Performed a cooling maintenance on (2) R-22 straight cool condensers. Washed outdoor units, cleared condensate drain and replaced filters. Checked electric motors, running/starting capacitors and refrigerant circuit diagnostic. Installed two Honeywell programmable thermostats. Disengaged any scheduling and performed overview of thermostat function with clients. Disconnect box – good. Both systems are cooling the home at the time of maintenance.
I Performed Maintenance on the Cooling System. Also checked a 24x24 filter and it is clean. The system is more than 5 years old located in the laundry room attic and outside on the ground. I verified refrigerant levels through temperature split and split is within proper parameters. Found dual run capacitor tested weak and out of manufactures specifications. I also would strongly recommend installing a larger secondary drain pan under indoor equipment with a drain switch to be able to contain potential condensation drain back ups. I then would recommend installing a Jones Valve for a stronger drain flush on future services. Attached estimate options for client to consider. At the time of today’s service the system is operational.
We will be installing a new 5 ton silver 14 upflow system tomorrow morning
Upon arrival tenant stated there was water leaking and other company sticks water leakwent up in attic looked around FAUs didn’t see any water anywhere noticed FAU that covers living room area did not have a water safety pan sent estimate for repairs. Repairs are water safety pan two water. Safety switches two Jones valves for living room area. Ask for replacement not at this time. But recommend maintenance.

Found living room system (2023 American Standard Platinum system) condenser #XCHF, indoor unit attic access by kitchen 1050 thermostat) had communication error 91, and TSO.001 . Rebooted system and checked all wiring connections at relay panel, indoor and outdoor units, all were tight and secure, no damaged wires, 12.5 vdc at indoor and outdoor units. Replaced batteries for their daughter’s room temp sensor. All faults are fine and system is ramping up and cooling properly, 22°+ temperature split. Recommended renewing Hyde’s Family Comfort Club Maintenance Plan , they may advise at another time.
Performed a cooling maintenance on 2 2024 American Standard silver series condenser, condenser located on left side of home, filter located inside filter rack, fau located in garage, filter was not changed due to HO not knowing he was providing the filter, flushed condensation line, check for thermostat, on condenser check for amperage and voltage, check for compressor, check for freon level, check for disconnect box, everything within range also clear out dust accumulated inside electrical component area and rinsed condenser coil. Systems are working within specification in cooling at the time of maintenance.

Upon arrival, found condensate leaking from the breather port located after the P-trap. Upon further inspection, found the condensate pump reservoir filled with mud and debris, preventing the pump from operating properly. Cleared the condensate pump reservoir as well as the condensate drain line at jones valve before the P-trap. Verified proper voltage to the condensate pump and confirmed the pump was operating correctly. Performed a water test to verify the condensate was draining properly and that the system was removing water as designed. Recommended installing a condensate overflow safety switch to help prevent future water damage should the drain system become restricted again. Member declined the safety switch due to cost. Advised the member that, without an overflow safety switch, a similar blockage could occur in the future and may result in additional water damage to the platform and surrounding property. I Performed Maintenance on the Cooling System. Also replaced a 20x30 filter. The system is a 2022 Bosch Heat Pump Package unit located on the roof. Verified system amperages are proper as well system temperature split is within proper parameters. I then cleaned condenser coils. Set thermostat back to 87 degrees. At the time of today’s service the system checked out operational and within manufactures specifications. Scheduled next Maintenance visit online.
Upon arrival, client turn system onto pool, but only blower motor would operate with further inspection. I discovered system had a faulty dual run capacitor measuring at zero MFD. Install new capacitor and cycled system. System is now operating properly.

Further inspection I discovered system had high voltage at FAU but no low voltage indicating system has a faulty transformer not producing 24 V. Installed new transformer and cycle system. System is now operating and cooling properly. Also signed client on annual comfort club two systems. Check# 3353.
Relocate furnace and coil.
Upon arrival, thermostat was calling for cool but due to fault codes unit not operating. While checking condensing unit found system with error code E431. The inverter has detected a PFC circuit overcurrent condition. After clearing code and checking all high-voltage wires system would operate for about 30 seconds and shut off when compressor ramps up. Explain to client son compressor will need to be replaced. Emailed estimate for repair and replacement due to compressor being a major repair on a 12 year-old unit

Arrived at customer’s home to diagnose outlets non op after hvac maintenance. Found that outlet in kitchen that was the home run for circuit had a loose neutral connection. Re worked wire to make a solid connection between neutrals, and turned circuit back on to test. Tested all outlets and verified proper operation and voltage with customer to complete scope of work for today.
The invoice provided details the installation of a 5-ton American Standard Gold 17 Upflow Split Heat Pump System, alongside the installation of a 1.5-ton 18 SEER ductless system intended for the garage area.
Revising quotes for 1. Repair or replacement option for txv issues for each system and 2. Airflow/cut in for guest room, but not accessible to run ducts, cannot access room from attic access, so either ductless or with newer modern systems with better motors and increased airflow can solve.
Today’s annual cooling pre-preventative maintenance consisted of two units located on the side of the home. I first begin with replacing both of the filters in the closet access to ensure that proper airflow is able to circulate back to the system at minimal resistance. I then verified that the thermostats are properly calling for cooling and turning the unit on with no errors occurring. All of the cooling sequence of operations are successfully checking out verifying that there is a proper 20° split between the liquid lines and the suction lines to ensure that the home can cool efficiently to the desire temperature. The amperage is testing all safely in the correct range for both of the systems verifying a controlled voltage is being used throughout the system safely. The capacitors are testing out of range, unfortunately which means at any time during operation of this unit the capacitors can go out and not provide any cooling I did go ahead and inform the client about this capacitor
Ran new circuit for mini spilt. Installed mini split with Chris/ Jose did the vacuum, pressure test, and flaring of the copper. Cleaned up mess and left it running after showing homeowner the remote and how to work.
Performed annual cooling maintenance on an American Standard Platinum unit and a ACPRO split system. Client replaced 3) 20x24 filters prior to arrival. FAUs are located in separate attic access located in upstairs hallway and master closet. Cleared condensation lines from faus. Followed sequence of operations and checked voltage, condenser fan motor amps, compressor start/run amps, capacitor, temperature split, Freon levels, found no error codes on CDA for platinum unit and rinsed condenser coils. Secured all electrical connections. Both thermostats checked out operational. Both systems are working properly in cooling at this time of service.

Both Cooling Systems are 2020 American Standard 3 and 4 ton Heat Pump split systems located in the hallway attic and outside on the ground. I also flushed the condensation drains. Checked system amperages, run capacitors and refrigerant temperatures and all checked out within parameters. I then cleaned condenser coils. Scheduled next Maintenance visit online.

Tech added 2 lbs of refrigerant and claimed the ac was working correctly. Left thermostat at 79 degrees around noon and at 8:30 pm the condo was not lower than 87 degrees. Paid over $600 for 2 lbs of refrigerant and it did not work. If zero stars were available that would be my rating but I had to settle for one. To make it worse I did not hear from the technician on the results of the adding refrigerant and had to call the office. Office confirmed unit is working correctly.

Under those conditions, reducing the temperature to 87°F by that evening indicates the system was cooling, especially considering the unit is 23 years old. The total charge of just over $600 included not only the refrigerant but also the trip charge and diagnostic service.
