Upon arrival system was on and cooling. Coming out at 63° from supply vent. client stated they had it set wrong as thermostat show Client how to keep system on cool mode. Was getting 59° coming out of supply. Help switched out customer supplied filter checked all electrical and found run capacitor rate for 45 was getting 35 recommended replacing Client agreed. Was getting a really high temperature split due to it being 87° inside. House informed Client due to the hot temperatures inside. House will take a while before reaching low temperatures inside house.

Performed diagnostic on package unit. Loss of power. Attempted multiple times to repair and main power trips breaker. After further inspection found grounded compressor. Compressor is failed and un repairable. Equipment in very poor condition and has multiple additional problems. Due to 410a refrigerant being phased out recommend replacement of equipment. Attached estimate below for 4 ton package unit complete system replacement also emailed.

Client wasn’t satisfied with new WiFi thermostat. Installed old one back. Client satisfied.

Performed a cooling maintenance on a straight cool condenser. Washed outdoor unit and air filter. Checked running/starting capacitor, electric motors and refrigerant circuit diagnostic. Thermostat/disconnect box: good. Client to set heating maintenance. System is currently cooling the home at the time of maintenance.

Cooling service for 2022 Lennox rent system. Furnace is located in closet. Filter is located within filter rack. 16 x 25. Left a filter with a member, recently changed out filter. Verified proper sequence of operation. Checked volts and amps. Checked passenger. Found starting amps exceeding specifications and 40/10 MFA capacitor could be on the low end of range. Will send over estimates for both. Verified refrigerant levels and took temperature splits 22° and cycling equipment. Condensation line was cleared at FAU verified proper operation for water safety switch and Washed condensing coil. Thermostat checked out operational. System was cooling the home and operating properly at this time of service. Signed member up for annual comfort plan.

Performed annual maintenance on two American Standard packaged units (one 2023 model and one 2025 model). Replaced air filters for both units. Inspected both systems for refrigerant and air leaks; no issues found. Checked and verified operation of the Emerson and Honeywell thermostats. Confirmed both thermostats were functioning correctly with proper cooling mode operation and customer-desired temperature setpoints. Cleared and verified proper operation of both systems. Performed a complete sequence of operation check. Measured and verified supply air temperature, compressor operation, amperage, and overall system performance. Recorded supply air temperatures of 54°F and 57°F, which are within the normal operating range. Washed both condenser coils. Both units are operating properly at this time. No issues were found during today’s annual summer maintenance service.

Performed cooling maintenance on two 2024 split system. furnaces are located in attic changed out 20 x 30 14/24 filters located in cealing cleared condensation lines, verified proper sequence of operation, washed condensing coils, thermostats, checked out OK. Systems are operating within manufacturer specifications and cooling properly at this time of service.

Performed a cooling maintenance on a gas package. Washed outdoor unit, replaced filter and checked disconnect/thermostat. Refrigerant circuit diagnostic. Check dual run capacitor, starting capacitor and electric motors. System is cooling the home at the time of maintenance.

Upon arrival unit with model number 5WCZ5036A1000AA was not turning on only indoor blower motor. Upon checking power was only getting 115 to contractor. After restarting breaker, found fuse on circuitboard had blew. After replacing fuse and restoring power system started up and starting to cool down. The house properly was getting a 22° split as well as compressor amps are within range. Informed client that is continues to happen may need to replace breaker.

Maintenance for cooling on an American standard gold series 4 ton package unit and one American standard 3 ton silver series package unit. Condensation lines cleared filters changed. All three Honeywell thermostats working properly. Checked both system sequence of operation. Checked compressor amps, checked motor amps, checked, capacitors, check compressor, saver kit, checked fuses and disconnect box, check Freon and temperature split. Both outdoor units were severely dirty had too thoroughly wash each unit down. package unit serial number 205310061L capacitor rated 30 for compressor tested 0.00 compressor came on due to compressor saver kit package, unit serial number 141611353L compressor saver kit no longer good showing visible damage. Notified client of findings and recommend replace capacitor under warranty and replace compressor saver kit. Client agreed and signed estimate. Client showed me $20 off repair coupon online. Honored the coupon. Replaced dual run capacitor and compress

Cooling service on 2024 American standard split POV system. Air handler located in closet changed out 12 x 24 and two 12 x 12 filters located in lower wall. Verified proper operation for condensate pump. Cleared all electrical components of dust and debris. Verified proper sequence of operation. Checked volts and amps, checked capacitors, checked rectifiers for second stage cooling. Verified refrigerant levels and temperature split and cycled equipment. Wash condensing coil. Thermostat checked out operational. System is within manufacturers and specifications and cooling and operating properly at this time of service.

Set up Tstat to wifi

Performed diagnostic on main home equipment. Repaired blown electrical circuit. Fan motor and compressor in poor condition and non operational. Installed start kit and cap- repaired high voltage electrical circuit. Equipment started and is operational at this time. Advised equipment is in poor condition well past life expectancy and uses r22 refrigerant which is no longer manufactured. Do to age and poor condition of existing equipment recommend equipment replacement to avoid continuous breakdowns. Attached estimate for replacement below also emailed. Contacted home owner over phone and advised on repairs.

Bedroom system estimates.

Arrived at customer’s home to replace a chirping smoke detector that customer removed from ceiling. Installed a new smoke detector in existing smoke detector location and tested unit to verify with customer and complete scope of work for today.

Bedroom equipment loss of power do to electrical fire. Advised equipment in very poor condition well past life expectancy. Advised on repair and replacement options. Recommend replacement to avoid continuous problems. Will schedule replacement of equipment. Collected deposit office to call and schedule installation.

Upon arrival as shown in pictures, system was low on refrigerant. System needed at least 6 pounds of refrigerant before adding 6 pounds recommended to Client on the phone to add 2 pounds of refrigerant today. And will be coming back next week to check pressures to make sure they’re still holding if so, we charge Client for the rest of the refrigerant. If pressures are not holding. We need to do a leak search. Client agreed no one home at this time. Getting 71° coming out of supply vents.

Maintenance for cooling on two American Standard gold series 3 ton heat pumps. Attic axis located in master bedroom closet. Two 20 x 20 filters one located by bedrooms, the other located in hallway. Condensation line is cleared filters changed. Two ecobee thermostats working properly. Checked both system sequence of operation. Checked compressor amps, checked fan motor amps, checked capacitors, check 24 V for two stage, checked fuses and disconnect box, checked Freon and temperature split. Cleaned all electrical and wiring. Wash both outdoor units down. Serial number 21063TUU2F capacitor for compressor rated 40 tested 37.7. Capacitor is gradually declining will soon be considered weak. Notified client and recommend replace under warranty sent estimate. Both systems are working at time of maintenance. Home is cooling properly. Client renewed bi-annual maintenance via CC.
