Arrived to evaluate condensate draining from the secondary termination. Inspected the attic condensate piping and found the primary drain line was not maintaining proper downward pitch, allowing water to back up and discharge through the secondary drain path. Reconfigured the existing condensate piping at the Jones valve and adjusted the primary drain line to restore proper slope. Secured/elevated the affected section using a 2x4 support to help maintain continuous downward pitch away from the air handler. Cleared the condensate line and allowed the equipment to operate while monitoring drainage. Water was evacuated from the secondary drain pan, and proper downward slope was verified throughout the accessible portion of the primary drain line. Condensate was observed draining properly during final operation. The primary exterior termination could not be located during today’s service. Based on the direction of the existing drain run, the termination may be located on the opposite side

Upon arrival I adjusted thermostat system was calling for cooling, but unit was not turned on. I opened the panel capacitor checked out normal check 24 V and one of the fuses was out on the disconnect box. Clients already had his own fuses as the last visit. The other fuse went out as well. Client marked the new fuses with sharpie on the end to identify which one got swapped out last time and in this visit, the opposite fuse went out this time. After swapping out the fuse that the client provided the system was on and running pressure checked out amps on the fan checked out, and the system was cooling properly and dropping temperature normally overall system is now cooling and operating to the manufacture specs at this time of service.

Upon arrival found primary condensate line filled to the tee on American standard unit. Cleared condensation line from jones valve, both primary lines from both units tie into each other, no outdoor termination as it drains into the house drainage. Flushed lines and poured a gallon of water to assure proper drainage and line did not back up. Nc return. Sent estimate for water safety switch. Notified office to have angelo contact client for dry wall repair per clients request.

Found 2021 American Standard platinum side discharge split system on hard lockout proceeded by 177.04 and 177.03 per diagnostic notes this model it’s for high load conditions in cooling. So system is working at its max and set off current protections. Recycled power and checked system. System condenser fan motor and compressor amps, volts, subcool, superheat, line temps and temperature split were all indicating proper cooling. Removed leaves building up on side of condenser and rinsed coil, blew dust off drive and sensors /board. System may just be working at its max and does have sheet metal redirecting air so not to recirculate. System is cooling properly now

Found 2021 American Standard Package unit with all loads operational but supply temp same as return, 0° temperature split. Checked pressures and line temperatures. Pressures indicate system has enough charge but it’s not getting passed txv. Tried to open weld-in txv by heating up sensing bulb and no change, bulb may have lost charge or solid restriction. Only repair option is removing refrigerant and replacing txv then adding back refrigerant. 10 year parts warranty but 2-year labor warranty expired. Spoke with homeowner and he is out of country but approved repair. Got with office and part ordered as well. 12-3 repair time for Friday 8/28. Attached is repair estimate for homeowner to sign.

After Diagnostic found faulty, pressure switch bypass pressure switch unit is up And Cooling also sent an estimate for replacement due to some age other parts failing

Upon arrival system with model number GSZC180481CA indoor unit was operational, but not outdoor unit. Upon arrival thermostat reading 92 checked all electrical and refrigeration levels and found both within range was getting error code 04 which indicates a locked rotor. After restarting system, error code went away and system started to cool down the area properly. It was constantly running for 20 minutes without any issues did find outdoor temperature sensor is missing. On unit will call up Goodman and see a part is available. when we have part will come back and install system at this time is cooling down before leaving area was reaching 85 on thermostat. After we replaced outdoor temperature sensor, we’ll see if there is any other error codes present at this time. called the Goodman supply store and sensor is in stock.

Client stated there was a power outage in the morning and casita and garage head units would not turn on. Cycled power to Samsung dual head ductless unit. Turned units on to COOL from remotes. Everything kicked back on. Supply temperatures at 58°. Filters are clean. Informed to client due to power outage equipment lost communication, once rebooted, communication was established again. Ductless unit and each zone are cooling properly at this time of service. NC return. Left remotes on COOL and set to 78°.

