Performed a cooling maintenance on a package heat pump. Washed outdoor unit and replaced filter. Checked electrical motors, capacitors and refrigerant circuit diagnostic. Estimate sent for REME LED. System is cooling the home at the time of maintenance.

Performed annual maintenance on a 3.5-ton 2016 American Standard rooftop package unit. Replaced 20x30 air filter. Verified sequence of operations. Checked temperature split (22°F average). Inspected and tested all motors. Cleared condensate drain line to ensure proper drainage. Cleaned condenser coils thoroughly. Inspected system controls using Honeywell 6000 thermostat – no active alerts found. Verified proper cooling operation. System is operating within normal parameters at time of service and is cooling properly.

Performed an annual AC maintenance on 2018 American standard split system FAU located in laundry room closet. Washed washable filter. Checked amps, volts, capacitor, and start kit also cleaned electrical compartment. Installed new capacitor and start kit. Check refrigerator levels, super heat, subcool, and temperature split. Cleared line and cleaned coil. Found all other electrical components and refrigerator levels to be within manufactured specifications. System is operating and cooling properly at tire service.

I advised client about doing an electrical panel tune up due to the breakers being nearly 30 years old. Client to advise. System is an older two compressor condenser and system has a faulty second stage compressor.

Performed annual maintenance on a 2006 4-ton R-22 split system. Replaced return air filter (16x25). Indoor FAU is located in the hallway closet. Inspected and cleared condensate drain line to ensure proper drainage. Checked system refrigerant levels, electrical components, capacitors, and motors—readings are within normal operating range. Cleaned condenser coils to improve system efficiency. Discussed R-22 refrigerant status with the client and the age/condition of the system. At the time of service, the system is operating properly and cooling as expected.

Gave customer a phone call regarding oven installation today. Customer was asking if the wire size was appropriate for 20 amps. The installer (Juan) stated that the wire looked like it was 12 or 10 gauge. I informed him that both those wire sizes would be able to handle 20 amps and should not be an issue.

Arrived at customer’s home to install whole home ultra surge protection on main breaker panel. Mounted surge protector to exterior wall underneath panel and fished appropriately sized wire through the wall and into the panel. Connected wires to the appropriate breaker and turned breaker on to verify proper operation. Labeled surge protector and sealed all penetrations to complete scope of work for today.

Performed maintenance on an American standard 2019 4-ton split system and an R-22 system. Replaced air filters (20x30 and 14x25). Checked refrigerant levels — within normal operating range. Inspected electrical components, capacitors, and motors — all operating properly at this time. Cleaned condenser coils. Cleared condensate drain lines to ensure proper drainage. Client is aware of noticeable compressor noise. Recommended installing a hard start kit to reduce strain on the compressor during startup and improve performance. Both systems are currently operating properly and cooling effectively at the time of service.

Arrived at customer’s home to give an estimate for installing a ventilation fan in garage to keep it cool on hot days. Informed customer that it would be more efficient and comfortable to install a minisplit system instead. And after further investigation I found that there is a spare circuit ran to the garage that we could use for a minisplit circuit. Also found that sub panel inside of home was aged and could use a panel tune up and surge protection. Informed customer that it would be giving them an estimate for the electrical work, and that Barry would either send them a quote via email or come by to take a look. Tech lead Fred.

I Performed Maintenance on both the Cooling Systems. Also client to replaced own 20x25x5 and 16x25x5 filters. Both Cooling Systems are 2010 and 2011 models located in the garage and outside on the ground. I also flushed both the condensate drains. I found that the dual run capacitors tested weak and out of manufacture’s specifications. Also found that compressors are pulling more amperages upon start up. I then found that the contactor for the living room 4 ton unit (S#33200) is pitted and burnt. Lastly found armaflex insulation sun damaged. Sent client over recommendations and client to advise. Also renewed client comfort plan. Both Cooling Systems are operational at the time of the service.

Replaced 20x30 and 20x25 filter located at FAUs. FAUs are located in garage and outdoor closet. Cleared condensation lines. Followed sequence of operations and checked voltage, amperage, capacitors, hard start kit, temperature split, Freon levels, and rinsed condenser coils. Thermostats checked out operational. Both systems are working properly in cooling at this time of service.
