Today’s annual cooling preventative maintenance consisted of one American standard unit located at the back of the condo. I first begin with replacing the 20 x 25 filter and the home to ensure that proper airflow is able to circulate back to the system at minimal resistance. I did inform the client it was best to only have the one filter either at the return grill or at the upload system to prevent resistance building up on these filters. Client agreed and said she will keep the one filter in the unit at the upflow unit located in the closet outside. All of the cooling sequence of operations safely checked out ensuring there’s a proper 20 degree split between the liquid line and suction line. The amps on the blower are safely checking out in the correct range ensuring there’s a controlled voltage filling with the cap safely testing out. Performed annual AC maintenance on 2013 American standard split system FAU located in inside closet condensing unit located on right side of home. Change 20 x 25 filter located in furnace cabinet. Cycled system from Honeywell 6000 thermostat located in hallway. Thermostat is operational and reading proper temperatures. Checked startup and running amps on compressor and condenser fan motor also checked run and start capacitors and cleaned electrical compartment and insured all high and low-voltage wires were tight and secure. Check disconnect box and insured fuses are making proper contact. Check refrigerant levels, superheat, subcool, and temperature split. Cleared line and clean coil. Cleared all electrical components of dust and debris, verified proper sequence of operation. Found starting amps exceeding specifications, recommended compressor saver kit to prevent any further damage to compressor, assist compressor at startup and prolong life of compressor. Performed a cooling maintenance on 2 2019 American Standard Gold Series condenser. The condensers are located on the left side of the home. The filter is located inside the filter rack, and the furnace (FAU) is located in the garage. Replaced (1) 16x25 filter and (1) 20x25 filter. Verified proper operation of the thermostat and inspected the disconnect box. Flushed the condensation line to ensure proper drainage. At the condenser, checked electrical components including amperage and voltage, inspected compressor operation, verified refrigerant (Freon) levels, and tested capacitors. All readings were within manufacturer specifications. Cleaned out dust and debris from the electrical compartment and rinsed the condenser coil to improve system efficiency. I also cleared the condensation line from the exit point with my CO2 tank to ensure that it is properly draining at this time of service. All of the cool sequence of operations are successfully checking out between the liquid line and the section line there is a proper 20° split to ensure that the home is cooling efficiently to the desired temperature. The amps on the blower fan are safely checking out in the correct range verifying a controlled voltage is being used safely. I’m sure all wires were tight and secure in disconnect box and electrical cabinet. I will recommend installing Jones clean out valve to allow proper flushing of condensation line and water safety switch to prevent any water damage to the home or equipment due to condensation back up or overflow. Verified proper operation of the condensate drain line. Completed a full sequence-of-operations check. Checked refrigerant pressures and operating temperatures. Maintenance for cooling two LG mini splits one for living room and multi zone for guest room and master bedroom. All three remotes working properly. Took out and washed all filters at head units.
