I Performed Maintenance on both the Cooling System. Also replaced 2) 20x25 filters. Both the Cooling Systems are 2017 models located on the ground. I also flushed both the condensate drains. I found that both the dual run capacitors tested weak and out of manufactures specifications. I recommended and installed new dual run capacitors and tested. I then found that the start kit for the living room unit (S#N2F) tested no good. Installed new start kit and tested. Both Cooling Systems checked out operational at the time of the service. Scheduled next maintenance visit online.

Arrived for a complimentary electrical safety inspection. During inspection of exterior outlets I noticed they did not have bubble covers. Bubble covers (also called "in-use" covers) protect exterior outlets by creating a deep, weatherproof dome that keeps rain, snow, and debris out of the receptacle even when an electrical cord is actively plugged in. During inspection of the interior I found two smoke detectors that needed to be replaced. Additionally during inspection of the interior outlets I found they some were backstabbed and not up to code. Having backstabbed outlets is dangerous because the internal spring clips can lose tension over time, leading to loose wires, arcing, overheating, and potential electrical fires.A backstabbed connection relies on a tiny metal pinch point rather than the wide surface area and secure clamping force of a standard screw terminal. After Diagnostic found faulty relay installed new really panel under warranty unit is up and cooling this unit serves master bedroom

Demand call upon arrival client stated thermostat not working properly. Client stated they were away from home and had living room thermostat set to 88° before they left. System would come on and cool living room at 76°. Upon further investigation, thermostat was set on scheduling. Put thermostat back to hold and spoke with client on how to properly use the thermostat. Recommended client replace both living room and bedroom thermostats to a smart thermostat to properly keep track when to turn on and off the system and set it to the proper temperature. Sent estimate. Advised client to sign up for biannual meeting.

Arrived for a no-cooling concern affecting the bedroom/room areas. Indoor equipment was operating. Continued diagnostics at the outdoor equipment and found no low-voltage control signal present. Inspected the condensate system and found the drain line backed up due to rocks, dirt, dust, and debris obstructing the exterior condensate termination. The condensate safety switch is wired into the Y terminal, and the backed-up drain activated the safety switch, interrupting the cooling call to the outdoor unit. Cleared the exterior condensate termination of rocks and dirt, then thoroughly cleared the condensate lines and Jones valves of accumulated dust and debris. Added Jones clear to the outbound condensate lines on both systems and thoroughly flushed both drain lines to help remove remaining buildup and verify proper flow. Performed a cooling maintenance on a package unit located on rooftop. Check sequence of operation by performing a temperature split. Was getting a 22° split at this time checked all electrical components such as run capacitor, compressor amps and fan motor amps at this time all 03 are within the range. Floor motor is clear from any dirtiness system at this time is cooling down the house properly. Finish by washing down package unit changing out filter and making sure system is draining properly.

Maintenance for cooling on a Bosch heat pump package unit. 24 x 24 filter in hallway. Condensation line cleared filter changed. Honeywell thermostat working properly. Checked system sequence of operation. Checked compressor amps, checked fan motor amps, checked fuses and disconnect box, checked Freon and temperature split. Washed outdoor unit down. Upon maintenance noticed condensation line severely clogged up causing water to spill on on each ends of package unit. Spoke with client and recommend thoroughly clear out condensation line. Took apart condensation line and cleared it. Water is now properly being drained. System is working per manufacture spec. Home is cooling properly.

Performed a cooling maintenance on a 2 2017 American Standard Platinum series condenser, condenser located on right side of building, filter located in filter rack, fau located on floor on second floor, changed 20x20 & 20x22 filter, flushed condensation line, on condenser check for amperage and voltage, check for compressor, check for freon level, check if thermostat had no error codes or alerts, everything within range , clear out dust accumulated inside electrical component area and rinsed condenser coil. System is working within specification in cooling at the time of maintenance.

Installed new package unit, evaporator coil and recharge system to manufactured specifications

Diagnostic on 2009 equipment. Compressor failed and will require replacement. Advised on replacement options and will schedule replacement once decision of equipment is confirmed

Performed a cooling maintenance on a straight cool condenser. Washed outdoor unit and replaced filter. Checked electric motors, duel run capacitor and refrigerant circuit diagnostic. During maintenance, home was under a high heat load. Compressor motor running at 20A. Utility bills would benefit from a newer, more efficient system. System is currently cooling the home at the time of maintenance.

Performed annual cooling maintenance on a 2007 American Standard 5ton split system. Replaced 20x36 and 12x12 filters. Fau is located in master closet attic access. Found safety pan filled with water but is draining from secondary line. Primary line was clogged from ptrap with water filled up to the tee. Cleared condensation line. Primary drain terminates in neighbors courtyard and secondary terminates in back patio. Client opted to allow water from pan to drain from secondary, sent quote to vacuum water out of pan is client changes his mind. Checked system through non-invasive methods. (See notes) Verified system amperage’s and tested capacitor. Temperature split at 21°. Thermostat is cycling equipment properly. Rinsed condenser coils. Client aware of system age and how it’s past life expectancy. System is cooling at this time of service.
