Performed cooling maintenance on 2020 American Standard condensing unit. Furnace is Lennox and located in garage. Did not need to change 16 x 25 filter at this time. Cleared condensation line at Jones valve, verified proper operation for water safety switch. Verified proper sequence of operation. Checked volts and amps, checked start and run capacitors. Verified a refrigerant levels and took temperature splits 19° and cycled equipment. Washed condensing coil. Thermostat is operating properly. System is within manufacturers specifications and cooling and operating properly at this time of service. Renewed annual comfort plan with a member and scheduled next maintenance appointment for October 21 between the hours of 9 AM – 11 AM.

Installing 5 Ton American Standard Silver 14 horizontal Split Heat Pump System and 1.5 Ton American Standard Silver 14 upflow Split Heat Pump System.

Today’s annual calling preventative maintenance consist of two American standard gold units. I first begin with replacing Bose filters located in the garage at the upflow units to ensure that proper airflow is able to circulate back to the system of minimal resistance. I then cleared the condensation line via Jones valve on each unit to ensure that it is properly draining at this time of service. All of the cooling sequence of operations are successfully checking out, verifying that each thermostat is properly calling for cooling and turning the unit on with no errors. Following with the apps on the system safely checking out in the correct range to ensure a controlled voltage is being used as well as the. Capacitor safely testing out in the correct range verifying they are safely operating. I then thoroughly washed the coils down of the unit to remove all during debris that may have accumulated on the system. Overall, both of these American standard gold units are operating to the man

System is working per manufacture specs. Client asked how much an annual maintenance is. Client informed me they had another system that they’d like it one time tune up. One time tuneup on a 2020 3 ton trane split system. Nest thermostat working properly. 20 x 20 filters for bedrooms. Condensation line cleared filter change. Check system sequence of operation. Check, compressor, ramps, check fan motor amps, chec capacitor, check Freon and pressure. Washed the outdoor unit down. Recommended hard start kit and spoke with clients about the benefits of having one. Sent client estimate. System is working at time of tune up. Bedrooms are cooling properly.

Member changes own filter, verify, proper sequence of operation, checked volts and amps, checked start and run capacitors. Verified refrigerant levels and took temperature splits and cycle equipment. Verified proper operation for water safety switch, cleared condensation line and washed condensing coil. System is within manufacturers, specifications, and cooling and operating properly at this time of service. Renewed an annual comfort plan with member.

Performed annual maintenance on a 2025 American Standard split system. Replaced 20x25 air filter located in the hallway return (upflow FAU). Verified system operation and followed standard sequence of operation. Checked refrigerant levels and amperage; readings are within normal range. Inspected system alerts via onboard diagnostics (1050); no active alerts found. Confirmed outdoor unit is operating properly with no active alerts. Cleared condensate drain line and verified proper drainage. Cleaned condenser coil thoroughly. The system is currently operating properly and within manufacturer specifications at the time of service.

Comfort ac service on 2015 split system. Air handler located inside closet. Replaced filters and washed coils. Checked all ac components and charge. Found dual run capacitor completely dead on compressor side. System only started due to add on item hard start kit. Replaced capacitor and tested. Renewed on yearly agreement.

Upon arrival plan stated system turns on and operates, but does not cool properly. While check in refrigerant levels discovered system is nearly flat on refrigerant. System is a 20 year-old R22 package unit. We will be installing new 4 ton package unit this week.

Cleared all electrical components of dust and debris, verified proper sequence of operation, checked volts and amps, checked start and run, capacitors, verified refrigerant levels and line temperatures and cycled equipment. Washed condensing coils and cleared condensation line throughout outside termination. Thermostat checked out ok. System is within manufacturers specifications and cooling and operating properly at this time of service.

Performed annual maintenance on two 2019 American Standard split systems (gold Series). Replaced air filters (16x25) located in the garage. Checked refrigerant levels — within normal operating range. Inspected blower motors and overall system operation. Measured supply air temperature at approximately 52°F. Cleared condensate drain lines to ensure proper drainage. 24v indicating second stage is operating. Washed and cleaned both condenser units. Tested thermostats (S200 and Honeywell 8000) — both calling for cooling properly Both systems are operating correctly and cooling as expected at this time. Recommend installing a hard start kit to assist the compressor with startup, reduce strain, and help extend compressor life.

Maintenance for cooling on two 3 ton American standard split system package units. Two Honeywell thermostat is working properly. One 20 x 25 and one 18 x 24 inside the home one 12 x 12 located at roof in the unit. Check both system sequence of operation. Check compressor amps, check fan motor amps, check capacitor, and fuses, check freon and temperature slip. Both systems are 16 years old spoke with client and recommended hard start kit talked about the benefits of having one for both systems. Client agreed to sign an estimate. Installed two hard start kit and checked in rush amps showed client the results. Both systems are working per manufacture specs. Home is cooling properly.

Filters are located throughout home in ceiling and in filter racks(16 x 25 ) changed out filters, cleared all electrical, components of dust and debris, verified proper sequence of operation, no error code at CDA or thermostats, cleared condensation lines and washed condensing coils. System systems are within manufacturers specifications and cooling and operating properly at this time of service.

Comfort ac service on 2018 rheem and 2008 Lennox split systems. Fau located inside attic and garage. Condenser located south side of home. Replaced filters, flushed lines and washed coils. Checked all ac components and charge. Found failed hard start kit, replaced and tested. Will be returning to install focus 8000 thermostat. Scheduled next visit.

Installing 3.5 Ton evaporator coil for package unit. We replaced the coil, the piston and charged unit with r410a refrigerant to the amount specified on the label.

Performed annual maintenance on a 2013 American Standard split system. Replaced 20x25 air filter (garage unit). Verified proper system operation. Checked refrigerant levels, amperage, and motor performance. Inspected electrical components; no burnt wires or other electrical issues found. No signs of airflow restriction or refrigerant leaks. Cleaned condenser coil. Cleared condensate drain line to ensure proper drainage. Maintenance included both mini-split systems: one located in the casita and one in the garage. Sent estimates for whole house panel protection via email. All systems are operating properly at the time of service and cooling as expected.

I also flushed the condensate drain through the Jones Valve. Verified refrigeration levels are within manufactures specifications as well as electrical components. Advised client about the extended labor warranty options. Current labor warranty expires on Monday May 11th. Client to advise. Advised client on membership and she chose to do a 1 time service. The system checked out operational and within manufactures specifications at the time of the service.
