Performed cooling maintenance on Goodman split system with zoning. Honeywell 3000 thermostats (3) working properly. Replaced (3) ceiling filters. Cleared condenser drain, tested float switch. Cleaned our condenser electrical compartment. Cleaned condenser coil. Checked amps, volts, capacitors, refrigerant charge/ temp split (22°). System is cooling properly at time of maintenance. Checked charge and temperatures with all zones open and calling. Homeowner noticed the warm bedroom that’s had temperature balancing issues as cooling great with all zones/dampers open

I Performed Maintenance on the Cooling System. Also client replaced own 20x25 filter. The system is a 2014 model located in the outside closet. I found that the blower motor run capacitor, and outdoor dual run capacitor tested weak and out of manufactures specifications. Client would like thermostat replaced. Gave client options on repair work, and client chose option 2, which is replacing the blower motor run capacitor, dual run capacitor, Honeywell N100 thermostat, and Armaflex. Office to call to schedule me to come back out. Scheduled next maintenance visit online for Tuesday September 15th 2026 between 9-11 am.

Updated estimates with gas furnaces.

Replace compressor motor under parts warranty (12 years) labor warranty (5 years) expired in 2023. Add back full refrigerant charge (13 pounds of r410A) 3/9/26 - pound sweated off compressor connections nice and clean so didn’t need to cut any copper off, brazed in new compressor, protected pressure sensors with cold rags, used nitrogen. Pressure tested then pulled deep vacuum under 500 microns, performed vacuum decay test. Everything passed properly for the repair. Charged system up with factory charge and system refrigerant numbers are to manufacture specifications. System is cooling properly now. 22° split.

Estimate on cutting in 4 outlets in backyard patio from interior outlets, removing two light bulbs and converting into ceiling fans for back patio, landscape lights in backyard and landscape lights in front yard.

Arrived to troubleshoot a potential overheating issue with the electric vehicle (EV) charger plug. Upon inspecting the outlet, I confirmed that it was not rated to support an EV charging station. The existing outlet was removed and replaced with an outlet specifically rated for electric vehicle charging.

Arrived at customer’s home to perform an advanced diagnostic on landscape light that’s non op. Upon further inspection, I fo7nd that the line from the affected light fixture to the power source was bad and needed to be replaced. Informed customer of this and repaired line as needed. Customer also stated that she would like me to check out doorbell that is non op. Upon inspection I found that doorbell was part of intercom system. Turned volume up on intercom system to restore proper function to doorbell button and complete scope for today. Customer stated that bill would be paid through trust.

Arrived to provide an estimate for cutting in and installing two ceiling fans—one in the second bedroom and one in the living room.

I Performed Maintenance on both the Cooling Systems. Also replaced a 20x25 and 20x25x4 Customer Supplied. Both Cooling Systems are 2019 and 2022 American Standard 5 Ton Systems located in the garage and master closet attic and outside on the ground. I also flushed both the condensate drains from The Jones Valves. Client has sold the home. Both Cooling Systems checked out operational and within manufactures specifications at the time of the service.

Upon arrival, found bedroom unit operating in cool but heater was running at the same time. Removed W wire from circuit boarding heater shut off. Switched wires at circuit board and thermostat. System is now operating properly furnace serial #3774.

Replace two 12 x 18 filters

Performance a cooling maintenance on a 2023 American Standard package unit heat pump. This time did not have any access to inside home. Was able to jump system into cooling and check out refrigeration levels by performing a temperature split. Also checked out all electrical components such as run capacitor, and compressor amps. At this time system is cooling down. The house properly within manufacturer specifications was not able to test thermostat or change out filter. System is cooling down the house within specifications finish maintenance by washing down package unit located on rooftop.

System is working within specification in cooling at the time of maintenance.

Upon arrival jumped bedroom unit directly at package unit and only condenser fan motor and compressor would operate. With further inspection I discovered system has a faulty, blower motor, broken blower wheel and housing. Emailed estimate for repairs and replacement.

Upon arrival, thermostat is off and fan is set to auto and unit is not running. Checked system directly at package unit and unit is operating properly. Client may be hearing neighbors systems run due to the fact they are right next to her unit and on her roof.

Today’s annual cooling maintenance consisted of one silver American standard unit. I first began with replacing the 16 x 25 filter to ensure proper airflow is able to circulate back to the system at minimum resistance. I’ve been cleared the condensation line to ensure proper drainage is occurring at this time of the service. The thermostat is properly calling for cooling and turning the unit on with no errors. The amps on the system are safely checking out in the correct range ensuring there’s a controlled voltage being used throughout the system. And the capacitor is also safely checking out correctly. All of the cooling sequence of operations have successfully checked out, verifying that the home is being cooled to the proper temperature and that the liquid line in the suction line are in the correct range.
