Upon arrival, member stated the indoor blower motor was not operating and expressed concern regarding no airflow from the system. Performed diagnostic testing and found the indoor control board displaying fault code E17 (blower motor no communication response). Verified proper 117 VAC line voltage and approximately 12 VDC communication voltage supplied to the ECM blower motor. Inspected and reseated blower motor wiring connections; however, the fault remained active and the blower motor failed to respond. Removed blower assembly for further inspection and confirmed failed ECM blower motor/module. Retrieved and installed OEM replacement blower motor assembly. Restored power and cycled equipment through operation. Verified blower motor is now operating properly, fault code E17 has cleared, and the system is operating normally. Perform complementary electrical inspection on this residence. In my findings, I found that it was a 1992 square D panel on the right side of the house 125 amp. Observed no bubble covers only the flat covers for a total of three bubble covers needed. Would recommend surge protection on the home. Also a panel tuneup due to the breakers being from 1992. The only other concern that I found was that the house has backstabbed receptacles and switches that are known to cause hazards.there will be three estimates one for bubble covers only. Replace receptacles and switches throughout and last, but not least panel tuneup and surge protection.

Upon arrival, thermostat was calling for cool but only blower motor operating. With further inspection, I discovered system was not getting 24 V to engage the contactor at the convincing unit. Checked and insured all low-voltage wires were tight and secure at circuit board located inside attic also reset thermostat. System is now operating and cooling. Signed client on an annual comfort club.

Remove leaking evaporator coil. Braze in new coil. Pressure test after. Pull a deep vacuum in system. Add back factory charge of 5.25 lbs (5lbs 4oz) After repair spoke with Mr.Supplee and set bedroom Ecobee thermostat to on and at 90°. System is cooling properly now.

I Performed Maintenance on the Cooling System. Also client cleaned own filters. The system is a 2016 model located in the garage and outside on the ground. I verified condensation drain pump is working properly. I put the system in test mode and found system slightly over charged. I recovered refrigerant charge to a Subcool of 12 degrees and tested. Also cleaned condenser coils and checked system amperages. The system checked out operational and within manufactures specifications. Scheduled next Maintenance visit online.

Upon arrival system was calling for cool, but only blower motor would operate. Checked high and low-voltage wires and voltage is present but contactor is not engaged in indicating a pressure switch. While checking refrigerant levels discovered system is completely flat on refrigerant. Performed visual leak inspection. System show signs of leak at condenser coil. Client has home warranty. It’s going to get with home warranty and seller since client bought the home six months ago.

Today’s cooling maintenance consisted of one system on the side of home. Filter has been replaced at garage location. and thermostat is properly calling for cooling with no errors. Condensation line is cleared and properly draining. Cap is testing good. Blower is also testing good. System is properly cooling and pressures are good. All of the cooling sequence of operations are testing out normal. Coils are cleaned. And system is operating to manufacture specs at this time.

Upon arrival, neighbor, let me inside, found indoor unit operational and outdoor unit non-operational. With further investigation found a failed run capacitor after replacing run capacitor system started up and started to cool down the house properly neighbor will let Client know that system is way past life expectancy it is an R 22 system took pictures of system set up. That way of Client is ready for a new system. We will be able to send an estimate via email using the system at this time is cooling down the house.

Replaced upflow evaporator coil under warranty. Replaced piston to txv. Pressure tested after brazing with nitrogen. Pulled vacuu, under 500 microns and performed vacuum, decay test. Opened pumped down lines and tested system in cooling. 21° split. System is cooling properly now.

Upon arrival, verified bleach zones were set to their desired temperatures and were maintaining setpoint. Member stated the system had previously not been cooling properly. Reviewed equipment alert history and found historical Low Voltage (180.02), ADC Supply Exception (181.11), and DC Bus Low (178.01) alerts, all recorded simultaneously, indicating a likely temporary power interruption or voltage sag. Verified there were no active equipment faults present. Confirmed all communicating devices, including the outdoor unit, relay panel, zone expander, and wireless sensors, were online and communicating properly. Performed drive diagnostics and verified the drive test passed successfully. Verified refrigerant charge and all operating values were within manufacturer specifications, including approximately 10°F subcooling. Today’s annual cooling preventative maintenance consisted of one system on side of house. I changed filter. Ensured thermostat is properly turning system on with no errors. I thoroughly cleared the condensation line and helped the client locate the exit point of the line to ensure water is able to drain. Blower is checking out good. Cap is checking out good. And pressures are also testing out normal, ensuring the home is cooling properly. I thoroughly washed the coils down as well to remove all dirt and debris. Overall system is checking out normal to the manufacture specs.

Installing 5 Ton Gold 17 Ultra Low Nox Upflow Split System. Job complete.

Upon arrival, member stated water damage was present in the restroom due to condensate backing up. Verified condensate drain was restricted. Cut PVC drain line to access the blockage and thoroughly cleared both sections of the condensate drain, restoring proper drainage. Inspected outdoor electrical components and found the 40/5 MFD dual run capacitor out of manufacturer’s tolerance, resulting in elevated compressor starting amperage. Replaced the capacitor and installed a hard start kit to reduce compressor starting load. Verified 240VAC supply voltage and confirmed 24 VAC control signal at the rectifier, verifying the system was energizing and operating in second-stage cooling. Verified capacitor tested within manufacturer’s specifications after replacement. Compressor running amperage stabilized at 21.32 amps, and condenser fan motor operating amperage measured approximately 1.27 amps. Cycled equipment multiple times and verified normal operation. Performed a cooling maintenance on a Lennox split system and a casita unit. Checked refrigerant circuit diagnostic, electric motors and capacitors. Replaced compressor saver kit for Lennox unit under Hydes warranty. Washed outdoor unit and replace filters. Clients would like to move forward with casita mini split. Both systems are currently cooling the home at the time of maintenance.

Gave client education on systems and thermostats. Casita is controlled off of either the bedroom or the living room unit. Recommended our maintenance program and sent estimate for our plan. Both Systems are operational.

I Performed Maintenance on the Cooling System. Also replaced a 20x25 filter. The system is a 2019 Goodman model located in the outside closet and outside on the ground. I advised client of buildup on the blower motor compartment and recommended replacing the motor. Also advised client about replacing the dual run capacitor, adding a compressor start kit, and pulling and cleaning the evaporator coil. Client signed for option 1. At the time of today’s maintenance visit the system is working properly. Office will call to schedule me back out with a service tech to complete work. Scheduled next Maintenance visit online.

2 systems air conditioning tune up on 2021 equipment. Replaced 2025 and 1625 filters, cleared drain lines, washed coils. Verified sequence of operation is working properly according to manufacturer specifications. Verified electrical connections are secure. Verified refrigerant pressure is correct. Performed diagnostic on living room system sn 3119-replaced failed capacitor. Installed new compressor and fan motor capacitors on each system.
