Upon arrival, check thermostat for correct settings and thermostat was set correctly. With further inspection, I discovered systems compressor was not operating due to a swollen capacitor. Installed new run capacitor and cycled system. System is now operating and cooling properly.
2 systems one needed wires repaired The technician showed us and explained why it needed to be replaced
Maintenance for cooling on two Lennox one 4 ton split system and one 4 ton heat pump. One attic access located in laundry room, the other attic access located in master bedroom closet. Two 20 x 24 filters one located in hallway by kitchen the other located in the hallway by the master bedroom and one 14 x 14 filter in master bedroom. Condensation lines cleared filters changed. Checked both systems sequence of operation. Checked compressor amps, checked fan motor amps, check capacitors, checked compressors savor kits on both units, checked fuses and disconnect box, check Freon and temperature split. Need to shut power off for outdoor unit serial 5907F01518 in breaker. Washed both outdoor units down. Upon maintenance notice serial number 5707D16635 compressor savor kit no longer good showed visible damage notified client and recommend replacing. Went up in the attic and inspected furnace serial number 5907F01518 and saw that water safety switch was never connected and left unwired spoke
🛠️🛠️ Unit # 7 Upon arrival, tenant informed us the system was not cooling Went to breaker and found the breaker is old and not properly resetting After multiple attempts breaker engaged went up to equipment check capacitor under load also equipment amp draw Call Lorraine got no answer Called property manager for approval Replace breaker cycle system âś… Equipment is now cooling down properly
As we have come to expect our service call from Hyde’s today was excellent. Tech arrived in the prescribed window. Discovered a system component wasn’t working and will follow up.
Upon arrival client stated system set to 79 and maintains temperature during the day however at night sometimes goes to 82 degrees. Cycled system and checked charge. Checked temperature split. Found system is properly running. Advised issue is most likely intermittent. Checked compressor amps and found compressor rated for 23.7 amps and reading 25.09 amps. Advised client compressor is over amping and is most likely overheating. Once compressor cools off again then it starts to run. Advised client we will need to change out the compressor. System is 10 years old with life expectancy of 10-15 years. Went over repair vs replacement and sent estimates.
I Performed Maintenance on the Cooling System. Also replaced 2) 16x30 filters and flushed the condensate drains. The System is a 2023 American Standard Platiunum Gas System located in the attic and outside on the ground. I found that the Reme Halo LED Is not working properly. Removed one of the wires off of the “R” Terminal and moved to “G” terminal and still nothing is coming on. Advised client about having one of the service techs come out and check out Reme Halo LED. Office to call client and schedule and tech to quote on repairs. The system at the time of the service checked out operational at the time of the service. Scheduled next maintenance visit online.

I Performed Maintenance on the Cooling System. Also checked client supplied 20x25x4 filter and filter was replaced on the fall service. Advised client that it will be time to change the filter on the upcoming service. The system is a 2016 model located in the garage and outside on the ground. I also flushed the condensate drain, checked run capacitor, start, run amperages as well as refrigerant numbers and all readings checked out within manufactures parameters. Checked Reme Halo LED and found light not on. We installed Reme Halo LED in December 2023. Advised client that we can have a service tech come out and check out Reme Halo LED. I then cleaned condenser coils. The system checked out operational at the time of the service. Scheduled next maintenance visit and advised client he will be due for renewal on upcoming visit.
Upon arrival found system serial number 114L that supplies calling for cool and operating but not maintaining temperature. Upon further inspection found equipment to have 11° split opened up compressor compartment and found visible residue around Schrader core performed a bubble spray test and found leak coming with Schrader core (see video) no other visible leaks detected. Call and informed a member per member of went forward with repairs. Removed and replaced with new Schrader and tested for any leaks. Recharge equipment back up to manufacturer specifications with adding 4 pounds of R-410A and now getting a temperature split of 21°. Informed November it will take some time for rooms to cool off but equipment is now cooling and operating properly.

Condensation lines cleared filters changed. Two 1050 thermostat show no active alerts. Checked both system sequence of operation. Maintenance for cooling on one American standard 2.5 ton gold series split system package unit and one American standard 3 ton 2006 r22 split system package unit. Condensation lines cleared filters changed. Two Honeywell thermostat working properly. Checked both system sequence of operation. Checked compressor amps, checked fan motor amps, checked, capacitors, checked fuses and disconnect box, checked Freon and temperature split. Both package units have a surge protector. 2006 American Standard unit has compressor saver kit. Recommended client add compressor saver kit to the 2.5 ton American standard package unit. Talked about the benefits of having one for the outdoor unit. Client agreed and also wanted to replace capacitor under warranty before it expires. Client also showed me $20 off repair coupon. Client signed estimate and coupon was honored. Replaced dual run capacitor and installed compressor saver kit. Tested system operation. Both systems are working at time of maintenance. H
Today’s annual cooling preventative maintenance consisted of one American standard platinum unit. I first began with replacing the filter provided by the client. Replacing the filter ensures that proper airflow is able to circulate back to the system at minimal resistance. I also cleared the condensation line thoroughly via Jones valaveto ensure that it is properly draining at this time of service. All of the cooling sequence of operations are successfully checking out verifying there’s a proper 20° split and no error codes or messages occurring on the 1050 thermostat or the mitigation board as well. The amps on the system are safely checking out in the correct range verifying the controlled voltage is being used between the blower and the unit itself. I thoroughly washed the coils down in the system to remove all during de breeze that may have accumulated to ensure the proper airflow can circulate around the compressor.
Upon arrival client stated living room thermostat was set to 80 at night. when she woke in the morning up it was 85 client set thermostat to 78 system turned advised client leave thermostat set to 80 if it happens again will change thermostat
Garage mini split condensation line was clogged. Cleared condensation line and insured system is draining properly. Also checked drain line for mini split located in Casita. Both systems are now draining properly.
The technician installed a 4-ton American Standard Platinum 18 downflow P0V heat pump system. Upon arrival found condensation line leaking at clear out Port. Upon further inspection found system to be congested due to condensation line ties into bathroom shower. (See photos) install Jones clear out valve and thoroughly cleared out condensation line. Informed number two occasionally cleaning liquid to clear out shower drainage to prevent future condensation backup.
I Performed Maintenance on all 3 Cooling Systems. Also replaced 2) 20x20 filters and flushed the condensate drains. All 3 Cooling Systems are over 15 years old and located in the hallway attic, casita closet and outside on the ground. Checked All capacitors, amperages, Contactors, and cleaned condenser coils. Systems are past life expectancies, electrical components are within proper parameters at the time of today’s service. At the time of today’s service all 3 cooling systems are operational. Cooling service on two 2016 Rheem condensing units. Furnaces are located in garage and are Goodman equipment. Changed out 18 x 25 and 16 x 25 filters located in furnace cabinet. Verified proper operation for condensate pump. verified proper sequence of operation.checked volts and amps, checked start and run capacitors. Found system serial number 9554 with bad 45 MFD capacitor , recommended installed and tested the new 45MFD capacitor. Verified refrigerant levels and temperature splits and cycled equipment. Thermostats checked out operational. Washed condensing coils. systems are within manufacturers specifications and cooling and operating properly at this time of service. Scheduled members next appointment on site for Winter.
