Arrived at customer’s home to diagnose light fixtures vibrating in kitchen. Found that customer had an attic fan in the attic that was very loud and moving a large amount of air. Informed customer that attic fan may be going bad and vibrating more than it should at times. Customer decided to just disconnect attic fan from circuit so it does not turn on in the future. Climbed up into the attic to complete this task and complete scope of work for today.

Comfort ac service on 2016 and 2017 American standard packaged units. Replaced filters, flushed lines and washed coils. All components fine and temperature split good. Went over supply register for den.

The installation of two heating systems was completed, specifically the 3 Ton American Standard Silver 14 horizontal split heat pump system and the 4 Ton American Standard Silver 14 upflow split heat pump system. This installation also included the integration of 8000 thermostats to ensure optimal performance and control. All work was conducted in accordance with company standards to guarantee the highest quality and customer satisfaction.

Maintenance or cooling on a 2019 Lennox split system. Condensation line cleared filters changed. Honeywell thermostat check out OK. Check system sequence of operation. Check compressor amps, check fan motor amps, check Freon and pressure, check capacitor. Capacitor did test low than manufacture specs but still within range. Recommended customer hard start kit to reduce the amount of amperage start up and benefit the system. Customer agreed and signed estimate. Installed hard start kit and checked in rush. System is working per manufacture specs. Home is cooling property. Customer did renew annual maintenance paid via credit card.

After Diagnostic found blown high voltage fuse and capacitor replaced part unit is up and cooling properly advised client system is r 22 Freon no longer manufactured sent estimate for replacement

Installed new 14x14 supply register in living area. Client stated thermostat will change temperature to 85° after setting it for 78°. Educated client on how to have thermostat on a permanent hold to over ride any schedules. Client paid via CC.

Maintenance for cooling on two American standard platinum series split systems. System for the bedrooms has a zoning relay. Two 1050 thermostats working properly. Condensation lines clear filters changed. Checked system sequence of operation. Checked compressor amps, check motor amps, checked Freon and pressure. Wash both units down. Customer notified me about error code for bedroom system error code 022.01 meaning flame sensor. Called for heat on bedroom system. Checked for system sequence of operation. Bedroom is heating check history for active alerts. No active alerts. Notify customer system is heating. Both systems are working per manufacture specification. Home is cooling properly. Bedroom. system is heating at time of maintenance show me no active alerts.

Performed annual cooling maintenance on a 2020 Trane XR 4 ton split heat pump. Air handler located in laundry room attic access. Replaced 20x30 and 14x14 filters located in hallway and master bedroom ceiling. Followed sequence of operations and checked voltage, amperage, capacitor, hard start kit, temperature split, Freon levels, and cleared condensation line from fau, condensation line ties into master bedroom sink, and rinsed condenser coils. Serviced garage ductless unit and rinsed washable filters. Everything checked out in range. Thermostat checked out operational, system is working properly in cooling at this time of service.

Today’s annual cooling free preventative maintenance consisted of two package units located on the roof. I first began with replacing all of the filters in the home to ensure that proper airflow is able to circulate back to the system that minimal resistance I then ensure that both of the Honeywell thermostats are properly calling for cooling and turning the unit on with no errors. I then ensure that both of the condensation lines are dripping off the roof efficiently with no obstructions. Both of the amps on these systems are safely checking out in the correct range verifying a controlled voltage is being used following with the capacitor on each unit also testing out in the correct range. System is efficiently providing a 20° split for both of these supply verifying that the home is being cool efficiently to the desire temperature. Flush condensation line and clean condensing coils.Unit #1099 and unit #1022 both have weak capacitors and need to start capacitors. Unit# 4645 needs a start capacitor only. I Performed Maintenance on the Cooling System. Also replaced a 20x30 and 10x10 Filters. The system is a 2016 model located in the master closet attic and outside on the ground. Also flushed the condensation drain from the attic per client request. Found that Contactor is pitted and advised client also on replacing dual run capacitor due to age. Client agreed and elected to replace contactor and dual run capacitor at outdoor unit. I installed new dual run capacitor at outdoor unit and contactor and tested the system. The system checked out operational at the time of the service. Scheduled next maintenance visit online for Friday October 9th 2026 between 8-10 am.

Upon arrival client stated guest bedrooms still hot rooms. Checked attic and adjusted ducts. Found east bedroom register louvers would only point towards window. Removed register and reinstalled so louvers pointed towards middle of the room. Advised client to give these adjustments a try and if still unsatisfied will have installers back out to either add damper or enlarge register. See notes

Quote to cut another access and replace damaged ducting and poorly installed ducting during room addition. Install proper wye connections.

Arrived at customer’s home to replace a hardwired smoke detector. Replaced detector as per customer and performed a complimentary safety inspection as a courtesy. Informed customer that main breaker panel should be changed out soon as it is visibly aged and original to home. Also informed customer that it would be a good idea to change out all smoke detectors to ensure continuous operation for the next ten years.

Found all electrical components and refrigerant levels to be within manufactured specifications. System is operating and cooling properly at time of service.

I advised client about pitted Contactors and also advised about adding a start kit and replacing breaker style disconnect boxes and installing a hard start kit for the 5 ton unit (S#1691). Gave client 3 options and went over options with client and client to advise. Sent client estimate options. Both Cooling Systems checked out operational the time of the service.
