Service on 2019 American standard equipment on roof. Noise concerns are due to equipment short cycleing due to low refrigerant. Also found weak capacitors causing compressor to strain. Recharged refrigerant and replaced capacitors, unit now operating properly. Checked for possible leak in system, no oil found in evaporator coil or outside coils. If equipment continues to louse refrigerant recommend leak search. Equipment is working properly at this time.

Today’s annual cooling maintenance consisted of one Goodman unit. I first began with replacing the 20 x 30 filter in the home to ensure that proper airflow is able to circulate back to the system at minimum resistance. I then make sure that the thermostat is properly calling for cooling and turning the unit on. The capacitor on the system has successfully checked out in the correct range ensuring the equipment is able to operate properly and the amp brush on the motor is also safely checking out in the correct range verifying a controlled voltage is being used throughout the unit. The condensation line is cleared and properly draining at this time of service. All of the cooling sequence of operations have successfully checked out, ensuring that the liquid line and the suction line are providing a proper 20° split for the system to properly call the home. Overall, this Goodman unit is operating to the manufacture specs at this time of today’s preventative cooling maintenance. Client

Performed annual cooling maintenance on a 2021 American Standard Silver 3.5 ton unit and a 2019 Rheem 4 ton unit. Replaced 18x30, 20x20, and 2) 14x14 filters located through out the home ceilings. Followed sequence of operations and checked voltage, amperage, capacitors, hard start kit, temperature splits, Freon levels, cleared condensation lines from outside termination, and rinsed condenser coils. Everything checked out in range. Ecobee thermostats checked out operational. Both systems are working properly in cooling at this time of service.

I first began with replacing the filter to ensure proper airflow is able to circulate through the system at minimum resistance. I then cleared the condensation line thoroughly to ensure all of the water has properly passed and is draining efficiently. The amps on the system is safely checking out in the correct range verifying a controlled voltage is being used through the motor and the capacitor is also testing out in a good range verifying that the system is operating efficiently. All of the cooling sequence of operations have successfully checked out, verifying that the liquid line and the suction line are providing a proper 20° split so that the home could be cooled to the desire temperature. I Performed Maintenance on the Cooling System. Also replaced a 20x30 filter. The system is a 2014 model located on the ground. I also flushed the condensate drain. I advised client about replacing the blower motor due to excessive oil build up and from the prior tech’s recommendation last fall. I also advised client on replacing the dual run capacitor and installing new hard start kit. Client signed for Option 1. Ordered Motor From Ferguson and talked representative Saul and motor should be in sometime Friday. Office to call client to schedule when motor comes in. Also advised client that water heater is leaking, client has home warranty, and will call home warranty to have them look at the water Heater. Scheduled next Maintenance visit online for Monday October 5th 2026 between 10-12 pm.

Arrived to replace the existing 30/40 quad breaker with a 20/30 quad breaker, as the 40-amp circuit wiring is undersized. The homeowner will be installing a 20-amp, 240-volt oven, so the breaker was replaced with the appropriate amperage.

Cooling service on 2010 American Standard platinum split system. Furnace is located in garage, chain out 20 x 25 filter located within furnace cabinet, verify proper operation for condensate pump, cleared all electrical components of dust and debris, verified proper sequence of operation, check to volts and amps, checked start and run, capacitors, verified refrigerant levels, and line temperatures and temperature split cycled equipment. The services performed include the installation of two distinct 4 Ton Gold 17 Ultra Low NOx split systems: one designed for upflow and the other for horizontal applications. Additionally, a 50-gallon water heater equipped with a circulation pump was installed, alongside the complete replacement of ducting throughout the premises. Each component was meticulously integrated to ensure optimal performance and compliance with industry standards. We installed 2 4ton gold systems, one horizontal with new plenums and all new ducting on both systems, we also installed a Upflow and water heater in the garage with sheet metal on the platform of both the water hear and the system. Two Honeywell thermostat working properly. Customer asked a lot of questions about why FAU is leaking air and how much would new supplies register would cost. Customer was with me entire maintenance. Checked compressor amps, check fan motor amps, check pressure and Freon. Customer noticed 3 ton unit LRA amps are higher than specs and is concerned why it’s high. spoke with customer.
