I Performed Maintenance on the Cooling System. Also replaced a 24x36 filter. The system is a 2024 Heat Pump Package Unit located on the roof. Advised client about extended The system checked out operational and within manufactures specifications at the time of the service.

Installed two surge protectors on disconnect. Both operating properly indicating two green lights.

Today’s annual cooling pre-preventative maintenance consisted of two American standard platinum units. They first began with washing both of the filter filters to ensure that they are able to thoroughly dry as I continue the rest of my maintenance I then ensure that both of the 1050 thermostats are properly calling for cooling and turning the units on with no error codes or messages occurring. Both of the systems are safely providing a 20° split for the home to ensure that the systems are cooling to the desired temperature and the amps are also testing out in the correct range verifying a controlled voltage is being used throughout them efficiently. Followed with thoroughly washing each unit down to remove all during debris that may have accumulated. I also clear the condensation line for each system to ensure that they are properly draining at this time of service. Overall, both of these American Standard platinum systems are operating to the manufacturer specs at this time of today’s

Performed annual cooling maintenance on 2) 2018 American Standard Silver 5ton and 2.5tons. FAUs located in separate attic access. Access are located in courtyard wall access and hallway ceiling. Replaced 2) 20x20 filters located in hallway ceilings. Followed sequence of operations and checked voltage, amperage, capacitors, start kits, temperature splits, Freon levels, cleared condensation lines, and rinsed condenser coils. Honeywell 5000 thermostats checked out operational. Educated clients on how to replace thermostat batteries. Batteries are not needed, thermostats have common wire. Both systems are working properly in cooling at this time of service.

I Performed Maintenance on both the Cooling Systems. Also replaced standard lakes filters. Both Cooling Systems are 2018 and 2013 Package units located on the roof. Both Cooling Systems checked out operational and within manufactures specifications at the time of the service.

Maintenance for cooling on one Goodman package unit, one upflow carrier split system and one up flow Goodman split system. Three ecobee thermostats checked out OK. Filter located at package unit package unit located on the left side of the house. Both furnaces for upflow located on the right side of the home in a closet. Checked all three system sequence of operation. Check compressor amps, checked fan motor amps, checked, capacitor, checked Freon temperature split and pressure. All three systems working per manufacturer specs. Recommended hard start kit for all three system to better benefit each unit. Sent estimate. Home is cooling properly.

Arrived at customer’s home to diagnose door bell chiming since last visit. Found that chime was vibrating constantly which tells me that the chime is bad. Customer also had me diagnose switching in bedrooms and fans on back porch. Found that switches were for half hots/fans and found that fans on back porch were not operating properly and need replacement. Replaced doorbell chime with a new one and informed customer of my findings from the fan/switches. Customer stated he’d like to replace all fans throughout home at the same time and I provided him with the estimate for the work. Customer stated he would purchase new fans first, then schedule work.

Performed a cooling maintenance on a split heat pump. Documented refrigerant circuit diagnostic, checked capacitors and electrical motors. Replace filter and cleared condensate drain line. System is cooling the home at the time of maintenance.

Performed precision tuneup on a 2022 American Standard Platinum 4ton heat pump. Upflow fau is located in hallway closet. Replaced customer supplied 20x25 filter. Cleared condensation line and added riser. Tested water safety switch. Followed sequence of operations and checked voltage, amperage, temperature rise, Freon levels, found no error codes on CDA, and rinsed condenser coils. 1050 thermostat checked out operational. System is working properly in cooling at this time of service. Client declined HFCP at this time of service, opted for PTU.

Installed compressor saver kit on unit #2522. Client paid via C. C. Cleared condensate drain line and replaced filters. Both systems are cooling the home at the time of maintenance.

I then ensure that both of the thermostats are properly calling for cooling and turning the systems on with no errors. All of the cooling sequence of operations are successfully checking out verifying that there is a proper 20° split to the unit which ensures that the home is being cooled efficiently to the desired temperature following with the amps on each system, testing out in the correct range to verify a controlled voltage is being used throughout the system, along with each capacitor testing out in the proper range. Both of the condensation lines are properly draining off the roof to the designated area with no obstructions. Overall, both of these package units are operating to the manufacture specs at this time of today’s preventative calling maint

Cooling service on 2016 American Standard split system. Furnace is located in garage, changed out 24 x 24 filter located with the furnace cabinet, cleared condensation line at FAU, cleared all electrical components of dust and debris, verified proper sequence of operation, washed condensing coil. Thermostat checked out OK, system is within manufacturers specifications, and cooling and operating properly at this time of service.

Replaced 5 ton upflow evaporator coil.

I then cleaned out the mini split filter in in the garage to also ensure that that one is having proper airflow circulating back to the system. All of the cooling sequence of operations are successfully checking out on the unit verifying that there is a proper 20° split so that the home could be cooled efficiently to the desired temperature following with the amps on each system safely, checking out and in range ensuring that there is a controlled voltage being used throughout the blower and each capacitor on these package units as well. Overall, both of these packaging units are operating to the manufacture specs at this time of today’s preventative cooling maintenance.

Cooling service on 1997 rooftop package unit. Changed out 20 x 24 filter located in upper wall, cleared all electrical components of dust and debris, verified proper sequence of operation, upon maintenance found in insulation, restricting, airflow and caught in blower wheel, removed insulation, verified refrigerant levels and took temperature splits and cycled equipment. Member is aware of age of system, system is in poor condition and operating at max specifications. Also found condensation line broken at equipment. Will send over estimate for repair of condensation line. System was cooling the property at this time of service.

Performed a cooling maintenance on a gas package unit. Checked refrigerant circuit diagnostic, capacitor and all electrical motors. Recommend cleaning evap coil, blower wheel/housing and replacing UV bulb and cell. Estimate sent via email. During maintenance, thermostat was dropped to the floor and destroyed. Replaced thermostat via courtesy. System is currently cooling the home at the time of maintenance.

Removed Furnace and Coil and leave at property

Maintenance for cooling on two American standard silver series heat pump package units. Two Honeywell thermostat is working properly. Condensation lines cleared filters changed. Checked both system sequences of operation. Checked compressor amps, checked capacitor and fuses, checked Freon and temperature split. Both systems are working per a manufacture specs. Home is cooling properly.

Upon arrival client stated mini split making humming noise. Found condensate pump not seated properly and making the noise. Client had taken cover off to try to turn off power. Put cover back on and seated pump. Should client which breaker goes to mini split. Went over remote functions.

Maintenance for cooling on two Allied air enterprise package unit. Filters changed condensation lines cleared. Package unit serial number 1618D30089 came on and checked system sequence of operation. Honeywell thermostat check out OK. Check compressor amps, check temperature split and Freon. System is working per manufacture specs. Package unit serial number 1618E07589 did not come on when called for cooling. Honeywell thermostat was not working properly. Notified customer of the issue. Customer acknowledge that thermostat is bad and was warned about it already. Jumped the package unit. System came on. Check compressor amps, check Freon and temperature split. System has a hard start kit. Notify customer hard start kit was no longer good. Recommended customer to replace hard start and replace thermostat. Customer agreed and signed two estimates. Replaced Hardstart kit and checked in rush amps. Need to come back with the proper thermostat and install it. Only one system is cooling at time
