Casita #5 has a 2023 Goodman split system, property has main building and 2 separate buildings with 5 rooms/casitas. Found 4 Goodman condensers on property. Casita #5 has its own air handler in guest room attic access, room to right of standard thermostat. Error code A06 communication error. Control4 touch screen thermostat/smart home controller links up all rooms. Found blue wire broken and disconnected to condenser. Fixed wire and recycled power. Error code returned and still not cooling. Control4 not displaying temp and mode , standard thermostat went from network offline to connected and had 4 bars but no condenser running and error code still there. Think I was able to locate the correct condenser but couldn’t confirm and couldn’t power cycle condenser because I would risk a communication error for another casita and did not want that happening, notes. Cooling service and safety check on 4 2025 American standard platinum systems. Verified sequence of operation is working properly according to manufacturer specifications. Verified air purification systems are working properly. Replaced filters on each system. Advised to order 4-20/25/5” Mervin 11 filters online for next service.

Cooling service on a 2019 American Standard split system. Furnace is located in outside closet, change to out 20 x 25 filter located within filter rack. Cleared all electrical components of dust and debris, verifying proper sequence of operation, found starting amps exceeding specifications. Recommended compressor saver kit to prevent any further damage to compressor and assist compressor at startup and prolonged life of compressor. Member declined and will wait till compressor goes out. Verified refrigerant levels and took temperature splits 22° and cycled equipment. Washed condensing coil, system is cooling and operating at this time of service. Performed annual cooling maintenance on a 2011 American Standard 4ton split system. Coleman downflow furnace is located in outdoor closet. Replaced 2) 16x20 filters located at fau. Followed sequence of operations and checked voltage, amperage, capacitor, hard start kit, temperature split, Freon levels, and rinsed condenser coils. Home warranty replaced evaporator coil recently. Found subcooling levels low, informed and recommended to client adding refrigerant levels to cool the home efficiently in the summer time. Client stated they’ll call home warranty for refrigerant. Checked system operation, including supply air temperatures, overall performance, and blower motors. Tested both Honeywell 6000 and 8000 thermostats; both are functioning properly in cooling mode. Cleaned condenser coils and washed down outdoor units. Sent estimate for surge protectors via email help prevent any electrical spikes from power outages or safety hazards. Cleared and inspected condensate drain lines to ensure proper drainage. All systems are operating properly at this time and are cooling as expected.

Arrived at customer’s home to rework electrical for air handler in attic and to run t stat wires for both units. Ran a new 15 amp 240v circuit to air handler in attic from main breaker panel via spare conduit in attic. Upon inspection of existing t stat wires for units I found that both wires were in good condition and had extra conductors for install. Confirmed with installers that both wires were good and had enough conductors and they decided that running a new thermostat wire would not be needed. Turned breaker on for 240v outlet and tested it to complete scope of work for today.
