Performed annual cooling maintenance on two (2) 2015 Payne split systems. Replaced one 14x25 air filter. Verified 20x25 filter had already been replaced by homeowner. Followed full sequence of operations for both systems. Checked refrigerant (Freon) levels. Measured temperature split. Inspected electrical components. Cleared condensate drain lines to ensure proper drainage. System S#2727: Refrigerant level found slightly low. Recommend adding approximately 1–2 lbs of refrigerant. Capacitor rated at 70/7.5 µF tested at 63 µF. Capacitor is below acceptable range and recommended for replacement. An estimate was provided to the homeowner for refrigerant adjustment and capacitor replacement. Homeowner will discuss with spouse before proceeding. Both systems were operational and functioning properly at time of service.

Performed a cooling maintenance on a 2 2024 American Standard Platinum series condenser, condenser located on left side of home, filter located inside filter rack, fau located in garage, changed filter, flushed condensation line, on condenser check for amperage and voltage, check for compressor, check for freon level, check if thermostat had no error codes or alerts, everything within range , clear out dust accumulated inside electrical component area and rinsed condenser coil. System is working within specification in cooling at the time of maintenance.

Upon arrival, client stated that system is cooling down the house properly all but the master bedroom is cooling good. went into attic and checked ductwork that connects to master bedroom. Found both supplies in good shape in that having any cuts, took off supplies, not installed by us and could immediately fill an increase of airflow. Client is satisfied to know that all they need is better supply that grills to help better control airflow inside master will send estimate via email for two new supplies vents.

Upon arrival system said to off mode on thermostat. When switching system to cool mode system started up and started to cool down. The house properly was reaching 73° inside house checked outdoor electrical components and found system all within range. Look at client settings on thermostat that she controls with phone change a couple settings for system at this time. All is within range and system is cooling down the house properly finish maintenance by explaining the great benefits of hydes family plan. Will send estimate via email as client is thinking about signing up.

Arrived to provide two estimates. The first estimate involves installing a new circuit to separate the garage outlets from the bathroom outlets. The second estimate pertains to providing power for a ceiling fan in the master bedroom.

Gave customer quote for installing load monitor unit on sub panel to separate pool equipment electric costs from tenants electricity bill.

Upon arrival, client stated that system is not working properly. With further investigation found line set completely cut off. also checked electrical for condenser unit found a blown run capacitor.replaced run capacitor. Inform client that due to age and condition of unit would recommend replacing instead of fixing. Will have management team come tomorrow to walk around with client and give a proper estimate. Did check to see if system. Had refrigeration in line cracked open line set a little and was getting pressure. Not sure how much refrigeration is in compressor won’t know until line set is hooked up properly.

Upon arrival, found living room unit heating house by calling for cooling. With more investigation found that the O wire was bad and connected it to Y one reversing valve is now engaging unit is working properly.

Arrived at customer’s home to replace existing t stat wire with a new 8 conductor thermostat wire. Disconnected both units from power, disconnected existing thermostat wires from both units, then ran new thermostat wire between both units. Ran wire through emt on exterior wall of home to get to outdoor unit. Reconnected both ends as it was hooked up when we arrived and restored power to test units and complete scope of work for today.

Performed a heating maintenance on two horizontal gas furnaces. Both pieces of equipment executed the sequence of operation in heating. Documented temperature heat rise. Replaced filters. Living room unit evaporative coil was inundated with sheet rock and debris. Cleaned evaporative coil – paid via C C. Both systems are functioning according to manufacturer specifications.

Email estimate on removing and replacing a doorbell and a second estimate on removing and replacing the doorbell with a Ring doorbell.

Performed annual cooling maintenance on a 2021 American Standard Gold 5ton heat pump. Upflow fau is located in hallway closet. Replaced 20x25 filter at fau and cleared condensation line. Serviced ductless unit and rinsed washable filters. Followed sequence of operations and checked voltage, amperage, capacitor, temperature split, Freon levels, and rinsed condenser coils. Everything checked out in range. Nest thermostat checked out okay. System is working properly in cooling at this time of service.

I Performed Maintenance on the Cooling System. Also replaced a 24x24 filter. The system is a 2013 Package unit located on the roof. The system checked out operational and within manufactures specifications. Also cycled Heating System and system is working properly. Scheduled next Maintenance visit online for Wednesday September 2nd 2026 between 12:30- 3 pm. Scheduled to return to install Wednesday March 4th 2026 Surge Protector between 12-3 pm.

Client was a no show. Both Claudia and Brandon called client several times.

Arrived for a panel inspection and maintenance. Cleaned the interior of the main panel housing. Replaced all circuit breakers and accurately labeled the panel. Replaced three exterior metal covers with protective bubble covers. Installed GFCI outlets in the garage, kitchen island, and an exterior-rated GFCI near the pool equipment. Replaced bulbs in an exterior floodlight. Replaced a burnt-out outlet in the master bedroom. Noted that a second floodlight requires replacement.

I Performed Maintenance on the Cooling System. Also replaced a 24x24 filter and flushed the condensate drain. The Outdoor Unit is a 4 Ton model located on the roof. Indoor equipment is a 1988 model located in the laundry room attic. Ductwork is Entire equipment is past life expectancy. Client has home for sale. I found that the system has no condensation drain pan or drain switch. Outdoor unit run capacitor tested weak and out of manufactures specifications. Attached repair estimate recommendations today’s invoice. Client currently has renters at the time of visit. At this time system is operational.

Performed preventative tune-up on 2010 Amana split system. Client had previously replaced the air filter. Verified sequence of operations on gas furnaces. Confirmed proper startup and shutdown. No alerts or faults found. System operating as designed in heating mode. Checked refrigerant (R-410A) levels. Inspected motors and electrical components. Tested capacitor (rated 85 µF) and found it reading 76 µF (below manufacturer tolerance). Replaced capacitor to restore proper operation. Refrigerant levels were found to be low. Recommended adding approximately 1 lb of R-410A to bring system to proper charge. Client approved recommendation. Will need to return to complete refrigerant recharge as R-410A was not available on truck at time of service. Discussed benefits of Comfort Plan, including maintenance savings and priority service. System is operating properly at time of service. Maintenance mini split as well.

Checked blower motor speeds and confirmed proper operation. Inspected electrical components; all connections secure and operating within specifications. Measured temperature split; system is achieving a 20°F differential. Cleared and flushed condensate drain line to ensure proper drainage. Thoroughly cleaned condenser coils. Verified Honeywell thermostat operation; unit is reaching and maintaining desired set point. System is operating properly at time of service.

Performed a cooling maintenance on a 2016 American Standard platinum unit. Upon arrival system getting error code 126 system not working in cooling at all with further investigation. Found a bad outdoor thermostat wire. Was able to cut exposed thermostat wire. After doing so was able to reconnect system and system is now working properly and cooling reaching designated temperature on thermostat check refrigeration levels. As well as all electrical components system is now working with manufacturer specifications finish maintenance by cleaning out condensation line washing down outdoor unit as well as by explaining to client would recommend replacing that wire completely from outdoor to indoor unit sent estimate via email.
