Performed a cooling maintenance on a package unit located on rooftop. At this time system is cooling down the house properly and all electrical components are within range. Finish maintenance by washing down packaging unit and changing out filter.

🥶🥶 2025 Perform a semi annual cooling service on American standard split heat/POV. Replace filters throughout the house. Cycle equipment followed, cooling sequence of operation checked refrigerant/temperature split checked compressor, found motor, amps and voltage. Cleared condensation line from air handler. 1050 thermostat checked out OK. Performed an AC maintenance on Lennox rooftop package unit. Change 20 x 25 filter checked ants, volts, capacitor, and cleaned electrical compartment. Checked refrigerant levels, superheat, subcool, and temperature split. Cleared line and cleaned coil. Found all electrical components and refrigerant levels to be within manufactured specifications. System is operating and cooling properly at time of service.

After Diagnostic found grounded compressor sent estimates for replacement with out permit and split gas units

Performed annual AC maintenance on American standard platinum split system FAU located in hall closet. Washed washable filters. Check thermostat for any error codes also checked CDA at condensing unit for systems operation and fault codes. System is operating and cooling properly at time of service.

I Performed Maintenance on the Cooling System. Also cleaned washable filter and flushed the condensation drain. The Condenser is a 2020 American Standard Condenser and Evaporator Coil model located in the garage and outside on the ground. I also flushed the condensation drain. I found that the dual run capacitor tested weak and out of manufactures specifications, as well as a pitted contactors. Gave client 2 options from past technician’s recommendations for client to consider. The system checked out operational at the time of the service.

Performed annual maintenance on two 2022 Gold Series American Standard split systems. Replaced air filters (20x25) on both systems. Serviced two air handlers (one located in hallway, one in garage). Cleared and flushed both condensate drain lines to ensure proper drainage. Checked refrigerant (Freon) levels — within normal operating range. Inspected motors and components — all operating properly. Reconnected and adjusted mini-split drain line for improved drainage angle. Washed condenser coils thoroughly. Cleaned and maintained mini-split filters and coils. Tested both Nest thermostats for proper operation, including setpoints and cooling calls — functioning correctly. Both systems are operating properly and within normal range at the time of service. Provided client with estimates for Health Service Protector plans via email.

Performed annual cooling maintenance on 2) 2020 American Standard 3ton package units. Replaced standard lakes filters located through out the house. Followed sequence of operations and checked voltage, amperage, capacitors, temperature splits, Freon levels, cleared condensation lines, and rinsed condenser coils. Honeywell 6000 thermostats checked out operational. Both systems are working properly in cooling at this time of service.

Cooling service on 2020 split system. Furnace is located in garage, changed out 16 x 25 filter located within filter rack, condensation line was cleared at FAU, cleared all electrical components of dust and debris, verified proper sequence of operation, checked volts, and amps, checked, capacitors, verified refrigerant levels and line temperatures and took temperature splits and cycled equipment. Washed condensing coil, thermostat checked ok. Equipment checks out within manufacturers specifications, members stated that living area was not receiving proper cooling verified temperatures at registers, Home does not have any attic access. Will get with management in terms of resolution for cooling issue for living room. Signed a member up for comfort plan.

I Performed Maintenance on both the Cooling Systems. Also replaced 2) 20x25 filters and flushed both the condensate drains. Both Heating Systems are 2021 models located in the garage and outside on the ground. I advised client about weak dual run capacitors and installing hard start kits and client agreed. Will return at a later date to complete repairs. Client is leaving tomorrow for the summer. Office to call client to schedule. Both Cooling Systems checked out operational at the time of the service. Scheduled next Maintenance visit online for Wednesday October 28th 2026 between 12:30- 3 pm.

Upon arrival system was cooling client stated the condenser was shut off and on after further diagnostic found Jones valve was shut to the off position from the last maintenance visit. Was triggering water safety switch System is up and cooling

Maintenance for cooling on a 2003 5 ton York R 22 split system. Changed filter condensation line cleared. Thermostat working properly. Check system sequence of operation. Check compressor amps, fan motor amps, check capacitor, check Freon and pressure. System is 23 years old recommend new capacitor and hard start kit. Customer acknowledged age of system. Wanted an estimate for a new system. Recommended to call the office and speak with Barry. System is working properly but on borrowed time. Home is cooling

Calling service on 20+ York split system. Furnace is located in garage, change it out 20 x 30 filter located with in furnace cabinet, condensation line was cleared at FAU, cleared all electrical components of dust and debris, verified proper sequence of operation, system is operating at max amps for LRA FLA RLA verified compressor saver kit within range, member is aware of age of and condition of system. Highly recommend replacement. System was operating in and cooling at this time of service.

Performed a cooling maintenance on a 5 ton condenser, condenser located on left side of home, filter located inside FAU, fau located in garage up flow, changed filter, flushed condensation line, on condenser check for amperage and voltage, check for compressor, check for capacitor, check for freon level, everything within range , clear out dust accumulated inside electrical component area and rinsed condenser coil. System is working within specification in cooling at the time of maintenance.

Performed annual maintenance on a 2024 American Standard heat pump system. Replaced the 20x25 air filter and serviced the air handler located in the hallway closet. Completed system check at 1050 hours; no active alerts were found. Cleared the condensate drain line to ensure proper drainage. Verified proper sequence of operations and checked refrigerant levels, system alerts, and amperage readings—all within normal range. Washed condenser coils; no signs of restriction or leaks were observed. System is operating properly at this time and was cooling effectively at the conclusion of service.

Check cooling and electrical components everything is working properly

Gave customer phone call to confirm that she does not want to move forward with estimate for installing a sub meter on sub panel for pool equipment. Customer stated that she has a new property manager with a device that can be used for her desired purpose. Will return all material purchased for project.

Arrived at customer’s home to diagnose broken switch and garbage disposal non op. Found that switch/outlet for disposal was operating correctly, but when I turned the disposal on it hummed and did not work. Informed customer that garbage disposal is bad and needs to be replaced. Found that switch was broken and non op. Replaced switch to restore power and proper function to switches, lights on circuit.
