Performed annual cooling maintenance on a 2024 American Standard Platinum Heat pump. Fau is located in master closet attic access. Cleared condensation line from jones valve. Replaced 20x30 and 12x12 filters. Followed sequence of operations and checked voltage, amperage, temperature splits, Freon levels, found no error codes on CDA, and rinsed condenser coils. Reset service reminders on thermostat. 1050 thermostat checked out operational. System is working properly in cooling at this time of service. Cleaned filter for garage ductless unit.

Upon arrival clients expressed to me how the water draining from condensation line is making a gargling sound at the sink location. After clearing condensation line, filling it with water and capping the breather to ensure all the air gaps can pass I was able to ensure a smoother flow & I also leveled out the line in the attic to not have a bend/ slouch. After completing all these tests there was no more noise occurring before I left.

Maintenance for cooling on a day and night upload 5 ton split system. Furnace located in garage 20 x 25 filter located at furnace. Condensation line cleared filter changed. Ecobee thermostat working properly. Check system sequence of operation. Checked compressor amps, checked fan motor amps, checked capacitor and compressor saver kit, check, disconnect box, checked Freon and temperature split. Washed outdoor unit down. System is working per manufacture spec. Home is cooling properly.

Upon arrival, turn system on, but only blower motor would operate. But further inspection I discovered systems disconnect box was in the off position. Turn disconnected to the on position and condenser would operate while checking refrigerant levels discovered system was low on refrigerant. Charge system back to manufactured specifications using 2 pounds of R 22 refrigerant. System is now operating and cooling properly.

Maintenance for cooling on an upflow 2017 Lennox 5 ton micro channel split system. Furnace located in garage 20 x 30 filter located at furnace. Condensation line cleared filter changed. Honeywell thermostat check out OK. Check system sequence of operation. Checked compressor amps, checked fan motor amps, checked capacitor, check disconnect box, checked Freon and temperature split. Washed outdoor unit down. Upon maintenance notice capacitor rated 60 tested 55. Capacitor considered weak, tested below specs notified client and recommend replace. Client agreed and signed estimate. Install installed new dual run capacitor test system operation. System is working per manufacture spec. Home is cooling properly. Client signed up for biannual maintenance via CC.

Upon arrival checked refrigerant levels on all three systems and had to charge unit 3411 back to manufactured specifications using 2 pounds of refrigerant. The other two units were within manufactured specifications.

Followed sequence of operations and checked voltage, condenser fan motor amps, compressor start/run amps, capacitor, temperature split, Freon levels, UV light is operational and rinsed condenser coils. Secured all electrical connections. Thermostat checked out operational. System is working properly in cooling at this time of service.

Gave customer an estimate for adding an outlet for a ring chime customer bought. Will set extension box on existing outlet and pipe up and over to new outlet location. Due to the size of chime plug in unit, a bubble cover may not be able to be installed. Will inform customer of this before starting work to confirm.

Upon arrival client stated system failed last night. Found outdoor compressor not running due to failed capacitor. Replaced capacitor and tested. Signed up on yearly agreement and booked summer maintenance. System is properly running.

Upon arrival found system calling for the code and only indoor equipment operating. Upon further inspection found no voltage going to disconnect and found 50 amp breaker tripped. Open up electrical inside condensing unit and found burnt/loose wiring for condenser fan motor. Fixed wiring and tested equipment and system is now operational but intermittently turning off due to faulty thermostat manually changing temperatures, causing equipment to turn off. Replaced thermostat with P 200 and tested. System is now cooling and operating properly. Also informed members that equipment is in very poor condition and equipment is running at max amps highly recommend replacement will send over estimates

Today’s annual cooling preventative maintenance consisted of one American Standard unit located on the side of the home. I first began with replacing the 20 x 25 filter in the hallway closet to ensure that proper airflow is able to circulate back to the system at minimal resistance. I then verified that the thermostat is properly calling for cooling and turning the unit on with no errors occurring. I then verified that the system is properly calling, ensuring that the liquid line in the suction line are providing a proper 20° split to ensure that the home is cooling efficiently to the desired temperature. The amps on the system are safely testing out in the correct range verifying a controlled voltage is being used, and the condensation line is draining properly at this time of service. I also ensure that the coils are free of any debris to ensure that the system is able to provide proper circulation around the compressor. Upon arrival, client explained to me package unit is running all day and only got down to 69° last night when thermostat was set to 68. Checked refrigerator levels and temperature split. System has proper superheat, sub cool, and temperature pressures. Also system has a 24° temperature differential between supply and return air temperatures also washed condenser coil.

The installation of a 4-ton Friedrich 14 SEER upflow split heat pump system has been completed. During this process, two original duct runs were replaced to enhance airflow efficiency. Additionally, the ducting transition was corrected, addressing the absence of a proper transition yield (TY) that was previously noted. Furthermore, a four-inch dryer knockdown duct was also repaired. This work contributes to improved heating and cooling performance throughout the system.

Performed a cooling maintenance on a 2020 American Standard Platinum series condenser, condenser located on right side of home, filter located hallway ceiling, fau located in attic, changed filter, flushed condensation line, on condenser check for amperage and voltage, check for compressor, check for freon level, check if thermostat had no error codes or alerts, everything within range , clear out dust accumulated inside electrical component area and rinsed condenser coil. System is working within specification in cooling at the time of maintenance.

Upon arrival client stated system was cooling then stopped then seem to cool a little but still not working. Found system off on error codes. Found error codes 126 which is communication error. Found outdoor unit had 16 volts dc when it needs to be 12 volts dc. Found corroded cap nuts at unit, fix wires and still same error code. Tried extra wire and still same issue. Found cap nuts corroded right by the garage door before wire goes under ground, fixed cap nuts. Same issue occurred. Pulled wire out of wall and found exposed low voltage wires, fixed wires. Same issue occurred. Ran temporary low voltage wires and found 12 volts dc, issue resolved with new low voltage wire. Went to cycle system and found indoor unit off line. Rebooted and found same issue with indoor offline. Removed indoor unit and tried to bring back online however thermostat would not find indoor unit.
