I Performed Maintenance on the Heating System. Also replaced a 12x24 filter. The system is a 2017 Package Unit located on the roof. I found that the blower motor compartment has organic growth. Would recommend pulling and cleaning the blower motor compartment and installing a UV Light to inhibit the growth from returning. Attached client with estimate options for client to consider. At the time of today’s service the system is heating properly. Scheduled next maintenance visit online with the Tenant.

Arrived to install an ultra whole home surge protector to main panel. Attached surge to a weather protected box and ran wires in wall into panel. Replaced 40 amp two pole breaker with a 40/50 quad breaker.

Performed annual preventative maintenance on the 2024 American Standard Plenum Series split system. * Replaced the system air filters with 20” × 25” and 20” × 20” filters. * Customer has two split systems on the property: one American Standard and one Bosch. The customer requested maintenance on only the American Standard system. * Checked the 1050 thermostat and verified the temperature range, heating/cooling calls, and system response. * Checked system operation and controls. No active alerts were observed at the outdoor unit. * Inspected system operation, including compressor performance and operating parameters. * Thoroughly cleaned the outdoor condenser coil. * Verified the condensate drainage system is draining properly. * System was operating properly at the time of service and was actively cooling down the space upon completion. System is Operating properly at the time of service. No active outdoor-unit alerts observed.

Performed a cooling maintenance on a split Amana. Cleared condensate, replace filter and washed outdoor unit. Checked capacitor, starting/running amperage on all motors and performed a refrigerant circuit diagnostic. Delta T was good with home cooled to 72°. Tested thermostat for calibration and accuracy. Disconnect box: good. System is cooling the home at the time of maintenance.

Upon arrival homeowner reported the system was blowing warm air upon arrival. Performed system inspection and found the outdoor compressor and indoor evaporator coil completely iced over. Checked the air filter and verified that the indoor blower fan was operating properly. Explained to the homeowner that there were two options: allow the compressor and coil to defrost on their own and return the following morning, or manually defrost the system during the current service call. Homeowner elected to have the system defrosted during the visit. After the compressor and evaporator coil were fully defrosted, the system was restarted and refrigerant pressures were checked. System was found to be low on refrigerant. Added approximately 4 pounds of refrigerant and checked system operation. System was operating and cooling properly at the completion of service. Additional Request: Homeowner requested an estimate for a ductless mini-split installation also signed up for the HFCP

Today’s maintenance consisted of two units located on the side of the home replaced all three filters. Both thermostats properly called for cooling with no alerts. Pressures on each unit checked out . Amps for both systems checked out. Condensation lines are cleared. Both of these units. Are operating to the manufacture specs at this time of today’s maintenance. Thoroughly washed down both units. Overall both systems are cooling at this time.

Upon arrival, client stated that system is not cooling. Verify the indoor unit was operating, but not outdoor unit with further investigation found a blown compressor. Run capacitor was good as well as hard start kit. Inform client will need to replace, Client agreed sign off on previous estimate that technician left. Will be coming back out tomorrow to install a new outdoor unit only.

After Diagnostic found condensation line was clogged took primary apart and cleaned trap tested unit is draining properly at this time see photos

Upon arrival client stated living area not cooling. Found outdoor unit not running due to failed dual run capacitor. Replaced capacitor and found compressor not turning on. Cooled down compressor and compressor not overheated but not turning on. Installed hard start kit to try to start the compressor. Found failed compressor. Advised client will pause job and send over repair vs replacement.

Upon arrival package unit compressor was not running. Only fan motor was further investigation, burnt wires from contactor, burnt wires were compressor wires. Check all wiring only found burnt wires from contractor, fixed Burt, wires and replace contactor under warranty. After doing, so system started up and started to cool down the house properly. Compressor amps are within range.

Performed a heating maintenance on a 2019 American Standard Air Handler, Filters located in hallway ceiling, air handler located in roof, changed 20x20 14x14 10x10 filter, flushed condensation line through jones valve, on air handler followed sequence of operation, checked for amperage and voltage, checked for blower speed, check for any loose connections, check for temperature rise, check for any error codes or alerts everything within range also cleared dust accumulated inside electrical component. System is working within specification in heating at the time of maintenance.

Performed annual AC maintenance on 2016 pain rooftop package unit. Washed washable filter. Checked amps, volts, capacitor, and cleaned electrical compartment. Check refrigerant levels, super heat, sub, cool, and temperature split. Cleared condensation line and cleaned coil. Found all electrical components in refrigerator levels to be within manufactured specifications. System is operating and cooling properly at time of service.

Arrived to remove 2 kitchen light fixtures and install 2 customer supplied kitchen light fixtures.

Arrived at customer’s home to re run t stat wire that went bad over the weekend. Ran dw t stat wire from outdoor unit, through water heater closet, into attic, and down to indoor unit through attic. Removed temporary wire that was ran and landed all new connections. Turned both units on and tested to verify proper operation of units. Customer also asked me to inspect wire through the attic to determine if plumbers caused damage to wires. However, I found that existing t stat wire we through wall, then underground to outdoor unit. The plumber’s work was all in the attic, so the plumber’s work was NOT the cause of the wire going bad. Informed customer that these wires going bad is a very common problem for any home depending on the way the wires were ran.

After Diagnostic found burnt contactor replaced contactor unit is up and cooling

Upon arrival found indoor unit running and outdoor unit not. Was getting 240 going into system. Run capacitor was good compressor not turning on just condenser fan motor. Added a hard start kit and got compressor running. Client stated they had another person at 2 pounds of refrigerant two days ago. After the system started running found refrigeration level is low recommended adding 1 pound to help bring system closer to manufacturer specifications. After adding 1 pound of refrigerant compressor amp levels started working past specifications. Refrigeration levels are still low and compressor is working extremely hard. Informed Client outdoor unit is about 12 years old and struggling tremendously. Highly recommend replacement rather than repair due to the age. Client agreed they would like to be sent an estimate as well as a phone call to help go over payment plans as well as options on replacement. Call back upon arrival client stated living room outdoor unit not running. Check outdoor condensing, found unit is on. System is running and cooling living room no issues were present.

Diagnostic on 2006 equipment sn-7828 which serves living room and kitchen area. Found equipment with tripped high pressure electrical circuit do to failed capacitors. Replaced start and run capacitors and installed compressor start kit. Unit now operational though advise equipment in very poor condition well past life expectancy and struggling to do age. Recommend equipment replacement to avoid continuous costly repairs. Attached estimate options for replacement below also emailed. Repair credit from today’s repair is applied towards replacement if decision is made to replace equipment.

I Performed Maintenance on the Cooling System. Also replaced a 20x30 filter. The system is a 2023 Lennox Split System model located in the upstairs hallway attic and outside on the ground. Cleaned electrical compartments, checked system run capacitor as well as overall system amperage. System checked out within proper specifications. Cleaned condenser coils. At the time of today’s service the system checked out operational.

Maintenance for cooling on a Goodman 5 ton horizontal split system. Attic access located in hallway. 24/30 filter located in master bedrooms and two 20/20 one in each hallway. Condensation line cleared filters changed. 3 zonings 3 Honeywell thermostat working properly. Check system sequence of operation. Checked compressor amps, checked fan motor amps, check capacitor, checked disconnect box, check Freon and temperature split. Washed outdoor unit down. Spoked with client recommend compressor savor kit. Talked about the benefits of having one for the outdoor unit. Client agreed and signed estimate. Installed compressor savor kit and check inrush and show client the results. System is working per manufactured specs. Home is cooling properly. Client renewe bi-annual maintenance via CC.
