Upon arrival, equipment was operating per manufacturers and specifications. Informed member that the condenser fan motoruses a variable-speed ECM/DC condenser fan motor rather than a standard PSC motor with only a simple capacitor which is a reason for this staggered to start up before starting to run. Operation is normal, verified amps. Also informed member that system will ramp up and sound louder than normal due to higher heat loads. System is operating per manufacturers of specifications.

Upon arrival, found system operating. Verified all connections were properly tightened as well as took temperature split informed member again that highly recommend maintenance program or at very least One Time tuneup for both systems. Filters are standard lake filters and where is fair condition clients children take care of finances will send over estimates for PTU and annual comfort plan.

Performed annual maintenance on a 2022 American Standard split-system unit. Replaced the 20” x 30 air filter. Verified that the Honeywell 8000 thermostat was operating within range, calling for cooling properly, and reaching the desired setpoint. Followed the system sequence of operation and checked refrigerant levels, compressor amperage, condenser fan motor amperage, and all electrical components. No signs of refrigerant restrictions or leaks were found. Cleaned the condenser coils to improve heat transfer and reduce compressor workload. Cleared the condensate drain line and confirmed proper drainage. Attempted to contact the homeowner to recommend installing surge protectors on both systems to help protect against electrical spikes caused by power outages and voltage fluctuations. Both systems are operating properly at this time of service.

Upon arrival found system non-operational and did not respond. Responding to remote control demand. Upon further inspection found 15 amp fuse at disconnected office replaced diffusers and tested system. Verified proper voltage at terminals sister is now cooling and operating properly.

Upon arrival client stated condenser working but not blowing any air,,,,,after further inspection found capacitor reading 2.1 rated 10 replace blower motor capacitor tested,,,,,,them I checked condenser found capacitor out range and compressor over amping replaced 80/5 capacitor and added compressor saver to lower amps on the compressor talk about replacing unit do to ge and refrigerant type R 22,,,,,,see notes

Performed annual maintenance on 2025 package unit. Replaced 20x24 air filter. Verified thermostat operation; system responded properly to cooling call and achieved desired set point. Followed sequence of operations and checked temperature split, compressor and fan motor amperage, and electrical components. Cleared condensate drain line and washed condenser coils. System is operating within manufacturer specifications at this time. Discussed maintenance agreement renewal with client; client declined renewal at this time but indicated interest in renewing in the future.

Maintenance for cooling on an American Standard silver series 4 ton split system. Furnace located in laundry room. 20 x 30 filter located at furnace. Condensation line cleared filter changed. Nest thermostat working properly. Check system sequence of operation. Check compressor amps, checked fan motor amps, checked capacitor, checked fuses, checked Freon and temperature split. Outdoor unit has hard start kit. Washed the outdoor unit down. System is working per manufacture spec. Home is cooling properly. Booked next maintenance visit with client.

Performed a cooling maintenance on a 2024 American Standard Silver Series condenser located on the right side of the home. The furnace/air handler unit (FAU) is located in the garage, with the air filter housed in the filter rack. Replaced one 16x25 air filter. Flushed the condensate drain line to ensure proper drainage. Inspected the condenser and verified electrical components, including voltage and amperage readings. Checked compressor operation, refrigerant levels, and capacitors—all found to be within manufacturer specifications. Cleared dust and debris from the electrical compartment and thoroughly rinsed the condenser coil to improve system efficiency. At the time of service, the system is operating properly and within manufacturer specifications in cooling mode.

Performed a comprehensive cooling maintenance on an R-22 condenser system (15+ years old) located on the right side of the home. The furnace/air handler (FAU) is located in the garage, with the air filter housed inside the unit. 20x25 filter was replaced during today’s visit. Service included flushing the condensate drain line to ensure proper drainage and prevent potential blockages. The condenser was thoroughly inspected, including checks of voltage and amperage, compressor operation, refrigerant (R-22) levels, and capacitor performance. All components were found to be operating within acceptable ranges at the time of service. Additionally, dust and debris were removed from the electrical compartment to improve system reliability, and the condenser coil was rinsed to enhance airflow and efficiency.At the time of maintenance, the system is operating within manufacturer specifications and is cooling properly.

Meet with property manager. Thermostat non operational on arrival. Performed diagnostic on 2009 hvac equipment. Found high voltage electrical short in electrical circuit. Home owner not home. Repaired electrical short, re established high voltage electrical circuit. Contacted home owner and advised electrical panel in very poor condition. Highly recommend electrical panel tune up to prevent continuous electrical problems. Attached estimate below for electrical panel tune up.

The technician visited the customer's location to address issues with the air conditioning system. During the service, the technician replaced the Goodman 3-ton condenser coil, which was covered under warranty. Additionally, the technician installed a new liquid line drier and recharged the system with R410A refrigerant to ensure optimal performance.

