replacing the 20 x 30 filter in the home to ensure that proper airflow is able to circulate back to the system minimal resistance. And then ensure that the nest thermostat is properly calling for cooling and turning the unit on with no errors. All of the cooling sequence of operations have successfully verify that there is a proper 20° split between the liquid line and the suction line which ensures that the home is being called efficiently to the desired temperature and then clearly condensation line thoroughly to ensure that it is properly draining at this time of service and the system is safely checking out on the correct amperage verifying a controlled voltage is being used overall this American standard unit is operating to the manufacturer specs at this time of today’s first annual cooling preventative maintenance

Recommended compressor savored kit to prevent any further damage to compressor and assist compressor at startup as well as pool/clean blower wheel and housing to stop by logical growth, being recycled throughout home. Verified refrigerant levels and took temperature splits 21° and cycled equipment. Washed condensing coils and cleared condensation line. Will send over estimate estimates for recommendations. System is cooling and operating at this time of service. Also informed Client about comfort plans, member is just interested in One Time tuneup.

Noticed in rush amps far above specs recommend client hard start kit, spoke with client about the benefits of having one. Client agreed and signed estimate. Installed hard start kit and check in rush. Showed client the results. System is working per manufacture spec. Home is cooling properly. Client renewed bi-annual maintenance via CC.

Upon arrival, Client stated that she tried to change out batteries and system was not coming on after doing so. Found thermostat not making a proper connection to wires after changing out batteries and making sure thermostat was secured properly on wall. System started up and started to cool down the house properly. All is within range.
