I Performed Maintenance on the Cooling System. Also replaced a 24x24 filter and flushed the condensate drain from the attic. The system is a 2021 Trane 4 ton Heat pump split system located in the master bedroom attic and up on the roof. Verified refrigerant levels and temperature splits are within specifications. I found that the dual run capacitor tested weak and out of manufactures specifications. House is currently under construction. Called client and went over findings, and recommended replacing weak dual run capacitor and installing a compressor saver kit to pro long the life of the compressor. Client agreed to recommendations. I installed new dual run capacitor and start kit and tested system amperages. System is performing properly and within manufactures specifications. At the time of today’s service the system is operational. Scheduled next Maintenance visit online.

Perform maintenance on a 2013 Lennox 5 ton system. condenser is located on the left side of the house the two mini splits one for the garage. One for the Casita is also located on the left-hand side. checked filters and garage mini split change filter in Casita wash down both coils. checked disconnect boxes for tightness of lugs. all systems checking the way they’re supposed to be scheduled the next service with the homeowner and sign them back up on maintenance plan. thermostat located on the hallway inside to the right also one filter 20 x 30 located in the ceiling same place as thermostat other 20 x 30 filter located in laundry room and then 20 x 20 filter located in Casita. going to renew the Hyde’s family plan to the yearly auto pay. Also going to schedule the next Maintenance for January.

Arrived at customer’s home to give a price for running a dedicated circuit for minisplit install. Customer also requested quotes for a panel tune up on main breaker panel, and for possibly replacing sub panel in casita if needed. Found that sub panel in casita does not need to be changed, but does need a tune up as well to bring the breakers up to current code. Provided customer all three quotes via email.

2010 Upon arrival serial # P9H working client concern about unit no cooling after further inspection found system low on refrigerant was getting 11 temp split talk about replacing vr replacement sent option client will talk to family first

Performed a cooling maintenance on a 2022 American Standard Platinum series condenser, condenser located on left side of home, filter located inside filter rack, fau located in garage, changed 20x25 filter, flushed condensation line, on condenser check for amperage and voltage, check for compressor, check for freon level, check if thermostat had no error codes or alerts, everything within range , clear out dust accumulated inside electrical component area and rinsed condenser coil. System is working within specification in cooling at the time of maintenance.

Performed a cooling maintenance on a 2017 American standard split system unit. Check sequence of operations by checking out all electrical and refrigeration levels. Show the pictures at this time. System is cooling down the house properly system at this time is reaching 76° inside House make sure to clean out condensation line and finish maintenance by washing down outdoor unit and changing out filter.

Maintenance for cooling on two Mitsubishi mini splits heat pumps systems. One for living room and Dual zone for guest room and master bedroom. Washed all reusable filters and check temperature split coming out of each head unit. Check and verify all remotes properly work and batteries are changed. Check all three WiFi adapters wireless interface are working properly. Washed both outdoor condensing units down and checked breaker box. Both system are working perfectly manufacture spec. Home is cooling properly.

Today’s annual cooling preventative maintenance consisted of one unit located on the side of a home. I first begin with replacing the 20 x 30 filter inside the home to ensure that proper airflow is able to circulate back to the system at minimal resistance. I then verify that the ecobee thermostat is properly calling for cooling and turning the unit on with no errors or messages occurring on the system. All of the cooling sequence of operations are successfully checking out, verifying that there is a proper 20° split between the liquid line and the suction line which ensures that the home is cooling efficiently to the desire temperature. The amperage is also testing out in the correct range falling with the capacitor also testing out safely to ensure that it controlled voltage is being used. Overall, this unit is operating to the manufacturer specs at this time of today’s annual cooling prevent preventative maintenance.

Maintenance for cooling on an American Standard upflow silver series heat pump 3.5 ton. FAU located in garage 20 x 24 filter located at FAU. Condensation line cleared filter changed. Ecobee thermostat working properly. Check the system sequence of operation. Checked compressor amps, checked fan motor amps, checked capacitor, checked fuses, and disconnect box, checked Freon and temperature split. Washed outdoor unit down. Capacitor tested weak called client and notified them sent estimate on replacing dual run capacitor under warranty. Client agreed on repair. Installed new dual run capacitor and test system’s operation. System is working per manufacture spec. Home is cooling properly

Arrived at customer’s home to diagnose switch sparking when turned on. Found that switch was broken and non operational upon arrival. Replaced switch for customer and also performed a complimentary electrical safety inspection as customer complained about outlet non operational upon arrival. Found no outlets that were non operational, but did find dirt encrusted breakers in main breaker panel and no surge protection as well. Gave customer a price for a panel tune up with surge protection.

Performed annual preventive maintenance on two (2) 2023 Bosch package units. * Replaced one 24x24, two (2) 6×20 filters and two (2) 12×12 filters. * Verified operation of both Honeywell 8000 wall thermostats. * Checked cooling operation and confirmed both systems reached the thermostat setpoints. * Performed operational checks, including: * Temperature split * Compressor operation * Condenser and evaporator fan motor operation * Electrical components and connections * Cleared condensate drain lines and confirmed proper drainage. At the time of service, both systems were operating properly and within normal operating parameters.

I then verify that the capacitor is testing out in the correct range and the amperage is also testing out safely ensuring a controlled voltage is being used and I also recommended the client to install a Hardstark kit and they went ahead and approved that I also cleared the condensation line to ensure that the system is properly draining at this time of service. Upon arrival client stated water leaking around unit. Found condensate line plugged. Flushed condensate line and cycled system.

Performed a cooling maintenance on a Lennox condenser, condenser located on backside of home, filter located in hallway closet and master bedroom closet, fau located in attic, filters were replaced by HO, flushed condensation line, check for thermostat, on condenser check for amperage and voltage, check for compressor, check for freon level was low advised HO gave me okay to add Freon , check for capacitors, check for disconnect box everything within range also clear out dust accumulated inside electrical component area and rinsed condenser coil. System is working within specification in cooling at the time of maintenance. Pre booking was offered but declined at the time of service.
