Low temp split 16 degrees. Odd refrigerant pressure-replaced txv. Now have 20 degrees split. Adjusted refrigerant

Upon arrival, blower motor was operational. But blower motor was making a very loud noise inform Client will need to replace it. Client agreed. After replacing component new blower motor noise level is now very much within specifications. Client is satisfied with new noise level also cleaned out condensation line that leads to water pump. Tested water pump water pump is draining properly. Client wanted to have maintenance done too as well. inform Client that due to time recommend keeping maintenance that is scheduled for tomorrow. That way we could come out and check refrigeration levels, and electrical components system at this time is cooling down the house properly.

No smell from equipment present. Did check electrical and blower components

Upon arrival, member stated thermostat in hallway that supplies living room was blank. Removed thermostat from wall plate to verify proper voltage. Did not have voltage at thermostat further investigation found that equipment was cycling off due to water safety switch.located outside termination and found that the PVC was completely covered with rocks and mud (see photo) removed rocks and mud to give clear path away for condensation to terminate. Informed member would highly recommend removing all rocks to prevent any future obstructions of condensation lines. Power has been reapplied and system is cooling and operating properly. (See notes)

Performed annual preventive maintenance on 2015 Bryant rooftop condenser unit. * Replaced air filters (20×30 and 24×24). * Verified thermostat operation and confirmed proper cooling temperature range. * Checked sequence of operation. * Inspected refrigerant operating pressures/levels. * Measured compressor amperage; readings were within average operating range. * Tested capacitor; rated 45 reaching 44 µF and operating within specifications. * Inspected compressor for proper operation with no signs of overloading. * Washed condenser coil thoroughly to improve airflow and efficiency. * Verified all electrical connections and overall system operation.The system is operating properly at this time. 7/15/26 - Pressurized refrigerant leak search was performed on 2020 American Standard 2-ton Package unit on roof (#569L). Located section of the aluminum evaporator coil that is leaking, I confirmed with Big Blue leak bubbles. Leak sounded louder from other side of coil, not repairable. System has a 10-year part warranty. Refrigerant (commonly referred to as Freon) is not a part covered by manufacturer. Attached is the repair option quote. It would involve removing and brazing in new aluminum evaporator coil and adding back charge of 5.25lbs of r410a.

Verified equipment is working properly. No noise onsite. Replaced dirty filter, checked blower wheel, tested pump. Equipment is working properly. Recommend maintenance on equipment

Today’s return consisted of dropping off the filters for client. Upon first cooling maintenance there was no documentation of the filters & client has a total of 6 filters. Client now has all correct filters for the home

I Performed Maintenance on the Cooling System. Also checked client’s 20x25x5 Filter and it is clean. Was changed on a winter service from another company in December 2025. Advised client that it will be time to change filter on winter service. Client would like for us to provide the filter when coming to do the winter service. I also flushed the condensate drain. Furnace is located in the garage and condenser is up on the roof. I verified refrigerant levels are proper as well system amperages as well as run capacitor all test within manufactures specifications. I then cleaned the condenser coils. At the time of today’s service the system is performing within proper specifications. Scheduled next maintenance visit online.

Today’s annual cooling preventative maintenance consisted of one Daikin unit located in the front of the home. I first begin with washing both of the filters located in the outdoor closet by the front door. Washing these filters out thoroughly to ensure that they are able to fully dry before I start the rest of the maintenance will ensure that the system has proper airflow circulating back to the unit. The thermostat is properly calling for cooling and turning the unit on with no errors occurring. All of the cool sequence of operations are successfully checking out verifying there is a proper 20° split between the liquid line and the suction line which ensures that the home is cooling efficiently to the desire temperature. The amperage is testing out on the blower in the correct range verifying a controlled voltage is being used and the capacitor is testing out for its correct rated amount upon checking the capacitor a handful of the wires and the heart star kit needed readjusting for

Performed a cooling maintenance on a gas package. Washed outdoor unit and replaced filter. Thermostat/disconnect box: good. Checked refrigerant circuit diagnostic, capacitors and electric motors. Cleaned evaporative coil with foam detergent, brush and rinse. Clients renewed club membership. Paid via C. C. for services. Clients called office to pre-book heating maintenance. System is cooling the home at the time of maintenance.

Performed annual preventative maintenance on two 2013 Carrier split systems. Replaced one 14x25 filter and one 20x25 filter (both located in the garage). Cleared both condensate drain lines and verified they are draining properly. Tested all four Nest thermostats. Each thermostat was operating correctly and calling for cooling. Completed a full sequence of operation check on both systems. Checked refrigerant (Freon) levels. Measured compressor amperage and condenser fan motor amperage. Tested all capacitors; all capacitors were within the manufacturer’s recommended operating range. Inspected both outdoor condenser coils and washed/cleaned them thoroughly. Both disconnect boxes are bypassed, creating a potential electrical safety hazard. Recommend replacing both disconnect boxes and wiring them properly to ensure safe operation. System Status:
Both Carrier split systems are operating properly at this time and are cooling as designed.

I Performed Maintenance on the Cooling System. Also replaced customer supplied 20x36x3 and 20x20x3 filters and flushed the condensation drain from the attic. The system is a 2022 Lennox model located in the hallway attic and outside on the ground. Verified refrigerant temperature split is proper and within parameters as well start and run capacitors. I then checked system amperages and system is performing within parameters. I lastly cleaned the condenser coils and verified operation of thermostat. Scheduled next maintenance visit online and client signed up for the Ongoing/Annual Plan.

Arrived to remove three dome light fixture and install three customer supplied pendant fixtures.

Upon arrival, checked refrigeration, levels, and Asher refrigeration levels were holding since last visit. Because refrigeration levels were holding called a client and recommended adding 2 pounds of refrigerant to help bring system closer to manufacturer specifications. Client agreed and showed in pictures. System is now within manufacturer specifications informed client that system continues not to cool properly next step to do a leak search.

I then verify that both of the Honeywell thermostats are properly calling for cooling and turning the units on with no error occurring. All of the cool sequence of operations are successfully checking out for both systems verifying there’s a proper 20° split between both of the supply and returns which ensures that the home is cooling to the desired temperature. One of the capacitors on the package unit was testing out of range. I did go ahead and call the client to inform her and she gave the OK to go ahead and replace the capacitor.
