Maintenance for cooling on one AC pro 3.5 ton split system for bedrooms and one American standard 5 ton split system for living room. Attic access located in laundry room. 20 x 30 filter located in hallway and 16 x 30 in guest room hallway 20 x 20 in master bedroom 14 x 14 in Casita. Condensation lines cleared filters changed. Two ecobee thermostats working properly. Checked both system sequence of operation. Checked compressor amps, checked fan motor amps, checked capacitors, checked fuses and disconnect box, checked in rush, checked Freon and pressure. Both outdoor units were very dirty, washed them down. Upon maintenance noticed both outdoor units capacitors tested weak. Notified client and recommend replace sent estimate. Both systems are working at time of maintenance. Home is cooling properly.

Today’s call consisted of one Honeywell 8000 thermostat issue. Upon arrival system was cooling the home and thermostat was properly calling to the unit, but the thermostat was never being satisfied. Thermostat stated home was at 97° when my thermometer and clients thermometer was showing a different degree temperature that was more than 10° off. After checking the settings and recalibrating the thermostat and changing the batteries I came to the conclusion that the thermostat was faulty and I checked in with my supervisor to ensure that this thermostat can be replaced under warranty as we installed it in 2016 with the unit at that time. I included photos for reference to show the thermostat before and after replacing it now calibrating to the correct temperature. Temperature is dropping on thermostat and system is properly cooling to the manufacturer specs at this time of service.

I Performed Maintenance on the Cooling System. Also replaced 2) 20x25 filters and flushed the condensate drain. The system is a 2009 3.5 ton American Standard Gas Electric Package unit located on the roof. Verified refrigerant temperature split is proper as well as start and run capacitors. Verified proper system amperage, as well as verifying that UV Light is operational. At the time of today’s maintenance visit the system is performing properly. Scheduled next Maintenance visit online.

Upon arrival, indoor unit was operational blowing hot air upon checking out outdoor unit only condenser motor running not compressor . Upon checking out electrical found a dead run capacitor rated for 70 was getting zero replace run capacitor and system started up and started to cool down the house properly. Compressor amps and refrigeration levels are within range found condenser fan motor working past specifications most likely due to constantly running. At this time System is cooling down the house properly upon arrival houses at 92 before leaving House is now at 88.

Upon arrival found system on hard lock out. Checked alert history and found lock out occurred due 184.03 low suction pressure. Reset and cycled system. Checked refrigerant levels with gauges as well as cda and found system properly cooling. All four reasons for lock out checked out okay. Advised possible sticking txv however system is running and unit is outside labor warranty.

Upon arrival client stated system kicked off for awhile and unit is back running. Client stated they had just got the roof redone. Checked roof and found roofers removed copper line going into drain and put the rubber hose into the drain causing it to kink, see picture. Cut out rubber and added copper piece back into drain and secured, see picture. System is properly running at this time.

Maintenance for cooling on an American standard gold series 4 split system. Attic axis located in master bedroom. 20 x 30 filter located on the right by the front door. Condensation line cleared filter changed. Honeywell thermostat working properly. Check system sequence of operation. Checked compressor amps, checked fan motor amps, checked capacitor, check 24 V for two stage, checked fuses and disconnect box, checked Freon and temperature split. Washed outdoor unit down. Upon maintenance capacitor rated 30 tested 18 capacitor considered weak. Notified client and recommend replace dual run capacitor. Client agreed and signed estimate. Installed new dual run capacitor, and test system operation. Put in proper size capacitor for outdoor fan motor. System is working per manufacture spec. Home is cooling properly. Client signed up for bi annual maintenance via cc.

I Performed Maintenance on the Cooling System. Also client replaced own 12x24 filter. The system is a 2012 Lennox Gas Electric 3 ton package unit located on the roof. I advised client that ductwork is very original, and advised client about replacing duct work. Also advised client about having a Zinsco panel and advised client about replacing electrical panel and our electrical services. Client to advise. I then recommended replacing the weak run capacitor due to it testing out of manufactures specifications and the pitting Contactor. Gave client estimate for recommended repairs. At the time of the service, the system checked out operational. Scheduled next Maintenance visit online.

