Performed annual cooling maintenance on a 2011 American Standard 5 ton split system. Upflow fau is located in garage. Rinsed washable filter and cleared condensation line from jones valve. Followed sequence of operations and checked voltage, amperage, capacitor, hard start kit, temperature split, Freon levels, and rinsed condenser coils. Found hard start kit non operational. Informed and recommended replacing hard start kit. Client authorized repair. Tested and cycled equipment. Honeywell 8000 thermostat checked out operational. System is working properly in cooling at this time of service.

Performed a cooling maintenance on a gas package unit. Wash down condenser coil and replaced filter. Perform refrigerant circuit diagnostic. Check dual run capacitor and all electrical motors. Arrived at customer’s home to diagnose porch landscape light non op since last visit. Found that time clock controlling front landscape lights was in the off position. Turned time clock on and tested photocell to confirm that photocell controlled both back and front landscape lights and I confirmed that it did. Informed customer of my findings to complete scope of work.

Performed annual cooling maintenance on a 2010 Trane 4ton split system. Upflow fau is located in garage. Replaced 20x25 filter and cleared condensation line from fau. Followed sequence of operations and checked voltage, amperage, capacitor, temperature split, Freon levels, and rinsed condenser coils. Found compressor over amping at start up. Informed and recommended hard start kit to lower starting amps and prolong life of compressor. Client to advise. Client stated casita mini split is not cooling properly, indoor and outdoor units are running. Supply temp at 50°. Found heavy organic growth/dust build up on blower wheel. Unit is 11 years old. Informed client of pulling and cleaning blower wheel to improve airflow and cooling to casita. Client signed estimate. Will get with office to schedule return for repair. Thermostat checked out operational. System is cooling at this time of service.

Found main panel is only 100 A customers added an EVC charger found 15 amp breaker tripped, causing no power in guest bedrooms and patio outlets however is still no power at patio lights and powered awning. Need to send electricians back to check that customers provided deposit check for new panel change out to 200 amp.

Cooling service on two 20+ American Standard rooftop package units. Member recently changed out standard lake filters, cleared it all electrical components of dust and debris, verified proper sequence of operation, checked the volts, and amps, checked start and run capacitors, found system serial number 3P8H with flat 50 MFD capacitor system only operating due to compressor saver kit install installed, also found system serial number TY8H with compressor intermittently cycling on and off, verified capacitor and hard start kit were within range, verified refrigerant levels with temperature split of 21° verifying adequate refrigerant levels, consulted with member and will set up appointment for consultation for replacement options on Tuesday march 17th. Replaced capacitor for system 3P8H. All other components were operating properly. Also will be sending over estimates for thermostat replacement, numbers would like to change out old ones. Washed condensing coils and cleared lines.

Arrived at customer’s home to replace existing main breaker panel with a new 200 amp square d main breaker panel. Removed existing panel after Edison disconnected power, and replaced it with a new square d main breaker panel. Reworked grounding system to satisfy code and pass inspection. Customer stated that he would pay after final inspection is completed and passed.

I installed new Focus Pro N100 Thermostat, indoor blower motor run capacitor, dual run capacitor, and insulated refrigerant lines. I tested the system in Heat and cool and the system is working properly at the time of the service.

Checked compressor amps, fan motor amps. Check temperature split. Washed package unit down system is working per manufacturer specification home is cooling properly.

Upon arrival, checked system and blower motor is operating properly. Compressor is not starting. after pulling off compressor compressor is now running. I already emailed estimate to add start kit and replace old in weak capacitor. Spoke with client and client expects us to install capacitor for free. Client was very rude and not listening to what technician had to say. Technician told client to speak with management. System is operating at this time. Systems are well beyond life expectancy, and system show signs of never having maintenance done. System is operating and cooling at this time.

Arrived to remove the exterior ceiling fan that was not turning off and installed the customer-supplied replacement fan.

Wash both condenser and filter check cooling and electrical components found serial # GR2 F capacitor reading 3 rated at 30 replace capacitor tested

Installed condenser fan motor for living room equipment. Installed compressor capacitors on each unit, installed fan motor capacitors on each unit. Installed compressor saver start kits on each unit. Tested operation and verified sequence of operation is working properly according to manufacturer specifications.

I Performed Maintenance on both the Cooling Systems. Also replaced standard lakes and 10x14 filters. Both Cooling Systems are over 20 year old 3.5 ton Package units located on the roof. Client is well aware of the age of the systems. Advised client on replacement. Both Systems are cooling at the time of the service. Scheduled next maintenance visit online for Monday November 23rd 2026 between 8-10 am.
