James arrived on time. He found the cause of our A/C problem very quickly. He had the parts and tools needed to fix it in his truck and did so. The unit is in an unshaded area and it was about 120 degrees outside but he completed the repair and still looked professional afterward. He was very polite. The unit is still working fine! Garage ductless estimate.
Upon arrival electrical tech stated system not kicking on and tripping breaker. Found system has direct short. Removed compressor from circuit and system ran. Found system has short in compressor when start up. Found failed compressor. Called client to go over issues. Sent over replacement estimate for one and two systems. Will follow up with client. Found email never got sent, resent email.
Upon arrival, thermostat was calling for cool. The only blower motor and condenser fan would operate. Checked door run capacitor and capacitor test good. Installed new 4 ton start kit and compressor started up. System is now operating and cooling properly.
Performed annual preventive maintenance on two 2016 package units. * Replaced all air filters. * Inspected both Honeywell thermostats and verified proper cooling operation. * Replaced thermostat batteries. Upon arrival, the package unit serving the living room was not cooling. Checked for 24V at the thermostat and found no control voltage present. Inspected the rooftop unit and found the low-voltage fuse blown. Performed further diagnostics: * Checked thermostat wiring and unit wiring for shorts using a continuity test; no shorts were found. * Tested the contactor coil and measured approximately 0.8 ohms, indicating the coil was shorted. Replaced the contactor and the blown low-voltage fuse. Started the system and verified proper operation. Checked supply air temperatures on both units, with both delivering approximately 57°F. Both package units are operating properly and were functioning normally at the completion of service.
Upon arrival client stated garage mini split over the weekend when they got back in town stopped cooling. Client stated he turned breaker off and on and system has been working. Checked temperature split and found system cooling at 61 degrees. Advised client system most likely overheated. Blower was running indicating power to system. Found dirty condenser coils, washed coils. Advised client due to extreme weather as well as dirty coils system most likely overheated.
Upon arrival, client stated outdoor unit was not on. Spoke with client and asked how long ago they did their last maintenance. Advise clients to perform maintenance today. Client agreed and signed up for bi-annual maintenance. Maintenance for cooling on an American standard upflow gold series 3 ton heat pump. FAU located in garage 20x25 filter located at FAU. Ecobee thermostat working properly. Inside of home was 91° checked outdoor unit sequence of operation. Outdoor unit was not on, killed power to unit from disconnect and notice capacitor bulging checked microfarads tested 0.00 dual run capacitor no longer good. Spoke with client and recommend replace dual run capacitor under warranty. Client agreed and signed estimate. Replaced run capacitor and test system operation. Checked compressor amps, checked fan motor amps, checked fuses and disconnect box, checked compressor savor kit, checked Freon and pressure. Washed the unit down. System is working per manufacture spec. Home is coolin

Upon arrival client stated system at nighttime around 9 set to 78 and reading 80. Happened multiple times. Cycled system and checked refrigerant levels, levels fine. Found high side at 500. Washed condenser coils and changed filter. Checked capacitors. Found above coil tape a peeled back, see picture. Sealed around coils. Advised client to system has 20 degree split. Advised on possible overheating. Advised issue could have been just the air blowing into the furnace closet and not the home. Advised to monitor system.
2024 r454b platinum American standard had 185.05, 185.14, 185.06, and 185.07. For Mac current limit protection, drive current protection, and diagonal current protection. Amps for compressor and condenser fan motor were to specs. System ramping up , indoor temp reaching. 77° with this heat load so it’s not running at minimum. Compressor molex plug to drive was a bit loose and wiggly. Opened top and checked and could not touch harness was 170°, way too hot to touch without gloves, same with compressor dome even though no dome sensor errors and proper charge, suction line in 50°s. Resistance was not to design of 0.4-0.5 ohms. Was fluctuating from 0.79 to 1.01 averaged about. 0.88-0.9 ohms. Called Howard (Roy) and they are working on locating it , was not in stock at their riverside location .
Ductless estimate.
Maintenance for cooling on a PAYNE upflow R 22 1993 split system. Furnace located in garage. 20 x 25 filter located at furnace. Condensation line not working properly water dripping from pan, filter changed. Nest thermostat working properly. Check system sequence of operation. Outdoor unit located on the roof access is very difficult to get to. Check compressor amps, checked fan motor amps, checked capacitor, checked fuses, and disconnect box, checked Freon and temperature split 20°. Spoke with client about recommended repairs for condensation line. Client agreed and signed estimate. Made a few adjustments on condensation line added water, safety switch, and Jones valve. Cleared condensation line. Spoke with client that system is roughly 33 years old containing old Freon system is working but not up to standards and efficiency, highly recommend client call office and request an estimate. System is working at time of maintenance. Home is cooling properly. Client signed up for bi-annual

