Upon arrival client stated dining area system not cooling s-LUKF. Cycled system and found outdoor unit off on low pressure switch. Found system flat on refrigerant. Pressurized line set and coil. Checked attic and opened coil. Major leak in evaporator coil. Advised client off to call and schedule coil replacement. Ordered coil and let office know

Comfort ac service on 2010 American standard split system. Fau located inside closet, condenser on roof. Checked all ac components and refrigerant levels. Blew out electrical compartment. Washed all filter and mini split filters. Advised on age and life expectancy.

Executed a cooling maintenance on a package unit. Wash down unit, cleaned circuit board with CO2 and replaced filter. Completed Bosch package unit testing form. System is cooling the home according to manufacturer specifications.

Performed annual maintenance on two 2007 Lennox R-22 split systems. Replaced (2) 16x30 air filters on upflow units located in the garage. Followed full sequence of operations and verified proper system performance. Checked refrigerant levels (within normal/average range) and inspected all motors for proper operation. Cleared both condensate drain lines to ensure proper drainage. Measured supply air temperature at approximately 55°F, indicating acceptable temperature split. Tested both thermostats for proper cooling operation. Cleaned condenser coils to improve efficiency and airflow. At the time of service, both systems are operating properly and cooling as expected.

Installed a 5 Ton American Standard Silver 14 horizontal split heat pump system. This installation was performed with a focus on quality and adherence to industry standards, ensuring optimal operation and efficiency of the system. The work was conducted with the utmost attention to detail to guarantee customer satisfaction.

Cooling service on American Standard split POB system and American Standard platinum split POV system. Air handle it located in at a camp garage, Accu clean filter was good, changed out 20 x 20 filter for Casita, foundation line were cleared at FAU, cleared all electrical components of dust and debris, verified proper sequence of operation, washed condensing coils, thermostats, checked ok Also washed washable filters for ductless unit in garage and convincing coil. Systems are within manufacturers, specifications, and cooling and operating properly at this time of service.

Bedroom unit estimate

Performed a cooling maintenance on a split system. Washed out outdoor unit, cleared condensate drain line and replaced filter. Checked capacitors, running/starting amperage on all motors and refrigerant circuit diagnostic. System is functioning according to manufacture specifications.

Performed a precision tune-up (PTU) on a 2022 Carrier 4-ton split system. The furnace/air handler is located in the attic with access through the master bathroom. Replaced customer-supplied 20x30x2 air filters and cleared condensate drain lines to ensure proper drainage. System was operated through a full sequence of operation. Checked and verified voltage, amperage, capacitor, temperature split, and refrigerant levels. Refrigerant levels and temperature split were found to be below manufacturer specifications. Informed the client that the system is low on refrigerant and discussed the likelihood of an existing leak, especially since refrigerant had previously been added under a home warranty. Presented options for performing a leak search and repair. At this time, the client elected to proceed with adding refrigerant only to restore cooling performance on the low end of efficient. Added 5 lbs of refrigerant, bringing the system closer to the 15–16° temperature split range. Clients

Installed water safety switch and Jones to clear out valve, tested safety switch for proper operation and cleared condensation line through Jones Avenue verified a thorough flush.

Performed annual maintenance on 2024 5 ton American standard heat pump split system. Replaced the 20x25 air filter; furnace/air handler unit (FAU) is located in the garage. Followed full sequence of operation and completed system checks, including, Verified refrigerant (Freon) levels. Inspected system alerts (none present). Checked amperage and overall electrical components. Tested thermostat (1050 model); no active alerts found. Cleared and flushed the condensate drain line to ensure proper drainage. Washed condenser coils thoroughly to improve efficiency and system performance. As a courtesy, cleaned mini-split filters. Advised installation of an Ultra Panel Surge Protector to help protect the system and home from electrical spikes due to power outages and enhance overall safety. At the time of service, the system is operating properly and cooling as expected.

Arrived to replace a stack switch in the master bathroom.

Replace run capacitor, after duty solar system is operating properly at this time reaching temperatures of 74° inside house. Also check condensation line on rooftop and found water draining properly. There was debris in condensation line after removing debris. System is now draining faster in the correct area.

Lennox zone Tstat not working though room is getting air. Client never uses room so advised to leave as is. Sighned up on maintenance plan. Will schedule to maintain equipment. Advised on refrigerant phase. Existing equipment is Lennox communication equipment and is very difficult to get parts for. Recommend removing zoneing and installing American standard equipment with new refrigerant and easy to access parts to prevent multiple potential problems. Attached estimate below.

I Performed Maintenance on the Cooling System. Also replaced a 20x30 filter. The system is a 2014 3.5 Ton Goodman Package Unit located on the roof. I found that the contactor is pitted, also would recommend install surge protection to protect against damaging power surges to the unit and lastly would recommend installing a UV Light to help keep indoor coils clean and sanitized. Gave client 3 options and client to advise. Client to call and schedule next service when ready. The system checked out operational and within manufactures specifications at the time of the service.

Upon arrival, client says no need for services at this time systems are working

Arrived at customer’s home to install a new whole home surge protector on main breaker panel. Upon arrival I found that customer already had a surge protector in place inside panel. Existing surge was installed in 2018, so I replaced unit to ensure proper operation in the event of a surge. Replaced existing surge protector in panel with new whole home surge protector inside panel. Showed customer work and went over paperwork with him to complete scope of work for today.

Performed annual maintenance on a 2025 5-ton American Standard heat pump split system. Replaced 20x25 air handler filter located in the garage. Followed sequence of operations and verified proper system performance. Checked refrigerant levels (within acceptable range) and inspected motors. Cleared and flushed condensate drain line thoroughly. Tested S200 thermostat and confirmed it is operating within proper range. Noted delayed system startup for outdoor unit reattached y to R started up. System is currently operating properly and cooling effectively at the time of service.

Upon arrival package unit, not turning on at all. With further investigation on a blown transformer after installing a new one system started up and starting to cool down the house properly reaching low temperatures of 56° coming out of supplies vent. Sister was running for 20 minutes before leaving at this time. System is cooling down the house properly no charge today. Informed clients that it system continues not to cool down the house properly. We need to charge a trip charge and diagnostic fee plus repairs as this has nothing to do with last maintenance.

Today’s annual cooling preventative maintenance consisted of one gold American standard unit. I first began with ensuring that the filters have been replaced replacing the filters verified good airflow is able to circulate back to the system with minimal resistance. The Honeywell thermostat is properly calling for cooling and turning the system on all of the cooling sequence of operations are successfully checking out in the correct range providing a 20° split through the suction line and the liquid line temperatures. The amp brush on the motor are safely, checking out in range ensuring that there’s a controlled voltage being used falling with the capacitor all testing out safely. I thoroughly washed the coils down on the system to remove all dirt debris that may have accumulated overall this American standard system is operating to the manufacture specs at this time of today’s preventative cooling maintenance.

Completed a full sequence of operation check, including refrigerant levels, amperage, and motor operation. No signs of restrictions or refrigerant leaks were observed. The client mentioned that the condensate line has had issues in the past; advised ensuring it is properly maintained and monitored. Washed condenser coils to improve system efficiency.
