Cooling maintenance with garage mini split service. Washed all filters, cleared condensate drain and washed outdoor unit. Checked running/starting capacitor, electric motors, and refrigerant circuit diagnostic. System is cooling the home at the time of maintenance. Pre-booked heating maintenance.

Maintenance for cooling on an American standard 2013 platinum series split system and one 2011 Bryan split system. American Standard furnace located in garage washable filter located at furnace. Bryan split system located in the closet on the right side of the home 20 x 24 filter located at furnace. Honeywell thermostat and white Rogers thermostat were not working properly due to batteries. Changed the batteries and checked both system sequence of operation. Outdoor unit serial number 13514LM02F fan motor was on, but compressor was not, upon further diagnostics found capacitor was way below specs rated for 30/7.5 showed 10.05/7.2. Compressor was having trouble coming on. System has hard start kit. Notify client of findings stated system is not working properly. Spoke with client that system was not cooling the home. Upon arrival 1050 thermostat had fault code,,,,relay panel off line check relay panel I was getting proper voltage at the relay panel,,,them I check condenser,,,,condenser had no refrigerant in it,,,,,,,added nitrogeno to find leak,,,,I found leak at the liquid line inside condenser repair leak vacuum system added 13 pounds of refrigerant

Comfort ac service on 2024 American standard condenser/coil with 2019 furnace. Fau located above bathroom attic, condenser on roof with access by front door. Replaced filter on lower wall. Checked condensate pump. Washed condenser coils. Checked all ac compound charge. Renewed on yearly agreement and schedule next visit.

Performed AC Cooling maintenance on 2013 4-ton American Standars Gold split system and (2) mini splits (Mitsubishi and Daikan). Replaced 20x25 filter for inside closet furnace. Tested condensation pump. Drain line for bedroom with Daikan mini split has part of the drain line cut off and draining against home. Informed we can extend the drain line out but for replacing it fully to indoor unit would have to have indoor head taken off, recommended just having it extended. Cleaned coils and filters for mini splits. Cleaned out electrical compartment and cleaned condenser coil. Found swollen run capacitor for main home system. Informed them that system is only running due to the hard start kit we added. Recommended and replaced capacitor to prevent breakdown and stress in compressor. After replacing amps went from 15 amps to 10.7 amps. Checked voltages, refrigerant charge/temp splits. Honeywell 8000 thermostat is working properly. Noted to bring mini split condensate drain during next maint

The existing invoice outlines the installation of a 3.5 Ton Silver 14 Heat Pump Package Unit with a manual non-programmable Honeywell thermostat. The installation included two 14 x 6 duct bars, one 24 x 6 duct bar, and one 10 x 6 curved blade. Specifically, for the guest bedroom, duct board was used to block airflow where the 10 x 6 duct is placed. Additionally, the 24 x 6 duct was installed to direct air upward. Job completed.

Performed a cooling maintenance on two 2025 American Standard package units. Check sequence of operations by checking out all electrical and refrigeration levels at this time. Both systems are cooling down. The house properly was getting a 20° split on both units. Full systems are reaching low temperatures at 73° inside house finish maintenance by changing out filters in washing down and vent coils.

Replaced disconnect to unit for 30 amp fuse, also put a 30 amp breaker in a quad 50/30. 50 to old unit 30 to new.
