Upon arrival, put panels back on FAU and turn thermostat onto cool but only blower motor would operate. With further inspection I discovered condensing unit was not operating due to a faulty dual run capacitor being swollen and reading zero MFD. Install new capacitor and test system while checking refrigerant levels I also discovered system was low on refrigerant. Charge system back to manufacture specifications using 1 pound of refrigerant. System is now cooling, but due to high indoor and outdoor temperatures will take a long time to reach desired temperature.

Upon arrival client stated new master bedroom system won’t go below 82 degrees. Previous tech out for same issue. Checked refrigerant levels and found high suction temperature. Cannot add any more refrigerant to system. Checked and found system only getting 16 degree split at register but 20 degree from equipment in attic. Found txv bulb on the inside of the coil. Tried to remove bulb to put outside on suction line however couldn’t access bulb, see video. Found system has multiple returns however previous tech only changed out one dirty filter, changed filter. Dirty filter would cause lower suction temperature so I don’t believe filter is the only issue. Client stated system was working fine until two weeks ago when previous tech noted wire issue. Previous tech did state system going into second stage. Client keeps master bedroom door close where the thermostat is located. Recommend trying to keep door open and now with clean filters to see how the system performs.

Upon arrival, found a system, calling for cool only indoor equipment operating upon further inspection no power being supplied to contactor at outdoor equipment and at disconnect removed disconnect and verified breaker was tripped at the service panel. Reset breaker and applied power and cycled equipment and found system to have 40/7.5 MFD capacitor. Informed a member of my findings and got approval to replace 40/7.5 MFD. Verified system is within manufacturers specifications. Locked property back up and set key back into key lock.

Performed annual maintenance on a 2026 American Standard split system. Replaced the 20x30 air filter. Verified the S200 thermostat was operating properly by calling for cooling and reaching the set temperature. Performed a full sequence of operation checks, including refrigerant levels, compressor amperage, fan motor amperage, and system alerts. No active system alerts were present, and second -stage cooling was verified to be operating properly. Washed the condenser coils to improve airflow and system efficiency. Cleared the condensate drain line to ensure proper drainage. The system is operating properly at this time with no issues found during today’s maintenance visit.

Upon arrival, 2022 American standard outdoor unit was non-operational. Was not getting 240 coming into system upon further diagnostic found failed breaker. Replace breaker and system started up and started to cool down. The house properly was getting 57° coming out of supply compressor valves are a little high due to the extreme temperature inside and outside also found a heavily restricted filter that are not been changed out since 2024. highly recommend getting back on maintenance plan.

Homeowner had water damage to inside paint on wall from backed up condensation drain for ductless unit. I found that no lineset cover is there, refrigerant lines come from inside wall as well as the condensation drain, goes from wall into pvc large elbow. I informed him that this is different than we normally see and we normally just clean the filters, wash the condenser coil and take a temperature split, because 90% of the time the drain just goes out down wall and gravity drains the condensate so no clearing is needed. But because this goes into elbow and pvc some ma6 sit there or get backed up. Put it notes to clear drain here on maintenance while clearing the others.

Upon arrival client stated bedroom system blowing ambient air. Found systems hard start kit failed. Installed new start kit and cycled. Found system going off on high pressure. Released pressure till system stayed on. Found system had restriction. Due to compressor needing start kit and restriction in system we will be installing new r410a silver 16 ac on Wednesday.

Upon arrival, both outdoor indoor unit were operational. Upon further diagnostic found that Evap coil completely iced up. Inform Client recommend leaving the system off at this time to let system defrost. Client says that filter was heavily restricted and they cleaned it out and after they did that system continue not to cool . Informed Client that a dirty filter will easily freeze up the Eva coil hook up gauges while system was an off mode and there is pressure in system check electrical electrical is within range before Client to give system another hour to defrost and after doing so turn on system if system continues not to cool down House will come back out and continue to diagnose system.

Provided an electrical estimate for a level 1 diagnostic for the first 2 hours. Diagnostic will include two ceiling fans that are non operational in the living room, a spa that is not operational in the bathroom and two exterior outlets and switches (most likely on the same circuit). Will update estimates with repair cost.

Upon arrival, verified system operation and performed refrigerant pressure and condenser entering-air temperature testing. Outdoor ambient measured approximately 110°F, with entering-air temperatures at the condenser measuring approximately 125–127°F due to recirculation of heated discharge air within the confined condenser area. With the American Standard 4-ton system operating independently, head pressure stabilized around 470 psig. After the adjacent Maytag condenser was energized, head pressure increased to approximately 540 psig, confirming elevated condensing temperatures caused by recirculated discharge air. Consulted with senior supervisor, who confirmed the findings. Due to the age and design of the older Maytag system, the elevated operating pressures and extreme ambient conditions are causing the compressor to overheat and trip its internal thermal overload protector. Dust accumulation and restricted condenser airflow further reduce heat rejection and contribute to the recur

Performed electrical inspection on the home found some issues to address gave estimates to fix. Also talk to the homeowner and explain to them the issues.

Upon arrival client stated on Saturday system stopped cooling. Stated blower and condenser fan motor was running. Stated turned system off and on and system has been cooling. Checked water safety switch, low voltage connections and refrigerant levels. Flushed condensate line. Found no issues at this time. Advised if condenser fan was running that means low voltage told to turn the system on. Advised if system was overheated it wouldn’t just kick back on after turning thermostat off and on. Advised to keep and eye on system and let us know if issue persist.

I Performed Maintenance on both the Cooling Systems. Also cleaned washable filters and flushed the condensate drains. Both Cooling Systems are over 15 years old and located in the garage and outside on the ground. Systems are past life expectancies and have R-22 Refrigerant which is no longer manufactured. Verified system voltages, amperages, and refrigerant levels are proper. I then cleaned condenser coils. Both Cooling Systems checked out operational at the time of today’s service. Scheduled next Maintenance visit online.

Performed electrical inspection for the house also while here got filter size of 20 x 30 scheduled his next maintenance for today and then his winter Maintenance in January. Gave the customer three estimates to consider they will look upon them and call us back and if they have any questions..

Comfort ac service on 2013 American standard condenser/coil with original 1992 carrier furnace located inside the garage. Replaced filter, flushed condensate line and washed coils. Found condenser coils very dirty. Checked all ac components and refrigerant levels. Blew out electrical compartment. Found system running at max amps. Client stated on Saturday system failed but kicked back on later that day. Advised coil be overheated due to dirty coils. System life expectancy is 10-15 years. Advised on proactive vs reactive. Recommend free replacement estimate. Signed up on yearly agreement.

Performed a cooling maintenance on 2 gold American standard split system units. Checked sequence of operations by checking all electrical and refrigeration levels. Cleaned out condensation lines from out door drain pipe and changed out filters. At this time all is within range and system is cooling down the house properly.

Upon arrival system working but not cooling well after further inspection inspections found system low on refrigerant check for leaks found evaporator coil leaking we will be replacing coil under parts and labor warranty on Thursday
