After Diagnostic found overheated, compressor, cooled compressor down Unit is up and cooling checked amps capacitor pressures in range system is overheating because of age sent estimates for replacement and signed up client on maintenance plan

Upon arrival living room system thermostat was calling for cool but only blower motor operating. Bypass thermostat directly at package unit and system would operate properly. Installed new Honeywell thermostat and test system. System is now operating and cooling properly.

Maintenance for cooling on an American Standard platinum series 4 ton split system. Attic access is in master bedroom closet. 20 x 30 filter in hallway and two 14 x 14 one in guestroom and one in master bedroom. Condensation line cleared filters changed. 1050. Thermostat shows no active alerts. Check system sequence of operation. Checked compressor amps, checked fan motor amps, checked fuses and disconnect box, checked Freon and pressure. Washed outdoor unit down. System is working per manufacture spec. Home is cooling properly. Renewed bi-annual maintenance via CC.

Performed annual preventative maintenance on the 2010 American Standard split system. * Replaced the 20” x 25” filter located at the filter rack/furnace. * Performed operational checks on the system. * Checked refrigerant operating pressures. * Checked compressor amperage. * Inspected and tested capacitors; readings were within the manufacturer’s acceptable range. * Checked condensate drainage; system is draining properly. * Washed and cleaned the applicable system components. * Performed maintenance on the mini-split, including cleaning the filters and coils. Client mention that the mini-split condensate pump is making a gurgling noise again. Inspected and cleaned the pump and rubber components in an attempt to reduce the noise. After cleaning, the pump continues to produce a gurgling sound. The condensate pump may require additional adjustment and cleaning to further reduce the noise. Will have another tech out. System is operating properly at this time of service

Upon arrival found clogged condensation line. Flushed condensation line, but could not find outside termination.

Today’s cooling maintenance consisted of two units. I first begin with washing both filters, one located by the front door closet, and one in the patio closet. Both ecobee thermostats are properly calling for cooling with no alerts. Each condensation line has been drained from the Jones valve. Pressure is checked out amps checked out for both systems. Overall, both of these unit units are cooling and operating to the manufacture specs at this time of service.

Upon arrival I found that the Living Room System was calling for cooling and condenser wasn’t running. Upon further inspection found that the dual run capacitor was no good. I installed new dual run capacitor (S#ET2F) and tested the system. I then cycled system in cooling mode for both units and all readings tested within proper specifications. I Performed Maintenance on both the Heating Systems. Both Heating Systems are 2020 American Standard Heat Pump models located in the garage and outside on the ground. Also replaced 2) 16x25 filters and flushed both the condensate drains through the Jones valves. Primary drain terminates on the right hand side of the home. Verified both systems are heating properly, as well as cooling operations. Client has sold the home and home is in escrow. Advised client to contact office about stopping her monthly. At the time of today’s service, the systems are Heating and cooling within manufactures specifications.

Performed annual maintenance on a 2022 4 ton American Standard split-system heat pump. Changed out the 20x30 filter. Followed sequence of operations and checked compressor amperage, fan motor amperage, startup/inrush amperage, and capacitor readings. Cycled the system into heating mode and checked temperature rise, motor-speed operation, and ductwork. Cleared the condensate line to ensure proper drainage and thoroughly washed down the condenser coil. Client is interested in a new thermostat. Recommended installing an Ecobee thermostat; client will consider the option. Also provided the option of installing a customer-supplied thermostat. Recommended installing a hard-start kit due to startup/inrush amperage being above the rated range. Explained that a hard-start kit can help the compressor start more easily and reduce stress and strain during startup. System is operating properly in cooling mode and cooling down at the end of service.

Diagnostic for non op outlets on interior and exterior of home

Arrived to remove existing exhaust fan in guest bathroom and install new Panasonic whisper quiet exhaust fan with light. Cut drywall to fit new exhaust fan. Connected existing circuits and exhaust vent.

Upon arrival, Client had thermostat set to 78 and it was reading 78 inside House. However, felt a lot hotter than 78. Got my own thermostat reader and put it right next to thermostat and it was reading a 8 degree difference. Informed client that thermostat is not reading the right temperature correctly and needs to be replaced. Client agreed thermostat is original to home after replacing thermostat tested unit is working properly in cooling mode and reading the right temperature inside home.

Called client no answer. I will try again later. after calling back, I spoke with client and answered clients questions. Client will give us a call if they decide to move forward with system replacement.

I Performed Maintenance on the Heating System. Also replaced a 20x30 lower wall filter. The system is a 2020 American Standard Gas Electric Package unit located on the roof. Found biological growth on the blower motor compartment housing. Would recommend pulling and cleaning the blower motor compartment and installing a UV light to prevent future growth. Sent client estimate attached to today’s invoice. The system checked out operational at the time of the service. Scheduled next maintenance visit online.

Performed a cooling maintenance on a 2022 American standard split system unit. Check sequence of operations by checking out all electrical and refrigeration levels at this time after checking run capacitor, compressor amps and fan motor amps. System at this time is cooling down the house properly cleaned out condensation line from outdoor drain pipe as well as changed out filter finish maintenance by washing down outdoor unit.

I Performed Maintenance on both the Heating Systems. Also replaced 2) 18x18 filters. Both Heating Systems are 2021 American Standard Heat Pump Package units located on the roof. Both Heating Systems checked out operational and within manufactures specifications at the time of the service. Scheduled next maintenance visit online.
