Performed annual maintenance on two 5-ton Gold Series American Standard split systems. Replaced filters: two 20x20 filters and one 14x14 filter. Completed full operational checks, including refrigerant levels, amperage readings, and motor inspections. No signs of refrigerant restrictions or leaks detected. Verified both Honeywell thermostats are operating properly, calling for cooling, and reaching set points as designed. Cleaned mini-split filters and coils thoroughly. Cleared and flushed condensate drain lines to ensure proper drainage. Washed condenser coils on both systems. Both systems are operating properly at this time and cooling efficiently.

Comfort ac service on 2021 Goodman split system. Fau located inside closet. Condenser by front door. Replaced filter and checked pump. Washed condenser coils. Checked all ac components and refrigerant levels. Found system low on refrigerant, added two pounds of r410a. Found dual run capacitor on border line of out of range, replaced and tested. Recommend hard start kit to lower electrical load and help start the compressor, sent estimate. Client would like condensate line moved from draining on roof. Advised we can most likely drain into plumbing on roof pipe. Scheduled next visit.

Checked amps, volts, capacitor and start kit also cleaned electrical compartment and insured. All wires were tight and secure, making proper contact. Found all electrical components and refrigerant levels to be within manufactured specifications. System is operating and cooling properly at time of service.

The customer's project involved reusing the existing thermostat and the installation of a complete 4-ton HVAC system specifically designed for the bedrooms area. This setup is expected to enhance the climate control and overall comfort within that section of the property.

Checked capacitors, LRA, rla and Fla. checked refrigerant pressures using non invasive testing methods (suction pipe temp and temperature splits.) Equipment is performing according to manufactures specifications at this time.

Performed a cooling a 2019 American standard split system unit. Check sequence of operation by checking out all electrical and refrigeration levels at this time. System is cooling down the house properly. Finish maintenance by washing down outdoor unit, cleaning our condensation line from outdoor drain pipe as well as by changing out filters. run capacitor rated 70 was getting 67. Informed client would recommend getting replaced next summer before breaking down.

Found system has failed condenser fan motor, compressor and burnt disconnect box. Due to age and type of refrigerant repair is not recommended. Will be installing new condenser and horizontal evaporator coil as well as disconnect box.
