Installing 3 Ton Silver 14 Up-Flow Condenser and Evaporator Coil.

Performed a cooling maintenance on 2 American Standard package unit, changed filter, filter located in ceiling, flushed condensation line, on unit check for amperage and voltage, check for compressor, check for freon level, check for temperature split, everything within range also clear out dust accumulated inside electrical component area and rinsed unit coil. System is working within specification in cooling at the time of maintenance.

Today’s first time an annual cooling preventative maintenance consisted of one carrier unit. I first began with replacing the 20 x 25 filter in the garage located at the upflow furnace area to ensure that proper airflow is able to circulate back to the system at minimal resistance. I then went ahead to install a Jones valve for the clients to properly drain the condensation line and I ensure that the condensation line is thoroughly draining at this time of service. All of the cooling sequence of operations are successfully checking out for this carrier unit verifying that there is a proper 20° split between the liquid line and the suction line which verifies that the home is being cooled efficiently to the desired temperature and the amps on the unit are safely checking out in the correct range verifying a controlled voltage is being used. the capacitor safely testing out in it rated range. Performed annual maintenance on the following systems: 2016 Maytag split system and 2022 American Standard condenser unit. Replaced 2 20x25 air filters. Cleared and flushed both condensate drain lines to ensure proper drainage. Performed full operational check, Checked refrigerant levels, amperage draws, and blower/condenser motor operation. The American Standard unit was operating with high head pressure reaching 512 PSI. Cleaned condenser coils and removed debris/leaves from the coil surface. After cleaning, system pressure reduced to 404 PSI and operating temperatures normalized. Both systems are now operating properly within normal service conditions.

Upon arrival client had system in heat mode, turned system into cool mode and system started to cool down the house properly, ch aged out filter as current one was very restricted. Call the homeowner at homeowner charge card on file tried multiple times card was not working. Tried to call Client back no response.will let office know to call client latter today

Upon arrival outdoor unit was on a hard lockout was getting error code 177.03. After unit will run and go over max compressor amps and outdoor unit will shut off after running for a minute checked for any loose connections on high voltage after tidying down high voltage wires from breaker and an indoor unit system started up and started to cool down the house properly compressor amps are holding and within range. Before leaving system was running for 10 minutes and RLA was well within range.

Comfort ac service on American standard split system. Replaced filters, flushed lines and washed coils. Checked all ac components and temperature split. Renewed on yearly agreement. Scheduled next visit.

The work involved the installation of a new 2-ton, 18 SEER ductless unit, replacing the existing system. The technician carefully removed the old unit to ensure a seamless transition to the new installation.

Cooling service on 2018 American Standard split system. Furnace is located in attic/access bathroom changed out 20 x 25 filter located in ceiling. Clear all electrical components of dust and debris, verified proper sequence of operation, checked volts and amps, check start and run capacitors verified refrigerant levels and took temperature splits 21° and cycled equipment. Cleared condensation line and cleaned coil. Thermostat checked out ok. System is within manufacturers specifications and cooling and operating properly at this time of service. Also booked next maintenance appointment with a member for October 9th between the hours of 8 AM – 10 AM

Estimate to cut in and run constant power for cabinet mirror light in bathroom. Cut in and run two switched controlled boxes for wall sconces on either side of the new mirror, power will be pulled from existing vanity fixture. Additionally raise vanity 6” to 8”.

Service cooling maintenance two split system and Cleared all electrical components of dust and debris, checked faults and amps, verified refrigerant levels in temperature, splits verified proper operation for both, washed condenser coils and cleared condensation lines. to both systems, and in good condition, both systems are within manufacturers specifications and cooling and operating properly at this time of service.

Performed a cooling maintenance on (2)2010 American Standard 4 and 3 ton condensers. Replaced a 14x25 and washed filter located in garage fau’s. Cleared condensation lines. Cycled cooling systems, checked refrigerant levels, verified voltages and system amperages. Found capacitor for 4 ton system (serial# YGD1F) low reading 40/45uf. Recommended replacement of weak capacitors and contactors. Start kits checked out ok. Also cleaned electrical compartments and washed condenser coils. Advised equipment in poor condition well past life expectancy. Client is elderly and hopes to make equipment last until he leaves home. Advised to replace common parts to fail each year to extend life of equipment. Recommend replacing fan motors next due to poor condition. PER CLIENT PLEASE MAIL HARD COPY OF INVOICE

Performed annual maintenance on two 2022 Platinum Series American Standard systems. Cleaned both AccuClean filters and verified they were indicating green/clean status. Cleared both condensate drain lines to ensure proper drainage. Checked both 1050 thermostats for proper cooling operation and confirmed there were no active system alerts. Completed sequence of operation checks, including refrigerant levels, amperage readings, and system diagnostics. Outdoor units were also checked and showed no active alerts. Serviced mini-split filters and coils thoroughly, and washed condenser coils on both systems. At the time of service, both systems were operating properly and cooling as designed.

Cooling maintenance on Bosch roof rooftop package unit. Changed out 20 x 24 filter located in upper wall, verified proper sequence of operation, washed condensing coil and cleared condensation line. Thermostat checked out OK. System is within manufacturers, specifications and cooling and operating properly at this time of service.

Cleaned condenser coils and cleared out dust from electrical compartments. Replaced (4) filters. Honeywell 8000 thermostats working properly. Surge protection for package units and whole home surge protection lights on. Checked amps, volts, capacitors, cleanliness of coil/ blower. Recommended having a uv light installed to prevent growth, homeowner to advise. Cleared drain lines. Checked charge/temp split. Systems are cooling properly at time of maintenance.

Install ductless mini split in master bedroom and one in casita. Use closet in casita for refrigeration lines. Install platinum equipment for main home. Remove outdoor unit for casita and use power for mini split in master bedroom. Use sub panel for casita mini split. 05/08/2026 Arrived to install a whole-home surge protector. Installed the surge protector inside the electrical panel. Replaced the existing 50-amp breaker with a quad 15/50 breaker to accommodate the surge protector.

Completed full sequence of operation check, including refrigerant levels, amperage readings, and motor inspections. Washed condenser coils thoroughly and cleared condensate drain line to ensure proper drainage. Recommended installation of a hard start kit to help the compressor start more efficiently and extend compressor life. Checked and verified operation of the T6 Honeywell thermostat in cooling mode. System is operating properly at this time of service and cooling as designed.