Upon arrival client stated she checked nest app and system is set to 90 but reading 99 in home. Found both systems not cooling. Found both systems not cooling due to nest thermostats have intermittent issue were the thermostat says it’s calling for cooling however only the blower runs due to thermostat not sending a y1 signal to system. Turned system off and on and system started to cool. Checked both systems capacitor and found both capacitor well outside their range and very hot. Called client to go over the multiple issues. Replaced both capacitors and tested. Client would like to address thermostat issues when they return. Advised to monitor systems and if system is above desired temperature to turn system off and on.
Upon arrival, system was not cooling. Verified 24 VAC present between R and C at the thermostat. Verified thermostat had proper low-voltage power. Checked for cooling signal and found no 24 VAC being sent to the condensing unit during a call for cooling. Removed and reterminated thermostat wiring to eliminate the possibility of a loose connection and retested with the same results. Bypassed the thermostat to simulate a cooling call, and the indoor and outdoor equipment energized and operated normally, confirming the remainder of the low-voltage control circuit was functional. Based on testing, diagnosed thermostat as failed and recommended replacement. Customer approved thermostat replacement. Installed and tested new Honeywell focus pro P200. System is now cooling and operating properly.
I Performed Maintenance on the Cooling System. Also replaced a 14x36 filter. The system is a 2025 American Standard Heat Pump Package Unit located on the roof. I advised client about installing a UV Light and let her know that we have them in stock. Client to advise. Sent client estimate for UV Light. Verified proper temperature split, as well system amperages. Cleaned condenser coils and scheduled next maintenance visit online.

Returned for callback due to outdoor equipment becoming inoperative. Found disconnect fuse open again. Inspected electrical components and verified dual run capacitor was within manufacturer specifications. Replaced disconnect fuses. Verified condenser coil was clean, condenser fan motor amperage measured 1.28A, and compressor amperage remained stable at approximately 20A compared with 22.2 RLA. Monitored high-voltage supply under load with no voltage fluctuation or abnormal amperage observed. Equipment was allowed to operate for an extended period beyond the previous failure timeframe and remained cooling and operating properly. Indoor temperature decreased from 96°F to 93°F during testing. No additional fault could be duplicated at this time.

Upon arrival client stated thermostat had red light on bottom. Thermostat batteries low in focus 8000. Found thermostat has common wire. Removed batteries from both thermostat.
I Performed Maintenance on both Cooling Systems. Also replaced 2) 20x20 filters. Both Cooling Systems are 2022 and 2025 Heat Pump models located in the hallway attic and outside on the ground. Verified proper refrigerant levels, as well proper system amperages. Cleaned condenser coils. Both Cooling Systems checked out operational and within manufactures specifications. Scheduled next maintenance visit online.
Performed electrical inspection gave estimates and education. Panel tune up surge and bubble covers signed. Customer stated we don’t have to do in heat she is flexible.

Found the 45/5 MFD dual run capacitor out of manufacturer specifications, resulting in elevated compressor starting amperage. Replaced the defective 45/5 MFD capacitor and installed a hard start kit to reduce compressor inrush current and improve starting performance. No complaints, however, it would’ve been nice, as a good and loyal customer, not to have been charged the service fee since it was obvious that it was the power outage after all.
