Upon arrival house was at 99°. Client had thermostat on off mode and just had fan blowing. I informed the client if you knew the system was in off mode he had no idea. Turn system on and could hear compressor turn on check compressor amps and supply temperatures coming into House. Both are within range. System is cooling down the house properly. Gave Client thermostat education. Before leaving inform Client of the after hours price and what will need to be charged today Client said he will talk with management team tomorrow on pricing. He did not want to pay anything at this time. Left it at that.
Diagnostic on 2010 Goodman. Capacitors failed do to compressor over amping. Replaced parts and tested operation. Equipment now operational though advise is I. Poor condition well past life expectancy. Compressor pulling high amp due to age. Recommend equipment replacement to avoid continuous breakdowns and prevent loss of air conditioning. Today is Daniel cooling preventative maintenance consisted of two package units located on the roof. I first began with replacing all five filters in the home to ensure that proper airflow is able to circulate back to the system at minimal resistance. I then verified that the two Honeywell thermostats are properly calling for cooling and turning the unit on with no errors occurring. All of the cooling sequence of operations are successfully checking out for both of these systems verifying a proper 20° split is being provided between each system, ensuring that the home is cooling officially to the desire temperature. Both of the condensation lines are draining off the roof to the designated area, ensuring that there is no obstructions to the line. The amp on both systems are checking out in the safe range verifying a controlled voltage is being used. And the coils on each system are free of debris to ensure proper airflow can circulate. Cooling service on 2014 American standard split system and 2024 American standard split POV system. Air handler is located in garage filter. It’s located within filter rack and 16 x 25, furnace is located in hallway closet and filter is washable located with in furnace cabinet. Washed filter and changed out 16 x 25 filter. Cleared condensation lines at FAU and Jones valve. Verify proper operation for water safety switch. Cleared all electrical components of dust and debris, verified property sequence of operation, verified refrigerant levels and took temperature splits and cycled equipment. washed condensing coils, thermostats checked out operational. I Performed Maintenance on the Cooling System. Also cleaned a washable filter and flushed the condensate drain. The system is a 2013 Amana model located in the outside closet and outside on the ground. I verified temperature split is proper and within manufactures specifications. I then verified start and run amperages as well as start and run capacitors. System checked out within manufactures specifications. I lastly cleaned condenser coils. Scheduled next maintenance visit online.
Upon arrival, client stated indoor blower was operating but compressor was not client. Reset breaker and condensing unit begin to operate. With further inspection I discovered loose wire at circuit board and condenser fan motor is operating at over max rated amps. condenser fan motor has been ordered from Howard PO283118760–101.
Today’s annual cooling for preventative maintenance consisted of one American standard unit. I first begin with adjusting the thermostat and assisting the clients with thermostat knowledge so that they’re able to operate the system a lot more smoothly when they are away from home. I then ensure that the system is properly calling for cooling and turning the unit on efficiently with no error, codes or messages occurring on the 1050. Cycled cooling systems, check for thermostat, checked refrigerant levels and casita unit and living room unit S#13109 were low on refrigerant advised HO said they don’t want to do anything, check for compressor, check for amperage and voltage, checked for disconnect box, everything within range also clear out dust accumulated inside electrical component area and rinsed unit coil. Systems are working within specification in cooling at the time of maintenance.

Diagnostic on 2006 York equipment. Equipment iced up majorly due to low refrigerant. Equipment uses r22 refrigerant which advise has been phased out and is no longer manufactured. Advised on repair and replacement options. Due to equipment being in very poor condition well past life expectancy recommend replacing equipment with new refrigerant system for long term solution. Will schedule to install new equipment, collected deposit office to call for scheduling.

The system is a 2018 Heat pump model located in the laundry room closet and outside on the ground. The system checked out operational and is operating within manufactures specifications at the time of today’s service.
