Went over debrief of all work done and Mr.Foley wondered if I installed/replaced both thermostats. I informed him that want on my work ticket but may have had the estimates signed or noticed after work order was in but that we can return to put in the new thermostats . Homeowner says we can do it when they return to town during the fall/winter heating maintenance.

Performed annual maintenance on 2025 American Standard Gold Series 5-ton split-system heat pump. * Replaced 20” × 30” air filter. * Checked T6 thermostat and verified proper operation and cooling call. * Upon arrival, client reported an unusually loud noise during system startup and provided a video of the noise. * Performed diagnostic testing and isolated the outdoor fan motor by disconnecting the fan motor plug. The abnormal fan-related noise was no longer present, while the compressor continued to start and operate. * Recommend warranty replacement of the outdoor fan motor. * Checked system operation, refrigerant levels, compressor amperage, and fan motor amperage. * Checked system for active faults/alerts; no alerts were found. * Washed down and cleaned the outdoor coil/condenser. * Cleared the condensate drain line. * System was tested after maintenance and is currently operating properly and cooling as expected.

Checked both Emerson thermostats and verified proper operation and temperature readings. * Replaced 2 16x25 filters. * Cleared both condensate lines and verified proper drainage. * Checked system operation, refrigerant levels, compressors, fan operation, and capacitors. * Tested the 60 µF capacitor; measured approximately 52 µF. Capacitor was replaced approximately two years ago. Recommend monitoring the capacitor and replacing it if performance declines or it falls further out of specification. * Washed down both condenser units. * Completed operational checks on both systems. Both systems are operating properly and cooling as expected at this time.
Performed annual cooling maintenance on a 2017 and 2013 American Standard split systems. Replaced 2) 20x30 and 14x24 filters located in ceilings. Both faus are located in master closet attic access. Cleared condensation lines from faus. Followed sequence of operations and checked voltage, condenser fan motor amps, compressor start/run amps, capacitors, hard start kits, temperature split, Freon levels, and rinsed condenser coils. Secured all electrical connections. Rinsed washable filters for ductless units in garage and casita. Honeywell 8000 thermostats checked out operational. Systems are working properly in cooling at this time of service.

Diagnostic on 2015 Lennox sn-3057 for master bedroom. Client provided door code for access. Diagnostic found tripped high voltage ⚡️ electrical circuit. Installed compressor hard start kit and new capacitors. Equipment now operating properly. Verified refrigerant pressures are with manufacturer specifications. Main home electrical panel breakers in very poor condition, breakers are original well past life expectancy and can cause electrical circuits to fail and safety concerns. Recommend electrical panel tune up. Attached estimate for electrical panel tune up below also attached photo of existing electrical panel.

Pumped down living room system #UE3F(labeled bedroom and living room condensers and inside disconnect boxes). Removed old filter drier at condenser and replaced TXV (garage attic access) and out in new filter drier in attic on liquid line going into evaporator coil. Will be returning tomorrow Tuesday (8/11/26) 8:30-10AM to finish brazing/vacuum and then startup. Locked up garage and all lights off in garage. Called Mr.Foley (homeowner) and debriefed on all work done today and about me returning tomorrow to wrap up then test and will call after and then collect. Also checked out ductless and remote and both were working properly and operational/cooling and responsive. 8/11/26: I returned and finished repair, brazed in new filter drier in attic with evaporator coil liquid line. Pressure tested. Pulled deep vacuum , then opened lines and checked refrigerant charge and temperature split (22°). Sealed up evaporator coil panel. Secured txv bulb properly and insulated properly. Diagnostic on 2016 carrier equipment. Sn 1534 living room. Found major leak in evaporator coil. Coil will have to be replaced. Do not advise to refill refrigerant due to will leak right back out. Advised equipment uses 410a refrigerant which is being phased out and no longer manufactured. Recommend replacing condenser and evaporator coil to convert to new 454B refrigerant system. Upon arrival blower was running condenser wasn’t running after diagnostic found a trip breaker. And high voltage wires where loose at breaker tighten wires unit is up and cooling
Daniel used every method he knew to clean out the condensate line. It apparently drains at this time. However, supposedly, the drain was cleaned thoroughly 3 months ago. It is my opinion that the actual drainage condition was not checked at that time. The drainage line is one inch diameter PVC and should easily be able to accommodate the two AC condensers in our garage. Daniel verified the system by using a hose to input water into the lines. There was no 3/4 PVC caps available to fully pressurize the lines.
Demand call upon arrival client stated bedroom unit was not cooling properly. Zoning for master bedroom and guest room tow Honeywell thermostats working properly temperature 90 in each room. Furnace was on but outdoor unit was not upon further diagnostic found contactor weak and bad with a low voltage short. Recommend replace contactor and repair low voltage. Client agreed and signed estimate. Installed new two pole contactor and repair short. Check system sequence of operation. Bedrooms are cooling properly.
Thermostat for living room is a nest thermostat and it was showing no power to R. was getting proper power to furnace issue was not AC unit issue is nest thermostat after restarting. The thermostat system turned on and started to cool down the house properly informed client since this has been a reoccurring issue. We need to rerun thermostat wire coming from unit to thermostat. Client will have her own electrician come out to fix issue
Upon arrival, lots of water coming from FAU unit both units are located in garage both units use the same drain line that goes to the outside. Upon cleaning out condensation line found lots of gunk in line. Also vacuumed out condensation line from outdoor drain pipe tested by pouring lots of water down drain line and as shown in video system is draining properly at this time.
Repaired leak at high-pressure switch, pressure test system to ensure leak was fixed, vacuum system to remove moisture and air from system and recharge system to manufactured specifications. System is now operating and cooling properly.

Thor really seemed to know what was wrong with our air unit. We have had a rough time. Thor is very nice to deal with and we appreciate the time he spent going over our problem.
A few years ago we called for service on an emergency basis during an early hot spell in April. My wife had guests from out of town and there was no cool air coming from our system. I called Hyde’s and Thor appeared at the door within ~ 30 minutes and saved the day ! Both Thor and Jonathan have serviced our HVAC system over the past few years. We feel very fortunate to have been able to call HYDES and request appointments with each of them. In September or October I’ll be calling your company again to do some duct work to improve the flow of air to our master bedroom. James arrived on time. He found the cause of our A/C problem very quickly. He had the parts and tools needed to fix it in his truck and did so. The unit is in an unshaded area and it was about 120 degrees outside but he completed the repair and still looked professional afterward. He was very polite. The unit is still working fine!
