Cooling maintenance on 2022 American Standard split system. Changed out 20 x 30 filter located in ceiling, cleared all electrical components of dust and debris, verified prophecy quotes of operation, washed condensing coil and cleared condensation line. Thermostat checked ok, is within manufacturers, specifications, and cooling and operating properly at this time of service.

Upon arrival, Casita unit was on and blower motor was working. Was further investigation found system very low on refrigerant. Informed client the cost of R 22 and the age and condition of unit. Client understands and wanted just to add 1 pound of refrigerant after doing solar system was reaching temperatures of 72° inside Casita Client will be giving Hydes a call when they are ready for an estimate for a new Casita unit. informed client that system needs at least another 3 to 4 pounds to get system up to specifications.

Performed annual maintenance on a 2025 Silver Series 5-ton condenser unit. Client stated they had already replaced the air filters; additional filters were left on-site. Followed full sequence of operations and verified system performance. Checked refrigerant levels, amperage draw, and motor operation—all within normal range. Cleared the condensate line to ensure proper drainage. Thoroughly cleaned condenser coils. No signs of restrictions or refrigerant leaks were found. The Sensi thermostat is functioning properly and reaching the desired setpoint. Discussed installation of a surge protector or whole-home surge protection system with the client. System is operating properly and cooling effectively at the time of service.

Arrived to install a dedicated circuit for the bathroom GFCIs. The existing GFCI circuit was overloaded, so I installed a new circuit to separate the garage outlets from the bathroom outlets. There was an unused conduit in the panel that I utilized to run the new circuit into the garage attic. From there, I routed the circuit to the outlet box in the garage that supplies power to the bathroom. I separated the bathroom circuit and connected it to the new dedicated circuit to ensure proper load distribution.

Maintenance for cooling on an American standard Gold series split system. Furnace located in garage washable filter located at furnace. Ecobee thermostat working properly. Condensation line cleared filter washed. Checked system sequence of operation. Check compressor amps, check motor amps, checked capacitor and hard start kit, checked fuses, checked for 24 V for two stage, checked Freon and pressure. Washed outdoor unit down. System is working for a manufacturer specification home is cooling properly.

I Performed Maintenance on the Cooling System. Also replaced a 20x30 filter. The system is a 2011 model located in the master closet attic and outside on the ground. Primary drain drains into guest bathroom sink. I advised client about contactor being pitted and condenser fan motor at almost maximum amperage as well as having oil residue around motor. Also advised client on prior recommendation of adding a water safety switch and jones valve. Attached 3 estimate options to today’s invoice for client to consider. Also checked ductless mini split for garage and unit is working properly. Scheduled next maintenance visit online for Wednesday November 4th 2026 between 9-11 am.

Upon arrival thermostat reading, blank after restoring power to thermostat condenser turned on completely flat on refrigerant even after trying to add refrigerant system was not taking it could be due to a failed compressor, not pumping correctly or a restriction in the system and form client as well as son do not recommend repairs due to the cost and age of system. Client understand amd would like to be sent estimate via email for a whole new system change out.

Maintenance for cooling on two American Standard gold series upflow heat pumps. Both FAU located in garage filters located at FAU. Condensation line cleared filter filters changed. To Honeywell home thermostats working properly. Check 24 V for two stage. Check systems sequence of operation. Both FAU have Reme Halo air purifiers. Checked compressor amps, checked fan motor amps, checked, capacitor, checked fuses, checked Freon and pressure pressure. Recommended customer two hard start kits. Customer agreed and signed an estimate. Installed hard start kits. Checked in rush current both drop significantly. Systems are working per a manufactured specification home is cooling properly.

smoke detector in office verified voltage, good , hallway and master. Have no power to the smoke detectors. Need battery combo and battery smoke installed wired smoke detector in the office installed a battery combo detector in the hallway and a battery smoke detector in the master bedroom.

Performed AC cooling maintenance on 2021 Goodman split system. Condenser on roof. Honeywell T6 thermostat working properly. Cleared condensation drain, termination point on left side of home. Changed 20x36 and 12x12 ceiling filters. Cleaned condenser coil. Checked amps, volts, start and run capacitors, refrigerant charge and temperature split (22°). Surge protection light on. Float switch in attic working. System is cooling properly at time of maintenance.

Upon arrival client stated thermostat doesn’t seem calibrated and was flashing cool on. Educated client on thermostat.

Performed annual maintenance on two 2018 American Standard Platinum Series split systems. Replaced 20x25 filter at the FAU and 20x30 return filter in the hallway. Thoroughly cleared both condensate lines. Checked refrigerant (Freon) levels, amperage draw, and system alerts. Verified both 1050 thermostats are operational with no active alerts. Cleaned mini split filters and coils. Washed condenser coils on both outdoor units. Both systems are operating properly at this time with no issues noted.

Upon arrival, master bedroom, 1050 thermostat was stuck and off-line. Rebooted thermostat and checked all zones. All zones are set to 78 and reading 78°.

Upon arrival client stated outdoor unit not kicking on. Stated only ran ac for a hour since tech left last week. Found nest thermostat stating equipment wire issues. Bypass thermostat and jumped wires. Blew low voltage fuse. Swap out low voltage wires at air handler and outdoor unit. Found issue is with y1 wire at condenser. Found high pressure switch had been all chewed up from rats. Removed wires and bypassed switch. Cycled system multiple times and system is working. Advised client this wasn’t a call back from tech however since we were just there won’t charge trip or diagnostic.

Performed annual cooling maintenance on 2) 2016 American Standard 3ton package units. Replaced 20x20 and 18x24 filters. Followed sequence of operations and checked voltage, amperage, capacitors, temperature splits, Freon levels, and cleaned condenser coils. Inspected blower wheel and evaporator coil for cleanliness. Honeywell UV light is still operational. Both thermostats checked out operational. Both systems are working properly in cooling at this time of service.

Air handler is located in garage, changed out 20 x 25 filter located within filter rack, condensation line was cleared at air handler, cleared all electrical components of dust and debris, verified proper sequence of operation, zero error code at thermostat or CDA, washed condensing coil. System is within manufacturers, specifications, and cooling and operating properly at this time of service.

I installed new Air Scrubber Bulb and Cell, then I installed surge protection at indoor and outdoor units. I lastly installed new dual run capacitor and hard start kit. I then tested the system and verified surge protectors have the green lights on them, as well as Air Scrubber is working properly. System is cooling properly at the time of the service.

Called client and explained to him the parts have been ordered. They are a special order part that comes directly from the manufacturer and once we receive them, we will call him and schedule to have them installed.
