Upon arrival, the unit was operating properly. Verified refrigerant levels and compressor amp draw. Checked condenser fan motor operation and airflow. System was found to be functioning properly at the time of service. During inspection, I found that the thermostat had a programmed schedule. The thermostat was set to 85°F, but the programmed schedule could cause the temperature setting to change automatically at certain times. I explained this to the homeowner and turned off the thermostat schedule. No attic access.

Karr member and left a message. Also informed office office called members and left message. Waited around for 15 minutes. Members will need to reschedule.

Replaced blower motor on living room system and completed maintenance on two split systems. Completed refrigerant circuit diagnostic on living room system. Tested motor and currently both systems are cooling the house. Charge credit card on file.

Upon arrival client stated system stopped cooling again. Found issue not to due with water switch. Found compressor not running with failed start kit and capacitor. Replaced start kit and capacitor and tested. System properly running.

Upon arrival bedroom unit was running, but not cooling properly check refrigerant levels and adjust TXV bulb. System reached set temperature. Also took temperature split and checked supply temperatures at other registers. System is operating properly. Unit 6221.

Homeowners stated new blower motor is making a very loud humming sound and old motor was much quieter. I cycled system on and couldn’t hear anything unusual inside home or out right next to unit. I can hear the low electrical hum that is normal for these motors and doesn’t mean there is any issue and any psc blower motor will make the same sound. Informed homeowners that sound is normal and if anything the older motor was getting weaker or electrical hum was masked by the fan or the bearings, informed that new motors are much quieter overall so the electrical hum becomes more noticeable. PSC motors have always made this sound , its inherent to how they work. See notes.

I Performed Maintenance on both the Cooling Systems. Also cleaned both AccuClean Filters and flushed both the condensate drains. Both Cooling Systems are 2024 American Standard Heat Pump models located in the garage and outside on the ground. I also cleaned mini split filters for garage unit. Advised client that she has about a month left on her current two year labor warranty and the current labor warranty expires 10-8-26. Gave client estimate options for the extended labor warranty and client to advise. Both Cooling Systems checked out operational and within manufactures specifications. Scheduled next Maintenance visit online.

Breaker trip was determined to be associated with excessive compressor operating temperature/overheated. Further inspection found the condenser coil heavily impacted with dirt and debris, restricting airflow and heat rejection. The restricted condenser coil caused elevated compressor operating stress and overheating, contributing to the breaker trip. Condenser coil was thoroughly cleaned coil and cooled down compressor. system power was restored, and equipment was tested. Compressor and condenser fan amperage were verified within manufacturer specifications after cleaning. System is now cooling and operating properly. If you want it more firm, we can say “caused by” instead of “contributing to,” but the version above is stronger documentation in case somebody questions the exact failure chain later.

Before a cooling maintenance on a package unit located on rooftop. Check sequence of operations by checking out all electrical and refrigeration levels check refrigeration levels by performing a split temp. At this time was getting a 22° split also checked out all electrical components such as run capacitor, compressor amps and fan motor amps. At this time system is cooling down the house properly within manufacturer specifications. Finish maintenance or washing down package unit making sure system is draining properly as well as by changing out filter located in hallway.

Performed a cooling maintenance on an R-22 Goodman unit #0511. System cools the bedrooms. Checked capacitors and electric motors. Refrigerant circuit diagnostics revealed system was excessively low on refrigerant. Coils were also excessively dirty. Washed unit and replaced filters. Unit that cools the kitchen was found inoperative and needs to be serviced at a later date.

Performed annual maintenance on a 2015 American Standard package unit. Replaced the 24” x 24” air filter, located on the lower wall; no ladder was required. Followed the system sequence of operation and checked temperature split, compressor amperage, fan motor amperage, and capacitors. Thoroughly washed down the condenser coils and cleared the condensate drain line. System is operating properly at this time of service.

Electric inspection

Arrived for no-cooling concern on recently installed HVAC system. Upon arrival, thermostat was found set to Off mode. Thermostat was placed into cooling mode and indoor equipment began operating; however, outdoor condensing unit did not start. Verified proper high voltage at the outdoor disconnect. Further testing found 240V was not being supplied to the contactor due to improperly secured high-voltage wire-nut connections feeding the contactor. Rewired and properly secured the high-voltage connections, then restored power to the system. After power was restored, contactor still did not engage on its own. Bypassed the R circuit at the defrost board and the contactor engaged, allowing the outdoor equipment to operate. Verified compressor and condenser fan operation, and system is now cooling and operating properly. Also reviewed thermostat operation with the member and provided instruction on proper navigation and cooling-mode settings.

Installed 40 amp breaker in panel and connected condenser whip to panel. Labeled panel accordingly.

Upon arrival did not see any oil around valve or refrigerant locking caps. Checked service valve and appalled soap leak reactant and ultrasonic leak detector. No leaks detected. Valve is properly open and fully seated. Had system running after and checked again with high pressure at condenser side and still no leaks. Put back service valve brass cap. Checked schrader cores and no leaks. Homeowner says system is cooling great and sounding normal now.

Performed free electrical inspection

Performed a cooling maintenance on two split systems. Diagnosed malfunctioning blower motor on living room unit. Blower motor was operating at a slow speed. Motor was receiving 117V from the circuit board. Tested safeties and cycled system and heating. Blower motor was operating at a slow speed in heating and shut off on thermal overload. Blower motor was hot to the touch and drawing 4A in cooling. Estimate sent to replace blower motor. (1/2hp 1075). Checked refrigerant circuit diagnostics, capacitors and electric motors on outdoor units. Replaced filters in the home. Will return to replace motor upon client estimate approval. Only bedroom system is cooling the home at the time of maintenance. Unplugged living room unit for safety reasons.

Installed new condenser fan motor for bedroom unit S#3597 . Tested and cycled equipment. Everything checked out in range. System is cooling properly at this time of service. Charged CC on file.
