Tech was great and efficient
Upon arrival system was off turned system on unit is cooling checked pressures capacitor amps working at range advised client if unit turns off leave system on to diagnose issue system is properly at this time
Upon arrival, thermostat was operating properly. System was blowing hot air. Upon checking refrigeration levels found system extremely low as shown in pictures. Inform client system has a leak . Based on the age and condition of unit would recommend replacement. Client would like an estimate for replacement and repair options. Repair options will consist of doing a leak search as well as adding the refrigerant back into system. Informed client today as a courtesy will add 2 pounds of refrigerant with no charge and next time system starts to blow hot air again will need to charge for repairs or adding refrigerant.
Homeowners informed me they’ve only been in the home a few months and have not been able to get living room/center area of home cooler than 82° l was 83° on Nest thermostat when I arrived, and they have a separate thermometer right by thermostat reading 86°. They had system checked by friend and had r410q refrigerant added and only lasted/cooled for around 10 days. Based on that info and systems being pressurized systems; they shouldn’t have to have refrigerant added unless there is a leak. Checked charge and it was very low (unit #0017). Checked and found leak in-between fins on hallway attic coil around main oil stain with leak detector. System is a 2016 Lennox 5-ton with gas furnace in attic. System holds 12 lbs of refrigerant (r410a was phased out of production in 2025). Due to age of system and unrepairable leak location I recommended full system replacement for best value, reliability, efficiency and warranties. Diagnostic on 1986 Lennox condenser. Equipment found running while completely empty on R22 refrigerant. Equipment has major refrigeration leak. Found leak in outdoor though advise compressor has been majorly compromised do to age and poor condition. Home is unoccupied, contacted home owner and advised on repair and replacement options. Do to r22 no longer manufactured and poor conditions of existing equipment well past life expectancy highly recommend replacing equipment. Attached options below also emailed
Upon arrival client stated living area system runs for to long but doesn’t always do it. Cycled system and heard compressor kick on but blower didn’t. After about 20 second I head up to unit and found blower and system properly running. Checked temperature split at registers and getting 24 degree split. Turned unit off and found blower still running at low speed. Found 24 volts at cap nuts. Pulled thermostat off the wall and blower kicked off. Cycled system again and everything kicked on. Pressure tested system didn’t find any leaks in coil or condenser. Did notice Freon leaking from shader valves replaced Schrader valves charged system back to manufacturer specification system is cooling properly at this time. Homeowner noticed her Goodman system was running heating and cooling when calling for cool. Had home warranty out and they informed her she needed to replace thermostat and run new wire/move thermostat to wall by hallway closet where furnace is located. Was getting 24v on W wire when calling for cooling. Home warranty had W wire disconnected from circuit board while wired at w terminal on Honeywell 6000. Checked for any bare wire touching w(heat) wire with continuity. Thermostat wire was good, no shorts causing 24v. Checked installer setup to make a sure it was all correct and found it was setup for heat pump. Set for standard gas heat/cool. System is now cooling properly (23° temperature split). Signed up for Hyde’s Family Comfort Club Maintenance Plan. Found out from homeowner she tried setting up WiFi and must’ve adjusted thermostat settings. Performed annual maintenance on the 2022 condenser system. Replaced the 20” × 25” filter located in the garage. Checked system operation, including refrigerant levels, compressor amperage, condenser fan motor amperage, startup operation, operating temperatures, and capacitor. Capacitor tested within the manufacturer’s specified range. Supply-air temperature was reaching 59°F. Checked the thermostat and verified proper operation with no active alerts. Cleared the condensate drain line to ensure proper drainage and inspected the water safety switch. Cleaned and washed the condenser coil. Compressor startup amperage was approximately 3 amps below specification. Recommended installing a hard-start kit to assist compressor startup and reduce startup strain on the compressor. System was operating properly at the time of service.

Today’s call consisted of the thermostat having an alert to change filter. I replaced the 20x30 filter for client and cleaned the grills as well. I dismissed alert on thermostat and now system is calling for coookibg with no alerts.

Performed a cooling maintenance on a 2017 Trane XR condenser, condenser located on left of home, filter located in Hallway ceiling, fau located in attic, changed 20x30 filter, flushed condensation line, check for thermostat, on condenser check for amperage and voltage, check for compressor, check for freon level, check for capacitors, check for disconnect box everything within range also clear out dust accumulated inside electrical component area and rinsed condenser coil. System is working within specification in cooling at the time of maintenance.

Informed tenant about anything she can do, I informed her with Hyde’s doing maintenances we’ll be taking care of all of it but for filters she can use non-pleated ones and just replace when dirty to prevent freezing of evaporator coils and reducing airflow, as well as can rinse down outdoor condenser coil if she notices lots of leaves or any dust storms, but we see cleaning in thoroughly.

A/C stopped working after 2 weeks of service due to a loose wire. Two days after that, the A/C stopped working again due to a different loose wire from initial service. We were without A/C for two days to get parts the first time and for two days because it happened on a weekend the second time. The tech was here half an hour after my call for the third visit. The tech, Daniel, was the same tech during the 2nd and 3rd visits. He was able to diagnose the issue quickly each time and resolve it while maintaining a positive attitude even though the loose wires were not his error. The experience with Daniel and his service rates a 5 but because of the errors made by the first tech, I rated the overall quality and experience a 3.
Upon arrival, performed a complete follow-up diagnostic evaluation of the American Standard package heat-pump system, Model 4WCC4036A1000A, Serial #2203127201, due to concerns documented during a recent home inspection and a subsequent HVAC evaluation indicating a possible evaporator coil refrigerant leak. Reviewed previous company maintenance documentation and recorded operating measurements for comparison. During the previous maintenance visit, this system was found cooling and operating properly with approximately a 19–20°F temperature differential, and there was no documented evidence at that time indicating an active refrigerant leak or evaporator coil failure. Since the previous maintenance visit, another HVAC contractor reportedly determined that the system was low on R-410A refrigerant, added approximately 2 lbs of refrigerant, and recommended evaporator coil replacement based upon a suspected refrigerant leak and residue observed near the evaporator coil/drain pan. Upon arrival found bedroom system thermostat was completely blank. Last time out thermostat was operational. This was a new problem upon checking attic was getting 115 going into system checked wiring on new parts and found wire from newly installed transformer was loose and not making proper connection after fixing loose wire and tightened correctly and using electrical tape system started up and started to cool down the house properly double checked all the wires and make sure all the wires were secure. System is cooling properly at this time as well as thermostat working properly at this time.
The completed installation involved the following key tasks: - Installed a 4-ton American Standard Platinum 18 POV Upflow Split Heat Pump. - Relocated the outdoor unit, which included running the line set through the attic and down the wall. - Extended the high voltage supply from its current location to accommodate the new unit placement. - Installed a new line set specifically for the relocation process.

Changed two 16 x 25 filters located in filter rack. checked amps, volts and cling electrical compartment and disconnect box. Check CDA for systems operation and any faults or error codes. Daniel used every method he knew to clean out the condensate line. It apparently drains at this time. However, supposedly, the drain was cleaned thoroughly 3 months ago. It is my opinion that the actual drainage condition was not checked at that time. The drainage line is one inch diameter PVC and should easily be able to accommodate the two AC condensers in our garage. Daniel verified the system by using a hose to input water into the lines. There was no 3/4 PVC caps available to fully pressurize the lines.
