I Performed Maintenance on the Cooling System. Also replaced a 20x25 filter and tested the condensation pump and pump is working properly. The condenser is a 2023 model located on the ground. I advised client on installing a UV light and also installing surge protection. Client to advise. The system checked out operational at the time of the service. I found that the seal is broken on the condenser fan motor with oil residue around the motor increasing higher probability of motor failure. Attached client options on equipment surge protection and water safety switch along with a Jones Valve for client to consider. Did advise client of the age of the system. Client to advise. I then ensure that the ecobee thermostat is properly calling for cooling and turning the system on with no errors occurring all of the cooling sequence of operations have successfully checked out, verifying a 20° split is being supplied and that the home is being cold efficiently to the desired temperature. Performed AC cooling maintenance on (2) 2015 American Standard split systems, straight cool condensers 2.5 ton and 4 ton. Replaced filters, living room pleated filter was still clean like new. Cleared condensation drains from attic (separate accesses). Venstar thermostats working properly. Cleaned out electrical compartments. Checked start and run capacitors, start and run amps, voltages, refrigerant charges and temperature splits. Found both systems to have TXV metering device issues. Bedroom system has restriction, and living room unit had an over feeding/txv stuck open issue. Tried testing the txv bulbs to see if pressures changed and didn’t see any change. Either the txv bulbs lost charge, or restriction is in coil for living room. Over feeding unit with stuck open txv may be able to run properly with TXV replacement but cannot guarantee how long the system will last before another major repair (refrigerant leak, compressor failure, circuit board failure, etc). Systems are out of w

At first began with replacing the 20 x 30 filter located in the house to ensure that proper airflow is able to circulate back to the unit and minimum resistance. I then make sure that the Honeywell thermostat is properly calling for cooling clients were interested in replacing the filter when they first moved into this home a few months ago because they weren’t familiar with the thermostat, but now that I have returned, clients have decided to just keep the Honeywell that they already have in the home because they were able to figure it out and feel more comfortable using it now. The amps on the motor are safely, checking out in the correct range ensuring that there is a control voltage being used throughout the unit as well as the capacitor safely checking out in the right range. Performed annual cooling maintenance on 2) 2020 American Standard 3ton silver split systems. FAUs are located in attic. Cleared condensation lines. Rinsed 4) washable filters located in ceilings. Followed sequence of operations and checked voltage, amperage, capacitor, hard start kit, temperature split, Freon levels, and rinsed condenser coils. Found both compressors over amping at start up reading 78 & 83 out of max 72LRA. Recommended adding a hard start kit to assist the compressor during startup. This device provides an extra boost of torque when the system first turns on, helping the compressor start more smoothly and reducing strain on internal components. Both thermostats checked out operational. Both systems are working in cooling at this time of service.
EXCELLANT SERVICE
Cooling service on 2013 American Standard split system. Changed about 20 x 25 filter located with it. Furnace cabinet cleared the condensation line at FAU, verified proper sequence of operation, checked volts and amps, checked start and run capacitors, checked rectifier for second stage cooling, verified refrigerant levels and the line temperatures and took temperature split and cycled equipment. Recommended Jones clear out valve and water safety switch to bring equipment up to title 24 compliance and to prevent any future water damage to electrical components of equipment and to home due to condensation overflow from congested line will send over estimates. Washed condensing coil, thermostat, checked ok Is within manufacturers specifications, and cooling and operating properly at this time of service.
