I Performed Maintenance on both the Cooling Systems. Also replaced 3) 20x20 filters and flushed condensation drain lines from the attics in the hallway attic and in the master bedroom closet attic. Both Cooling Systems are 2013 models are located on the ground. I advised client about adding water safety switches to both condensation drain lines as well as adding a Jones Valve for the system in the master bedroom closet attic. I lastly advised client on adding whole house surge protection to protect against damaging power surges. Client to advise. Attached estimate to invoice for client to consider. Performed annual cooling maintenance on 2001 and 2014 York split systems. Replaced 20x30, 20x25 and 16x25 filters located in main home and casita. Fau attic access is located in master attic access. Cleared condensation line. Followed sequence of operations and checked voltage, amperage, capacitors, hard start kits, temperature splits, Freon levels, and rinsed condenser coils. Ecobee and Trane thermostat checked out okay. Both systems are working properly in cooling at this time of service.

Found leaks (2) at evaporator coil in attic ADP. No warranty. Due to coil out of warranty and system almost 10 years old I recommended replacing full system if homeowner is looking for reliability and new warranties through Hyde’s. If just looking for fixing issue without replacement I recommended leak repair. Other option I informed was to replace just the coil but that would leak the condenser coil and compressor soon out of warranty. I will have management call and discuss with homeowner, notes,

Upon arrival thermostat had a fault code loss communication replaced thermostat under warranty tested

Upon arrival unit with model number H3RC060S06HG system, compressor was not running just fan motor. With further investigation found a bad dual run capacitor as well as a bad hard start kit informed client will need to replace both to further diagnosis. Client agreed after replacing both items. System started up and started to cool down the house properly compressor amps are within range as well as refrigeration levels explained to client the age and condition of units. Client understands.

Maintenance for cooling on a 4 ton American standard up flow gold series heat pump. FAU located in guest bathroom attic, filter located at FAU. Condensation line is tied to the plumbing. Be careful when you clear the line. Filter changed condensation line cleared. Check system sequence of operation. Checked compressor amps, checked fan motor amps, check 24 V for two stage, checked capacitor, check fuses, checked Freon and pressure. Ecobee thermostat working properly. System is working per manufacturer specification. Home is cooling properly. Recommended customer Eaton surge protector. Sent customer estimate.

I found that run capacitor tested no good. I replaced capacitor under part warranty. Installed new run capacitor and tested. Performed a cooling maintenance on a 2024 American Standard split system unit. Check sequence of operations by performing a temperature split for refrigeration levels. Also checked out all outdoor electrical components at this time. Cooling service on two American Standard gold split POV systems. Air handlers are located in separate outside closets, courtyard, and next to front entrance. Blew out washable filters with CO2, verified proper operation for water. Safety switches, condensation lines were cleared at air handlers added added riser to one unit, cleared all electrical, components of dust and debris, verified proper sequence of operation, checked volts and amps, checked capacitors, checked rectifiers for second stage cooling, verified refrigerant levels and took temperature splits 20° and 22° and cycled equipment. Thermostats checked ok. Educated member on benefits of surge protection, will be sending estimates to protect equipment and or electronics of home due to unexpected surge's. Systems are within manufacturers, specifications, and cooling and operating properly at this time of service.

Performed a cooling maintenance on a 2023 American standard package unit. Check sequence of operations by checking out all electrical and refrigeration levels. At this time getting a 20° split no area code or alerts system is cooling down the house properly finish by washing down condenser coils as well as by changing out filter.

Both Cooling Systems and 2016 models located in the powder room and laundry room attic as well as outside on the ground. I also tested condensate pump for living room system and flushed the condensate drain for the bedroom system. I found that the systems don’t have any water safety switches or Jones Valves as well as capacitors that are original, capacitors are tested within manufactures specifications. Due to age, would recommend replacing them. Capacitors are most common AC failure. Also would recommend installing hard start kits to help reduce compressor start up amperage. Gave client 3 options to consider and client. Both Cooling Systems checked out operational at the time of the service. Comfort ac service on 2018 trane upflow heat pump. Air handler located inside closet. Left 24x30 for client. Checked condensate pump. Client stated system hasn’t been cooling the last few days. Found failed dual run capacitor, replaced and tested. Blew out electrical compartment. Washed condenser coils. Signed up on hold yearly agreement.

Performed a cooling maintenance on a 2014 Payne , condenser located on back side of home, filter located inside, fau located in second floor hallway closet upflow , changed filter, flushed condensation line, on condenser check for amperage and voltage, check for compressor, check for capacitor, check for freon level, everything within range , clear out dust accumulated inside electrical component area and rinsed condenser coil. System is working within specification in cooling at the time of maintenance.

Upon arrival system had a hard lockout due to high drive and inverter temperature. Performed drive test and cleaned condenser coil. System is now operating properly.

Upon arrival client stated unit blowing ambient air. Found condenser fan motor failed. System is 18 years old with life expectancy of 10-15 years. System is showing its age with a lot of rust and biological growth. Called client to go over repair vs replacement. Sold new unit for Friday.

Upon arrival, client had thermostat set to schedule mode set to 80° reading 80 inside of a house. After giving client education on thermostat, set thermostat to permanent hold set to 77 as requested by Client. System is working properly.

Today’s annual cooling preventive maintenance consist of one gold American standard unit. I first began with replacing the one 18 x 30 filter in the home to ensure that proper airflow is able to circulate back to the system at minimum resistance. I then make sure that the Honeywell thermostat is properly calling for cooling and turning the system on with no errors. All of the cooling sequence of operations have successfully checked out, ensuring that the home is being cooled to the proper temperature and that the liquid line and the section line are successfully providing a 20° split throughout the system. The amperage is safely checking out and range verifying a controlled voltage is being used throughout the system. As well as the capacitor safely checking out in its correct range. I then cleared the condensation line to ensure that proper drainage is occurring on the system. I thoroughly wash the coils down on the unit to it. Remove all dirt and debris that may have accumulated on t

Performed a cooling maintenance on two split system units. Upon arrival, client stated that unit that cooled down bedrooms not working. Which further diagnostics found multiple voltage short as well as contactor blew. After fixing low voltage short on outdoor thermostat, wire and replacing contactor system started up and started to cool down the house properly now both systems are cooling down the house properly data plate has been completely faded out. Finish maintenance by cleaning out condensation lines and washing down outdoor units.

Upon arrival, client stated system heat would come on while thermostat was calling for cool. Removed W wire from circuit board and unit would operate properly. Check voltage between common and W wire wire wire was not hooked up to circuit board and wires would have 24 V. Put wire back onto circuit board and removed it from thermostat and wire would have 0 V indicating system has a faulty thermostat. Per client request remove W wire from circuit board on both units. Client will call us when she gets new thermostat.

Also flushed both condensate drains through the Jones Valves. Also found both prior Jones Valves stuck and not able to clear drains properly. Removed prior Jones Valves and installed two new Jones Valves and tested. Both Cooling Systems checked out operational and within manufactures specifications at the time of the service.
