Checked running/starting amperage on compressor/fan motor and measured running/starting capacitors. Washed outdoor units and performed courtesy service on mini splits. Thermostat/disconnect box: good. Pre-booked heating maintenance. System is cooling the home at the time of maintenance.

Miguel was very personable, he explained everything he was going to do clearly.
Upon arrival found condensation line backed up informed Client this has nothing to do with new install evaporator coil. Client stated that the last time we were out here no we cleaned that line the form Client will do a courtesy cleaning out a condensation line for today and if issue continues to happen will charge next visit.
Client had another technician from another company come out and try to change her thermostat. Client wasn’t able to and left with system not cooling properly. Upon arrival, found OB energized in cool mode on thermostat. That is the wrong setting. OB should be energized in heat mode. After switching setting on thermostat, compressor turned on and system started to cool down the house verified system went into second stage coming out at 62° before leaving home. System is cooling down the house properly at this time.
Today’s maintenance consisted of one unit located on the roof. I first begin with replacing the 2030 filter in the home. Thermostat is properly calling for cooling with no alerts. Amps tested out in the correct range and capacitor also tested out normal. Condensation line is draining properly. Amps on the fan is testing out in the correct range. Overall systems pressures are checking out and system is cooling and operating to the manufacture specs at this time of service.
After Diagnostic found condensation line is cracked going to return back tomorrow from 8 to 10 to repair condensation line for mini split
Performed a heating maintenance on 2021 & 2018 American standard furnace, Filters located inside filter rack, fau located in garage upflow, changed filter, flushed condensation line through jones valve, on fau followed sequence of operation, checked for amperage and voltage, checked for blower speed, check for any loose connections, check for temperature rise, everything within range also cleared dust accumulated inside electrical component. System is working within specification in heating at the time of maintenance.
Upon arrival mini split in garage was leaking water after Diagnostic found condensation line was in a bucket filled up not letting water flow removed hose from bucket water started flowing unit is not leaking in garage anymore advised client to monitor we will return if it happens again
Upon arrival, Client stated that when system turns off, she can hear a weird noise in hallway. Four noise is coming from filter rack. When system terms off filter falls down and makes a weird noise. Make sure filter was nice and tight and cannot be moved up and down. Turn system off and back on and noise has gone away. Client is satisfied.system is cooling properly

Arrived at customer’s home to give an estimate for replacing a landscape light and adding outlets in each pool equipment locations. Will remove existing concrete base and set a new rocket post in its location. Will also add an outlet in each pool equipment location utilizing existing electrical.
Maintenance for cool on two Bosch heat pump all electric package unit. Lake filters. Condensation line cleared filters changed. Two ecobee thermostat working properly. Checked both system sequence of operation. Checked compressor amps, checked fan motor amps, checked fuses and disconnect box, checked Freon and temperature split. Washed both outdoor units down. Both systems are working per manufacture spec. Home is cooling properly.
Today’s cooling maintenance consisted of two units located on the side of the home. I first began with washing out both filters located in the garage. I cleared the condensation line thoroughly at Jones valve. Both thermostats are properly calling for cooling with no alerts. All of the pressures checked out amps on the blower fans checked out. And all of the cooling sequence of operations checked out systems are cooling and operating properly at this time of today’s maintenance.
Performed a heating maintenance on three gas up-flows, located in two outdoor mechanical closets and one mechanical closet in the laundry room. Installed Jones valve/float safety switch at bedroom and living room units – paid via C. C. Checked blower motor amp draw and capacitors. Measured static pressure and temperature heat rise. All three gas furnaces executed the sequence of operation in heating. Replaced filters and cleared condensate drain drains. All three systems are functional in heating at the time of maintenance.
Performed annual maintenance on a 2020 American Standard split system. Changed out the 25x30 filter. Checked thermostat operation; thermostat was calling for cooling and reaching the desired set point. Followed sequence of operations and checked refrigerant levels, compressor amperage, fan motor amperage, startup amperage, and capacitors. Cleared the condensate line to ensure proper drainage and thoroughly washed down the condenser coil. Hard-start kit startup amperage was not in range. Recommended installing a new hard-start kit and will provide an estimate via email. Performed maintenance on the mini-split by cleaning the filters and thoroughly washing the coil. System is operating properly and cooling down at the completion of service.
I Performed Maintenance on the Cooling System. Also replaced a 20x20 filter and flushed the condensate drain. The system is a 2022 Bosch Heat Pump Package unit located on the roof. I verified whole home and individual surge protection is working properly. Cleaned condenser coils, and electrical compartments. Advised client on metal duct sealing to prevent water and sun damage. Sent client estimate for it. The system checked out operational at the time of the service. Scheduled next maintenance visit online.
Arrived with customer found trip gfi 2 on same circuit and shared outside and garage the outside circuits were old loose and gotten wet few times. Will install new bubble covers with receptacle on three outside. Gfi protector comes from bathroom in guest bath remove gfi in master and replace with regular receptacle.
This is the last one
Today’s cooling maintenance consisted of one platinum unit located on the side of the home. I first begin with washing the filters to ensure they have enough time to dry . Thermostat is properly calling for cooling with no alerts. All of the cooling sequence of operations are successfully checking out. Pressure is checked out amps on the unit are safely checking out and there’s no additional alerts on the mitigation board at the condenser. Cleared condensation line and thoroughly wash the unit down. Overall system is operating to manufacture specs at this time of today’s cooling maintenance
Upon arrival, Client had House set to 74 and it was reading 76 inside House. Client says that unit gradually goes up in temperature as temperature rise outside. Check all electrical components such as run, capacitor, and compressor and fan amps. All three are within range upon checking refrigeration levels found system extremely low on refrigerant and informed . Client system needs at least 2 pounds to help cool down the house properly. Also inform Client would recommend doing the leak search. System is very low on refrigerant most likely there is a leak in system. Client wanted to add the 2 pounds of refrigerant today to help get through the summer and would like to be sent an estimate via email for a leak search. Client would also like a physical copy of receipt as well as a physical copy of estimate sent by mail.
I Performed Maintenance on the Heating System. Also replaced a 12x24 filter. The system is a 2017 Package Unit located on the roof. I found that the blower motor compartment has organic growth. Would recommend pulling and cleaning the blower motor compartment and installing a UV Light to inhibit the growth from returning. Attached client with estimate options for client to consider. At the time of today’s service the system is heating properly. Scheduled next maintenance visit online with the Tenant.
Christopher was so warm, kind & professional. He performed a service call for maintenance. Changed the filter and checked the overall performance of my system interior and exterior unit, answered a couple things I needed clarity on, gave me couple suggestions, and was on his way. No trying to upsell me on anything, he just said the report will be send email. I would never trust anybody else but Hydes!

Compressor “repaired” last Friday. Stopped working on Tuesday. VERY difficult to get Emergency service. We are absentee owners with a very unhappy tenant. Why must we authorize a visit when you have our credit card. We are long time customers and just need this looked at. And thos os not to be confused with the OTHER unit that suddenly went out and will be replaced tomorrow. Claudia very helpful 2with the latter, but we are modt unhappy right now.
