Cooling service on American standard platinum split POV system. Air handler is located again garage. Cleared condensation line at Jones valve. Verified UV light is still operational, verify proper operation for water safety switch. Cleared all electrical components of dust and debris. Checked volts and amps, verified refrigerator, levels and line temperatures and temperature splits in the cycle equipment. No current/past error code @thermostat for CDA. Washed convincing coil. System is within manufacturers, specifications and cooling and operating properly at this time of service.

Today’s annual cooling preventative maintenance consisted one system located on the side of the home. I first began with replacing the 20 x 25 filter in the garage upload system. Replacing the filter and shares that proper airflow is able to circulate back to the system. I’m minimal resistance. I then cleared the condensation line thoroughly via Jones valve to ensure that the line is draining efficiently with no obstructions to the line. The Honeywell thermostat is properly calling for cooling and turning the unit on with no errors occurring. All of the cooling sequence of operations are successfully checking out verifying there’s a proper 20° split between the liquid line of the suction line which shows up the home is cooling efficiently to the desire temperature. Following with the amps testing out safely in the correct range verifying to control voltage is being used safely and the surge protection is still flashing with a green light. Performed annual coolingmaintenance on the 2014 rheem split-system unit. Verified that the client had already replaced the 20” × 25” air filter. Located and inspected the indoor and outdoor equipment. Performed a complete operational check. Checked refrigerant (Freon) pressures. Measured compressor amperage. Measured condenser fan motor amperage. Tested capacitors; all readings were within acceptable operating range. Washed down the outdoor condenser coil. Cleared debris from around the condenser unit to maintain proper airflow. Inspected the condensate drain line and verified proper drainage. Verified the system is operating properly at this time. System is Operating properly at the time of service.

Upon arrival client stated system not cooling. Found system completely iced up. Found failed blower motor which caused the system to ice up. Advised client we have to leave air off for at least four hours. Then we will need to return to replace the blower motor. Called client to go over issues. System is 17 years old with life expectancy of 10-15 years. Sent over repair vs replacement.

Upon arrival blower motor is running condenser is not after Diagnostic found disconnect box is not getting 240 volts checked all breakers breakers are not labeled all breakers are getting 240 volts coming out condenser has a electrical problem client is going to call electrician

Found primary drain congested once again verified determination and line ties into bathroom sink cleared line in found a lot of dust at debris accumulated within P trap a bathroom sink. Informed member if issue presents itself again that she will need to call a plumbing company to decongest bathroom sink

I Performed Maintenance on both the Cooling Systems. Also replaced 2) 20x25 filters. Both Cooling Systems are 2022 Heat Pumps models located in the garage and outside on the ground. I also flushed both the condensate drains. Verified Reme Halo’s and surge protectors are working properly. I verified refrigerant temperature splits are within range as well as all capacitors, start and run amperages. Client advised about guest bedroom being warmer, advised on either duct modification or adding a mini split. Client to see how the rest of the summer goes. At the time of today’s Service both systems checked out operational and within manufactures specifications at the time of the service.

No current error code at CDA or thermostat. Washed condensing coil. System is within manufacturers specifications and cooling and operating properly at this time of service. Renewed an annual comfort plan with member and booked next scheduled maintenance appointment.

Today’s annual cooling preventative maintenance consisted of one American standard package unit located on the roof. I first began with accessing the home and replacing the 20 x 24 filter located above the doorway in the living room upon entering the home the thermostat was completely blank and there was no power to the thermostat itself. I went ahead and detach. The thermostat from the wall and the batteries had expanded and battery acid had came out, so I went ahead and replaced the batteries for the thermostat. After replacing the batteries, the thermostat successfully called for cooling and turn the unit on. All of the cooling sequence of operations are successfully checking out verifying this a proper 20° split the capacitor was testing out of range and I went ahead and called the homeowner to let her know and she gave me OK to go ahead and replace the capacitor as well as the batteries on the system from the thermostat. The blower amps are safely checking out in the correct range

Found Ecobee for bedroom unit #569L was set for. 90°, and had alert that it was up to 94°. Ecobee thermostat said cooling and fan loads were running, on rooftop had. 24v but contactor not engaged. Checked compressor and found oil everywhere on suction line, checked with pressure stubby and it’s flat. Courtesy tried to find if obvious. Needs to be pressurized with nitrogen then an ultra sonic leak detector to pint point. Once leak is found we can quote on repair ( if possible/ accessible with torches) or if a refrigerant component needs replacing. Either way the full factory charge if refrigerant will need to be replaced after leak is fixed (5lbs 4oz of r410a). Spoke with homeowner about my findings, what a leak is and how to find and repair it, as well as what warranties she has (none in refrigerant or brazing leaks) but has part warranty stuck if it’s in a coil or compressor or pressure switch etc, 2-year labor warranty expired on 11/4/22, installed 11/4/2020. I Performed Maintenance on the Cooling System. Also replaced a 16x25 filter. The system is a 2021 Model located in the garage and outside on the ground. I also flushed the condensate drain. I found that the run capacitor tested weak and out of manufactures specifications, also found that the start up amperage on the compressor is rated for 94 and we were getting 113.3. I advised client about installing a dual run capacitor and start kit. I then tested the system and we’re getting 79.5. I also cleaned condenser coils. The system checked out operational at the time of the service.
