Performed annual maintenance on 2021 American standard split system. Changed out 20x30 filter. Followed sequence of operation checked Freon levels, amperage, and electrical components. Cleared out condensation lines. No signs of restrictions or leaks. Changed out barriers for Honeywell 8000. No alerts found . Verified all bolts and amperage. Washed down condenser coils throughly. System is operating properly at this time of service .

Upon maintenance found system with only condenser fan motor operating, upon further inspection, found bad relay for hard start kit, replaced hard start kit and tested system. System turned on and compressor was extremely loud verified refrigerator levels and found system completely flat on. 410A refrigerant. Consulted with member, member has appointment set up on Monday between 2 PM – 5 PM for options for replacement, charge system with 7 pounds for temporary cooling, members will be able to get forward with replacement, per management will credit refrigerant towards new unit if done in reasonable time. Changed out 24 x 24 filter.

Performed a cooling maintenance on two split systems. Client previously washed outdoor units. House is up for sale. Documented refrigerant temperature and pressure. Checked electrical motors and dual run capacitors. Recommend installing float safety switch – estimate sent via email. Located gas leak at bedroom furnace. Used thread sealant on gas valve. Both systems are cooling the home at the time of maintenance.

Today’s annual cooling for preventative maintenance consisted of two separate units located on the roof. I first began with replacing all five filters in the home to ensure that proper airflow is able to circulate back to the systems at minimum resistance. I then make sure that both of the Honeywell thermostats are properly for cooling and turning the units on with no error occurring both of the systems are safely checking out in the correct amperage verifying that controlled voltage is being used throughout the unit and the capacitor for the package unit and the American standard unit are both safely checking out in the correct range as row both of the systems are properly cooling the home providing a 20° split, ensuring that the desired temperature is being met.I then thoroughly washed the coils down on both of the systems to remove all dirt and debris that may have accumulated on the unit. Arrived on-site to troubleshoot the non-operational hood vent and exhaust fan. I recommend replacing the exhaust fan due to signs of aging. The hood vent was connected to a kitchen GFCI outlet that had tripped; after resetting the GFCI, power was restored to the hood vent. Additionally, I provided an estimate for a panel tune-up.

Emerson thermostat checked out okay. System is working properly in cooling at this time of service.

Performed a Precision Tune- up on a 2 2016 American Standard gold series condenser, condenser located on right side of home, filter located in hallway ceiling, fau located in attic, changed filter, flushed condensation line, on condenser check for amperage and voltage, check for compressor, check for freon level, check for capacitors S#4F2F was out of range advised HO decided for this visits, everything within range also clear out dust accumulated inside electrical component area and rinsed condenser coil. System is working within specification in cooling at the time of maintenance.

Service Summary – Condensation Issue Upon arrival, the client informed me that one of the furnaces was leaking water. After further inspection, I found that the Jones valve had been accidentally left closed during a previous maintenance visit. I cleared both condensate drain lines and verified that both valves are fully open. The equipment is now draining properly and operating as intended.

One time tune up on 2017 American standard packaged unit. Replaced filter, flushed lines and washed coils. Checked all ac components and refrigerant levels. Client stated at night the system sometimes short cycles. Didn’t find any issues that would cause that to happen. Advised possible fan motor failing.

Cooling service on two 2012 American standard roof pop package unit changed out standard lake filters, cleared all electrical components of dust and debris, verified proper sequence of operation, found multiple issues with both systems, found both systems to have bad 55/7.5 MFD capacitor as well as system serial number 108L with exposed low-voltage wiring and hard to start kit bad, had members sign estimates and will call office to return for given repairs. Verified refrigerant levels and took temperature splits 20° and 22° and cycled equipment. UV lights still operational, search protection operating properly Greenlight still lit, washed condensing coils, and cleared lines. Thermostats checked ok systems are Cooling and operational at this time of service.
