Upon arrival client stated guest bedroom system not cooling. Cycled system and found system 95 percent flat on refrigerant. Courtesy opened evaporator coil and used leak detector. Found leak in evaporator coil. Advised client on replacement of evaporator coil vs complete replacement. Client to go with coil. Office to call and schedule to replace evaporator coil and recharge system four pounds of r410a. Renewed on yearly agreement.

Maintenance for cooling on an American standard split up flow system. FAU located in guest bathroom attic. 14 x 20 filter located in master bedroom. 16 x 25 filter located at FAU. Condensation line cleared filters changed. Honeywell thermostat working properly. Checked system sequence of operation. Check compressor amps, checked fan motor amps, checked fuses, check two capacitors system has a hard start kit. Checked Freon and pressure. System is working for a manufacture specification. Home is cooling properly.

Arrived at customer’s home to diagnose fan non op and check smoke detectors. Found that fan was non op and was not syncing to remote for fan. Informed customer that we would have to come back for an advanced diagnostic. Also found two bad smoke detectors that we will replace at the same time we return for fan.

Upon arrival unit with model number 4YCY4036A1075AA compressor you’re not turning on with further investigation from system completely flat on refrigerant. Due to age and condition of unit do not recommend repairing recommend replacing. Client agrees as well would like some estimates via email on replacing package unit as well as an estimate for replacing both package units. Well, it was management team to help. I Performed Maintenance on the Cooling System. Also replaced a 20x25 filter. The system is a 2024 model located in the garage and outside on the ground. I also flushed the condensate drain through the Jones Valve and system drain cleared. The system checked out operational and within manufactures specifications at the time of the service. Upon arrival client stated system stopped working last night. Cycled system and found nothing running. Found blown low voltage fuse. Replaced fuse and fuse blew again. System has a direct short. Installed fuse popper. Removed low voltage thermostat wire from unit. Cycled system and fuse blew. Packaged unit has the direct low voltage short in unit. Found short is through y wire in unit. Checked hpco and lpco low voltage wires and found lpco wires rubbing against copper piping and ground wires. Repaired wires and cycled system. System is properly running.

I Performed Maintenance on both Cooling Systems from the outside per notes. Both Cooling Systems are 2016 Lennox 4 ton and 2000 Trane 3 ton Gas Electric Package Units located on the roof. Trane Unit (S#E61H) has a 20x25 filter, checked filter on roof and it is clean. I found that both dual run capacitors tested weak and out of manufactures specifications. Also found that both Evaporator coils could use a cleaning, I then found that the Trane 3 ton unit ( S#E61H) blower motor is leaking oil indicating the seal has broken on it increasing the likely motor could fail at some point. On the 4 ton Lennox Unit (S#3040) I found that the blower motor could use a pull and clean. Would also recommend signing up on our Comfort Club for twice a year maintenance service. Attached client estimate options for client to consider. Client had home warranty do a repair on the Trane 3 ton unit prior to today’s maintenance visit. Tested both units from the roof and both units tested operational at the time

Today’s annual cooling preventative maintenance consisted of one platinum unit. I first begin with replacing all three filters in the home to ensure that proper airflow is able to circulate back to the system of minimal resistance and then make sure that the 1050 thermostat is properly calling for cooling with no error codes or messages on the system. I also cleared the condensation line via Jones Valve to ensure that proper drainage is occurring on the unit. All of the cooling sequence of operations are successfully checking out, ensuring that the unit is providing a 20° split between the suction line and the liquid line temperatures. I also thoroughly washed the coils down on the system to remove alter debris from the unit overall, this platinum American standard unit is operating to manufacture specs at this time of today’s pre-preventative cooling maintenance

Changed out 20 x 20 filter located in lower wall, verified proper sequence of operation, verified service protection still good and operational, verified Reby halo is operating properly, thermostat checked ok. I first begin with replacing the 24 x 24 filter located in the home to ensure that proper airflow is able to circulate back to the system and minimal resistance. I then made sure that the Bosch thermostat is properly calling for cooling and turning the unit on with no error, codes or messages occurring on the system. All of the cooling sequence of operations have successfully checked out, ensuring that a 20° split is being provided to the system and efficiently cooling the house.