Performed annual maintenance on 2018 two American Standard split-system . Replaced air filters three 14” × 14 filters * One 20” × 20” filter * One 20” × 24” filter . Verified operation of both Nest thermostats. Checked cooling mode operation. Performed sequence of operation check on both systems. Checked refrigerant (Freon) levels. Measured compressor and condenser fan motor amperage. Inspected electrical components and wiring connections. Tested capacitors; all readings were within specifications. condenser coils; coils were clean and in good condition. Cleared and tested condensate drain lines; drains are flowing properly. Inspected condenser units located on the right side of the house. Both systems were operating properly at the time of service. No deficiencies or repairs were noted during today’s maintenance visit.

Performed annual a maintenance on a 5 ton 2014 Maytag. Checked amperage, Freon levels, found unit low on refrigerant 2 pounds added refrigerant checkcompressor over amping added compressor saver and tested also check fan motor annd compressor replaced out 20x25 in FAU in garage. No signed of leaks or restrictions. Capacitor is still in range it is still brand new. Washed down condenser coils and cleared line. System is in range working

Performed a cooling maintenance on two gas pack units. Washed condenser coil and replaced filters at Standard Lakes. Check capacitors, electrical motors and refrigerant circuit diagnostic. Thermostats – good. Disconnect boxes – good. Both systems are cooling the home at the time of maintenance. Pre-booked heating maintenance.

Performed AC Cooling maintenance on 2013 American Standard Gold split system. Cleared condensation drain and replaced 20x25 filter with garage furnace. Honeywell 8000 thermostat working properly. Cleaned our electrical compartment for condenser on roof. Checked compressor start and run amps, condenser fan amps, volts, dual run capacitor (40/5), refrigerant/temperature split (20°). System is cooling properly at time of maintenance. I did find the compressor is pulling amps above its max rated start amps (LRA). Recommended having Hyde’s to install a Hard Start Kit to assist compressor for smoother quicker startups, prolonging the life of the compressor motor, especially since compressor is out of warranty, attached quote for hard start kit in report,

Cooling ac service on 2006 model split system. Cleared condensation line and left 16x25 replacement filter located within the furnace/ hallway closet upflow. 3.5 ton condenser is located on ground. Cycled equipment checked capacitor, fan motor, compressor, amps and voltage. Secured and cleaned electrical connections at condenser and fuse box. Checked refrigerant sub cool and super heat/ HCFC-22. Thermostat checked out ok. Rinsed condenser coil. Equipment checked out operational at this visit. Fan motor operating though advise is in very poor condition. Equipment well past life expectancy with multiple potential problems. Advised r22 refrigerant systems refrigerant no longer manufacture. Highly recommend equipment replacement to avoid multiple potential problems. Attached estimate below with $1000 off for trade in special.

Performed cooling maintenance on three systems: (2) 2021 American Standard Gold Series condensers and (1) 2022 American Standard Silver Series 1.5-ton condenser. All condensers are located on the right side of the home. Replaced air filters as follows: (2) 20x30, (2) 20x20, and (1) 14x24 in the main home, and both 20x20 filter in the casita. Filters are located in hallway and bedroom ceiling returns. Inspected condensate drain line at bathroom sink and verified proper drainage. Completed full system checks at all outdoor units, including voltage, amperage, capacitor condition, compressor operation, and refrigerant levels. All systems are operating within manufacturer specifications Noted compressor on condenser S/N JE1F is operating with increased noise; recommended installation of a hard start kit to assist startup. Cleaned electrical compartments of debris and rinsed condenser coils to maintain efficiency. All systems are operating within specification in cooling at time of serv

PTU on 2005 York condensing unit. Furnace is 20+ and located in outside closet. Removed washable filter and replaced with 20 x 25 filter. Cleared all electrical components of dust and, verified proper sequence of operation. Checked volts and amps, checked start and run capacitors. Found starting amps exceeding specifications, even with compressor saver kit, compressor saver kit is within range, also found fan amps at max specifications, as well as condenser fan. Motor is showing signs of seizing fan blades, not spinning freely. Verified refrigerant levels and line temperatures and temperature splits and cycle equipment. Temperature split was 21°. System runs on phased out refrigerant also system is working as best as I can, but showing signs of failure. Clients have home warranty if any issues occur. Washed condensing coil. System is operational and cooling the property at this time.

Install two 7"elbows and kd pipe for Kitchen exhaust.

2023 American standard platinum unit. replace filter in garage location. Ensured the condensation line was cleared and it is properly draining. Thermostat and zone thermostat are both properly operating at this time. No error codes are on the system or message alerts. System has no messages on unit, pressures and frion levels are good. Unit is providing a good temp split. Thoroughly washed unit coils. The unit is cooling and properly operated at this time of service. 20/25 filter
