I first began with replacing the filter in the home to ensure that proper airflow is able to circulate back to the system at minimal resistance. I then verify that the thermostat is properly calling for cooling and turning the unit on with no errors occurring. All of the cooling sequence of operations are successfully checking out verifying a proper 20° split is provided between the supply and return of the home. The amps on the blower are safely checking out in the correct range verifying a controlled voltage is being used following with the capacitor also testing out safely. The condensation line is draining off the roof to the designated area with no obstructions to the line. I then thoroughly washed all the coils down of the system to remove all dirt debris that may have accumulated on the system. Performed a cooling maintenance on a split system. Found dual run capacitor measuring outside of manufacturer specifications. Replaced capacitor to prevent untimely system failure. Washed outdoor unit and replaced filter. Checked electrical motors and refrigerant circuit diagnostic. Thermostat/disconnect box: good. System is cooling the home at the time of maintenance. Replaced 4AA batteries for Honeywell 6000 thermostats. Thermostats are set to 88 in cooling and fan is set to AUTO. Thermostats are hard wired as well. Spoke with client over phone, client authorized CC on file to be charged for trip charge. Security locked property up.

Each of these units are properly providing a 20° split to ensure that the home is calling efficiently into the desire temperature. The coils on the inside of the unit are clean for each system verifying that there is good airflow able to flow through them. And the condensation lines for each of the systems are safely dripping off the roof to the designated area oaring there’s no obstructions to the line and that they are dripping into the desired area, which is the gutter on the roof. Upon arrival, found equipment off turned thermostat on Eichel equipment found extremely congested washable filter. Remove filter and washed and verified the temperature split of 19.3° verified electrical components checked volts and amps, checked start and run capacitors equipment checks out operational and this: the whole properly system wasn’t able to pull Air across coil due to extremely congested filter.
Performed a cooling maintenance on two split units with courtesy garage mini split service. Replaced and wash filter. Washed outdoor units. Check CDA for error codes and notifications. Thermostat – OK. Disconnect boxes are operating properly. Checked capacitors, electric motors and refrigerant circuit diagnostic. Both systems are functioning according to manufacture specifications. Recommended hard start kit spoke with client about the benefits of having one for the outdoor unit. Client agreed and signed estimate. Installed Hardstart kit and checked in rush amps showed client the results. System is working per manufacture spec. Home is cooling properly. Client renewed bi-annual maintenance via cc.

Upon arrival found system serial number 0659 operating but not maintaining 73° temperature verify temperature split a 16.5° found DIP switch SW4–4 ( accelerated cooling) in off position. Set dip switch to on position to decrease coil temperature and cycled equipment to reset and tested. Now receiving temperature split of 19° thermostat is now reaching temperature and cooling properly.
Performed a cooling tune-up on a straight cool AS condenser. Replaced customer supplied filter, washed down outdoor unit and cleared condensate drained via Jones valve. Installed Jones valve – paid via C C. Checked refrigerant circuit diagnostic, electrical motor readings and dual run capacitor. Thermostat – OK. Disconnect boxes functioning properly. Performed a cooling maintenance on a 2018 Trane XR condenser. The condenser is located on the backside of the home. The filter is located inside the furnace (FAU), which is situated in the hallway closet. Replaced one 20x25 air filter. Flushed the condensate drain line to ensure proper drainage. Inspected the condenser, including checks for amperage and voltage, compressor operation, refrigerant levels, and capacitor performance. All readings were within manufacturer specifications at the time of service. Cleaned out dust and debris accumulated in the electrical compartment and rinsed the condenser coil to improve system efficiency. The system is operating within specifications in cooling mode at the time of maintenance. Pre-booking for next maintenance visit was declined.
Maintenance for cooling on two American standard one gold series heat pump and one silver series split system. One attic access is in front of master bedroom door and the other attic access is in front of laundry room. One 20 x 20 filter located by laundry room one 14 x 30 filter to located in front of master bedroom door one 14 x 14 in master bedroom and one 12 x 12 for Casita. Condensation line cleared filters changed. All four filters were very dirty. Checked both systems sequence of operation. Upon arrival living room system condenser 0146 was operating and is extremely loud. Remove fan from circuit to ensure it was the compressor making the noise. System is cooling properly. Compressor just is extremely loud. Emailed options for repair and partial replacement. This is a 4 ton 410 a system. Partial replacement condenser and coil will give system 10 year part warranty and compressor replacement with refrigerant is only a one year warranty.

Arrived at customer’s home to give an estimate for replacing exhaust fan in bathroom. Customer will purchase new exhaust fan and we will return at a later date to install it. New exhaust fan is slightly larger than existing exhaust fan, so drywall cutting will be required to fit new fan in ceiling.
On arrival plan stated thermostat will be set at 80 and rise up to 84 then go back down to 80. With further inspection I discovered system had a clogged/slow draining condensation line and water safety switch wood trip causing unit to shut off and then back on. Cooling service on two America standard platinum split systems and two 20+ Lennox split systems changed out filters throughout home located in ceiling(2) 10 x 30 (2)20 x 20 (2)14 x 14. Cleared all electrical components of dust and debris, verified proper sequence of operation. Checked volts, and amps. Found system serial number 2032 with starting amps out of range and 80/5 MFD capacitor out of range as well as system serial number 0141 with starting amps out of range systems are well passed life expectancy at very least, recommend replacing capacitor and installing compressor saver kits to assist compressors at startup in prolong whatever life may be left of compressor, if not going to replaced. Will send estimates Verified refrigerant levels in line temperatures and cycled equipment. Cleared condensation lines and washed condensing coils. Thermostats checked out operational. Systems were cooling and operating at this time of service.
