Arrived on site and found the system operating, with the thermostat set to 79°F and the indoor temperature reading 84°F. Verified refrigerant levels and confirmed system pressures were within acceptable operating range. During further inspection, found condensate leaking from the secondary drain. Indoor unit is located in the attic with access through the grand bedroom. Inspected the condensate drainage system and found the primary drain line clogged. Cleared the condensate line through both the primary and secondary Jones valves and verified proper drainage. Allowed the system to continue operating and confirmed proper cooling operation. At completion of service, system is cooling and operating properly.

It was a simple visit. Having problems with my brand new outside unit. A tech was out a couple of weeks ago and changed the fan motor thinking that was the problem, but the tech today will need to order a new compressor to hopefully remedy the issue.
Upon arrival, found system with error code, A2 temperature sensor fault. Checked all temperature sensors and cleaned both condenser coils. Condensers are located in parking lot entry. System is now operating and cooling properly.
I Performed Maintenance on the Cooling System. Also replaced a 20x30 filter. The system is a 1996 5 ton model located in the garage and outside on the ground. I also flushed the condensate drain. While servicing the unit I found that condenser fan motor was over amping and the motor stopped working. I advised client of the age of the system and gave two estimate replacement options. Client chose to do the repair option which was replacement of the condenser fan motor and signing up for our maintenance plan. Client has R-22 refrigerant which is no longer manufactured. I installed new condenser fan motor with new run capacitors and system is up and running. System is well past life expectancy. Client also has a home warranty since she just bought the system. Advised client that if she chose to replace the system within 30 days we would credit the repair back. At the time of today’s service the system is now cooling properly. Scheduled next Maintenance visit online.

Arrived to address water leaking into the garage area. Upon inspection, found the condensate PVC fitting had separated inside the wall/cavity. Further inspection indicated the condensate piping had not been properly glued/sealed during installation, allowing the fitting to disconnect and condensate water to drain into the garage. Opened the affected area to access and identify the disconnected piping. After inspection, temporarily sealed the cut access opening with foil tape to prevent the system from pulling garage air into the return/air-handler cavity and to keep the opening closed until permanent repairs are completed. Informed tenant of findings. Installation department will need to return to properly reconnect, glue, and seal the condensate drain piping and complete the permanent repair. Temporary access patch is in place at this time pending installer follow-up.

Demand call upon arrival client stated system system is leaking water. Further diagnosis condensation line severely clogged. Spoke with client on the phone about recommended repairs. Client agreed and signed estimate. Installed jones valves, p trap, water safety switch and thoroughly cleared out condensation lines. Condensation line properly draining.
Service Debrief: Upon arrival, found the 1050 thermostat display blank and unresponsive at the thermostat itself. Member was still able to access and operate the system through the mobile application, indicating thermostat communication was still present. Rebooted the thermostat and successfully restored the display. Verified touchscreen response and confirmed thermostat was properly responding to system demands after reboot. Thermostat is now operating properly and system operation was verified. Member have extended warrenty.

Took pictures of temp at unit 88 and temp in room 82. Equipment is working properly. Unit location is up high above rafters and heat rises. Customer understands it is working like it should.
Installation of 3 & 5 ton American Standard Platinum 18 POV Upflow Split Heat Pump System
Demand call upon arrival client stated system not working properly due to power surge. Indoor temp 83 upon arrival. Furnace is on circulating air. Outdoor unit compressor was on and running but not outdoor unit ECM motor. Found 6 pin connectors burned on 240v side. Spoked with client about recommended repairs and will need to order new ECM motor. Client agreed and signed estimate. Will get in touch with them tomorrow about part that was Oder so it can be installed.
Upon arrival, found the existing primary condensate drain experiencing repeated restriction/backing up. The line was cleared; however, it became backed up again and water began leaking through the ceiling. Inspection also found the air handler/evaporator assembly supported with unsecured wood blocking, which may be affecting proper equipment pitch and contributing to improper condensate drainage. Due to the repeated backup, the condensate drain was temporarily rerouted into the existing black drain/vent piping to allow condensate to evacuate and help prevent continued water intrusion. Temporary drainage was tested and verified flowing properly at time of service. Consulted with the member regarding findings and advised that the current reroute is temporary. Informed member that I will consult with my supervisor for recommendations regarding a permanent condensate drainage/support repair, as well as recommendations for addressing the damaged drywall caused by the water leak.
Client stated living room unit not blowing air and condenser is not kicking on. Found water safety switch filled with water. Primary condensate line filled to the breathing tee. Cleared condensation line and poured water down drain to verify proper drainage. Recommended adding clear out valves to both units, client to advise, sent quote via emails. System is cooling and draining properly at this time of service.
Arrived at customer’s home to replace cord for billiard light and rehang fixture to ensure the fixture is hung properly. Removed exising fixture from ceiling and removed cord for fixture. Replaced cord with a longer one to accommodate for extending chain. Rehung fixture in its original place and confirmed height with customer and tested fixture to complete scope of work for today.
Jonathan was friendly and clearly knew about HVAC. He didn’t try to sell us anything, saying our system was in good working order and no repairs or replacement needed. We did get a quote to do some upgrades and the price was quite fair compared to other quotes we got.

