I Performed Maintenance on both the Cooling Systems. Also replaced a 20x25 and 16x25 filters. Both Cooling Systems are 2018 model located in the garage and outside on the ground. I also flushed both the condensate drains. I found that both the dual run capacitors tested weak and out of range. I also found that the condenser fan motor is leaking oil (S#9628). I advised client about signing up on our maintenance plan. Client elected to go with option 1. I installed new condenser fan motor for (Unit S#9628) installed two new dual run capacitors and tested the systems. Also cleaned condenser coils. At the time of today’s service both Cooling systems checked out operational and within manufactures specifications at the time of the service. Scheduled next maintenance visit online.

Error codes 177.03 , 177.04 . System was cooling at setpoint of 74° upon arrival. I went through entire electrical circuit from service panel to disconnect to condenser to compressor and made sure every connection was properly tight and secure and no damaged wires, checked refrigerant charge. Ran 5 drive tests. 2 of them I did with harness for compressor removed from drive then another where it was removed from compressor but connected to drive. Everything I tested and measured checked out to specifications per technical manual. System was shutting down after. 5 minutes for a couple startups but after putting everything back and clearing alert history it’s staying on and cooling well. Notes.

After Diagnostic found a 5uf condenser fan motor capacitor and pressure switch by pass pressure switch and replaced capacitor unit is up and cooling also signed up client on comfort plan

Performed annual preventative maintenance on an American standard 2024 rooftop package unit. Replaced all air filters throughout the building. Checked the Ecobee thermostat. Cooling mode is operating within the proper range, and there are no active system alerts. Verified sequence of operation. Measured temperature Supply air: 56°. Checked compressor, condenser fan motor, and blower motor amperage. Readings are within normal operating specifications. Inspected and cleaned electrical components. Cleared the condensate drain line to ensure proper drainage. Washed the condenser coils. Tested overall system operation. The unit is operating properly and was found to be in good working condition at the time of service.

2006 model,,,Upon arrival condenser working blower wasn’t after further inspection found faulty blower motor,,,,called frank to advice talk about repair vr replacement,,,,Client will have the caretaker call his friend to check unit for better price,,,,,

Upon arrival client stated system stopped cooling last night. Found system flat on refrigerant. Courtesy performed leak search and found leak in condenser coils, see video. Went over replacement of condenser coil option as well as full system replacement.

Client had concerns that mini split for master bedroom, not cooling down the bedroom properly. Unit is not installed by us found filter very dirty. Gave it a quick rinse and system at this time is now cooling down the house properly was only there for five minutes, waved trip charge, and only charged diagnostic fee. client paid by check service site not reading check correctly

2010 Goodman,,,upon arrival blower working condenser wasn’t after further inspection found a blow capacitor replaced capacitor tested

Upon arrival client stated thumping noise at condensate outlet and no water coming out. Advised that is a gargling noise when the water is filling up the trap. No water issue. Flushed line from attic.

I Performed Maintenance on the Cooling System. Also replaced a 20x25 filter cleared the condensate drain. The system is a 2019 American Standard 4 ton Gas Electric Package Unit located on the roof. Checked Refrigerant temperature splits and we’re right on target. I then checked blower motor compartment and evaporator coil cleanliness and both are clean. I lastly checked start and run capacitors as well as system amperages. Electrical components checked out within proper manufactures parameters. I lastly cleaned condenser coils. At the time of today’s service the system is operational and working properly. Advised client about getting the roof checked out due to some questionable squishy spots on the roof. Scheduled next maintenance visit online.

Diagnostic on heat pump for casita. Compressor non operational. Installed compressor saver kit with capacitors. Repaired electrical circuit and tested operation. Equipment is now operating though advise is in poor condition well past life expectancy. Recommend replacing equipment to avoid continuous breakdowns. Attached estimate below also emailed

Upon arrival client stated this morning the ac had error code again. Found error codes the same as last time techs were out. Ran drive test and drive test pasted. Cycled system and checked charge, super heat was 15. Checked amps and found compressor rated for 27 amps and reading 18 amps at 100 percent. Advised client will get with management on other possible issues that could be the cause of the lock out so we can resolve issue. Previous tech had noted compressor would run over max amps and then turn off after a minute. I have not seen that issue occur while being at the job so could be intermittent issue with compressor. Advised client I will call once we get a answer from tech support.

Arrived at customer’s home to install a new ultra surge protection device on main breaker panel. Installed surge protector directly to bottom of panel, and turned breaker on to verify proper operation of surge protector.

After Diagnostic found compressor saver burnt removed compressor saver unit is up and cooling system is a r 22 1994 32 year old system past life expectancy Freon levels are low and no longer manufactured we will be installing 17 seer Monday the 13 of July

Cooling maintenance 2022 carrier with older furnace and coil. Living room non operational on arrival. Found over heated compressor due to low refrigerant charge. Performed compressor cool down process and recharged refrigerant. Found major restriction in evaporator coil for living room also leak. Tested capacitors and found bedroom week. Installed new duel run capacitors for each system. Will schedule to install new evaporator coil for living room.

Upon arrival client stated living area system not maintaining temperature. Found system low on refrigerant. Found pin hole factory leak. Recharged system and advised client I will return to repair leak. Showed client video of leak.
