Living room no neutral on one outlet next one downstream no power at all. Ceiling fan no power. GFI needed in kitchen. Two breakers and need blank outlet in garage side no neutral. No Power in the garage reset breaker in the panel. power restored except no neutral at outlet by side.

I Performed Maintenance on the Heating System. Also replaced a 14x36 filter. The system is a 2025 Heat Pump Package unit located on the roof. I also advised client about adding a UV Light to help keep the system. Will discuss further with client on next visit. The system checked out operational at the time of the service. Scheduled next maintenance visit online for Tuesday August 4th 2026 between 9-11 am.

Performed a heating maintenance on 2021 American standard furnace, Filters located inside fau, fau located in hallway closet upflow, changed filter, flushed condensation line through jones valve, on fau followed sequence of operation, checked for amperage and voltage, checked for blower speed, check for any loose connections, check for temperature rise, everything within range also cleared dust accumulated inside electrical component. System is working within specification in heating at the time of maintenance.

Arrived at customer’s home to add an outlet in garage for refrigerator customer wants to put in. Added outlet off existing outlet in office behind garage wall. Did not put outlet on gfci to prevent nuisance tripping from refrigerator.

Maintenance on heat for two systems one heat pump located in the Casita and one horizontal gas furnace located in the master bedroom closet attic. Cleared condensation line and changed filters.Check heat pump for sequencing, check compressor amps, Freon and pressure checked fan motor and capacitor. Compressor amps high recommended compressor savor kit. Customer agreed. Installed compressor savor kit. Heat pump working per manufacturer specifications.checked gas furnace system cycled and came on in sequence. Check inducer amps, check amperage draw, check 24v on gas valve. System is working per manufacturer specifications. Both casita and home are heating properly.

Performed annual cooling maintenance on a 2006 American Standard 2ton heat pump. Upflow fau is located in hallway closet. Replaced 20 x 20 filter in filter rack. Cleared condensation line. Followed sequence of operations and checked voltage, amperage, capacitor, hard start kit, temperature split, refrigerant levels, and rinsed condenser coils. Per inspection notes, AC disconnect 20 amp fuses need to be replaced for 15 amp fuses, and AC was not cooling to its efficient capacity with a cooling split of 17°. Called homeowner and quoted to replace fuses and add 1 pound of Freon to bring temperature split up to manufacture specifications. Client authorized repairs. Tested and cycled equipment. Thermostat checked out okay. System is cooling properly at this time of service.

For members request performed cooling maintenance on 2019 Trane split system. Furnace is located in attic, members recently changed out 20 x 30 and 14 x 14 filters located in ceiling. Left filters with members, cleared all electrical components of dust and debris, verified proper sequence of operation, checked volts, and amps, checked capacitor, verified refrigerant levels and temperature split and cycle equipment. Nest thermostat checked ok, washed condensing coil system is within manufacturers specifications, and Heating and operating properly at this time of service. Signed up for annual comfort plan

Arrived to remove four 4-foot exterior fixtures and four 2-foot exterior fixtures. Installed new four 4-foot and four 2-foot exterior fixtures in the vicinity of the pool area. The project manager requested LED bulb fixtures; however, these were not available at the time, so we installed LED integrated fixtures instead. The project manager will monitor the lighting at night to assess the brightness.

Heating service on 2017 American Standard platinum split system. Furnace is located in garage, washed washable filter, cleared all electrical components and burners of dust and debris, verified proper sequence of operation, zero carbon monoxide detected, cleared condensation line, washed filters for ductless unit, verified each zone is operating when given call, also changed out batteries for sensor in guest bedroom. System is within manufacturers specifications, and Heating and operating properly at this time of service.

Arrived at customer’s home to remove two ceiling fans and replace them with two customer supplied ceiling fans. Upon further inspection of fans once one was assembled we realized that one fan would not work with the pitch of the ceiling. Customer stated that she would buy a different fan for that room instead. Removed other fan and installed new fan in its place and removed remote switch from wall to complete scope of work for today. Customer signed an estimate for us to come back and hang other fan once she purchases it.

Dropped off permit and performed inspection for county. Verified equipment is up to code.

The company has completed the installation of a 1.5-ton, 18 SEER Mitsubishi ductless system specifically for the garage. The indoor unit has been strategically positioned between the hanging shelf and the water heater, ensuring optimal functionality. Additionally, refrigeration lines have been carefully routed within the garage and secured with a cover for protection. The outdoor unit has been installed on a stable pad adjacent to a bush and the sprinkler control system for accessibility. Furthermore, electrical connections have been made from the main panel utilizing the available RV breaker space, ensuring compliance with safety standards. We installed a new 1.5 ton ductless system and ran our own electrical as well.

Condensation line cleared filter changed 1050 thermostat and working order no active alerts system cycle and came on in sequence checked inducer fan motor, checked amperage draw, check 24 V on the gas valve. System is working per manufactured specification home is heating properly.

It changed out 20 x 24 filter located in upper wall, cleared it all electrical components and burners of dust and debris, verified proper sequence of operation, found a disconnect box Electrical hanging and falling apart, killed power at service panel and hardwired act disconnect box, highly recommend replacing disconnect box to prevent any future electrical issues to unit. Will send over estimate, zero carbon monoxide detected, thermostat checked ok Is within manufacturers specifications, and Heating and operating properly at this time of service.

Performed annual heating maintenance on a 2015 American standard split system. Upflow FAU is located in garage. Cleared condensation line and tested water safety switch for a proper operation. Rinsed washable filter located in blower compartment. Cleaned out burners furnace. Verified heating sequence of operation is working properly according to manufacturer specifications. Checked and detected zero carbon monoxide. Checked temperature rise. Air scrubber is still operational. Thermostat checked out OK. System is working properly and heating at this time of service. Client opted to wait to schedule cooling service.

Arrived at customer’s home to replace a broken landscape fixture and to replace broken motion light customer wanted to have replaced. Removed old landscape fixture and replace it with a new 12v low voltage landscape light. Removed old motion light fixture that was broken and replaced it with a new customer supplied motion fixture. Restored power to both fixtures to ensure proper function of fixtures.

Maintenance for heat on an American Standard 3 ton of low gold series heat pump FAU located in laundry room closet filter located at FAU. Condensation line cleared filter changed checked for system sequencing. Honeywell thermostat in working order check the outside unit check compressor amps, check, capacitor, check Freon and pressure. System is working for a manufacturer specification home is heating properly.

I Performed Maintenance on the Heating System. Also replaced a 24x24 Filter. The system is a 2023 Heat Pump Package Unit located on the roof. Prior tech’s have advised client about installing surge protection, client to advise. The system checked out operational at the time of the service.
