Performed annual maintenance in cooling on 2008 r 22 4 ton York system. cleared condensation line, checked amps, voltage, capacitors, refrigerant pressures working at range. Replaced filter, cleaned condenser coils. Equipment operational in cooling. Equipment in poor condition due to past life expectancy. Tenant occupied.

Arrived at customer’s home to assist hvac tech with insufficient power at disconnect for condenser unit. Found that legs for circuit were mismatched and not outputting the full 240 volts. Traced wires out and re established correct pairs, and restored power to the circuit to remedy issue. Oven and range circuits are also on the same quad breakers, so we may need to come back out to rearrange those circuits in the panel as well. Will need access to home if this is an issue.

Downsized 50amp AC breakers down to 30amp breakers to match fuses and be within max rated amps for inspection.

Upon arrival, client installed new/used thermostat in master bedroom, but system still would not operate. With further diagnostic discovered system had a faulty contactor. Installed new contactor and cycled system. System is now operating properly. unit number 5509.

Replace air cleaner head under warranty

Deliver warranty book, test systems with tech link app. Connected both systems and zoning.

Performed a cooling maintenance on 2 Lennox condenser, condenser located on right and left side of home, filter located inside filter rack, fau located in attic and in garage, changed filter, flushed condensation line, on condenser check for amperage and voltage, check for compressor, check for freon level, check for capacitors, everything within range also clear out dust accumulated inside electrical component area and rinsed condenser coil. System is working within specification in cooling at the time of maintenance.

Sn 6692 low on refrigerant. Sn-0090 downstairs weak capacitors. Cooling service and safety check on 2004/2005 York hvac equipment. Replaced filters, cleaned coils, cleaned out electrical compartments/verified electrical connections are secure. Checked sequence of operation on each system, upstairs equipment operating with low refrigerant which will eventually stop cooling. Leak in outdoor unit and has history of adding r22 refrigerant. Equipment in very poor condition and well past life expectancy with multiple additional potential problems due to poor condition. R22 refrigerant is no longer manufactured and replacement coils are not available for outdoor unit. Can refill refrigerant though advise will continue to leak refrigeration. Highly recommend replacing equipment to convert to new refrigerant systems to avoid continuous breakdowns. Attached 4 estimates below. Repair options also Replacement of upstairs equipment only or replacing upstairs and downstairs equipment at same time. D

Electric panel inspection

Perform a cooling maintenance on a newly installed American standard platinum unit. Went into attic access and cleaned out condensation line as well as checked all electrical and refrigeration levels on outdoor unit. Also checked out mini split at this time. Both systems are cooling down the house properly no errors or alerts present help Client with thermostat settings. Informed clients out of settings are still not too satisfaction to call up office that way we can help that thermostat to client satisfaction see notes. Finish maintenance by changing out filters and washing down outdoor unit.

Arrived at customer’s home to install a new low voltage thermostat wire from condenser unit to indoor unit. Piped up then wall, piped across roof, and penetrated into attic. Ran wire through attic to garage to indoor unit location. Landed wires and sealed all penetrations. Turned units on to verify operation to complete scope of work for today.

Performed a cooling maintenance on a Lennox condenser, condenser located on backside of home, filter located inside filter rack, fau located outside closet, replaced old thermostat with a new Ecco bee Tstat, changed filter, flushed condensation line, on condenser check for amperage and voltage, check for compressor, check for freon level, check for capacitors, everything within range also clear out dust accumulated inside electrical component area and rinsed condenser coil. System is working within specification in cooling at the time of maintenance.

Performed annual cooling maintenance on a 2014 York 5ton package unit. Replaced 20x30 filter located in lower wall. Followed sequence of operations and checked voltage, amperage, capacitor, hard start kit, temperature split, Freon levels, and rinsed condenser coils. Everything checked out in range. Honeywell 6000 thermostat checked out okay. System is working properly in cooling at this time of service. Booked heating service on site with client.

Comfort ac service on 2013 American standard packaged unit. Replaced filter on lower wall. Checked all ac components and temperature split. Washed coils and flushed condensation line. Verified refrigerant levels are with manufacturer specifications 20 degrees split. Equipment is working properly at this time.

Performed cooling maintenance on 2020 American Standard condensing unit. Furnace is Lennox and located in garage. Did not need to change 16 x 25 filter at this time. Cleared condensation line at Jones valve, verified proper operation for water safety switch. Verified proper sequence of operation. Checked volts and amps, checked start and run capacitors. Verified a refrigerant levels and took temperature splits 19° and cycled equipment. Washed condensing coil. Thermostat is operating properly. System is within manufacturers specifications and cooling and operating properly at this time of service. Renewed annual comfort plan with a member and scheduled next maintenance appointment for October 21 between the hours of 9 AM – 11 AM.

Installing 5 Ton American Standard Silver 14 horizontal Split Heat Pump System and 1.5 Ton American Standard Silver 14 upflow Split Heat Pump System.

Today’s annual calling preventative maintenance consist of two American standard gold units. I first begin with replacing Bose filters located in the garage at the upflow units to ensure that proper airflow is able to circulate back to the system of minimal resistance. I then cleared the condensation line via Jones valve on each unit to ensure that it is properly draining at this time of service. All of the cooling sequence of operations are successfully checking out, verifying that each thermostat is properly calling for cooling and turning the unit on with no errors. Following with the apps on the system safely checking out in the correct range to ensure a controlled voltage is being used as well as the. Capacitor safely testing out in the correct range verifying they are safely operating. I then thoroughly washed the coils down of the unit to remove all during debris that may have accumulated on the system. Overall, both of these American standard gold units are operating to the man

Recommended hard start kit and spoke with clients about the benefits of having one. Sent client estimate. System is working at time of tune up. Bedrooms are cooling properly.