Performed annual cooling maintenance on 2) 2023 Goodman 4 ton split systems. Both upflow FAUs are located in garage. Replaced 16x25 and 14x25 filters located at fau. Cleared condensation lines. Followed sequence of operations and checked voltage, amperage, capacitor, temperature split, Freon levels, and rinsed condenser coils. Everything checked out in range. Honeywell 5000 thermostats checked out okay. Both systems are working properly in cooling at this time of service. Client renewed HFCP via CC. Prebooked heating maintenance on site with client.
Technician was timely, communicative, and fast!
Arrived for a complimentary electrical safety inspection. During inspection of the panel I noticed overheating and discoloration damage on busing of panel. Overheating and discoloration on the bussing (the metal busbar that distributes electricity to breakers inside an electrical panel) is dangerous because it signals high electrical resistance that can lead to an electrical fire. During inspection of exterior outlets I noticed none had bubble covers. Bubble covers (also called "in-use" covers) protect exterior outlets by creating a deep, weatherproof dome that keeps rain, snow, and debris out of the receptacle even when an electrical cord is actively plugged in. During the inspection of the interior of the home I noticed that the 3 bedrooms did not have smoke detectors installed. After inspection of interior outlets I discovered that they were not up to code and backstabbed. Tamper-resistant receptacles feature internal spring-loaded shutters that block foreign objects from being ins

Maintenance for cooling on an American Standard 5 ton horizontal heat pump. Attic access in master bedroom closet. 20 x 30 filter in hallway 10 x 10 in Man cave and 14 x 14 in master bedroom. Condensation lines cleared filters changed. 1050 thermostat working properly Zoning for guestroom and Man cave. Check system sequence of operation. Checked compressor amps, checked fan motor amps, check fuses and disconnect box, check Freon and pressure. Washed outdoor unit down. Outdoor Monitor shows no active alerts. System is working for a manufacture spec. Home is cooling properly. Client informed me they had a power outage last night. Spoke with client about surge protectors. Recommended square D breaker style surge protector. Client agreed and signed estimate will need to return with part to install.

Secured all electrical connections. Sensi thermostats checked out okay. Systems are working properly in cooling at this time of service. Client renewed HFCP paid via CC. Client stated garage ductless unit started to drip condensation into garage interior wall. Removed casing and found interior condensation point filled with debris at water pan, cleaned interior termination point and verified proper drainage. Tested and cycled equipment. Rinsed filters and condenser coils. Ductless unit is draining and cooling properly at this time of service.

We lost cooling from a 4.5 year old AV/heat pump due to a leak that developed in a copper pipe in the compressor. Despite mfg. 10 year warrantee we were charged a total of approx. $2,000 to locate the leak, repair it and to recharge with a full amount of refrigerant. The price was quite a shock and the pain was not lessened any by good explanation or preparation by Alex. He worked efficiently but was much more eager to get my credit card signature than to provide a decent explanation for the high cost.
Performed a cooling maintenance on a platinum. Washed outdoor unit, cleared condensate and replaced filter. CDA notifications were S.O.P. Thermostat/disconnect box: good. Checked refrigerant circuit diagnostics. Client renewed club membership and pre-booked heating maintenance. System is cooling the home at the time of maintenance.

We called Hyde’s three times about or before 6.30 PM on Friday night as our main AC unit was not working and our house was 93 degrees. The answering service states that there is an emergency service but we didn’t get a call back until at least 9.30. Whether we could have fixed the unit or not wasn’t the issue. We had to make a decision on whether we could stay in our house or find a hotel.
