Upon arrival down stairs unit condenser last TG5F was not running after Diagnostic found faulty capacitor replaced capacitor and installed compressor saver unit is up and cooling

Upon arrival client stated system blowing ambient air. Found outdoor unit not running. Found outdoor unit doesn’t have 24 volts. Checked circuit board and found 0 volts on y1. Jumped thermostat and system kicked on. Put nest thermostat back on and system kicked on. Advised client on intermittent issue with nest thermostat. Installed ecobee thermostat and tested. Connected to WiFi and clients app.

Performed AC maintenance on 2017 American Standard Platinum split system. Cleaned all 4 Accuclean filter sections, reset indicator. Checked 1050 thermostat for alerts, history, and reminders, everything checked out good and thermostat is working properly. Honeywell and Reme halo lights still good. Cleared condensation drain. Cleaned out drive compartment. Made sure all wiring and connections are tight and secure. Checked all system readings at CDA, checked temperature split (22°), system is cooling great and safely. Cleaned condenser coil and panels. Asked Mrs.Meyers if she’d like to book her next maintenance (fall/heater) today , especially as the available slots and morning spots are filling up quickly. Homeowner declined at this time and will wait.

Today’s annual cooling preventative maintenance consisted of one American standard so you have first began with replacing the 20 x 25 filter located in the upflow closet area. I then ensure that the nest thermostat is properly calling for cooling and turning the unit on. I did also assist the client with removing all schedules on the nest thermostat also removing any echo settings that were adjusted on the thermostat. Client did not want any of those pre-set settings on the nest thermostat I was able to remove everything and put it to just manual adjustments for the client to understand the settings and the thermostat a lot smoother. She was not happy with the thermostat changing on its own after she had said it so now it is able to be set and on a permanent hold whenever the client is calling for cooling and setting the thermostat to her desire temperature. The system is successfully providing the proper 20° split which ensures that the home is being called efficiently to the desired

Comfort ac service on 2024 American standard condenser/coil with older furnace. Flushed lines, washed coils and replaced filter. Checked all ad components and charge. Changed batteries in thermostat.

Comfort ac service on 2023 American standard platinum split system. Fau located inside closet with condensate pump. Replaced filter and washed condenser coils. Checked temperature split. Checked cda for proper temperatures and pressures. Advised client thermostat does not take batteries. Client stated noise issue with outdoor unit. Found issue is rattle noise. Tightened screws and noise went away.

Performed annual maintenance on 2017 Brand rooftop package unit. Replaced 20x30 filter. Followed sequence of operations and checked temperature split with a 17° differential. Checked amperage and motor bearings/holders. No signs of restrictions and refrigerant levels are within range. Supply air temperature measured at 54°F. Customer will monitor thermostat settings and cooling range/set point. Washed condenser coils thoroughly and cleared condensate drain properly. System is operating properly at the time of service and cooling as designed.

Today’s annual calling preventative maintenance consist of one American standard heat pump. I first begin with replacing the 16 x 25 filter located in the upflow system closet to ensure that proper airflow is able to circulate back to the system at minimal resistance. I then cleared the condensation line thoroughly to ensure that proper drainage is occurring when I checked for proper drainage. I came across the condensation line being completely blown off from one of the right angle connectors instead of gluing the piece back on I added a right angle connector piece glued on to provide a more seamless look for the draining of the condensation line OK for the client to add that piece so that the condensation line can drain in the dirt instead of off to the sidewalk like the previous attachment was made to do it was also sun damage, turning an orange rusted color and it was accumulating dirt buildup at the end of the exit point where it was meeting into the dirt now with this new connect

Performed tuneupon two 2006 American Standard package units. Replaced all air filters throughout the home. Checked both Honeywell 6000 thermostats and verified proper cooling operation. Performed full operational checks, including temperature splits, amperage readings, and blower motor inspections. Measured supply air temperatures Unit #1: 58°F and Unit #2: 64°F. Discussed with the client that one system appears to be running low on R-22 refrigerant. Due to the age of the unit and the phase-out of R-22, I recommended planning for system replacement in the long term. Completed full condenser coil cleaning by properly washing down both coils and removing dust and debris from electrical components. At this time, both systems are operating properly and cooling the home effectively.

Comfort ac service on 2014 living area 2020 bedrooms and 15+ casita split systems. Fau located inside attics. Condensers on west side of home. Replaced filters throughout the house and casita. Flushed condensate lines. Washed condenser coils. Checked all ac components and temperature split. Blew out electrical compartments. Found bedroom systems capacitor on the border line of outside its range, replaced and tested. Found living area had hard start kit but bedrooms didn’t, added start kit and tested. Sent over Arma flex and uv wrap estimate for all systems. Renewed on yearly agreement.

I first began with replacing all the filters throughout the home to ensure that proper airflow is able to circulate back to the system of minimal resistance. And then ensure that both of the Honeywell thermostats are properly calling for cooling and turning the units on. I also helped the client to adjust the time on the thermostats and set it back to the correct Pacific standard time. All of the cooling sequence of operations are successfully checking out for both of these package units providing the proper 20° split, ensuring that the home is cooling efficiently to the desired temperature following with the capacitors on the blowers safely, checking out in the correct range and each of the condensation lines are draining off the roof efficient to the designated area with no obstructions. Overall, both of these package units are operating to the manufacture specs at this time of today’s

Performed annual maintenance on a 2015 American Standard Platinum Series system. Replaced 24x24 air filter. Checked temperature split to verify the system is pulling to set point properly. Performed sequence of operations check. Checked refrigerant (Freon) levels, amperage readings, and motor operation. Inspected for signs of restriction or refrigerant leak. Cleared condensate drain line to ensure proper drainage. Washed condenser coil thoroughly. Shut off water after coil cleaning. Verified system is operating properly at the time of service and cooling correctly upon departure

Perform a cooling maintenance on two split system unit one is a R 22 system. The other is a 410 American standard check sequence of operations for both units. At this time, both units are cooling down the house properly electrical and refrigeration levels are within in range. Client is looking to get a new system to replace older R 22 system. Client will call when they are ready. Finish maintenance by washing down units, cleaning out condensation lines and changing out filters.

Perform a cooling maintenance on an American standard package unit. Check sequence of operations by checking out all electrical and refrigeration levels by performing a split tip at this time. All is within range and system is reaching very low temperatures inside House finish maintenance by washing down outdoor unit as well as changing out filter and making sure system is draining properly.

Assisted with remote operation on ductless in garage. Verified equipment is working properly.

Performed annual maintenance on two American Standard Platinum Series 2023 systems. Replaced (1) 20x30 filter and (1) 14x24 filter. Performed full operation check on both systems. Checked 1050 thermostats; verified proper operation and temperature range. No active alerts or fault codes present on either system. Cleared and verified condensate drains are flowing properly. Client mentioned concern that one unit runs at 100% compressor speed continuously. Explained that higher compressor operation is normal during current weather conditions and cooling demand. During maintenance, observed unit modulating normally between approximately 67%–80% capacity. Unable to renew/verify connectivity through office due to no Wi-Fi service at location. Both systems are operating properly at this time.
