Upon arrival client stated they got back into town and garage had water from the mini split. Found system low on refrigerant and due to type of system is didn’t turn off to protect system and froze up. Added 3/4 of pound, see pictures. Will be returning to preform leak search.

Upon arrive buzzing was coming from upper proceeded to take cover off and found out that it’s a transformer will have an electrician come out and check out what the issue is. 8-17-26

Annual Maintenance / Diagnostic Debrief – Two Systems Arrived for scheduled annual cooling maintenance on two rooftop HVAC systems. Member also expressed concern regarding an unusually high utility bill and stated that the home has not been cooling properly. Prior to accessing rooftop equipment, replaced the system filters as part of today’s scheduled maintenance. Proceeded to rooftop to inspect, service, and evaluate both systems. System #1 – 2015 American Standard/Trane Package Unit During maintenance inspection, found the American Standard/Trane system experiencing significant cooling issues. Evidence of evaporator/refrigeration circuit icing was present along with a large amount of water overflowing from the evaporator pan area as the system thawed. Allowed equipment to thaw and performed further diagnostic testing. Inspected the evaporator coil and found the coil surface clean with no significant restriction. Inspected the supply ductwork and verified no visible blockage or r

Removed and reinstalled gas line. Installed overflow pipe down to floor checked unit and attic owner said they heard dripping sound upon inspection found pan empty safety switch installed drain lines clear. Customer happy.

Checked all ac components and charge. Advised client on capacitor being on the border line of outside its range. Client stated noise issue coming from air handler, didn’t hear any noise. Advised possible dirty filter issue.

System is working within specification in cooling at the time of maintenance.

Managers notes on file. Replaced 454B compressor die American Standard Platinum split heat pump under warranty. Protected all sensors when sweating out refrigerant line ports, and brazing in new one floating nitrogen. Pressure tested after brazing, passed. Pulled deep vacuum. Performed vacuum decay test after, passed. Added back factory charge of 7 lbs 2oz. System is cooling properly now. Refrigerant numbers to specs, homeowner is happy that temperature on his phone is already dropping. All covered under parts and labor warranty.

Replaced eight 20 x 20 x 1 air filters throughout the office/ceiling return locations and verified proper airflow. Upon arrival client stated bedroom system S-7064 not cooling. Found failed dual run capacitor, replaced and tested. Found living area system S-8518 dual run capacitor dead on the compressor side. Performed a comprehensive diagnostic and preventative maintenance service on the 2022 Bosch 5-ton rooftop package unit, accessible via the front foyer. Utilized a 4-foot ladder in the hallway to access the attic area and replaced the 20" x 30" return air filter to maintain optimal airflow. Inspected the electrical disconnect box to check all wiring connections for proper tightness and integrity. Evaluated the run capacitor, tested the thermostat in the main living area for proper operational cycling, and verified system electrical loads. Recorded operational draws are well within specifications, with the compressor pulling 25 Amps and the outdoor fan motor pulling 2.0 Amps. Upon arrival system was off turned system on unit is cooling checked pressures capacitor amps working at range advised client if unit turns off leave system on to diagnose issue system is properly at this time

Upon arrival, thermostat was operating properly. System was blowing hot air. Upon checking refrigeration levels found system extremely low as shown in pictures. Inform client system has a leak . Based on the age and condition of unit would recommend replacement. Client would like an estimate for replacement and repair options. Repair options will consist of doing a leak search as well as adding the refrigerant back into system. Informed client today as a courtesy will add 2 pounds of refrigerant with no charge and next time system starts to blow hot air again will need to charge for repairs or adding refrigerant.

Homeowners informed me they’ve only been in the home a few months and have not been able to get living room/center area of home cooler than 82° l was 83° on Nest thermostat when I arrived, and they have a separate thermometer right by thermostat reading 86°. They had system checked by friend and had r410q refrigerant added and only lasted/cooled for around 10 days. Based on that info and systems being pressurized systems; they shouldn’t have to have refrigerant added unless there is a leak. Checked charge and it was very low (unit #0017). Checked and found leak in-between fins on hallway attic coil around main oil stain with leak detector. System is a 2016 Lennox 5-ton with gas furnace in attic. System holds 12 lbs of refrigerant (r410a was phased out of production in 2025). Due to age of system and unrepairable leak location I recommended full system replacement for best value, reliability, efficiency and warranties.
