Performed ac cooling maintenance on (2) 2010 carrier split systems. Changed 20x30 and (2) 16x16 filters in ceiling. Cleared condensation drains termination point on opposite side of house of condensers. Cleaned condenser coils. ADT thermostats working properly. Refrigerant pressures good. Compressor and fan motor amps ok. 45/5 and 40/5 dual run capacitors were good. Start capacitors were good. Systems are cooling properly at time of maintenance. Recommend replacing fan motors on each system due to past life expectancy and in very poor condition, to prevent damage to compressor also to avoid inconvenience breakdowns on equipment. Attached estimate below.

Performed annual maintenance on a 2022 American Standard split system. Replaced the 20x25 air filter. Checked the thermostat and verified proper temperature range and operation. Inspected all system operations, including refrigerant (Freon) levels, amperage draw, and blower/condenser motors. Verified all condensate drain lines were properly cleared and flowing correctly. Cleaned and thoroughly inspected the outdoor condenser unit. System is operating properly at this time and cooling normally.

Performed annual cooling maintenance on a 2020 American Standard 3ton package unit. Replaced 20x24 filter located in upper wall. Followed sequence of operations and checked voltage, FLA, RLA, LRA, capacitor, temperature split, Freon levels, and rinsed condenser coils. Secured all electrical connections. Everything checked out in range. Honeywell 6000 thermostat checked out okay. System is working properly in cooling at this time of service. Client opted to wait to schedule heating service.

Cooling service 2024 American standard equipment. Verified sequence of operation is working properly according to manufacturer specifications. Cleared drain lines replaced filters.

Performed a cooling maintenance on a Carrier condenser, condenser located on left side of home, filter located in hallway ceiling, fau located in attic, changed filter, flushed condensation line, on condenser check for amperage and voltage, check for compressor, check for freon level, check for capacitors, everything within range also clear out dust accumulated inside electrical component area and rinsed condenser coil. System is working within specification in cooling at the time of maintenance.

Performed a cooling maintenance on a package Bosch unit. Completed a 23-point Bosch unit tuneup form. Replaced filter. Pre-booked heating maintenance. Equipment is functioning according to manufacture specifications and parameters.

Performed ac maintenance on American standard split system. Cleaned washable filter. Cleared condensation drain. Honeywell 8000 thermostat working properly. Checked start and run capacitors, amps, volts, refrigerant charge/temp split. Cleaned out condenser electrical compartment. Rinsed condenser coil. Homeowner informed me he came home and found the service panel breakers for his fau and condenser off. He flipped power back on for both breakers and his unit has been connected and cooling properly since. So I checked all system amps, wiring connections for tightness and secured all electrical terminals tightly. Found nothing to indicate system caused this issue.

Cooling service on 2017 American Standard split system and 20+1st company split heat pump system for Casita. Changed out filters located in ceiling and in furnace compartment. Cleared all electrical components of dust and debris, verified proper sequence of operation. Found starting amps for both systems exceeding specifications as well as 30 MFD capacitor for Casita. Unit serial number 9289. Recommended and install installed and tested compressor saver kit for system serial number ON2F only. Verified refrigerant levels and line temperatures and took temperature splits and cycled equipment. Verified proper operation for water, safety switch, cleared condensation lines and washed condensing coils. Systems are cooling and operating properly at this time of service.

Performed annual cooling maintenance on a 2021 Bryant 3ton split system. Fau is located in hallway attic access. Replaced 14x30 filter located in hallway. Cleared condensation line from jones valve. Followed sequence of operations and checked voltage, FLA, RLA, LRA, capacitor, hard start kit, temperature split, Freon levels, and rinsed condenser coils. Secured all electrical connections. Everything checked out in range. Ecobee thermostat checked out operational. System is working properly in cooling at this time of service. Pre booked heating service on site with client. Upon arrival client stated compressor makes a loud “bang” at start up. Verified amperage’s and secured connections. Hard start kit and capacitors are in range. Compressor is not over amping at start up nor when it’s running. Noise is normal operating standards.

Upon arrival thermostat was set to 75 was 75 in home client stated home took a long time to cool yesterday from 82 to reach 78 advised client he has high ceiling. It’s gonna take a long time to get to 78 when the thermostat set to 82 checked pressure performed temperature split 22° split unit is working to manufacture specification in cooling. notice dirty filter replaced filter as well.

Upon arrival Honeywell s200 thermostat blank. Fan wasn’t running. Opened panel and thermostat came on. I checked every wire connection I found common wire to tstat had some exposed copper may have been up to zone, Cut back and reapplied wire nut very secure. Transformer common wire that’s broken with switch had loose orange wire nuts. I went through every wire nut and redid any slightly loose connection, replaced orange wire nuts to blue and tightened well. Cycled through 3 times and fan turned on and off each time. Checked voltage to fan same time and it came on and off same. Mitigation board did not have my dip switches for 1 or 2 sensors which can cause this symptom. Green and amber led on mitigation board linking properly based on manual. Informed homeowner to call in case it happens again but I believe it’s working properly now.

