Performed ac maintenance on 2018 Lennox and 2022 Trane split systems, gas furnaces in garage and master closet attic. Pro1 and Venstar thermostats working properly. Homeowner just cleaned washable ceiling filter in hallway 14x24, and homeowner orders and replaces 5” media filters die garage upflow, blew our debris, new filters arrive tomorrow and he’s replacing it. Cleared condensation drains and recommended adding waste safety switches, especially in attic as I felt pushback during clearing, and water sitting in trap/venr, it did clear fine tho, second clearance felt no pushback. Cleaned our electrical compartments. Rinsed condenser coils. Checked amps, volts, capacitors, refrigerant charges and temperature splits. Systems are cooling properly. Recommended adding hard start kits to both condensers/ compressors as they are both pulling over their rated max amps (LRA) which slowly wears down compressors during startups. Hard start kits shorten time to startup, reducing time under stress

Attic access is located in master bedroom closet. 20 x 30 filter located in hallway 10 x 10 filter located in office den. Honeywell thermostat working properly. Condensation line cleared filters changed. Checked system sequence of operation. Check compressor amps, check fan motor amps, checked capacitor and fuses, checked Freon and pressure. Washed outdoor unit down. Spoke with client and recommended Hardstart kit advised him about the benefits of having one for the outdoor unit. Client agreed and signed estimate. Performed a cooling maintenance on a split heat pump AMANA unit. Washed outdoor coil, cleared condensate drain line, replaced filter and cleaned beneath air handler platform with a SHOP VAC. Tested and installed float safety switch. Thermostat is a NEST. PSC blower motor. According to refrigerant temperature and pressure, system is low on refrigerant. Client will monitor system performance and call us if any issues shall arise. Check electric motors and capacitors on outdoor unit. Evaporator coil looked good. System is currently cooling the home at the time of maintenance. Pre-booked heating maintenance. Client enrolled in family club membership.

Today’s annual cooling preventer maintenance consist of one American standard package unit. I first began with replacing the two filters in the home to ensure that proper airflow is able to circulate back to the system of minimal resistance. I then ensure that the thermostat is properly calling for cooling and turning the unit on with no errors all of the cooling sequence of operations are successfully checking out verifying that the home is cooling efficiently with a 20° split and the amps on the system are safely checking out in the correct range. I did also recommend the capacitors and the coil cleaning that was recommended prior to my cooling maintenance today. Client said she will go ahead and follow through with those recommendations coming winter time when she returns back to her property. Flushed condensate line on west side of home. Washed condenser coils. Checked all ac components and charge. Recommend installing hard start kits to prolong the life of the systems. The amps are safely checking out in the correct range and the blower capacitor is safely checking out in the correct range.
