Upon arrival, turn system on, but only blower motor would operate. I was not receiving proper voltage at condensing unit. With further inspection I discovered system has a faulty circuit board. Clients are going to call home warranty.FAU #2433 COND#9187

While checking out bedroom system serial number 5473 discovered system was low on refrigerant charge system back to manufactured specifications using 2 pounds of refrigerant. Also use spray bubbles on all braze points located at condensing unit. No leak could be detected. Also we will need to return with management to see if we could add return for system located in garage.

Provided estimate to install exterior lights in backyard patio.

I Performed Maintenance on both the Cooling Systems. Also replaced standard lakes and 10x14 Filters. Both Cooling Systems are 2014 Goodman 3 ton and 1997 Trane 3 ton Package Units located on the roof. All electrical components are within manufactures specifications. Trane Package Unit that serves the living room area (s#461H) is past life expectancy and would recommend replacing that system. Also advised client that whole house surge protector is not working properly. Attached estimate for client for replacing the whole house surge protector. Clients are well aware of the age of the systems. Scheduled next Maintenance visit online for Tuesday October 27th 2026 between 12:30- 3 pm.

Today’s annual cooling maintenance consisted of one American standard system. My first began with replacing the 20 x 22 filter located in the upflow closet system to ensure that proper airflow is able to circulate back to the blower with minimum resistance. Ensuring that there is little note to no resistance helps the motor not overwork itself. I verified that the Honeywell thermostat is properly calling for cooling and turning the system on with no errors.I then cleared the condensation line via Jones valve thoroughly to ensure that it is properly draining at this time of service the amps on the system are safely checking out in the correct range verifying a controlled voltage is being used efficiently and the capacitor is also safely testing out and it’s correct range. All of the cooling sequence of operations on the liquid line and suction line are providing the proper 20° split, ensuring that the system is cooling to the proper temperature and providing the proper comfort into the

Performed annual cooling maintenance on a 2015 American Standard Gold 5 ton split system. Fau is located in master closet attic access. Replaced 20x30 and 10x10 filters. Upon arrival client stated AC has not been cooling for a couple of days, found blower and condenser fan motor running but compressor was non op. Found 70uF capacitor reading 9uF. Informed, recommended and installed new capacitor and hard start kit. Checked voltage, amperage, temperature split, Freon levels, cleared condensation lines and rinsed condenser coils. Temperature split was on the low end measuring at a 12° difference. While in the attic cleaning condensation line found 20” return duct disconnected from TY. Need another tech to assist. Client signed duct repair estimate. Will return tomorrow to repair duct.

I advised client about electrical services. Advised client on complimentary electrical safety inspection, and made client aware that her main breaker panel labeling has faded. I then talked with client about surge protection, recommended either equipment surge protection, or whole house surge protection. Advised that there would need to be room in the panel for it. Advised client that one of our electricians could determine if it’s feasible or not, and also see about what it would take to make sure the panel is labeled properly. Informed and recommended adding a water safety switch and a jones clear out valve to properly clear condensation line and to protect equipment/garage from water overflow if condensation line is clogged. Arrived to inspect wires and connections for recently installed mini split. Wiring was correct and outputting proper voltage both at the unit and outlet. Could not find any issues with wiring or connections.

Performed annual cooling maintenance on a 2018 ACPRO 5 ton split system. Fau is located in the master closet attic access. Replaced 20x30 and 10x10 filters. Followed sequence of operations and checked voltage, amperage, capacitor, temperature split, Freon levels, cleared condensation line, and rinsed condenser coils. Found compressor over amping at start up reading 146/134LRA. Informed and recommended adding a hard start kit to help lower compressor amps and prevent any potential issues with the compressor. Capacitor in range, fan side is reading 9.7/10uF which is still within manufacture specifications but nearing the lower end of the acceptable range. Will continue to check capacitor in future visits. Client authorized to install hard start kit. Compressor LRA is now at 97/134LRA. Thermostat checked out operational. System is working properly in cooling at this time of service. Client paid for HFCP via CC.
