Diagnostic on 2019 equipment. Found equipment low on refrigerant. Equipment has leak in refrigerant system. Checked for visible sighns leak non detected. Advised equipment will continue to leak until leak is repaired. Recommend leak search to determine where leak is located. Sighned up on maintenance plan. Will schedule to maintenance equipment at end of month. Refilled refrigerant for temporary repair
Upon arrival, indoor unit was operational, but found compressor not turning on just outdoor fan motor. With further investigation found a failed run capacitor. Client gave me the go-ahead to replace after doing solar system started up and started to cool down the house. Client also signed back up on maintenance and will give office a call tomorrow to schedule us to come out to do a cooling maintenance on system.
Performed a cooling maintenance on a partial system recent install. Upon arrival, secondary drain was dripping water. Access Jones valve and cleared primary condensate from the attic. Replaced filter. Refrigerant circuit diagnostic: delta T and temperature/pressure readings. Checked capacitors and electrical motor amp draw readings. Thermostat/disconnect: good. Pre-booked heating maintenance. System is cooling the home at the time of maintenance.
Equipment is working properly according to manufacturer specifications. 23 degrees temp split. Advised equipment will take longer to cool house do to off for first part of day.
Wrote down map of all ductwork , sizes when legible, where dampers are located and what zones they go to and mapped out as best to home layout, will clean up drawing as sweat started to drip on paper in attic. Main isssues are master bedroom and master bathroom.

Upon arrival living room system was operating but not cooling properly. With further inspection I discovered system was flat on refrigerant due to leak and evaporator coil. Emailed estimate for system replacement and repair. I would not recommend repair due to systems age condition and use of R22 refrigerant which is no longer manufactured.
Diagnostic on 1999 Bryant equipment serial number 1199E02079 for bedrooms. Equipment low on refrigerant do to leak in refrigerant system. Equipment uses r22 refrigerant which has been phased out and is no longer manufactured. Home in escrow met with selling agent. Advised equipment will continue to leak refrigerant. Equipment will require isolation leak test to determine where leak in refrigerant system is located. Do to age of equipment recommend equipment replacement. Realtor interested in filling with refrigerant and waiting for home warranty to cover repairs. Attached estimate below to recharge r22 refrigerant.
Arrived at customer’s home to diagnose outlets non op in kitchen. Upon arrival I found that gfci outlet in kitchen would not reset. Went outside to the breaker panel and the found that the breaker feeding circuit was not outputting voltage. Informed customer of this, recommended replacing breaker and doing a panel tune up. Customer agreed to replace breaker and signed an estimate for a panel tune up with surge protection. Installed new breaker and reset it to restore power to circuit and resolve issue.
The installation of a 5 Ton American Standard Gold 17 horizontal split heat pump system was successfully completed. The installer flushed the lineset using R11 and pressurized it to 300 psi. A thorough vacuuming of the system was performed, achieving a vacuum level under 500 microns. The installer then tested the system, charged it with refrigerant, and confirmed the operation of all three zones. Additionally, the installer moved the Amazon package inside and set all three thermostats to 86°. The key was returned to its original location under the table on the back patio.
System is backed up again after cleaning out multiple times yesterday. Cut open PVC pipe and found a very restricted condensation line full of gunk as shown in pictures with PVC pipe cut open blew out line multiple times again and eventually was able to get the condensation line clear tested by pouring gallons of water down drain and water kept coming out from outside termination point redid condensation line at this time. System is draining properly. Will need to come back tomorrow. We’ll get with office need to return with a proper coupling. Customer has old PVC pipe and it is small smaller pipe than what we usually use. client gave me the OK to come back tomorrow between 2 to 5.
Upon arrival found connotation line for air handler located inside garage clogged. Flushed condensation line and insured condensation is draining out properly. Also extended PVC riser so if line gets clogged, it will engage water safety switch preventing water damage.This is the first time the condensation line has been clogged. The last time a technician came out. The line was not clogged at that time. but the buildup of dirt dust and algae can cause a condensation line to become clogged and not drain properly. Also sometimes lizards and bugs crawl inside the drain line also causing it to clog and not drain properly.

Performed a heating maintenance on an 80% efficiency gas furnace. Checked static pressure, blower motor amp draw and heat rise. Equipment executed the sequence of operation in heating. Changed blower capacitor due to capacitance measuring outside of manufacturer specifications – paid via CC. System is functioning according to manufacture specifications.

I Performed Maintenance on the Heating System. Also replaced a 20x25 filter and flushed the condensate drain. The system is a 2021 Heat Pump model located in the garage and outside on the ground. I advised client about whole house surge protection and sent client estimate options for installing them. Per client request checked and tightened all screws at outdoor unit. I also cleaned the condenser coils. Scheduled next maintenance visit online. At the time of today’s maintenance visit the system checked out operational.
Upon arrival client stated system blowing ambient air. Found outdoor unit compressor not running due to failed capacitor. Replaced capacitor and tested. Signed up on yearly agreement. System is properly running.

Both thermostats check out OK. Checked both system sequence of operation. Checked compressor amps, checked fan motor amps, checked capacitors, checked compressor saver kit, check 24 V for two stage, checked fuses and disconnect box, checked Freon and temperature split. Washed both outdoor units down. Both systems are working per manufacture spec. Home is cooling properly. Spoke with client about the difference on each tier of biannual maintenance. Client signed up for gold bi-annual maintenance via CC.

I Performed Maintenance on the Heating System. Also replaced a 14x30 filter. The system is a 2017 American Standard Package unit located on the roof. I flushed the condensate drain. Advised client that due to the age of the electrical panel, advised on either a panel tune up or a panel replacement. Demand tech advised that AC breaker is weak and breakers are old to enough for either a tune up or a panel upgrade. Client to advise. The system checked out operational at the time of the service. Compressor “repaired” last Friday. Stopped working on Tuesday. VERY difficult to get Emergency service. We are absentee owners with a very unhappy tenant. Why must we authorize a visit when you have our credit card. We are long time customers and just need this looked at. And thos os not to be confused with the OTHER unit that suddenly went out and will be replaced tomorrow. Claudia very helpful 2with the latter, but we are modt unhappy right now.
