Performed annual cooling maintenance on a 2022 American Standard Silver 3ton unit. Upflow fau is located in hallway closet. Replaced 16x25 filter located in filter rack. Cleared condensation line from jones valve. Followed sequence of operations and checked voltage, condenser fan motor amps, compressor start/run amps, capacitor, temperature split, Freon levels, and rinsed condenser coils. Secured all electrical connections. Nest thermostat checked out operational. System is working properly in cooling at this time of service. Per Mike, renewed HFCP for $89.50. Charged CC on file.

Today’s annual cooling preventative maintenance consisted of one unit located in the backyard. I first began with ensuring that both of the 16 x 20 filters have been replaced and there is proper airflow able to circulate back to the system at minimal resistance. I then verified that the thermostat is properly calling for cooling and turning the unit on with no errors occurring. All of the cooling sequence of operations are successfully checking out verifying there is a proper 20° split between the liquid line on the suction line which ensures that the home is cooling efficiently to the desire temperature. The amp brush is testing out safely in the correct range verifying that the blower is testing out safely. Following with the capacitor also testing all safely in the correct rated range. I then insured that the coils are thoroughly washed down of all debris to ensure that it is properly receiving good airflow throughout the coils. Followed sequence of operations and checked voltage, condenser fan motor amps, compressor start/run amps, capacitor, temperature split at 20°, Freon levels, and rinsed condenser coils. After Diagnostic found master bedroom area 3 ton was very low on Freon due to age of systems we will be installing 2 17 seers Monday 29 and Tuesday 30

Performed a cool maintenance on split systems. Washed outdoor unit and replaced filters on either side of the home. Checked electrical motors, capacitors and refrigerant circuit diagnostic. Thermostat/disconnect boxes: good. Unit #X43F was diagnosed with a failed compressor saver kit. Replaced compressor saver kit – paid via CC. Both units are cooling the home at the time of maintenance.

Condensation line cleared filter changed. 1050. Thermostat shows no active alerts. Check system sequence of operation. I first began with replacing the 16 x 30 filter in the hallway to ensure that proper airflow is able to circulate back to the system minimal resistance. I then ensure that the Honeywell thermostat is properly calling for cooling and turning the unit on with no errors occurring. The system is properly providing a 20° split which ensures at the home is being called efficiently to the desired temperature. I then ensure that the amperage to the blower is safely testing out for its correct rated range. The capacitor was testing low out of range so I informed the clients of the low testing capacitor and she gave the OK to replace it. Now that the capacitor has been replaced it is testing out normally in the correct range verifying controlled voltage is being used and the condensation line is draining off the roof to the designated area with no instructions to the line. PTU on 2022 Trane condensing unit Client changed our own filters. Washed washable filter filters for Ductless unit. Cleared all electrical components of dust and debris, verified proper sequence of operation.checked volts and amps, checked capacitor. Found starting amps exceeding specifications. Recommended compressor saver kit to prevent any further damage to the compressor and internal windings, assist compressor at startup and prolonged life of compressor. Verified refrigerant levels and line temperatures. Numbers indicating system is low on refrigerant (potential leak within system) informed member of findings and member stated she has warranty through other company that installed equipment and will consult with them on refrigerant issue. Washed condensing coil and cleared condensation line throughout outside termination located next to condensing unit. Thermostat checked out operational. System was cooling and operating at this time of service. (See note)

Called and spoke with clients about thermostats. client will water ecobee3 smart thermostat with Alexa and have Hydes install it.

Performed a cooling maintenance on a split heat pump. Upon arrival, unit was in second stage cooling and sounded like a freight train. Opened POV and applied foam tape to lip of squirrel cage. After repair, system was much quieter in second stage cooling. Cleared condensate drain line and replaced filter at filter rack. Thermostat/disconnect box: good. Checked refrigerant circuit, diagnostic, electric motors, and capacitors. System is cooling the home at the time of maintenance. Property was locked and secured by house manager.

Replaced batteries for Honeywell 5000 thermostat as it displayed message to replace them. Secured all electrical connections. Thermostats checked out operational and all dropped 3°-4° during service. Systems are cooling properly at this time of service. Client stated front corner office gets little to no airflow, previous notes state airflow issues, will get with management for follow up for duct modifications for office.

After Diagnostic found 12 inch return collapsed that serves bedroom area Going to return back for office schedule to repair 12 inch flex.

Cooling maintenance on 20+ York split system. Furnace is located in garage. Changed out 16 x 25 filter located within furnace cabinet. Cleared condensation line at FAU. Cleared all electrical components of dust and debris. Verified proper sequence of operation. Checked volts and amps, checked start and run capacitors. Verified refrigerant levels and took temperature splits and cycled equipment. Washed condensing coil, thermostat checked out operational. System is well past life expectancy and working best as a can’t to keep up with heat load. System is within specifications and cooling and operating properly at this time.

Cooling service on 2016 Lennox split system. Furnace is located in garage filter is media and located within filter rack and did not need to be changed at this time. Also customer supplies filters. Washed condensing coil. Thermostat checked out operational. System is within manufacturers and specifications and cooling and operating properly at this time of service.

Performed a cooling maintenance on a split system. Thermostat/disconnect box: good. Checked refrigerant temperature/pressures, capacitors and electric motors. Replace filter and washed outdoor unit. Home has been locked and secured by neighbor. Restore thermostat to original settings. System is cooling the home at the time of maintenance.

Plan arrival thermostat was set to cool but only blower motor and condenser fan operating. With further inspection I discovered system had a faulty compressor saver/start kit measuring zero MFD. Installed new 5 ton compressor saver/start kit and test system. System is now operating and cooling properly.

Living room unit #D2F had no loads running, calling for cooling but contactor not engaged. Went to attic and unit did not have blower running. Opened panel and checked power, fuse good, made sure everything tight and secure. Pushed down door switch and led started to blink green for a heartbeat indicating standby calling for cooling. Once 5-minute delay ended I heard condenser turn on and blower motor started up. Checked condenser and confirmed system is now cooling. Getting 20° split. Adjusted living room vent as they couldn’t feel it but I let them know it’s 100% running and can feel good airflow and can hear the return grilles airflow audibly.
