System is working within specification in cooling at the time of maintenance.

Changed out filters located throughout home and ceiling, cleared all electrical components of dust and debris, verified proper sequence of operation, checked volts and amps, checked capacitors, checked rectifier for second stage cooling. Inspected Honeywell T6 thermostat; confirmed proper cooling operation with no active alerts or faults. System is operating correctly at the time of service and responding to calls for cooling as expected.

Since system is at end of average life expectancy of 10-15 years , out of any warranties for system and compressor, and compressor is pulling over its max rates start amps, I recommend replacement of hard start kit, this will prolong life of compressor, the main and most expensive part of system. It reduces stress on every startup and will prevent compressor from ever not turning on from age. I called homeowner and left partial voicemail as it cut odd.
Today’s an annual cooling preventative maintenance consisted of two American Standard gold unit I first began with washing both of the filters to ensure that proper airflow is able to circulate throughout the system systems, efficiently with no restrictions and it also gives them enough time to thoroughly dry out as I continue the rest of my maintenance. I then thoroughly cleared the condensation lines to ensure that they are properly draining at this time of service. All of the cooling sequence of operations are successfully checking out for both of these gold systems, ensuring that there is a proper 20° split between the liquid line in the suction line which ensures that the home is being cold efficiently to the desired temperature. Both of these units are also testing out safely for the amps which ensures a controlled voltage is being used throughout each unit following with the capacitor also testing out in the correct range for each of these systems. Very good experience with James Burrell. Showed up right on schedule, serviced, checked and cleaned both the AC units. One needed to have the ‘Freon’ topped off for the summer. Scheduled the Fall Service (Winter Prep) before he left.
All of my breakers have been marked so that I know which one to press if something goes off in my condo. All of what was accomplished was well explained.
Arrived at customer’s home to replace main breaker and complete a panel tune up on main breaker panel. Removed existing main breaker from panel and replaced it with a new Siemens 200 amp main breaker. Removed all existing breakers from panel and replaced them with new Siemens breakers. Cleaned all dust out of panel, tightened connections, and repainted/relabeled panel. Turned all breakers on and tested to verify proper operation. Customer had me trace circuit that keeps tripping breaker and I informed her of which breaker it was. Informed customer that surge protection is missing from main breaker panel and sent customer an estimate for work.

Followed full sequence of operation and checked refrigerant levels, amperage, and motor performance. Washed down condenser coil and cleared debris from the unit. Cleared and flushed the condensate drain line to ensure proper drainage. Tested capacitors; readings are within acceptable range (80 µF and 10 µF). Enrolled in the Comfort Plan. Recommended installing a hard start kit to assist with compressor startup and help extend compressor lifespan. System is operating properly at the time of service and is cooling effectively.

Today’s an annual cooling preventative maintenance consisted of one American standard unit. I first began with replacing all three filters in the home to ensure that proper airflow is able to circulate back to the system system at minimal resistance. I then ensure that the Honeywell thermostat is properly calling for cooling and turning the system on with no errors occurring following with I thoroughly cleared the condensation line to ensure that it is properly draining at this time of service all of the cooling sequence of operations are successfully checking out, verifying that there is a proper 20° split, which ensures that the home is being called efficiently to the desire temperature. Following with the capacitor also testing out in the correct range following with the amps on the system safely testing out which ensures there’s a controlled voltage being used throughout the unit and then thoroughly wash the coils down of the system to remove all debris that may have accumulated ov
Upon arrival, indoor unit working not outdoor unit. With further investigation when checking electrical found contactor completely burned up. Also found a run capacitor rated for 45 was getting zero this for Client. We will need to replace both components today to get system up and running a client agreed. After replacing both components outdoor unit started up and started to cool down the house properly while system is running. System is running with manufacturers specifications. Contactor burned up, most likely due to a failed run capacitor

Verified refrigerant levels and took temperature splits 19.3° and cycled equipment. Washed condensing coil and cleared condensation line. Thermostat checked out OK. System is within manufacturers, specifications and cooling and operating properly at this time of service.
Arrived at customers home nobody home went in the backyard to the fountain found a bad GFI replaced GFI. Everything is working fine. Fountain isn’t really pumping much water though.

Upon arrival, when system runs lower motor, making a very loud noise sounds. check motor motor is good. Found blower motor wheel very loose. Took blower motor apart and tighten the wheel up. Lowered down the blower motor speed and system still making a very loud noise. Will need to order a new blower motor wheel already did so new blower motor wheel will be coming from Ferguson sent to our warehouse. Was informed should be coming in by Friday. One part is in stock. Will need to come back out and replace blower motor wheel. we just replaced blower motor no charge for replacing blower motor wheel.