Upon arrival living room system flat on refrigerant. Upon checking outdoor unit found lots of oil residue on the outside as showed in the pictures was able to find leak after talking to management team leak is non-repairable. Only option will be to replace unit. Will get with management team later today to help sene a proper estimate via email to Client for replacing options.

Performed a cooling maintenance on two split systems. These systems are zoned. Washed outdoor units and replaced filters. Checked running/starting capacitors, electric motors and refrigerant circuit diagnostics. Replaced burnt wire from contactor to capacitor, preventing system interruption and future problems. Both systems are cooling the home at the time of maintenance. Restored thermostats to their original setting and housekeepers secured the home.

Maintenance for cooling on a York 2005 4 ton R 22 horizontal split system. 20 x 30 filter located on second floor. Attic axis also located on second floor. Condensation line cleared filter changed. Nest thermostat working properly. Check system sequence of operation. Check compressor amps, checked fan motor amps, checked capacitors, checked fuses and disconnect box, checked Freon and temperature split. Washed outdoor unit down. Upon maintenance outdoor unit has compressor saver kit, checked in rush above manufacture spec. Noticed visible damage on compressor saver kit. Notified client and recommend replace. Client agreed and signed estimate. Replace compressor saver kit and checked in rush. Cleaned and secured all electrical and capacitors. System is working at time of maintenance. Home is cooling properly. Spoke with client system is nearly 21 years old containing old Freon. Client acknowledges.

Performed annual maintenance on a 2020 3.5 American standard split system. Replaced the existing 16x25 air filter and checked the Honeywell 600 thermostat, which was operating within range and calling for cooling. Followed the system sequence of operation and checked refrigerant levels, compressor amperage, condenser fan motor amperage, and capacitors. The run capacitor tested within range at 45 µF. The hard-start kit tested at 0 µF, indicating that it is not functioning properly. An estimate will be sent via email for replacement of the hard-start kit. Cleared the condensate drain line and washed down the condenser coils. At the completion of service, the system was operating properly and providing cooling. The system is functioning properly at this time of service.

Found 2017 American Standard package unit on roof with failed condenser fan motor capacitor and bent fan blade tips from hurting stands. Stands weren’t broken. Set stands/mounts back up and used channel locks to straighten and system is up now cooling. Will get with distributor about fan blade as it’s working but since then spin at 1025 rpm makes it wobble a bit.

Customer called about questions on the pool equipment, GFI’s, and the panel change out estimate that I gave him

Called client to go over issue. Advised to unplug Fau in garage to try to reset

After Diagnostic found system that serves living area had a tripped breaker for fau reset breaker system started checked pressures very low not cooling client declined Freon. He’s gonna wait to replace system system is not cooling at all

arrival, the safety pan had water in it due to insufficient tape around the coil. I added additional tape and secured the area with more Glenkote to prevent further water leakage.

Arrived on location for a free electrical inspection found Challenger panel mixed breakers. Also the electrical grease coming out of the breakers oozing onto the bus bar and other wires told homeowner that Challenger panels are no longer safe. Also with the electrical grease coming out of them. It is a fire hazard that he needs to keep an eye on.

Upon arrival found primary drain backed up. Found water in secondart drain switch. Flushed condensate drain multiple times with Jones Valve and drain cleared. System is draining. Client’s home is under construction, and filter is a size 20x25x5 and will need to be changed when first maintenance is performed.

After Diagnostic found over heated compressor cooled down compressor wouldn’t start installed compressor. Savior unit is up and cooling properly at this time. Also signed up client on comfort plan

Arrived at customers home to give estimate for EV charger when arrived inspecting the property noticed it was a Challenger panel and it was completely full. Gave homeowner quote for panel replacement also EV charger and gave him a Hyde’s family comfort plan book for his air conditioner needs.
