Upon arrival client stated error codes on thermostat. Stated doing construction and they had the breaker off. Then she pulled out disconnect and put back in. Found error codes outdoor unit not communicating. Found disconnect out in upside down. Re established power and cycled system. Modified condensate line so float switch would work. Checked temperature split. System properly running.
Upon arrival, found equipment operating but not cooling properly. Spoke with the homeowner, who provided a video showing the area where a refrigerant leak appeared to be present near the compressor. Performed further inspection and verified the leak using bubble leak-detection solution. Added refrigerant for testing purposes to confirm system conditions and pinpoint the source of the leak. Confirmed an active refrigerant leak at the compressor suction inlet/stub where the suction line enters the compressor body. Due to the location of the leak, compressor replacement is required. Compressor is confirmed to be under manufacturer warranty; however, labor and refrigerant are not covered under warranty. Attempted to contact the client to discuss findings and repair options but was unable to reach them. Left a voicemail informing the client of the diagnosis and that an estimate will be sent over for review. Estimate will need to be signed and approved prior to moving forward with compressor
Upon arrival client stated living area system S-1744 not cooling well. Found system running however has a refrigerant leak, can see oil around compressor, see videos. Courtesy did leak search and found leak in txv distribution tube going into suction line. Removed rest of refrigerant. Brazed and fixed leak. Pressurized system to 480. Pulled vacuum to 500. Added 8.2 pounds of r410a. System is properly running.
Upon arrival water was dripping for secondary condensation cleared both lines units is draining properly at this time

Performed a heating maintenance on 2014 American standard furnace, Filters located inside filter rack, fau located in garage upflow, washed filter, flushed condensation line through jones valve, on fau followed sequence of operation, checked for amperage and voltage, checked for blower speed, check for any loose connections, check for temperature rise, everything within range also cleared dust accumulated inside electrical component. System is working within specification in heating at the time of maintenance.
Upon arrival, indoor unit was operational and blowing in air found that out door unit was non-operational nothing was turning on system was getting proper power going into system. With further investigation found a blown run capacitor informed Client on the repairs needed today. Client agreed with price client sign off on estimate after replacing run capacitor. Outdoor unit started up and started to cool down the house properly coming out at 62° from supply vents. Check compressor amps and fan motor amps after out unit started up. Both are within range.
Performed annual maintenance on two 2017 3.5-ton split systems. Replaced three 14â x 14â filters and two 16â x 16 filters. Client stated that both thermostats would not allow the temperature to be set below 81°F. Client currently keeps the home around 83°F. Cycled both cooling systems and checked temperature split and operating pressures prior to adding refrigerant. Both systems are cooling properly and responding independently to their respective thermostats. The thermostat operation and room sensors may require further evaluation, as the reported temperature-setting issue may be related to thermostat calibration or sensor operation. Performed operational checks of refrigerant levels, compressor operation, fan motors, running amperage, and startup amperage. Cycled both systems through heating operation and checked temperature rise, safety switches and igniter operation. Recommend installing compressor hard-start kits as needed to improve compressor startup and overall system opera

Client stated the condensate pump for the ductless system was making a gurgling noise. Ran unit for 10 mins and no noise present. Upon inspection, found the condensate filter, drain pan, and pump sensor had significant buildup and debris accumulation. Cleaned the drain pan, filter, and sensor to restore proper operation. Poured water into the drain pan and verified the condensate pump is operating properly and removing water as designed, with no signs of backflow into the drain pan, and no sounds of gurgling. Informed client that the sensor being coated with wet debris buildup may have caused an inaccurate water-level reading, potentially causing the pump to activate and remove minimal amounts of water, which may have contributed to the gurgling noise. Ductless system is draining properly and operating as expected at the time of service.
Maintenance for heating on an American standard silver series 4 ton horizontal heat pump. Access to FAU on top of roof in an axis panel condensing unit located on roof of garage. 24 x 24 filter located in front of master bedroom. Condensation line cleared filter changed. Emerson thermostat working properly. Check system sequence of operation. Checked FAU running amps, checked all electrical and safety verified motherboard is calling for heating. Check temperature split. System is working per manufacture spec. Home is heating properly.

