Upon arrival client stated condenser was making a bad noise while running but after it turned off system has been running fine. Checked amps and capacitors, within range. Checked refrigerant levels and found system low two pounds, added r410a. Advised client not sure what the noise is but that is usually an indication of a failing system. Went over heat pumps and gas. Client likes to heat home to 77 so will be sending gas options. Went over heat pump and ultra low nox gas systems.
Performed annual cooling maintenance on a 2020 Guardian 3.5-ton R-407C split system. The upflow FAU is located in the garage. Cleared the condensate line and replaced the 16x25 filter in the blower cabinet. Followed the full sequence of operations and inspected system components including voltage, amperage, capacitor, temperature split, and refrigerant levels. Rinsed the condenser coils. Equipment is pulling high inrush amps, compressor is rated for 88 unit staring at 98 amps, compressor uses 407c refrigerant and was installed poorly. Advised on new refrigerant requirements. Advised on repair and replacement options. Due to age of indoor equipment and conditions of outdoor equipment recommend equipment replacement to avoid potential breakdowns on equipment. Attached options below.
Performed annual maintenance on 2025 American Standard Pla0 Series split systems. Replaced filters: One 14x24 filter and One 25x30 filter. Checked system operation, refrigerant (Freon) levels, amperage, and alerts. 1050 thermostats indicated no active system alerts. No signs of refrigerant restrictions or leaks were found. Both units showed no active alerts and were communicating properly. Thoroughly washed and cleaned both condenser units. At the time of service, both systems were operating properly and cooling as designed.
Upon arrival client stated two registers not getting enough air and one room with to much air. Checked attic and found duct work not properly installed. Found almost zero air into living area. Recommend replacement of duct work with heat load calculation with duct design to properly balance home.

Condensation line cleared filter changed. Check system sequence of operation. Checked compressor amps, check fan motor amps, checked capacitor and fuses, check Freon and pressure. Washed outdoor unit down. Capacitor tested lower than manufacture specs. Recommend client replace capacitor before it gradually declines and fails. Client agreed and signed estimate. Installed new capacitor and test systems operation. System is working per manufacture spec. Home is cooling properly.

Maintenance for cooling on a Amana 3.5 ton split system package unit. Honeywell thermostat working properly. 14 x 30 filter located behind the couch in the living room. Condensation line cleared filter changed. Check system sequence of operation. Check compressor amps, check fan motor amps, check capacitor and fuses, check Freon and temperature split. Package unit has hard start kit and surge protector. Upon maintenance single pole contractor shows visible burns. System is 12 years old notified client of findings and recommend replace single pole contactor. Client agreed and signed estimate. Replace contactor with two pole contactor and checked systems operations. System is working per manufacture spec. Home is cooling properly.
Upon arrival, Client stated that unit for master bedroom was not cooling properly. Upon checking out system only indoor unit was operational not outdoor unit upon checking found unit with model number 4A6H7036B1000DB had a failed run capacitor. After replacing system started up and started to cool down the house properly hard start kit is still very well within the range. Also check other run capacitor for other unit that is also within range. System is now cooling down the area properly at this time.

Duct repair was previously done. Client complained of noise coming from register. Upon arrival, I found that noise was coming from register, periodically. Removed register and cleaned boot, register and inner lining of duct with a wet rag, removing debris and any loose material. Tightened register to wall and insured that veins were settled. Tested with system on at full power and waited several minutes. Issue of noise should be solved. Courtesy visit.

Performed a decision to not maintenance on a 2021 split system unit check sequence of operations by checking out all electrical and refrigeration levels. At this time, run capacitor and hard start kit are well within range and system is cooling down the house properly finish maintenance by washing down outdoor unit, changing out filter and cleaning out condensation line.

Performed a cooling maintenance on a 2024 American Standard silver series condenser, condenser located on left side of home, filter located in hallway ceiling, fau located in attic, changed filter, flushed condensation line, on condenser check for amperage and voltage, check for compressor, check for freon level, check for capacitors, everything within range also clear out dust accumulated inside electrical component area and rinsed condenser coil. System is working within specification in cooling at the time of maintenance.
Cooling service on 2005 carrier split system and 2024 AC pro split system. Filters are 20 x 30 x 1 and 18 x 25 x 1 cleared all electrical, components of dust and debris, verified proper sequence of operation, checked volts and amps, checked capacitors, found system serial number 0350 with 80 MFDcapacitor out of range and found system serial number 2363 with possible restriction. Found filters to be extremely congested, once filters were changed out low side, pressure were within specifications (see notes) cleared condensation lines throughout outside termination and washed condensing coils. Will resend an estimate for a circuit board for ductless unit once estimate is signed. Will call to verify arrival time of circuit board. Both systems are cooling the home at this time of service. Signed up for two system annual comfort plan.

We sealed and cleaned the area. The debris that was on the ground came from inside the dump because as we sealed the can and the register, it was still pushing out debris with the air we believe is construction debris.
