Performed a cooling maintenance on two gold split systems with courtesy garage mini split service. Washed outdoor units, cleared condensate drain line and replaced filters. Documented refrigerant temperature and pressure, checked electrical motors and capacitors. Client renewed club membership. Both systems are cooling the home at the time of maintenance.

2020 American Standard Platinum split system (only one) with zoning had alert for SOP/TSO.004 low battery for indoor sensor. Replaced (2) AAA customer supplied batteries and alert went away. Tested system in cooling. System is turning on and cooling properly. 23° split, no other alerts present, history looked good as well. Left my Hyde’s business card if she ever has questions about her Platinum system.
Performed annual cooling maintenance on a 2015 York 5ton package unit. Replaced 20x30 filter located in hallway ceiling. Followed sequence of operations and checked voltage, amperage, capacitors, hard start kits, temperature splits, Freon levels, cleared condensation line, and rinsed condenser coils. Found one condenser fan capacitor measuring outside of manufacturer specifications. Replaced capacitor and installed compressor saver kit. Client enrolled in silver club membership - paid Via C. C. Both systems are cooling the home at the time of maintenance.

I removed old AccuClean Head for the Bedroom System, and installed new head and everything is operational. I then installed two new dual run capacitors and contactors and tested the systems. Both Systems are operational at the time of the service.

Arrived to install a new dedicated 20-amp, 240-volt circuit for a ductless system. Ran the conduit from the main panel using 1/2-inch EMT conduit to the disconnect location. Installed a 20/40 quad breaker to power the system.
The work involved the installation of a 2-ton 18 SEER Mitsubishi ductless system specifically for the garage. This included running 230-volt electrical wiring from the main panel to ensure proper connectivity and functionality.

I Performed Maintenance on both the Cooling Systems. Also replaced 2) 20x25 filters and flushed both the condensate drains. Both Cooling Systems are 2014 4 and 3 ton models located in the garage and outside on the ground. I also advised client that 4 ton unit (S#R482F) which services the Living Room Area is testing within specifications at the time of the service. But due to age of capacitor, would strongly recommend replacing capacitor to prevent future failure. Also advised client on past recommendations of installing two drain switches and lastly adding two jones valves for stronger condensation drain clearing. Gave client 3 options for client to consider. At the time of today’s maintenance visit both systems are cooling properly. Scheduled next maintenance visit online for Tuesday October 20th 2026 between 10-12 pm.

Maintenance for cooling on two American Standard platinum series heat pump. Two 1050 thermostats show no active alerts. Condensation line cleared filters changed. Checked both system sequence of operation. One outside unit is on the left side of the home. The other outside unit is on the right side of the home. Check compressor amps, checked fan motor amps, monitor for the right outside unit works, but in poor condition but I was still able to check Freon and pressure. Washed both outdoor units down. Both systems are working per manufacturemspecifications. Home is cooling properly.
Performed maintenance on a 2023 American Standard 410A condenser unit. Replaced filters with 16x20 size and inspected downflow FAU. Completed full sequence of operations check, including refrigerant levels, amperage, and motor performance. Compressor is operating within normal range and not over-amping. System is equipped with a hard start kit, which is helping reduce startup torque and overall amperage draw. Cleared condensate line to ensure proper drainage. Client already washed down condenser coils. Also recommended installation of a surge protector; client is not interested at this time. He determined that all that was needed was a complimentary call for a one year old ductless unit and not an annual service for our main AC, confirmed that with the office, and left without requiring g payment for the 5-10 minute visit.
