Completed job. Found short in new system causing outdoor unit to stay on continuous-short in y1 and o from Tstat. Found kitchen system Tstat wire cut completely in half. Repaired all electrical connections and cleaned up wire connections. Tested operation and verified equipment is working properly

I Performed Maintenance on the Cooling System. Also replaced a 20x30 filter and flushed the condensate drain. The Furnace and Evaporator Coil are 1999 models located in the master closet attic and outside on the ground. The outdoor unit is a 2016 5 ton model. I advised client of the age of the indoor equipment, and also talked with client about replacing duct work throughout the home. Client to advise. At the time of today’s maintenance visit the system checked out operational. Scheduled next maintenance visit online.

Performed annual cooling maintenance on a 2012 Lennox 4ton unit. Upflow fau is located in outdoor closet. Replaced 20x25 filter located in filter rack and cleared condensation line. Followed sequence of operations and checked voltage, condenser fan motor amps, compressor start/run amps, capacitor, hard start kit, temperature split, Freon levels, and rinsed condenser coils. Secured all electrical connections. Thermostat checked out okay. System is working properly in cooling at this time of service. Client renewed HFCP but opted to wait to schedule heating maintenance.

Installed blower motor and tested. Installed ecobee thermostat and connect to clients app. System properly running.

Performed a cooling maintenance on a 2025 American Standard Platinum series condenser and a 2019 Trane condenser, condenser located on left side of home, filter located hallway ceiling, fau located in attic, filters were changed before visit, flushed condensation line, on condenser check for amperage and voltage, check for compressor, check for freon level, check if thermostat had no error codes or alerts, everything within range , clear out dust accumulated inside electrical component area and rinsed condenser coil. System is working within specification in cooling at the time of maintenance.

Performed annual cooling maintenance on a 2017 Carrier 5ton unit. Replaced 2) 20x30 and 20x20 filter located upstairs. Thermostats are located in living area and bedroom upstairs. Followed sequence of operations and checked voltage, condenser fan motor amps, compressor start/run amps, capacitor, temperature split, Freon levels, and rinsed condenser coils. Secured all electrical connections. Thermostats checked out operational. Scheduled heating service on site. System is working properly in cooling at this time of service.

Air handler in garage above rafters on wall that connects to roof. Outdoor unit directly behind wall on roof. Run electrical in mcb cable from breaker panel to roof through garage up high above rafters. client placed $500 deposit

Performed annual maintenance on two 2023 American Standard Platinum Series split systems with a zoning system and four zones. Checked all four thermostats for proper operation and verified each was calling for cooling and reaching the desired set point. Checked all 1050 thermostats; no active alerts were indicated on the system. Followed the sequence of operations and checked refrigerant levels, compressor amperage, fan motor amperage, and all electrical components. Washed both condenser coils thoroughly. The second system was also checked and showed no active alerts. Cleared both condensation drain lines to ensure proper drainage. Both systems are operating properly and cooling as designed at this time. Client is moving out.

Performed annual AC maintenance on 2017 guardian condensing unit with 20+ year-old Rheem FAU located in hall closet. Washed washable filter located in filter rack. Checked amps, volts, capacitor, and cleaned electrical compartment. Checked refrigerant levels, superheat, sub cool, and temperature split. Cleared condensation line at FAU and washed condenser coil. Clients are aware of systems age and condition. System is operating in cooling as good as it can.

Performed a cooling maintenance on a 15+ R22 American Standard package unit, changed 24x24 filter, filter located in ceiling, flushed condensation line, check for thermostat, on unit check for amperage and voltage, check for compressor, check for freon level which was low advised he will need Freon will check if we have R22 also advised the poor condition of the unit and recommend a replacement , check for temperature split, checked for disconnect box, everything within range also clear out dust accumulated inside electrical component area and rinsed unit coil. System is working within specification in cooling at the time of maintenance.

I Performed Maintenance on the Heating System. Also replaced a 20x30 and 10x10 Filters. The Furnace is at least 20 years old. The condensate drain drains into the guest bathroom sink. I advised client about furnace blower motor run capacitor tested outside of manufactures specifications. I advised client that furnace and Evaporator coil are original to the hose and advised client of no water safety switch. Cycled Heater on and heater is working properly. Advised client about replacing the system in the future. At the time of today’s service the system checked out operational. Scheduled next Maintenance visit online.

Completed a cooling maintenance on a package Bosch. System passed 23 point refrigeration and electrical inspection. Replaced filters and cleaned motherboard with CO2 tank. Thermostat/disconnect box: good. Clients renew club membership. System is cooling the home at the time of maintenance.

Upon arrival client stated the back bedroom was not getting any air flow , checked pressures are in range checked ductwork original still intact , adjusted register now air flow is blowing towards the bed unit is properly working in cooling at this time did advise about maintenance plan. Sent estimate.

Arrived to review breaker that was replaced 5 months ago. I was able to get breaker working properly again. I advised customer if breaker trips again I would replace it, still under warranty.

Changed customer supplied batteries in Honeywell 8000 thermostat and test system. System is now operating and cooling properly.

Performed a cooling maintenance on a platinum system. Replaced filter at rack, cleared condensate at Jones and washed outdoor unit. Checked CDA, fan and compressor. Refrigerant circuit diagnostic: delta T. Surge protection: active. System is currently cooling the home at the time of maintenance.

Performed annual maintenance on two 2023 American Standard Silver Series split systems, one 4-ton and one 3-ton. Changed out filters, including 2 14x14, 14x24, and 20x30 filters. Followed the sequence of operations and checked refrigerant levels, compressor amperage, fan motor amperage, capacitors, and startup/inrush amperage. Both systems’ capacitors were checked and found to be within range. Checked both thermostats for proper operation, calling for cooling and reaching the desired set points with no active alerts. Cleared the condensation lines to ensure proper drainage. Washed and cleaned the condenser coils and inspected the filters. Renewed the client’s Comfort Plan. Both systems are operating properly at this time of service and cooling the home down as expected.

Arrived at customer’s home to install a new dedicated 20 amp 240 volt circuit for minisplit install today. Used existing flex in th top of the panel t pull wire into garage. From there I ran mc cable through garage and into attic to disconnect location. Left installers enough wire to place disconnect wherever they choose, a they will make final connection. Installers also to test unit and collect payment for work today. Also completed electrical inspection and sent customer estimates for work.

Upon arrival, Client stated that whole house is extremely cold. Found that kitchen system not install by us. Was constantly running even when thermostat set off . Went into attic and found system was jumped took off jumpers system stopped cooling, but now is not working from thermostat. While working on that system also found newly installed system that we installed yesterday was starting to ice up. Thermostat set to 73 and reading temperatures of 70° system was running when it should’ve been off informed Client that will send a senior tech over to further diagnose system.
