The technician replaced the 3 Ton Up-Flow Evaporator Coil, which included a series of essential steps to ensure optimal functioning. This process involved safely pumping down refrigerant into the condenser coil, followed by the removal and replacement of the evaporator coil. A new filter drier was installed to enhance system efficiency. Finally, the refrigerant was thoroughly vacuumed and balanced, ensuring the system operates reliably after the maintenance.

Today’s annual cooling preventative maintenance consisted of two day and night units located on the side of the house. I first began with replacing both of the 20 x 25 filters located in the upflow systems in the garage. I then ensure that both of the thermostats are properly calling for cooling and turning the systems on with no errors. All of the cooling sequence of operations are successfully checking out on the systems verifying that each day and night unit is providing a 20° split so that the home can be cold to the proper temperature. The amperage on each system is also testing out safely in the correct range following with each capacitor testing out correctly as well. I then cleared the condensation line to ensure that proper drainage is occurring on the systems. I also thoroughly wash the coils down for the mini split and each day and night unit as well, removing all dirt and debris that may have accumulated on the systems. Upon arrival, both systems were working, but both systems were showing signs of restriction after fighting investigation. I found the ecobee thermostat were not set to second stage rewired both thermostat to second stage and tested unit. Everything is working properly.

Arrived at customer’s home to diagnose breaker continuously tripping at random times. Customer stated the last time breaker tripped was about a weeke ago. Found no visible causes for breaker tripping, and informed customer that if problem keeps occurring we would have to perform an advanced diagnostic on circuit and disassemble all fixtures/ plugs in circuit to find issue. Replaced breaker in question as per customer’s request and tested circuit.

Nest thermostats checked out operational. All systems are working properly in cooling at this time of service. Client paid via check.

I Performed Maintenance on both the Cooling Systems. Also cleaned AccuClean Filters. Both Cooling Systems are 2011 models located in the garage and outside on the ground. I also flushed both the condensate drains through the Jones Valves. I found that the Bedroom AccuClean Head needs to be replaced. Also found that both the dual run capacitors tested weak and both contactors are pitted. Gave client options on repairs. Client chose Option 1, Which is the replacing of the AccuClean Head for the Bedrooms system, replacing both dual run capacitors and both contactors. Ordered AccuClean head and Office to call client to schedule to come back and do repairs. Scheduled next maintenance visit online for Tuesday October 13th 2026 between 10-12 pm.

Homeowner stated guest room airflow didn’t feel as strong as others, master bedroom has great airflow per homeowner. Inspected ductwork, no blockages, collapsed sections or anything impeding airflow. Master bedroom where they like the airflow is off same duct run for guest room, guest room is additional 15 feet of ductwork with slight 80 degree curve, nothing major. Airflow was at. 400cfm, increased to 450cfm and adjusted condenser cooling airflow from comfort to efficiency to match our climate better where humidity isn’t a major concern. Then cut out bent damper for guest room supply can. Homeowner stated he can actually feel the airflow when standing between the beds and couldn’t before. Getting proper temp split. Ducting layout is difficult to make guest room a home run. Homeowner already noticing difference. Upon arrival bedroom unit #YG2F was calling for cool but only blower motor would operate. With further inspection I discovered system had a faulty dual run capacitor, and start capacitor. Installed both capacitors unit is now operating and cooling properly. Also changed door run and start capacitor for living room system.