Upon arrival, members stated that after experiencing a power surge, the outdoor unit was no longer operating while the indoor equipment continued to run. Equipment is a 2014 system, model CA13NA048-C, serial 4014X68040. Began diagnosis and found the contactor engaged; however, no line voltage was being supplied to the outdoor equipment. Traced the electrical supply and found the 40-amp condenser breaker tripped. Breaker was reset and proper 240-volt power supply was verified before continuing operation. Further electrical inspection found the 60/5 µF dual-run capacitor out of manufacturer specifications, with the compressor side testing approximately 49.77 µF. Replaced the 60/5 µF capacitor and cycled the system. After repairs, verified proper condenser operation and checked electrical components and operating amperages. Condenser fan motor measured approximately 1.24 amps against a 1.40 FLA rating, and compressor amperage was within the equipmentâs rated specifications. System was cyc

Sighned up on maintenance plan for 2011 American standard. Replaced filter, cleared drain line, cleaned coils and electrical compartments. Verified equipment is operating properly at this time. Unit that services left side 1980s Goettl over under package unit non operational. Replaced failed capacitors and unit started. Client aware that 1980 unit in very poor condition and can fail at anytime do to poor condition well past life expectancy. Recommend replacement of 1980 Goettl package unit. Client not interested in replacement at this time due to financial situation.

Arrived at customerâs home to diagnose gfci outlet tripping consistently. Upon arrival I found that all outlets in circuit were replaced except for gfci outlet protecting circuit. Replaced gfci outlet and found that gfci still tripped after sprinkler system was on for a few minutes. Informed customer that because this is the only thing plugged into the entire circuit, the sprinkler timer must have an issue causing ground fault. Replaced gfci outlet in bathroom at no charge.

Performed annual maintenance on 2022 5 tonAmerican Standard package unit\. - Replaced the 18â x 20â in package unit return - Inspected and serviced the package unit - Performed operational checks in both heating and cooling modes. - Checked supply/return temperatures and verified heating and cooling temperature differentials. - Checked compressor amperage and fan motor amperage. - Checked compressor startup operation and electrical performance. - Compressor amperage was approximately 10 amps above the manufacturerâs specified rating. - Recommend installing a compressor hard -start kit start assist to help reduce compressor startup load and improve starting performance. - Cleaned washed the applicable outdoor coil and inspected the unit for proper operation. The system is currently operating properly in both heating and cooling modes at the time of service.

Upon arrival client stated living area system S-FBJF had to be rebooted again on Saturday night. Per management they stated ambient temperature sensor showing fluctuating all the way down to 40 degrees. Replaced ambient temperature sensor and tested. Maintenance scheduled October 6. Advised during maintenance we will check attic for static pressure as well as any duct work. I noticed system is a three ton with a 20x20 return. Advised on possible enlarging of return or cutting new one in.

Maintenance for cooling on two York 2005 r22 split system. Lake filters. Condensation lines cleared filters changed. Two thermostat check out ok. Check both system sequence of operation. Spoke with client about age and efficiently of both units client acknowledges and has home warranty. Both systems are working at time of maintenance. Home is cooling properly. Client renewed bi-annual maintenance via CC.
Performed annual maintenance on the Goodman 4 ton 2012 condenser unit and Carrier upflow furnace. The furnace is located in the garage. Cleared out condensation line to ensure drainage properly. Replaced 16x25 filter - Checked thermostat operation and verified the cooling temperature range. - Checked system operation, including refrigerant level, compressor operation, amperage, capacitor, and starting amperage. - Inspected the electrical circuit and found that the circuit is over the equipment manufacturerâs specifications. Recommended adding an hard start kit to help start up compressor release strain off. -Did no cycles heating due to brunt hot surface ignitior. - Discussed equipment replacement options with the client. Client approved moving forward with replacement. Will order the appropriate equipment and schedule replacement. - Condenser was inspected and cleaned thoroughly. System is currently operating properly and is providing service.

Maintenance for cooling on two package unit one American Standard silver series 2012 and one Bosch heat pump. Lake filters. Condensation line cleared filters changed. Two Honeywell thermostats working properly. Checked both system sequence of operation. Checked compressor amps, checked fan motor amps, checked capacitor, checked fuses, and disconnect box, checked Freon and temperature split. Washed both outdoor units down. Upon maintenance notice American standard system in rush above manufacture spec. Notified client and recommend compressor saver kit talked about the benefits of having one for the outdoor unit. Client agreed and signed estimate. Installed compressor saver kit checked inrush and showed client the results. Both systems are working per manufacture spec. Home is cooling properly.
The evaporator coil was replaced under the full warranty coverage. The system underwent pressure testing, confirming integrity at 300 psi. A thorough vacuum process was completed, achieving a level of 500 microns, followed by the charging of the system with R410A refrigerant, bringing it to the factory-specified charge level.
