Cooling service on American Standard platinum split system. Changed out 20 x 30 filter located in ceiling. Cleared all electrical components of dust and debris, verified proper sequence of operation, verified no current/past error code @thermostat or CDA, cleared condensation line throughout outside termination and washed condensing coil. Also cleaned washable filters for mini split and condensing unit for garage. System is within manufacturers specifications and cooling and operating properly at this time of service.

Condensation line cleared filter washed. Furnace has Reme halo air purifier. Check system sequence of operation. Check compressor amps, check fan motor amp, check fuses, check Freon and temperature split. Outdoor unit monitor barely visible but shows no active alerts. Washed outdoor unit down. System is working per manufacture spec. Both indoor and outdoor unit have surge protector. Home is cooling properly.

Today’s annual cooling preventative maintenance consisted of one Bryant unit. I first began with replacing both filters in the home to ensure that proper airflow is able to circulate back to the system at minimal resistance. I then ensure that the Honeywell thermostat is properly calling for cooling and turning the unit on with no errors following with the system safely providing the proper 20° split so that the home could be cool efficiently to the desired temperature. All of the cooling sequence of operations are successfully checking out, verifying that there is also a controlled voltage being used throughout the unit safely following with the capacitor also testing out safely in the correct range. I then thoroughly cleared out the condensation line verifying that it is properly draining at this time of service and I thoroughly wash the coils down on the unit to remove alter and debris that may have accumulated on the system. Overall, this Bryant unit is operating to the manufacture

Performed annual cooling maintenance on a 2023 American Standard Platinum 5ton heat pump. FAU located in master closet attic access. Cleared condensation line from jones valve. Replaced 20x30 filter located in hallway ceiling. Followed sequence of operations and checked voltage, amperage, temperature split, Freon levels, found no error codes on CDA, and rinsed condenser coils. 1050 thermostat checked out operational. System is working to manufacture specifications in cooling at this time of service. Renewed maintenance plan

Performed annual maintenance on a 3-ton American Standard Silver Series split system (2024 model). Replaced 16x25 air filter. Checked system operating pressures and refrigerant (Freon) levels readings within normal range. Inspected blower and condenser fan motors — operating properly. Verified thermostat operation on Honeywell thermostat; confirmed proper cooling call and temperature response. Cleared and flushed condensate drain line to ensure proper drainage. Inspected outdoor condenser coil and components. Verified system is not overheating. No signs of leaks, alerts, or abnormal operation at this time. System is operating properly at the completion of service.

Cooling service on 2022 American Standard split POV system. Air handler is located in garage, cleared all electrical components of dust and debris, changed out 24 x 24 filter located within filter rack. Verified proper sequence of operation, checked volts and amps, checked start and run capacitors, checked rectifier for second stage cooling. Verified refrigerant levels and line temperatures and temperature split 21° and cycled equipment. Cleared condensation line at Jones valve. Recommended a water safety switch to prevent any water damage to electrical of equipment and drywall of home due to condensation overflow from congested line. Will send over estimate. Thermostat checked out ok. System is within manufacturers specifications and cooling and operating properly at this time of service. Renewed gold membership with member.

Maintenance for cooling on an 4ton American Standard gold series upflow heat pump. FAU located in garage. 20 x 25 filter located at FAU. Ecobee thermostat working properly. Condensation line cleared filter changed. Check system sequence of operation. Check compressor amps, check fan motor amp, check capacitor and fuses, check Freon and temperature split, check 24 V for two stage. Wash outdoor unit down. The system is working per manufacture spec. Home is cooling properly.

Upon arrival client stated living area S-72FA not cooling. System off on hard lock out due to to many LPCO tries. Reset system and cycled twice. I believe blower motor is intermittently failing causing system to go off on LPCO. Advised client will order new blower motor as well for 90 Laredo.

🔧❄️ Demand Service – No Cool Upon arrival, client informed me that the system was not cooling. set thermostat to cool, only the indoor blower motor was operating. 🔍 Performed further diagnostics and found the system completely flat on refrigerant. Leak search was performed and leak was successfully located at the outdoor condenser where the copper line had rubbed against the condenser panel, causing refrigerant loss. 🛠️ Spoke with client regarding findings and provided repair options. Client approved repairs. ✅ Repaired refrigerant leak at condenser ✅ Pressure tested repair ✅ Pulled system into vacuum ✅ Recharged system to manufacturer specifications ✅ Balanced and verified subcooling readings ✔️ Equipment is now operating properly, cooling within manufacturer specifications, and functioning normally. On arrival home temperature 87° On departure home temperature 82° and cooling

Upon arrival client stated system not cooling. Found failed compressor capacitor. Replaced capacitor and installed hard start kit. System is properly running.

Upon arrival client stated system blowing ambient air. Found failed dual run capacitor. Replaced capacitor and installed hard start kit. Reapplied power and found breaker trip with spark in disconnect. Advised client on breaker trip. Reset breaker and made sure wires were correct, wires correct. Reapplied power and system kicked on. Cycled system twice and checked LRA. System properly running.

Alert 177 high current. Check all wires back to breaker are secure. Noticed unit pulls high inrush amps on start up Rla is 12 unit pulls 12-13 Lra. Rla amps are 19 rated for 27 which is good. Unit runs at this time if problem continues will recommend compressor warranty.

Upon arrival client stated systems app not working. Stated he had called and they stated server was down and they will email once they get it working. Checked temperature splits on both systems. Found systems temperature in the low 50s.

Maintenance for cooling on a 2020 TRANE 3 ton package unit split system. Honeywell thermostat working properly. 20 x 24 filter located above the thermostat. Filter was very dirty according to client the filter has not been replaced since they last bought the house. Condensation line cleared filter changed. Check system sequence of operation. Check compressor amps, check fan motor amps, check capacitor and fuses, check Freon and temperature split. Washed package unit down very dirty. Upon maintenance tested capacitor rated below manufacture specs. Spoke with client and recommend replaced dual capacitor before it gradually declines and fails. Client agreed and signed an estimate. Replaced dual run capacitor and test systems operation. System is working per manufacture spec. Home is cooling properly. Booked maintenance with client for November 3rd.

Performed a cooling maintenance on a split system unit. Check sequence of operations by checking out all electrical and refrigeration levels at this time. System is cooling down the house properly no errors or alert present. Finish maintenance by washing down unit cleaning out condensation line and changing out filter.

Replaced Sn-0090 downstairs weak capacitors. System not running on arrival. Equipment is now operating. Advised upstairs is running though is low on refrigerant and tenant noticed air cool though not very cool. Upstairs equipment low on refrigerant.

Upon arrival client stated system not kicking on. Found system has a blown low voltage fuse. Replaced fuse and found fuse blown again. System has direct low voltage fuse. Traced low voltage short to common wire to the outdoor unit. Fixed issue and replaced fuse. Cycled system and system is mow properly running. Called client multiple times and wouldn’t let you leave message. Paused appointments until I can speak with client. Tried calling client multiple times no answer.
