Upon arrival master bedroom not turning on with further investigation, found thermostat had low batteries. After replacing batteries, unit turned on and started to cool down the house properly at this time all within range. also fix outdoor thermostat wires as they were in bad shape.

Replaced start kit and cycled system. On the third system cycled found fan motor failed. Manually spun fan motor and advised client on issue. System is 26 years old using refrigerant no longer being produced. Advised client on repair vs replacement. Highly recommend system replacement. Send over estimates.
Performed annual maintenance on 2018 4 ton American standard split system. Changed out 24x24 filter. Verified system sequence of operations – functioning properly. Checked refrigerant (Freon) levels – within acceptable range. Measured electrical amperage – normal readings. Inspected system for alerts or fault codes – none present. Measured temperature split – supply air at 58°F (within normal range. Washed and cleaned condenser coils thoroughly. Cleared and flushed condensate drain line to ensure proper drainage. Upon arrival, got blower motor to operate, but discovered system was almost flat on refrigerant. Due to systems age condition in use of R22 refrigerant which is no longer manufactured highly recommend system replacement. Emailed estimate.

Upon arrival was getting no power to furnace. Was it further investigation on a tripped furnace breaker. After restarting breaker system started up and started to cool down the house properly check for any loose connections. Fau breaker turns on all power in attic. Such as doorbell and lights informed Client could’ve been something else that trip breaker at this time system is cooling down the house properly.

I first began with replacing the filter and washing the other filter, located in the upflow systems of the garage. Replacing these filters, ensure that there is proper airflow able to circulate throughout the system that minimal resistance, I then cleared the condensation lines for each unit to remove all debris and water that may have accumulated in the line verifying that it is properly draining at this time. Both of these systems are providing a 20° split between the liquid line and the suction line, ensuring that the home is being cooled efficiently to the proper temperature following with both of the Honeywell thermostats properly calling for cooling and turning the units on. Followed sequence of operations and checked voltage, amperage, temperature split, Freon levels, cleared condensation line from outside termination, and rinsed condenser coils. Found no error codes on CDA. 1050 thermostat checked out operational. System is working properly in cooling at this time of service.
Arrived at customer’s home to diagnose surge protector non op. Found that surge protector had power, but no lights on unit. Opened surge protector slightly and found possible water damage inside unit. Recommend replacing unit and sealing around box for surge to prevent water from further penetrating unit.

I then cleared the condensation line thoroughly to ensure that proper drainage is occurring on the system. The 1050 thermostat is properly calling for cooling with no error, codes or messages on the unit or the communication board on the system itself. The liquid line of the suction line or a successfully providing the efficient 20° split on the system to ensure that the home is being pulled to the desired temperature.
