Washed outdoor unit down. Outdoor unit has compressor saver kit. System is working per manufacture spec. Home is cooling properly. Client renewed bi-annual maintenance via CC. Performed a cooling maintenance on two split system units. Two platinum units both 2012 units. Checked all electrical as well as refrigeration levels at this time compressor amps as well as fan motor amps are well within range systems are getting a 23 to 20° split. Both systems are cooling down the house below temperatures of 73° inside home. Finish maintenance by washing down outdoor units, cleaning out condensation lines and changing out filters located in FAU. Also gave Client option on setting next next maintenance appointment. Client will call back at another time to schedule.

I Performed Maintenance on the Cooling System. Also replaced a 20x30 and 10x10 Filters. The system is a 2015 American Standard model located in the master closet attic and outside on the ground. Thermostat operation checked out operational and located in hallway. Verified refrigerant levels are proper as well as start, run capacitors and re secured start capacitor kit. Both Start and Run Capacitors tested within manufactures specifications. I then checked start and run amperages and cleaned condenser coils. Primary drain terminates in guest bathroom sink. At the time of today’s service the system checked out operational and within manufactures specifications. Scheduled next maintenance visit with office.

Maintenance for cooling on one American Standard Platinum series 5 ton upflow heat pump for main home and one York 2 ton heat pump for Casita. Main home FAU located in garage 20 x 25 filter located at FAU. 20 x 20 filter located in FAU at Casita bathroom. Condensation line is cleared filter filters changed. 1050. Thermostat shows no active alerts source one thermostat working properly. Checked both system sequence of operation. Checked compressor amps, checked fan motor amps, checked capacitor, checked fuses and disconnect box, checked Freon and temperature split. Washed both outdoor units down. Main home outdoor unit monitor shows no active alerts. Spoke with client and recommend compressor saver kit for York unit talked about the benefits of having one. Client agreed and signed estimate. Installed compressor saver kit checked in rush showed client the results. Both systems are working per manufacture spec. Home and Casita are cooling properly.

Upon arrival outdoor unit non-operational just indoor unit. With further investigation found a blown run capacitor after informing Client about repair options. Client went with repair option to replace run capacitor, as well as to add hard start kit also inform Client about membership renewal Client decline membership renewal at this time after doing repairs and adding hard start kit. System at this time is now up and running and cooling down the house properly coming out at 60° from supply vents. Client does not want to be put on membership.

Performed a cooling maintenance on a split system. Cleared condensate drain line with brush, washed unit and replaced filter. Upon arrival, diagnostics revealed system was low on refrigerant. Charged system with 3 pounds, bringing delta T and subcool temperatures to manufacture specifications. Checked electrical motors, disconnect box, thermostat, and capacitor. System is cooling the home at the time of maintenance. Client will call office to pre-book heating maintenance.

I Performed Maintenance on the Cooling System. Also checked client supplied 5”filter and filter is cleaned. Also flushed condensation drain line. Filter was changed at the beginning of the year. The system is a 2021 Daikin Heat Pump model located in the hallway closet and outside on the ground. Recommend re-insulation of return and supply air ducting on roof. Existing insulation in very poor condition

🛠️🛠️ Unit #20 SN***** 015B4 Rooftop package unit Upon arrival, tenant informed me that said something didn’t appear to be cooling Thermostat temperature set to 75° indoor temperature 85+ degrees Went up to the roof to further diagnose equipment Found frozen evaporator coil Allowed system to thaw out Filter was restricted- replaced filter Also found suction line pressure at 90 psi Spoke with property manager, recommend adding 2 pounds of R410A All recommendations were approved Replaced 14x25 filter and added 2 pounds of R410A ✅ System is now operating properly and within limits Property manager and Lorraine were both called by tech and informed of findings and cost

Upon arrival system calling for cool but only blower motor operating condensing unit located on roof was not. With further inspection discovered error code on mitigation sensing box. Cleared code and set dip switches to 1 1 off 2 on. After clearing code and correcting dip switches, I discovered system had a faulty common wire from mitigation board to condensing unit. Grounded common wire at condenser and cycled system. System now operating properly. 12.

On arrival bedroom unit was set to 76 and reading 78 turned thermostat down last night and the best it would cool to was 78° while checking system found condensing unit in a lockout. Set system and removed red wire at condensing unit. Also checked refrigerant levels and refrigerant levels are within manufactured specifications. System is now operating properly.

The work completed involved the installation of a 5-ton American Standard Silver 14 upflow split heat pump system. The existing condenser was successfully relocated from the backyard to the side yard, as per the client's request, positioning it toward the middle of the wall near the side of the garage. The installation was performed with consideration to leave space for the pool pump heater, utilizing the existing thermostat. A new 50-foot line set was installed, with new refrigerant lines being run to accommodate the new location of the condenser. Additionally, the high voltage connection was extended from the existing setup to the new location of the unit.

I Performed Maintenance on the Cooling System. Also replaced a 20x30 filter. The system is a 2009 model located in the master closet attic and outside on the ground. I verified refrigerant levels, start and run capacitors are within proper specifications. Also flushed condensate drain from the outside and checked start and run amperages. I then cleaned condenser coils. I advised client that when I was using the backyard hose to clean the condenser I found that electrical wiring in the backyard by the hose has no cover to protect wires. Advised client about having an electrician come out and take a look at that. Sent picture to client. Scheduled next maintenance visit online with tenant.
