Upon arrival, client had already removed water from secondary drain pan. Rerouted primary condensation, drain line and cap secondary drain line coming from secondary pan which has water safety switch. System is draining properly at this time.
After finding out, no electrician is available I returned and installed new breaker for condensing unit. Spoke with management and electrician and sent pictures. Both highly recommend panel change out due to old breakers and burnt and arc marks on buss bar.
Daniel is a very “cool” guy!!
Upon arrival, thermostat was calling for cool but only air handler was operating. After removing mitigation board from circuit discovered system has an old 50 amp breaker that is arcing. Electricians will return tonight to install new 50 amp breaker. And I will return next week to rewire mitigation board and ensure system is operating properly.
He located issue and fixed
Upon arrival new R 54B system was not keeping up with designated temperature on thermostat. Client set system to 78 and it was reaching 83° inside room. Upon checking refrigeration levels was getting a sub cool of five. I show me pictures brought some cool back up to 12 which is manufacturer specifications. Client also wanted to add 1 pound of refrigerant on older R 22 system in foreign Client system and needs at least 4 pounds to bring back up to specifications. Client just wants to add 1 pound to help with the summer heat. Client is more than aware of age and condition of unit both systems are cooling down the house at this time.
Upon arrival nest mirror thermostat was calling for cool, but unit was not operating. Bypass thermostat and system would operate properly. Reset thermostat and cycle system. Thermostat is now operating properly.
Maintenance for cooling on an American standard platinum series upflow 3 ton heat pump. FAU located in the closet by the hallway. 14 x 20 filter located below 1050 thermostat. Condensation pump cleared filter changed. Checked system sequence of operation. 1050 thermostat shows no active alerts. Checked compressor amps, checked fan motor amps, checked fuses and disconnect box, checked Freon and pressure. Outdoor unit monitor shows no active alerts. Washed outdoor unit down. System is working per manufacture spec. Home is cooling properly.
Upon arrival client stated system not cooling well during the day. Stated another company had been out a week ago to do maintenance. Found system low four pounds of r410a. Added refrigerant. Visually checked around unit for leak, no signs of oil. Client stated previous company during maintenance stated everything was fine even though client stated system wouldn’t maintain temperature. That company came back out and stated low on refrigerant and stated leak in coil. Advised client system can leak in three places and coil is most likely where the leak is. Client hadn’t added refrigerant in the past. Signed up on yearly agreement. Recommend monitoring system before preforming leak search. Scheduled next visit in one month to check on charge during maintenance.

Maintenance for cooling on an American standard 3 ton 2003 R 22 split system package unit. 20 x 24 filter located in living room above thermostat. Condensation line was severely clogged needed to be cleared out. Dirt was blocking drain drainage had to make adjustments. Condensation line cleared filter change. Nest thermostat working properly. Checked system sequence of operation. Checked compressor amps, checked fan motor amps, checked capacitor and compressor saver kit, checked fuses and disconnect box, checked Freon and temperature split. Our unit was very dirty. Washed the unit down. Upon maintenance capacitor rated 50 tested 0.00 compressor only came on due to compressor saver kit. Notified client and recommend replace capacitor. Client agreed and signed estimate. Replaced two single capacitors into one dual run cap and test system operation. System is working at time of maintenance. Home is cooling properly. Today’s annual cooling preventative maintenance consisted of one unit located in the courtyard. I first began with washing down the filter to ensure that proper airflow is able to circulate back to the system at minimal resistance. I then verified that the Honeywell thermostat is properly calling for cooling and turning the unit on with no errors occurring. I then cleared the condensation line thoroughly to ensure that it is able to properly drain at this time of service with no obstructions to the line. All of the cooling sequence of operations are successfully checking out, verifying that the home is cooling efficiently to the desired temperature. The amps in the system are safely checking out in the correct range verifying a controlled voltage is being used following with the capacitor testing a week for its rated amount. I informed the client and she gave the approval to go ahead and replace the capacitor so that the system could be testing for its correct rated amount. After chang
Performed annual cooling maintenance on 2022 American Standard Platinum 3ton heat pump. Upflow fau attic access is located in guest bathroom ceiling. Replaced 18x30 filter located in upper wall. Found return duct heavily kinked restricting air flow. Client signed quote for tech to return to replace 16” return duct. Refrigerant levels show signs of an airflow restriction. Compressor and fan motor amps are within range. Found no error codes on CDA and rinsed condenser coils. Condensate pump was tested and is operational. 1050 thermostat checked out operational. System is cooling the home but has an airflow restriction that will be repaired.
Upon arrival client stated outdoor unit not running and thinks it may be a capacitor. Cycled system and found compressor not running due to failed capacitor. Replaced capacitor and tested. Found system low one pound of r410a, added charge. Recommend hard start kit. Recommend and went over benefits of comfort club. System properly running.
Installing a 4 Ton American Standard Gold 17 horizontal split heat pump system, along with a Honeywell S200 Wi-Fi thermostat. The installation was performed according to industry standards, ensuring optimal functionality and efficiency of the heating and cooling system. The technician followed all necessary protocols to guarantee a successful setup, which includes verifying the compatibility of components and conducting thorough testing post-installation.

