Performed annual maintenance on a 2022 American Standard split system. Replaced the 20x25 air filter located in the garage (upflow configuration). Verified proper sequence of operations and checked refrigerant levels, amperage, and motor performance. No signs of airflow restrictions or refrigerant leaks were found. Inspected the Honeywell 6000 thermostat and confirmed it is operating correctly, calling for cooling and reaching the desired setpoint. Cleared the condensate drain line to ensure proper drainage. Recommended installation of a surge protector to help prevent potential electrical damage from power outages or voltage spikes; however, the client declined at this time. System is operating properly at the time of service and is cooling as expected.

Performed annual AC maintenance on 2015 Goodman condensing unit and 2017 Rheem split system. Changed 16 x 25 and 20 x 25 filters located in filter racks. Checked amps , volts, capacitor, and cleaned electrical compartment. Checked refrigerant levels, superheat, subcool, and temperature split. Cleared lines and cleaned condensing coils. Recommend replacing weak capacitor for a Goodman system and add compressor saver/dark kits on both systems to lower startup amps on the compressor also install two Jones valves to allow proper flushing of condensation line and one water safety switch to prevent water damage to the home or equipment due to condensation back up or overflow. Emailed estimate for recommendations.

Comfort ac service on new American standard heat pump. Fau located inside garage. Condenser on west side of home. Replaced filters, flushed lines and washed coils. Client stated system is making a loud noise in the return. Found vibration noise due to high static pressure. Static pressure is like blood pressure for the system. System is a 5 ton with only a 20x30 return. Five tons of air cannot flow through a 20x30 return. Recommend installing another 20x30 return grille to lower static pressure and decrease air noise.

Performed annual maintenance on two 2024 American Standard rooftop package units. Replaced all air filters throughout the home. Both Honeywell 6000 thermostats were checked and are operating within properly calling for cooling and reaching desired set points. Cleared both condensate drain lines to ensure proper drainage. Measured temperature split at 19°F. Checked amperage and inspected all electrical components. Washed and cleaned both condenser units. At the time of service, both systems are operating properly and cooling as expected.
