Performed a cooling maintenance on a 2010 Payne package unit, unit, changed 14x30 filter, filter located in ceiling, flushed condensation line, check for thermostat, on unit check for amperage and voltage, check for compressor, check for freon level, check for temperature split, checked for disconnect box, everything within range also clear out dust accumulated inside electrical component area and rinsed unit coil. System is working within specification in cooling at the time of maintenance.

Arrived to remove two exhaust fan and install two Panasonic whisper quiet exhaust fans with lights. One was installed in the master bath and master water closet.

Performed annual maintenance on a 2025 Goodman 5-ton condenser and evaporator coil system (Home Warranty installation). The client had already replaced the 20x25 air filter, which is located in the upflow unit in the garage. Verified the Ecobee thermostat was operating properly. The thermostat called for cooling and reached the desired setpoint. Performed a complete sequence of operation check, including: * Verified refrigerant pressures and charge. * Checked compressor amperage and condenser fan motor amperage. * Tested the capacitor. * Verified proper 24-volt control voltage. * Inspected the system for any signs of refrigerant restrictions or leaks. No issues were found. Flushed the condensate drain line to ensure proper drainage and washed the condenser coil. Performed maintenance on the mini-split system by cleaning the bedroom air filter and washing the indoor coil. I Performed Maintenance on the Cooling System. Also replaced a 20x30 filter. The system is a 1998 model located in the master closet attic and outside on the ground. I also flushed the condensate drain. I advised client with the age and condition of the system client would be better off replacing the system. I found furnace blower motor compartment dirty due to construction dust. I advised client that the refrigerant that this system has which is R-22 Refrigerant which is no longer manufactured. At the time of today’s service the system is operational. Demand tech a few days ago found that disconnect box had failed and bypassed box to get client going. Gave client a quote for replacing the box. Client considering replacing the system. Scheduled next Maintenance visit online.

Arrived at customer’s home to review panel change estimate that was given to customer this last weekend during a demand call. Found that estimate was just missing grounding and surge protection. Found that panel does indeed need to be upgraded, and informed customer that it would only be a matter of time before more failures start to occur. Copied estimate that was given and added grounding and surge protection to ensure customer has the most accurate estimate possible for the future. Sent estimate to customer and they informed me that they’d have to wait to move forward with project.

Today’s an annual cooling preventative maintenance consisted of one Bosch unit located on the roof. I first begin with providing the filter for the client as she already replaced her filter, but she still would like to have the filter to change it later in the summer again I ensure that the nest is properly calling for cooling and turning the unit on with no errors occurring. The condensation line is draining off the roof properly with no obstructions to the line and the amperage is testing out safely in the correct range verifying and controlled. The voltage is being used. And the unit is providing a proper 20° split to ensure that the home is calling efficiently to the desired temperature. Overall, this Bosch package unit is operating to the manufacturer specs at this time of today’s annual cooling preventative maintenance.

Maintenance for cooling on two TRANE 2017 5 ton split systems and one Fujitsu 2.5 ton system for Casita. Two 20 x 30 filters for main home one in master bedroom and one in hallway and one 14 x 24 in guest room one 14 x 30 filter in Casita at FAU. Condensation lines cleared filters changed. Replaced two 16x25 air filters in the upflow furnaces located in the garage.Upon arrival, the client stated they were not satisfied with their programmable thermostat and preferred a simpler option. Recommended and installed an Emerson non-programmable thermostat, which is easy to operate. Verified proper operation by calling for cooling and confirming the system reached the desired setpoint. Checked both thermostats for proper operation. Performed a complete sequence of operation on both systems, including checking refrigerant levels, compressor amperage, condenser fan motor amperage, and capacitors. Cooling maintenance on American standard rooftop package unit. Changed out 24 x 30 filter located in ceiling, verified proper sequence of operation, checked volts and amps, checked start and run capacitors, verified refrigerant levels and took temperature splits and cycle equipment. Search protection is still good, washed condensing coil and cleared condensation line. Thermostat checked out OK. I Performed Maintenance on the Cooling System. Also replaced a 24x24 filter and flushed the condensate drain from the attic. The system is a 2021 Trane 4 ton Heat pump split system located in the master bedroom attic and up on the roof. Verified refrigerant levels and temperature splits are within specifications. I found that the dual run capacitor tested weak and out of manufactures specifications. House is currently under construction. Called client and went over findings, and recommended replacing weak dual run capacitor and installing a compressor saver kit to pro long the life of the compressor. Client agreed to recommendations. I installed new dual run capacitor and start kit and tested system amperages. System is performing properly and within manufactures specifications. At the time of today’s service the system is operational. Scheduled next Maintenance visit online.

One for the Casita is also located on the left-hand side. checked filters and garage mini split change filter in Casita wash down both coils. checked disconnect boxes for tightness of lugs. all systems checking the way they’re supposed to be scheduled the next service with the homeowner and sign them back up on maintenance plan. thermostat located on the hallway inside to the right also one filter 20 x 30 located in the ceiling same place as thermostat other 20 x 30 filter located in laundry room and then 20 x 20 filter located in Casita. going to renew the Hyde’s family plan to the yearly auto pay. Also going to schedule the next Maintenance for January.

Arrived at customer’s home to give a price for running a dedicated circuit for minisplit install. Customer also requested quotes for a panel tune up on main breaker panel, and for possibly replacing sub panel in casita if needed. Found that sub panel in casita does not need to be changed, but does need a tune up as well to bring the breakers up to current code. Provided customer all three quotes via email.

Performed a cooling maintenance on a 2017 American standard split system unit. Check sequence of operations by checking out all electrical and refrigeration levels. Show the pictures at this time. System is cooling down the house properly system at this time is reaching 76° inside House make sure to clean out condensation line and finish maintenance by washing down outdoor unit and changing out filter.

Maintenance for cooling on two Mitsubishi mini splits heat pumps systems. One for living room and Dual zone for guest room and master bedroom. Washed all reusable filters and check temperature split coming out of each head unit. Check and verify all remotes properly work and batteries are changed. Check all three WiFi adapters wireless interface are working properly. Washed both outdoor condensing units down and checked breaker box. Both system are working perfectly manufacture spec. Home is cooling properly.

I first begin with replacing the 20 x 30 filter inside the home to ensure that proper airflow is able to circulate back to the system at minimal resistance. I then verify that the ecobee thermostat is properly calling for cooling and turning the unit on with no errors or messages occurring on the system. All of the cooling sequence of operations are successfully checking out, verifying that there is a proper 20° split between the liquid line and the suction line which ensures that the home is cooling efficiently to the desire temperature. The amperage is also testing out in the correct range falling with the capacitor also testing out safely to ensure that it controlled voltage is being used. Overall, this unit is operating to the manufacturer specs at this time of today’s annual cooling prevent preventative maintenance.
