Spoke with homeowners about motor that was replaced and that the sounds are completely normal and any psc motor would make same sound, they asked about about replacing with the original from carrier and I reminded them I did give them the option a couple times that I could send it as a quote if they wanted to think about it and if the original it would have a wait time of a few days and be more expensive and they did want the repair then. I informed them that we cannot repair old motors as they wanted to know if I could’ve repaired the original. I apologized that it’s not as quiet as they’d hope but they would all make a motor sound and I wouldn’t want them to have to spend more to have the same issue. See notes.

Client stated that the house is 50 years old and doesn’t believe work has ever been changed out. Client wanted to have ductwork checked out. Very limited access was only able to check a small part of the ductwork very tight attic access. Inform Client ductwork that I could see is in OK shape. For Client that if they want to complete don’t work out, we need to make holes in the wall to completely redo and access all of ductwork. Client will wait on ductwork and save it for the winter time. Client also wanted to get a couple quotes for mini splits one for garage. The other for master bedroom. Took pictures of both inside and outside of walls. Also informed Client the possibilities where we can even put mini splits at. Informed Client will get back with the quote in a couple days after talking to management team. Client got two new systems installed three years ago and both systems are cooling properly.

Performed PTU on 2) American Standard Platinum Heat pumps. FAUs are located in separate attic access. Cleared condensation lines from faus. Replaced 20x30, 16x30, 14x14 and 12x12 filters. Upon arrival client stated master bedroom unit S#XD1F displayed error code 126. Found outdoor unit offline. Found no power going to condenser, found tripped breaker. Reset breaker and unit cycled on. Followed sequence of operations and checked voltage, amperage, refrigerant levels, found no error codes on CDA, and rinsed condenser coils. 1050 thermostats checked out operational. Both systems are cooling properly at this time of service.

Replace Evaporator temperature sensor (ET). Restarted system. After 1050 rebooted 161 code was on display, switches back from OFF to cooling and then fault code disappeared as it sensed it. System no longer in limp mode. Setpoint 75°, indoor temp 75°. System is cooling properly now. Covered under warranty. Labor expires but Hyde’s waiving any labor cost. Filled out warranty form

System is working within specification in cooling at the time of maintenance.

Upon arrival, Client stated that thermostat was showing a red light. What Client was referring to was the filter rack that was not install installed by us. Was showing a red light on the filter rack turn filter rack power off as it is no longer being used. All systems are cooling properly. Customer has electronic filter racks all throughout the house. All of them are powered off.

Performed a cooling maintenance on two split system units. One is an American standard. The other is a Bryant split system track sequence of operations for both units by checking out all electrical and refrigeration levels at this time. American standard unit electrical and refrigeration levels are within range upon checking Bryan unit found Sam motor run capacitor rated for five was getting four. Informed client with recommend replacing next visit at this time. Both systems are cooling down the house properly finish maintenance by washing down both units as well as by changing out filters and cleaning out conversation lines.

Maintenance for cooling on a Bryant 4 ton horizontal split system. One 20 x 30 and hallway and one 24 x 24 in laundry room. Condensation line cleared filters changed. Honeywell thermostat working properly. Check system sequence of operation. Checked compressor amps, checked fan motor amps, checked capacitor, checked fuses and disconnect box, checked Freon and pressure. Washed outdoor unit down. Upon maintenance notice outdoor unit has compressor saver kit checked in rush, far above manufacture spec compressor kit showed visible damage. Notified client and recommend replace compressor saver kit talked about the benefits of having one for the outdoor unit. Client agreed and signed estimate. Installed compressor saver kit and check inrush. Showed client the results. System is working at time of maintenance. Home is cooling properly.

Arrived at customer’s home to install a new dedicated 20 amp 240v circuit for minisplit install today. Penetrated out of the top of the main breaker panel and ran mc cable in top corner of ceiling across garage to disconnect location on exterior of home. Landed all connections that can be landed now, and installers with land final connections in disconnect and test unit to verify proper operation.

Performed annual maintenance on a 2023 3-ton Platinum Series American Standard split system. Changed the 16 x 25 filter located in the indoor closet. Checked the 1050 thermostat; thermostat is calling for cooling, reaching the desired set point, and showing no active alerts. Followed sequence of operations and checked refrigerant levels, compressor amperage, fan motor amperage, and system alerts. Outdoor unit is also showing no active alerts. Washed the condenser coil thoroughly and cleared the condensate line to ensure proper drainage. Recommended installing two surge protectors, one on the air handler and one on the outdoor unit, to help protect the system from electrical surges and voltage fluctuations caused by power outages. Strongly recommend surge protection on Platinum Series systems. System is operating properly at this time of service and cooling down as designed.

Performed a cooling maintenance on a package unit located on rooftop. Check sequence of operations by checking out all electrical and refrigeration levels at this time was getting an 18° split run capacitor fan motor amps and compressor amps are within. System at this time is cooling down the house. Finish maintenance by changing out filter and washing down package unit.

Arrived to provide help moving the old package unit and new package unit. Installed 3 phase disconnect and connected wires accordingly.

Deliver warranty book, replace fau breaker to 15 amps. Performed self certification county inspection.

Maintenance for cooling on an American standard gold series 4 ton heat pump package unit. 20 x 30 filter located in hallway below thermostat. Condensation line cleared filter changed. Ecobee thermostat working properly. Check system sequence of operation. Checked compressor amps, checked the fan motor ramps, checked capacitor, check fuses and disconnect box, checked Freon and temperature split. Spoke with client about adding a compressor saver kit talked about the benefits of having one for the package unit. Client agreed and signed estimate. Installed compressor saver kit and check inrush. Showed client the results. System is working per manufacture spec. Home is cooling properly.

Upon arrival system #6205 had error code 04 indicating lock rotor reboot system and unit showed error code A2 temperature sensor fault. We will order temperature sensor from Goodman and come back to install temperature sensor once part is received.

Upon arrival, found the condenser fan motor not operating while the compressor was attempting to run and had gone into thermal overload. Diagnosed a failed 55/10 MFD dual run capacitor and replaced it. After capacitor replacement, the compressor still did not immediately start, so a compressor saver/hard-start kit was installed to assist startup. Allowed the compressor to cool and reset from thermal overload, then washed the condenser coil to improve heat rejection. After cooling and completing repairs, restarted and tested the equipment. Condenser fan and compressor are now operating properly, and the system is cooling at this time. Authorized manager Dave approved the repairs prior to completion and confirmed authorization with signatures.

Performed annual maintenance on 2004 American Standard package unit. Replaced the 20x30 hallway air filter. Checked thermostat operation and verified it was within range and properly calling for cooling. Followed the sequence of operation and checked system performance, including a 63°F supply-air temperature, compressor amperage, fan motor amperage, and other motor operations. Thoroughly washed down the condenser coils. System is currently operating properly. Due to the age of the equipment, we will continue to monitor the system for any signs of wear or developing issues. Cleaned and renewed the Comfort Plan. Client advised that roof access should be made from the back of the fourth house. The neighbor is the HOA manager and requested that we do not disturb or step on any roof tiles. A photo was taken showing the proper location for ladder placement.
