Perform a heating maintenance on a multi zone split system platinum unit located in attic access. Check sequence of operations by checking out all electrical and temperature rise. System at this time is cooling and heating up the house properly cleaned out condensation line. Client concerned about noise when system turns on did you find that there are 26 inch customer supplied filters both locator right next to blower motor. This could be restricting airflow, causing system to make a banging noise due to pressure removed one of the customer supplied filters and left the main filter alone. This should remove noise issues. Top filter rack should have a 1 inch filter 20 x 25. See pictures.

I Performed Maintenance on the Heating System. Also replaced a 20x30 and 14x24 Filter. The system is a 2024 Heat Pump model located in the laundry room attic. I also flushed the condensate drain. I found that the supply air plenum box is splitting and is falling down. Will need to schedule the installers to install fix the issue. Advised client about the extended labor warranty and sent client options on that. Current Labor warranty expires 8-7-26. The system checked out operational at the time of the service.

Maintenance for cooling on a 5 ton Maytag micro channel system. Condensation line cleared filter changed . System came on than shut off than came on. Contractor to be the issue advise customer of thee issue, contactor is in poor condition . Recommended replacement. Customer agreed. Replaced two pole contactor system came on. Check capacitor and compressor amps checked fuses checked Freon level and pressure. System is working properly. Home is cooling

Performed annual heating maintenance on 2) 2014 American Standard Split systems. Both FAUs are located in attic/access located on the roof. Replaced 20x30, 14x24, and 12x24 filters. Cleaned out burners furnace. Verified heating sequence of operation is working properly according to manufacturer specifications. Checked and detected zero carbon monoxide. Checked temperature rise. Zoning checked out operational. All Honeywell 8000 thermostats checked out operational. Systems are working properly in heating at this time of service

Performed a heating maintenance on a 2025 American standard furnace, Filters located inside filter rack, fau located in garage upflow, changed filter, flushed condensation line through jones valve, on fau followed sequence of operation, checked for amperage and voltage, checked for blower speed, check for any loose connections, check for temperature rise, everything within range also cleared dust accumulated inside electrical component. System is working within specification in heating at the time of maintenance.

Performed annual maintenance on a 2004 Lennox package unit. Replaced 20x30 filter in lower wall. Followed sequence of operations and checked voltage, amperage, 80uF, 15uF and 5uF capacitors, checked temperature split and Freon levels, cleared and checked for proper drainage at condensation line, and rinsed condenser coils. Thermostat checked out operational. Client is aware of age of equipment and how it’s past life expectancy. System is operational in cooling at this time of service though advise in very poor condition with multiple potential problems. Will schedule to install new equipment with free water heater and $1500 rebate. Attached estimate below

The work involved the installation of a Gold 5 ton, 15 SEER Heat Pump Package Unit, which features a two-stage cooling system equipped with an S200 WiFi thermostat. This system was installed to enhance the customer’s climate control and energy efficiency. Job complete.

Performed annual maintenance on two 2016 Bryant rooftop package units. Changed out 20x20 and 20x30 filters. Nest thermostat checked operational. Followed sequence of operation checked safety’s switches, blower motor speeds, gas valve, and flame ignitor. Temperature rise 45. Cleared out both condensation lines to drain properly. System is operating properly at this time of service.

Maintenance for heat on a 2023 Bosch heat pump package unit filter 20 x 30 nest thermostat working properly. Condensation line cleared went up to check the unit notice Remi Halo was unplugged plugged it back in system shut off Remi Halo is wired to the C and Y unplugged the Remi Halo system came back on. Turned off the system wired the Remi halo to C and R Remi Halo came on and system came on both working properly. Check temperature split system is working per manufacture specification Remi Halo light is green home is heating properly.

Arrived to replace a 15-amp circuit breaker in the master bedroom. The homeowner reported that the breaker trips frequently during the summer months. The faulty breaker was replaced with a new 15-amp unit.

Gave customer corrected estimate for replacing motion light in courtyard with customer supplied motion light, and replacing a broken landscape spot light in courtyard.

Heating service on 2022 American Standard rooftop package heat pump system and 10+ Lennox rooftop package unit. Changed out standard lake filters. Prior to service assisted member with programming, thermostats, cleared all electrical components, adjust and free, verified proper sequence of operation, Checked the volts and amps, checked temperature rise/split and cycled equipment zero carbon monoxide detected, capacitors checked out OK. Metal ducting was secured in above systems and condition, did not find any issues with metal ducting. Both stats are operational. Systems are within manufacturers, specification, and heating and operating properly at this time of service.