The installation of a 4-ton American Standard Silver 14 upflow split heat pump system was successfully completed. Client stated mini split was not cooling properly temperature set to 75 supply temp is 84° spoke with client and about a follow up with a senior tech when they are available.

I then verified that the Honeywell thermostat is properly calling for cooling and turning the unit on with no errors occurring. All of the cooling sequence of operations are successfully checking out verifying that there is a proper 20° split between the liquid line and the suction line which ensures that the home is calling efficiently to the desire temperature. The amps on the system are safely testing out in the correct range and I also cleared the condensation line thoroughly to ensure that it is properly draining at this time of service. Overall, this this unit is operating to the manufacture specs at this time of today’s annual cooling prevent preventative maintenance.
Performed annual cooling maintenance on a 2024 American Standard Platinum Heat pump. Fau is located in master closet attic access. Cleared condensation line from jones valve. Replaced 20x30 and 12x12 filters. Followed sequence of operations and checked voltage, amperage, temperature splits, Freon levels, found no error codes on CDA, and rinsed condenser coils. Reset service reminders on thermostat. 1050 thermostat checked out operational. System is working properly in cooling at this time of service. Cleaned filter for garage ductless unit.
Upon arrival clients expressed to me how the water draining from condensation line is making a gargling sound at the sink location. After clearing condensation line, filling it with water and capping the breather to ensure all the air gaps can pass I was able to ensure a smoother flow & I also leveled out the line in the attic to not have a bend/ slouch. After completing all these tests there was no more noise occurring before I left.

Upon arrival, turn system on, but only blower motor would operate. But further inspection I discovered systems disconnect box was in the off position. Turn disconnected to the on position and condenser would operate while checking refrigerant levels discovered system was low on refrigerant. Charge system back to manufactured specifications using 2 pounds of R 22 refrigerant. System is now operating and cooling properly.

Honeywell thermostat check out OK. Check system sequence of operation. Checked compressor amps, checked fan motor amps, checked capacitor, check disconnect box, checked Freon and temperature split. Washed outdoor unit down. Upon maintenance notice capacitor rated 60 tested 55. Capacitor considered weak, tested below specs notified client and recommend replace. Client agreed and signed estimate. Install installed new dual run capacitor test system operation. System is working per manufacture spec. Home is cooling properly. Client signed up for biannual maintenance via CC.
Upon arrival checked refrigerant levels on all three systems and had to charge unit 3411 back to manufactured specifications using 2 pounds of refrigerant. The other two units were within manufactured specifications.
Performed annual cooling maintenance on a 2010 American Standard 3ton package unit. Replaced 20x24 filter located in upper wall. Followed sequence of operations and checked voltage, condenser fan motor amps, compressor start/run amps, capacitor, temperature split, Freon levels, UV light is operational and rinsed condenser coils.
