I Performed Maintenance on both the Cooling Systems. Also replaced a 20x25 and 14x25 filters. Both Cooling Systems are 2005 and 2006 models located on the ground. I also flushed both the condensate drains. I advised client about pitted Contactors and also advised about adding a start kit and replacing breaker style disconnect boxes and installing a hard start kit for the 5 ton unit (S#1691). Gave client 3 options and went over options with client and client to advise. Sent client estimate options. Both Cooling Systems checked out operational the time of the service. Scheduled next maintenance visit online for Tuesday October 27th 2026 between 2-5 pm.

Calling service on 2011 American Standard split system. Furnace is located in inside closet, washed washable filter, condensation line was cleared at FAU, cleared all electrical components of dust and debris, verified proper sequence of operation, found 40 MFD capacitor out of range and starting amps exceeding specifications, recommend recommended replacing both and installed and tested, verified refrigerant levels, and line temperatures and temperature splits and cycle equipment. Washed condensing coil, thermostat checked out OK. With recommended repairs system is now within manufacturers, specifications, and cooling and operating properly at this time of service.

Today’s annual cooling preventative maintenance consisted of two Bosch package units located on the roof. I first began with replacing all of the filters in the home to ensure that proper airflow is able to circulate back to the system systems at minimal resistance. I then ensure that both of the Honeywell thermostats are properly calling for cooling and turning the systems on all of the calling sequence of operations are successfully checking out verifying that there is a proper 20° split the amps on each system are safely checking out in the correct range verifying a controlled voltage is being used throughout the systems following with the capacitors also safely testing on a range. Both of the condensation lines are draining off to the designated area of the roof. I then thoroughly washed the coils down of the system to remove all during debris that may have accumulated. Also found weak dual run capacitor, high start up amperage, pitted contactor, as well as falling apart disconnect box. Gave client 3 options. Client to advise. Performed precision tuneup on a 2012 5-ton American Standard rooftop package unit. The client had already replaced the air filter prior to service. Verified proper sequence of operations. Measured a temperature split of 20°F (return air at 71°F and supply air at 51°F), which is within normal operating range. Checked amperage draw and inspected all motors—found to be operating within specifications. Cleared the condensate drain line to ensure proper drainage. Cleaned condenser coils thoroughly. System is operating properly at the time of service.

Upon arrival system was cooling tenet stated unit just turned on and was blowing ambient temperature in the morning system could be intermitting due to age of unit system is cooling at this time unit is R 22 that Freon is no longer manufactured. Recommend replacement sent estimate.

Performed annual maintenance on 2019 5 ton American standard rooftop package unit. Replaced existing 20x30 air filter (previously scheduled). Verified proper sequence of operations. Checked temperature split across evaporator coil. Measured system amperage; readings within normal operating range. Inspected all motors; found to be operating properly. Cleared condensate drain line to ensure proper drainage. Cleaned condenser coil to improve system efficiency. Verified thermostat operation (Nest) in cooling mode. Supply air temperature measured at 57°F. Unit is cooling effectively and operating within normal parameters. No abnormalities observed during operation. System is currently operating properly and providing adequate cooling. No immediate repairs are required at this time

Performed a cooling maintenance two 2024 American Standard package units. Checked all electrical and refrigeration levels at this time. Full systems are going down the house properly back bedroom unit reaching 68° the other unit reaching 74°. Wash down full package unit and finish maintenance by changing out filters. Also wash down mini split filters finish maintenance by walking through Client on how to use mini split as well as giving clients options to have a thermostat hooked up to mini split.

Installed conduit and plugs for golf cart charging. Replaced 2 landscape lights with post. Performed service check on both. Customer wanted estimate to install mesh network. Plug in and connect mesh network to existing home network

Arrived at customer’s home to replace switch that broke off and was no longer operational. Found that switch was broken and needed replacement. Replace switch with a new decora stacked switch and tested both switches and verified with customer to complete scope of work for today.

I found organic growth on both blower motor compartments as well as would recommend cleaning evaporator coils and installing Uv lights to inhibit future growth. Client to advise.