Arrived at customer’s home to diagnose garage gfci outlet not resetting. Found that when everything was unplugged, gfci outlet reset. Discovered that when refrigerator was plugged in it tripped gfci outlet immediately. Informed customer that refrigerator was causing gfci outlet to trip and reset gfci outlet without fridge plugged in to restore power to circuit and resolve issue.

After Diagnostic the condenser that serves master has oil on the ground inside condenser as well going to return tomorrow morning with ultrasonic for 8 to 10 to look for leak at condenser

Removed and replaced 15/30 quad breaker labeled MBD in main panel.

Arrived at customer’s home to perform a complimentary electrical safety inspection. Upon arrival I found that customer’s sub panel was an out of date brand and in a closet. Also found missing smoke detectors, could not verify bonding and grounding as customer shares main breaker panel with neighbors. Also found no surge protection on panel. Informed customer of my findings and recommended upgrading sub panel and adding surge protection since panel is about 40 years old. Customer did not request a quote for work at this time.

Upon arrival condenser was on and running with further inspection condenser was not properly communicating and giving error codes ran a temporary wire unit is working properly at this time for office to schedule to run new thermostat wire to both units

Performed a cooling maintenance on one platinum unit. Check sequence of operations by checking out all electrical and refrigeration levels. Client stated that the unit we installed is slowly leaking water in master bedroom was able to determine that unit we installed was slowly leaking water drain pan was dry. Cleaned out condensation line system at this time is draining properly. Client also stated system we do not service. Unit that controls living room is not cooling properly. Did verify indoor blower motor works. informed client will need a charge to continue to diagnose system. Client agreed upon checking outdoor unit found breaker tripped after restarting breaker was getting proper power and breaker would instantly trip again upon checking out system found a grounded compressor. was getting continuity to ground on compressor pins informed Client will get with management team to help share proper estimate to get system back up and running at this time. Homeowner showed me video he had of sound , same as before condenser fan motor was replaced. I’ve heard this exact sound before and replaced the compressor and sound never returned. Loud growl sound like starting a 2-stroke motor. It’s just when the sound happens the new fan motors do their startup and it coincides with sound and that’s just how the new fan motors start and so easy to diagnose fan motor. Called Roy from our distributor and ordered part. Will have eta when he reaches back out and will get with office and schedule with homeowner. 2-3 hour job.

Arrived at customer’s home to install a new dedicated 240v 20 amp circuits for a minisplit that was installed previously. Penetrated out of the back of the main breaker panel and ran mc cable up wall and over to disconnect location. Penetrated out of the garage to the disconnect and landed all connections. Installed fuses and turned breaker on to test unit and verify proper operation. Verified proper operation with customer to complete scope of work for today.

Today’s cooling maintenance consisted of one unit located on the side of the home. Replace filters. Thermostat calling for cooling with no alerts. Checked amps on unit and fan. Check pressure is on the system. And clear the condensation line via Jones valve. Washdown system to remove during debris. Over our system is operating to manufacture specs at this time of today’s cooling preventative maintenance.

Upon arrival client stated neighbor turned system off due to noise issue. Cycled system and checked all capacitors and amps. Found system not making a noise. Checked temperature split and called client. Found all components within manufacture specifications. System is 16 years old.

Today’s first annual cooling preventative maintenance consisted of one unit located on the side of the home. I first begin with replacing the filter that the client provided located in the garage. Thermostat is properly for cooling and turning the unit on with no alerts. I then cleared the condensation line thoroughly. Amps on the blower fan are safely checking out in the correct range. Pressures were checking low out of range. I informed the client if she would like to do a leak search and add refrigerant. She gave the approval. After adding 3 pounds of refrigerant pressures balanced out properly. After big blue leak search, ensured there was no signs of leak at the condenser. system is cooling and operating to manufacture specs at this time of service.
