Cooling service on 20+ York split system. Furnace is located in attic, changed out filters throughout home located in ceiling. Cleared all electrical components of dust and debris, verified proper sequence of operation, found starting amps and 40/5MFD capacitor out of range. Recommend recommended installed and tested new 40/5 MFD, capacitor and compressor saver kit to assist compressor at startup and put back in range. Verified refrigerant levels and line temperatures and temperature splits and cycle equipment. Washed condensing coil and cleared condensation line. System is well passed life expectancy, but with recommended repairs is within manufacturers specifications and cooling and operating properly at this time of service.
Maintenance for cooling on an American Standard 2016 silver series split system. Furnace is an upflow Rheem located in garage. 20 x 25 filter located at furnace. Condensation line cleared filter changed. Ecobee thermostat working properly. Check system sequence of operation. Check compressor amps, check fan motor amps, check capacitor, and fuses, checked Freon and temperature split. Outdoor unit has a hard start kit. Washed outdoor unit down. Client notified me about previous visit, was warned about blower motor capacitor. Tested capacitor rated 15 tested 12. Recommended client replace capacitor before it gradually declines. Client agreed and signed estimate. Replaced capacitor and tested operation. System is working per manufacture specs. Home is cooling properly.
Need to return Monday to replace one supply register and one return register
Performed a cooling maintenance on a split system unit. Unit is about four years old. Checked the refrigeration levels by performing a temperature split. Was getting a 20° split at this time. Also checked out run capacitor and hard start kit system at this time is pulling down the house properly clean out condensation line from attic access and finish maintenance by changing out filters and washing down condenser units.
Thor did an excellent job. He looked into our "challenge", assessed the situation, found the problem and fixed it. Explained to us what took place and for us not to worry about it further. I would also like to point out the inside office for their help whenever we call with a problem or just wanting to make an appointment for our semiannual maintenance. Replaced air filters: * (1) 20x25 filter (garage location) * (1) 16x25 filter (entry location) * Verified system operation: * Checked refrigerant (Freon) levels — within normal range * Inspected motors and overall system performance * System control indicated no active alerts * Measured supply temperature: * 49°F — cooling is operating properly * Cleaned and maintained equipment: * Washed both condenser units. Cleared condensate drain lines to ensure proper drainage. Both units are operating properly at the time of service. Next Scheduled Maintenance: Client renewed maintenance agreement for both units. Next service scheduled for November 13.
Arrived at customer’s home to replace two exterior gfci outlets and covers as per customer’s request. Removed existing gfci outlets from the boxes and installed new WP gfci outlets and covers. Reset both gfci outlets and tested them to ensure proper operation.

Cooling maintenance on two 2016 American Standard split systems. Furnaces are located in garage, filter filters are located within furnace cabinet and washable. Washed washable filters, cleared all electrical components of dust and debris, verified proper sequence of operation. Checked volts, and amps, checked start and run capacitors, checked rectifiers for second stage cooling. Verified refrigerant levels and took temperature splits 23° and 22° and cycled equipment. Systems did not have water, safety switches, recommended safety switches, and Jones valves to prevent any damage to electrical components of equipment and to home due to condensation overflow from congested condensation line. Will send over estimates, cleared condensation lines and washed condensing coils. Thermostats checked out ok. System systems are within manufacturers, specifications, and cooling and operating properly at this time of service.
Performed a cooling maintenance on an American Standard split system unit. Check sequence of operations by checking out all electrical and refrigeration levels at this time was getting a 22° split and all electrical components are well within the range system at this time is cooling down the house properly and reaching temperatures of 70° inside house finish maintenance by washing down condenser unit and washing down washable filter and cleaning out condensation line. Found compressor pulling high amps, found capacitor wire terminal and common side of capacitor we recently replaced failed. Replaced capacitor and wire from capacitor to contactor. Made sure all connections were tight. Amps now under max amps. Informed homeowners about heat pumps versus gas furnace and the differences, informed about the age and if compressor goes out or issue returns then will need to replace full system for best option.
Found low voltage fuse popped. As I popped off panel red wire nut almost rolled out. Replaced fuse and made sure wire nuts snug and tight and no longer able to fall off. Noise they hear is compressor motor, informed it’s all operating properly but that little buzz sound is audible on the roof and could tell it’s the motor. Informed them nothing is broken and making noise but the noise they hear is not related to anything wrong or maintenance
Found 2026 American Standard Platinum system with outdoor unit offline. All other components online. Checked wiring and found all wiring was good, outdoor molex/plug red wire wasn’t fully in, appeared to be but pulled slightly and came out. Reseated red wire at condenser, getting proper voltage, alert cleared. Tested in cooling and system is cooling properly now, running at 100%. Then they wanted me to make sure other unit thermostat was all good and found it had error code 67.06 for suction temp sensor. Checked sensor at other side of home, #8D1G had suction line temp sensor disconnected/broken wire from sensor, not enough slack to splice and wire nut. Will check at office tomorrow morning to see if we have any, if not will order from Howard and let homeowner know.

Arrived at customer’s home to replace main breaker and perform a panel tune up with surge. Removed existing main breaker from breaker panel and replaced it with a new 200 amp Siemens main breaker. Removed all existing branch circuit breakers and replaced them with new Siemens branch circuit breakers. Repainted and relabeled panel cover and restored power to all breakers to complete scope of work for today. Informed customer that we did not have the correct breaker for the surge protector and that we would have to come back for that install. Informed customer that we would take care of payment once surge protector is finished.
Install two remodel cans for lights in back patio. Install two new led trim lights in back patio. Replace four led trim lights in back patio. Ran extended circuit in garage from ceiling outlet to wall and around to other side of wall. Added three new outlet from extended circuit in EMT.

I Performed Maintenance on the Cooling System. Also replaced a customer supplied 20x25x5 filter. The system is a 2016 model located in the master closet attic and outside on the ground. Verified Healthy climate kit is still working properly. I also flushed the condensate drain. The system checked out operational and within manufactures specifications. Scheduled next Maintenance visit online for Thursday October 29th 2026 between 2-5 pm.

I found that the dual Run capacitor tested weak and out of manufactures specifications. recommend replacing fan motor. Client agreed with the repairs. Performed a cooling maintenance on a 12-year-old package unit located on rooftop. Check sequence of operations by checking out all electrical and refrigeration levels found compressor amps starting to get close to max compressor amps specifications. System at this time is cooling down the house. all electrical and refrigeration levels are in range, getting a 18° split . inform client due to the age and condition of unit would recommend a new system very soon before current system starts to brake down. on startup compressor amps are going over the max specifications. Error code TSO 004.00 for wireless temp sensor for office. Tried new batteries homeowner supplied and tested. Could not connect and would leave connection screen. Replaced wireless sensor under part warranty.
