Performed AC Cooling maintenance on 2017 4-ton Gold American Standard split system. Replaced ceiling filter. Cleared condensation drain. Cleaned out condenser electrical compartment, and rinsed down condenser coil. Checked start and run capacitors, amps, volts, refrigerant charge/temperature split. Found run capacitor getting close to out of range, and found hard start kit within range but pressure relief starting to crack and solenoid melting. Recommended replacement of both, homeowner went with replacement of the hard start kit. Replaced and tested. Amos now under LRA and prevented hard starts breaking .

Performed annual maintenance on a 2013 American Standard rooftop package unit. Replaced 24x24 filter ( no ladder required). Completed full sequence of operations check. Verified temperature split 20 differential is within acceptable range. Inspected motors. Washed condenser coil and ensured proper airflow. Honeywell 6000 is operating properly calling for cooling. Flushed and checked condensate drain line to confirm proper drainage. Renewed comfort plan for client. At time of service, system is operating properly and cooling effectively with normal pull-down performance.

Performed annual cooling maintenance on 2) 2007 Goodman R22 split systems and a 1999 Coleman casita unit. Replaced custom yet supplied filters. Fau attic access is located in hallway ceiling. Cleared condensation line from jones valves. Both units connect to one primary and secondary condensate lines. During more humid/hotter times of the year more water will flow into primary and possibly secondary but no signs of water in pans as of today’s service. Followed sequence of operations and checked voltage, amperage, capacitors, temperature splits, Freon levels, and rinsed condenser coils. Systems Freon levels are showing signs of airflow issues (dirty blower and evap coils), systems are past life expectancy and may have issues cooling during the hotter days of the season. System also uses phased out r22 which is difficult to obtain and expensive. Client aware and will hold off on replacing at this time. Honeywell T10 thermostats are operational. Systems are working at this time of service

Arrived at customer’s home to install a receiver for the fan we installed previously. Pulled down fan canopy and installed remote receiver smoke customer can control fan via the paired remote.

Left voicemail to client in regards to the backyard lights not working. During maintenance did not touch any breakers, disconnects, nor switches that can affect the backyard lights or any other electrical appliances. All tests performed were done strictly for the HVAC equipment and then tested and cycled after completion during maintenance. If client has additional questions will call back and answer them.

Contactor stuck closed causing unit to run continuously, overheating compressor and iceing coil. Replaced contactor and capacitors on outdoor unit. Verified sequence of operation is working properly. Cleared drain lines complimentary.

I Performed Maintenance on the Cooling System. Also replaced a 18x30 filter. The system is a 2010 model located in the hallway attic and outside on the ground. Client also enquired about adding a bigger grade filter. Advised client that we can add a 20x25x4 filter and client agreed. Will return to install a 20x25x5 filter. Also advised client of disconnect box falling apart, and of contactor being pitted. Client elected to just install a new media filter. The system checked out operational and within manufactures specifications at the time of the service. Scheduled next Maintenance visit online for Monday November 2nd between 11-1 pm.

Removed all existing smoke detectors throughout home and installed customer supplied smoke detectors in their places. Tested all smoke detectors to complete scope of work for today.
