I Performed Maintenance on the Heating System. Also replaced a 20x25 filter and flushed the condensate drain. The system is a 2011 model located in the outside closet. Condensate drain terminates under the house. Cycled system in cooling. The System checked out operational and within manufactures specifications. Scheduled next maintenance visit online.

Upon arrival client stated system has blank thermostat and just got into town. Found systems low voltage fuse blown, replaced fuse. Found fuse blew again indicating low voltage direct short. Removed common wire at packaged unit and fuse didn’t blow. Used g wire for common and found fuse blew again. Removed common wire from thermostat and fuse didn’t blow. Found direct short in thermostat. Replaced thermostat and connected to clients app. System is 18 years old with life expectancy of 10-15 years. Client stated office never said anything about a diagnostic charge, waved charge. Signed up on yearly agreement and advised online scheduling.

Estimate to supply and install 13 adjustable 4 way curved blade supply registers, 2 bar type wall supplies and 2 bar type return air filter grilles. Completed all work and painted all register cans needed black. Returns all on and only (2) 12x12 4- way registers needed, one in great room that’s can is painted black, and one in master bedroom. A couple cans were difficult and would cut drywall back and adjust to fit registers, but last 2 I spent a long time trying and may need to cut back even more drywall so can can actually fit registers, didn’t want to damage any drywall ceiling or registers, one for scratch doing all that so need one more 12x12. Will get with Mark Davy’s when I can return to put in last 2.

After Diagnostic found a tripped breaker also found wires where loose at breaker and package unit tightened all wires disconnect box as well checked amps on compressor unit is cooling properly at this time also signed up client on comfort plan

Performed a cooling maintenance on two micro-channel, straight cool condensers. Found outdoor units full of dirt and debris. Washed units from the inside out. Client replaced filters previously. Disconnect boxes are old, sun damaged and extremely tight. Service technicians are not able to use them, due to a high possibility of damaging boxes. Checked dual run capacitor, electric motors and refrigerant circuit diagnostics. Thermostats: good. Systems are currently cooling the home at the time of maintenance. Clients to book heating maintenance in the winter. Enrolled in club membership – paid via check.

Arrived to remove and replace 8 outdoor fixtures that kept burning out. Removed four 4ft led fixtures over pathway and four 2ft fixtures in pool sitting area.

After Diagnostic found system flat on Freon pressure tested unit found leak in evaporator coil ordered coil under warranty from Howard it’s going to take about 10 to 15 days once received for office to schedule to install coil

Arrived at customer’s home to give an estimate for upgrading main breaker panel. Will drive new ground rods, complete bonding of water, and install a new solar ready 200 amp main breaker panel with surge protection included as well.

Sn-LU2F living room non operational. Failed capacitors. Replaced parts and tested operation. Equipment is working properly at this time

Performed annual heating maintenance on a 2) 2012 American standard package units. Replaced standard lakes filters. Cycled heating from thermostats. Cleaned out burners furnace. Verified heating sequence of operation is working properly according to manufacturer specifications. Checked and detected zero carbon monoxide. Checked temperature rise. Checked capacitors and hard start kit. Cycled units back into cooling. Cooling is working properly. Both Honeywell 6000 thermostats checked out operational. Both systems are working properly in heating at this time of service.

Spoke to Mark about cap for outside kitchen window. He said will come and look for it due to possible misplacnent

Performed a heating maintenance on a platinum system. Checked refrigerant circuit diagnostic, static pressure and blower motor amp draw readings. Cleared condensate drain line from the attic and cleaned Accu clean air filter with CO2 tank. System performed according to manufacture specifications. Pre-booked cooling maintenance for the month of April.

Upon arrival client stated she went to change filter and no a sensor fell out. Found sensor is mitigation sensor and should be installed inside the coil. System is only one year old and installers left sensor in return. Properly installed sensor in coil. Signed up on yearly agreement and scheduled next visit.

Today’s cooling maintenance consisted of two package units on the roof. I first began with replacing both filters inside the home. Both thermostats properly crawling for cooling with no errors. Checked amps check capacitor check temperature split check the condensation line to ensure it’s draining off the gutter properly. Checked blower fan amps. Overall, both of the systems are cooling and operating to the manufacture specs at this time of today’s cooling maintenance.

Repair and replacement options.

Estimate to replace existing Daikin garage ductless with a AS Mitsubishi ductless heat pump. Add surge protection to all 3 systems, install Honeywell WiFi thermostat to casita and reduce fan speed in casita air handler. HVAC technician: installed Honeywell S200, linking Wi-Fi and client cell phone to thermostat. Reduced casita CFM to 350. Installed surge protectors at garage POV, disconnect for mini split/Casita heat pump and main condenser. Installers to collect for service.

Part is in stock. Have to pick up part from Sigler.

Performed a heating maintenance as well as make sure all cooling components for system are working properly. At this time was getting a 18° split while system was in cool mode compressor amps fan motor amps and run. Capacitor are all well within range upon checking system and heating mode. System was reaching temperatures of 100° and going up cleaned off burners, as well as checked run capacitor for heating equipment at this time. System is heating and cooling down the house proper . Finish maintenance by changing out filter and washing down package unit.

Upon arrival client stated system stopped cooling after tech left. Checked braze repair and found no leaks. Checked refrigerant levels and found major restriction not allowing refrigerant to flow through txv. Advised client repair yesterday held however we now have a restriction. Advised we will need to replace txv and filter drier. Advised warranty on repair and will not be charge for refrigerant again. Sent over txv and filter drier repair. Called multiple part stores looking for txv. Ordered txv and advised on eta. Office to hold spot

Installing 1.5 ton Garage ductless: replace existing Daikin garage ductless with a AS Mitsubishi ductless heat pump.

Performed annual cooling maintenance on a 2024 American Standard Platinum 5ton heat pump. Fau is located in master closet attic access. Cleared condensation line from jones valve. Replaced 20x30 filter located in hallway. Followed sequence of operations and checked voltage, amperage, temperature split, Freon levels, found no error codes on CDA, and rinsed condenser coils. Client declined having ductless unit serviced. 1050 thermostat checked out operational. System is cooling properly at this time of service.