Upon arrival Honeywell thermostat calling for cool and all loads running , homeowner has it set for 74° and reading. 77° and hasn’t gotten below that all day, started at 80° around afternoon when she got home. Found good split, inspected coil and found panel insulation blocking some of coil. Sealed with metal tape instead of spray glue to prevent smell circulating in home. System dropped to 75°. Found some frost at bottom of coil , tint amount that melted during just sealing insulation to panel. Checked charge to make sure not freezing and charge was good. Suction line 590. Vsat 43°. Inside filter looks brand new. Signed up on maintenance plan, recommended having first maintenance in a month or so to make sure everything is holding up and have full system, checked out . Will get with office Tuesday 5/26 to schedule me out for maintenance. Left comfort club maintenance plan brochure.

Upon arrival tenant informed me it started cooling recently but had been off and on with its cooling, and hasn’t gotten below 80° yet and was set for 78°. I checked rooftop package unit 2017 American Standard and found it was getting a 24° temperature split ( indicates great cooling), all motor amps and system voltages were good. Checked dual run capacitor and it’s within range. No damage to any wiring or connections or any alerts on circuit board led flashes. After a little monitoring of system I started closing up panels and heard compressor make weird noise and I shut system off. I inspected compressor terminals and wiring and found no issue. I restarted system and it came back on normally and was cooling properly again with no unusual noises. Refrigerant charge is great and monitored again but never heard noise again. Must be intermittent issue with compressor. No repairs I can do today and will get with management as far as next step and if compressor replacement is needed and wil

Performed annual maintenance on the Lennox split-system zoning equipment. Washed/cleaned filter. Checked sequence of operation. Checked amperage and motors. Cleared and verified condensate drain line is draining properly. Confirmed condenser contactors are closing properly Noted that one zoning damper is not operating correctly, but the zone is currently satisfied. System was operating properly at the time of service.

Upon arrival homeowner was aware we didn’t install this unit so no warranty etc, not sure how it noted that way but she turned it on and was cooling great , she informed me looks like user error, remote display is acting up. But it’s on cool and she just needs to turn on and off. No diagnostic needed, took temp split and filters were clean , just as proof of system working.

Upon arrival down stairs unit condenser last TG5F was not running after Diagnostic found faulty capacitor replaced capacitor and installed compressor saver unit is up and cooling

Upon arrival client stated system blowing ambient air. Found outdoor unit not running. Found outdoor unit doesn’t have 24 volts. Checked circuit board and found 0 volts on y1. Jumped thermostat and system kicked on. Put nest thermostat back on and system kicked on. Advised client on intermittent issue with nest thermostat. Installed ecobee thermostat and tested. Connected to WiFi and clients app.

Performed AC maintenance on 2017 American Standard Platinum split system. Cleaned all 4 Accuclean filter sections, reset indicator. Checked 1050 thermostat for alerts, history, and reminders, everything checked out good and thermostat is working properly. Honeywell and Reme halo lights still good. Cleared condensation drain. Cleaned out drive compartment. Made sure all wiring and connections are tight and secure. Checked all system readings at CDA, checked temperature split (22°), system is cooling great and safely. Cleaned condenser coil and panels. Asked Mrs.Meyers if she’d like to book her next maintenance (fall/heater) today , especially as the available slots and morning spots are filling up quickly. Homeowner declined at this time and will wait.

Today’s annual cooling preventative maintenance consisted of one American standard so you have first began with replacing the 20 x 25 filter located in the upflow closet area. I then ensure that the nest thermostat is properly calling for cooling and turning the unit on. I did also assist the client with removing all schedules on the nest thermostat also removing any echo settings that were adjusted on the thermostat. Client did not want any of those pre-set settings on the nest thermostat I was able to remove everything and put it to just manual adjustments for the client to understand the settings and the thermostat a lot smoother. She was not happy with the thermostat changing on its own after she had said it so now it is able to be set and on a permanent hold whenever the client is calling for cooling and setting the thermostat to her desire temperature. The system is successfully providing the proper 20° split which ensures that the home is being called efficiently to the desired

Comfort ac service on 2024 American standard condenser/coil with older furnace. Flushed lines, washed coils and replaced filter. Checked all ad components and charge. Changed batteries in thermostat.

Comfort ac service on 2023 American standard platinum split system. Fau located inside closet with condensate pump. Replaced filter and washed condenser coils. Checked temperature split. Checked cda for proper temperatures and pressures. Advised client thermostat does not take batteries. Client stated noise issue with outdoor unit. Found issue is rattle noise. Tightened screws and noise went away.

Performed annual maintenance on 2017 Brand rooftop package unit. Replaced 20x30 filter. Followed sequence of operations and checked temperature split with a 17° differential. Checked amperage and motor bearings/holders. No signs of restrictions and refrigerant levels are within range. Supply air temperature measured at 54°F. Customer will monitor thermostat settings and cooling range/set point. Washed condenser coils thoroughly and cleared condensate drain properly. System is operating properly at the time of service and cooling as designed.
