Changed 20 x 24 filter located in upper wall, cleared all electrical components of dust and debris, verified prophecy sequence of operation, found whip coming from disconnect into equipment with silver taping on it, removed tape and reconnected washer and tightened. (See photos) Washed condensing coil and cleared condensation line. System is within manufacturers specifications and cooling in operating properly at this time of service.

Performed a cooling maintenance on Payne package unit and a 1998 Trane condenser, Trane condenser is not running burnt wire on contractor leading the capacitor will need to send a senior a tech out, changed filter, filter located in ceiling, flushed condensation line, on unit check for amperage and voltage, check for compressor, check for freon level, check for temperature split, everything within range also clear out dust accumulated inside electrical component area and rinsed unit coil. System is working within specification in cooling at the time of maintenance.

Performed annual maintenance on two American standard package units (2016 and 2017 models). Replaced all air filters throughout the home. Verified proper sequence of operations for both systems. Measured supply air temperature at approximately 50°F. Checked amperage readings and confirmed all motors are operating within normal range. Cleared both condensate drain lines to ensure proper drainage. Thoroughly cleaned both condenser coils. Inspected and tested both Honeywell thermostats. Verified they are operating correctly, calling for cooling, and reaching desired set points. Both systems are operating properly at the time of service and are cooling as expected.

Moved circuit for family room/wifi from utility fed sub panel to battery backup panel. Ran a piece of running thread between panels and ran 12-2 romex between panels and made connections to restore power to circuit and accomplish what customer desires. Also ran 20 amp 240v circuit for mini split install for today via mc cable through garage to mini split location. Turned unit on and tested to verify with customer that unit operates correctly.

Upon arrival blower working condenser wasn’t after further inspection found that the unit was getting 24 v at condenser but contactor wasn’t engaging checked low and high pressure switch were good found that the common wire is faulty and there is no extra wires,,, tight first and second stage together contactor engage check system cooling properly,,,,,sent estimate to go wireless

Followed sequence of operations and checked voltage, amperage, capacitors, hard start kits, temperature splits, Freon levels, cleared condensation lines from faus and outside termination, and rinsed condenser coils. Everything checked out in range. Both nest thermostats checked out operational. Both systems are working properly in cooling at this time of service. Client renewed HFCP paid via CC.

Today’s annual cooling preventative maintenance consisted of one American standard gold unit. I first began with replacing the 20 x 25 filter located in the garage upflow area to ensure that proper airflow is able to circulate back to the system at minimal resistance. I then cleared the condensation line via Jones valve to ensure all of the water is able to safely drain. The amps on the blower are safely checking out in the correct range verifying a controlled voltage is being used throughout the system. All of the cooling sequence of operations are safely checking out verifying that there is a 20° split from the liquid line on the suction line which is confirming that the home is being cooled efficiently to the proper temperature. I then washed the system down to remove all dirt debris from the coils. Overall, this gold American standard unit is operating to the manufacture specs at this time of today’s preventative cooling maintenance.

Today’s annual cooling preventative maintenance consisted of one package unit located on the roof. I first began with replacing the 24 x 24 filter located in the hallway to ensure that proper airflow is able to circulate back to the unit at minimal resistance. I then ensure that the thermostat is properly calling for cooling and turning the system on with no errors occurring all of the cooling sequence of operations are successfully checking out verifying that there is a proper 20° split being provided by the unit which ensures that the home is being called efficiently to the desired temperature. I then ensure that the condensation line is dripping off to the side designated area off the roof. The amps on the blower are safely checking out in the correct range verifying a controlled voltage is being used following with the capacitor safely testing out in range as well. Cleared condensation line and replaced 20x25 filter located in blower compartment. Followed sequence of operations and checked voltage, amperage, capacitor, hard start kit, temperature split, Freon levels, and rinsed condenser coils. Thermostat checked out operational. System is working properly in cooling at this time of service.

Found main breaker tripped could not reset. I suspect bus bars are burnt on main panel. Recommend new panel replacement, but in the meantime, will install a new breaker possibly having to move it to a different location until new panel could be installed.

2020 American Standard Platinum split system (only one) with zoning had alert for SOP/TSO.004 low battery for indoor sensor. Replaced (2) AAA customer supplied batteries and alert went away. Tested system in cooling. System is turning on and cooling properly. 23° split, no other alerts present, history looked good as well.
