Performed annual maintenance on two non-drive Platinum Series 2010 American Standard split systems. Replaced one 16x20 filter and two 20x20 filters. Completed full sequence of operations check on both systems. Checked refrigerant (Freon) levels — pressures and temperatures are within average operating range. Inspected blower and condenser motors — operating properly. Tested capacitors and verified all 3 pole contactors are receiving proper voltage. No signs of refrigerant restrictions detected. Checked both Honeywell 6000 thermostats — verified proper temperature range, operation, and that systems are returning to original set points correctly. Cleared both condensate drain lines. Washed and cleaned both condenser coils thoroughly to improve efficiency. Both units are operating properly at this time and cooling as designed.

Talked to client waiting for client to sign estimate for compressor if client has the right paperwork, we will #Warranty the compressor under warranty. It’s a 2018.

After Diagnostic found faulty capacitor replaced capacitor and installed compressor saver unit is up and cooling

Performance maintenance on one American standard 2021 unit as well as a 2006 package unit. At this time for 2023 unit all is within range and specifications and system cooling the house properly. 2006 unit operational though informed client about age and condition of unit system is overworking at this time. Recommend replacing living room equipment do to poor condition well past life expectancy. Clients are aware of age and condition of living room equipment.

Upon arrival system was just running on one leg 120 V replaced high voltage fuse immediately short out one leg system has a grounded compressor sent estimates

Performed a cooling maintenance on a R 22 split system unit. Checked out all electrical and refrigeration system at this time is cooling down the house. Client also had concerns about ductwork wanting to attic to do a visual inspection and found one ductwork as shown videos completely ripped will send estimate via email for repairs at this time. System is cooling down the house reaching temperatures of 73° and House finish maintenance by washing down outdoor unit and cleaning out condensation line.

Performed annual maintenance on two 2018 American Standard split systems. Washed both filters located in the entrance closet. Cleared both condensate line drains properly. Performed full sequence of operation check, inspected refrigerant levels, amperage, and motors. No signs of refrigerant restriction or low charge at this time. Both thermostats checked within proper operating range and are responding correctly to set points. Both systems are operating properly at the time of service and cooling as designed.

Installed a 4 Ton American Standard Silver 14 Upflow Split Heat Pump System, ensuring optimal performance and energy efficiency.

Cooling service and safety check on 2013 American standard equipment. Replaced filters, washed coils, cleared drain lines. Verified refrigerant pressures are good. Verified sequence of operation is operational at this time. Fan motor and capacitors are in poor condition due to age. Recommend replacing fan motors and capacitors to prevent damage to compressors also prevent common breakdowns. Attached estimates below for fan motors and smart thermostat also emailed.

Refrigerant circuit diagnostic – good. Checked electrical motors and capacitors. Both systems are cooling the home at the time of maintenance. Pre-booked heating maintenance.

Performed a cooling maintenance on American Standard package unit, changed filter, filter located in ceiling, flushed condensation line, on unit check for amperage and voltage, check for compressor, check for freon level, check for temperature split, everything within range also clear out dust accumulated inside electrical component area and rinsed unit coil. System is working within specification in cooling at the time of maintenance.

Performed annual maintenance on 2019 condenser unit. Replaced 16x25 filter and cleaned outdoor closet area to ensure proper system airflow and operation. Verified sequence of operations and checked refrigerant levels, amperage draw, and condenser fan motor operation. No signs of refrigerant restriction observed. System pressures and refrigerant levels checked within acceptable range. Tested capacitor rated at 70 µF; reading measured 68 µF, which is within acceptable operating tolerance. Washed and cleaned condenser coil thoroughly. System is operating properly at this time, cooling efficiently and pulling temperature down as designed.

Performed a cooling maintenance on a 2018 and a 2022 American Standard Platinum series condenser, condenser located on right side of home, filter located hallway ceiling, fau located in attic, changed filter, flushed condensation line, on condenser check for amperage and voltage, check for compressor, check for freon level, check if thermostat had no error codes or alerts, everything within range , clear out dust accumulated inside electrical component area and rinsed condenser coil. System is working within specification in cooling at the time of maintenance.

Arrived to diagnose a GFCI outlet that tripped and would not reset. Upon testing the GFCI, I discovered a dropped neutral. I inspected multiple outlets but was unable to locate the source of the dropped neutral initially. While examining the dining area, I found a burnt outlet. I removed the outlet and tested the wiring, confirming that the burnt outlet was the cause of the issue. I replaced the damaged outlet and restored all other outlets to their original condition.

Left message. Insulation arrival is 7-9 tomorrow.

Found system serial number H7FF with starting amps exceeding specifications and system serial number 152L low on R-410A refrigerant. Installed compressor saver kit for system serial number H7FF and added a pound of refrigerant to system serial number 152L. Verified systems are now within manufacturer specifications with recommended repairs. Cleared condensation lines through outside terminations located next to condensing units and washed condensing coils. Thermostats checked out OK. Systems are within manufacturers specifications and cooling and operating properly at this time of service. Signed members up for annual comfort plan.

Performed annual cooling maintenance on a 2013 Goodman 3ton package unit. Replaced 14x24 filter located in upper wall. Followed sequence of operations and checked voltage, FLA, RLA, LRA, capacitor, hard start kit, temperature split, Freon levels, and rinsed condenser coils. Secured all electrical connections. Honeywell 8000 thermostat checked out operational. System is working properly in cooling at this time of service. Client opted to wait to renew HFCP.

Performed annual maintenance on a 2017 American Standard split system. Replaced 20x30 air filter. No ladder required.Completed full sequence of operation check. Verified refrigerant levels, motor amperage, and blower/condenser motor operation. No signs of refrigerant restrictions or leaks detected. Checked and tested the 824 thermostat; thermostat is operating correctly with no active system alerts. Cleared and flushed condensate drain line to ensure proper drainage. Washed down condenser coil/unit. System is operating properly at this time with no issues noted during service.

Deliver warranty book. Unable to start up units yet. Jeff to advise when ready. Still need to install S200 thermostats, start up and test units. Bring two 24x24x1 merv 11 filters as well.
