Demand Call – Package Unit Not Operating Equipment Information Manufacturer: International Comfort Products (ICP) Model: PGD336060K001C1 Serial Number: C132409946 Year: 2013 Refrigerant: R-410A Diagnostic Findings Upon arrival, the member stated that the equipment was not operating. During inspection, multiple issues were discovered. Found equipment wiring disconnected. Reconnected and reconfigured wiring to restore operation and allow further diagnosis. Further inspection revealed that the indoor blower motor and housing were not properly secured to the equipment frame. The blower motor capacitor was also found hanging unsecured. The blower motor was found to be seizing, and the blower wheel fins were loose and damaged. The condition of the blower assembly may be related to the housing not being properly secured to the equipment frame. The equipment had also previously required additional refrigerant, indicating a possible refrigerant leak within the system. Recommendations and Member

Performed indoor/outdoor safety maintenance check on a 2020 American Standard Platinum heat pump. Fau is located in master closet attic access. Cleared condensation lines from fau. Replaced 20x30 filter located in entry ceiling. Followed sequence of operations and checked voltage, amperage, temperature rise/split, refrigerant levels, found no error codes on CDA, and dusted off electrical compartment. 1050 thermostat checked out operational. System is working properly at this time of service. Scheduled cooling maintenance on site with client.

Demand Call – No Cooling Equipment Information Make: Lennox Model: G40UH-60C-110X-14 Equipment: Split System Complaint: Member reported that the indoor equipment was operating, but the outdoor equipment was not responding to a call for cooling. Diagnostic Findings: Upon arrival, verified that the indoor equipment was operating while the outdoor equipment was not responding to the thermostat's cooling demand. Verified 24 VAC at the low-voltage wire connections leading toward the outdoor equipment; however, 24 VAC was not present at the contactor. Disconnected the low-voltage wire connections and isolated the wiring to further troubleshoot the circuit. Verified that 24 VAC was not being supplied from the indoor equipment's circuit board to the thermostat wiring leading to the outdoor equipment. Inspected the circuit board fuse and verified that it was not blown. Confirmed proper 24 VAC output from the step-down transformer and verified voltage through the wiring harness supplying the ci

Performed annual maintenance on the indoor and outdoor on day nnnight split system equipment. * Replaced the 20 × 25 air filter located above the garage. * Checked the ecobee thermostat and verified the cooling range. * Performed operational checks on the system, including safety switches, gas valve, blower motor, and related components. * Cycled the cooling system and checked the compressor, blower motor, capacitor, and associated electrical components. * Thoroughly cleaned the condenser coils. * Inspected the equipment and verified proper operation. System is operating properly at the time of service.

Outdoor unit safety inspection and maintenance. Washed condenser coil and replaced filter. Evaporation coil is completely blocked. Recommend cleaning to restore system efficiency. Checked refrigerant temperature and pressure, capacitors and electric motor amp draw readings. Thermostat/disconnect box: good. System is currently servicing the home at the time of maintenance.

Today’s maintenance consisted of one package unit located on the roof. I first begin with replacing the 20 x 30 filter. Thermostat is properly calling for cooling. Amps checked out checked capacitor temperature split is accurate. Condensation line is draining properly. Overall system is cooling and operating to the manufacture specs following with the heating components also testing out safely. Overall system is operating to the manufacture specs at this time of today’s maintenance.

Maintenance on a Rheem micro channel 3 ton split system package unit. 20 x 24 filter in living room. Condensation line cleared filter changed. Thermostat checks ok. Check system sequence of operation. Verified all electrical and safety. Check compressor amps, check fan motor amps, checked fuses and disconnect box, check capacitors, checked compressor saver kit, check temperature split, checked inducer motor, checked pressure switch, checked igniter and flame sensor, checked 24 V on gas valve. Upon maintenance capacitor rated 55 tested 47 capacitor below specs considered weak. Called and notified homeowner recommend replace capacitor to proactively avoid failure. Client agreed. Replace capacitor and test system operation. System is working at time of maintenance.

Performed annual maintenance on 2 ton and 5 ton 2024 American Standard Platinum Series split systems. The client reported a pounding noise from one system. Inspected the unit and found that a metal panel was contacting the evaporator coil assembly, causing the noise. Secured the panel with additional screws and properly fastened the metal to prevent further contact. Inspected the blower assembly and found the blower motor producing a squeaking noise. Tightened all mounting screws and cleaned the blower motor area. After completing these adjustments, the squeaking noise was eliminated. Took videos of aftermath Checked the American Standard 1050 thermostat and verified there were no active system alerts. Washed and cleaned both outdoor condenser coils. Inspected both outdoor units and confirmed there were no active alerts. Cleared and verified both condensate drains were flowing properly. Tested operation of both systems. At the time of service, both systems were operating normally

Estimates for mini splits. Per management guest bedroom doesn’t have access for mini split unless we cut drywall.

Today’s cooling preventative maintenance consisted of one package unit on the roof. I first began with replacing the 2030 filter and the thermostat is properly calling for cooling with no alerts or errors. All of the cooling sequence of operations checked out amps checked out and the fan amps also checked out following with the capacitor testing in the correct range. Surge protection is good. Temperature split is accurate. Condensation line is draining off the roof with no obstructions to the line. Overall, the unit is cooling and operating to the manufacture specs at this time of today’s cooling maintenance.

Installed new 3 Ton Silver 14 Ultra Low Nox Upflow Split System. Job complete, however we need the electricians to replace the breaker because I did not have a 30 amp Zenzco breaker.

Informed management team on issue that is occurring. Very slow drip coming from connection point inform management team on when Client will be available to have someone come back out and fix problem. System is very slow slowly dripping from connector point.

Performed annual maintenance on two 2024 American standard rooftop package heat pumps. Changed 1825 and 20 x 20 filters. Check amps, volts, capacitor and cleaned electrical compartment. Check refrigerant levels, super heat, sub, cool, and temperature splits/rise cycled system and heat to ensure reversing valve is operating properly. Both systems are operating and cooling/heating properly.
