Upon arrival, verified thermostat was set to 79°F and indoor temperature was also 79°F, indicating the overall system was maintaining the desired set point. Used a psychrometer to measure supply air temperature at the affected room register and recorded 74°F. Proceeded to the rooftop package unit and measured supply air temperature at approximately 72°F, indicating the issue was not caused by significant heat gain through the duct system. Verified Bosch control board configuration and enabled Accelerated Cooling (SW4-4) per Bosch operation for high cooling demand. Reset and allowed the inverter system adequate time to ramp to full capacity. Rechecked supply air temperature at the rooftop package unit and recorded 60.6°F. Rechecked the affected room supply register and recorded 65°F, confirming improved cooling performance throughout the system. Performed annual cooling maintenance on a 2024 American Standard package unit. Client had already replaced the 16x30 air filter prior to arrival. Followed the system sequence of operations and verified proper performance by checking supply voltage, condenser fan motor amperage, compressor start/run amperage, capacitor, temperature split, refrigerant levels, and rinsing the condenser coils. Secured all electrical connections. Client expressed concerns that the Ecobee thermostat would not cool the home below 72°F or that it would take all day to reach the desired temperature after returning home after a week of being gone. Verified the system is operating properly and is staging into second-stage cooling as designed. The Ecobee thermostat was also tested and found to be operating normally. Performed preventative maintenance on four HVAC systems. Replaced a total of thirteen (13) 20x20 ceiling return air filters. Verified temperature splits on all units ranging from 18–21°F, indicating proper cooling performance. Inspected all electrical components, including capacitors, contactors, and wiring connections, and found all readings within manufacturer specifications. Washed condenser coils to improve airflow and system efficiency. Verified thermostat operation and confirmed each thermostat was functioning properly and responding correctly. Upon completion of maintenance, all four systems were operating within manufacturer specifications with no additional issues noted

Performed a leak search. Pressurized system with nitrogen after doing so. Used leak detector device disassembled Eva coil and as shown in pictures was able to find where leak is located based on where the leak is at. Informed Client that Eva Coil needs to be replaced. At this time component needs to be replaced to get system up and running properly.

Followed sequence of operations and checked voltage, condenser fan motor amps, compressor start/run amps, capacitor, temperature split, Freon levels, and rinsed condenser coils. Secured all electrical connections. Honeywell 6000 thermostat checked out operational. Thermostat was set to off at arrival but prop manager requested to leave it at 88°. System is working properly on cooling at this time of service.
I Performed Maintenance on the Cooling System. Also replaced a 20x25 filter and flushed the condensate drain. The system is a 2023 American Standard Platinum model located in the garage and outside on the ground. Verified refrigerant levels through CDA and they’re within proper specifications as well as system amperages. I then cleaned condenser coils and scheduled next maintenance visit online. At the time of today’s service the system checked out operational.
Performed a cooling maintenance on a 2 2019 American Standard Platinum series condenser and a R22 York condenser, condenser located on right side of home, filter located Im hallway ceiling, fau located in attic, changed 20x30 14x30 12x12 14x14 filter, flushed condensation line, on condenser check for amperage and voltage, check for compressor, check for freon level, check if thermostat had no error codes or alerts, everything within range , clear out dust accumulated inside electrical component area and rinsed condenser coil. System is working within specification in cooling at the time of maintenance.
Arrived on location found severely burnt hundred amp breaker inside the pedestal that feeds 100 amp sub panel gave recommendations and estimates to the homeowner. Homeowner will either sign call us. He’s going to investigate to see if you have to pull a permit to pull the ring, etc. etc..

Both Cooling Systems are 2020 Trane Platiunum Heat Pump models located in the garage and outside on the ground. I also flushed the condensate drain. Upon arrival, verified condensate safety switch was open, preventing equipment operation. Inspected condensate drain assembly and found the condensate drain line was not maintaining a continuous downward slope, preventing proper drainage and causing condensate to back up and activate the safety switch. Cut and modified the PVC drain line to establish the proper downward pitch for continuous condensate flow. Cleared the condensate drain through the installed Jones valve and verified the drain was flowing freely. Reset the condensate safety switch, cycled the equipment, and confirmed normal system operation. Verified proper condensate drainage and confirmed the safety switch no longer activated during operation

