I woke with Ron at 5:20pm and informed him I tried calling Ferguson distribution as soon as I was informed estimate was signed and moving forward with repair, they had closed at 4pm, I called around 4:10. Will call them right when they open tomorrow (8/29) and will call Ron back after getting an ETA and will work to try to get it as soon as possible.

Living room unit, 2013 American standard condenser had failed 30/7.5uF dual run capacitor (swollen) . Also found start capacitor pressure port opened and damaged, reading. 0uf. Recommended and replaced start and run capacitors. System started up right away. Checked charge, within specs, system has 20° split. Unit. # PY2F. Paid by check. 2- year warranty on both capacitors.

Cleared condensation drain line from garage to outside. Removed excessive debris from end of drain line. Installed water safety shutoff valve to prevent water damage to home and equipment.

OFFICE see notes. Uv. Bulb still good. Did not see any issue with coil and pan. Showed them how to use circulate so it runs more and can keep odor at bay. IAQ AIR filter was ok . Filters clean . Husband doesn’t smell it . Gerry smells it as she’s sensitive to mold and has had health issues. I personally couldn’t smell it as my sense of smell isn’t the best but visually inspected anything that could be a source of odor. No drains backed up or dirty inside vent. No water in pan.

Performed annual cooling maintenance on a 2025 Bosch 5 ton heat pump package unit. Replaced 20x30 filters located in hallway lower wall. Followed sequence of operations and checked voltage, amperage, temperature split and checked system parameters on circuit board check list. Everything checked out range. Rinsed condenser coils. Ecobee thermostat checked out operational. System is working properly in cooling at this time of service.

2 systems needed diagnosis, master bedroom, and guest bedrooms(thermostat by garage in hallway). For main bedroom issue, found float switch in attic engaged. Cleared condensation drain with jones valve for better clearance. System came right on and cooling properly 20° split. For guest bedroom , homeowner tried changing thermostats to troubleshoot and may have popped 3 amp low voltage fuse, replaced and system came on. Both thermostats no longer blank or on battery low. Both now have correct display and are cooling properly l went over some thermostat options, recommended Ecobee or Honeywell S200 if they want ability to control with phone app, and recommended Honeywell P200 if they want to go as simple as possible. Recommended Hyde’s comfort club maintenance plan (5 systems total, or 4 id they don’t want to do casita). Performed annual cooling maintenance on 2) 2010 Amana 3ton package units. Replaced 2) 18x18 filters. Upon arrival client stated living room ecobee thermostat not connecting to app, rebooted thermostat and checked for proper/secure connections. Thermostat back online on app. Followed sequence of operations and checked voltage, amperage, capacitor, temperature split, Freon levels, cleared and checked for proper drainage at condensation line, and rinsed condenser coils. Everything checked out in range. Ecobee thermostats checked out operational. Both systems are working in cooling at this time of service.

Installed new Venstar touchscreen thermostat also signed client on annual comfort plan. Did not perform maintenance today due to system being serviced on August 8, 2025. Client still has two maintenance visits.

Performed a cooling maintenance on a goodman condenser and a Lennox condenser, Goodman condenser located on left side of home and Lennox condenser located on right side of home , filter located on bottom wall, fau located in separate hallway closet, changed filter, flushed condensation line, on condenser check for amperage and voltage, check for compressor, check for capacitor on Goodman s#0805629487 unit capacitor was out of range 35/5mfd reading at 33/3mfd the 5% below manufacture advised HO and gave me ok to replace it, check for freon level, everything within range , clear out dust accumulated inside electrical component area and rinsed condenser coil. Systems are working within specification in cooling at the time of maintenance.

Removed faulty, condensate pump and installed new condensate pump verified. built-in safety switch was receiving 28V and operating properly (kinked rubber hose while pumping) cut down rubber hose to copper drain line to avoid any future kinks verified condensate pump is draining through outside copper line(good) condensate pump is operating properly.

System is working within specification in cooling at the time of maintenance.

I Performed Maintenance on the Cooling System. Also replaced a 20x25 filter. The system is a 2020 Heat Pump Model located in the outside closet and outside on the ground. I also found condensation drain backed up. Cleared condensate drain multiple times. Also re located condensate drain safety switch to secondary drain line and re wired drain switch and added a riser. The system checked out operational and within manufactures specifications at the time of the service.

Performed annual cooling maintenance on a 2018 American Standard Gold split system and a 2013 American Standard Platinum 4 ton split system. Serviced ductless unit in office and washed washable filter. 2) upflow FAUs located on opposite sides of the home in outdoor closets. Replaced 2)20x25 filters located in kitchen and outdoor fau and rinsed washable filter located in outdoor fau. Cleared condensation lines and checked water safety switches for proper operation. Air scrubbers are still operational. Followed sequence of operations and checked voltage, amperage, capacitors, hard start kits, temperature splits at 20-21°, Freon levels and rinsed condenser coils. Everything checked out in range. Sensor and Honeywell 8000 thermostats are working properly. Systems are cooling properly at this time of service.

Upon arrival client stated she had to add refrigerant again and is concerned with the issues with this system. Checked charge and opened system. Used ultra sonic leak detector. Found no leaks or signs of oil. Advised client I will be speaking with management to go over what we can do. System has had issue since install. Advised I will try to reach out at the end of the day or tomorrow with update.

Performed a cooling maintenance on a 2024 American Standard Platinum series condenser, condenser located on left side of home, filter located hallway ceiling, fau located in attic, changed filter, flushed condensation line, on condenser check for amperage and voltage, check for compressor, check for freon level, check if thermostat/CDA had no error codes or alerts, everything within range , clear out dust accumulated inside electrical component area and rinsed condenser coil. System is working within specification in cooling at the time of maintenance.

Called client and advised to replace coil. Advised their is a crack in drain pan.

Upon arrival, found that water safety switch was tripped. After cleaning out condensation line and testing out condensation line system at this time is draining properly and system is up and cooling down the house properly.

After replacing component system started up and started to cool down the house properly. Client is satisfied.

Found a condensation line for ductless unit to have access mud obstructing condensation flow, cleared condensation line thoroughly cover for indoor unit is extremely difficult to get off YouTube placement of ductless unit. Verified indoor unit was leveled after clearing compensation line. Verified condensation flowing through outside termination. (terminate next to front door in rocks.)
