Upon arrival, thermostat was calling for cool, but only blower motor and condenser fan motor was operating. With further inspection system had error code ATL high temperature protection. airflow or refrigerant pressure issue. System system may have high operating pressures.System standing pressures 275 psi I will need to return tomorrow the further diagnose issue and check refrigerant levels

Performed annual maintenance on 2019 5 ton trane unit. Verified full sequence of operation. Confirmed proper startup, Checked refrigerant (Freon) levels. Upon arrival, client stated master bedroom had low airflow Client changed filter and blower motor was operating. Insured coil was clean and installed new blower motor and charged system with 2 pounds of refrigerant. System is now operating and cooling properly.SER#0002 FAU#8968

Performed annual cooling maintenance on 2) 2018 York split systems. FAUs are located in garage upflow and attic. Replaced 24x30, 20x25, 20x20, 16x16, and 10x10 filters. Followed sequence of operations and checked voltage, amperage, capacitors, hard start kits, temperature split, Freon levels, cleared lines and rinsed condenser coils. Found bedroom unit S#8791 running near max amps, found system with a weak capacitor. Informed, recommended, and replaced capacitor. Tested and cycled equipment. Corrected ecobee temperature display by -2° per client’s request for a more accurate temperature reading. Ecobee thermostats checked out operational. Both systems are working properly in cooling at this time of service. Client renewed HFCP paid via CC.

Arrived to remove existing 100 amp main panel and installed a new 200 amp main panel. Replaced aluminum wire for ground with a copper wire. Bonded hot water pipe at water heater. Connected all wires and new breakers.

Performed annual cooling maintenance on a 2018 ACPRO 3.5ton split system and a 2022 American Standard 4ton heat pump. Both faus are located in master bathroom attic access. Cleared condensation lines from faus. Replaced 18x30, 20x20, and 14x14 filters. Found living room unit S#3484 with a weak capacitor. Informed, recommended, and replaced capacitor. Thermostats checked out operational. Comfort ac service on two American standard split systems for main house and casita mini split. Fau located inside attic. Replaced filters throughout the house. Checked all ac components and charge. Blew out electrical compartments. Washed mini split filters and coils. Client stated garage unit not cooling as well. Found compressor not pumping well and not getting a good temperature split. Will be installing new mini split in garage on Friday.

We conducted an assessment and provided an estimate for the replacement of the bedroom heating and cooling system with a heat pump system. Additionally, the existing 75-gallon gas water heater is set to be replaced with a more efficient 50-gallon ultra-low NOx gas water heater. On the day of installation, we will also service the living area heating and cooling system, which will be included in the maintenance agreement. The installation will feature a 4 Ton American Standard Silver 14 Upflow Split Heat Pump System. The new system came flat I charged the system with 12 lbs. 454 refrigerant. We installed a water heater, new 4 ton system and performed maintenance on the existing system.

Arrived at customer’s home to replace a broken switch that would not turn light off. Found that a switch in the bathroom was indeed broken and not operational. Replaced switch for customer and tested switch to confirm proper operation. Confirmed proper operation with customer to verify and complete scope of work for today.

Performed a cooling maintenance on a Goodman/Lennox straight cool condenser with courtesy garage mini split service. Checked refrigerant circuit diagnostic, capacitors and electric motors. Found faulty dual run capacitor on Goodman unit. Replaced capacitor and installed compressor saver kits on both units. Client renewed club membership – paid via C. C. Both systems are cooling the home at the time of maintenance.

Called and spoke with client explained that the unit is draining properly and the condensation line is clear. The issue is with the roof drain line.

Performed annual maintenance on two 2024, 3-ton and 4 ton gold series two stage units. Replaced air filters 20x25 filter and 16x25 filter. Confirmed proper airflow; furnace units located in garage. Cleared both condensate drain lines and verified proper drainage Followed full sequence of operation on both systems. Checked refrigerant levels within normal operating range. Measured amperage draw — within manufacturer specifications. Inspected all motors — operating properly. No signs of refrigerant leaks or system restrictions. Second stage checked operating properly reaching 24 V. Thoroughly cleaned both outdoor condenser units. Recommend installing two surge protectors to protect equipment from electrical spikes, power outages, and potential safety hazards. Both systems are operating properly and cooling effectively at the time of service.

Today’s annual cooling preventative maintenance consisted of one American standard platinum unit. I first began with replacing the filter that the client provided for the upflow system. I then ensure that the 1050 thermostat is properly calling for cooling entering the unit on with no error, codes or messages occurring. I then clear the condensation line thoroughly to ensure that it is properly draining at this time of service. All of the cooling sequence of operations are successfully testing now verifying that there is a proper 20° split and that the system is efficiently cooling the home safely to the desire temperature. The amps on the unit are safely checking out in range verifying a controlled voltage is being used throughout the system and I thoroughly washed the coils down of the unit to remove all dirt debris that may have accumulated. Overall, this platinum American standard system is operating to the manufacture specs at this time of today’s preventative cooling maintenance.

Arrived at customer’s home to install receiver for fan remote in bed fan we previously installed. Upon arrival I found that remote customer purchased did not come with a receiver and was the wrong model for this fan. Customer will order the correct remote/receiver for fan and get back on the schedule.

Performed annual maintenance on two Lennox 4 ton split systems. Client had already replaced air filters prior to service. Followed full sequence of operation checks on both systems. Verified refrigerant (Freon) levels — both systems within normal operating range. Inspected motors and electrical components — all operating properly. Tested capacitors: System 1: 30 µF — within acceptable range. System 2: 35 µF — within acceptable range. No signs of refrigerant leaks or airflow restrictions detected. Cleared both condensate drain lines to ensure proper drainage. Cleaned condenser coils on both outdoor units. Tested thermostats (Ecobee and Lennox) — both functioning correctly with no active alerts. Both systems are operating properly at the time of service with no immediate issues found.

Today’s one time cooling preventative maintenance consisted of two York units. I first be began with replacing both of the filters to ensure that proper airflow is circulating back to the system at minimum resistance, and then ensure that both of the Honeywell thermostats are properly calling for cooling turning the unit on with no errors both of the systems are safely checking out with the correct amperage, verifying a control voltage is being used throughout the system. Each of these York units are providing a proper 20° split, verifying that the home is being cold efficiently to the desired temperature. The capacitor for each of these units are also safely testing out in the correct range. I then thoroughly washed the coils down on the units to remove all during debris that may have accumulated for each of these systems. Overall, both of these York units are operating to manufacture specs at this time of today’s one time tuneup.
