After Diagnostic found the pull out of disconnect was not making proper connection reinstalled pull out unit is up and cooling

After Diagnostic system that serves living area has a bad compressor sent estimates for replacement

Again, same issue has occurred. Water Safety switch was triggered again. Again cleaned out condensation line open PVC pipe did not find any any debris in line. Problem is we can not see the termination point. Informed Client best solution to problem is to rerun PVC pipe to the outside of home. System of the same is draining properly again and system is running properly. Will get a supervisor to help. Send a proper estimate to rerun condensation line.

Upon arrival client stated living area was on and cooling checked thermostat living area was set to 89 in home 82 was not cooling then she asked about events on phone that thermostat shut off at 8 am went to check water safety switch she declined service and did not want to pay

Demand call: intermittent service/warm air Client stated that system was intermittently blowing warm air, to the point home reached 90°. Upon arrival, checked refrigerant temperatures and pressures along with delta T. Readings were within proper range. Opened condenser cabinet and found a swollen capacitor. Bad capacitors cause motors to run at a higher amperage, combined with excessively hot weather will cause motors to overheat and shut off. Replaced dual run capacitor and tested electric motors. Motors are now running at a decent range according to manufacture specifications. Charged credit card with diagnostics and repair. System is now cooling the home at the time of maintenance.

Upon arrival client stated found AC breaker tripped, reset breaker and unit came on. Found blower motor and condenser fan motor running but compressor was not. Found 45uF capacitor reading 556uF. Informed and replaced capacitor. Unit kicked on. Verified amperage’s and refrigerant levels. Informed client system will take all day and night to reach desired set point. Recommended signing up on the maintenance plan to save 15% off on repairs and other benefits, client opted for only repair. Paid via CC. System is cooling properly at this time of service.

Estimate for ductless split systems. Comfort air recently installed casita and water heater.

I Performed Maintenance on both the Cooling Systems. Also client replaced two 20x25 filters. Left client those sizes. Both Cooling Systems are 2023 American Standard Platinum Heat Pump models located in the garage and outside on the ground. I also flushed condensation drains through Jones Valves. Verified proper refrigeration levels through CDA Display board at outdoor unit as well as proper system amperages. Client already cleaned condenser coils within the last month. At the time of today’s service the systems are operational. Scheduled next Maintenance visit online.

Upon arrival homeowner had me get to furnace as it was happening. And I was able to explain that it was the sound of refrigerant going through the liquid line into the txv. Adjusted lines just a bit to show how it changes it and only happens at that sound on startup as liquid refrigerant hits and flows through txv and reason she wasn’t hearing it before was the restricted txv wasn’t allowing the liquid refrigerant to flow properly so didn’t hear that sound of liquid being sent through the refrigerant lines and through txv from the compressor pumping refrigerant through system. Since I never heard the sound before as it was running I assumed airflow noise as that’s normally what would cause a whistle but this was liquid refrigerant flowing through cooler lines and into/through non-restricted metering device/txv.

Upon arrival system was operating properly. Client informed me system was not running for a whole hour, and after a while system turned back on by itself. Upon checking unit found upflow heat pump water safety switch full of water cleaned out condensation line. After doing so system is now draining properly As well as cooling properly. Was not able to find systems condensation line outdoor drain pipe informed Client system may drain into waterline of home If system continues to give trouble with clogging up, may need to redo condensation line and run the pipe to the outside.

I Performed Maintenance on both the Cooling Systems. Also replaced a 20x30 18x30 and 14x24 filters. Both Cooling Systems are 2016 and 2021 models located in the master closet attic and outside on the ground. I found that both the dual run capacitors tested weak and no good. Also found start capacitor kits tested weak. Replaced dual run capacitor and start Kit under warranty for York unit (S#9758) and tested. We installed those parts in April 2025. I then Installed new dual run capacitor and start kit for Amana Unit (S#5122) and tested system. At the time of today’s service both systems are cooling properly. Scheduled next Maintenance visit online.

Replaced APU plug in the attic check function test also remove circuit and backyard. Put a weatherproof cover on. It hung a plug-in light fixture on chains in the garage plugged it in.

Maintenance for cooling on one American standard 3 ton silver now series split system package unit and one York R 22 3 ton split system pack unit. Condensation lines cleared filters changed. Two Honeywell thermostats working properly. Checked both system sequence of operation. Checked compressor amps, checked fan motor amps, checked capacitors, checked fuses and disconnect box, checked Freon and temperature split. Washed both package units down they were severely dirty. American standard package unit capacitor tested weak. Notified client and recommend replaced and capacitor before it fails spoke with client on adding a compressor saver kit. Talked about the benefit benefits of having one for the package unit. Client agreed and signed estimate. Install installed new dual capacitor and compressor saver kit checked in rush showed client the results. Both systems are working at time of maintenance. Home is cooling properly. Perform precision tuneup on 2008 American standard R 22 split system FAU located inside attic condenser located on roof. Changed 24 x 24 filter. Checked amps, volts, capacitor and start kit also cleaned electrical compartment and disconnect box and insured all high and low-voltage wires were tight and secure making proper contact. Check refrigerant levels, super heat, subcool, and temperature split. cleared line and cleaned coil. Cycled system from thermostat thermostat is operational. System is well beyond life expectancy. Operating and cooling properly at this time.

Performed a cooling maintenance on a gas package, located on the roof. Previous technician found disconnect box in disrepair and hardwired to maintain system operation. Removed old disconnect box and installed using 40 amp fuses per client. Refrigerant circuit diagnostic was good and system is not running low on refrigerant. After testing dual run capacitor, I found a 45uf capacitor measuring 10.2uf. (See photos). Recommend replacing weak capacitor to lower running amperage and prevent system malfunction. Estimate sent via email. Fan motors and blower motors are operational. Restored thermostat to original settings and locked/secured home. System is currently cooling the home at the time of service.

Upon arrival client stated living area S-380L not cooling well. Cycled system and found system low on refrigerant, added charge. Courtesy opened coil and found leak on evaporator coil, see picture. Ordered coil with Francisco at Howard industries. Office to call and scheduled once coil is in.

Upon arrival, client stated living room system took hours to reach desired temperature. With further inspection while checking refrigerant levels, discovered system was low on refrigerant. Charge system back to a manufactured specifications using 2 pounds of refrigerant. System now has proper super heat and sub cool and has an 18° temperature split.