Upon arrival, member stated the indoor blower motor was not operating and expressed concern regarding no airflow from the system. Performed diagnostic testing and found the indoor control board displaying fault code E17 (blower motor no communication response). Verified proper 117 VAC line voltage and approximately 12 VDC communication voltage supplied to the ECM blower motor. Inspected and reseated blower motor wiring connections; however, the fault remained active and the blower motor failed to respond. Removed blower assembly for further inspection and confirmed failed ECM blower motor/module. Retrieved and installed OEM replacement blower motor assembly. Restored power and cycled equipment through operation. Verified blower motor is now operating properly, fault code E17 has cleared, and the system is operating normally. Perform complementary electrical inspection on this residence. In my findings, I found that it was a 1992 square D panel on the right side of the house 125 amp. Observed no bubble covers only the flat covers for a total of three bubble covers needed. Would recommend surge protection on the home. Also a panel tuneup due to the breakers being from 1992. The only other concern that I found was that the house has backstabbed receptacles and switches that are known to cause hazards.there will be three estimates one for bubble covers only. Replace receptacles and switches throughout and last, but not least panel tuneup and surge protection.

Upon arrival, thermostat was calling for cool but only blower motor operating. With further inspection, I discovered system was not getting 24 V to engage the contactor at the convincing unit. Checked and insured all low-voltage wires were tight and secure at circuit board located inside attic also reset thermostat. System is now operating and cooling. Signed client on an annual comfort club.
Remove leaking evaporator coil. Braze in new coil. Pressure test after. Pull a deep vacuum in system. Add back factory charge of 5.25 lbs (5lbs 4oz) After repair spoke with Mr.Supplee and set bedroom Ecobee thermostat to on and at 90°. System is cooling properly now.

I verified condensation drain pump is working properly. I put the system in test mode and found system slightly over charged. I recovered refrigerant charge to a Subcool of 12 degrees and tested. Also cleaned condenser coils and checked system amperages. The system checked out operational and within manufactures specifications. Scheduled next Maintenance visit online.
Upon arrival system was calling for cool, but only blower motor would operate. Checked high and low-voltage wires and voltage is present but contactor is not engaged in indicating a pressure switch. While checking refrigerant levels discovered system is completely flat on refrigerant. Performed visual leak inspection. System show signs of leak at condenser coil. Client has home warranty. It’s going to get with home warranty and seller since client bought the home six months ago.
Today’s cooling maintenance consisted of one system on the side of home. Filter has been replaced at garage location. and thermostat is properly calling for cooling with no errors. Condensation line is cleared and properly draining. Cap is testing good. Blower is also testing good. System is properly cooling and pressures are good. All of the cooling sequence of operations are testing out normal. Coils are cleaned. And system is operating to manufacture specs at this time.

Upon arrival, neighbor, let me inside, found indoor unit operational and outdoor unit non-operational. With further investigation found a failed run capacitor after replacing run capacitor system started up and started to cool down the house properly neighbor will let Client know that system is way past life expectancy it is an R 22 system took pictures of system set up. That way of Client is ready for a new system. We will be able to send an estimate via email using the system at this time is cooling down the house.

No complaints, however, it would’ve been nice, as a good and loyal customer, not to have been charged the service fee since it was obvious that it was the power outage after all.

Please read my Hyde’s HVAC Unit opinion. #1. Hyde’s customer service Gal who answers the phone & Technicians are Excellent. I purchased the most expensive extended HVAC warranty 2-3 days before standard new warranty period ended. REASON: Since I purchased Unit I’ve had problems/part failures $$ and $service calls. In fact, it was my understanding that the unit I purchased was reliable. Today, Saturday July 25th, unit broke again (July 2025 broke internal part failure). Unhappy that 1 condenser fastener needed to be tightened. Causing other needed adjustments. Fortunately he was able to fix & not components(s) broken. Explanation was the outside higher temps causes the exterior unit to rattle/vibrate enough to loosen the condenser fastener(s). Advised it happens often. As mentioned, I’m very disappointed. My Unit is only 2+ years old.
When the blower motor burned out during a 110-degree day, James was at our house within hours. He quickly diagnosed the issue and ordered not only the part needed but also an additional part that might be impacted once the new motor was installed. Although we were without a/c for 2 days, James kept us informed frequently about the timeline for getting parts delivered. He is very customer oriented and a pleasure to have as the tech who got our a/c working again! Thanks to Hyde's staff and their outstanding tech, James.
