Found compressor over amping at start up measuring 164 amps out of the max rated 153 amps. Informed and recommended adding a start kit to reduce amperage at start up and prevent any issues. Performed cooling maintenance on 2025 Fredrick condensing unit furnace is older Trane. Cleared condensation line at Jones valve, changed out 12 x 25 filter located within furnace cabinet. Cleared all electrical components of dust and debris, verified proper sequence of operation, checked volts and amps, checked capacitors, verified refrigerator levels and took temperature splits 21° and cycled equipment. Washed condensing coil, thermostat checked ok. System is within manufacturers specifications and cooling and operating properly at this time of service.

Maintenance for cooling on an American standard 5 ton heat pump package unit. Upon arrival client was having trouble connecting Wi-Fi an app to thermostat. Factory reset Wi-Fi on thermostat. Tried connecting to app. Internet would not connect to thermostat. Advice client call Internet company on why thermostat was not able to connect to the Internet. Client called and resolved the issue. I was able to connect the thermostat to Wi-Fi and the app. Thermostat is now working properly. 20 x 30 filter located above thermostat. Condensation line cleared filter changed. Check system sequence of operation. Check compressor amp, check fan motor amp, check fuses, check free on a temperature split. Washed outdoor unit down. System is working per manufacture spec. Home is cooling properly. Booked next maintenance with client.

Cooling service on 2014 American Standard split system. Per members request a not service other unit. Washed washable filter and replaced washable filter with 20 x 25 disposable filter. Verified proper sequence of operation, checked bolts and amps, checked capacitor, checked rectifier for second stage cooling. Found starting amps exceeding specifications. Member was present at time of maintenance and denied recommendation for compressor saver kit at this time. Verified refrigerant levels and enter temperature splits 22° and cycled equipment. Washed condensing coil, thermostat checked out OK. System was cooling and operating at this time of service.

Performed annual cooling maintenance on a 2020 Rheem 4ton split system. Fau is located in master closet attic access. Cleared condensation line. Replaced media filter in filter cabinet at FAU. Followed sequence of operations and checked voltage, FLA, RLA, LRA, capacitor, temperature split, Freon levels, and rinsed condenser coils. Secured all electrical connections. Everything checked out in range. Per clients request closed dinning area supply vent. Lever was stuck not properly closing vent. Removed vent from ceiling and found it bent. Straightened lever and closed supply vent. If vent doesn’t freely open/close, can always replace supply vent in dinning area. Thermostat checked out operational. System is working properly in cooling at this time of service. Scheduled heating maintenance on site with client.

Today’s annual cooling pre-preventative maintenance consist of one American standard unitI first began with replacing the 16 x 25 filter located in the closet area to ensure that proper airflow is able to circulate back to the system. I’m minimal resistance. I then clear the condensation line via Jones valve verifying that the system is properly draining at this time of service all of the cool sequence of operations have successfully checked out verifying that there is a proper 20° split between the liquid line and the section line which verifies at the home is being called efficiently to the desired temperature. The amps on the system are safely checking out in the correct range following with the capacitor also testing out safely to ensure that there is a controlled voltage being used throughout the unit. I thoroughly wash the coils down of the system to remove all during debris I may have accumulated overall this American standard unit is operating to the manufacture specs at this t

Maintenance for cooling on a 2012 American standard split system package unit. 14 x 24 filter located above thermostat. Nest thermostat working properly. Condensation line cleared filter changed. Check system sequence of operation. Check compressor amps, check fan motor amp, capacitor, and fuses, check Freon and temperature split. Washed package unit down. Outdoor unit has hard start kit. Contactor has been recently changed along with capacitor. System is working per manufacture spec. Home is cooling properly.

Upon arrival client stated condenser was making a bad noise while running but after it turned off system has been running fine. Checked amps and capacitors, within range. Checked refrigerant levels and found system low two pounds, added r410a. Advised client not sure what the noise is but that is usually an indication of a failing system. Went over heat pumps and gas. Client likes to heat home to 77 so will be sending gas options. Went over heat pump and ultra low nox gas systems.

Performed annual cooling maintenance on a 2020 Guardian 3.5-ton R-407C split system. The upflow FAU is located in the garage. Cleared the condensate line and replaced the 16x25 filter in the blower cabinet. Followed the full sequence of operations and inspected system components including voltage, amperage, capacitor, temperature split, and refrigerant levels. Rinsed the condenser coils. Equipment is pulling high inrush amps, compressor is rated for 88 unit staring at 98 amps, compressor uses 407c refrigerant and was installed poorly. Advised on new refrigerant requirements. Advised on repair and replacement options. Due to age of indoor equipment and conditions of outdoor equipment recommend equipment replacement to avoid potential breakdowns on equipment. Performed annual maintenance on 2025 American Standard Pla0 Series split systems. Replaced filters: One 14x24 filter and One 25x30 filter. Checked system operation, refrigerant (Freon) levels, amperage, and alerts. 1050 thermostats indicated no active system alerts. No signs of refrigerant restrictions or leaks were found. Both units showed no active alerts and were communicating properly. Thoroughly washed and cleaned both condenser units. At the time of service, both systems were operating properly and cooling as designed.

Upon arrival client stated two registers not getting enough air and one room with to much air. Checked attic and found duct work not properly installed. Found almost zero air into living area. Recommend replacement of duct work with heat load calculation with duct design to properly balance home.
