I began with replacing both of the filters on the system, which is ensuring that the airflow is moving at minimum restrictions back to the unit. I also made sure that both thermostats are properly calling for heat and turning the unit on. I cleared both condensation lines via Jones valve, ensuring that they are properly training to the side of the house, all of the heating sequence of operation successfully, checked out safely and properly warming the home to the desired temperature and the amps on each of the American standard units are in the correct range, verifying that the units are both operating to the manufacture standards at this time of the preventative maintenance. **pre booked for may 5th Tuesday @ 3 pm**

Performed a heating maintenance on a 2016 American standard package unit. Check sequence of operations by checking out all electrical and temperature rise. Cleaned of gas burners, as well as all electrical components. System is almost 10 years old and still has original run capacitor informed client about replacing to prevent breakdown in the future will send estimate via email. Client will be providing filters and maintenance as client has a custom size filter rack. Replaced gfci on back porch that keeps nuisance tripping due to two gfci outlets protecting each other with a regular outlet and bubble cover. Replaced outlet to prevent nuisance tripping due to redundant gfci protection to resolve issue and restore power to affected areas of home.

Came to troubleshoot non operating gfi. Explained to the homeowner that because the casseta switch needs to be on the on position in order to reset the breaker.

Today’s annual maintenance consisted of one American standard furnace located in the closet access I began with replacing the 20 x 25 filter to ensure proper air circulation is returning back to the unit at minimum restrictions which is allowing this system to operate to its full potential I then checked the amps on the unit to make sure everything is in the correct range. System is providing a controlled voltage at this time. I cleared the condensation line via Jones valve, ensuring that it is properly draining at this time. the HALO LED filter sensor is still in green, indicating it is still operating properly. All of the heating sequence of operation ls successfully checked out on the unit, ensuring that the home is being warmed to the desired temperature. The 1050 thermostat and the zone thermostat are properly calling for heat and turning the units on. Comfort heater service on 2021 Bryant packaged heat pump. Replaced filter in 8’ ceiling return grille. Checked all heater and safety components. Blew out electrical compartment and flushed line. Talked about surge protection and weather proof reflective paint for metal ducts on roof. Sent over estimate on return grille. Connected client to ecobee app.

Heating maintenance on 2012 American Standard rooftop package unit. Changed out 20 x 24 filter located in upper wall, cleared all electrical components and burners of dust and debris, verified proper sequence of operation, checked volts and amps, checked start and run capacitors, verified Static/gas pressures and temperature rise and monitored burners, checked all safety/rollout switches, cleared condensation line, found low-voltage wire deteriorating due to sun exposure, recommend replacing exposed low-voltage wire to prevent future breakdown from exposed wire. Thermostat checked out OK, set thermostat back to 72 and left in heating as it was, locked all doors and put key back into lockbox. System is within specifications and heating and operating properly at this time of service. Will send over estimate for replacement of low-voltage wire.

Installed two Honeywell smart thermostat and connect to app. Cycled and tested heaters. Advised client systems are 27 years old. Recommend comfort club. Client stated he has home warranty.

Evaporator coil has been delivered to supply house. Spoke with client and informed him to sign estimate. Before disassembling unit we add a little refrigerant, followed with nitrogen and use sniffer at oil residue location on evaporator coil.
